Of all the places Ive lived in the city, Avalon Dogpatch is my number 1. The neighborhood, layouts, and amenities are by far the best. But what stands out the most is the staff who goes above and beyond for its residents. One of my favorite front office members is Raymond - ever since moving in, he has provided the best service day in and day out, sometimes even going out of his own way to ensure that Im taken care of. I really appreciate Raymond for everything hes done and the larger support staff for making life here so great! Cant recommend him and Avalon Dogpatch enough.
Our experience at Avalon Dogpatch has been fantastic. Management has always been helpful responsive, and theyve done a great job of maintaining that commitment even through the past years restrictions. Phillip in particular has always been very welcoming, as have all of the cleaning & maintenance employees who Ive been fortunate enough to interact with. Our visitors have also been very impressed with how well-kept and polished the entire complex is!
Hi I recently moved into Avalon Dogpatch and it was a seamless process thanks to Philip. He patiently answered all my questions and worked with me. I noticed a small issue with one of the cabinet, to my surprise it was immediately fixed. I highly recommend renting an apartment thru Philip and Raymond. They will work with you to find an apartment that meets your needs.
I moved to Avalon Dogpatch in summer 2020 and I have really enjoyed living here.Apartment: I really appreciate the high quality modern finishes, double-paned windows, central air and garbage disposal. Soundproofing is also excellent - cannot hear adjacent neighbors and only the occasional jumping upstairs from WFH workouts.Staff: Philip and Raymond have been super helpful and friendly during my tenure as a resident. They are both patient, knowledgeable and always with a smile - truly going above and beyond expectations. The maintenance staff are also kind and keep facilities clean and in great shape.Drawbacks: While the Amazon Lockers are convenient and safe, the package room can get hectic at times, and my new bike did get stolen out of the locked bike room.Overall: Given the convenient sunny location and the above, I would highly recommend the building.
I moved here at the end of last year and I have loved my experience. The different common spaces & rooftop deck is gorgeous (I love using the grills), and great places to study/work from home. It is always great chatting with Phillip & Raymond before/after I go to the gym (which is beautiful and kept so clean!). The amazon package hub and mailroom is a great addition and personally I’ve had no problems with receiving my packages. Phillip was such an amazing help to me when I was first moving in & I am so happy I live here!
This is a great community with a ton of amenities in an awesome location. And the staff are fantastic, going above and beyond for the residents here.
Phillip has been the most amazing help to us finding our new home! We absolutely loved the atmosphere and care of the staff since the first time we came by and its gotten better ever since. We will go back to stopping by the office to chat and say hi to everyone as soon as we can :)
For the most part I like living here -- the furnishings are high quality, the place feels safe, appliances and utilities are reliable, water is hot and pressured, the bike room is very convenient. The staff is friendly and responsive for the tasks that are within their duties. I would have rated this 5-star if not for one reason: packages.Avalon thinks they have an automated for handling packages, and so hasnt hire anyone to manage them. As a result, packages show up randomly in 1 of 6 possible locations in the apartment complex. You dont get notified when a package arrives, you dont know where in the huge apartment complex arrives, and you have expired food sitting in package rooms literally for months.All they need to do is hire a part-time staff to go through the packages, and organize/inform the residents. Im not sure why thats so hard.
Moved in to Avalon Dogpatch for ~1 month and its been a great experience so far! Phillip and Raymond are particularly incredible as part of the team here, maintenance team is very responsive, and the quality of the building infrastructure + amenities are generally very high
Phillip and Raymond are super friendly and helpful whenever I encounter them in the lobby. They are always available to chat and respond to any of my apartment needs!
Ive lived here for almost a year and everything has been great. I worked mostly with Raymond and Philip who both have been kind and accommodating. The application and move in process was straightforward with no surprises.The community is overall clean and well maintained. With lowering covid restrictions, Im happy to finally enjoy the well-equipped gym which includes a squat rack and separate yoga room. Theres an Amazon Hub/Locker which is great for receiving packages. But if for whatever reason if the courier doesnt use it, they could leave your package in several different locations. There is a package room organized with a rack for each floor, but the couriers often leave packages near the entrance of the room.The walls arent the thickest. I can hear adjacent human/dog neighbors, washing machines, and dishwashers. My apartment faces the courtyard so every Friday I wake up to a leaf blower. Aside from that, the community is generally calm and quiet. I have yet to call maintenance for repairs so I dont have any experience with getting things fixed.I like the location. Its not on a busy main street but is close enough to one (3rd street) for things to do. Theres guest parking in the garage but theres usually street parking available.For those who care about getting the full speed of internet being paid for and/or have a television, the few apartments Ive seen at this Avalon have layouts that just makes sense. Each bedroom and living room are ethernet wired to a central switch in the closet that is next to the ports for multiple gigabit service providers. Each room also have designated wall cable management kits where your tv can be mounted. More importantly, there is space in from of the tv placement for a bed/couch instead of some fixed furniture, hallway, or large concrete pillar.
Raymond and Phillip is very responsive, thoughtful and helpful to our needs. I really appreciate that.
I moved here close to the end of the Fall of October. I saw this particular place after I was being scammed by another apartment complex on 3rd street. I feel in love with the signature apartment instantly but hesitated due to not trying to run off emotions. I went and saw other places with my friend and coworker. She always insisted on this place and I was always trying to talk her and myself out of it. I wanted to stay in a particular budget and not be dazzled by bells and whistles. After 3 days of looking at apartments and a long nap I decided to go for the signature apartment. YOLO, right? Well it was gone and I was bummed but I was still going to live here and save more money. Well I paid deposit and was trying to finish the paperwork online and somehow I thought I saw a glitch in the apartment I was going to rent. So I looked back online and the signature apartment was available again. I called Raymond and he wasn’t available but Philip was and I asked if I could still get that apartment and he said yes. Raymond and Philip helped with the transition and bam I got my signature apartment with a 5 minute or less walking distance to work. Everything has opened up now and I’m going to start taking advantage of the amenities. I love it here. By the way the maintenance staff is AWEOME!!!! The best at any apartment complex I lived in. Thank you Raymond and Philip and staff for making my new home great. My dad loved it by the way.

Raymond in the Avalon Dogpatch office is fantastic to work with! Always friendly, and attentive to any questions or problems you might bring to him. The buildings and facilities are very well maintained, beautifully designed, and extremely clean! Our apartment has top-of-the-line amenities, and all the outdoor courtyard and rooftop spaces are really nice to have available! Neighbors are polite, and theres a good sense of community here overall.
I have lived here for a few years now and I am very happy with the unit, floor plan, and the community. Its a very pleasant building with a pleasant and homely atmosphere. I will say that the supervisor, Phillip Daugherty, is one of the reasons I continue to feel confident in renewing my lease. He is such a caring, knowledgable, and dedicated member of the Avalon team. He always goes the extra mile to help and support the residents with their questions and situations. He greets the residents in such a welcoming manner and really cares about the work he does. I highly recommend the Avalon Dogpatch. Its really been a great place of residence from every standpoint. Thank you Avalon and Phillip!
Had a very easy experience touring and signing a lease at Avalon Dogpatch thanks to Phillip! He helped us out every step of the way and is a pleasure to talk to! We had tons of questions and he is always happy to help. The community is beautiful and they had the perfect floor plan for my needs. Up to date appliances and modern apartment aesthetics really made it an easy decision to sign with them. Thanks Phillip for all of your help!

Best apartment complex I have lived in so far! Really beautiful, well maintained, good facilities and attentive front desk. Safety is always put first for security, packages etc. No issues yet - love the space and very quiet!
We have been here about 1.5 years and enjoy the propriety very much, the location to lots of nearby eateries and coffee shops. The property staff is great, always friendly and helpful. Phillip, the manager, and Salvadora one of the cleaning staff is always so pleasant and greets us each time we cross paths. Staff responds fasts to all communication. The community is always clean and we feel very safe here.
We really enjoy living in this complex. We havent had the chance to use the common spaces and facilities for too long before COVID started, but the Avalon team was very supportive throughout this time. Thanks to Raymond for his prompt response and support in any manner.

9/23/21: Updating my review down to 3 stars as 2 years later, the leasing staff is still unwilling to negotiate rent renewals with loyal tenants, despite having multiple units on the market that havent moved in the past month. Still a good building to live in, but overpriced and disappointing management.Background: Ive lived here for a year and just signed a new lease in a new unit instead of renewing due to renewal rates being obscenely higher than the current market rates.Pros:-The building and apartments are new and clean with modern finishes, new appliances, laminate wood floors throughout the entire apt, and A/C.-The amenities are all high quality and well designed.-The community is helpful and friendly.-The location is clean (relatively hobo free) and quiet.-The leasing office is super nice and helpful. Shout outs to Phillip and Raymond who go above and beyond their call of duty.-Within walking distance of a Caltrain station.Cons:-Walls and ceilings are thin, so you can easily hear your next door neighbors and/or your neighbors footsteps above you.-Both leasing office and maintenance staff are limited and hard to get a hold of when busy.-Not much to do around here besides walk your dog.-At the time of this review, lease renewal rates during COVID-19 are being offered at your current rate or higher, despite the market rates for new rentals being significantly lower. And thats before factoring in the 1-2 free months incentives for new tenants.-Amenities are all closed until further notice due to COVID-19 with no concessions being offered.-Water and sewage utility charges are more than double what they were pre-pandemic now that everyone is work from home.-Avalon is a greedy corporation whos strategy during the first half of the year was to see how many current tenants they could retain at inflated rental rates by offering rent increases like theyve done in previous years. Many tenants ended up moving out.Conclusions:Pre COVID, this place was a bit overpriced. At the current rates, I do recommend living here as the value proposition is much better now. Big thanks to Phillip and Raymond in the leasing office as I would definitely not have stuck around without their help in securing the best rate, despite their hands being tied by Avalon corporate.

Thats the category i would put Avalon Dogpatch in for the work the team is doing for its residents.A big shout out to Philip, Raymond and Alyssa who went over and above to help me with my lease and worked with me during this process.The team is working relentlessly to keep the community clean, accommodating residents needs during these times, helping new residents with their moves, re-leasing and trying their best to open common areas quickly in a safe way.I moved from NYC and i am very happy that i ended up getting an apartment here.
I have been living at the Avalon Dogpatch for 3 months now and I could not be any happier! This is especially due to the wonderful community staff, Raymond and Philip, whom have made moving into the community a breeze, answered any question that I had, and even checked to make sure I locked my door when I was freaking out that I hadnt before a long trip. If I could give them 10 stars I would. :)
The front desk staff are always friendly and extremely helpful. Ive been a resident here for several years and have always felt well taken care of. I dont plan on leaving any time soon.
I love this community so much! I renewed my lease before my one year was even up so Im happy to be here for another year :). Honestly the best part is the team-- Phillip and Raymond are amazing. Phillip was so helpful during my move and really spent the time to help me out. It was a busy day and unfortunately he was the only one available, but he made sure to welcome every guest and let them know he would help them right away. As I was moving my things, I frequently walked by the leasing office and watched him help every person out. He even called me before his day was over to make sure everything was good and asked if I needed anything else.The property, the apartment and the location is great, but its rare to find a wonderful leasing office team. Thank you guys!
My partner and I recently moved into the Avalon Dogpatch. The process of getting set up and moving in was extremely smooth. Everything was electronic (which is a plus for me). The complex itself is also lovely with attractive amenities.During the move, I had the pleasure of being assisted by Sales & Service supervisor Phillip D (not posting surname here for privacy reasons). Phillip was genuine, knowledgeable and accommodating (and just an all-round lovely person to deal with.)If your on the fence about a move to Avalon Dogpatch, I recommend giving them a call. Im confident someone on the Sales and Service team will settle any qualms you may have, if not Phillip himself :)
I really like the surrounding and facilities of this apartment, everything is well organized and clean. The management team is really responsive and helpful, especially Phillip.
I have really enjoyed living at Avalon so far!! The leasing staff (Raymond and Phillip) is friendly and helpful. They always greet my partner and my dogs when we walk by the leasing office, and catch up for a few mins! If I have any asks they are always happy to help. Haven’t interacted with the rest of management but probably because I haven’t had to escalate anything beyond Raymond and Phillip.I am docking 1 star because of the rent increase on our lease renewal that I didn’t think was fairly handled by corporate given we’re in the middle of a pandemic!! I don’t think the front office can really do much except relay the message from corporate. Regardless, Phillip and Raymond helped us the best they could to find a different unit within the complex that fit our needs and take advantage of the great deals running. So corporate if you’re reading this, offer better concessions during a hard time for current tenants and not just new tenants.Overall, I love the proximity to downtown and livelier parts of the city while enjoying the quiet and light foot traffic in Dogpatch. This area is one of the dog friendliest I’ve seen! Avalon has a fenced dog pack and Espirit park is just a few steps away.I haven’t been able to enjoy much of the amenities since COVID. :( I’m looking forward to using the gym and dog wash station once it’s safer to do so!The complex runs fun activities like happy hours and bingo for prizes! Look forward to see what events they put on once we can all gather again.Getting packages is always a bit nerve wracking. My partner and I weren’t able to find a couple of packages during the 1.5 years living here. I think more signage for delivery drivers around the complex would be helpful since every complex they deliver to is different. I think tenants also need to be more vigilant about picking up packages when delivered.
Avalon Dogpatch is a wonderful apartment complex! Outstanding amenities, clean and safe public spaces, and friendly staff. Phillip and Raymond provide excellent care for their residents and have both gone out of their way to make my move-in and time at the complex so enjoyable. I highly recommend this community to anyone moving to SF.

Ive had the most interaction with Phillip who has worked to make our residency great since our day 1, and Salvadora who does an excellent job of keeping our community spotless (and thus safe)! Very grateful to have them both!
We recently moved into our new apartment at Avalon Dogpatch and had a great experience. After viewing the apartment we signed immediately and the process was very efficient. During any move it can be really stressful, but Phillip and Raymond made it simple and convenient. They definitely go out of their way to make sure you love your place. The appliances and finishings are modern and state-of-the-art. We love to entertain our friends and family and our new apartment will definitely impress our guests. I highly recommend to anyone searching for a place in the City :)
We recently moved into Avalon Dogpatch. The building is always clean and the staff is friendly. My maintenance requests are fulfilled promptly. When we moved in, one of our rooms needed some blinds, and the maintenance team (Bayardo) and office staff (Phillip) were very helpful in getting that taken care of. I definitely recommend living here. It’s safe, friendly, clean and you feel like you’re being taken care of.
Apartments are beautiful as are common spaces. Common spaces are always kept clean and are very functional. Really close to lots of restaurants and venues. Staff in leasing office are incredibly nice and wonderful people. They will also respond promptly to any questions or concerns and genuinely want to help you out. Philip has been amazing since day 1, and has gone above and beyond his Senior Community Consultant role. Ive been living here for over two years and absolutely love it.
We have lived here over a year now and love it! The building feels very safe and secure. I live here with my husband and two year old and have always felt comfortable. The staff has been amazing from day one! We’ve never had any issues, only great customer service. We love living in Dogpatch and Avalon is definitely one of the nicer buildings in the neighborhood. We are expecting a fourth member of the family soon and hoping to stay here as long as possible. Special shout out to Justin and Phillip! You guys are awesome!
My girlfriend and I moved in about a year ago and we love living here and in Dogpatch. It feels like home. The building feels brand new, is always clean, and is run by the nicest staff. I wanted to special shoutout Juan and the maintenance team for always going above and beyond and taking great care of us. Thank you so much!

I’ve been living at Avalon Dogpatch for over a year and have had a great experience so far. Everyone at the leasing office is very helpful and they do an excellent job at organizing community events regularly. I also love the area, it feels very safe and there a lot of great restaurants and bars in the neighborhood.
A great place to call home. Bountiful amenities, gym, mingle room, many BBQ locations, rooftop decks, package service. This past Christmas they even set up a gift wrapping station, fully stocked. Friendly and accommidating staff. Neighborhood with the right balance of quite and lively, and always in the sunshine.
Avalon Dogpatch is fantastic. We were a little skeptical moving here due to the proximity of the highway, but it has been fantastic. The apartments are the highest quality you can possibly get in SF. Air conditioning in every unit (try to find that anywhere else in SF). The front staff is amazing. Phillip has been more than accommodating and the entire office staff is the most friendly group of people. Raymond is always attentive and ready to help with any question we ask. We lived in another Avalon in Walnut Creek, and the staff was not too friendly, but this crew sets the new standard for customer service. The prices are high, but not overly high for the area. I cant imagine living in another place in SF other than here. We live in 665 sqft, but it feels like much more given the layout. If you take an old victorian, 800 sqft is less useable than this 665.
Ive had a great experience at Avalon Dogpatch this past year. The staff is incredible, my unit was beautiful and the building is well-maintained. The team did a great job handling the Covid-19 chaos while I was a tenant and supported me and others. Shoutout to Phillip, Raymond, Anna, and Alona who did an awesome job while I was here.
Ive been living in Avalon Dogpatch for 10 months now. I really love to live here, the staff are friendly and always help us out when its needed. My husband and I have two dogs and the area is very dog-friendly (we have a dog park with fences and Esprit park is just in the corner). Their gym as an amenity is one of the best Ive seen in the buildings I have lived in.
Overpriced apartments with poor community support. I am moving out because of the lack of policing around excessive noise late night and little action taken by management despite multiple complaints.
I moved in to Avalon Dogpatch this January. The move-in process was smooth and transparent, and the apartment manager Phillip helped me a lot during the process. This was pretty helpful given that I was living in New York before moving in. The staff here are friendly, and the neighborhood seems pretty safe as of now. Would definitely recommend it!
Avalon is very stingy and they do not hold up to their core values of doing whats right. For paying luxury living lifestyle prices ($5600/month for a 2b/2b) a big part of Avalon is the amenities and common areas (roof top BBQs & lounge, gym, dog park, and dog wash). Ever since COVID 19 in mid-March, they have shut everything down. Even though they are saving money and not providing those services, they have not lowered rent one bit. Im still paying for luxury services that Im not getting. With SFs new policy, this is likely to go on until August or September. Completely unfair. Rents should be lowered by $500 across the board for all tenants without these services! Were moving out as soon as our lease expires in September.A few more things about the luxury living lifestyle; we totally agree with other reviewers about the DOG WASTE, and HOMELESS PROBLEM! In at least 1/5 elevator visits we have to step around dog waste left in the elevators. Additionally, the homeless population has spiked since COVID 19. There are two full-time homeless people living in the closed dog park area and using the water fountain. They have no incentive to move anywhere else because the city isnt doing anything about it. They leave trash just outside the entrance and will steal your HelloFresh deliveries. They also loiter in Esprit Park during the day. Good luck to everyone else putting up with this mess!
I give them a high rating- why? Kassandra and Nicolas both are outstanding. I havent had to rent in many, many years- so doing so can be a lot to figure out. They both answered my questions honesty and promptly- not to mention the multiple visits I made to decide on which unit I wanted to live. Do I find them expensive? Sure, its SF, but the amenities are great, and I do love the neighborhood. Thank you for being so understanding and answering all my questions!! Excited to live here soon!

Were in our second apartment at this location - we love the neighborhood, the amenities are incredible and the apartments are well taken care of. The only complaint we have is around the renewal process - our rent increased 18% each month which is insane.That being said, Philip and his team were extremely helpful in finding us another unit in the complex to help keep us here and Juan Franco and his team went above and beyond. Juan was able to get our new place cleaned and ready for move in early so that we wouldnt have to move out of the building for a 3 days to then move back in. He made the process so much smoother than it could have been and we SO appreciate it!
Weve been living at Avalon Dogpatch for about 7 months now. This has been the best experience out of all of the Avalons I have lived at. Nic, Phillip and team are super friendly, take care of anything that we need and are always smiling. They make this place feel very homey! Oh and the gym is pretty awesome too.
If you’re looking to live near caltrain in a well-taken-care of apartment building that still has a neighborhood feel, Avalon dogpatch is the way to go. The office staff is amazing, and maintenance is so attentive— Juan & his team keep the place perfect and residents happy. Highly recommend it!

Compare to DT living here is much more peaceful . But the traffic tho. Really can not beat that. Almost two years now I think. Love it. Staffs are super friendly . Especially, Phillip . He is friendly and always delivers when ever and what ever that our needs are. Shout out for phillp !!!

My husband and I moved here from Chicago when I was seven months pregnant with our first child. The management staff made our move in very easy, which I very much appreciated given all the transition. After our baby arrived the management team went above and beyond to help us. In particular Phillip and Alona made those early weeks with a newborn a bit easier through their support and assistance. All the staff, from housekeeping (my son absolutely adores Salvadora and looks for her when we go for walks and she is just the sweetest with him) to the maintenance team are really amazing. Ive never had a maintenance request not addressed within 24 hours and the team is also great with babies which is a plus! The management team has also been great about trying to connect other families in the building and have planned very nice meet-ups that have helped me make connections with other moms, which I really appreciate. In short this isnt just a nice building in a cool neighborhood, its a place that cares about its residents too.

We have lived here with two cats for over a year and are very happy. There are occasional challenges that one would expect at almost any building: Doggy accidents in the elevator, food delivery having trouble finding their way, overfull package room. But in the ways that the Avalon staff can be helpful, theres not much to be improved upon.Phillip, Alona, and the rest of the staff here are friendly, accommodating, and professional. Weve had to rely on them for help beyond the call of duty a few times, and theyve always delivered with a smile.The units are modern, furnished with quality and care, and are well maintained. The buildings are also perfectly located. Closer to Caltrain than the other Dogpatch residences, near the shops of 22nd St, and near enough (without being annoyed at the rattling MUNI) to the active 3rd St corridor. We had choices between Windsor, Martin, Launch, and O&M, and were proud of ourselves for having picked Avalon.
From the moment we moved in, everyone on staff has been so helpful. Our last building was a nightmare. Getting help with any serious issues, including a break-in, took multiple calls and long email chains. On the contrary, even very small matters are prioritized in this building and handled soon after a request is made. Everyone on staff is so nice and truly goes out of their way to make sure expectations are being met. Everyone seems to remember all the small details and we are grateful we chose to move in. We have also met so many nice neighbors and are really settling in here.
This place is disorganized and the staff is rude and unprofessional. Its been a month and Ive been working with 3 different leasing consultants, misquoted on unit prices, the website list a concession that doesnt apply to all units when you appear in person, misinformed of leasing terms, lost application, down systems and the property manager Justin was extremely rude and proceeded to argue with me and refused to take ownership for any of the issues and staffs poor levels of professionalism.
The service was almost immediate and the problem taken care of with expertise!

My wife and I have been living in Avalon Dogpatch for a year now and it’s been an amazing experience!!!Highlights:- brand new apartment when we moved in with top of the line appliances and washer and dryer in unit- Well maintained amenities like roof deck lounge and grilling stations, nice gym with yoga studio, fenced dog run and dog bath- Staff is very friendly and helpful with any concerns (shout out to Phillip who’s been amazing from the very start!!!)- Packages received are put in a secure package room/amazon locker- The neighborhood is up and coming with lots of nearby parks (esprit, mariposa, woodyard, progress park) and good food (wooly pig, Neighbor Bakehouse, just for you cafe)- Easy access to the muni/Caltrain station, and highways to go to the peninsula or the city- There’s always a lot of parking in the area- It feels relatively safe and quiet compared to other neighborhoods in the cityThis is a better-than-great place to live and raise a puppy! Our dog loves it here!

We are transplants from the East Coast, have been living at Avalon Dogpatch for more than a year and believe this is one of the best locations for walkability and convenience. Although we keep a car in the garage, we often take Muni or Lyft. The staff at Avalon is mature, reliable and highly accommodating. Our facilities include a great gym, and common areas and is very welcoming to the abundance of pets who live here.
Great viewing, leasing and move-in experience. The team at Avalon Dogpatch was very helpful, answered our questions patiently and made sure our move-in went smoothly. Our unit has a great layout that maximizes space and is in very good condition. The building is very close to Muni light rail, walkable from a number of restaurants on 3rd street and in Potrero hill, very close to a Caltrain stop as well as a Ford GoBike rental (perfect for buying groceries). The gym and community amenities are also top-notch.
Modern apartments. Excellent amenities including BBQ grills, gym, lounge room, coffee room. Location is nice, lots of restaurants and good coffees nearby. Very close to Caltrain at 22nd street, and also walking distance to Muni stops at 3rd St.
Me and my Wife used to leave there for one year. We moved from LA, where we lived in Avalon too. So avolon dogpatch’s managers are impolite, rude and arrogant with customer. I traveled a lot and lived in London for five years, but I met this attitude for the first time in San Francisco. Im very displeased. At the same time, my family loves comfort and we always liked the avalon apartments in la, but after San Francisco, we will no longer live in avalon.
Separating the issue that San Francisco shares the same costs as what you would spend if you lived inside a Disneyland themepark, I’m extremely happy with Avalon Communities and Avalon Dogpatch.After moving from Los Angeles, where I spent time in the suburbs with land, space and parking, it took me three years of roommates while searching for a place that could facilitate my needs, roommate free.Here are my reasons as to why I give Avalon Dogpatch five stars:3. Family Friendly, Amenities and Appliances.The building amenities are very boujee and family friendly for San Francisco because traveling to a local Laundromat is not convenient for families, children and me. You may save a little money on rent control or older apartments with mix-matched appliances—that may or may not work—while having no access to a washer & dryer; however, I recommend you calculate the laundry cost as well as the Uber to and from including your time. It will all work out in the wash!For those of us who love fitness and the gym... It rains plenty in SF; therefore, it’s important for me to have a local gym facility. Given the average gym membership here cost $200 monthly, I recommend calculating that into your budget and you’ll find the market-rate you pay here equivalates to the fiscal requirements of your fitness needs. It’s so convenient for my health to head downstairs to our Avalon gym. Their modernized gym had me at “Hello!”2. Location. Location. Location.Considered the “New San Francisco,” I’m one block from the Cal Train station on the south side of the city, which allows for a simpler commute to Silicon Valley or shopping in the Peninsula. Avalon Dogpatch is close to the freeway entrances and public transportation in the part of this city that isn’t in the middle of chaos. The Dogpatch provides new opportunities in a newer area; however, the Warriors new stadium might change that somewhat and put our district on the map. I don’t want to be on the map when it comes to transients and crowds... However, you can commit to the west part of the city or the Marina but the further into the city you go, the longer the time it takes to get out.1. Security & Earthquake Safety.This is a high-security building with a security guard and key fob entry. Cars still get broken into in the secured garage; however, that’s San Francisco. As former law enforcement, you cannot, even in a secured garage, leave anything in plain view.Earthquake safety is of #savage importance for me as a native to California. In San Francisco, there is something called the Mayher Ordinance. Any building built before ~1995, in the highlighted-red areas of this map, were built on trash landfill instead of proper foundation. If an earthquake of 5.0 or higher from the Hayward faultline occurs, areas that will sink are the Marina, SoMa, Downtown, Foster City, etc. Any building built after 1995, should have the proper foundation to survive; however, I want to live! I don’t need a view of a bridge if I’m paying over $3,000 monthly to die. Seismologists are expecting a “big one’ to hit anytime. Avalon Dogpatch is one-year old with only five floors. It has all the proper earthquake technology to survive, and my expensive rent should not go to an unsecured location that will sink.Also, in rent controlled properties, your safety can be comprised like mine was because the landlords do not want to do property renovations and I was living in BLACK MOLD for 6-months, when the paint melted from the steam heat and I saw mold had been painted over... You either do your research and pay, or compromise your life. This is exactly the reason there’s a housing crisis here! Thank you for my life Avalon Dogpatch. Safety is the minimal I should have with respect for what I pay... For this I am grateful and highly recommend!

You can expect a huge rent hike after you first year. There does not appear to be an interest in having you lease again.
Great location (close to Caltrain 22nd street), AC in the apartments, quiet and sunny rooms with view on Indiana steet. Very helpful and friendly staff! Last part of the community is still under construction but it doesnt bother so much.
Moved in this past Saturday! Loving it so far, and the folks on the ground are just wonderful!
I moved in a month ago and have been so pleased with the service and building! I moved from NYC and have had a very smooth and surprisingly, stress free cross-country move, mainly because of the staff here. I give 5 stars for the following reasons:1) The staff - Mariam and Nic are amazing. I actually wasnt able to even visit the apartments before signing the lease. I know I took a huge risk in not checking out the place before moving, but Mariam was super responsive and accommodating with all of my questions and asks. She even personally sent me photos of my apartment from every angle! When I arrived, she was so genuine in wanting to make sure I was happy and had everything I needed. I have been so impressed by her professionalism and warmth.Nic went out of his way for me when my movers arrived early. I hadnt even arrived in SF yet, so Nic basically helped my movers and made sure all of my stuff was delivered safely for me. I felt so bad about the inconvenience and offered to tip him and he kindly declined. I was super nervous that I wasnt there for the delivery, and honestly thought things would get stolen or something would go wrong, and nothing did.2) Location - I commute to the peninsula for work and the building is a 3 min walk to the 22nd Street Caltrain. Its made my life SO easy to be so close to the train station. The neighborhood is not as happening as others in SF, but there are some cute restaurants and bars nearby.3) Building/Amenities - i love how everything is digital which makes life very easy for me - from the Amazon Hub to the intercom system. The gym is one of the best Ive ever seen. I love the Peloton bike and free subscription.Overall, very happy I took the risk in signing this place and would recommend it!
This place is completely negative they definitely judge everyone justin has a really bad attitude and they want people to move in but the garage door doesn’t even work yet Niether does the trash cans i asked justin the gay guy with the pink shirt..... i asked him for a water bottle and he got a attitude amd didn’t even say your welcome after i said that
