I am a current resident and confirm that the problems and issues highlighted in the reviews are correct. The management is un-professional and they do not care about maintenance requests submitted by the tenants. Upon move in I was told that the apartment will be clean and free of smoke related odor. After move in I documented the issues in the move in checklist including smoke smell everywhere in the apartment. Except one cosmetic effort nothing was done to fix the issues. There are roaches and insects in the apartment. They charge you pest spray fee every month, you can see the results in one of the pictures attached. The biggest problem with the management is that they dont admit that there are genuine issues reported by the tenants. Their only job is to collect the rent.

We applied to lease here a while back. The apartments and facilities looked nice and the location was great (reduced my commute to work significantly). We do have issues with our credit, which I disclosed verbally, and I was honest on the application. The leasing agent acted very casual and indicated it shouldnt be any problem. So we paid the $160 application fee and waited. Several days later we got a call from a third party and said we had been turned down due to said credit issues. Of course, we lost the $160 application fee.My complaint is NOT about being turned down. Its about honesty and being forthright. If the credit issues I disclosed to you PRIOR to applying were cause for denial, why even have me apply and take my money? Even something to the effect of, No guarantees on approval, but we can try... would have been sufficient. At least then I could have made an informed decision on whether to waste my time and risk my $160.In my opinion, this complex is running a great scam. Applicants show up, they have them apply and pay the application fees. If they get approved, they lease an apartment. If they get denied, they keep whats left of the $160 as profit. Do the math: a large complex can have multiple applicants per day. They can probably make $300 a day doing this.In the end, we used an apartment locator service. They found us a nice place and told us AHEAD of time which complexes would accept us. Best of all, the service is free to the renter.This is just my experience and my opinion. I think the apartments are nice enough. Its the way they take advantage of applicants that bothers me.

Weve lived here for a little over a year and I cant recommend this complex enough. Management is extremely helpful and kind. Any maintenance requests weve placed have been addressed promptly. Im so grateful for them. We will definitely be renewing our lease here.

For the second time I must warn all of the future residents. Unfortunately I have confirmed the management for the property has absolutely no regard what so ever for the concerns of the tenants. I have asked for two years now to get some help repairing some of the broken items shown in the picture and no solution has been offered. I wish I could say I am the only one but all the neighbors have similar issues.Do not let them fool you and your family, this is definitively not a good place to live at.

Terrible place to live. Matinence took 3 months in the summer to fix the AC. Is still constantly not working. Fridge is broken and they wont replace it. The pest problem is ridiculous as well. You can tell Management doesnt care becuase we have told them at least a hundred times about all these issues. If I could leave negative stars I would. DO NOT LIVE HERE!!!!!!

The staff are all useless and do nothing to help with any issues that come up in these apartments, which is more than anyone should have to put up with. They use an outdated method to collect money, which takes almost 2 weeks to pull money from your account. Not to mention any time you try to ask for help, or any other questions the staff are rude and full of themselves.

Do NOT sign a lease at this place. The neighbors love to fight over small things and are very problematic. The managers are unable to do smallthings, the apartments smell like smoke when you first move in and aren’t cleaned properly. The managers tellyour guests and family to leave your property if they are waiting outside for you. Overall this place is so unorganized, the managers have so much attitude and aren’t capable of working situations out. Please look for another apartment if you’re looking here because this place is the worst probably out of all san antonio area.

This place didn’t have the greatest reviews when we applied for an apartment here, but took a gamble anyways because we saw that the more recent reviews mentioned “new, better management”.Fortunately, that gamble paid off! Very pleased with the community. I have little-to-no complaints. Management is great. Excellent location. Happy to be here.

Great place! Friendly and helpful staff. Lots of families in the complex. Been here since July 2020 no problems here! Just make sure to actually read your lease and follow basic procedures. If people did that the ratings would at least be at 4 stars.

If I could go back in time and choose another apartment complex I absolutely would. I highly advise NOT signing a lease with this place. We were told by the front office prior to moving in that everything was good, sadly that was not the case. We moved in 6/30/2020 and are still without a working oven/stove. We didnt notice until two days later after we had settled in from two days of moving and promptly put in a service request. It took a week and me leaving a message for an update and here I am at 7/14/2020 and still no one came out to ensure everything is working as it should. Maintenance blamed front office and front office stated they did not work with maintenance, so I took that as maintenance is an autonomous entity with zero oversight. Now, due to leasing incompetence I cannot get into my own garage to get the things I need for my day and I was assured by the property manager that my remote would be reprogrammed and given back to me today. Well, its after six and I see that maintenance decided to close out the work order without giving me my remote back, so again, Im locked out of my own garage for another day. The lack of communication and tact is absurd, but I blame myself for not first looking over the reviews for this place. Again, I highly encourage anyone looking here to KEEP ON LOOKING. The Iraqi police and soldiers I interacted with are far more trustworthy than the management team here - which is pretty sad.

They do not know how to bill you properly. On move out I should have owed nothing as I gave full 2 month notice and paid off what was owed. They left rest of months charge on the bill even though I moved out on the 3rd of month, I emailed them and called multiple times to get it taken off. Checked website and it was finally taken off only to be sent to collections even though I owed nothing. I have all proper paperwork and sent to them multiple times and they still sent to collections even though I do not owe them anything. Now i lost 50 points on my credit score due to them, beware of this place.

Run!!! Had mail delivered to the office that wouldn’t fit in the mailbox. Though I had been to the office 2 or 3 times, nobody there mentioned it till I questioned the staff again (3 weeks they had my package)...Manager said it wasn’t her responsibility. Walls in apartment so thin you can hear EVERYTHING from neighbors on all sides. Trash on the grounds for a week. Neighbors let dogs go on the grounds and don’t bother picking up after their pet even though dog bags are everywhere. Neighbors drive in with stereos blasting at midnight. Gate was broken 75 percent of the time. WILL NOT BE BACK!!

I lived here for 2 years and had a horrible experience from beginning to end (and still going). Let me start from the beginning. The day before I moved in, I called to confirm all the move in details and was told they didn’t have a unit available for me, even though I had already confirmed paperwork, payment, etc. Extremely inconvenient and made more charges and interruptions in move in arrangements across the board. Day comes when I move in, went into the unit around 4 pm and it was all good. Come back at 9 pm with my movers and the unit was completely transformed. They put the appliances on the balcony and stripped the floors. After that fiasco, I fought with the office to give me an inconvenience credit which came to $150 for the whole thing. The unit itself was in bad condition, which was surprising for the amount I was paying. I’m talking roach killer dripping from the cabinets, bad staining, burn marks, dirty appliances, dirty bathroom, broken cabinets, etc. Neighborhood was quiet but people drove very fast within the property. Gates were always broken. Maintenance would take forever to come or wouldn’t “receive the work orders”. I always had a recurring maintenance issue whether it was cabinets breaking, pest control issues, plumbing, you name it. Valet trash was a pain. They were particular in what items and how you could throw in the trash and always caused a ruckus and noise whenever they were picking up the trash. And they were always late. Management changed all the time. Never recognized anyone in the office because of how frequent they changed. Finally come to move out, and received charges for the condition I got the apt in and for items that were reported missing (which are in the unit). Tried speaking to management and have not returned my calls, discouraged me from calling corporate, then encouraging me to call corporate (who you can’t get in touch with). Their idea of empathizing is to tell me a story of another resident who had it worse and couldn’t get through to corporate either and didn’t receive a solution. It’s been rough and frustrating with this apt. They are not willing to help. It’s not worth the price or location. Save yourself a headache with this place.

I dont give zero stars because I dont have this option here I came across so many issues with the apartment and the staff doesnt care about the residents, the maintenance is really pathetic, though you submit service requests online nobody responds to it and they will close the tickets without resolution, you have to make so many visits to leasing office and they always make wrong promised but never provide resolution DONT RENT HERE. This apartment complex is a joke. If you are thinking about renting here, don’t! My family has only been here for 2 months and it’s been issue after issue. We have a pending maintenance request that we put in over a month ago, that has yet to be answered. Maintenance Manager was called out twice for an emergency request on the refrigerator, both times made it to be our fault that the refrigerator is not working correctly and has still not corrected the problem. No one picks up after their dogs, the front gate has been broken since we moved in, and the back pool is unusable, it has not been cleaned and is green. No one in the office can ever give you a straight answer. Again, I would NOT recommend this complex.

Avoid leasing here due to the very poor management. Upon move out I was charged very high fees for not providing 60 days notice. While this should have been something I addressed discussing options for a resolution with the leasing office was near impossible. Upon move out I was told everything was accounted for and nothing else was required. The itemized statement of move out charges arrived late, leaving me with little time to dispute. Then I find extra charges due to not being informed of other move out proceedures. Any attempt to contact would not result in an answer and only to be told they have to ask someone else and follow up the next day. Except never once did they ever return a phone call. It took multiple attempts to even get ahold of the correct person. Then in this run around where I was waiting on their response for information my balance was sent to collections! This practice is incredibly deceitful and dishonest. I am now stuck with a hard hit on my credit report due to them. Avoid at all cost!

Worst management and maintenance, nobody answers your concerns, they just close the maintenance requests without fixing anything. They will give you hard time after move out, charges for everything be ready to pay half of your pay check for move out and they don’t send you the final invoice even you give them your forwarding address details instead they report it to credit bureau, one fine day you get a call from recovery service saying you did not pay which you are not aware of charges. If you call the apartment management they will say you need to talk to corporate office and nobody answers there, I tried calling apartment office and corporate office n number of times and finally gave up, it will be a nightmare, nobody takes responsibility. If you want peace of mind don’t go to this apartments

Firstly, I would like to start by saying that I rarely write reviews. Whenever I do decide to execute one, I would only hope for them to be filled with positivism. Unfortunately, this is not one of them.I am a former resident of Vineyard Springs, and the only reason why I even take my time to write this review is because this apartment complex still haunts me to this day.Recently, I received a hard hit on my credit score stating that I am in debt to Vineyard Springs. Before this, I recall paying my dues way past my move-out date. So to confirm this information, I tried contacting the leasing office. After many attempts of trying to reach their office, Martha, the leasing manager, had told me that my balance had zeroed out, that I did not owe anything. After hearing this, I was relieved. However, after a month or so, I received a letter from the collection office. I rushed to contact the property manager of Vineyard Springs. I called many times and sent an email, yet he never reached back out to me. I never received a notice from them regarding such matters. Also, an itemized receipt was never mailed out to me. So I cannot understand why I had received a collections letter.The purpose of stating this problem is to let others know that Vineyard Springs is extremely unorganized. At first glance, everything seemed wonderful. However, once moved in, the truth was revealed. They are hard to get ahold of, showed poor response to service requests, ant infestation problems occurred, and had uninhabitable living conditions. To be specific, there were animal feces out on the grass in the middle of the parking lot, which smelled horrid. This was there for the entire time that I had stayed with Vineyard Springs. This is a major health concern and I wish that those who prefer a more organized and cleansed living environment, should consider searching elsewhere.

I wish there was a 0 star option, I lived there for one whole year and once I filled my 1 year agreement we left and then 6 months from today they sent me 6,000 dollers worth of late fees on my credit and were not clear on what it was, that is half a years rent. Now I have to wait 7 more years for that to get off my credit, so if you want to risk it by all means go here because they will give you a rough time, this apartment should be shut down.

Terrible place to live. Ever since management changed the quality of the property went down here. Maintenance requests would take eons before theyre fixed and pest control is lazy. We had a roach infestation in the apartment and millipedes all over the place. At first the apartment was cool but the hood vibes turned into bad vibes I highly do not recommend living at this complex at all.

I stayed here for two years and had really bad experience, very old appliances and maintenance requests takes forever to address, the cleanliness of surroundings and staircases are horrible. My name is David McCary Jr and I just try to see a 2 bed room apartment. Front desk Steven gave me a key to go look at the apartment. I went to go look and the key didn’t work. So I called and Steven told me that the key is tricky to open. So I was out there for 3mins trying to open the door just to see a model. It didn’t work so I went back to let Steven know that if I have to have a hard time opening a door just to see the model then these apartments is not for me. He laugh and said ok as I was walking out the door. Steven is very unprofessional to laugh when I’m a single father looking for a 2 bed room apartment for me and my baby girl. If you want people to look at your apartments. Fix that door cause no one shouldn’t have to go through that.

My account to pay rent was locked on 8/1/2020 (when rent is due). I contacted 3 days later (it was the weekend so on a tuesday when I got back). They reset my account but wouldnt remove the 60$ in late fees (there was NO way to pay it on the first).I also moved in on a referrel. There was supposed to be $500 referral bonus according to the front desk. Never recieved/heard anything. The employee I initally spoke with was let go and after contacting them - had never made the notes he had said he would regarding to cover a referral bonus *I had his word he would make sure we got it.The actual accomadations are fine for the prices but if your customer facing end doesnt understand circumstances/honor advertisements- Ill happily get a new lease somewhere else/warn others of my experience here. It may just be policies that the workers are following- in that case upper management needs some serious reconsideration.

I have been a resident at Vineyard Springs for almost two years and have gone through several changes in management. With that being said, I cannot be more pleased, and blessed, we have Jeremy Bristol and his team. Things have been entirely different and it feels good to call this place home again. Jeremy is totally dedicated to the management of this complex; he is always the first to arrive and the last to leave. I had an incident where I needed my locks changed and he, personally, took care of the matter immediately to ensure my safety. Most other places would have sent that request through maintenance. Recently, there was an issue that was out of the complexs control and Jeremy worked on the problem for a week and got it entirely resolved. He follows up as he promises and this has not been the norm at this complex prior to his arrival. Thanks to his team, my kids and I plan to be here as long as they stay in charge. Thank you, Jeremy, for all of your help! And kudos to your team!

So far its been great! We moved in quick, the girls at the office (Genesis and Erika) have been extremely helpful and professional. The place is clean, quiet and well maintained. We have plenty of storage and parking space (3 cars). I am glad we made a decision to pick this place.

My experience with this complex has been wonderful. So many things have been stepped up, the manager, is always on call. Things are being taken care of in a timely fashion and I’m made to feel like my problems are important. The staff are friendly and understanding and overall the atmosphere is very welcoming!

Love it here! The entire staff always greet you with a smile, are very helpful to our needs, and are quick to attend to any problems that arise. The grounds and amenities are kept clean every day. The workout rooms are open 24/7 are rarely crowded. The pool area is like a resort- I’m always barbecueing/laying out in the sun on weekends! love the convenience of HEB and other shops practically across the street. Oh and all my neighbors are so nice so I feel comfortable walking my dog alone. So happy I found this amazing place!!!

On the Rise. Ive been at this location for a year and my family and i just re-upped our lease. There was some hesitation, because even though the location is ideal, wed had a few problems with work requests. Were happy to see that the few issues we had were resolved, by the new maintenance team hired, and things have returned to the standard we grew to expect from management. Our kids love the pool area, and the convenience to both our jobs and shopping is an added bonus. Love the area and well be here until the boys graduate.

Horrible apartment liveshere with a roommate for a year and there claiming we did 4000 dollars in damage to things that didnt work when qe got there !!!! Heres a list of move in percs-both toilets barley worked and nevergot fixed even with work orders-2 days after move in the ac went out and took 3 weeks to fix-fridge broke after a month and took 3 daya to fix-mold in the ac pan and vents-shower leaked never got fixed-both porch lights where broken and hanging from wires and never got fixed-manegment on multiple occasions double charged us-and to wrap it up after we signimg our lease end agreement we got no deposit and where charged and additional 2000 dollarsPlace is a joke for 1350 a month

I didnt lease as I wanted granite counter tops and upgraded appliances, especially with the money theyre asking. However, I wanted to give kudos to the Manager Jeremy as he stayed really late for me (close to 8 at night!) to show me some units and the amenities for the complex. It impressed me on how late he stayed just for me, I even begged him to go home - felt a bit bad that I couldnt commit but one thing I can say, their pool looks great at night so theres that plus. Either way, thanks Jeremy for staying so late.

DO NOT MOVE HERE. I just finished a one year lease and moved out. When I moved in, it was a nice place. People kept their front door areas clean and patios clean. A couple months later, Adara Communites management bought out Cottonwood and it went downhill fast. When requesting maintenance, they took well over a week or more to fix the problem. The final nail in the coffin was when my lease was about to be up and they raised my rent $165 a month. There was no justification for my rent going up. My apartment had old white appliances, old faucets and painted counter tops in the kitchen and bathroom, as well as the 1990s white cabinets with wood trim with 1990s carpet. The leasing representatives will be real sweet to get you to sign a lease. Beware.... customer service ends after your lease is signed. Also....I dont have a pet, yet they charged me $80 for pet treatment when I moved out and so far are ignoring my requests to make it right. BEWARE.

I toured the property a few weeks ago. I ended up not leasing because my transfer did not go through with my current employer. I had such a positive experience with the touring process that I felt obligated to write a review. Very professional!! The gentleman in the office that toured me and my wife was wonderful. He answered all of our questions and made the tour enjoyable. Leasing professionals that we have dealt with at other properties seem to be just running through the same old routine with the tour. The gentleman at Vineyard Springs actually treated us as if he genuinely wanted us to lease there. If I ever get a chance to transfer to San Antonio, we will definately be leasing at Vineyard Springs because of our experience with him.

Would not recommend. I lived in vineyard springs for a very long year. The staff is rude and maintenance takes forever. Took 50 days to get my AC repaired. They refuse to repair the parking lot lights and the gates are broken on a regular basis. Had packages delivered to the office, and they were given to another resident. A petite woman and her cat lived above me and I heard every step both of them took. The worst part was the smell of cannabis that would come through the walls and floor. I would not recommend this place.

I would not recommend living here. The maintenance crew was awesome, but the management could use some improvement. My rent increased over $100 the last year I was there. I always payed my bills early and on-time, and when I decided to move out I worked my butt off to clean the apartment and have it spotless in order to leave on good terms. Management suggested that renting a carpet shampooer would be sufficient to clean the floors, so I did that instead of having them cleaned professionally. A week later I received a bill for $175 for carpet replacement! I felt as if management does not appreciate their loyal renters and will do anything they can to weasel money out of you.

DO NOT MOVE HERE. and Watch out for the shiny new FAKE reviews.Do you like dog poo. Then you will love this place. Lots of dog stations but none have had bags since the new management company took over.Do you like repairs to be made. Wrong answer. They will not do a repair in a timely manner. You are talking weeks for simple repairs. That is IF you get the repair done and they dont simply clear it from their computer and see if you refile it.If they tell you anything get it in writing or record the conversation. They make numerous billing mistakes and refuse to fix them. Even to the point of filing an eviction on you for a mistake they make. Staff changes so fast that you will be dealing with totally new people and not have anyone support what you were told.They will always have an excuse for you. They are charging rent like they are in stone oak. They are not.The apartments are old and have been neglected for years. If you are seriously thinking of paying them the crazy high rent they are asking you need to go further into stone oak and look again. There are better options for the same money.To sum up - the place is run down and being run by shady people.They are getting so desperate for people to move in here they are flooding the nearby businesses with cards for the place. No one that lives here wants to stay anymore. Shame on Adara communities.Vineyard Springs - bringing the quality of life of living on the SW side with a stone oak zipcode.

**4 year resident** - (ITS A MIRAGE) if youre looking for outdated white dirty cabinets, filthy landscaping conditions with dog waste everywhere, maintenance crew members that seem to take 5 tries to fix a small issue, then this the place for you. 4 years ago this place had different management, different maintenance crew, and different apartment owners. Ever since switching about 6 months ago to Adara management, theyve been on the down fall, RAPIDLY! At first i was understanding about the switch and allowing them time to adjust but enough is enough. Not only do they lie about fixing your maintenance issue, but the claim it closed on your work order and forget about it. I even found a piece of paper on the pavement that included my apartment # with my work order to be completed. Yeah it was on the floor and not in the workmans hands. Its not my job to tell them multiple times to fix the issue. This place had potential and competed against the market rents based on the location but its definitely not worth it anymore. Youre best option is elsewhere, its about that time where this complex is needing a major overhaul from modern updates, landscaping, ac units, ect, and the company is avoiding it daily. Makes you wonder why the first entity would sell this place after its been open since the 2000s.

Documenting everything seemed to be of no importance to senior management at Adara Communities.Dog poo is everywhere, pool hasn’t been cleaned in the years, fitness center is gross (Your lucky if you find disinfecting wipes), raccoons are part of the property, and maintenance tickets remain forever open.Keep looking! Your sure to find something better else where.

Stay away from this place. Maintenance requests are not taken care unless you complain several times. Management make promises but they don’t take action. Old appliances that are not energy efficient. Grounds are not well taken care off. The only good thing is the location.

Terrible staff, management and terms. Make sure you know what youre getting into before you sign the lease because the overall condition of the apartments are rundown and good luck walking up the any floor without breathing in the fumes from the laundry vents (Who puts these vents in walking space?). Amenities are poorly maintained as well, and theyll go into your place WITHOUT your permission to change the lightbulbs that YOU put in because of policy

No one ever answers phone, my account balance has been incorrect since August 2017 when i transferred to a different apt. which also happens to be just after Adara Properties took over management, complete staff roll over several times to retrain & some day correct my account, upstairs neighbor rearranges heavy objects that couldnt possibly be on carpet, constantly hammering drilling from 6am-10pm every day - staff did nothing about complaints- just told they are now moving which might explain worse noise. Traffic is very unsafe in several areas, no room for two cars much less kids being able to play safely. I could go on & im sure this happens in other complexes too; prior management knew majority of tenants on first name basis & my account balance was always correct!

I have been a resident of Vineyard Springs for going on three years now, and what used to be a great place to live has gone severely downhill recently due to continuous changes in both office personnel and management. I transferred to a new apartment in the complex just over a month ago and here’s a quick breakdown of only some of the issues I’ve had since:When I initially inquired about the move I was told there would be a $300 transfer fee. I brought in a money order for it, but was informed by the assistant manager (who no longer works there of course) that transfer fees only apply when you transfer during your lease, not at the end of it as I was doing. He took the money order and said it would instead be applied to my first month’s rent. Well, when that first month rolled around, not only had the transfer fee been applied to my account in error, but my money order was lost as well, which means I had to pay $600 more than I should have. As of this time, despite visiting the office multiple times every week and emailing management repeatedly I have yet to hear anything about either of those issues.Additionally, when I moved into my new apartment the door was significantly damaged. It seems it had been pried open with a crowbar after the previous tenants left. It was replaced a week later, but a deadbolt was never installed, so there’s just a hole on the interior of the door, and the door knob was installed so shoddily that it completely fell apart the first time I tried to leave. I submitted a ticket for the deadbolt, and for my AC which is unable to get my apartment under 80 degrees, and both have been aging for over a month. When I asked the office about them, instead of following up, they seem to have completely removed my ability to submit tickets through their website. Thanks guys.I understand that mistakes happen and things slip through the cracks, but the last few times I’ve been in the office I’ve been in line behind other residents who have many of the same issues that I do. Because of the overturn in office personnel, all of the other residents are exasperated at having to continuously explain issues. And not once have I been in the office and been able to speak to a manager, nor do they respond to emails you send.Because of these ongoing problems I can not recommend anybody live at this complex. If for some reason you do choose to live here then be sure that you get everything in writing, do not trust anybody to follow up, and if you do have an issue then you need to fight tooth and nail to get it fixed before a new management team rolls in and decides it’s not their problem.

BEWARE!!!!! If you rent at Vineyard Springs after reading this, then it’s all on you. You have been WARNED!! My wife and I lived there for 2 years. During that time we saw 5 management changes, each one worst than the last, along with the purchase of the property by a foreign company. When we finally were ready to leave after our lease was up, the place had finally hired a phenomenal Manager named Jeremy. I called to enquire about our $75 deposit and was told we were not getting it back and that Jeremy had quit. I wasn’t surprised on both counts. The Indian company that owns the apt. complex is crooked and corrupt. I could give you probably 15 incidences of negative situations that came up during our time there. Im just going to say DO NOT RENT THERE or you will experience the same frustrations. Doing the right thing counts for nothing at Vineyard Springs Apts. 08/31/19

It’s such a beautiful big pool it’s a shame it’s always horribly dirty for how much the charge in rent you’d think the would clean it even once a week. STAY AWAY FROM THIS PROPERTY ! It is really sad that after living here for more than five years, I have to advise people against moving into this property. It used to be a great property with efficient & knowledgeable staff and a management team that cared about the residents. However, all that changed when a new management took over a couple of years back and things started going downhill. Maintenance became a huge issue because of the high attrition of the staff. Every couple of months there is a new property manager disowning the past problems and promising the moon in the future. Not to mention that the 3 bedroom apartments had inherent issues - Rain water leaking into the master bedroom through the windows and under capacity air conditioning that fails to cool the third bedroom. We wanted to leave in March 2018 itself. However, once again, a new manager at the property talked us into renewing the lease by promising to immediately address the issues with our apartment. Needless to say that the issues never got fixed and the said manager left. Once again, new manager, new promises that stayed as promises. Since our daughters health was getting affected in the apartment we decided to break the lease and moved out in Dec 2018. We understood that we would have to pay 85% of one months rent as penalty and were willing to pay that. However, the apartment office threw a big surprise by throwing up frivolous charges for petty things like forgetting a couple of shelve liners (Magazine paper that were actually put to protect the very shelves), a frying pan, painting holes on the wall, carpet cleaning etc. These charges are being forced on us despite the fact the handover of the flat was done in presence of the property manager who was inspected the apartment and was impressed how nicely we had cleaned the apartment before leaving. He also told us that we do not need to worry about the painting holes, carpet etc because we ad lived there for more than 5 years. The biggest shock came when we saw that the demand included rollback charge of so called monthly discount built into the lease ( The lease had higher so called market value rent and this monthly discount was to bring the rent payable down). We had raised this issue of using the so called market value rent instead of the agreed upon rent in the lease document with the previous manger who had rushed us into signing the lease y delaying the lease documents till the last day of previous lease tenure. When we raised this with the previous manager, we were assured that corrections will be made and we need not worry. Despite explaining and presenting proofs to the current management, these charges are being still forced on us.THINK TWICE BEFORE MOVING INTO THIS PROPERTY. The unit you get may have similar issues as some of the maintenance guys had confided in us that most 3 bedroom units have the problem of rain water leaking into the master bedroom through the window and the air conditioning units are under capacity and unable to provide sufficient cooling in one of three bedrooms. STAY AWAY! Dont believe me ? Read similar experiences from others - Few on YELP added here .

I only lived at this property for ONE YEAR. The first day i moved in was the start of the problem. Garage door didnt work, no emergency maintance came to unlock the garage door, and the new apartment was FILTHY. Every attempt to get maintance done was to no avail. I waited over 4 months for a leak to be fixed, which ended up with my guest bedroom leaking into the garage. They have hired and fired over 3 property managers and from what all of the residents have said, they were treated the same way. I was promised my deposit back by property management, but then waited over 4 months to hear that the property manager was fired and i will not be receiving my deposit back. Adara property management will only cause you problems and financial heartache. This is the WORST PROPERTY that you could move into. Dont even think about renting here. If you do, then I told you so will be my response when you leave your own complaints after you move out. They promise a 24 to 48 hour turn around fpr maintenance requests, but that is COMPLETELY FALSE. I guess my requests, as well as all of the other resident reviews on here were overlooked or hidden. DO NOT RENT HERE. THEY ARE THIEVES AND LIARS. NO INTEGRITY OR HONOR.

Military member here, overall living here was nice. The gym and the pool are nice, maintenance are pretty quick to help if anything needs fixing, its close to the highway, door step trash pick up is convenient, and its nicely located. Most importantly it feels safe, especially that my kids play around here with the other kids.--Now for some negatives, so i just received my orders and its something out of my hands. Gave Vineyard a copy of orders on 22 July, i have to be at my new command 31August. So basically i have to leave here by the 1August to have my 30 days of leave to set my family up for a new home, acclimate to the new area, and get ready for my new command, all while still paying for a apartment i wont be living in...... this issue was completely out of my hands and there seems to be no wiggle room all because of a technicality.At the end of the day EVEN if you always pay on time, not nit pick at every maintenance issue, not be a loud or dirty tenant, this place will only work with you if its in their favor....****Military members with no set date for orders BEWARE or you will be out some money....*****--Roaches and wasp could be an issue sometimes--Gate is always open/broken--Parking lot speeders, not really an apartment issueLeaving here in week, i did enjoy this place overall. Not much too complain about during the day to day apartment living situation. I would live here again.

I am currently a resident at this Complex, and the only thing that is keeping me here is location and the quality of schools in the area, the rest is just shamefull. Infrastructure is running down maintenance is almost unexisting, grounds are unkept, pool and its surroundings are wreck during this summer I saw hiy the jacuzzi turned green and took managers a week to recover, gazebo and lounge chairs are all torn bbq is always dirty. When it comes to maintaining or servicing apartments, they take for ever ans you have to complain more than twice to get this resolved Mr Roger tries to make it work bit he is swamped. I teoorted a damaged fridge, got repaired and broke tha next day insteaf of sending a new they brought an old one from other apartment; Jeremys poor excuse was that getting a new would take 3-4 months, 4 months for a fridge??? During the replacement the tore the floors vinyl and Jeremy once again told us it wouod take too long and cost too much to replace it, so yhey just glued what was torn. At fisrt we thoght Jeremy was going to be a refreshement to the management and bring up the looks of the complex, but he just didnt care for some of the tenants.Here is an Update...Since the response given to my review, by the so called owner, where they mentioned that someone from the office would contact me, it had been Two Weeks and nobody has talekd to me or my wife, even more so the situation of the community is even worst cause now even the trash is an issue with overflowing the container and smelling so bad it reaches our buildings. This place is going right down the gutter and I am not willing to stay here much longer...a word of advise DO NOT RENT HERE, NOT EVEN GET CLOSE TO THIS PLACE....I AM UP LOADING A PHOTO OF THE DUMPSTER SO YOU CAN MAKE UP YOUR OWN MIND....After weeks waiting for some kind of response from management, and after expending mor tha 4 days with a mountain of trash in front of our apartment building we decided to move out...At the moment of notifying the compnay is applying a rule according to wich though My lease ends on October 21st, I am responsible until November 9th because I didnt notify with 60 days of anticipation, as it seems this Complex is ready to rise rates, apply fees and get you to pay, but they dont comply with their responsabilities...

Estically its pretty & fairly quiet community. However the gate is always broken, valet trash is mandatory & I have watched them as they open up trash to see whats inside, our truck tires were slashed and the tailgate attempted to be stolen (office could care less & suggested I spend $80 a month on garage and told gate is not meant for security), and plumbing is not the strongest... But maintenance is very helpful & fast acting.I love my apartment here but the little things are adding up; the lack of care when your safety feels violated is my breaking point.

At first I was upset with this complex, and agency. So I wrote them a bad review. I had been in some circumstances anyone would be upset with, but it was wrong to base a review off those circumstances. Anyhow, this apartment has steadily been increasing in customer service since I have lived here. Unfortunatley I have to move due to some work related options. This complex has improved, improved, and improved. The office staff, and manager Jeremy are all very pleasant people to work with in my experience. I have had minor issues that did not take any maintenance request I just handled them easily. (Ie. Some small fire ants, lights that were out, and appliances not working.) Keep up the good work vinyard springs and team👍.

Where do I even start? This place was great as soon as we moved in things started going down hill. I should have seen it coming with their being a new management each and every time I went into the office. They don’t even bother fixing issues but instead choose to have a little back party in office and gossip about things I only realized it bc I was waiting in the office for about 10 min and no one had bothered to see who was standing there hence being so into the conversation they had going on back there laughing and being rowdy... anyways their are centipedes and roly-polies everywhere, no matter how much I sweep they come back double. I have requested various amounts of times for a pest control and have not seen anyone put in a work order for that matter. On another note they broke into our mailbox and mail was scattered all over the floor for anyone to have easy access to it and NOBODY was alerted about this case I only found out about it from a neighbor who had passed the story along to me!!! If it had not been for her I would of never known... just shows you how unprofessional these employers are they should be working in a night club instead since all they do good is act polite and take your money and dress up like clowns Jeremy was one of them until a NYC fashion show called him back for his suits that he took. Won’t even think twice about renewing my lease every person I talk to that lives here has something NEGATIVE to say! It’s sad they have to convince/bribe and lie to you when it’s time to renew since they’re so desperate and make all these promises that they don’t even take care of after renewing with them, overall this place is a HOTMESS and would be better if someone just bulldozed this place and rebuild better apartments since they all have MOLD!! Yuck.

*Two year residents* Ever since Adara took over as management, the quality of living here has nosedived nearly overnight. No working AC in our unit for nearly a month and a half, even after notifying the front office that we had a newborn in our unit. Work orders for very simple issues take nearly 5 calls and requests to the front office for any kind of response. Packages and mail regularly go missing without any kind of explanation or reimbursement. However the worst experience by far has been having to re-sign the same leasing contract six times due to management losing or misplacing our documents. The quality of management or rather the lack of, is completely unforgivable. Excellent location but absolutely not worth all the issues and unresolved headaches that we’ve dealt with for two years now.

Management and conditions of the apartment were okay and maintenance was always timely and helpful. However, they do not screen applicants carefully so every neighbor I had over a one year period (and there were several) was so awful I had to call the cops on multiple occasions, including screams and fights going on all throughout the night from different neighbors. It was almost as if there was no insulation whatsoever between the apartments, and having the windows closed was almost the same as having them open. I moved out as soon as my lease was over, same as a friend of mine who had moved in to a different unit around the same time I did, and had about a years worth of sleep to catch up on. I did tell them about my neighbors but of course theres nothing management can do about it...once theyve let them in.

I read reviews before moving here but decided to give this place the benefit of the doubt thinking people leaving these bad reviews were just overreacting but from my experience so far I feel like every bad review about this place is true, just my opinion. Im a new resident here and Im very disappointed. This is a beautiful apartment community I love the floor plan and the amenities but the best way to describe my first impressions of living here is looking at a painting from far away. From a distance it looks beautiful but once you look closer and examine everything you can see all the small details and mistakes and imperfections that youre unable to see without being up close. We have roaches all the time and small beetle like insects all over the apartment that come out of cracks and corners and the kitchen and bathroom and huge water bugs. Ive reported this and pest control came in and put some gel stuff in the kitchen but I havent seen any difference. I am so sad because I was so excited and happy to move here and I just feel like it was one of the worst decisions Ive made in a long time but I signed the lease so I have to pay my rent and be a good tenant which I will but deep down Im feeling intense regret. I also feel the biggest problem is with the staff and management. I feel like they told us whatever we wanted to hear to get us to sign a lease but once we did everything changed and the things we were told before signing is a different story now. If youre looking into living here I wouldnt believe anything the office employees tell you unless you get it in writing. I feel like I was lied to more than once and not one of them seemed to care or give a genuine apology for how they have treated us and thats the biggest thing. Show empathy show respect for other people show you care! Especially to new residents, its so unfair. My first month living here has been nothing but stress and disappointments and I can only hope it gets better and not worse but Ive already lost faith in the management and office employees here. First impressions go along way with people especially me. Ive had amazing renters history for almost 10 years now and Ive dealt with all the apartment issues you could think of over the years and numerous properties but this place takes the cake so far, Ive never felt as disappointed about where Ive lived as I do now. Not only that but I feel extremely uncomfortable having to talk with anyone at the office, I feel like I cant trust anything they say and I am just praying the months to come arent as stressful as this first month. If things get better I will change my review or update I just have a feeling it wont unless there is a change of employees or management because even if you have a pretty pool and big floor plans and in a good neighborhood if the employees suck and management sucks nothing else matters. Everything Ive said in his review has been my truth and my experience and I just want anyone who is going through what I did two months ago looking for a new apartment to not end up in the same predicament Im in now.

DO NOT LIVE HERE --- not family friendlyThis is my 2nd lease, and the 5-6th property manager.....you get the picture.Management decided that kids arent allowed to have bikes on the bike rack in the breezeway of the apartments... they took EVERYONES bike.They also refuse to put a bike rack up near the front office, where the school bus picks the kids up. So being that my son lives in the back of the complex, hes forced to walk every morning. ..... obviously the safety of my child walking to and from home isnt a concern for themMy first year here was a good experience, Ill say, so good that I invited a long time friend/business owner to check out the community and live here..... REFERRAL FEE... NOPE.... although most / all complexes provide a referral fee, this one is refusing to pay up...Summer 2017 - the pool was closed most of the summer due to the pool having overgrown algae and the kiddie pool never working... the community is a rundown now and its sad because being where it is, and the cost of living here, could attract so much more families...cant wait to get out of my lease.

We lived at the Vineyard Springs for about 2yrs (2009-2011)we loved our stay there. The management was extremely friendly( Raquel and Cindy) we only had to call maintenance once the whole time we lived there and it was because of the shower head not working, they came the next day to fix it. The parking was a little packed but the neighbors were friendly and respectful. As far as rodents go, just the occasional squirrel eating from your bird feeder. There were some break ins but it was from outsiders and management sent out notices warning residents and requesting you report suspicious behavior. It is a very quiet place to live with a jogging trail and schools within walking distance. We only moved because we decided to find a closer place to my school.

BEWARE!!! RUN THE OTHER WAY!! Absolutely ridiculous! We did a look and lease and set our move in for January 2nd and paid our deposit of 200$. They had us sign the lease that week which we thought was odd and had never done before! They did not list our daughter on the lease as they are legally supposed to and we decided to move our move-in date up to 12/7. After 3 weeks of going back and forth and back and forth they never got the lease back to us to re-sign. The final straw was when I was told that the lease still wasn’t ready and that because I had opted to go with a 15 month lease I would no longer qualify for the lease special I had already been promised. I could only do an 11 or 12 month but they didn’t have anymore 12 month specials, but give us one more day. I told them at that time how many one more days did we have to go through before it got fixed? During this time we asked several other questions which were never answered. We ultimately decided to just not move it to this complex because of all the issues we were having and the fact that it was matching to close to the reviews, which we didn’t want to have 12 months of this kind of problem! After advising of that we would not move in they refused to refund back our security deposit. I told them we had not even moved in, there were no damages. They said that it was because they went to the trouble of getting the unit ready so it offsets their costs. Beware! A complete ripoff and very shady dealings! It will take forever to get anything done and they will not call you back!

We had the worst experience with management and office personnel the last year we were there, which changed 3 times during that year.First, the accounting never got the billing correct and we had to go in every month to argue what they were billing was incorrect. We would take care of our utilities directly online but the office would always add what we had already paid on the bill.Second, upon ending and closing our lease, one of the female employees never documented our last prorated payment in a money order. When we left on our last day and turned our keys we were told us, “if there are any charges after inspection we will let you know. If we don’t contact you everything is done!”A couple months later we began getting calls from a collection agency. After several back and forth calls we come to find out we were being charged the pro rated month +$125 clean up fee for a can of soda in the refrigerator according to office. We offered to send pictures we took before and after but they refused to even look at them.We left that apartment spotless, did steam cleaning, bought new blinds to replace the brittle ones we had when we moved in, filled and painted tv wall mount holes. The soda can was not ours and told them perhaps the inspector, worker or whomever could have left it there. Who are they going to believe?Since the account was already with collections, it was out of Vineyard Springs hands and they had no records showing we paid the pro rated money order. We had to go through Cottonwood Residential.These people are out to get you, zero help! We first wanted to know why we never received a call or letter of the first attempt. Turns out vineyard springs sent us the first bill to the apartment we had just moved out of instead of the forwarding address we gave them. REALLY!? How idiotic! Next, Cottonwood said they will not do any changes until “WE PROVE” we paid. So I had to do their leg work to track down the money order. We paid the $15 to Western Union to track the money order of $400+ we paid vineyard springs.ta da! Western Union sends receipt a lady from vineyard springs cashed the money order. We forward that to Cottonwood Res.We now have cleared our name right!? Nope!We still owed the $125 for the soda can left in the fridge. I then argued they credit the $15 since it was clearly their fault.I ended up paying the collection agency the difference.Then since that process took so long it now shows up on my credit report as delinquent account.This should have been reversed from the beginning when they found out the office sent the bill to the apartment we moved out of and saw this was all their screw up!Maintenance guy was the only good thing about this complex. Very quick and did good work.Pools were never working properlyI always had to treat my breezeway for spiders even though the complex supposedly had pest control

If i could give 0 stars to this place would get it. i wish i never moved there it was a nightmare i had over 12 work orders in for my apartment for the AC unit. it blew cold air yes. but it was blowing out humidity with it the air vents got rust on them due to it. and i put in work order after work order for it to get fixed and it was never resolved. our apartment was running at 73% humidity on a regular basis and they just could not fix it why did they never call a real AC repair company out i have no idea. in the middle of summer i would open the doors and windows because it was much nicer outside then it was in my place. i did buy a dehumidifier out of my own pocket and i would pull out 3 gal of water in about 1.5 hrs. i was told that is normal...... i told them they are full of it because i grew up in Texas and never had that issue. when u go to bed the bed sheets u could feel the moister in the bed sheets. i was promised many times they will fix it and it never happend. For the money you can find a much better place then this place i regret ever moving in this apartment. and i highly hope you take this into consederation on what im saying here. it came down to when i moved i found mold on my wifes shoes in the closet due to the humidity in the apartment. when i confronted the manager she would give me the same old story every time they are going to have a AC guy come look at it will i heard that story for 2 months and it never happend. they are super nice to you until they get that money to move you in then it changes to they could care less about you. and if the manager reads this she will deny it but i have pictures and the proof of it. and will be posting them on this as well here. it takes alot to make me pissed but this place did it. all i can say is BEWARE OF THIS PLACE AND ALL THE NEGITIVE REVIEWS THAT ARE ON THIS APARTMENT COMPLEX IS ACTUALLY TRUE I EXPERINCED ALOT OF THEM DOG POOP AND GATES BEING BROKE THE SMELL OF PEOPLE SMOKING WEED AND IT TAKING FOR EVER FOR MAINT. I am a resident still of this complex, I truthfully do not have anything against the people that work there, because like any other establishment they just follow orders(I think). The property is so dirty !!! to my surprise it seems like they have NEVER addressed this. I have spoken to other people that have lived in the complex more than me and they all tell me the same thing, IS NEVER BEEN CLEANED. There is broken tubs in the parking lots, all sorts of insects, this should be a zoo.

First of all I will like to express my most sincere gratitude to Ericka one of the sales representative, she was very professional and helpful, and always looked for accommodating the needs I had for finding an immediate apartment for my daughter and me.The administration was also very flexible with my situation, coming from an Island that went through a natural catastrophe, I had to make desicions that affected my credit. This was no obstacle.The ammenities are unique and differrent, the personal is great, and facilites well mantaind. I can continue talking about this wonderfull and gratifying experience, but I will just end this review, thanking the staff, speciali Ericka and highly recommending this wonderful place.

Since I cant seem to get help from anyone and cant sleep because of the ridiculously loud broken pool pump, I will continue to post, message, email and call everyone and anyone until someone does something!!!!Weve been here a little over 3 months and so far weve had to put in 3 work requests for toilets that are constantly running and maintenance can never seem to fix. So basically we can NEVER flush either of our toilets. We literally have to just leave the paper in there until the water runs it thru. And we have the unfortunate luck of being next to the pool with a broken pump. We again have complained several times and are continually told theres nothing we can do. The pump is loud all day and night. My husband and I are paying for an apartment we arent even staying at because we cant sleep! We havent had a good night sleep in over a month (the pump wasnt loud when we first moved in). NO ONE HAS DONE ANYTHING TO FIX THESE ISSUSES!!!! Including their corporate office. Will NEVERMIND recommend.

I will try to break this down as honest as possible. I lived here for 6 months and then had to move because of job relocation. These are good apartments and the rent tends to be cheaper than the surround competitors at least when I lived there.This isnt the nicest newest place by any means, but what made it great to me was the management and maintenance were top notch. With the manager Adam there, this is the first time I felt like an apartment complex actually cared about my needs and well being . Adam went out of his way to take care of things, which Im not used to seeing.I see a lot of complaints on apartments in general, but a lot of it comes from people knit picking everything and a lot of those people have no business in apartment living. After 5 apartments I lived in over the years, Ive learned it all really comes down to who is managing the place and how well Maintenance is. As long as Adam is there, I would have no problems recommending this place to anyone I know.

Apartment is ok. But 2 star review is due to rental payment system and confused front office. This place has 2(!) online options to pay rent for some reason and neither give you an accurate rent amount. One has technical glitches and is horribly outdated and confusing. The tech glitches result in only showing you half the amount of what you owe. The other site to pay through will only give you the base amount but not include utilities that must be paid but they still charge $35 service charge. Whats going on here?! Every month i have issues the rent system. 2 paysites. Both are terrible. Not recommended. Only living here cuz son goes to SAs highest rated elementary school.

I have had a very negative experience here and seeing the other reviews, I am not alone. At one point my AC broke and it took a month before they put a temporary window unit in and then a few more weeks to actually fix it. I could not even stay at my apartment because I have a heart defect and I cant tolerate the heat.They did not reimburse my rent for the time I could not live there. The staff is very rude after you move in and the maintenance is awful. They blame each other for things not getting done and put you in the middle of it. My ceiling is leaking right now and I have no idea when that will get fixed. There are a ton of roaches. The pool is never clean. The gates never work and are left open most of the time. I had signed up for auto-pay to my account for the entirety of my lease but when they changed management I guess it was cancelled without my knowledge so I was charged a very expensive late fee. There are a lot of stray cats wandering around and some appear to be feral. People drive way too fast through the lots so it is not safe for children. I think that is everything. After experience some difficulties with old management regarding pest control on my apartment. Finally we have a manager that really cares,, Jeremy help me transfer to another apartment and has been taking care of my situation with pest control....Thank You for going out of the way to help me and my little one...

This community takes several weeks to respond to any of your maintenance requests, they dont keep their promises and youve to chase for everything, this community doesnt deserve a single star rating, when we moved in they didnt even clean the house and not bothered to hear your concerns.
