The reply this company has posted, saying that they contacted us to let us know our application was denied is a total lie, they never contacted us. It’s very surprising that this company is even still in business 😂This “company” is so unprofessional it’s unreal. My partner and I submitted an application for one of their rentals and payed $100 in application fees almost a week ago and we haven’t heard anything from them. We have been calling the office daily, nobody answers the phone or returns any of the multiple messages that we leave, they won’t answer our email and if you by some miracle do get through to an actual person they tell you that they can’t help you and to call back. What a joke. They will leave you in limbo wondering if your application was approved or denied. It’s a shame because the rental itself was actually very nice. I would not recommend this company unless you want to feel like you have been scammed!

Jerilyn took over my contract after the guy that I signed up with to manage my properties at Tier One left. She has been almost non responsive and difficult to work with. She rarely responded and only at her own convenience. She didnt answer half of my questions, conveniently disregarding and ignoring the questions that she didnt want to answer. I am switching property managers and would never recommend this company.

This management company has been very supportive and efficient with assisting us in finding tenants. They were able to find tenants within a couple weeks. Since the pandemic, it’s been extremely difficult to find renters who fit our home and our requests; however, the representatives, especially Silvia, were able to find tenants who matched our request quickly. In addition, Silvia would work on her days off to ensure there was prompt communication between the tenants and the handyman for any maintenance needed. They have been very professional and quick to respond to our questions. Silvia was very friendly and showed great customer service. We would definitely recommend their services.

We rented an apartment on Crestone in South Salt Lake, UT from them. TierOne really came through for us! They did their best to hold up on their promises to help us be comfortable. The apartment was very nice and had beautiful vinyl floors and new appliances when we moved in. My only thing that I wish they would consider is to monitor the parking lot activity. If you are a responsible tenant, TierOne is a good choice.

UPDATE: After completing my year long lease that forced me to stay living in this awful property, I was finally able to move out on 6/16/19. Today is 7/22/19, and I still have not received my security deposit, or any explanation as to why it would not be returned. I am now forced to file a complaint with the Division of Real Estate, and seek legal help. Save yourselves the time, money, and extreme frustration, that comes from dealing with this unethical company.ORIGINAL REVIEW: Absolutely avoid this place!!!! Horrible, dishonest staff. If you already made the same mistake I did, it is in your best interest to ONLY communicate with them via text or e-mail.... I moved from out of state, and unfortunately I was not able to see the property other than the pictures they posted in advertising. The place is an absolute dump. No AC for the hottest 2 months of summer, and all the units share a water heater, (which is not advertised or NO ONE would rent these units). You have to get up and pour a bath at the crack of dawn if you want hot water, and forget using the dishwasher, (unless you are prepared to be sick for days when the hot water runs out in the middle of a cycle, and your dishes are rinsed in cold water). There have been 4 water leaks since I moved in 8 months ago, and I had to go with out water for the weekend 2 times, because the maintenance guy didnt want to drive from Salt Lake to Kaysville on the weekend. Maybe dont manage properties that are so far away from your office, so you can actually MANAGE them??? The maintenance guys can not fix anything right, infact, they make things worse. The hot water faucet is cold, and cold water faucet is hot, they tried to charge me $300 for a leaking disposal, but when I had picture proof that the maintenance guy didnt know what he was doing, they would only agree to remove the diposal completely, not replace it. Once I am out of this place I will be taking legal action in hopes of getting some of the money back, that I have wasted being stuck in this dump. I will continue to post pictures on these sites to help people avoid getting into the horrible mess I have had to suffer through this year.

Terrible property managers. They are happy to collect a management fee, but as soon as a tenant moves out or the property needs repairs, they are no where to be found. I lost THOUSANDS of dollars due to this management company. They also under price rent. Beware.

I don’t even know where to start... So I’ll try to sum it up. Just within the first day, we had the office forgetting to send us our lease, losing our keys, and locking up the office during open office hours... and from behind the locked office door we got to watch them argue with each other... even after we had knocked several times 😂 I just couldn’t believe how unprofessional that whole ordeal was.They also told us there would be a new oven installed when we moved in, but when we moved in, there was no oven in the kitchen. Several WEEKS later, after notifying them several times about the issue, and getting no response, someone finally came to install it. But when I tried to cook on it the first time, sparks are flying up everywhere from behind the oven! Apparently they didn’t use the correct plug for the oven. So we sent yet another maintenance request and someone came and set it up the proper way. That was the only time they ever responded to us and fixed something quickly.Also, they rarely took care of the lawn in the summer so we had grass up to our knees. Literally. Which led to pest problems. It was also very annoying because we had to walk through all this grass to get to our cars.Oh and our AC stopped working this summer. We had a few other things broken or Dysfunctional in the apartment so we included all of these in our maintenance request for our AC. Several weeks later they come and fix it. That is, they fixed everything except the AC. We don’t know even know when they came in to fix things, apparently they are supposed to leave a note saying they came? But we were currently staying with some relatives to avoid living in an apartment without AC. We didn’t even know if they were coming because the main office is unresponsive. Anyway, they also left a mess in our bathtub which was unnerving. They recently got terminated and we have a new property management company now. Overall, TierOne was very unresponsive, unorganized, and unprofessional with us.

Weve been out of a dryer for 3 weeks. Theyve been ignoring our calls. They keep telling us that we will be getting a new dryer next week and that home depot will call us soon. Today they said it will be another week. They wont give us a credit towards our month or anything and all we get is Im sorry

Tier One was the property management company used by the owner of the complex that we live in. Everything seemed dandy, except for the owner(whomever this is and were not allowed to know) refusedd to pay for our unit repairs that were needed. We had service person after service person in our place offering second, third, and fourth opinion of the same thing... Its not working, needs a new one. Three separate occasions this was done.Then, our location was sold to Rise Property management and within a month, all of our broken things were fixed with only a single inspection and single installation each. Wow. So something good changed.Worse than this however. The same week that we were switched to Rise, our bank account was robbed from an online source... Coincidence? Not possible. Was it the illusive OWNER again? Who knows. However, it was one of 4 companies.We use a pre-load card for online purchases and at restaurants to avoid exactly this. So who had our direct account information? The usual: bank, gas. electric, and Tier One. You do the math.Now, after being assured that all of our deposits (pet and initial totaling $1600) were transferred to the new management company, the new company is telling us that Tier One never even informed them that we had pets, or anything else associated. And thus nothing monetary changed hands regarding it. So we have to pay that again -so either Tier One stole this as well, or the new company did. (Which at this point would not surprise).Simply put. Never touch this company. And the BBB should definitely investigate. And perhaps so too should the FBI. Youve been warned. If the owner of the property is a crook, and you represent them, therefore youre going to be perceived as a crook yourself.

!!!!!!!!!!!!!!!!!!!!!!!!DO NOT RENT FROM THIS COMPANY!!!!!!!!!!!!!!!!!!!!!!!!First off, if you read their tenant screening criteria on their applications, if you rent from them and leave a negative review anywhere online (even after you move out), they will fine you $300 a day the review is posted plus lawyer fees.THIS IS ILLEGAL!In 2016 Congress passed the Consumer Review Fairness Act which made it illegal for companies to add terms to their contract that banned customers from posting negative reviews - or fined them if they do. Additionally, they have to notify customers that non disparagement agreements are void and they cannot be enforced. This company has been reported to the Federal Trade Commission (FTC) because this is INCREDIBLY illegal. If they have charged you and money for this, you are entitled to legal action against them.Second, they WILL charge you a mandatory move-in orientation fee of $100. This is not even performed by TierOne, but a separate company. This $100 is for someone to instruct you on basic home maintenance, including changing air filters, unclogging a garbage disposal, water cut-offs, smoke alarms, fuse & breaker box locations, and GFCI resets. Already know how to do this? TOO BAD! You have to pay it on top of your other fees.Third, Home Owners Association concerns are the responsibility of the Applicant. Does the house youre renting from TierOne have an HOA? You better be prepared to include it in your monthly payments. Because it is not their responsibility.Finally, just read the reviews. Notice how descriptive and specific the negative reviews are. How many likes they have. Compare it to the positive ones that are short and posted all around the same time. And the reviewers have only ever written one review.... This is clearly a company that pads its reviews because it has such a terrible reputation.Renter be warned!

Charges tenants $300/ day for bad reviews online, so dont believe the 4.2 stars. My husband and I walked through a property this evening and it was disgusting! I cant believe they would let anyone even tour a place in that condition. It also appeared to not be receiving regular maintenance as the yard was covered in a thick layer of leaves (fall was 6+ months ago) the gutters were packed full of leaves and sticks. There was several spots of damage from a dog, the place was just a dump. They listed the property at $1445 months ago and when no interest was generated they lowered rent to $1400, but then included a $140 management fee (what they manage I dont know because again, the place was trashed). Afyer all of this my husband thought, well talk to them because it has potential. If the carpet is replaced and the home repairs completed and the home has a nice deep clean, we could make it really cute.I came home and looked online and quickly changed my mind. The company charges monthly fees that would easily add $200 to your rent (again I cant imagine what for because they dont appear to actually take care of their proerties). I decided to leave a review detailing my experience when I read that they put a clause in their rental agreements which states tenants arent allowed to leave bad reviews online or theyll be charged $300 for each day it isnt removed. That is absolutely wrong.

I am a current tenant at tier one real estate and I have to say that at first I wasnt a fan but as time went on in my stay they were really taking care of alot of needs. Everything I called in for was quickly addressed. I was late one time due to losing track of time and after explaining to them my situation they were kind enough to lift the late charge. They are strict but if you adhere to their rules then life will be easier for you. I recommend them.

I have rented with this company for 5 months now. I have always been treated with respect and commutation is good. Every maintenance issue, only 2 so far, have been addressed that day or within 24 hours. Sylvia is the best. She is my go-to. She follows through, never fails, which is an amazing trait for an employee that has the workload she does. But she does it, and she’s so sweet to top it off. And to add, she and Jairo are the reasons we got into a place on New Year’s Day. They went above and beyond, and she still does.And the maintenance guy, always the same one.. so nice and polite, even our, not so trusting dog likes him. We have been with this property management company for about 7 months. It has been a great experience from the beginning. staff is always friendly on the phone and in person. we asked for a few things to be done before moving in and they were able to meet our expectations and even go above and beyond! also the maintenance crew is always so friendly and clean up after every job!Just wanted to expand on how amazing this company is. Have had several times where we’ve had some issues with rent and they’ve always been accommodating and willing to work with you! This is by far the best real estate company in town. It’s now going on almost 3 years of being with them and anything you need done or any issue they are willing to help!!!

They have run down rentals that they refuse to do maintenance on. I asked them to fix a leaking ceiling when I moved in. I asked almost weekly for a year. When I moved out they charged me for the leak repair as well as other things I asked them to fix. They are horrible, scummy people. If you value moral fiber, then dont work with these people.

Do not use Tier One to manage your property! Tier One fails to provide prospective renters with any information. We tried to call the local office several times and immediately are connected with the Central office. They have record that we have been trying to get in touch with the local office for over a month, with no contact. They say they will pass our information along and have them contact us, but weve heard nothing. If this is how they treat prospective renters, I can only imagine the poor service the contracted tenants receive. If by some miracle they do finally connect with us, I will consider adjusting my review.Update: The morning after posting this review we had two different individuals reach out to us. They said they works arrange a meeting the following week to walk through the rental property, but that they would call us back to make that appointment. A few days later, the next communication we received was an auto email telling us the unit was no longer available. I highly recommend staying away from this property management company.

Bad maintenance, also I wanted to upgrade my apartment to a 2 bedroom after three years in a one bedroom, I make double the money and credit score is way better than when I originally rented. Never been lye on rent and they told me I didn’t qualify to rent through them anymore. Horrible company changing rules to Benefit them and mess with tenants.

Have nothing but good things to say about this company. They went above and beyond and after work hours to get us approved. In addition they worked till 6:00 on New Years Eve to make sure we received our keys so we could move. They didnt have to do that.. they could have done what other companies do when the doors close for the evening, or day, and business stops. This company didnt an agent communicated with me all day, helped me get all necessary documents and keys. I call that remarkable customer service. They have been more than generous with an issue we had right from the start and had a handyman to the house on day 1 to make sure thing were working properly. I am impressed. Thanks you guys

I have rented from 7+ Companies in the last years and this by far is the worst one. There is a fee for everything, including stopping into the office, and for paying rent. I put in maintenance requests and they aren’t responded to for days/weeks. The maintenance men were nice however. I was told I could use the fireplace (major selling point) and then after asking 4 times over 4 months to have it inspected and cleaned they came back and said we decided you can’t use it. It was dirty upon move in and my socks turned black. The sink leaks and “it’s too expensive to fix” per the company and property owner. If I could get out of this lease for a half reasonable cost I would. Do not rent. They also offer gift cards to those who provide positive reviews.Update: for the last few months my service requests continued to be denied. One of which was regarding cockroaches, then at some point when I wasnt home a company came in, UNANNOUNCED, with no phone call or warning email to put some sticky things on the floor. After moving out they told me a motion light had finally been replaced 6 weeks later after I moved out....and speaking with them they were busy and had other things do. They took apart the stove to inspect it for cleanliness, but meanwhile there were hairballs stuck on the bathroom wall when I moved in. I am in awe of this company and reporting to the BBB .5 star reviews....

Honestly I cannot believe they show units in this condition, AND charge what they do. Seriously, $1495 for YELLOW stained walls, terrible patch jobs, broken blinds, RUSTY FLOOR STAINS and a broken sink? I am seriously floored that they have that low of a standard for their rentals. I would be embarrassed to own a property that I handed over to this company for renting, good luck ever finding tenants -what a joke.

I had been looking for not only affordable rental housing but rental housing with a reliable company that responds and resolves issues in a timely fashion. Tier One hit the nail on the head. The place was immaculate upon move in and there was follow-up 5 days later to see if all was well. Two issues ( one minor and one a bit more challenging) taken care of within 24 hours. I’ve been renting a place from TierOne for a while now, it’s a great place but there’s so much wrong with the place. It floods all the time in the basement due to the sprinkler system that they can never quite fix, the carpets stink from the clouds. All the light systems are on a weird circuit so they don’t always work. They’ve came out to fix it but the people they send out never actually fix the problem.Other than that it’s a great Real Estate to rent from, the year to year lease is great.

I lived in one of their properties for just shy of a year, and recently moved into a different property they manage. All of my dealings with them have been positive - with their office staff, maintenance people, leasing agents, etc. Ive had a few maintenance issues, and have never had to wait more than a day or two for it to get fixed. The only issue I ever had with billing was with them accidentally billing me for renters insurance when I have my own policy - but even with this, as soon as I emailed them the policy, the charges were cancelled immediately. I wanted to wait to leave a review until I saw how they handled deposit refunds (Ive been burned a few times). But Im happy to report I got a fair deposit back.There have been a couple times where issues have come up, but they have always been very accommodating and willing to hear my concerns and do what they can to make sure I was happy with the resolution.I would definitely recommend renting from this agency!

Very accommodating of our special circumstances. Never gave us any trouble when other companies took our fees and left us hanging. Just make sure you dial 0 on their phone line to reach the office.Edit: Been living at one of their properties for a couple of months. They gave me new charges the day before they were due and only an hour after I had paid my rent. While this wouldnt normally be an issue the website wouldnt allow me to pay these charges while another payment was pending and I ended up with a $50 late fee for something entirely out of my control. I will speak with them but as of now Id say they try to be helpful but all in all very poorly managed company.

Tier One has honestly been a life saver on many occasions. My wife and I had to move suddenly from Texas and Amy went out of her way to accommodate the challenges of looking for a place long distance.When we couldnt show up on time to pick up our keys, Amy worked after hours to make sure their maintenance staff could let us in so we could move in on time. Round of applause for Amy!Since moving in we have had nothing but pleasant experiences with the staff. Their maintenance staff has been more than adequately responsive; completing every request in under a week. Office staff are good about communicating and were flexible with us when we unintentionally paid the first month a few days late. Our a/c in our town home is not the best But we survived each summer. But we ALWAYS have problems with it not working especially last year and already problems with it now. Last month maintenance came to take out/off all the stuff they put on/in it to protect it during the winter. After doing so we probably didnt start using it til end of April once and didnt need to use it again til last week And everything was fine. Yea we were jinxed and on the hottest day yet which was like last weekend it stopped working. Only way to get something fixed is to file a service request on their website. We did so on Friday. Best part? When i saw that my request was filed someone, maybe maintenance requested on our apartments behalf that we need a NEW swamp cooler. And they filed that around the same time they came and took the stuff off for the winter protection. Great part is the damn property management is NOT open on weekends. Theres a number for emergency maintenance but they dont do anything until theres a work order. SO point of the story is if they had replaced our a/c when maintenance put in the service request we wouldnt be suffering like we are now! Apparently our apartment being so hot an unbearable to live in is NOT an emergency and we still have yet to receive confirmation of WHEN exactly theyll come fix or replace the a/c!!

We are soon signing our 4th one year contract with Tier One. We absolutely love where we live. The ladies in the office Jessica and Sylvia are so sweet and nice. They are willing to go that extra mile for you if need be. The maintenance men are very kind yet professional. Tier One has been wonderful about getting things fixed when they need it; not to mention has been more than willing to work with us without a ton of fees that they could have charged us but didnt when things went wacky with our pay. Thank you Tier One team for all you do.

Worst real estate company ever. We were able to talk to them at first for a property that has been listed for over a month. We looked at the house using a lock box and liked it then applied for it. The application fee was $30 per person. After they got our money we never heard from them again. Ive called them over and over for 3 weeks now but no answer. In fact it only gets me to an answering machine (always speaking with a client). At this point i believe that this company is nothing but a scam. The property we looked at has been posted for over a month and no one has rented it. I believe tier one rents makes money off of the application fee, it is NOTHING BUT A SCAM!!!

Without a doubt, the least professional company I have ever worked with.I applied to rent a house, knowing there would be multiple applications. I was told applications would be processed the following week. It took over a month. I called multiple times to find out the status of my application, and was always told that the decision would be made in a couple days, and they would call me back. They never did. I never got a call to tell me that the property had been rented to someone else-- I had to call again requesting an update.Trying to get them on the phone is a nightmare in the first place... they might answer every fourth or fifth call you place, and dont bother leaving a message, because it wont be returned. What a waste of time!

PLEASE STAY AWAY FROM TIER ONE!!!I honestly believe the only reason Tier One has any 5 star ratings is because they offer everyone who leaves 5 star rating a gift card. I rented a lovely apartment through Tier One for the past 18 months. I was so sad to leave it as I loved the apartment itself, the neighborhood, and my neighbors. Unfortunately, the poor service and shadiness of Tier One drove me away and I couldnt wait to leave my home just so I would never have to deal with this company ever again. Over my 18 months renting through them, I had to continually call and email to have my concerns and problems taken care of, and had to eventually threaten to go to the BBB to have the issues handled correctly. The office staff is often rude and short when answering the phone, and if you try to go into the office to speak with someone without scheduling an appointment first, they will try to charge you a fee. Absolutely horrible management and customer service. They hold the interests and needs of the owners of the property well above the interests and needs of the tenants renting the property. I would never recommend anyone rent from Tier One and I would actually go as far as to warn people to STAY AWAY from Tier One properties. They are completely shady and unethical in their practices, hence the F rating from the BBB, as well as not being an accredited BBB business.UPDATE:If I wasnt already, I am now COMPLETELY convinced Tier One is a COMPLETE SCAM!! I received less than half of my deposit back over a month after my move out date and the breakdown that came along with it is complete LIES. I patched every single nail hole in every single wall before I moved out yet they deducted $305.25 from my deposit for patching! I spent 6+ hours cleaning the apartment FLOOR TO CEILING before leaving, and they charged me $120 for cleaning! The said they had to replace a smoke detector and charged me $38.99 for a new one! I did not take any smoke detector with me, the maintenance guy who did my last inspection a few months before moving out is the one who removed it and left it in a cupboard! I am completely appalled at the way Tier One operates! STAY AWAY FROM TIER ONE!!!

Tier one is the worst property management company in the country. They have the worst payment, billing, and customer service infrastructure Ive ever encountered. You cant get through the phone system to talk to anyone who can resolve issues.They are unwilling to communicate, compromise, or work with their tenants. I cannot express how miserable every single interaction with them is. For example,Our apartment flooded while under their management because of our upstairs neighbors washing machine. We had to move out because they wouldnt do the most basic repairs to the property. They didnt pull up the carpet, they didnt replace the pad, they didnt even repair the water bubbles in the ceiling. Kaysville, UT 16-plex, #4. You have mold in your walls and carpet. 6 months later without any communication from Tier One, Im in collections for 150 dollars for apartment repair fees. They will not answer their phones, they will not call me back, they will not settle on any amount except payment in full.If you are considering moving into a TierOne apartment, or using them as a tenant management service, consider yourself warned. They are impossible to work with.The worst part is, I never signed a contract with them, they assumed the contract from the previous owner and will not communicate on the terms of the contract that we actually signed.It makes me sick to my stomach to think that someone else might unknowingly sign a contract and have to be treated like I have by this company.

This review is for potential landlords out there.I am a landlord and have tenants. I understand that because tenants literally pay the bills it is important for them to be happy.Utah is a place of snow. Not having power or heat or hot water in the middle of winter for days on end is a safety issue.I HAVE fired a real estate company for similar neglect.I strongly urge you NOT to consider these people for property management.

My landlord went to Tier One to manage my condo. I have been with my landlord for 8 years. Tier One is TERRIBLE. I have had NO HEAT for over a week now. Suppose to be 28 degrees tonight. I have called several times, left several message.And no one calls back.no.one cares. They stat on there information that no heat is NOT an emergency. When the pipes freeze and burst will that be an emergency....probably not.They also have you sign a lease that is about 20 pages long with a bunch of jargon. Took it to a friend that is attorney said he had never seen a lease like that one. I really wish my landlord hadnt sold out to them. I guess I will be reaching out to the landlord to let him know if hes paying them they are doing a crappy job.

I have stayed in one of teirone real estate property for about 8 months. I had an issue this month that caused me to pay rent 3 days late. The fees would have been 250 . The leasing office waived the fees . Thank you so much. Hidden Pines is one of the nicest townhomes I have ever lived in. Lots of space, and the girls in the teirone office are amazing!

Easily the Worst Company I have ever had to work with. I have lived at one of their properties for two years now because of its close location to the SLCC campus. I have never been able to get someone on the phone when I call. I always have to leave a voicemail and the majority of the time I do not get any response. When it comes to maintenance issues (Older building with a lot of issues) they rarely have any communication with me on when they will fix it or even if they have already had someone come look. I had an issue last summer with water back up in my tub (fill to my knees every time I showered) and they not only took almost two months to fix it but I had to submit notices of deficiency before I could even get someone to call me back. I am appalled that this business has lasted this long. I would not recommend renting anything from them as they do NOT care about their tenants. I am currently in the process of moving and have attempted to work with them on my check out inspection and they said they are not able to have anyone come check it out until the lease is up. They are never willing to work with me on anything but they are sure to call back requesting that I show my apartment to interested parties over my weekend. If you are looking at any of their properties I would suggest you save yourself from the headache.
