We just recently moved into a home managed by Crown, and we’re very happy with them so far. They’ve been professional and communication has been consistent, which is much appreciated. Also they have an app for tenants to request maintenance, pay rent, etc. thanks for being a great company to work with!
They manage the apartment we rent. They are fair when it comes to following the laws on renting to people who have criminal history. Shoplifting once shouldnt stop someone from being able to rent an apartment. So many other rental companies said it had to be 5 years with no charges. Minor misdemeanors like that are only 1 year, Crown followed those laws and we were able to rent through them. We have now lived here over 3 years. We like to pay rent in person, and the office is located on this property.

My very first apartment was with Crown Property Management, since April 2017 and I just moved out last week. They have been so amazing, always so kind and helpful! I was sad to go but I needed more space for my babies otherwise I would’ve definitely stayed with them at the Arboretum apartments. They are quick to fix any maintenance issue! Marianne, Linda, Matt, Deb have all have been extremely helpful & polite. Thank you all for everything. If you are considering renting from them, do it!
I live in a duplex managed by Crown Property Management and I just felt I needed to come on here and tell my experience because they have been amazing!! As most of us know this last year was very hard in many ways, and for myself a single mother of 3 kids fell hard on COVID restrictions and ended a job well with the help of Crown Property they help me get my rent paid and more they were so informative to me and understood my situation without judgement and really help me and my kids, bless them.
Having lived in Crown ran properties for the last few years, there seems to be disconnect from the main office area properties and the ones in less desirable areas.The main office is part of the problem.
BLACK MOLD due to standing water because of no drainage system. Management does repairs in a timely manner but not addressing BLACK MOLD cancels it out! Crown says the property owner doesnt want to pay for a drainage system but Crown did not disclose the BLACK MOLD issue when showing unit or accepting application, nor is it disclosed in the rental agreement. UPDATE: Response to this review by the company is disingenuous (not genuine) since this complaint was addressed to them and their response was that they would suggest to the property owner to install a sump pump or a drainage system. Result: no action was taken.

In 2017, we hired Crown Management to lease out and manage our house in Salem while we were living out of state. We decided to go with Kent Mack and Crown after interviewing several companies. In less than a month, Kent had found a tenant who leased the house at our full asking price until the fall of 2019. Kent or his assistant Karen were always available for our questions or when issues with the house arose. They understand that quick response is always a concern for a tenant or a landlord and we think they did a very good job repairing the odd water leak or replacing appliances as needed.As the end of the lease came in sight, some difficult issues arose which had us perplexed. Fortunately, we could rely on Kent’s expert advice. Without his input, which was invaluable and freely given, we could not have navigated the end of lease successfully. When it came time for us to move back in, the cleanup job was excellent. We had a years-long, continued positive experience with Crown and we definitely recommend them for property management.
To be fair Crown Property did the best that they were able to with the local self appointed community security organization. Or whatever its now called these days.But if things dont work out then they dont work out.

Dealing with Crown Property Management has been a huge disappointment at Riverbend Apartments.1- Lied to about the parking situation, When I moved in I was told 2 bedroom apartments would have 1 assigned spot and an addition parking space. Now they have reversed that and not enough parking for tenants. They also didnt tell us our parking lot would become a street with through traffic accessing the stores they are building right next door.2- Garbage is often overflowing, Crown sent out letters telling tenants if its over flowing, its OUR responsibility to pay for another form of disposal despite the fact we pay THEM a utilities fee every month to dispose of our trash.3- The apartment was not clean when we moved in, YES it was new but had construction dust all over the place. Additionally, There were repairs that needed to happen that still havent been done.4- Crown offered 1-month free rent plus $1000 gift card on other sites, but only gave us 1/2 off rent when we moved in.5- When you apply for an apartment you dont get to see the lease before making a deposit, they get your money first, than show you the lease, not giving you a chance to review it before making a deposit. If you decide against the lease, they already have your deposit money.
We applied to a unit in West Salem, and paid the application fees. She tells us immediately via email that we do not qualify, so we moved on. She ran our credit the next day, anyway, right after we asked for refunds for the fees we paid.I can appreciate her telling us immediately that we do not qualify, but why did you run our credit the next day, after we mentioned refunds?
We had the privilege to live at Glen Creek park Apartments for 2.5 years. The apartments were clean, modern, affordable and the facility was always well kept. Management was helpful and responsive; especially Deb as I kept going back and forth on the 30 day Notice lol. The only reason we moved was to buy a home. Would highly recommend to anyone.
This is an extremely well run company, they take care of the properties they manage and are always helpful! Would not hesitate to rent from Crown.
Make sure you clean their rentals well before settling in because they sure aren’t. Last residents left a lot of personal belongings including a marijuana pipe laying in the back yard. Just glad my toddler didn’t find it before I did.
Recently my Fiancée and I applied for an apartment through Crown Property Management. We filled out 3 application forms 2 for us and 1 for a co-signer. We were told since we did not have jobs lined up we would have to pay $6,570 for a deposit unless we had a co signer, so my Fiancés grandparents decided to give us a helping hand. Well we heard nothing for over a week and found out that they needed a bank statement from my Fiancés grandparents who have superb credit, and were denied our co signers since they didn’t make enough monthly (On Social Security) even though they have more than enough money in their savings as they are retired and living handsomely. We were never told this, and the lady we had been emailing (No phone calls only emails) said we were denied, I asked why and she said we did not make more than 3x the rent amount and that our paystubs were not valid. After viewing our paystubs and having my current landlord view my paystubs they were indeed valid, and that they go off of gross income(before taxes) and we make almost 5-6x the rent amount. She kept saying that we would still need to do a $6,570 deposit but never said if this would cover any rent, or if we would still have to add on additionally. I asked before if I could do a $3500 deposit and she said to have our applications reinstated we would have to pay $6,570. This has been nothing but frustrating and heartbreaking and a waste of money. We would be moving from Central Oregon and drove over there to see the apartment, the gentleman who showed us the apartment was nothing but nice and courteous and the apartment was brand new and stunning. I wouldn’t have left a bad review if they had a real reason for denying us the apartment but instead we feel discriminated against because of our ages, even though we work like dogs saving money and trying to pursue school and careers in the Valley. This has been nothing but a waste of $135 in application fees + the money we spent on hotel, gas, and food when traveling over there. I hope the landlord of the apartments can see what is going on and can fix their management. We work hard and strive for nothing but the best and to be let down with a bunch of contradicting, twisting (telling me one thing and my fiancée another) is nothing but unprofessional. I hope others can read this and not make the same mistake and I hope someone else from Crown Property Management can see this too. I would leave 1 star, but the guy who showed us the apartment was nothing but professional, and showed us the apartment on a weekend since we work Monday through Friday.
They are great to work with and they always fix anything that needs fixed right away. Also good at improving complexes by upgrading things. Highly recommend as PM company either as tenant or property owner.
We are developers and completed our Salem multi-family project in August ’18. It is 100% rented and the tenants are now enjoying the community. We would like to take all the credit for the project success, however that would not be a fair characterization of the value contributions of many others. Crown Property Management was there from the inception of the planning, and it was truly a collaborative effort with the Crown Team. We closely strategized on unit mix, furnishings, parking, market rental rates, and a host of topics to optimize the success of the project and livability of the community. The Team at Crown are experts in their field and are top-notch operators. We have started our next multi-family project, and there was no question from any of my partners that Crown will be our Property Manager on that complex as well. Kent, Karen, Kevin and the rest of Crown Team, thank you for all your hard work to make our project successful.
We have worked with many Property Management companies and Crown Property Management is one of the best. They are professional, easy to work with, and communicate very well.Unfortunately, many tenants leave bad reviews simply because of unrealistic expectations. The process to complete a work order requires time, and it is not fair that the company is given negative ratings due to lack of understanding on how the process works.Our hope, is that those seeking a great management company, will consider Crown Property Management by the endorsement given by a company that’s works with them on the details of each work order.
The best place to rent from
We rented from them for 1.5 years and had a good experience through and through. They were quick to handle any maintenance issues we had, had a clear process for vacating and returned part of our deposit. I would highly recommend renting from them!
My mom and I have our property managed by Crown. They have been very helpful with answering all our questions, and managing our property so far. Their management rates beat others as well. Kent and Karen have both been great to work with and we appreciate them.
Weve been excellent tenants for three years. They make you have 2 1/2 times the income to rent but dont let that fool you into thinking your rent will be affordable. We had an increase last year of $75/month which was fine but this year they raised it by $220/month. 15%. Whats sad is that I have a lot of people who work for my company who are moving to Oregon. I will not refer them to crown and in fact I tell them to steer clear of them. They are greedy and simply dont care that their rent increase dont remotely correspond with cost of living. I hope their rental sits empty for six months...

This month is the 1st month weve been late on our rent in almost a year. Do I get an email reminder that its late? No. Do I get a phone call asking if we are even aware it hasnt been paid (cause you know, heaven forbid I forgot this month)? No. Do I get a second bill with an additional late fee applied? No. Do they send a notice saying you have 72 hours to pay the rent or theyre going to take you to court. Yup!Now what if the mail is slow that week or (as is truth in my case) Ive been out of town for about 2 weeks? You get a court summons stuck to your front door. So what happens when you call (pretty pissed off I admit) to complain about how the situation has been handled? You get responses like We did exactly what Oregon law allows or Dont make me the bad guy, youre the one that didnt pay your rent.Heres why Im really mad though. Im just a rent check to them. There was no concern even when they called me back about what my financial situation may be currently, or if there may have been a family emergency, etc. They didnt even ask if I had just forgot?! Theyre excuse was we have 3,000 rentals we deal with. We dont have time to call everyone. You know what I heard? Were too big to care about you.So whats the rub? I own a home in Utah that is rented out while we are in Oregon. I know how it is to have them late on rent. I charge them a late fee and we move on. I DONT THREATEN THEM WITH A COURT NOTICE THE FIRST TIME THEYRE LATE! Thats not how good business people treat theyre customers. Thats not how decent human beings treat other decent human beings. And Ive been in customer service for over a decade. Especially a good customer who is paying almost $2,000 per month in rent. ($1950 to be exact). Hope that helps.
Slow to process applications, need better communication
My fiancee and I live in the belle vista apartments, we havent even been here for 6 months, and we see all these people parking right by or infront of the mailboxes. But we were told NOT TO HAVE VISITORS PARK THERE! and seems like every night theres either the same vehicle or a new one. I have called about it before and all i got was to call the non emergency side of the police department. Maybe management should add a no parking sign there. Also there are PLENTY OF OPEN VISITORS SPOTS AROUND THE OTHER SIDE OF THE BUILDING FOR PEOPLE TO PARK IN! Not to pleased about the problem at all. We love our apartment just the parking seems to be bit of a problem around here. Or for a great idea maybe start towing vehicles that park there. It can make it difficult for other drivers to get in and out of the parking garages.

Allan and Jeanette are always making sure our complex its clean and in good condition. (Actually negative 5 stars). This management is the worst! I wish I read the real reviews on this place, not the fake ones, Everything mentioned on the bad reviews. I experienced. No repairs. Increase rent on units that are literally falling apart. And they rip you off. They will do anything to get as much money from you as they can before you leave. The staff are clueless and no help at all. Will never rent from them again.
The start of my lease had complications on my side and Crown PM showed great patience and kindness, they helped me every step of the way! And when it came time to move on and move out they were just as friendly and helpful.

So I have applied for places through crown and I have nothing but problems I just Recently Applied for a unit and they said someone has already taken it and than I get an email saying that the same unit I was going for is available I think they like to turn people away and Im a single mother of two on state Assistant And on housing went through A Bad Divorce And Im living in a camp trailer and all I wanted was a place for my children before Christmas. They keep doing this they will lose their business all they like to do is expected your money and turn you way so if I was you I would Reconsider Going through another business

No one compares to the organization, prompt resolution, and amazing personalities of Crown and their staff. Ive recommended them to renters and property owners alike. Cant ask for a better company to work with!
Renting in general can be stressful for everyone. However, Crown Property Management has made it easy. From the moment I contacted them about a rental and all the way through the application process, they have been nothing short of cordial, professional, and polite.
Horrible customer service. I do not recommend their management team, especially not Mariana. And to Crown Property management, reading all your other reviews obviously there are some major problems going on with how you run your business and who you let represent you. I suggest you check yourself before you wreck yourself.
If you have the opportunity to rent under any other property management company, I would advise you to do so. Unfortunately we had no choice because the owner of the house used Crown PM as the management company. We still took a chance even after reading the negative reviews online. Our move-out process was completely unprofessional. After personally working in property management, I know what a standard move-out would entail and this one was very frustrating. I reached out to ask about specifics and we did not receive any type of response, leaving me to think that I was being taken advantage of. Overall, it was a disappointing and confusing move-out process. Save yourself the time and the money and do not rent from them.

I found this to be a highly deceitful company. Very displeased with their treatment of Building Owners and/or Investors vs their treatment of tenants.Thought this was my worst apartment living experience thanks to their poor management.

Crown Property Management has been the best property managment company I have rented from. They are pleasant and hand maintenance request fast. I never had a problem with them. I would definitely recommend them to anyone.I rented from them in 2015 and recently applied and got approved for another unit. I tried applying through other property managment companies and due to my poor credit was told it would be double the deposit plus rent which is ridiculous. CPM not only has decent deposit requests but works with you. I am on housing and they try to work with you as much as they can.

I have rented from Crown in the past and really had a good experience. That was 5 years ago. Since i have moved in to the apartment complex on 3rd st in Turner we have had nothing but problems. First off, we were promised that landscaping would be completed by the end of the summer. There is no landscaping. There is fabric down and broken pieces of concrete. They expect my companion animal to pee on landscaping fabric. Everybody knows a well trained dog has a hard time doing this as she was taught to use grass. I usually have to call 3 times to get things fixed. I still have issues that have not been resolved. The owners of this property have asked me to help them move refrigerators and they have asked me to pick up around the property without any compensation. I just want to be left alone. Craig-the owner came into my home with some business proposition, when i told him I wasnt interested he said (in my home) You need to be quite and listen to the voice of experience. This was spoken in a loud disrespectful tone. My wife left the table and was scared and offended. Since this time they (the owners) have put how to be a good parent CDs on our door(what an insult) and continued to make us uncomfortable. They recently poured some concrete and Craig made my wife uncomfortable again by making it a point to tell her not to let me 1 year old son mark the concrete with his hands. (WHY WOULD WE DO THIS?) The assomption of stupidity is frustrating. I JUST WANT TO BE LEFT ALONE. I pay my rent every month BEFORE the first and I am treated with disrespect, expected to live in an unkempt property, told how to raise my son, and asked to help out. Please just fix things when they break and leave me alone.
I have lived with my son in one of CPMs properties for over a year. My son and I love our unit and havent had any major issues. I pay our rent on time every month and try my hardest to be a friendly neighbor and not have issues with anyone.I see alot of reviews about maintenance, I have to agree that they are slow to get things taken care of. Though my place is a good working order and I dont have to put many requests in either.Lately a couple of things have come up and I am a little concerned, but I have high hopes that after I call managment, everything will be worked out.

This company is terrible. They are slow with maintenance issues, they dont have any staff to actually help you once they go home and they constantly harass us about our dog for this and that, which is never true. Weve had a note placed on our door facing out for the world to see about not picking up after our pet which wasnt even addressed to us, weve gotten a phone call complaining our dog was barking which we proved wasnt even our dog and then received another note addressed to the tenants that do not pick up after their pets (which we ALWAYS do) with a hand written note at the bottom about letting our dog URINATE, when the note was about pet waste, in which the note continued to say if she pees there again we will be evicted? The note was about pet waste and were being threatened with eviction for pee? We had already put in our 30 day notice by then anyway. And once again, he put the note facing outward which we were told is not policy, plus he waited until after the office was closed to post the note so we cant call about it. This company doesnt care about their tenants and we are very disappointed with the experience we have had with them.
It looks like you have a lot of bad reviews. And here is one more. You obviously either have a thief in your office or you are trying to pick and choose who you want to be a tenant in your apartments. First off, you try to say that you did not receive payment of rent from us, and then do not notify us like you say you did. We did not receive anything in the mail, nor any type of notification from your company until you were on the verge of evicting us. Asking for a money order receipt almost 3 weeks after rent was supposedly late in February. Now you want to try to evict us this month for non payment of rent. We just got served this notice on our front door and it says we needed to remedy this by 11:59 pm April 17, 2017. Again, no call, no letter. Now we must find our money order receipt, and still go to court, and pay your court fees? Im sorry but you are not professional by far. Then let the judge decide to evict us on top of that? I never signed a rental agreement in the first place with the old owners and now you want to put an eviction on my record. I know you probably have no idea what its like to be a single, homeless, mother do You? Nor do you care. So its our fault things disappear in your safe drop box? If you look at our record, we have never not paid rent to you on time, except these two times in question. Nicole, you are a very rude person and you are not a very good manager/owner or whatever you are. I am going to investigate who the owner is. Hopefully you arent. And if your not, I will be contacting them and let them know that they need to investigate you frauds on Glenn Creek. On another note, in these other reviews it is clearly headed Response from the owner before the response is given, so ifCrown Property Management Inc. is just a company that manages properties for the owners of those properties, then why are you putting that title on in your response to these reviews? That is not ok to portray yourself as the actual owner because it is misleading. It is also a lie that you mail out notices first class. The only notices we ever got from your company were notices of entry. You had our eviction notice posted on our door 2 days after the date given to remedy the problem. You are a liar. Please do not rent from this property management company. They do take forever to fix anything. My neighbor waited four months, I believe, before they sent someone to fix some electrical issue. She and her family could not use their stove during this time. She had to use those electrical burners you plug in to fix meals. Do you know how irritating that is? I called for this woman to translate for her and they still had her waiting another month before fixing the issue after I called for her.

TRUTHRE: Response from the owner; The first thing I did was contact you. Dont come back at me with some canned answer just to make yourself look credible. I went through all appropriate procedures with you. In the end not even the Attorney General could do anything about it. I know houses plus I know residential restoration and cleaning. Clown Property Mgmt grossly overcharged for minor cleaning. The house actually smelled better than when we moved in. I can assure everybody you are merely trying to exempt youself in this forum and it will not work with me.

We first moved into the Glen Creek Park apartments in 2015, we are from out of state in the midwest so it was a big move for us. Applying and putting down our security deposits was a breeze, they worked with us the whole time. I have enjoyed living here the past almost two years. The grounds are always kept clean, the maintenance and (groundskeeper?) Lol. Not sure what her title is, but her name is Trudy. Are so accomodating and polite. The office people are on point with everything, we have had to drop our rent in the drop box a few times because of holidays and they always put our receipt in our mailbox!We currently live in a 2 bedroom 1 bath and it was amazing from the start! It comes with everything! Dishwasher, washer and dryer hookups, flat-top stove, fridge, and even a microwave! The kitchen/dining room is open and is not stressful to cook in. The water is great, we can run the dishwasher/ or laundry and still have hot water to take a shower. The living room is giant compared to a lot of nearby complexes. We have a sectional couch, a computer desk and many other things, we still have plenty of room to walk around and space for my kiddos to play.The best part about living here is theres no pet rent and you only pay electricity! It is very reasonably priced for West Salem and you get a lot when you live here! Theres even a security officer that patrols our grounds every night.If I could change anything about living here it would be that they had more parking. Sometimes it gets hectic but for the most part I dont have any issues. The only other thing would be the leafblowers! The way the apartments are placed, loud sounds echo greatly and sometimes they come at 9 in the morning which is early for me because I work nights. But in the scheme of things the things I said above are very minor and would not cause us to move out.Finally, we have brought two babies home to our 2 bedroom and this place is very special to us. We will need a 3 bedroom in the upcoming months and I hope to stay with them. Thank you for being awesome crown property, we love renting with you!

They are the wost at maintenance we have rented a house for over a year and have never been late on rent but we submit a request to have something repaired it goes ignored for example it took 3 weeks for someone to repair a roof leak our garbage disposal has a crack in it so i have a bucket to catch the nasty water and sludge that comes out of it it has been like this for months we submit requests and get no reply when you call to talk to someone you get a answering machine leave a message and get no call back so if you have to rent from these people just hope nothing breaks...
