The lack of communication with the staff was very frustrating, I was coming from a different state and had a lot of questions and they would never answer the phone. I sent an email and it took days for a response. When I got to the area I went to go check them out before signing the lease and it was a very dirty and unorganized complex. It was very upsetting because I was literally homeless after this bad experience with them. I called them after emailing them I didn’t want to continue with the lease, and they were so quick to respond to that. I also spoke to them twice to try to get my holding deposit back and they swore they couldn’t give it to them and one of the managers said she was going to send me the policy stating that and she never did, honestly super unprofessional and the vibes are so off there. Make sure to check it out before deciding to live there..
The management for this apartment complex is absolutely ridiculous. My friends and I have been calling them for about 3 weeks now and there is absolutely no answer. Even if you were to leave a voicemail they never get back to you. That is already a red flag itself alone. Then when you go to the leasing office nobody is ever there. At that point it’s useless to associate with such bad professional behavior. Their prices are reasonable but considering how they act it’s considered unrealistic and unreasonable at that.
My brother and his GF live here. Their ac leaks, their kitchen sink handle came off, the dishwasher doesnt work, the kitchen light doesnt work and the toilet runs. They have complained about the ac, the kitchen light and the faucet multiple times. someone comes out for the ac and the kitchen light (one of many few times) said theyd be back and then didnt come back. Most recently, last thursday or Friday. The jus got their oven replaced a week or so, after it being out for months. And the stove/oven they brought only has 3 working burners. They put a bowl under their leak in the hallway and have to dump it every few hours and it gets all over the carpet underneath so they have to put a towel under it and that gets soaked eventually also. Ive noticed that these review have gotten worse after the last year or so, I wonder what changed...
German Gomez And Rolando Hernández always do a great job with our work orders, same day we submit them, they fix what needs to be fixed. They are both always super friendly and efficient.
Firstly they dont answer the phone. I called 20 times before I got an answer, asked to speak to leasing manager who was on lunch. Gave my number, she never called back. Every time I went in because they dont answer the phone one of the girls was microwaving something standing around the kitchen of the club house, they should really put a phone in there!!When applying I explained my credit situation thoroughly. They said I could either get a cosigner or pay a higher deposit, I said a higher deposit would be better but I could get a cosigner if need be due to my bad credit. No, youll just pay a higher deposit.It took these people 2 weeks to explain to me that I couldnt get in because of my credit. When I was already so sure that I had the place. They said ALL I needed was rental history and to make enough money, both of which I did. I honestly feel like I should sue.Guys, the bad reviews arent bs. I thought oh whatever, Ill deal with TERRIBLE staff as long as I get my apartment. Frustrating falls short of describing my experience with the palms.
The management is terrible. They provide misinformation and don’t care what happens with your situation. Also good luck getting a hold of them.
Horrible experience with the office. They don’t train their staff well. They tell you misinformation that screws with your money then simply say sorry and expect everything to be okay. They don’t even try to compensate for the misinformation they say. They never answer work orders. They hardly pick up the office phone. They have horrible communication with residents.
Beautiful apartments and staff that work with you. If youre willing to communicate with them and voice any concerns, theyll help you out.If youre looking to move in then I recommend the following these guidelines for the best experience:- Keep following up with them during the application process so you know what to do next, youre not done until you sign the 64 page lease (mostly informational, my group lawyer read the whole thing) and go in to get your parking permits (you need a permit for every vehicle even if not in the covered spot) and keys (apartment keys, mail keys, and pool key).- When it comes time for move in inspection: go through with a fine toothed comb. You should bring your own paper to write down anything you notice and then transfer it to their sheet. Their sheet has small boxes so I put most things in the comments. I also had my own checklist which is also a good idea.- Get set up with the RentCafe app. You can set up other residents, but you MUST set up the primary first. You have to ensure the name, email, phone number, and T-code all match. I was consistently making a typo with my wifes phone number and it wouldnt let me in. Once youre set up, get autopay rolling. Its convenient and avoids late fees, no need for checks.- Submit new work orders for the most important things you found while doing the move-in inspection. This allows you to keep track of the issues you care most about.
Please please please let me save you your time and money. These apartments are terrible. The management is absolutely useless if you want to see so for yourself try and call the office any time during business hours, you will have to call at least 20 times before you get an answer. The rent is expensive just for the location the apartments aren’t that nice. When i first began the process of moving in one of the leasing agents named Darnell started a fight with me and yelled at me to get out of his office (it was a public leasing office) because he didn’t like my attitude. COMPLETELY UNPROFESSIONAL. They have had multiple management changes in the front office there’s a new face every couple of months. If you live in a downstairs unit be prepared to never sleep the walls are super thin it sounds like you’re living underneath elephants. I’ve finally been able to move out of these terrible apartments but not without more trouble from the front office. I corresponded with the assistant manager about my notice to leave after my lease was up. I turned it in a month and a half in advance did everything on my part to make sure my move out date was secure. Only to find out right before i was about to move they had lost my paperwork, they didn’t know i was moving out they hadn’t given me my prorated monthly rent for my last month and on top of all that they told me that the assistant manager i had been corresponding with about my notice hadn’t been there in 4 months and that’s why my paperwork was never turned in. Which had to be a lie because i emailed with her personally and she met with me at the front door to receive my notice (due to COVID) not longer than a month prior.
The management here suck! They do not respond to request. Good luck trying to get anything done with these people. This is one of the worse apartment management I have ever dealt with.
I have lived here for 7 months now and truly enjoy living at the Palms. The location is great, close to downtown and many stores and great restaurants nearby. They also allow pets! I feel SAFE walking around the complex, which is huge. And the apartments themselves are nice!!I recently applied to upgrade from my one bedroom to a two bedroom remodeled unit. Meg at the front desk was amazing, super sweet and attentive, she was friendly and helped me right away. The application process was pretty simple, and Alicia was super helpful and down to earth. The price I recieved for the remodeled unit was also cheaper than i thought it would be. The management has improved greatly since Ive been here and they are making improvements to the complex as well. Im shocked at the negative reviews, because my experience has been great. I cant wait to move into our new apartment here.
Do not move here. Management is a joke, they over charge on all utilities. Management never inspected my unit when I moved in everything in my apartment did not work( outlets, both toilets, dish washer and stove all broken). To top things off they have toxic wastes spilling from the sewerage. Just don’t waste your money when my contract is up I will be moving. I expected much more for the price I’m paying. This place is a hotmess.com
They never answer the phone
First off, management is terrible about responding back or informing you about what is going on if you are having a problem or just filling out the application. The woman helping me left during the application process and no one told me. No one responded to me until I had to call to figure out if I was still able to move or not. I had to send the same documents over four times because they kept losing them or just didnt want to find them in their different emails. My move in date got pushed back due to renovations being delayed, which is fine, but from the day that I moved in till almost 4 month later I had plumbing issues. There was concrete in my pipes, but they took four months to figure this out. They never offered to reduce my rent or anything even though I could not use my bathroom for four months and rent is pretty expensive. Every time they came to fix it they kept blaming it on me for flushing tampons down the toilet. Just because I am female does not mean that I flush tampons down the toilet. I had to clean up SOMEONE ELSES SEWAGE SIX TIMES because they wouldnt send a real plumber and never cleaned it when they came to fix it. Unfortunately, I live on the bottom floor and you can hear literally everything. If anyone lives above you, beware it will drive you crazy. The walls are paper thin and no one respects other people and you can hear yelling and music throughout the night. Parking wasnt an issue until recently when they stopped caring about who had permits to park and who didnt. Also on top of all of this, I came home from Christmas break to find that someone had used my bathroom when they were suppose to be fixing my wash machine and left it in the bowl. STILL HAVE NOT HEARD BACK. I cant wait to move.
Update: The leasing office fired their employee below and has not offered any sort of compensation for the shut down of their amenities. The leasing office staff is not responsive and the phone is never answered. I will be looking to move as soon as possible and would not recommend this apartment complex.———————————————————————Darnell is awesome! He is always very professional and personable. I have lived in this location for about 3-4 years and have witnessed a high turnover with the staff. From my experiences living here, Darnell has consistently taken initiative to ensure that the residents feel welcome, their concerns are heard and solutions are provided for. His ability to engage, listen and problem solve has resulted in the retention of current residents.The location is nice and the amenities are luxurious. I would recommend this apartment complex to anyone.

We lived here a few years ago. It was a great experience. I am surprised to see the low ratings. Its in a great location and the amenities are very good. The staff was always outstanding to deal with. Any maintenance was taken care of quickly.
Moved into the complex on a whim as I was forced to move unexpectedly. Don’t regret the decision though the amenities are amazing here the spa is huge and the workout room is huge and free! Office staff is always friendly and quick to answer any questions. :)
My wife and I moved into a two bedroom apartment about a year ago. The apartment is very clean, modern with all the amenities. The staff was very polite and customer service oriented. We came from the bay area and the apartment prices are very reasonable
Been looking for a nice apartment in a resourceful Sacramento area. And The Palms is definitely one of my top choices. Had a great tour of the beautiful pool and spa, clean spacious apartments, a comfy modern common area with a fireplace ready to read a book next to. Another plus was the nice, accommodating staff.
This review does not reflect on the facility it’s self but does represent the individual that made sure I had what I needed and answered all my questions... he was always up front with me and in constant contact. Thank you Darnel and I hope the palms sees the value you in his caring and positive attitude and hires more like him!
I have lived here at the Palms for six months now and could not be any more pleased with my living experience. Whether Im enjoying the provided entertainment center or punishing myself at the communal gym I have always been happily greeted by the staff on a first name basis. I have not encountered any serious issues with my apartment but only a couple minor work orders that were resolved the same day the work order was submitted. This establishment has provided a professional, clean, and for the most part quiet living experience for me and I could not be more grateful. Thank you to Jenelle and team!

This is a very lovely place to stay! Its located right by the Arden Fair Mall and Cal Expo, by the 80 fwy. They have remodeled our room prior to moving in with nice wooden floors and granite countertops. The pool area is very clean and an enjoyable place to relax. It is not too noisy here even with the fwy nearby. The staff is very nice! The community director was very friendly and willing to answer all of my questions. When I had a problem with my washer or AC, they were very polite and placed my work order in right away. Everything is usually resolved the day of or the next day. They are accommodating and willing to ensure my living situation is comfortable and enjoyable.
The palms on exposition boulevard they are very shady... they have a high turnover in staffing but also like to enter the dwellings without 24 hour notice and sometimes they into your dwelling without permission while you are not home, and it is not office management its the maintenance guys that randomly go in to your apartment without permission!!!!!I IF YOU VALUE YOUR PRIVACY DONT LIVE THERE. the maintenance people they hire have criminal background...
The Lagoon Pool is amazing! The gym is too. Couldnt ask for more! They have a Theater room, a total of 4 pools, a dog park. Its BEAUTIFUL!!!Arden mall and Cal Expo are in walking distance, close enough to the freeway. Its the perfect location. Staff is super friendly, always accommodating. So happy to be here!
THE WORST MANAGEMENT I have ever experienced. If you are considering this complex, I guarantee you can do better. Yes the pool is pretty but nothing is worth the headache from staff that is always unavailable and careless on the off chance you actually make contact. Good riddance to this dump.
Great Place! I will be looking into moving here. Eddie the worker was so helpful and had a great personality. The area is clean and well taken cared of. The inside of the units loom great too.
I visit this property frequently and find it clean and picked up. It has a fantastic pool and cabana area and seems pretty quiet whenever Im there. The staff Ive interacted with are friendly. Overall a nice place and very convenient to Arden Mall and many restaurants.
They walk you through a model apartment telling you your apartment will be similar and it’s completely different it was my first apartment so I didn’t take before pictures so they don’t want to give me my deposit and trying to over charge me, I moved in with a old hot water heater so my bill was over 100$ dollars for only me and my son when I decided to move out they took forever to fill out papers even the apartment I’m currently staying at had to call they still didn’t filled them and fax them over so I had to leave work just to handle it. Meanwhile going up stairs to my apartment the roof is caving in and they also charge me 120$ to clean my stove and they blame water damage under the sink my fault when it’s clearly their fault and I also I talked to someone today and she inform me how they take money from people they keep a percentage from their utilities. Don’t Move Here . All my clothes also got stolen from the laundry room they have no cameras in there
DARNELL is AMAZING! If you are looking to move in here go to him because he will thoroughly take care of you. He is empathetic, down to earth, extremely competent, quickly responds, funny and lets not forget fashionable! He is not only knowledgeable about the Palms policies etc. but he also keeps abreast of overall housing policies and procedures which makes him a one stop shop and advocate for healthy living environments. I had an awful experience with another staff there and he took over my account which is why I am living here now. He has been at the Palms for a while and its really good to see a familiar face in the midst of turnover. I do not think a lot of companies understand how important familiarity and consistency is. Hope he stays for a long time because I appreciate him and from what Ive heard from other residents they really like him as well.
Ive lived at the palms for a little over 8 months now.....where do I begin. For starters, Im an extremely busy Government Analyst and am always on the Go. They furnished my apartment and made sure that I was able to transition from a hotel suite to a fully furnished apartment. The amenities are AMAZING as well. You get the resort style feel and the staff is very much so involved in the community. I went away for an assignment and could not be reached. They accepted my job for what it is and worked with me, helping me to not have the burden of worrying that Id come home to an empty apartment. The maintenance is done fast and with little effort and Tiffany.....the office/resident manager is an absolute joy to do business with. A pleasant smile and understanding heart go a VERY long way when Im customer service. She has these both down to a perfect T!!!!!!!!!!!!!!! All in all, I could have been in any apartment Sacramento has to offer. At the end of it all, Im content and extremely happy that I chose the Palms. No complex or business is going to ever run perfectly, but this staff is a well oiled machine and they are fully capable of operating such a large property efficiently and effectively. I presume Ill be a resident here for many many years to come, or until I buy a home of my own.....which is still within the scope of 5 years. Thanks Palms Staff and a personal thanks to Tiffany for being the absolute best property manager Ive ever encountered in my 29 years on earth.
Lately there is a lot of garbage everywhere. I have been here for several years and lately people leave a lot of garbage outside their doors for days and it smells bad especially on weekends ... lots of baby diapers and bags throwing liquid. I hope they do something about it.
This apartment complex is stunning! I grew up on a beach so moving to sacramento has been a hard transition for me....until I found this serene place to live. This place has a resort feel making it so easy to come home. The staff is also more than welcoming making it more of a comfortable place to live
The palms apartment are the best apartments to live in. The staff are friendly and professional. The apartments are remodeled and spacious. The neighbors are quiet and keep to themselves. If anyone needs a home then this is where your search ends. Special thanks to amber and Jamal for being so nice and always answering any questions I have.
Original Review on May 2020:This apartment complex caught on fire at 1:30 am... 16 units were affected leaving families homeless, and all personal belongings charred to the ground. How can you even start again after this?Update: September 2020, They still havent gave those tenants that were victims of the fire an investigation report.
I have lived here at the Palms for going on 4 years. And I have to say I am surprised at the severe negative reviews posted by my fellow tenants-especially when it comes to emergency repair issues. Every emergency repair issue I have had (major flooding due to a busted water heater) was completely taken care of within 12 hours. Laundry can be an issue due to availability or cleanliness but I have always been able to do my laundry no problem. I have seen “sketchy” people around but when I call security or report it- it is addressed promptly. Overall I have to say that I have really enjoyed living at the Palms. The amenities, gym, location, secure package delivery, and covered parking are great. I have never had an major issue that wasn’t resolved promptly. When I renewed my lease, they cleaned my carpets free of charge. They have always been courteous and respectful to me and my dog. I would recommend living here with the realistic notion that no place is going to be perfect.
We have been doing work for The Palms for years. Bill and Jennifer have always been great. It is nice to see such a large property that really pays attention to detail and keeps a clean property. Great company to work with.
Ive lived here for five years and can tell you the new management makes the old management look like Albert Einsteins. The new management is simply incompetent (or as one of their own employees said, just lazy). Let me explain.Ive made 3 maintenance requests in the past month. None of them have been completed. Ive called over the phone and went in-person to meet with the staff. The staff promises you things will get done, but nothing happens.I called for a maintenance check-up and was once placed on hold for 10 minutes by Tabitha. I hung up and called her back. She forgot I was on the line.I received an e-mail that someone entered my premises (without my permission) and inspected the balcony. It needed to be repaired and someone would repair it this week. Its been two months and no one has come out.I saw two suspicious individuals hopping the fence and randomly opening doors. I called the front office numerous times to report this. It took me 7 minutes to get a hold of someone. Ive concluded they dont like picking up the phones and didnt offer an explanation as to why it took so long to respond.Lastly, dont fall for the allure of the pool and gym. They walk you through this to entice you to the amenities, but the incompetent staff and lack of services have made this place go down the drain. Ill be moving out as soon as my lease ends (which cant come soon enough).
I wanted to take this time to thank the entire team of the palms for making my move in experience great. They were all so very helpful in getting me moved on time, I appreciate their efforts. The last and final thank you goes to Jahmal, he helped me from start to finish. He was above professional and was such an amazing person to talk with through out the process.
Loved my apartment and amenities. Unfortunately my wife and I were having some financial issues so I immediately went to speak with management and was told that if I could move out before the month was over I could exit my lease without penalties. My wife at the time was 9 months pregnant with our second child and due any day but with the help of family we packed up and moved out within a couple of weeks. We returned the keys were told if the apartment was in proper condition we would receive some of our deposit. My wife’s mother cleaned the apartment and we knew the carpet would need replacing of course but for the most part it was cleaner than when we moved in. About two weeks after we moved we received a bill for about $5000 stating cleaning fees and early lease termination. I went to the office to find out what happened since I was told that if I hurried and moved I would be avoiding these fees. I was basically met by a whole different management team and told that prior management had been fired and the agreement the prior management had given us was unable to be honored because they did a lot of things they were not permitted to do. I was livid because we could have stayed there and my family and I could have just rode it out and figured out how to pay rent. This will ruin our credit and our rental history. They also stated on there end that we just left. So needless to say we have to seek legal help because I am sure we are not the first nor the last this unfortunate situation has happened too. If we knew we would be charged we would have never left. The apartments are great but the overall company is a scam stay clear of this place if you ever want to be able to rent a decent place again. We also had a broken air conditioner for the whole 9 months we were there which raised our bill extremely high management kept saying they would pay the bill after fixing the unit they never fixed the unit completely turned out the maintenance installed the thermostat incorrectly so it would run all night and not turn off. Management refused to pay the bill because we only complained “once” which basically left us in another situation. Needless to say we had a rough time with management a lot of tenant blaming. It was a nightmare that we are now going to be stuck with!! Just choose wisely before renting here because we sure didn’t my wife was so excited to move into this place now we wish we would have just looked elsewhere!!

I am a current resident and my washing machine has been broken for several weeks. A phone call with an update on the work order progress would be easy. Fixing it does not seem to be a priority. Instead, the washing machine I pay for is out of commission 😞9/30/19 UPDATEI have called the office several times. Unfortunately, we don’t seem to make any progress unless I’m mad. I have been waiting for my washing machine to be fixed since 8 September. Sad10/14/19 UPDATEMy washing machine was eventually replaced with a new one11/4/2019 UPDATEMy car was broken into last night
Making this post as if 3/12/20 thebpricing shown online for $1,055 is untrue! That pricing is for their classic units unrenovated ones. Witch no longer available the only have $1,300 and up. They havnt updated any of the ads I assume to speak your interest. Then price you for the more expensive ones witch makes me believe all of the negative reviews left an right. So be careful of this place the false advertising should your first sign. Anyone questioning whether the management is the same as the ones spoke about in the review. Are indeed the same ones who took over in 2016 from what the office lady just told me on the phone. UPDATE 03/15/2020 Ive been replied to with an obvious copy an pasted message which shows how much they care about these reviews an what you have to say. This place is a no go an please be careful an do not let the pool fool ya lol.

This place is all about fee’s ... really don’t like staying here plus the stupid landscaping people start lawn mowing at 7 in the morning! Sometimes even earlier. So annoying especially when it’s your day off and you want to sleep in. Ugh, the pedestrian walk in handles are always broken. They take forever to fix them. The pool is lovely and the apartments are spacious. Just wish management manger a little better
My wife and I have lived here for over 3 years and we love it here. The staff is awesome and our apartment is very quiet and private. It is a great location right next to Cal Expo and the freeway, I love being able to walk to the state fair and other events and never pay for parking!
Cheap but falling apart. Even though its a gated community they dont leave the laundry area open 24/7. The charge a ridiculous amount to pay rent online, so you have to go in person each and every time. The office staff are clueless about how their own system works. They refuse to do anything about the dry rot out porch. They dumped a ton of money in the club house but its not accessible 24/7 even though we are paying for access to the facility. Honestly the only redeeming this is the price. Almost forgot that they will turn off your water without warning or cause.Recently my roommate has had their car broken into twice and stolen, all three events happened on the property. Although it is a gated community they actively do nothing to remove homeless from the property. Be wary of your personal property whilst staying here.This supposed to be 1 star. If it says 5, either The Palms is paying to show 5 or Google is somehow getting worse at internet stuff.
Been here almost a week after having to move suddenly after living in a complex where the landlord refused to fix a hazardous mold problem. From the moment my husband and I came in looking for a place, Cornelius was super friendly, extremely patient and very kind. I am 9 months pregnant and he took getting us into a place as serious as we did. We’re lucky to have come in that day and get his help. As someone who works with the public consistently, it is refreshing to meet others who take customer service seriously. If it weren’t for Cornelius’s help and kindness, an already traumatic experience would have been much worse. We really appreciate him and look forward to the next year at the Palms.
Under new management! This place has definitely gone downhill. The pool and clubhouse are really nice, but it is not worth the constant problems. They used to have a free trash service, but they have a mandatory $20 fee for removing your trash. Even if you do not want this service! They also give you this ugly garbage can that HAS to be outside your door at a certain time and HAS to be back inside you home by a certain time or they charge you a penalty. I dont want that gross bin in my home! This is just one example of the many things they do to get more money out of residents. Dont be the person that wishes they had listened to these reviews. Just find somewhere else, trust me.

I find it odd that all of a sudden, there are bunch of five star reviews written 5 month ago. Read the reviews: here and other places. Avoid the palms and save yourself the stress and mistreatment+ 6/19/2017 No running water without notice. Emergency maintenance line goes to voice mail. This is not the first time, nor is it a rare occurrence+for the response the apartment provided me:WRONG! youre either a liar or doesnt even know/care what service you are providing. I see workers taking trash bags (whether they are in a BIN OR NOT) from the units like 4pm sometimes. Next time I see one I will record and talk to them and bring you proof. If we need to go that far. Also, please respond to my email regarding early lease termination. Ive been a resident for 2 years whose never had any problems, but now I am sick of it all.I have lived at the palms for 2 1/2 years now. Tenants get treated unfairly by the company and the management. There is a $25 charge for the mandatory porch side trash pick up service (which no one asked for), and they charge another $25 for each trash violations. This includes leaving the garbage bin out outside of the hours of 7pm-9pm. The problem is, it is rarely picked up on time. Sometimes it sits outside your door until noon the next day. Then the management knocks on your door and tells you to throw it out yourself - and charges you violation fee.Mind you, this is for a MANDATORY service you must pay for, and you are punished by the company not doing its job.(They tried to tell me that the reason my trash wasnt being picked up on time was because I did not have it in their provided trash bin. However, no one ever uses the the trash bin, and its been a year since they started providing the service and it was never a problem. Trash bin or not, the pick up services arrives whenever they like)
Old units, outside look great inside everything is old.The management overcharges for some utility fee, and watch out if you plan on getting your deposit back, good luck, they will hire super professionals for your deposit moneywhich for 1 bedroom apartment they charge for carpet cleaning 135 dollars and super cleaning crew that charges 150 to clean 1 toilet and 1 sink. We paid 730 deposit and getting back only 200 so watch out before you make a move there. They like to throw some service fees as well.
6/19/18 The mandatory trash service is a nightmare. Imposing $20 extra for garbage pick up but many times the staff doesn’t pick up the trash. For example, in the month of May it’s been about 3 days trash not being picked up. Yet they imposing another $25 charge if you leave your bin outside. They charge residents mandatory $20 fee but failed to provide service. How is that fair? We must follow their rules but they don’t have to follow their own rules? Makes no sense. This is our 2 years of staying mainly because I love the pool area and convenient location but in August our lease is up so I’m putting in 30 day notice. We can’t life in a place where the management and owner do not care about the residents only about money and fees.Very unhappy with management because they imposed mandatory $20 fee for trash pick up but they continue to fail to provide services.Also being unfair to us, our neighbor is able to park in 2 under the awning parking spot even though they specifically told us that is only 1 car per household. I don’t know why he has such privilege but it certainly unfair. We can’t wait to leave this premises once our lease is up.The management is not reponsive to these situations after several phone calls and emails. Letting me know that they don’t care and professionalism is out of the window.Plus it’s expensive and continues to add fees for every little things.

The ladies who work in the office are nice enough but this place is all about fees fees fees. You end up paying way more than they advertise and will constantly take advantage. It costs 50 DOLLARS to make an online payment. Oh and lets not forget about the fee to get a laundry card, the fee to get keys, the rental application fee, the late fees, oh and of course the fee fee. I hate companies like this.
I really like The Palms Apartments and great customer service, Whenever I go in to the office I get great service, Janelle is always helpful whenever a resident needs something she always responds in a timely manner, and is ready to help. I am very thanks full for Janelles help, I would definitely recommend this place to anyone looking to move.

These people are as bad and as shady and as dishonest as they come. They will act like they are not salesmen and then will try to scam you, move the goal post on you, and lie to you every step of the way. Here is my experience:I toured an apt with the old leasing man, Cornelius. I told Cornelius that my application would be denied right from the beginning since I had no rental history in the last five years so I would need a guarantor, my mom. Sure enough, after the report and $200 for the holding deposit, they denied me since I didnt have rental history in the last five years but I do in the last 10. Also, he said my mom, who is a homeowner of 40 years, doesnt have rental history either, which is a flat out lie. This guy is seriously low wattage. Not only did he deny me, but in a weasly way say I would have to pay an additional deposit of $1440 on top of the base deposit of $500. Whats the point of a guarantor?------------*****PLEASE READ*****------------So then he says I can take out a bond by an even shadier 3rd party company to cover the add on deposit. You want me to pay a non refundable $250 to a company that has a website that was made in Microsoft Paint so they will give you a $1440 bond for a deposit that youre gonna keep anyway cause, lets be honest, youre crooks, and so they will chase me down to get it? No.I say, well Im not doing anything like that and if Im denied, then Im denied and I want my $200 deposit back. *He actually says Ill give you the deposit back*! No less than 30 seconds later...GUESS WHO IS MIRACULOUSLY APPROVED AND DOESNT NEED AN ADD ON DEPOSIT? And now I can somehow use my mom as a guarantor. Con. Artist. But a bad one at it.I havent decided to take them to small claims court yet to get my $200 back. I have witnesses of all my conversations with him. I am definitely writing another bad review for FPI Management, the parent company, and am definitely registering a complaint with the Better Business Bureau for shady business practices.

There are bad services through my stay in the complex. There are many problems on the part of the residents. We hope the administration will make sure of the people before they are approved.
Jenelle was very helpful she Called and made sure my work orders were completed and helped me speed things up. I love the pool and vibe at the palms its so relaxing.
Incompetent and irresponsible management.The people who run the leasing office are lazy, useless, and seem to be unqualified for their positions. Over half of the time, they arent there. Youre stuck talking to the part-time, college student employees who have NO idea what theyre talking about. The management constantly allows these employees to give the wrong information to residents --- and then blames it on the resident for having false information.The apartments are decent, but not worth having to deal with the terrible management.
Horrible customer service and hidden fees. Strongly advise against even applying here. Management has no capability of functioning on their own and need to have their hand held every step of the way.

This place sucks ass. My boyfriend and I applied and it seemed really nice at first, but the application process took two weeks and we had to call them EVERY step of the way to get anything done. They never called us with any information or feedback on our application. To make matters worse, we go in to the office to try and wrap things up, and they tell us our deposit is actually going to be doubled the original price they had quoted us, because one of us doesnt have rental history. Which is understandable, however, we TOLD the agent that the FIRST time we went in, and she didnt say ANYTHING about it being more expensive. We had no idea. They wasted two weeks of our time. It was ridiculous. They are beyond incompetent and deceiving.
If you want know the honest truth about this place AVOID THIS PLACE AT ALL TIMES. This is coming from a FORMER EMPLOYEE. All the reviews you read on here are TRUE. All of the 5 star reviews are FAKE and padded by the management team to lie and make this place look better than it is and trap you in a lease. They don’t care about your well-being, your apt will constantly fall apart, ceilings will cave in and the owner and company won’t even bat an eye. The Big Manager There Teresa is a Flat out liar and minipulator that HAS to hide behind a Computer screen cuz she’s too unprofessional and childish to talk to anyone in person (she will literally lie and say she’s not there when she’s IN the office). She is nowhere near qualified for this job and cries everyday cuz it’s too overwhelm for her when she doesn’t do anything. Your car with be broken into or stolen even in BROAD DAYLIGHT (nobody will care) and all they have to say for it is “you can’t put an address on crime” yeah true but you can damn sure do more to help stop it reoccurring on an EVERYDAY basis! SOOOO MANY FAIR HOUSING VIOLATIONS THAT GO ON HERE!! I have seen with MY OWN EYES. MULTIPLE files are missing leases, renewals, there’s SOOO many unauthorized guests but they only make a big deal if they don’t like you personally. They play favorites just because you “know the owner” (fair housing) . They have unauthorized pets on the property that poop EVERYWHERE and if you call the office don’t expect anyone to come because they don’t care at all! We’ve had to lie to guests and potential guests about what goes on at the property because all they care about is MONEY! Pests infest the whole property pretty much and they have a cheap pest control that will pretend like it done but ants/rats/roaches you name it will show up every single week. I suggest anyone that has encountered anything with this place sue because 9/10 they have lied to you or tried to minipulate you. The owners are too cheap to hire better/more security, Fix laundry rooms, fix gates so they won’t stay open 24/7 and let anyone on the property. This is coming from a former employee that they LIED to about bonus structure because they are cheap and money hungry so when I brought it up to them coincidentally they fire me 2 days later with NO REASON other than to hide their secrets from getting out but I’m done being quiet I’d give this place a ZERO if I could and I worked AND lived there!! So take my advice look elsewhere if you are loooing for a home because if you go to the palms as long as it is owner by a Couple or Teresa and Holly still run that place you will have the WORST AND I MEAN WORST experience and total waste of money. You can only take someone’s review so serious but this is coming from someone who’s actually been on the INSIDE so think 50 times before you think about moving here. Move to the Fountains next door. FPI management sucks!!! They dont know whats going on most the time... they have no communication with the residents, the one reason they are here... To many time restrictions on our lifestyle. However the palms has a nice pool, and gym. When its open...
Office is so stupid I filled out three work orders to have my deck replaced because the wood is completely rotted out and it it took 6 months. They like to tell you the will fix that right away then they ignore you. When you go back to complain they say I have no idea how that happened. Its so hard to get anything fixed. Its really expensive to be living on an apt with broken everything because they refuse to fix anything.
Would give it a five if they would actually carry out fixing problems upon multiple requests. Also people leave thier garbage everywhere. Multiple people have had there cars broken into. People let there dog roam freely with no supervision. They also dont clean the pool regularly.
I would give 0 stars if possible. Ive lived here 2 different occasions over the last 5 years, and things really havent changed.Cons:-Cheap outdated appliances, electricity bill will suffer.-Drafty doors.-Not enough permit and non-permit parking.-Leasing office workers are ignorant, dont communicate amongst each other: They mailed my deposit refund to the apartment I moved out of !! WTF?!?! The manager claims they didnt have my forwarding address ... I provided the address twice, in email and on their own move-out/end-lease form... Seriously... just soo dumb.-Move-out charges are ridiculous: $170 cleaning fee, $10-$50 per: key, parking permit, or keycard if not returned.-Washer/Dryers, & soda machines, coffee machine is/are always busted.-After your lease ends, rent goes up encouraging you to move out.-Security, (lack-of) : Bums are constantly going through the dumpsters.-Dog owners dont always pickup their droppings.-If you live on the bottom floor, you will always hear the people above.-Smokers: no one abides the smoke 10-20 feet (hell even 1 foot), away from the building rule.-No water fountains in gym area.-No one enforces the no alcohol in pool area rule.-Volleyball court... being used for beer pong court. Wow.Pros:-Decent gym equipment.-Lagoon (main) pool can be relaxing if too many kids arent unleashed.-Location: close to freeway and downtown.-Maintenance crew is pretty good at fixing things in timely manner using the online system.-Online rent payment system.After 2 stays, 18 and then 24 months, I would NEVER rent/live here again. Be Warned!!!

Trying to help others and get the word out, this is what I posted on Yelp.STAY CLEAR FROM THE PALMS!! Not worth it. My sisters car was stolen within 1 month of moving here. It is not a safe area, although they make it appear like it is with the use of cameras and a gate. Its not worth it to be in this sketchy area and get your CAR stolen. Very disappointed, avoid at all costs! I wish I did more research on these apartments and paid closer attention to all of the reviews.
Horrible place. Manager is the worst. Just moved in in December, apartment was dirty, rodent droppings and mold. Leaky ceilings and all they do is paint over the stains instead of repairing. Renovated? Haha ! Cheap cabinets and flooring doesnt make it good, only makes a pretty picture. Gates always broken, security is a joke, MYBCAR HAS BEEN BROKEN INTO SEVERAL TIMES. MY NEIGHBORS TIRES AND RIMS WERE TAKEN OFF, CARS ON BLOCKS! WHERE WAS SECURITY? Office Staff is mediocore.. The guy Jordan helped me, he should be the manager he at least tried hard to help because the real manager Theresa is never there, never calls you back, and hides in her office. She doesnt want to handle problems only talk fast and say she will email you back. Poor management skills. Im trying to get out of my lease, this place is a pretty picture thats an actual dump with a horrible staff. Seems like new faces every week. No one stays probably because of the terrible leadership or the rats running around.
I had lived at The Palms with my roommates for two years, and unfortunately, with my second onsite unit, we had nothing but issues, and were extremely disappointed with the way that things were handled by management.At both our old unit and new unit, there were very big problems with how they processed our applications - with the new unit, they even exposed another residents personal information by pairing the wrong existing resident with an onsite transfer.We moved into our new unit with: bug problems, they sprayed without notifying, they improperly had us re-pack our things immediately after moving in (this turned out to be unnecessary), caulked over mold, failed to repair broken door frame from break-in promptly after moving in, failed to repair wobbly toilet in the master bath, exposed wiring, faulty outlets, broken AC unit, cut internet line (when we were paying for service), maintenance left holes in the walls, faulty oven that smoked out the apartment, leaky dishwasher for 7 months, and a water heater issue that they never fixed, cranking up the water heater to land us $700+ in power bills.On top of the $700 power bill, they also took every penny of our deposit, even though we were good tenants, and charged us a petty $95 on top of that, and threatened to send us to collections.This list is not exhaustive of our problems. We are very glad to be moved out of The Palms and would encourage anyone that might be looking at the property to run FAR FAR AWAY. Jennifer Pharr is a terrible office manager and does nothing more than serve a purpose to extort money from residents in order to run what is considered a successful business. The office team at The Palms is not properly trained, nor qualified, and should not be operating the complex. Absolutely terrible customer service and complete lack of care for tenants.This is a truly awful property that is run by what I consider to be extortionist slumlords, and would never recommend living here to anyone. Absolutely no consideration is given to people that live at The Palms, and until the owners decide to make a crucial change in management preference, I strongly discourage anyone from considering it whatsoever.Hopefully, management routines will change, and it will once again become a great property to live at -- for now, there is a lot of work that needs to be done.
It has been over 60 days since I moved out and I still do not have my deposit. I am now using whatever methods I can to let people know that they act like a typical corporate run apartment building. Cheap on fixes, and unforgiving on errors. Also, dont live here if you have a pet with a flea allergy or sensitivity. The day I moved out my dogs flea allergy cleared up immediately. I believe the flea problem is so bad because of all the stray cats running around the complex, but honestly I am not 100% certain what causes it. The only redeeming quality of this place is that it is relatively affordable and the ammenities really are pretty nice. But 60 days to get a deposit to the tenet is unnacceptable. I am going to continue to review on whatever outlets are available to me because its really the only leverage I have to let the complex know they need to do a better job of handling situations like this.
Weve been trying for 3years to get hot water in my apartment, and a balcony thats actually legally safe and not rotting apart. But in other news besides the roaches,, and since Jennifer says its not their obligation,, may i let you all know there are 3 registered sex offenders living on the property. One of which was recently confronted for having an errection and touching himself at the lagoon(pool) while everyones kids were at play. They have countless violations. And i have a whole list of illegal charges and fees out of this world. Images and proof of office staff buying and using drugs even offering to sell me some. The list can go on and on but, This place is a total bust and after legal action i will be on the first flight out of here..

Not recommended, will rip you off of your deposit even if you have stayed just for a couple of months and kept the place extra clean. Had to stay here for a week (until my place was refurbished )and they charged for paint ( the apartment didnt need it, even the checkup lady mentioned it)If you value your money go elsewhere
The girls here are dumber than any word I can describe. They have no common courtesy or sense. THEY WILL ENTER THE DWELLING WITHOUT YOUR PERMISSION! they came into our apartment and I wasnt even fully dressed. Thank God I had the extra chain on the door. If you have a ccw pls be aware of this type of situation. The communication is non existant with the front office and THEY DONT FIX ANYTHING. Although maybe they are only fixing the newly renovated homes because theyre pushing everyone out with the older ones. Even a maintenance man told me theyre throwing all the old stuff out due to the renovations. I asked him, what about the older model homes? He replied, thats a good question. Im sure you can all speculate what he truly meant. Even as a decent human being at the front office, how can you treat people like animals? To know that you are only treating people this way because you are trying to renovate the property is absolutely ridiculous. Someone has died at the palms and found in the pool and none of the tenants were not informed. Although if the laundry rooms are being rummaged through and items being stolen they will contact you regarding that. 😒 Im sorry but my eyes cannot roll back far enough. Not to mention all the stolen cars being dumped on and around the property, which then attracts looters. Stripped cars are always seen. A couple had also been brutally assaulted and robbed in their home in the middle of the day. You would think the property would try to alert you of these happenings to ensure safety, but of course not. Again LACKING COMMON COURTESY AND SENSE. To sum up I will never be able to forget those wonderful faces that entered the home without letting anyone know they were coming and when I wasnt properly dressed.
We have been here 4 years and it has gotten worse every year. Thing only thing that good about this place is the location - their only saving grace.The apartment being gated is a joke & does nothing as I always see cars with wheels stolen, homeless people walking around and dumpster diving, sketchy looking people who probably dont live here walking around all hours of the day. The security they have a night is also a joke. We havent had anything major happen except had a set of hubcaps stolen once and a car cover stolen twice in our 4 years here. Thank goodness.Theres also never parking for residents because they dont enforce parking permits for permit marked spots. Half of the time youre probably parking on the street. The street typically has a few cars that have been abandoned - you can tell by all of the cobwebs on the tires of the car. Also, you can periodically expect to find someones window shattered on the street.The maintenance requests here are a scam. I have requested repairs for mold, water intrusion and much more in the past. Sometimes they take a couple of weeks to reach out and other times they mark a project was completed when no one ever came out here to check our apartment out or if they did there was never any communication about it. So whatever issues come up - expect to deal with it for longer than you should.There are always different faces at the office and they always have an attitude. As far as Im concerned - the fact that were even paying for this over priced shoebox is the fact that they even have a job so show some damn respect. You have to go in to get anything done because they dont answer the phone most of the time.Paying rent is a hassle as they charge a ridiculous fee to send a payment electronically so anyone who has a brain has to still use checks and walks it into the office like were time traveling into the past. You would think they would make it easier to pay them their damn money.The landscapers start at 7:30-45 waking up the whole freakin complex. They do it slowly because they know they are not supposed to start until 8am. Absolutely ridiculous.There are stray cats everywhere but dont worry theyre fed by all of the rats running in the parking lot.I feel in the last few years (especially since FPI started managing this complex) the service has gone downhill, crime in the apartment has gone up and the prices are skyrocketing with no perks at all (Sequoia, the previous management company, had perks for signing on for another year). They try to get you to sign on another year of offering you the discounted price of someone new off the street coming in. Youd think that your loyalty is worth something but no, not to this company.You do what you want but I would not recommend someone to move here if you have a choice to live anywhere else. I mean, ANYWHERE else. Seriously - all of these bad reviews have the same message. If they cared at all they would take these issues into consideration and address them but they dont and wont. If the day ever comes that they do, Ill update my review and for now I only have awful truths to tell.
Noisy, management violates its own bylaws by allowing grounds crew to start machines as early as 6:30AM. A lot of riff raff, break ins, theft off patios, and suspicios death on property. Word from neighbors that had their cars unwarrantedly towed in the middle of the night that management was in cahoots with towing company. Stay clear of this property. Lastly, end of term expect your rent to raise unrealistically high. IE: for additional year is up to 25% increase.

I was shown a model apartment, the following day I put down a deposit online to reserve an apartment. The day after that I called and scheduled a time to view the apartment which I was told was not only vacant but ready to move in. I got to the office and no one had any clue about my appointment and when they finally got around to show me the apartment they tried to show me another model apartment. I wanted to see the actual unit, not a model unit. Previously Id rented a apartment and the management wouldnt show me the apartment. The first time I got to see the apartment was the day I moved in. In REEKED of cat piss, it was horrible... I had no choice but to move in to that unit because they told me they didnt have any other units available that day and I had a full moving truck... So I dont trust aparments anymore and insist on seeing the actual apartment, and NOT THE DAY BEFORE IM SUPPOSED TO MOVE IN so Im trapped into a lease and no longer have my deposit.The Manager at the palms got rude with me and told me they couldnt show the unit, I told her I made an appointment the day before. She then without even knowing the unit number lied to me and told me it wasnt vacant. When I called her out on that she lied again and told me the unit wasnt ready to show. And wouldnt be ready until the day before I was supposed to move in. I told her then why was I given an appointment? She got ruder and louder (very unprofessional).. I told her I wanted my deposit a credit check fees back, she refused to refund my fees.Horrible Manager
If I could give this place NO stars I would. I dont even live here, my friend does, and I have never seen more ROACHES IN ALL MY LIFE. First one crawled up out of the sink and nearly gave me a heart attack. The next day I go on her patio at night and its INFESTED with more than 20 roaches running all over the place. And when I went to go complain for my friend, they told me because I dont live here its not my problem and the lady also tried to tell me those arent roaches, theyre water bugs and theyre all over the city of sacramento, its really their problem UH NO I KNOW WHAT A ROACH LOOKS LIKE. Sooo when my friend went over there, they assured him they would come spray, (which they did) I came back a month later to 4 DEAD ROACHES inside her house (she didnt notice for the life of me idk why) SO THEYRE BACK. They also spent what looks like a great deal of money on this god awful patio, roof thing for the leasing office, that took 4 parking spots away. The management is rude, the neighbors are loud, ghetto and rude, and if youre gna be paying over 1100+ in rent, might as well ask the roaches for rent too!

I would give 0 star if possible. The funny thing is that the one manager tells me the entire community is smoking free, and I’m not supposed to smoke in any corner of the community, then like 3 hours later, 2 managers smoked by the swimming pool. So is that smoking free for residents only ?
They nickel and dime you for everything. One of the many examples is the ridiculous laundry washers and dryers. Also EVERYTHING breaks in the apartment! your AC is guaranteed to go out once or twice during the summer and vice versa for the heater in the winter. Another thing is that the aprtments are not very insulated at all therefor your crappy AC has to work over time not to mention all the money thatis literally going out the door. When I first moved here a year with different owners, the rent for a two bedroom was 750. Now its more than 800 and i still get the same crappy apartment. These people that run the place are all about FEEs FEEs FEEs. Trying to pay online? 40$ convenience fee WOO WHOO!
