I just moved to Harbor Oaks. The leasing staff is outstanding. Maryvic is AMAZING. She is thorough, responded to all my email question quickly (and there were many), professional, and kind. All my apartment issues were resolved the day that I reported them. The maintenance man (wish I knew his name) was prompt and thorough. So far so good. Glad I chose Harbor Oaks.

I moved to this community couple of weeks back. The apartments ambience is good with lake view. I would like to thank Ajay Lawson in particular who was so helpful in guiding me in all aspects. I would like to give her an Excellent rating. Also, Mary and Sara are the best and always prompt in responding and clarifying the doubts. They are very professional. I would like to rate both Mary and Sara Excellent. And not to forget the Maintenance staff. They are very skilled and professional. Kudos to them.

Update: they finally fixed the gates. It was at least 3 weeks since posting and getting a reply that the gates were fixes where it seemed like the solution was to keep the gates open 24/7, which seems to defeat the purpose of a gated community. But today, several weeks later and after 2 years, they seem to have been fixed. This is truly great, I probably would have renewed my lease had this been done sooner, the complex itself is very nice and my experience with in unit issues and repairs have always been prompt. But when you dont know if you are going to be able to get to your home, that a gate issue will literally delay your arrival, it really takes away from a great place to live.They refuse to fix the gates, been 2 years of consistent issues with their gates and doors. They did however made sure to use their resources to protect their garbage better.

I have lived at Harbor Oaks for two years and have nothing but praise. I love it’s beautiful community lake, nearby walking trails, and peaceful ambience. I’m excited to live here with my soon-to-be husband in the next month to show him what an awesome place it is. Maintenance requests are always taken care of timely and I appreciate them so much. Sometimes they’ll come within the hour of me submitting my request and take care of if it right then and there! To top off my experience thus far, I have to give a huge shout out to Mary in the leasing office! Mary is hands down the best leasing consultant out there! She helped my roommate and I out immensely with everything when it was time to renew the lease, and all the paperwork involved with my roommate moving out and my fiancé moving in after we get married. We were in a bit of a bind/time crunch, and she really went above and beyond to help us out. Simply put, she is kind, hard working, and gets the job done. My roommate and I absolutely love her and have nothing but praise! If there was an MVP award for Harbor Oaks employees, it should go to her! I look forward to continuing living here. Thank you Harbor Oaks for providing an amazing living experience!

The staff was excellent to work with. They went out of their way to help me, within the rules of their employers - and they made my time there enjoyable. Ajay, Sean, and Mary provided excellent customer service for a beautiful location, while maintaining their professional code. Property management is difficult, as they have to act as the middle man between you and a disinterested owner. I lived there October 2020 long enough for my mother to pass away, forcing me to relocate within a month of moving in to care for my disabled father. While I was required to follow the terms of the lease to move out on short notice, (30 day notice not accepted without a months advance payment). The team put in a request on my behalf for a refund due to the circumstances, made it easy to move, and was caring given the situation. I received the refund, which made the finances of it all so much easier. The reason I did not rate it five stars, is because the buildings are aging, and require some investment. For instance, the kitchen cabinet drawer veneers were peeling, and needed replacement. But, Ajay addressed the maintenance issues within a week of me telling them. Like I said - excellent property management team!

I loved living in this community. The grounds are gorgeous, and the staff is always so welcoming! They really care for the people who live here and do all they can to make it a pleasant experience. Even when I was transitioning to a newer living situation, the staff was so helpful in helping with the transition! Mary Vic was especially helpful in this process. I would highly recommend living here

Great staff and great amenities. Ok got that out the way, Ive been here for over 3 years. After COVID theyve reopened the amenities, but refuse to keep them up. The hot tub has been down for about a month due to covers that you can purchase at any pool and spa store for under $40. Everybody still frequents the hot tub, eventhough its much colder than the pool. The management has significantly gone down hill. Ive brought this to the offices attention multiple times now. I post on the Harbor Oaks resident board frequently and also send reviews/ maintenance requests to fix it for no avail. Whoever runs this now should be completely ashamed!

As far as I’m concerned this place is a hidden gem of Sacramento. I absolutely LOVED living here!!! I stayed at Harbor Oaks for two years, and the only reason I left was to relocate out of state for work. Perfect for dogs with the spa and dog park right in the complex. I never had a problem with management. At worst they were professional, and best they were downright familial. Work orders were always completed promptly. They are also very good about spraying for bugs, I never saw anything alive in my apartment And then you have the fireplace and washer/dryer in unit, the lake, the paddle boats, the ducks and other wildlife roaming around...Okay, just so you know that I am a real person lol there were some downsides. The homeless ALWAYS found their way in, usually by breaking one or more of the gates. But honestly I can’t think of anything else that I didn’t like. Nothing in this world is perfect, but Harbor Oaks was perfect for me. :) I would 100% live here again if I ever move back to Sacramento.

I wanted to share how pleased I am with all of the maintenance staff. I haven’t had many issues with the apartment but when I do they are timely, friendly and professional! They also take covid protocols seriously and make sure I’m comfortable with procedures when entering. Thanks to all of you!

I’m writing this on behalf of my dad SkipI’ve been living here for the past 14 years and have no complaints although I do miss Mindi Tony and Bob, I’ve recently met the new manager Heather and I think she is very friendly and helpful, anything I come to Heather and her team about they make me feel taken care of and heard. The grounds are well maintained the apartments are updated, clean and spacious and Me and my family feel safe here. Keep up the good work guys and thank you for making our stay here comfortable. I absolutely recommend Harbor Oak!

I have lived in Harbor Oaks Apartments for over three years and I have to say it’s a great place to live. I also must admit at the beginning I regretted moving in. Not because it wasn’t a cute apartment or anything to do with the grounds but because of most of the people in the leasing office. Everyone was sweet as pie before we signed the lease and rude as can be right after. There was one person in particular that was especially awful. You could simply say hello to her and she wouldn’t answer. Anytime I had to call in for any reason regardless of how small it was she would answer and act like we were ruining her day. Luckily that horrible woman is no longer here and the new office staff is just amazing! Jessica in particular has gone above and beyond for us in so many ways. She has helped us with things that we didn’t even asked her to do and that means a lot. Corporate has been open and helpful as well. During these times being kind to people goes a long way and I’m glad that Harbor Oaks finally got on board!This is definitely a community for dog lovers so if you don’t like dogs this place is not for you :) The grounds are kept nice, huge dog park and lots and lots of trees. We have only called maintenance a couple of times for small things and they get out here and get the job done in a fair amount of time. We have great neighbors that look after each other and in our experience it’s fairly quiet where we live. Granted if you live in the apartments by the street you will hear more noise but that’s just like any other apartment complex. Also you can’t beat how close you are to downtown without the downtown prices. Once life goes back to normal it will be a quick uber ride downtown for some much needed fun.

Im really not one to lose my patience but when Im lied to I have no choice. I do really like the complex, very pretty full trees, will maintained shrubs, etc. Very nice sized apartments. Overall its a nice quiet complex.They will sell you lies saying that they are very strict on parking. We were told that they tow cars without parking passes, theres plenty of parking for everyone.... Unless you are paying in your reserved spot there is little to no parking especially after about 5 or 6 pm. There are cars parked that havent moved in months. If you are trying to charge your electric vehicle in the designated spots for electric vehicles, good luck because there are usually people parked there that do not have electric cars. They cannot tow the cars before 92 hours..... But if they move their car and park there again the 92 hours resets. Theres no punitive action taken.Several people in the front office are aware that the back gate has issues working yet there doesnt seem to be any interest in fixing the back gate.. meanwhile if you are trying to enter later in the night you may have to wait a while for someone to exit before You can enter the complex.There seems to be a high turnover in the office because I almost never get the same person twice. This becomes an issue when you are trying to get something resolved and every person gives you a different answer each time.They do have great pet policies. Apartments are a good size. Quiet location most of the time. Very responsive maintenance team for fixing something in your unit.

Be very careful during Covid. They told my daughter, her bf and I 3x that we could cancel 72 hours AFTER application approval. This was not true. It’s 72 hours from submitting application even though you have no idea approved or denied. I needed to cancel due to hardship which was 5 days, not 3 and still had no approval. They kept my $400 deposit non-negotiable. I sat at the computer in their office doing all the paperwork because the person didn’t know how. Left multiple vehicles and email messages. BE CAREFUL-also rate changes daily-went up over $400/mos whole I waited approval confirmation and they will NOT honor the rent price you negotiate. Extreme poor customer service, the worst I’ve ever had. I am bummed because I would have liked to rent there when my hardship passed. Worst property mgmt co. ever. Can’t recoup my costs but hopefully can save you the same.

Dan Calkins came on a maintainance call to my apartment and did a good job. He was prompt, courteous and followed COVID guidelines. He also knew what needed to be done and got it done as quickly as possible. He also told me how to follow up if the problem should recur. Much appreciated.

I have avoided being vocal about my displeasure with Harbor Oaks for some time. I understand its a larger community and they may be tied up, but communication and follow up is virtually non-existent at times. The one person who I could never say anything negative about is CeCe. Im not sure if she is still in the office, but every time I have needed something I intentionally look for her because she is incredibly nice and extremely helpful.I am in the Belmont, which is a 2x2 at 1035 sq ft. The floor plan is all carpet, which I am not personally a fan of, but the apartment feels bigger than the square footage listed. The bedroom sizes are great and you dont sacrifice space elsewhere. The upstairs units have higher vaulted ceilings, which help make the rooms feel even larger. The kitchen is nothing spectacular, but it is sufficient. The bedrooms do share a wall, so if you are looking for complete privacy, you will hear someone in the other bedroom when its quiet. I could hear my childs tablet through the wall with it turned up about to about 75% volume.There are somethings you should be aware of moving into a place around garden highway. The main one should be obvious to any Sacramento native, but to anyone not familiar, there is a lot of homeless activity just over the levee. They camp in Discovery park and are walking around the area 24/7. My apartment faces Gateway Oaks, so you will hear them walking around at night pushing (or dragging) metal objects like shopping carts or bikes. There is a lot of street racing that happens on Gateway Oaks and the cops are almost always racing down gateway oaks at high speeds towards the restaurants and bars down the road.One last thing you should consider is bugs. This community is less than half a mile from Sacramento river, and we get all kinds of crazy bugs. Some of the spiders I have seen are about the size of my palm, but youll mostly be dealing with those larger brown house spiders. Invest in some pest repellent ($10 at home depot for a large bottle)Overall the units themselves are great depending on what price point you are able to get. I moved in 3 years ago so it definitely was not $2000 a month for me. Its not bad. It could be a hell of a lot worse, but it could also be managed better.

Great place if you don’t mind parking outside the gate witch isn’t too big of a deal since the gates are always broken and left open. Also enjoyed my car getting broken into as well as 2 of the neighbors cars in the same week but they increased security so they can patrol the broken gates. The lake is a nice place for the mosquitoes witch are great for all the spiders if you can get a garage the black widows love it. For $1735 a month its a great deal. The maintenance people are great here and the office staff seems like they care.

Just moved in and the office seems disorganized. Didn’t have a copy of the keys on move in day, gave us the wrong parking spot number, wrong names on paper work .... etc.But living here for a week I’ve found PARKING to be the MOST FRUSTRATING. When I come back in the evening it’s hard to find parking so I called to ask to get a garage so I don’t have to worry about it. Then they tell me you have to give up your assigned parking spot for a garage. We have two cars .... it’s stressful after work having to worry about having to find parking. I wish they would have told us that before I moved here.It is a nice area and it’s quiet but I don’t know if it’s worth it anymore because of the parking.

Lived here for about a year, only left because we purchased a house. Beautiful complex, very responsive staff (answered our calls, maitenence was done the next day), pool is well kept and over all very clean. Looked at other apartments in the area and this was by far the cleanest. The only downside here is that if you have multiple cars parking may be an issue, we had 2 cars and it was never a big problem. Would have stayed if not for purchasing a home. LOVED living here. Great distance to downtown. Would recomend to anyone.

Pros: Friendly staff, beautiful landscape with a natural feel, price for waterfront unit competitive or less $$ than comparable properties I considered. Mature trees. Property is quiet and noise from adjacent units is minimal. Great gym with good selection of equipment. Good size storage closet on patio. Very dog friendly with an outdoor bathing area. Fireplaces. Surrounding area is pleasant. End units have windows on two sides. For those working downtown, there is a free shuttle, which is an amazing perk given the cost of parking. Many residents have resided here long-term.Cons: Some units have older appliances in poor condition in need of replacement. The HVAC compressor units are outside master bedrooms and while some have been updated, others are ancient, inefficient, and noisier. And those units would be inefficient financially and environmentally. My toilet is cracked all over exterior and interior, very unsightly and in need of replacement. Yes, W/D is old, but it works. Community fireplace shown in the photos has not functioned the 3 times I have gone out there. Blew cold air, no flame.Overall: Complex is a reasonable price. Its large, so I understand to update would mean higher rent. Other newer complexes appeared sterile, cement and blacktop. So its a matter of preference for me to see large oak trees, greenery everywhere, and geese outside my window.

UPDATE 1/31/21:Thanks to Jessica and Heather my grievance was finally resolved just before the New Year (only 6 months later ;-). We negotiated that they would keep the $600 security deposit, forgive the rest, but most importantly, completely remove the charge from my credit report.So, now that that has been resolved, let me set the record straight:I was very happy living at Harbor Oaks for 7 1/2 years. I loved my apartment (a cozy 2nd story Lexington model which is a 1 bedroom with good sized rooms and a 6 walk-in closet. Solid construction and excellent maintenance team responsiveness. Note: I personally prefer older architecture that predates these ugly Lego flat roof eye sores that are being thrown up all over town these days.) Nice neighbors. Great location, 15 min from everything.But, as can be read below, a combo of COVID-19 and cancer caused my leave.UPDATE 11/22/20:Chris WAS all lip service. Never heard back from him.But, as divine intervention would have it, I bumped into Matt (who oversees Demmons major projects who is a *really* good guy/sweetheart) with the new COO, Dan, a couple weeks back! Dan promised to address my concerns. While it is still not resolved but there has been movement in the right direction. At least there is communication. Heather, property manager, and Jessica, bookkeeper, are handling the matter at this point. Fingers crossed.[UPDATE, 10/25/20, TO CHRIS REPLY BELOW:I SPOKE WITH CHRIS 2 WEEKS AGO, THE SAME DAY HE LEFT HIS APPEARINGLY POLITE REPLY BELOW, WHILE MY FATHER WAS IN THE ICU. LIP SERVICE?Stay away! Harbor Oaks management has gone down the tubes since I first moved there in November 2012. Back then, it had a lovely community/customer service vibe and management and staff did a great job of running the place. But, things have deteriorated over the past few years. The last straw was the departure a few months ago of Mindi, the property manager for 20 years. She was the last vestige of humanity and professionalism in any authority there.After 7 1/2 years of excellent tenancy, back in March, I gave Mindi 30 days notice in order to care for my father who was diagnosed with Stage 4 cancer the same day as the COVID-19 stay-in-place order was announced. She was kind and humane and asked me to provide a letter from his doctor and she would allow me to break my lease without penalty. I got her the letter almost immediately. But, then I didnt hear back from her to confirm. I dont know what happened, but Harbor Oaks cleaned house and she disappeared (retired) suddenly without any warning or announcement (after 20 years of service? Really?), along with her supervisor.Without Mindi, the front office staff was all but useless (gave lip service to being supportive but disempowered and fearful to do anything, in the midst of turnover and COVID related chaos. The office atmosphere was very toxic/treacherous). I tried to reach out to upper management or the owners-either of the Demmon brothers-asking that they honor what Mindi had initiated. But, no response. They just ignored me. Wouldnt return any of my calls or emails. Then, they sent a collection agency after me for the months rent *after* I moved out....after 7 1/2 years of being an ideal tenant, to be treated like this while dealing with a family medical emergency in the midst of COVID-19. So disappointing.I paid well over $100,000 over the 7 1/2 years I was there, and management couldnt muster the courtesy of even one return call (other than to delegate to the bookkeeper to chase after me?) Without Mindi, customer service has plummeted there.Customer service has tanked at Harbor Oaks. From other reviews, I can see that the staff turnover has been off the charts in the last few months since Mindi left. When I first got there, front office staff had been there for yeeeeeears. Back then, they used to be a great team and very service minded, with wonderful morale and commitment to tenant/community satisfaction. Wow, have things changed dramatically for the worse. Too bad.Consider yourself warned.

Management team is a joke.Lovely women in the leasing office- Marlette and Cee Cee are great.The maintenance staff are professional and courteous.The lead bookkeeper sent me a bogus bill at moveout claiming I owed 1000.00 to have carpets replaced. However, she did offer to discuss the charges . So, I called the next day, and sent an email and heard nothing from her.The Management Team at Demmon Partners could care less about their tenants.Dont rent at Harbor Oaks if you want to be treated fairly.This is not a luxury apartment community.

Worst experience with the neighbor in the second floor repeatedly, complaining to the management is not working!!!! People live on top of us in the second floor are throwing many Cigarette Stubs in our patio and the management warned them and every time we complain to the management regarding the stubs, Management says this would be the final warning and will not get repeated. I have a small kid n she every time looks the stubs and wants to play with it. But I could not understand when would it be the last warn for them and when this would get stopped from. They are not even feeling sorry for what they are doing. Not happy with Management and Services!!!! ! But it’s luxury apt and the price would also be luxury.I’m trying to upload photos but unable to do that. I already shared many pics to the management. Every time they come to clean after sharing the pics and they say that would be the last time. I literally want to know when would it be the last warn for them.

We have felt safe the past two years we have lived here. The construction workers and security officers are friendly. Management has always been willing to listen and help. They even brought us our mail when our apartment was being worked on. Obviously the gate will stay open for construction workers to do their job. Once the renovations are done, the apartments will be even better. They even have windows 8 on their computers while providing FREE printing and computer time.

Its Luxury alright ... for the homeless bums surrounding the apartments. & let me tell you, they are quick to steal, ruin, & break in. I have thought about approaching the homeless people myself, but they are unstable, rude, and most likely aggressive. The apartments themselves are great. Modern feel, fireplace, washer & dryer, gorgeous pools, and beautiful landscaped grounds. The front office ladies are always the sweetest. We have lived here for over a year now and the problems with the bums have only gotten worse. We have actually lived on both sides of the gated community, and can say that the problem is on both ends, but far worse on the leasing offices end. Keep in mind, I am one person, I cant imagine the problems others have seen here, as Ive heard many stories from others at the HO dog park.1. When we first moved in bums were rummaging through the dumpsters often. It was annoying, but not a huge deal for us. The neighbor that lived below us was gone serving our country for 6 months. She had 2 large trunks arrive before she did. In less than 24 hrs. our dog was going crazy at night. The next morning, he lead me to the two trunks completely destroyed and our neighbors belongings scattered all around the lawn and things stolen. I felt so sorry that she had to come home to that.2. Over 25 cars were broken into in one night. They busted out windows and went through glove boxes.3. There is a gate close by to the dog park that people use often to go on runs and walks. HO gives residents access to this gate with a key. But you dont need a key... Many people have complained about this. In fact, I watched a very upset resident show a HO worker exactly how all of the homeless people get in through that specific gate. The next day, I HAVE A VIDEO, 2 drugged out homeless guys opened it right up and headed to the dumpsters.4. Its not just night time. I watched an unstable homeless lady make a huge mess in 2 different dumpsters searching for cans/bottles. AT 9:30AM. When the office is open. Clearly, the bums think theyre welcome. A neighbor of mine, warned one of the workers that shed made a mess. He said okay, then 5 minutes later opened up the small side gate for the bum lady since she was struggling to carry all of the things she had found in our dumpsters. He should have told her to stay out. I respect that he was being nice, but he should care for the residents that support his job, not the homeless people that cause bad reviews about it.5. Our bike was stolen right out of our garage... I complained to the leasing office about it and they said File a police report so they start patrolling the area. Hold on, part of why we live here is because of the gated community and security that you sold us on. Next point...6. We have chatted with 2 security guards. They are very kind, and these problems are not the security companys fault. HO has them contracted to come through about 5 times a night in 20 minute increments. Which means the security is on site for less than 2 hours a night! The odds of them catching someone in the act is very unlikely.7. My car got broken into last night. There wasnt a busted out window, so I may have left it unlocked. Heres the thing, I always lock my car. Which means, bums probably go around EVERY night and check cars. Im smart enough to not keep anything in my car knowing HO doesnt care about our safety, so all they got was some quarters from my console.8. I went through some old clothes, not worth taking to Goodwill, so I placed them in the dumpster. Within 2 hours my clothes were scattered around the front of the dumpster. Again, bums are quick!HO is well aware of the problem. Thankfully, the residents are amazing here! The bums come through every night & in the mornings I see neighbors picking up after them. Instead of addressing the problem, Damian Properties has decided to build a new apartment complex down the street with better security, closed off dumpsters, etc. Many residents are moving there because of the bums at HO.Get security cameras!

The lease goes up every year for six years. Was $935 for 2/1, 4 years later is $1250!! HVAC system rattles walls and electric bill is double what it should be.Appliances are ancient, washer is size extra small capacity tub, front door leaks air really bad. You can hear the guy upstairs use the toilet like you are in the room with him. Security gate system is inconvenient for residents because you have to use kiosk always to open, and it is easy for nonresidents to get through by piggybacking. Cars are broken into and gas stolen. On site security guarded gates would fix it.Staff on golf carts dont watch where theyre going and pull out in front of you then stop in the road to chat with another golf cart and block you. Gardeners use blowers way too much with no noticeable effect. Bugs and spiders/webs are everywhere, even blocking the light from outdoor fixtures. Shrubs are overgrown on driveway corners creating hazardous driving conditions.The lake and fountains are really nice and the ducks and geese are fun. The trees are nice but too many removed during renovation.If the appliances were updated and leases were priced more affordable this could be a long term home, but the current conditions are not working for me.

The Luxury in apartments name is just a name. It is purely to deceive you and justify the premium rent rate. There is a pond with stagnant water and that must be the only possible reason to call it luxury here, in my opinion. Rent rates are comparatively higher and they increase by around 10% if you renew lease.Pretty old apartment, with old appliances - may be the ones from 90s - Energy inefficient and will result in bigger SMUD and PGE bills every month. Washer and dryer are old and small, which they cant update with bigger ones as entrance door size itself is small. They do update the cheap carpets once in a while and I believe the people laying it down does it with shoes on and wont realize that there are a lot of nails projecting out - better be equipped with a hammer, so that you can hit those nails down every time you get hurt. I agree that this will matter only to the ones that walk barefoot inside apartment.Every time you walk in to office, you will find more units available than they post on website. This, I believe is to show there is real demand and shoot up the rent rate.Office and maintenance staff are good to deal with and generally turns up for your non emergency maintenance request within 2 or 3 follow up calls. Most of the time I am okay with this, as I understand maintenance team will always be busy fixing something or other.Usually in winter, the rent rate will come down compared to summer - to a level that you will regret for moving here in summer. You can find a better place in a safer area. Would recommend it if 3 improvements were made: 1) on-site security 2) stop short-term leases 3) finish renovation or only renovate in uninhabited sections.PROS:Dual paned windows save you on heating/air, nice pools, decent gym, decent parking, maintenance is always done quickly, places look nice inside and theres washer/dryer in unit. You get exactly what they say you do when you sign the lease, no surprises. Rent increase from term to term isnt shocking.CONS:RENOVATIONS: They absolutely impact the residents and there is no compensation. Dont even think about this place if you work nights, you wont get sleep during the day while theyre updating the complex.SECURITY: No on-site security, crime and theft is common in this neighborhood. I see vagrants in the gated complex every day, usually just rummaging through trash. My bike was stolen off a locked bike rack the first day I moved in. My neighbors all have the same story. My gas cap was stolen, gas siphoned, and when I replaced it with a locking cap, they used a crowbar and pried it off. Management is aware and just recommends that you call Paladin (which is off-site). Im not sure I understand why I should call Paladin instead of the police...they wont even give you a copy of your report.Short term leasing is an option here (one week) and that increases crime. I believe this has to do with the past shootings and some of the theft I have noticed in here.Lease doesnt have a clause against smoking, so good luck if your neighbor smokes.

I got an apartment with Harbor Oaks because I liked the luxury aspect and the fact that it was gated. I was told there would be plenty of parking and there wasn’t. It took me a good 10 minutes sometimes to find something in the complex and for months now I’ve just been parking outside because believe it or not, it’s closer and more convenient. But it also defeats the purpose of paying to be a resident. Also I have had issues there because of my pets. I was forced to give away one of my emotional support animals because I was threatened with about 3, 3 day notices to comply or quit and I didn’t want to get evicted. So for a dog place, the neighbors complain like crazy if your dogs bark. Which I get but when it’s at times like the afternoon and everyone is awake, I don’t see how its that much of a bother. Take into account that I am also by a bus stop so people are always coming on and getting off and my pets of course hear that. Then when I got my third notice or whatever I was called on the phone and told.. no advised to put the dogs in the bathroom when I was at work. Which I am gone for 9 hours a day and they are big dogs which is why I had a doggy dog so they can go out and pee or poop when they needed to. Also I was suggested to use a shock collar. Which is just cruel. Dogs are dogs and they bark. Anyways I don’t want to talk about that anymore. The last thing I will say is that I have had mice in my apartment and killed about 5 of them with traps. It was disgusting and quite disturbing to see. I wasn’t able to use my kitchen for quite sometime because it had to be cleared off of course. We did notify management and yes it was around a holiday which I understand for them not coming quicker but still, it was horrible and I have pictures to prove it. My overall stay here was okay. I don’t think I will be coming back. The management staff seems nice but I have a feeling that they don’t like us now because of all the complaints and even one of the leasing agents was rude on the phone to my sister. I believe her name was Kristine or something like that. But everyone else was nice. Maintenance staff was great and for the most part took care of our problems with haste. However the was an issue with our ceiling leaking after a month or so when we moved in and all one of the guys did was poke holes in it and leave a fan there for a couple days. Then maybe a couple months after, after we brought it to the Apartments attention again it was finally patched. We just had holes in our ceiling for a while. Last but not least, there has been an inconvenient nail sticking out from my carpet in my bathroom and it was never addressed when I brought it up. So I have stepped on it several times and also my mom did when she visited. So my stay here hasn’t exactly been as pleasant as I hoped. I try to be understanding with them and look at both sides but this was the first time in my life where I haven’t enjoyed living at the complex and I have never once felt the need to doa review either. The only good thing I got out of this place was less of a commute. Hope this helps someone!

Back in the day I gave this apartment complex a nice 5-star review but towards the end of my stay my outlook completely soured. The property, the units, and the amenities are fine, but the property management staff is constantly difficult and aggressive. Just look at their responses to everyone on here and how they deny their involvement in anything. Ive had multiple instances where they screwed up on some of the most basic things (like losing my checks and important paperwork) and every time that I told them about it they denied their mistakes and tried to find a way to swing it against me.

When I lived there, there was a TON of construction going on. We were not informed that it was planned just three short months after signing our lease, and it was still going on when we left two years later.The gym is OK, but people are constantly stealing the equipment and its never replaced. The build quality on the older apartments isnt that great either, and we were constantly fighting off spiders during our stay.They advertise a park-like setting, but they spent a lot of time chopping down trees and ripping up grass while I was there.Overall, Id say this place MASSIVELY overcharges for the apartments and services they offer.

They just talk to us that you can rent the apartment, you just need to provide bank statement is ok.when we pay application fee with my girl friend and they told us the system approve you guys live here,the next step is pay deposit, and we paid deposit,they told me u can move here next week, we will sigh contact on Monday,my manager will sign for the documents, when we come back to LA and just waiting for move back, they call me, my manager dont sigh for you cause you are student, and we need your parents apply this apartment, we just arrange all everything, but we dont have enough time to find new apartment cause LA far away from Sacramento, they just wanna earn application fee and lie to us and waste our time. This is a big joke, we gonna live there rather than my parents, they need my parents apply their apartment,although we provide all bank statement and meet requirement and their system shows approve, and they dont allow us to live there with very bad attitude. You will lose money anymore if you apply apartment, they just try to get more money by application fee!

It has been crazy here for last a few months. They are renovating their building exteriors and putting on new siding materials for 40% of the building. The construction workers are all around and making a lot noise. The security gates were kept open and strangers are in the neighborhood all the time.Watch out! Living here wont make you feel a sense of security at all!

Poor management team who do not own up to their mistakes. They lost my rent check and gave me a 3 day notice to pay or leave while I was on a business trip. Had to make arrangements to come home and get them a cashiers check because they termed it as “late.” Management has asked me to place a stop on my check because they have lost it ($25 bank fee). Checks include personal information and banking information that could be accessed by anyone. They refuse to do anything about the lost check. They’ve even pushed blame on me though my roommates and I have triple checked the check amounts and quantities before turning them into management in a sealed envelope. I’ve been trying to get in contact with them about their irresponsibility however they are now ignoring my calls. Also, I came home to find out that they were placing letters for the late fee in my mailbox even though I told them I would be out of town.We’ve also experienced an increase of homeless coming into our “gated” community during early mornings and late nights to rummage through trash.Parking is not guaranteed even if you have assigned parking. I have documented over 12 instances where guests and tenants have parked in my assigned parking. Management does nothing about it and tells us to handle it even though we pay $50 a month for assigned parking. Parking cars outside of the gate comes with the risk of getting broken into. Going on walks, we see cars parked outside of the complex with broken windows and flat tires. Beware!

Some of the reviews on here seem like trolls from other apartment complexes trying to lower Harbor Oaks rating. I have never had problems with insects or noise. This is the most peaceful place I have ever lived. The apartments are some of the nicest Ive seen in Sac- very open, lots of light, wood burning fireplaces, high vaulted ceilings on the top floor, with a view that cant be beat. It feels like a vacation getaway. I have used the paddleboats once and I used the pool almost every day when the weather was warm.The location is very convenient. Close to I-5 and I-80. We love walking through the park to Crawdads or The Virgin Sturgeon for dinner. We ride bikes on the American River Trail to get to Old Sac. There is also another nice walking trail very close by. It takes less than 10 minutes to get downtown by car. Harbor Oaks offers a free shuttle service to and from downtown on weekdays.The staff here is very friendly and they know most of their tenants by name. Maintenance requests are fulfilled within a day. The landscaping is kept up nicely. And almost all of the apartments have just been renovated. It was a little inconvenient and noisy when our building exterior was being worked on, but we got a discount on our rent and gift cards for Starbucks and the movies to compensate. It only took a few weeks and the exterior looks great now. Harbor Oaks has exceeded our expectations and I would highly recommend living here.

Ok Let me start.. The apartment is decent,nice neighborhood but best part of the apartment is Jim the van Pool Driver, who is a resident as welll. He provides the shuttle service to downtown and trust me its much more than a shuttle service. Ok now the bad part.. the leasing office is rude and incompetent. Moving out is a hassle. After staying there for 3 months I moved out but they obviously charged all my deposit and I had to pay 60$ extra which make s 460$. I hired a professional cleaning service but they still charged me for cleaning. The accountant Melissa is rude she calls me after 4 months of the move out date and says if I wont pay 60$ in 72 hour then they will handover the my case to collection department. When I asked her how come I never received any letter or email for the same before she confirmed that they have sent the letter to a wrong address but they expect me to pay them in 72 hours and I have to pay that money using money order. She was rude and she tried her best to give me hard time. So if you are fine with the move out hassle this place is good to stay...

We searched ~30 apartments before we decided to live here. This was the only apartment where all 7 random tenants we spoke to across a span of 3 to 4 days recommended living here. They spoke highly of management and were very happy of the living atmosphere.We have lived in our upstairs interior Palamino apartment (which are all located near the water) for 7 months now and can write this review in confidence. The neighbors are great and I have yet to experience any substantial loud noises (barely know when neighbors are home). Our apartment appears to be well insulated but I would imagine as with any apartment that if you live downstairs, you will most likely hear heavy footsteps from time to time.Guests who come visit love how it reminds them they are on a vacation home. We like sitting on our balcony enjoying the fountain and watching ducklings grow. Theres also blue gill fish located in the lake.Storage isnt much of a problem for us as there is enough space to store things (but this is our first apartment together). Depending on where you live parking may become an issue. Each unit receives 1 assigned covered parking space or garage, for some units you can trade your covered spot for a garage (additional fee). We havent had any issues with parking as theres a sufficient amount of uncovered parking located near our unit.Perks: It is clear that management is keen on creating an inviting place for tenants to live. They organize/cater events where there are raffles and food for everyone. At the Christmas party, there was even a horse drawn carriage. During the party, we were approached by a man who asked us how we liked living here. Later, we found out he was the co-owner of the complex and gave us his card. I also really enjoy the gym that they have - it is usually empty. Maintenance in the gym (cleaning supplies & water) could be better though. We have not used the pool/spa yet but theyve just re-modeled one of the pools. From what weve observed, those are maintained and cleaned throughout the year. We also like having the convenience of our own laundry unit.Safety: We looked up reported crimes in the area and there are very few incidences.Location: We are close to practically everything. I really enjoy using the American River Bike Trail thats a few minutes away. The complex is also located near two freeways (I80 and I5). Theres also a business center where you can fax, print, get free wifi, and use their computers at no extra charge.Regarding the small shower heads in the bathroom, its true. We had to buy an extender and install a new shower head. We havent had to deal with management too much. There was a time when we requested that a broken blind to be replaced and had to submit the request again before it was fixed.We were hesitant in choosing a large unit complex (this one has 470 I believe) because we didnt want to be lost in their paper work. However, Donny and Veronica remembers which unit we are from each time I get our packages from the front office. They call other tenants by first name basis and greet us with smiles.Overall, I would highly recommend moving to Harbor Oaks. I would not recommend moving here if you are looking for a place to party as weve heard from a tenant that management had kicked out some who were too noisy.

Be prepared for yearly rent increases: some percentage last year might have been warranted by the upgrades, but it was a whopping 8 percent, with another 6 percent this year: 14 percent in two consecutive years? I think the owners are greedy.

Everythings always broken, these are cheap apartments made up to look luxury. Spiders everywhere, even with pest control. If somebody does laundry, the entire building hears this ridiculously loud banging noise the whole time. Random pieces of wood WITH NAILS STILL IN THEM lying around the grass from the renovations, IN AREAS THAT WERE FINISHED MONTHS AGO! Cars getting stolen from here lately.
