I moved into 1801 L a month ago. Austin has been amazing. I have not lived in an apartment for a few years and I have so many questions. Austin is patient and thorough with his answers. He is responsive and usually I can get him just be calling the front office. If I need to leave an email, he gets back to me usually within the hour. He helps me problem solve and is always positive. I would highly recommend 1801 L. The apartment complex itself is lovely, but the service from property management is even better!

I moved in recently and have had a great experience so far with the apartment and the staff! Austin has been extremely helpful and responsive throughout the move-in process. Also, the maintenance response time is very quick. The location is as good as it gets and I have been impressed with the amenities as well!

Lindsay in the leasing office was both incredibly personable and helpful addressing my many questions and in going out of her way to find me more information. Im planning on moving in shortly, so I cannot speak to the complex itself, but if she is a fair representation of the facility- Im sure it will be a great year.

We are long time residents at 1801L. We love it here. All staff are very friendly and attentive. If you have a problem, they are prompt in addressing your concerns. And during the pandemic, they have always considered the residents and what their needs may be. We are very fortunate and blessed. 💖

I just moved here from NC. I was a bit concerned moving to a new city and apartment I’ve never seen. From the initial conversation with Austin who made me feel very comfortable to the quick follow through with Chelsea, I couldn’t be happier with the service the team delivered. Even on move in day Austin took the time to personally walk me through the complex and answered ever question I had. The building is beautiful. I feel safe and there are so many dining and shopping options right outside my door. Highly recommend anyone interested in living in Sacramento to check 1801L out!

Beautiful apartments, but it seems like the management is only concerned about profit, not people. Ive lived here for a year. When I first moved in, I realized they leased me the incorrect floor plan. It took two weeks and the threat of legal action to get an adequate response. Then, the management actually charged me a cleaning fee when I moved to an appropriate floorplan! Since then, I have continued to be disappointed. Despite almost twelve months of limited to no access to onsite amenities, residents have not been provided any financial relief, and will even see a rent increase. When I asked about this I was told that we are paying for the location (which is truly great, but an inadequate response), not amenities. Navigating the building is exhausting because they still rely on old fashioned keys. This may sound ridiculous, but using a set of keys to navigate through three sets of locks to get into your apartment becomes annoying, especially when your hands are full. Its also nearly impossible to use one elevator because of the rotten smell that is consistently present. Youd have to be wearing three masks to not gag. On bad days, it also seeps into the stairs. Visitors have often commented on how they dont know if they could live here just because of the awful odor. Moving was also very difficult, as the elevator has an unnecessary drop ceiling, which prevents normal furniture from being moved in it (it doesnt fit a couch) - and because you have to use keys for everything, it is INCREDIBLY time consuming. On the 19th St side of the building, you are treated to all-night music from Mangos and Faces, which is tolerable so long as you keep your windows and doors closed. Otherwise, you arent able to hear anything else. Its truly astonishing how loud it can be. Parking is an absurd amount of money, so you are either paying a couple hundred extra each month or you are fighting for a spot on the busiest block in midtown. Water/Sewage/Trash is not included in rent, which seems atypical of most Sacramento apartments - so you can plan to add an additional $80/month to your already substantial lease amount. Ive looked around and could be saving an average of $700/month by leasing a typical midtown apartment. Since I dont have access to the onsite gym or pool, and since many of those apartments include parking, water, sewage, and trash, it seems like a no-brainer. I chose 1801 because it sounded like the management was invested in creating a community, but Ive found the atmosphere to be cold, distant, and focused only on profit. While I love my individual apartment layout, I highly recommend considering the hidden costs of leasing at 1801. Its simply not worth it for me.

I have lived here for a year and I have no complaints. The apartments are clean and nice. The common area is great plus it has a nice pool. It is a great place for dogs as it is very dog friendly and has a room for dog grooming. The office staff is great. They are very friendly and helpful and are quick to respond if your queries and concerns. If you want to live in Midtown and want a nice, clean, safe place to live, this is a great option.

I have lived here for over a year and absolutely love it. Everyone is extremely friendly and it is great living downtown where all the action is. There are so many great restaurants and shops with in close proximity and everything is conveniently located. Having a pool has also been a huge blessing being that I was new to Sacramento and unaware how hot it gets here at times. If you get a chance go and speak with either Chelsea or Tina as they are extremely friendly and accommodating. Overall I would highly recommend living here!!

I have lived here for 3 years, wonderful staff and great neighbors. Everything is in walking distance, and lots of events happen on L St throughout the year. The staff has vents regularly to create a fun community environment. Maintenance is really helpful and quick with repairs. I had a studio apartment and it was spacious with up to date appliances!

Moved to Sacramento from out of state. We love living in the 1801L Apartments. Everything went smoothly from application to move-in. Right at the heart of Mid-town, such a great location. It seems we have close access to everything we could need. Too many great places to eat and areas to explore. Excellent experience all around.

I have lived here for a few months now and have nothing but good things to say about the place. So far, my favorite part has been the convenience of the location in relation to all of the best restaurants and bars in the midtown area. The unit itself is very comfortable and the staff has always been very friendly and helpful.

I will provide an honest review of our time leasing at 1801 L Apts from 2017 to 2020. We lived for two years in a 1 bedroom apt followed by one year in a 2 bedroom apt.I will start with the bad part of renting here because, unfortunately, our experience was more bad than good. Potential renters should beware that the leasing office will nickel and dime for “cleaning” charges upon lease end. For example, in our second apartment we were charged $285 for a “heavy cleaning” even though my video evidence of the condition we left the place and the comments of the apartment manager did not fit that label. In full disclosure, we left our first apartment with minor issues that we weren’t aware that needed to be addressed but made sure to take care of those for the second apartment. Looking back we probably should’ve investigated the “heavy cleaning” fee we paid the first time.Let me explain their system of assessing cleaning charges: they provide a pre move out inspection but that’s only for major issues and as they tell you during this the final cleaning assessment is done by a third party cleaning vendor. The cleaning vendor reportedly comes within a few days of lease end to assess how much cleaning is needed and then returns later to do the actual cleaning. For us, per the statement provided, the assessment was done on 5/5 and but actual cleaning happened on 5/14 based on the timestamp of photos provided by the vendor. In reviewing the photos, we noticed that the flooring did not match what we had during our stay there and upon inquiring about this we found out from the leasing representative that the whole apartment flooring was changed sometime in between 5/5 and 5/14. In the 9 days in between they did a whole flooring replacement and didn’t think what condition it would be left in after all that work? Hmm...Many people likely entered and used the apartment in between when the assessment and actual cleaning happened. I hope it was a case of the workers leaving the mess and not the cleaning vendor trying to upgrade her service fee. I shared my video along with screenshots of the same places that the vendor pointed out we left dirty” with the manager. Let’s just say she did not expect us to have that evidence. Additionally, the manager said herself that her leasing agent “almost gave a tour of the apartment before the cleaning vendor came through it because of how clean” we left the place. Beyond the mismatched evidence between our video and the vendors photos, this comment is a clear disconnect between the condition we left the apartment in and a “heavy cleaning” charge.Regardless, after having a conversation with the manager we agreed upon a cleaning charge of $50 which we felt was GENEROUS on our part given the overwhelming evidence to the contrary of us leaving the place in any mess.So as you can see the point of that long story is that if you choose to lease here, do your due diligence and don’t accept whatever fees are charged at the time of move out with questioning it. My recommendation is to record a detailed video before and after you move in regarding the condition of the apartment, you will save yourself hours of headache afterwards.Now onto the good part of this apartment complex: the location is central within midtown and it offers a nice courtyard and pool/hot tub. I have to give a special shoutout to the maintenance people, especially Tito because he/they were always on top of their stuff and maintenance items were speedily and accurately addressed.In the end, it’s not about the money but the principle of how to treat a tenant. Midtown has growing choices of newer apartment buildings that offer nicer amenities and are within the same price range. I can’t guarantee those places won’t nickel and dime you like 1801 L St, but I would highly recommend you do your research before signing a lease here.

I’ve been on the waiting list for an apartment at 1801 L St. Apartments in Sacramento for a good five years. I was very excited when on the 3rd of July I got a call from a lady named Lindsey saying that my name had finally come up on the list and asked if I’d like to see an apartment. I was excited, but also a little nervous. Moving is never fun. Would the apartment be worth it?I made an appointment to see it on the 8th as they were closed on the weekends and the 4th was a holiday. We met with Lindsey at the appointment time and she could not have been sweeter. She gave us a tour of the complex, pool area, workout room and the apartment, which I have to say was fabulous. She made us feel at home during our visit. The only drawback would be having to pay for a parking space and Storm’s drive to work (my aide). After looking at the apartment, we had a brief discussion and decided that the positives far outweighed the couple of negatives. Lindsey said that being I was on a reduced rent program due to disability that there was another lady to talk to about getting everything set up. Lindsey herself knew about 90% of my questions though.Lindsey went into the office of Danielle Beard, who looked to be just sitting there. Immediately Danielle became agitated and tossed the files in her hand onto her desk when Lindsey asked her to talk to us. The tension in the room could have been cut with a knife. This Danielle Beard said very loudly, with her office door wide open, “I don’t have time to answer people’s questions.”She stood up, glared at Lindsey and came to her doorway, not inviting us into her office. She looked like right at me like I was trash off the street and said, “I can answer a couple of quick questions. What do you need?”I bit my tongue not to tell her where to shove her apartment, being I had liked it. I asked the two questions I needed answers for, and she spent more time bitching about the program that would have given me reduced rent due to my disability than she did answering the questions.I told her, “I heard that you’re very busy, but I just want to make sure I’m doing this right.”With that, I got a fake smile, and a, “Oh, yes. Of course, I apologize about that.” The funny thing is, after leaving I found out that the answers she gave us were wrong anyway. I decided that if that was the kind of attitude I had to put up with to live in these apartments, no matter how nice they are, they were not worth it. Lindsey, again, was fabulous. I left a voicemail for Lindsey letting her know why I won’t be taking the apartment, just so I wouldn’t be leaving her hanging.However, this Danielle Beard, made it clear that she doesn’t know what she’s talking about and that she doesn’t like to be asked to do her job; the one she is getting paid to do, the one that many people out there would kill for.
