I’m not sure what people are complaining about. I have had nothing but professional, courteous to any issue I’ve had.(which is not many) I actually lived here before and had to break my lease. They gave me back money!! I came back 2 years later

As someone had said, I wish There is a below-zero stars to give to this horrible place.The owners of this place either don’t care or don’t look, and I think they are both.I can’t believe how they are still keeping this RUDE and UNPROFESSIONAL guy in the management. This big-paunch guy sitting behind the desk needs to go to a 10 year’s course in how to respect people.Only five minutes in the management office is enough for any respectful person not to go back to that terrible place again.

Rental office and process was not complicated and very welcoming. Grounds are tidy and facilities look great. Apartment is clean with updated appliances.

I lived with my family in this place for 1.5 years. Pleasant place to live surrounded with greenery. Cool, quiet and calm, near by to public transport to Boston, walkable commute for immediate needs like Walmart/grocery stores/malls. Had a smooth experience with leasing and management.

Lived here for 8 years. All I can say is that I am very disappointed with these people. A person who wrote a review prior is correct in saying that they will do everything to make sure that you dont get your deposit back. I kept my apartment clean,. I cleaned the walls, floors and made sure I had maintenance fix whatever issues I had immediately and these people still found a way to take almost all of my money.

Very quiet and clean. I feel very safe at the complex and its near public transportation, which is great for commuting into the city for work. Rental process was very quick and easy and the rental agent was very helpful.

Update:We moved out in December and had to pay till the end of lease in Feb. We never received any move-out form. We didnt even know they sent us to collecting until we got a phone call from the collection agency. They charged extra fees for cleaning the rug and other things. We called the office to ask why but they refused to talk to us saying the collection agency will take care of the payment. I dont even know how this business can still exist when they are trying every way to charge residents ridiculous fees and keep their deposits. We are going to report this business if they dont fix it.-------x-------If you are reading this review before you decide to rent this place, congrats. You are running away from a future nightmare. If you wont break your lease, you are fine; but you dont know whats gonna happen in the future. Before we broke our lease, the leasing office told us that our apartment would be rented out shortly even during holidays. So we paid $800+ to break the lease and gave them one week notice before we moved out. After one month, we didnt hear anything from them and then found out the apartment wasnt rented out yet. The property manager Barbara told us we have to continue paying the rent for the rest the lease term until next person moves in. So we are not getting the security deposit back, we paid $800+ already and we are still paying the rent. We moved out because we closed a house and there is no perfect timing for it. As a more than 2 years of loyal tenant, this is no room for negotiation. Plus, Barbara will always be aggressive and even ignore your communication. They will never work things out with tenants. All they want is money. If you want to report to upper management, forget about it, because guess who is the big boss? - Barbaras father!!!Also, they charge ridiculously for random stuff in the apartment. You really have to keep the apartment PERFECT. Even so, they will still find reasons to charge you, such as carpet stains from previous residents. If you moved in already unfortunately, remember to take pictures as proofs.So run away when you have a chance! We are so heart broken now.

I lived here for a year as my lease is for one year and then I dont want to extend it. Please dont rent apt in this community. Lease office people are very rude. And when you tell them that you dont want to extend lease then they will come a month ahead and do their inspection and write all useless changes that you have to do before moving otherwise they will charge you too much for that and even if you do that they will not satisfy with that and with your security deposit money they will do all upgrades in that apt and will not give you most of the your security deposit. You will get only small amount back. Also they have contact with tow company and that company will tow your friends and family members car and charge you too much and this lease office people dont take responsibility for that. Also if you want to extend your lease then they will increase your rent more than new tenants. Overall you will loose your lot of money if you leave here and you will not even like your stay here so please check with other apt communities as there are bunch of apt around this place.

Proceed with caution before renting an apartment from Presidential Estates. This is probably one of the worst places I had ever lived. Do not be fooled by the cheap rent as you make up for in the winter due to electric heat. On average my electric bill in the winter was $200+. The management office does not care about responding to maintenance requests in a timely manner. Do not be fooled by a clean annual inspection, as you will find out upon during final inspect they nickel and dime you. Upon moving in document everything with pictures, even as small as a crack. They will make up erroneous damages that they will hold you responsible for. The walls are thin and allowing any noises and foul odors into your apartment.

This is an absolutely no go place. Stay away from here as much as you can.1. The management is 100% rude. All of them.2. If you complain about anything, they will fight with you instead of listening to your concerns and solving the problem.3. All the rental clerks do is brain dead job. I see no reason why this job shouldnt be automated.4. You cannot complain about the management because the owner is the management. If you complain the owner will say they she is the owner and ask you to leave the apartment.5. Maintenance request will not be handled properly.6. You WILL NOT get your security deposit back no matter what. They will make up reasons to not may you back the security deposit.7. They will nickel and dime you whenever and wherever they can.8. The gymnasium they have has ancient equipments. Mostly unusable. There is one treadmill.9. Washer/Dryers dont work properly. They have mentioned in the lease use it at your own rick.10. Gated community is a joke. The gate is always open. There is a guard only between around 10/11 pm - 4 pm who opens the gate for everyone without verifying.The worst thing is the rude management who seems to be yelling all the time.

It’s really pathetic place with untrustworthy management.These guys talk nice your face and stab you behind.These guys promote lease breaks to get more money to their pockets.I would give no start to this place.I had to break the lease due to a job move. When I spoke to them, these guys just took it simple and just told me, you just pay the lease break and move on, we will take care of the rest.When I handed over the lease break, manger told me that they have a long waiting list so do not see an issue. Trusted them.But when I asked for the security deposit, then jumped all the money making minds.While communicating, they were like you have a done a good job in getting apartment cleaned before handing over, other than the carpet. Yes I did understand that because with all happening didn’t get a chance to clean the carpet.Now all the deductions come to play, reducing 270 something to kitchen top repairPainting kitchen cabinets. This all are getting reduced after stying with in the apprtment for three years. (They want money but not even ware and tear is considered)After email concessions, manager told me that we are going to give back the maximum security deposit. This how they play it. Talk to the face nice.I asked, how much I am going to get after all this is reduced, manager never replied. But got the check of $19 dollars.(Security deposit was $ 1660, for keys $275, access card anothe $30) it’s $1965 which they return only $19.They deducted the whole thing. When I asked for the reason, it was because I didn’t pay the next month pay. I didn’t have the apartment in the first place because I vacated myself.The trick is when you submit the lease these guys does not stress that you are responsible for the rest of the lease period. Instead they say they have a waiting list, they don’t worry we will return you the money.But when you ask for security deposit, they deduct until they the next tenant comes, these guys checkup of apparrtments and handing over to next tenant is done from our money.I never read the lease break form just filled it because of the way these guys talk. But ultimately got $19 from security and the manager just throw the paper I signed and said we never did anything not telling, you have sighed it.That is how pathetic these guys are.Couple of hints if you ever go to these guys, I hope no one will ever go to these guys.1. Please check all the apprtment with details because when you walk in they never get into details, but when you leave they go to minute scratch to get money out of you2. When ever you leave keep enough buffer, but they will find every excuse to deduct money3. Never trust anyone, these guys are shamelessHope after reading this no one will ever go to these guys pathetic location.

I was racially profiled and discriminated against by the leasing agent Bill Thorburn at the Presidential Estates in Quincy, MA.. - This is exactly what happened: My husband and I have been married for the last 5 years. My husband is Anglo-American and I am Brazilian (brown). We sold our home and have not found another home in time to move seemly from one place to the next so we went to Presidential Estates in Quincy to rent an apartment. We had talked to a very nice consultant over the weekend and got an application to rent a two-bedroom apartment.My husband and I went to the office to drop off the application before work this morning when we had a very unpleasant encounter with one of the leasing consultants, Mr Thorburn. This person, Mr Thorburn, assisted us with an attitude from the beginning. He surveyed our form and questioned why my name was not as applicant. I explained that my thought process was that, since I am a graduate student and my income is minimal, my husband was the head of the household. They charge $50 processing fee for each applicant so I thought that since my husband brings enough income, he alone would do. He said he would explain to me why having me as an applicant was necessary and said at a loud tone “people break up” and that it would be hard to get me out of the apartment if my husband left me and my name is not on the lease. – This makes sense to me but he was being really combative without a reason - He continued in a doubtful tone, “So, you have a social security, right?”. I said yes. To which he stated, “This is not one of ‘those’ complexes. It you don’t have these (pointed to the list of requirement to live in the building, i.e. three credit lines, social security number), no matter what color you are, you CAN NOT live here.” I told him I had the requirements and had no problem in adding my name to the applicant list. I also said that I was merely answering his question but that he was being very rude. Then, he said “Please, leave.” I was dumb found and said I did not understand why he was being rude I never said I wouldn’t or couldn’t add my name as an applicant to which he said almost screaming “I said, please leave”. My husband was in shock and I did not know what to make of this. The only explanation that I can think of is that I was just a victim of discrimination. My color and my accent read undocumented foreigner to him and he mistreated me on the basis of that.I have never been treated this way by anyone. Mr Thorburns behavior was unacceptable and unprofessional to say the least. I believe that I am not the first person to complain about Mr Thorburns demeanor and will not be the last. I which I could give NO STARS to this place. DO NOT GO THERE!!
