I have been living here for about 3 months now and I love it! The property is well kept and you are literally close to everything! I especially love my attached garage. The maintenance team is great! I see that some have had problems with them but I absolutely love them! They are very prompt and they try to make all of residents happy! The front office is nice and they are very friendly! The building that I stay in is very quiet and I have no problems with my neighbors! I would highly recommend living here for I am a happy and grateful resident!

This community is really good from location wise, and play area and lot of greenery but it’s really old community and lot of internal equipment issues, every week some equipment will creat issue like Heater, doors, toilet, dryers & fans, all equipments are with lot of noice and this will lead in to lot of power bill, cockroaches is another big issue, and another worst thing is, maintenance people and their service, they never care about our concerns & issues which we reporting, they never respond on time, once we signed lease, that’s it, without any option we need to bare all these issues and stay here, I won’t recommend this community to any more people.

Too high charges when moving out.The management gives you a long list of charges where there will be 4-5 lines of damage charge. It does not say what damage. They look for every possibility to rip you off. My exit fee was around $900. Never have had to pay so much in any apartment. This one was kept as pristine as possible.

Good to bad, bad to worse.I have been here 5 years and the state of maintenance is just cry worthy. Every time I raise a basic service request, they make you wait until you call the office. If it’s an emergency, they may show up within a week. If it’s not, don’t bother. They will never show up. Every time the same line - “we have a lot of back log”. Well if you charge everyone full rent and maintenance fee, why can’t you hire the human resource to meet the back log? There is no reason for a resident to keep going through this horrible ordeal for every small problem in the house.

This a great place to live. It has plenty of sports facilities and lot of open space. Maintenance team is really prompt and Office staff is very helpful. Special mention of Maggie from the front office. She has lots of patience answering all the questions, very transparent and delivers highest level of services.

By far the worst ever apartment in plano area... service ticket takes about 3 months time.. tennis court is big joke.. it is dominated by desi guys, i didnt get a chance to play, i came and they said its booked till entire night.. WHAT!!!! BIG SHAME on public property.. called up the apartment management they said no body allowed to reserve its first play..

IF YOU ARE THINKING OF RENTING HERE:OMG!! PROCEED ASAP!Ms. Maggie and Lillian are sooo professional. If it wasnt for COVID-19 I would have hugged them! The office staff is completely transparent, honest, and helpful in answering any questions in a timely manner. Ive been here one week now.. i put in a service request and it was completed immediately. And even a follow up visit to make sure everything was ok so MAINTENANCE carries the same professionalism. Ive rented many places but this one is by far the best. The community is full of nice families and theres never any cause for concern. The complex and amenities are amazing!! I cant thank you guys enough for your assistance with my application and move in process.You deserve A HUNDRED STARS as a rating❤❤ i love my apartment and our community. My children and I are stoked!!!

The worst place ever!! So many health code violations!-A/C & heating systems have not been cleaned or maintained since the property was built *see pictures-EXTREMELY HIGH ELECTRIC BILLS!! AC runs constantly and never dropped below 75 in summer.-Plumbing leaks from toilets, showers, sinks, bath tubs, and washers from the apt above. Unsanitary water coming down through drywall ceiling and their fix is to paint over it? Meanwhile mold and bacteria grow in the dry wall *see pics. During my lease I counted 11 leaks with half of them being the same leak over and over bc they never fixed it the right way.-RATS! they are everywhere! you can hear them and see them outside, in the walls, climbing on patios and fences.-Multiple families living in one unit which is over occupancy law. Since so many people in one unit the plumbing would not work, clogged toilets for no reason, awful sewer smell in apt all the time, unit upstairs would constantly overflow toilet & bathtub. Complained several times to management about multi-family upstairs but they took no action.-Its so LOUD! You can hear everything! Not sure what is worse, the ceiling sounding like its about to come down from the people above, hearing the neighbor beat their kid nightly or the sound of the busy Preston road with the constant speeding traffic, frequent ambulances or cop sirens doing a drug bust at Lifetime Fitness.-Broken Dog park - fence is broken and a chair is holding it in place.-Gates - broken multiple times a week - Legacy gate at one point was out for months-Unsafe garage - you may think your garage locks but it doesnt. Any key or even a pointy object can pop that lock out giving anyone access to your garage.-Nightly street parties - Every evening the people gather in the STREETS. Kids purposely run into passing cars. Sometimes the children will not move from in front of cars or let them pass or park. The kids leave their toys all over the street and in front of garages which makes it impossible to pull into or out of garage.-98% of the people that live here hang laundry all over their patio & fences (which makes no sense bc rats run all over the patio & fences all night long)-Moldy windows - when it rains outside it also rains inside *see picDO NOT MOVE HERE!

An okay community. All my friends are here. If not i would probably move. A little dated, extra money for all upgrades. Slow on the repairs. The creek and play area is nice. Some houses do have cockroaches. Good tennis court. The staff some are really helpful but some not so much. The workers the same too. Have lived here for three years. Rent is a little pricey too compared to other communities.

Maintenance is worst, appliances are old, and wooden floors makes noises even when we walk gently, too old apartment.only thing we are staying here is because of open space for kids to play and garage facility.

I’ve been staying in Villas of Preston Creek from last couple of years.They have plenty of open space and all the apartments here has direct access to garage. There are maintenance related issues in every apartment and I feel it’s up to the people in the leasing office to live up to the mark.Maggie has been excellent in maintaining that customer satisfaction factor which brought many of my friends here. Kudos to the team as well!

So far so good with VPC, I was here in 2017, came back to the same Apartment unit in 2019 as if it was reserved for me :).Very spacious and lot of open space for kids, Apartment is little old, we can expect some challenges there.But all those issues can be compensated by a very good customer support .Maggie has been excellent is supporting any of the help we needed .She has become a good friend of us within this duration.Looking forward to stay here for longer.

Community is horribly inconsiderate. Neighbors are all rude, foul, and noisy. Children often play directly outside my door, despite my asking them not to, and my upstairs neighbor likes to jog around his apartment for hours at a time. The facilities are nice and the maintenance crew are competent, but the people living in these apartments are some of the worst people I have ever encountered. Stay away.

Now that Ive moved out after living at Villas at Preston Creek I felt I could give an in depth review for prospect/future residents:-The staff is awesome (maintenance staff included) especially Maggie ( Margarita Figueredo) front desk leasing agent, every time I had a question or concern regarding the apartment, I would always hear back in a timely manner.- Maggie used to go above and beyond to get things done without fail-Every maintenance request we had would be responded to and fixed within 24 hours.-the complex is always clean, secured, and lots of greenery-the amenities are good, with 3 pools ( no one can complaint)-the finishes inside the units are great.-the walls and flooring are thick enough to where you cant usually hear your neighbors.-parcel pick up lockers is a big plus that you dont usually find at other apartments.-covered garage parking is a huge plus! and there is always plenty of parking too in the community.-the location is great, walking distance to restaurants, malls, and much more.

I give no stars this community. while signing the lease the management tells stories how professional they are and etc...on first day they took every corner of the apartment in pictures. But when it comes to move out, not showing respect. they do unrepeatable charges. Move out apartment photos exactly need to match with first day pictures otherwise you are done paying lot of money to them. I do not recommend any one this community esp DESI community.

I have stayed in this apartment for 2017 - 2020. Leasing office team is very professional and ready to help. All the service requests are addressed as soon as possible and they will follow instructions as provided. I would love to come back again.Maggie is the by far the best leasing professional in the dfw area! She goes above and beyond to help clients from the first phone call to making sure the move in/move out is hassle free and stay is wonderful. She is ready spend extra time to make the things easy for residents. I never faced any issue in reaching the leasing office during covid time also. They are available through phone.

Too expensive.. A/C and heaters are too old... you get too much electricity bill.... no use of clubhouse always closed. New management is very bad.. no on time maintenance...hundreds of Bandicoots near garbage disposal area.

We met Margarita Maggie via a phone call, when we inquired about one of the Villas. She scheduled a tour for us. From the first meeting, Maggie knew our names! That was very impressive. We rented one of the one bedroom villas with Maggie as our rep. We just cancelled our lease to move to the lake. Maggie made our experience with VOPC a great one. She took care of us and always followed up to make sure we were happy with the results. Villas of Preston Creek is very luck to have such a great employee. Maggie is the best. We will miss our friend Maggie.

Very bad apartments. Rent is at higher end but maintenance is very bad. They never want to replace anything. I did pest control but still face cockroaches every night. Refrigerator has never worked. Repaired multiple times replacement was an older dirty refrigerator.Toilet sests, shower curtain, toilet paper hook nothing is good. You can to keep creating work orders continuously for things that never get fixed. Plumbing problem. Kitchen sink, dispenser everything has problem. They never really gix anything or replace just keep bandaging.

Respectful staffs, quick turn around for service orders, thoughtful of the residents needs, beautifully kept surroundings, apartments are Spacious and very clean, good lighting from windows.

The 1 star says it all. I would give it a 0 or worse if I could. Their promotional materials call the Villas of Preston Creek luxury apartments. I would say thats a misleading misnomer. They are mostly ghetto-like apartment homes with crown molding, granite countertops and accoutrements that sporadically function.

I relocated down to Plano from Omaha for work and have lived at VPC for the past 5-years. I cant express more the overall professionalism, friendliness and support that the overall staff, from the leasing team to the service and management of both, displayed over the past years. I highly recommend VPC from a short term visit to an extended stay...you will be happy and content!

Horrible place very noisy every things has a very high noise the gates the ac fans outside all day u cannot sleep u cannot do anything they are horrible and the maintenance is terrible and just patch things nothing gets changed or fixed

I AM WARNING YOU DO NOT GET AN APARTMENT HERE.I physically cannot give a rating of zero which is why I settled for 1 star.The staff is horrible and never responds to your problems on time. Where should I even begin?The apartment is made more poorly than a childrens toy house. The ceiling will start leaking at any moment and the damages done by the dirty water falling down from the residents upstairs (due to terribly designed and maintained pipes) is of little concern to the apartment office.The maintenance attempt to fix the issue upon the third inspection of the damage.The toilets are the worst!!! They almost never flush. And if by some miracle you get them to flush and you feel joy then you realize that it doest stop flushing and proceeds to flood the apartment with dirty water.If only this was a rare occurrence.The only benefit is that I am learning the limits of human patience every single day.

Outstanding value. Priced extremely fair for amenities. Every apartment having a direct entry garage is what did it for me. Feels like having a 1 or 2 BR townhome with that garage.Its wonderful having a dog park--not so wonderful sharing it with people who dont all clean up after their dogs--but the property has dog stations (baggies/cans) throughout.Staff is really nice, and mostly responsive.

Location and amenities are good. Maintenance also responsive. Overall good move for me.Only thing I found sucks was that Frontier cable monopoly

Lived in the apartment ~ 3 yearsPro: Very close to Major corporation offices. School bus comes to the apartment gate.Children’s play area is located in the center of the community.Cons:Rent is high. Since the electrical equipment’s are old electricity charge is also very hight(lowest I ever got is around $ 150 and peak winter/summer in ~ $300)Building is very old and that comes with lot of toilet block, water leak, issues with door lock etc.After vacating I was expecting minor charges based on my earlier rental experience but I got a bill ~ $ 600 + whichwas kind of shocking though we were very careful in not doing any damages other than usual wear and tear.If you live upstairs that’s additional challenge if you have kids. If the tenant below is sensitive to sound you get those troubles.Even if you walk normally it translate into big sound for the downstairs apartment.Once you start staying many people continue due to kids schooling and convenience in commute.But I have seen few folks moved out and drive 3-4 mils more got relatively newer apartments with savings of $200 to $ 300 per month + electricity change savings.

I wanted to update my review. I’ve been living here for 6 months now and it’s even more horrible than when I moved in and put my first review. MANAGEMENT IS HORRIBLE and I have an unsafe feeling living here. Maintenance has tried to come into my apartment without notification 4 times and two of the times I have been there to catch them in action. Neither of these times I submitted a work order. Makes you wonder, why they keep trying and if they have been doing that without me being there any other times. Management only says “sorry, it won’t happen again,” and here I am saying that the fourth time happened less than 2 days ago. DO NOT MOVE HERE! YOU WILL REGRET IT. People are always hanging out outside and kids run wild! It’s not worth a penny of your bi weekly funds.

Bad experience as I had to cancel the move-in as their website quoted rental will be different from what they provide finally. They took 2 weeks to confirm my application and finally increased the rent as well.My fees paid for the application never refunded.

New management is crass and unwilling to help long time residents. Their are critters outside and inside the walls of the apartments. Broken windows happen frequently from soccer balls, tennis balls and various other balls. If you have pets be warned! The children I this massive community have 0 respect for private fenced in yards! They are cruel to animals and will climb your fences and play in your yard. I am now leaving this complex because of the obscene noise day and night (weekdays) and the destruction of property constantly! And cruelty to my dogs in my fenced in yard! DO NOT SEND YOUR FAMILY HERE! I am physically disabled and am a single parent to a young child and we are NOT safe!!!!!! Move elsewhere!!!!!

Its been a week since I moved in, and im already regretting about the move. Management staff doesnt seem to be caring for any tenants. Poor maintanance, and attitude of the staff sucks. I dont recommend this place to any one.

By far the worst place I have ever lived. My experience here has been awful. Transferring from a sister property I expected the same treatment I had at my old place and this was not even close. My apartment was NOT move in ready as they stated. Problems after problems with things not working in the apartment. Maintenance came in, let my dog out, didnt fix anything, and it wasnt even reported that he was in my apartment as they should have that recorded. It was false advertising, the people in the office tell you one thing, and the next I find out they were wrong... so not a reliable source and because they tell me the wrong information it has caused me so much inconvenience, and fees. Like most companies who live by putting customers first... they do not apply to this.

Unfortunately management isn’t very accommodating or friendly. The apartment inside and out has had multiple cockroaches... to which no one seems very concerned. The neighborhood gets loud with kids and the treadmills are broken. Good location, but does not feel like home.

Thanks for letting everyone know about this place, I was just about to go and check them out lol I’m glad I didn’t waste my family’s time or money.

Where to begin... By far the worst living experience Ive ever had. When we first moved in, the washer flooded everywhere, including into the hallway and master bedroom. After telling us FOUR TIMES that the leak was fixed, it continued to flood our garage and indoor areas. After the fifth time, they finally brought some actual plumbers to do the job and left the back of the entire wall of the washer/dryer exposed for a solid couple of days - which means that they had to continue coming in and out of the apartment to fix the wall too. To make matters worse, they would not even give us a discount on the payment for the washer and dryer we make monthly when we couldnt even use it!!Additionally, the bugs/pests inside are absolutely awful. We find cockroaches, termites, ants, etc. every day without fail despite having been told that the exterminator is coming to spray and requesting that they spray inside and outside the house. My apartment is near the trash compactor, so 1) it smells awful outside, 2) people just leave trash out everywhere, 3) there are rats all over the place. In fact, one day, my car started shaking horribly and the radiator shut down apparently. When I took the car in to get it fixed, they said that rats had completely chewed up and eaten my belt and had caused flooding. HUGE expense (thousands of dollars) all because I park near the dumpster where the rats are. Because of this, I park all the way up the road now. The garbage disposal is old and doesnt work well at all, and when maintenance comes to fix it, they blame the issues on you because you put the wrong food down the disposal... so basically if you put any food whatsoever down there, its not gonna work. I throw everything in the trash now.The people in the complex are very loud and yell at all hours. Ive filed noise complaints (which is not an actual process, you just have to email someone at the office), and nothing has changed at all as the people above us constantly yell/vaccuum/move furniture at midnight. They flooded their bathtub one night around 2:30 AM and the maintenance people didnt show up until about 1:00pm the next day to look at it all while the water was leaking all over my bedroom. Yet, they did not fix anything in my apartment (no new dry wall on the ceiling, new carpet).My toilet has flooded twice for no reason at all, and they also blamed that on me not turning off the water fast enough because the piping/knob was so old that it would not turn anymore since its rusted.Someone has come in to our fenced in backyard and messed around with stuff before which is disconcerting.The treadmills in the gym dont really work and new ones have been on the way for about 4 months now.Need I say more? Do yourself a favor and do not live here. The location is good, but it is not worth it.

Worst apartment community i ever lived !! I took this apt because it is close to my office. Management become very unfriendly with residents, i regret for renewing lease in this apt. Service requests take years to complete, whenever you call the leasing office they say it is not emergency work order. Garage remote key didnt work one day so we couldnt get inside apt, i called the leasing office and they asked me to contact keysmith ??? what the hell is that? if the key provided by them dont work, why should i call keysmith? I waited outside 2 hrs with baby for them to come and fix the garage door and key. Frontier internet sucks, but no other option to go here. Apartment very old, keep getting issues . Very expensive but poor amenities. Apartment doesnt even have auto thermostat, they promised me that they would replace it but not yet. They talk very sweet when you come to lease an apt, after that they wont even smile at you when you visit the leasing office for something.

Not surprised with the current reviews and ratings. Being a current tenant, I know how bad management and service is. In the summer, a pending service request to repair ceiling fan is open since last 10 days..

Avoid this place, it is full of drug addicts and criminals. Our car was damaged 2 and our tires were even cut with a knife. Total damage well over 7000$. If you care about yourself and your family, look for another place to live in. This was by far the worst experience in my life. At the end, we did not feel safe to the level that we spent the rest of our stay in a hotel while looking for a new place.

Apartment complex is very good and with great amenities to offer. Gated community with garage attached is plus. Even though my apartment is upgraded one, doors are pretty old and often it breaks and maintenance is team is very good and they fix it everyday too. Internet provider is big negative. This apartment community is pushing all the residents to take only frontier and not introducing any competencies hence Frontier communications does not care whether customer is happy or not. Complete lack of technical support and every resident in this community need to wait minimum 4 days if they encounter any internet issues. I strongly recommend the apartment community to consider other internet providers too so that the service will be better.

More concerned with finding random things to charge you for than anything else. No one that runs this place cares. Everyone in the office is extremely rude. Overpriced for what they are. By far the worst rental experience of my life.

This apartment does not understand that internet/tv/ are life line now a days. They just allow Frontier as provider. Since they have monopoly they never listen to any problem. There internet stops working every other day. Reaching to the customer service is itself a nightmare. If luckily u get connected they will give appoint for technician after atleat a week.In a nutshell if u need internet for ur day to day life dont come to this apartment.

This community location is good and has some good amenities like tennis court, indoor badminton court, park etc. I lived in this community for almost 2.5 years.The biggest problem with this community is that it is an old community with old rotten kitchen, bathroom cabinets just painted nicely initially. During our stay, we requested for repair them lots of time and repair job was done.When we moved back to India and I received $782 bill for damages for these old rotten cabinets and kitchen area. My advise to anyone going to this community would be to get all the kitchen/bathroom cabinets replaced before you move in.Please prepare a very thorough checklist with pictures (for every minor scratch or anything) and send them to leasing office just after moving otherwise you would be harassed badly and would not able to negotiate. I my case, even after showing pictures taken during move-in were not considered and their office was very rigid to accept that.I was wondering why I was charged so heavily then I realised later my mistake that I got the cleaning done from outside rather then VPC staff. This is another tip for everyone to remember that get the cleaning done from their staff when moving out. Thanks

Worst people to deal with, I went them to rent an apartment, they charge me for application and now saying that apartment is not available you have to take another appartment of their choice. The lady not open to listen, dont know who is her manager who hired her on this people interaction job. worst lady I have ever spoken to. God bless people who stay or plan to stay there.

The office Staff is Great and Professional, never had a issue with them. But watch out the Maintenance staff is the worst I have ever encountered. The do not fix anything correct nor do they have any pride in their work. The supervisor is the worst and showed his true colors on my moveout by trying to do a moveout walk threw with no paperwork. Tried to charge me for Carpet that they never cleaned on my Move In, put in the requests and no one showed up after 14 months. Fridge went out and they claimed they fixed it and I came home to the same issue, finally they replaced it and it has a broken vegetable bin that I sliced my hand on. Garbage disposal request put in, never fixed it. This is an old property and maintenance is a big issue without a good staff you will suffer. Thanks to the office staff I recieved my entire security deposit back based on the way I left the Apartment, as I said the Office staff is not the issue here .

I had ceiling cracks at my apartment and when I asked management to repair it, they emailed me a day later saying it was fixed but they literally did not fix a crack. After calling a SECOND time, they came and did touch ups using the wrong shades of each color and leaving numerous ceiling scraps on my rugs and carpet WITHOUT cleaning it up. On top of that, when calling the management office in regards to their fix, the lady that picked up the phone (whitney), was unwilling to help me nor transfer me to the office manager. Terrible experience. Terrible maintenance. terrible customer service.

The Move in was a terrible experience for me.. Suggestion to everyone, please check the appartment compeltely before stepping in.. Since I moved out from a different location, couldnt check it.. but expectation from the team is to give a appartment which is clean and ready to be moved. Appartment was not at all cleaned and its like am moving to an appartment which was used by someone else..

The maintenance service is excellent. The manager is never accessible.

This is my experience at leasing office on the early weekend of January 18I was looking for leasing an apartment and visiting different places in this neighborhood.The staff were giggling at us. They responded in an manner like we cant belong there.

Bad experience with bugs/insects and internetThere are many gaps between the walls and the floor where I find many insects. Reported to the leasing office but no action was taken.Second is the internet(**VPC : Villas of Preston creek )VPC has a tie up with FRONTIER COMMUNICATIONS (as the ONLY internet provider)I was told about this on the first day of my move. And I had to set up a new connection with FRONTIER. My wait time was 1 week to set up new connection. So I was without the internet for a week.The service was good for few weeks. Then I had a problem with the internet and complained about this, and the wait time was 4 days.My concern is, if the internet service provider is not satisfactory why do VPC has a tie up with them.

Nice place at decent prices

The place is bad and old - infested with rodents. Management is terrible - very unfriendly. The apartment leased to me was dirty, with paint stains all over the place. It took the management 1.5 months to get it cleaned and then too after I threatened to leave. The service requests were done timely and never properly. They claim to be a gated community but most of the time the gate is broken so anyone can come and go. It was a hassle for my apartment locator to even get her referral money. Beware of their tactics to extend your stay. I went to give my move-out notice 70 days in advance and t was told I am all set and need not do anything else. Come time to vacate, they tell me you should have given a written notice as is stated in the lease. Dont trust them. The lady who is the manager or assistant manager, is extremely rude. The staff turnover is so much that you will never know who you talked to. The place has a depressing feel to it. The only reason it is even occupied is because of all the IT temporary workers who come to work for the Infosys, Wipro and Cognizant from outside the country and need a place close to the client offices which are close by.All in all, a terrible place. Avoid if you can.

Awesome community with luxe apartments

We rented their apartment for just one month on premium charges. When we moved out they have charged us for damages more than 200 dollars which we have not done any. I think they are one of them who dont like to give the deposit money back. Highly disappointed.

Hands down worst management and service I have ever seen my roof leaked 10 times in the year I was there and they kept saying the replaced the sheet rock and insulation and insured me there was no mold yet I finally opened the wall to check for myself and there was mold all over the inside of the walls to top it off they tried to take the repair money out of my last months rent and security deposit.....I wouldnt live here if they paid me to.
