I spent days searching through what I thought were amazing apartments then I had a meeting with Daylin, and found some of the best incredible places! It was insane the things she showed me that I would never have found on my own! She’s also incredibly sweet and made sure everything was taken care of for me. Would recommend to anyone searching for a new place!

I recently moved here and all I can say is GREAT things about this place.Believe me, Ive been in several apartments and here the Management, Staff and Maintenance are really respectful and professional. The place is clean and organized. They really care about the place and the people that lives here. Hope it keeps like this for more years! Keep it up!!!

Moved in December 2020, this is a A NASTY complex. Unit was covered in dog hair from previous tenant. Dog hair all over the baseboards as well, which was painted over. Never cleaned just painted over. Dish washer rack was completely rusted out. Complex Manager stated the previous cleaning lady was fired due to not cleaning the apartments. I still had to clean my own apartment. Had my stove pulled out due to keep finding ants on the stove. Found ant holes in back of stove as well as huge hole. Maintenance did not seem to see a problem with the hole, until I pointed the hole out. Some of the maintenance men are lazy and only half complete the job, as if they are upset they have to work! The refrigerator in unit was out dated and not working properly. Leaked liquid from inside refrigerator and also would not freeze food properly. It took months of emailing manager as well as losing almost 300.00 in groceries, just to obtain a working refrigerator. Lived here for 9 months now, and things are constantly going wrong! Property Manager only cares about rent being paid and renting out carports! Pools always nasty never cleaned. Pool was shut down by the city, just shows this Manager will cut corners at all cost. Until reprimanded by the building code inspector. Found black mold in an area of my apartment where, I only store shoes and cleaning products. Manger attempted to deny it was mold, but then drastically changed the tone due to pics of growing mold. Some of the maintenance men are very rude and passive aggressive and some are very polite and seems to actually like their job. Be sure to take pics and always communicate via email. ANYTHING BUT LUXURY! DONT COME!

I love living at Waters Edge. Management and maintenance are very helpful and responsive (Perla rocks!!). The apartments are spacious and thoughtfully designed. Huge balconies. My view is of the creek and pond... so I can literally watch egrets, ducks and turtles swimming around from my living room. Its very quiet and relaxing here, even though the Shops at Legacy and Legacy West are only about 10 minutes away. The Legacy Trail (hike/bike) literally starts right outside the gate. Best of all, my neighbors are friendly and the whole complex has a nice laid-back vibe. If youre looking for a leafy oasis in Plano this place is close to perfection!
Nice apartments to live, they maintain them clean, sometimes its hard to reach the maintainance office, bu the place has good scenic views, nice trees, we go for walks in the evenings, it is beautiful, under the bridge is a good walk, be careful of the snakes and lizards, some times you can see bob cats and cayotes, it is good surrounding though.
This property is absoutely beautiful. Not only was the property great but it is in a great location and very well upkept. As soon as I toured the property, I have definitely kept this as one of the top places on my list. The staff is very helpful, especially our tour guide.I highly recommend considering this property as your next stay.

Wow! I am so glad I stopped by this community! The scenic views, large balconies and friendly residents and staff really blew me away. I am relocating to DFW and have been looking at this place for a few weeks now so decided to stop by while I was in town. I came in the side gate and decided to look around as I had some extra time before stopping in the office. After looking at the photos online and then seeing the property in person I was very disappointed. The property itself is older which isnt a problem, but seems to be falling apart and poorly maintained.The patios and apartments from the outside (as well as the photos/floor-plans online) seem to be quite spacious. But the outside is much to be desired....there was very little landscaping if any (it is winter but still seemed very lacking), there were huge trash bins everywhere overflowing with trash right outside of the apartments, the backyards had multiple colors of wood put together (looked like a patch job?) and quite a few areas of metal (railings/fences) painted totally different colors or had paint coming off. I read about the dog park which after checking out was also a let down. It was a nice open space but looked a little run down and beat up with mostly dirt, quite a few holes, lots of dog poop and broken dog bag holders being held together with brightly colored duct tape. Good area with lots of potential.....a little landscaping and paint can go along way. Ended up not stopping in the office so I never did get to see the inside, but hoping it has much more to offer than the outside....especially for the price!!!

DO NOT RENT HERE. I lived in Waters Edge Apartment around a Year.It was very bad experience over there. Maintenance never come one time.Even though you submit request it take around a week to fix issues.Another worst thing happens when I left apartment. They wanted to charge like anything.Even though for existing issues they also put on my move out charges. There was one small drop on carpet and they put whole home carpet charges on me.Even though some issue was there already which I notified them during my move they also put penalty on that.I don’t have zero star option otherwise I would give them that.In my last 10 years of renting journey It was the worst community.

I looked really hard at the reviews before I moved here. And honestly, I was REALLY close to picking another apartment. Some of these reviews are really nasty! Im glad I didnt though! I love this place!Yes, sometimes maintenance can take a little while for non-essential things. But I have had issues with my air twice since I moved in, and they were on it right away! The AC went out about a month ago during the middle of the day on a Friday, and the maintenance guys stayed here for hours after he was off work to make sure I had cold air. They even went so far as to promise me a window unit for my bedroom in case they couldnt resolve the problem that night. I was really impressed!I cant really speak to any of the amenities since I moved in the week quarantine started and almost everything has been closed anyways.The property is beautiful, my view is amazing, and my apartment is really nice! I really do love it here! There are beavers, YES BEAVERS, in the creeks and ponds behind the complex. Theyre pretty cool to watch if you can catch a glimpse! You cant beat the location either. And inexpensive covered parking and private garages are definitely a bonus.Honestly, a lot of these reviews surprise me. People only seem to leave reviews if they have bad experiences I guess, because most of my neighbors have lived here for years with no complaints. I have never had an issue since I moved in, and I have dealt with the staff pretty often. They have all been wonderful! I think I moved here right when they had a change in staff, so maybe thats why I have had such a great experience. But regardless, I would have no problem recommending this place to my friends. This is one of the best apartment experiences I have had, and this would be my 9th apartment complex that I have lived in. I cant think of anything bad to say!

The units are very badly insulated, come winter in my unit it was 55F. I had to run the heat on full for 2 months. Very uncomfortable. I lived here for 1yr, when I left, they still deducted money for painting smudges etc. This place looks nice from outside, is situated in a nice area but its $hit.
I have lived here about 2 years and the new staff here is a really nice change. Very communicative, professional and available. I have recently transferred within the complex and I must tell you that Ryan, the asst manager, was fantastic and very professional in all of my dealings with him. He made it a very easy process and is a great representative of the company. Shawna and Kimberly have also been a joy to work with. Shawna was very responsive and took care of a number of moving details for me. And dont get me started on the maintenance team. They are great!! They always go the extra mile for me and have been very quick to respond to repairs. The apartments are large and the views are great. I do recommend Watersedge.

We were new to the area and were looking for an apartment close to school and office. The leasing agent Perla was very kind and informative and helped us find the right apartment for our family. She also went out of her way in expediting the move-in date by pulling all strings. Kudos to the whole team... Looking forward to a wonderful experience at the Waters edge community.

DO NOT MOVE HERE! SCAMMERS! They will charge you an arm and a leg for minimal amenities. I have had rats in and outside my walls, water leaks/flooding from upstairs twice, AC replace twice (or was it 3x), Replaced my broken water heater, Toilet leaks, bathrooms flooding and black mold... Dare i go on? I have more photos and emails to go back on... dont get burned here. find something elsewhere
I had really bad experience, Never rent from this guys !!!When you go to rent that time they will not explain any thing regarding move out charges. They have itemized each and every individual cleaning stuff on my account that is not reasonable at all. Also i have not break any handles they still put it in move out charges. I asked for pictures non of the photos has broken handles. there were some dent on wood floor due to dinning tables, instead of charging for damage wood pieces they charge for entire floor repair cost on the account. I am not responsible for entire upgrades that something they have to do out of there pocket. They charged me $1500 every month how come i expect this? Very rude !!!I want to give negative star rating.. !!
I just moved in a couple weeks ago and so far I am really happy with everything. The staff is very professional, Kimberly was great to work with. The apartment was clean, everything works. For me, the location is perfect, I can walk to work on nice days.
The apartment is nice. Locatiln wise its perfect for our family due to having white rock creek right behind our building, but also woth legacy trail there as well. The only complaint I would say is maintenance. I get man problems come up but there have been times where I waited almost 2 weeks for a leak under my sink or a constant running toilet. There is also no clear instructions for the saunas. It has minor details on the wall but nothing else really. Other than that its a decent place.
DO NOT RENT HERE. I will leave more reviews on this page that are all factual. I lived in Waters Edge for almost three years. When I moved in I was warned that when I moved out that the apartment would charge exorbitant fees and if you would try to dispute those fees when they are untrue, they will send your account to collections. After I moved out on June 20 of this year I received a letter from them on Aug 1 saying I owed them hundreds of dollars, didnt even explain why or for what the charges were for, and also said if they did not receive the money by August 4th, 2020 they would send my account to collections. I have a file full of documentation and pictures of what it was like to live in this community and what managements idea of management is. I plan to actually create and launch a web page and campaign to expose these people. I moved in three summers ago. ALL THREE SUMMERS they had their residents go without a pool for most of the summer because they failed city health inspections. These people will put notices on your doors saying they need to access your apartment for a long list of different inspections. They will displace you from your home and your privacy whenever they feel like it. They will put these notices on your doors 24 hours before they are accessing your place, giving you no time to reorganize your life so they can manage their apartment community. Most of these inspections are happening because they are behind... on everything. I will add more to this and everywhere else I can find to talk about this company. They stole from me. And I knew they were going to when I moved in. I am buying domain names that feature their community name at this point and creating web pages I will promote online to make sure nopbody else makes the mistake of signing a lease with these people. I will not let people steal from me and advertise a community with amenities that they do not have available to residents or maintain. Did I mention... DO NOT SIGN A LEASE WITH THIS COMPANY. I mean, read the lease, it is insane the language they include to protect themselves so they can act like this. Just wanted to note here that I warned this company not to do this when I moved out. I even hired a professional to clean my apartment when I moved out. She works for them and our agreement was to clean the apartment to the satisfaction of the management so that I would receive my deposit back. My apartment had no wear and tear beyond what is normal for living there for a few years. Nothing broken. Every hole I made for pictures I filled and repainted. This isnt the first time I rented. This IS the first time I was charged and/or did not receive a deposit back. If you want a pool in the summer in Texas. DO NOT RENT HERE. If you want your deposit back and you dont want a company to send your account to collections for money you do not owe. DO NOT SIGN A LEASE. After seeing the response here from the apartment. It is all lies. These people did nothing to work with me. They are saying here publicly that they offered a resolution. What they did was send my account to collections and reported tiles to my credit. I am suing them now. Don’t believe their response here. WATER’S EDGE is not honest. DO NOT SIGN A LEASE HERE. Look at all the comments on this page!!! They do the same thing in f to people over and over again. This is their second Google Maps page. Their first one had the word Apartments in the name. They had to start over their reputation was so bad. They are back down to a 2 star rating!! Crooked!
I toured this community and the leasing consultant Perla was very kind and showed me several options. The apartments seem more like condos than apartments. I liked the fenced yards and built in shelves.
I have lived at Waters Edge close to a year and I absolutely love it here. The ladies at the office are the best - super sweet and helpful. The one time my AC went out during the summer maintenance took care of the issue right away. I enjoy the view from my patio, being so close to the jogging trails and my dog sure does enjoy the dog park! ☺
This apartment complex is outstanding! Everything from the staff going above and beyond to make sure your living here is nothing short of perfect, to the actual living space and quality of build for this place. Where else are you going to find huge patios with a nice coffee morning view??!! Nature trails all around, this place has it all. I came to ask questions about the property on my lunch and had a great conversation with Kimberly in the office about the community and area. I was in a bit of a hurry but Kimberly made sure that I got all the information I needed. She was really proffessional and straight to the point. Way better than the other apartments I went to look at in the area giving me the bare minimum customer serivce. Thank you Kim for making my experience worth while!
Lived here for one year. Experienced rats and black mold, and a manager that did things outside of and contrary to the lease document. Had to sue them to get my deposit back which I did. Make sure you understand every element of your lease if you are going to rent here. There are much better places in the area for the same or less money.

Avoid this place if you can! The property is nice but the leasing staff will try to squeeze you out of every dime when you move out. They went as far as charging $500 for leaving a few items in the apartment even though it was pretty much empty. Without billing me or prior notice, they sent the bill to a collection agency and now my credit score has taken a hit. They are also pretending the $300 pet deposit I gave them never existed.
I moved in about 6 months ago. I really like it here. The office has been really helpful, and I really like my apartment. They are very different than most apartments. I will for sure stay when my lease is up.
The entire staff is so helpful and pleasant and always trying to please you.Maintenance seems to always be on top of things right away anytime I have asked.The apartments are clean spacious quiet and well-made. We never hear anyone upstairs or next-door.It is a little piece of the country in the city with the creek out back. Overall very very nice!!
The management is extremely friendly and all of my problems have been fixed very quickly. I love the view from apartment and I really like the layout and look of the apartment. My only problem was that the rug cleaning team came the day I was moving in and never came back so I had to clean the rugs myself because there were pieces of glass from the last people, but that wasnt that big a deal to me. The renovated kitchens are absolutely beautiful. I like my living room with its gas fireplace and built in bookshelf. My bathroom is huge and also newly renovated. Overall I really like the apartment. I highly recommend this really pretty apartment. As far as pricing goes, this area in general is high priced, and this particular complex is much cheaper than other places I looked at. Remember, when you look at review online, you are mostly seeing the people that are angry and unhappy. Most people that are happy at a place dont write a review.
This place is amazing, by far hands down the most gorgeous apt complex in plano. If you are the type of person that comes home and sits on the couch then this wont mean much to you. However if you have an active dog or love taking walks out side then this is the place for you. Beautiful creek runs through the middle of the property, tons of space and feilds for your pup to run. Also the complex backs right up to the legacy trail. At the north west end of the property another field with a dog park, and a string of connected ponds for fishing. This place is amazing if you love being outside.
I am a resident here since over 2 years, the only reason why I am moving is because I will buy my own place. Taylor was very supportive with all my requests. They really make you feel like home. I appreciate my time there, good friendly neighbors, friendly staff, and great area. A big plus is that they are upgrading the apartments and are well maintained.They had their ups and downs when taking over the property (normal things when changing Management and Ownership) but I have to recognize that service level improved a lot now, and is a great place to call home. Beware of this location. looks pretty on the outside but is a terrible living experience. We were rented this location by a gal named Megan who apparently told us numerous things and now are being reneged by property management. They say I have a balance every month. When we rented this property we moved in and the apartment wasnt even finished. It took over a month to get fixed. That should have been a red flag to begin with.The walls are not sound proof. Our neighbors blast their surround sound that constantly wakes up our child. Everyone in the front office is rude except one of the leasers and I dont know her name. This is a BBB complaint waiting to happen.The gates never stay shut or they wont open.There are dogs that weigh more than 75 pounds that snap at children and try to jump through windows. The dog park is not safe!There is dog poop all over the property.The staff does not inform you of a balance by phone call rather they leave notes on your door and keep rolling in late fees as you go uninformed.You will never see the same person in the office twice.Maintenance is a joke. I have asked for several repairs from the guy who was constantly doing repairs and nothingThey are accusing me the renter of false claims and saying hey have photos of me. This is highly illegal and scary that someone is taking photos of me and when asked to see them they refuse. Not cool.Trash is overflowing all of the timeBugs are an issue. My shower was invaded by termites and I never received a follow up call with the issue. There are several hornets nest throughout the property which are not tended to. not safe for small kids.We thought we were moving into a great facility and this has been a total mess. We will never recommend this place for the price and the headache this is causing. Now we are being threatened with them moving out my furniture and telling me I cannot renew my lease (not that we would) but this is how they handle things.
Waters Edge is beautiful and changes have and are still happening. I use to work in the Leasing office and honestly I speak as a previous employee and current resident. This is a older community things break and it takes time to fix it point blank period. If youre unhappy than fix the situation by giving the team an opportunity to fix it or move. Yes, it may take a couple of times to fix it but I know that not only did my team and I go above and beyond to get things done but the current team does the same. Again, it was built in 1999 it is older but my gosh its beautiful and the fact that Legacy Park is our backyard is a huge perk. I am going on my 2nd year at WE and I want to give credit to Taylor and her team. She has been patient,helpful and truly understanding when it came to me and my home. Initially I didnt think she and I would see eye to eye but I had to realize she had a job to do just like we all do. She is a good person and I dont say this because somethings have worked in my favor but because she is honest,upfront and helpful. Trust and believe we dont just create charges they are there for a reason we love when apartments look great after a move out. I recommend WE to anyone who is looking for space,beauty and reasonable prices. Location is great and the neighborhood is really nice. I love Plano and my home. Kudos to the leasing team and keep it up.
The build is unlike any other, & the events are awesome! I appreciate the honesty of the staff and the fact a few office members live onsite. You can tell theyre really passionate. I will be renewing as long as Im welcome to, this is my home.
I will give it a 2 stars just because of Taylor, she is the Manager now, and I can see she is trying her best. The maintenance takes a while to fix things, after you struggle for your rights and call them several days, it will be fixed at some point, but is creating lots of frustrations and drama for no reason. Community wise is a good place to live, people are friendly and nice. Not a lot of advantages, obviously they need to IMPROVE on client service A LOT, however I appreciate the effort Taylor is putting in. I think there is hope for this place. Any feedback is constructive, hope all these complains will have an impact, and service will be improved.
Lived there for three years and the maintenance was horrible. The apartment equipment is our dated and the prices are sky high for absolutely no reason. They have a pool volleyball net which isnt used and kick out loyal people who actually use the net, clean up prior to use. Dont live there. There are way nicer apartments than this place at a cheaper price.
My wife and I have lived here for 5 months and absolutely love it. We feel super lucky to have an apartment that faces the creek (which means we have a patio that has an awesome view!) Though you would think wed be tired of it after 5 months, we still are in love with it 100%. Between the great views and the adjacency to the greenbelt trail, this apartment also fulfills the nature lover in us both. These are also by far some of the best built apartments Ive ever lived in, and the double-walls really keep the neighborly noise way down. On top of it all, the maintenance and office people have been great. Heather (who is awesome) was our leasing agent, but everyone weve interacted with in the office is great. The only downside we feel so far is the price, but this area seems to be expensive for a Texas suburb. Overall we are very satisfied.
Ive lived here for 2 years and some change. Im surprised to see some of these reviews as they are not representative of neither my neighbors nor my experience. The previous ownership did let some things slip while the property was under contract which might be the cause of some of the older reviews. The Adara/GreyStar team had picked up the slack when they took over so I dont see the previous managements issues as a problem for them. The apartments are great, the patios can be quite generous, and units are being updated as soon as they are vacated. So some of the dated issues might just be apartments that were due to be updated anyway. I havent had many needs for maintenance, but when I have its always been prompt. In fact theyve done a lot to improve the property since they took over a year or so ago. The schools in the area are great, which was the main reason I chose this area. My kids and I frequently take walks around the creek Theres access to one of the public bike trails without having to cross a street which is great for small kids. Ill likely resign my lease in the summer.

I have no complaints whatsoever about the apartments and buildings themselves. I loved the location and set up. However, maintenance is always backed up and the staff is worse after management changes. Upon moving out, I received a bill for $515 that is the most ridiculous thing Ive ever seen. Comments such as concrete cleaning due to strong urine smell for $75 and clean toilet inside and out for $20 added up to over $500. Words do not describe how angry this makes me. I paid $1300/month alone to live in these apartments for 2 months after my lease was up but they still continue to tack on the bills. I ate lunch on my carpet floor the day I moved out, yet they felt the need to charge me $300 to replace it. SUCH A SCAM!!!!! More upsetting is the fact that I was never late on a single payment and was referred to this apartment by my companys HR department. I will definitely be reaching out to them to let them know never to refer this apartment to any other employees.
Updating my review from one star since we have experienced great service from new apartment management took over last year.A lot has been improved starting from maintenance, gym renovation and overall turn around time of the service tickets. Really enjoyed our stay at Watersedge.
If I could give 0 stars I would. The most frustrating experience I have ever had in an apartment. Not only do they have more grey area billing then Ive ever seen. The managers are beyond rude. No one has an answer. Or no one is available when you need them. If you live in these apartments currently, and need something done right you have to call corporate. For some reason the managers at the corporate office seem to care a whole lot more then the managers in the on site office.
Black particles spew out of pipes and is impossible to clean. Maintenance requests take upwards of a month (and we’ve submitted at least 12 in the 6 months we lived here).We had to clean the unit ourselves when we moved in; carpet still had dog food and hair barrettes all over.LOUD AF. No sleep since moving in.
Its a decent place to live. Ive been living at Waters Edge for almost a year, and I decided to leave a review because Im considering moving out.Pros: The complex is in a pretty safe location. It is a gated complex, but the gate is broken often. I dont feel like Im going to be robbed. It is pretty well insulated, so my electric bill is always fairly low, especially since the entire dining room wall is made of windows. My cats like it, and it allows 3 pets which is more than most in town. Two words: gas heat.Cons: The rent is more expensive than the amenities are worth. Its just a basic apartment complex, but they charge more than any other apartment we considered. There are 3 pools, no hot tub, the steam room is being shut down for a year because it doesnt work. There is no overhead lighting in the living room, so its dark most of the time. Management has probably changed 3 times since Ive been here, so I dont know anyone in the office. It definitely stretches the truth to breaking points in its descriptions of the amenities. There is a tiny fenced in area that they call a dog park. The gym might have been state-of-the-art back when the complex first opened, but certainly not now.My final thoughts are that its fine to live here. Theres nothing really wrong with it, but it does cost us $1300/ month, and I feel that could be better spent elsewhere.
The river and buildings themselves were great. But the staff was passive aggressive, the sauna didnt work for a year, and dog poop was everywhere (partially due to the fact that the staff was not quick about refilling the disposable doggie bags). Also the month my fiance and I moved the staff was all replaced because a new company bought them out or something so finding all of our records and payments was an exhausting process. There are plenty of other apartments with better staff and better prices for what you get.
LAST STRAW.Multiple multiple multiple multiple multiple multiple multiple multiple attempts.Thats 8 separate attempts made to initiate a repair on our rusted and subsequently detatched patio gate upper hinge.Every time we call the office, we get ok well put a work order in. No. Nothing has happened. It is going on 18 months since the initial request has been submitted.At this point I just cannot believe the persistent inaction. We have also submitted online work order requests for this issue.$1730+ rent payment for a 2 bedroom.Call for a quick HVAC filter replacement several times? Nope! Not going to happen!By the way, our AC unit is a near 20 year old piece of equipment dating to when our apartment building was originally built around 2000.Last summer, because of the awful unit, our electric bill surpassed $450 PER MONTH. This was blamed on dirty coils. After cleaning the coils, the bill dropped to $350. Not due to their cleaning, but rather the seasonal temperature decrease.A ground floor 2 bedroom... $450 electric bill. We kept it at 82 degrees... WHAT?? $450+ !?!? We are shaded from Southern and Western direct sunlight by a neighboring building as well...I now understand the current owners long term goals after 4 years living here. RENTERS BEWARE here is their philosophy:1) Buy the property2) Minimize property improvements3) Minimize maintenance costs4) Hold on to it for several years5) Sell the property for a profit after property value appreciationUnbelievable. Unfortunately, there is more.Whoever bought this property a couple years back... a man by the name of Krishna I hear, sure got screwed over and inherited serious building quality and aging issues.There are multiple leaks when it rains, which come from the middle of the living room ceiling.In addition, foundation issues exist, causing the exterior stonework as well as the living room wall to visibly split and separate.All of these things have been brought up to management WITH ABSOLUTELY NO REMEDY multiple times.We pay too much to rent this unmaintained unit. Wow, just...wow. $1730+. That is house buying money. Might as well.Oh yeah! Almost forgot! We had to move apartments a year and a half ago due to an insane amount of black mold and water leakage issues.Guess what? There is currently a huge leak in our patio storage closet. The leak has ruined all my wifes keepsakes as well as a computer. Everything in there smells like mold now. Black mold is visible now too.There are benefits to renting, which include appropriate property maintenance. At a mortgage-like payment of $1730+, we expect repairs and maintenance to be taken care of.That is one of the reasons WHY WE RENT. When we specifically request certain repairs and maintenance, those requests need to be addressed.Management: contact us, you have our information. Take care of the issues and this review will be removed.Sorry, maybe this will get your attention since every other channel weve tried has been a dead end.
Very Bad Management. Very Bad Maintenance.I was charged around 500$ for nothing when I was moving out.I was given one more bill of 360$ after moving out.They didnt even send an email or they didnt even mail me about this bill.If you feel like you have lot of money and you are rich and really wanted to give your money to these people for nothing then rent here or elseDont even think of renting here.There are lot of good apartments around the street dont loose your money like me.I was forced to pay if not the lady in the front said she will send it to the collections.DONT RENT HERE.
We had some trouble initially moving in but Taylor was prompt to respond and take care of everything for us. This is one of the best apartments we have ever lived in. The neighbors are friendly, and the property is clean.

I put in an application that ask for all the fees plus deposit on the apartment. I found this strange as I never had to give a deposit before with the application. I had something on my credit that was paid in full, so after they approved me they came back several days later and said they couldnt. They kept all fees and deposits that had given them and told me that the reason was because i didnt fill out the application properly. I ended up going with another complex in Plano, and was told by that apartment complex that what Waters Edge specially told me wasnt true. I should have looked at reviews.
Nice location and friendly staff however the apartments are very cheap in an unclean and trashy sense. when i moved in the floors were so dirty and there was dirt all over the walls and there was a hole in my door which they have yet to fix and ive been here for several months now. maintence here is very poor at communication and getting back to you. i have placed several things that they need to come fix such as my bathtub drain, kitchen sink, lights, etc. and they take weeks to come if they do at all. its as if something is always broken or not working efficiently. the hot water here goes out within 10 minutes and doesnt come back on. they definitely need to get on track and a better handle on things here.
Some anecdotes for prospective renters:There have been multiple car break ins and thefts in the past several months. I personally had things taken from my car despite it sitting right in front of my apartment. In once instance, someone had the wheels stolen off his truck. The gates to get in and out of the complex are often non functional and are left open or weeks or sometimes months at a time.Ive lived in two different apartments during my time here at waters edge and both times Ive had bad ant and spider problems.Prices are pretty high given what you get and the rent increases each year are pretty significant as well.Youll need to be careful where you walk because of the dog poop problem.On a few occasions Ive received emails saying that my rent was late or that there was some other issue that I was accused of when it turned out that those emails were sent to all residents by mistake.I understand that running an apartment complex is a business but the bulk of communication we receive via emails or flyers on our doors have an almost adversarial feel to them.Never really had any issues with the maintenance or front office staff. Theyve been plenty helpful when anything comes up.My apartment had a few nice renovations recently. I got all new counter tops, sink, and other bathroom hardware. I was told that phase two would get me new kitchen appliances as well but that hasnt happened yet.The apartments are nice enough and the location is fantastic. The view of the creek and the woods makes for a great view from my patio.All in all I enjoy living here but each year it becomes more and more difficult to justify it. Again, these are just my experiences and your mileage may vary.
As a Referral Agent, I have referred 3 tents to this apartment because of the location, every one of them had a very bad experience due to bad management & high charges. Agents dont get their commissions & tenants dont expect your deposit back.
Poor Management, ridiculous move out fees. Lived here for 1 year before they tried to jack up rent and I was tired of false promises from management. Upon move in we found that our balcony was filled with large metal staples stuck into the wood all around every door and window. We notified management and they said they would have someone come remove them. Months later we complained 3 more times and they finally sent someone to remove the staples but he did not complete the job and only removed a few staples. We requested service to fix this several more times to which we were told that a former manager had told us that they would remove them and they would look into it. Also the balcony doors leaked soo much air that the AC bill was $300+ in the summer. Requested service to fix the doors seals and I was promised that a contractor had to be called and they would be coming in the next few weeks. No service was ever done to fix the door seals and in the winter cold air leaked in and had the same problem with a high heating bill. I eventually fixed the seals myself and took my receipt to the office for supplies and they did reimburse me but this was really too little too late. BAD MANAGEMENT, BAD DOORS/WINDOWS SEALS, and Finally when we moved out they sent a $700 move out bill. We left only small nail holes from pictures which were filled with putty and forgot 1 bag of trash....DONT MOVE HERE
Completely new management, so none of these comments are still a problem. Yes flyers, but who cares! This property is gorgeous, I feel like I live in a park. They strictly enforce rules about cleaning up after your pets outside and the property is always in a gorgeous condition. My heater went out one day and the next, it was completely fixed> I have never gone more than 48 hours without having some maintenance request fixed.If you happen to get a unit by the creek, some foundational issues by way of cracking and things. But you have to cover holes and paint back upon moving out anyway so just make sure you note the cracks upon move-in. I had a slight mix-up with my move-in date so I had to wait for my apartment to be cleaned, but they were so gracious and nice about it, and so were the people they contract with to clean carpets and the apartment.Lets talk about the noise. There is none. There are some noise issues when people stand right outside your door or window and carry on a loud conversation, but I just happen to have rude neighbors so it isnt the complexs fault. Unlike other complexes, we enjoy 9-inches of concrete between us and our neighbors, so NO sound gets through. I would never dream of leaving here unless I had to or we finally get a house. I love this place. Seriously consider living here.Brand new gym equipment, 2 pools (both are awesome), a friendly staff (both office and maintenance), and condominium-grade building materials will make you feel at home! My apartment is gorgeous, my patio huge, and my stovetop/oven gas, I love it.
My wife and I only stayed at Waters Edge for 9 months, but that is only because we bought a home. I see a lot of bad reviews on here and quite frankly I am surprised. Take complaints with a grain of salt. Our experience with Waters Edge has been totally different. The only cons I can come up with are the kitchen is a bit small and the plumbing is older so the shower gets hot if someone else is using the water. But the pros out-weigh the cons immensely.Going back to the kitchen, even though it is a bit small there is a gas range. No apartment complex Ive lived in has had that and true chefs love gas ranges! As far as activities go, Waters Edge is located right next to a running trail which my wife and I used all of the time. There is a giant park on that running trail and also a dog park on the apartment premise if you dont want to go far. Waters Edge also offers 2 swimming pools (One is a lap pool specifically for swimming), a weight room with a large variety of equipment including free weights, machines, multiple benches, resistant bands, medicine balls, swiss balls AND a wet and dry sauna. The location is also close to Whole Foods, Stone Briar, The Shops at Legacy and many restaurants. Id like to mention that the community itself is very kind and I met more of my neighbors at Waters Edge than I have in my past 4 apartment complexes combined. We never had any major maintenance issues, but the times we did call, our issues were resolved promptly and effectively. The staff and management were always very helpful and extremely kind.I would like to thank Waters Edge for providing my wife and I a great experience. If we ever need to move into an apartment complex again, I will be coming here to apply! Thank you again and I wish all of you well!
Worst place to live...m still in this apartment complex and m writing this...worst management ever.i have lived in lot of apartment complex never had any issues but this one GOD.The manager here Sherry or Cherry who ever she is she is worst....i renewed my lease here and i told them the carpet is smelling alot pls change it she came to my apartment i did little vacuuming in front of her and carpet started smelling she told me that i have a dog so that is one reason and if I WANT TO LEAVE THE PROPERTY I M MORE THAN WELCOME like who says this kind of thing to tenants i think she dont understand the concept that tenants are there thats why she is getting paid otherwise there will not be job for her.Plz dont waste your time here search somewhere else
Worst place ever! Just moved here from out of town, and we have had so much trouble in just this first month. The maintenance here sucks, weve been waiting over a week and a half for them to come spray our apartment for this ant infestation we have, and every time we put in a work order, it either never gets done because someone doesnt show up, or because they sign off the work order as complete when nothing has been done! Our gate codes didnt even work for the first couple weeks, even though we kept telling them we were having issues, they insisted that it was fixed. They never answer their phones in the office either. The only reason Im giving them one star is because of the pretty green belt view, and because there is ONE nice, blonde manager in the front office... But besides that, worst place ever, save yourself some time and money and DO NOT MOVE HERE. We are going to be moving out the first chance we get!
Do not live here. The apartment was horribly dirty when we moved in and it has been like pulling teeth to get anyone to repair or clean anything since our move in date several months ago. The management is rude and I have actually witnessed a leasing agent yelling at a resident. I have also been left alone- locked in- to the front office so the agent could give a quick tour to a potential resident. We ended up being locked in for 30+ minutes. Awful service and now they are trying to up our rent by over 200 dollars. They have never been responsive and have always been quick to create a negative and defensive environment. The comment below is correct when they say that they pick up your trash daily, but watch out if you leave your trash can out! Also, ditto on the flyers left on your door. Lots of soliciting.
Ive lived here for 3 years, and only because I have no option on where to live (long story). Their maintenance is ----, it takes weeks to get anything done, and multiple requests. I usually have to walk down to the office in person to hear them say oh hehe well send someone right now WHY THE HELL COULDNT YOU DO THAT WHEN I ASKED?Its so bad, every couple to few years the property gets bought by another management company and they come in and F it up even more, just like the most recent management company.Now I receive a notice on my door that I have to pay a $25 fee for having trash on my front patio area where I have put it for literally 3 years and never heard one thing. Now I am only allowed 1 bag of trash per day or I get fined $25. They dont pick up trash Friday and Saturday so now I have to somehow live without being able to dispose of trash for 2 days while they dont work and somehow fit that trash accumulated in those 2 days into one trash bag in the valet trash can that is tiny.These people do not care about your well being or comfrot level, they are just working a job that they obviously hate.One guy named Jess drove the golf cart like a crazed idiot when we had our BABY in the cart. He actually swerved to try and pretend to hit his maintenance buddy while the baby was in the cart. They are just DUMB.
Terrible management. Theyll see your name on caller ID and refuse to answer. And theyll stretch the truth when it comes to billing. Tell you one thing when you sign and then when you get your bill itll be close to $200 higher. Dont recommend .
Been here a year now and I love the aps, but the staff is horrible I have had the same problem with my ac leaking from the celling from day one, always asking when is it going to be done so I can put my washer and dryer in my laundry room and there are big holes in the ceiling from where thay cut out to try some repair that didnt work ( i have been having to pay to do my laundry from the leak from the ac only leaks when the ac is on, but it sucks when you have a one year old that like to play in water, In the summer I have to empty the water bucket every day and had to clean up the mess from the ceiling because of the sheetrock thay left every where, just glad its winter so I dont have to use my ac . and less then a mouth ago I turn on the heater for the first time and it does not work hmm... ok I called the emergency line cuz heat not working is considered an emergency and I do have a one year old son, so its a must, the after hours guy calls me and even befor I could say anything he just says ( I cant do anything tonight, I dont have anymore heater parts his exact words. well he mentioned that the heater works off the water heater ( this water heater sounds like it could blow up at any minute but thats a different story, one thing at a time with these guys ) I told him that you all just put a new ac unit in ( witch still leaks water on the floor but at least it works. ) and he just said agin there nothing I could do and he will look at it tomorrow .Well I got a little desperate because of my youngest son, so i started looking around and found where the water line that went from the water heater to the unit and found the valve off ...... so i turned it on and now i have heat.... the next morning i called the office and talk to one of the girls in the office and asked if the manger was in and she said no,, ( every time i have called them the manger in never there or in a meeting, and if you ask them to call me when she can talk .. well Im still waiting.) well she told me that she would look into it hmmmm...ok.. and when the new owners took over i was happy thay talked all good things about there staff. So i told them about the problems i was having and wow thay just totally blew me off, they listened to me but did nothing about it. and so i called agin and agin, and finely thay came out to work on it and same thing, leaking. and thay said thay would come back the next day to see if its fixed well he never showed and he moved my bucket so when i got home floor was coverd in water hmmm..ok what ever i give up its almost fall so dont need it. and then another month by and one day i come home and there is grees all over the carpet in the bedroom so i follow it and look in my closet where the tracks lead and there was white stuff all in my closet all over my close, i look up the attic was wide open so thats where the white stuff came from, its insulation, so Im pissed because i have to was all my close, closed the attic and went back to the room and found the white stuff all over my bed like someone that was playing in the attic was on my bed ... yea . next day i called the office and no manger said she would look into it,, ok wow i got call and she told me that there was no staff in your apt today, and when how did they come from the front door with out a key? the greese foot prints came from the front door clear as day.... so i asked about changing the locks and she said we can do that but it will be 40 dollars .... hmmm. really . And the bad thing i will probably loose my deposit . so now Im stuck until this lease is up and dont even feel safe for me or my kids. and when they allegedly did not come in the apt i found my gun case left on unlatched, the hole time i have lived here there is no privacy they come in your apt when ever and leave no note . this is not a place i recommend on living .
Bunch of crooks. See what your review says when its move out time and you drop off all the money they told you to, then call back and say they were wrong you owe double what we originally said. I moved from one apartment to another a year ago and they did the same thing
Ive lived here 3 full months now and I have no complaints. Im on the second floor and rarely ever hear my upstairs neighbor (who I believe has a dog). Thats a plus! All MY neighbors are amazing! Greeted me with smiles and offering to help the day I moved in. As far as office staff goes, I LOVE Angela Warrington. Shes a sweetheart! Shes always so chipper even when she had to work on an ice/snow day! Ive called with a few maintenance issues and to my surprise I always have a note by the time I get home from work saying its been taken care of. I am disappointed with the gym. Ive went a few times and the saunas dont work & its just too small. Machines are occupied most the times. Overall, I love my apartment! My kingsize bed, two nightstands & armoire all fit in my bedroom.05/26/2015-Update to my review. When I moved in I moved my things in from storage and there was a strange smell in the living room. I thought it was my sofa, afraid something crawled in my storage and urined on it. I threw out the sofa, bought a new one. (over 1grand spent) Smell still there! I get on my hands and knees, its the carpet under the sofa. Smells like cat piss. I brought it to the management attention, they also smelled it once I pointed out where it was. (There are no stains, just smell!) They shampood three times and replaced the padding under carper, smell still there. Nothing else they will do. Let me point out I dont have pets. Im upset the I spent money on a new couch when it was the carpet the whole time! My neighbors used to live in my apartment and they said it was damaged before they moved in and they had to purchase a special vacuum to clean it. I guess Im stuck with a pissy cat smell apartment because they will not replace the carpet unless I pay for it.
Great property from a natural beauty pov, but an absolute disaster from property management point of view. Maintenance team doesnt respond to email, phone or even in person followups. Onsite property managers dont have the basic decency to talk to renters and are always in mood to blame renters for any apartment issues.Beware of them if you are a resident and planning to move out soon. They will charge a bomb by levying fictitious cleaning charges without any supporting evidence. Dog poop is another menace in this apartment complex. Maintenance team and property management team turn a blind eye to this menace .Stay away from Waters edge for your own good.
I lived here three years and it was a horrible experience. The only reason that I stayed as long as I did was because I had no alternative. Everything in my bathroom was always broken and they would repeatedly come and fix it. However, it was never really fixed. The management is rude and they lack any understanding of customer service. I have lived in many complexes and I have never been treated like this. On top of everything else they sent me a bill for over $200 in move out fees even though I cleaned that apartment from top to bottom. DO NOT MOVE HERE!!!
