This is a great place to call home. I have really enjoyed living here so far and like all the upgrades they have recently done to my apartment. The grounds are well kept and the maintenance does a pretty good job. The office staff is friendly and the manager has always handled any concerns I have had quickly. I have actually referred a few friends here and they are liking it too. My son also goes to high school right across the street which is so convenient. I would recommend this place to anyone that is looking for a nice quiet property and a great location in Plano.
Moved to this apartment complex a month ago and so far its been great! Fatima(leasing agent) has been really helpful. Will definitely recommend people to move here! Neighbours are nice and inspite of having so many apartments, its not noisy. People are nice too. All in all a good place to live.
Toured a 2/2 this week.The positive: No wait for the tour.Not positive:* Tour giver had their back to us the entire walk to the unit.* Front entrance of the unit was dirty, not a good presentation.* Older communities are hard to put a band aide on.* I would not have considered this unit a premium 3 pkg.* I will not be leasing from this community.
I have lived here for one year and we had to move out because of job relocation. lot of open parking lots, beautiful pool with grills all over the place. Never had any issues with them. Laundry on-site and small gym also available. I recommend their apartments. Ive lived at #2207 and it was very nice and clean apartment.
I just moved out from this community because I purchased a house otherwise I would of renew my contract, I lived there for 7 years and the last year living there was really pleasant, the staff is really nice and helpful, maintenance are on top of problems and really respectful. I love the new renovations they did to my previous apartment, thank you to the wonderful staff, if I ever need an apartment I will def come back to Sutherland Park.
I spent a couple minutes reading the reviews and everyone who says that these apartments are horrible don’t have very much experience in them. I have lived here for almost 13 years with my family and we love it we’ve never had major issues in the apartments we lived in (1137 and 1040) and we don’t have very much complaints other then the rise of rent, but that should be expected at any apartment complex. Overall if these apartments aren’t right for you don’t live here, but I personally think that these apartments are a great place you can call home.
I was trying to look a 2 bed room B3 model from one month and the response from the ladies is very bad. Every time i went to Landmark they will say currently there is no availability for tour and next one will be available in 3 days and will call you but they never call me, this happened 3 times.They are giving importance only to people who are ready to sign lease and ignoring the folks who asks for tour
STAY AWAY FROM THIS COMPLEX!!!for your own sake and your familys, save the trouble of having to deal with bugs, roaches and incompetent and uncaring management. the biggest problem is that whenever you report something to management, they wont fix it. they would send someone to pretend they attempt to fix the problem, but you will have to fix it on your own if you really want it done. Management is unprofessional and rude. Area director would not even answer the phone or return calls/voicemail. All they care about is your money and get you to sing a lease that if you want to break will cost you more than two months of rent. Buildings are pretty old and outdated. you will hear everything from people next door and above you. Youve been warned!
Parking has always been great here, the staff and Toni in particular have always been so helpful and attentive with me and my family. Would strongly recommend landmark to anyone looking for a well kept peaceful complex.
I am looking for an apartment and visited here--the staff was really nice! My job will either be in Tampa or Plano and Ive checked out so many places. I was impressed with this place! Customer service can be hard to find--they go above and beyond.

I agree with these comments. These apartments when Sarah Gonzalez work there stayed on their toes. After she left service went downhill real fast. The reason I know is because we live there for two years are better. If you were looking for a good apartment in Plano dont even bother. Plano has gone downhill at least in this area thats why we moved to Allen Texas better apartments newer buildings and the apartments have better management Ive warned people many times on different comments stay away from this apartment they are worthless and our neighbor in 1144 is loud or I should say what is loud has dogs that are vicious and will attack you the security for the apartment is an on call not on premise and will do nothing if you want something done you have to call the local police and once you have gone down to management management will say we will get that taken care of right away yeah right never will happen best to avoid this apartment take the tour see what you think but do not sign a lease say this is not what we are looking for I see here you have a number of negative reviews. Thanks but this is not what Im interested in I want a apartment that cares about attendance by these reviews all you care about is money goodbye is exactly what I would say. Youve been warned many times if you dont listen the problem is on you
After working with the staff in order to solve my problem, I recognized it was a big misunderstanding between me and the staff.I am very happy that they are willing to sit with me to discuss and find he solution. After being here for almost a year, weve had to put in three requests on waterbugs and pest control. Paint work is subpar, we had scotch tape pull paint off the wall! Then the bathroom paint wasnt done correctly and was peeling within a few months. Hot water has been issue we lose all hot water if the apartment above us begins to use it. I have personally seen them flip an apartment in three days. Two days of painting and one of airing out. No wonder the paint work is on the floor, carpet, and other areas. The front door isnt secure (as it seems it has been kicked in and a new latch has been installed), but still get heavy drafts through it, security bar on rear door was too short (why wasnt this caught before we moved in? I found out preinspections are not done), our guest bathroom flooring is ruined because of a leak toilet that we put three service requests in for. Garage disposal started leaking and caused the flooring under the sink to separate, appliances are old and dish washer doesnt do its job.I really try to like these apartments, I do because its a good fit for our family, parking is OK (had an issue with service trucks parking and dinging peoples cars), common areas are nice.Its not uncommon based on the reviews here for your water to be $100, which is about what we pay based on the added amount to rent as this isnt a pay what you use.They are quick to do service requests, besides the pest control which took 3, they are typically completed within 24 hours.Beware, if you are looking for a move in ready, no issue apartment Id pass. If you dont mind putting in a service request every month for something, these might be for you.
I do not recommend this apartment at all to people that move to Plano. I have lived here for 6 years till I moved into a house. I have had bad service from them. We had to call them a million times and Not once have they bothered to come and change the carpet that still had stains from the previous renter. They said they would come in and change it but the maintenance guys have no experience and the people that work in the office are just rude and disrespectful. Once we moved we kept on getting letters saying we need to pay almost $3000 because we needed to give them a notice two months before we moved and they made us pay for the damage done by the previous owner. Absolutely terrible service and mean, rude, disrespectful workers.
Lived here for a year and a half now and overall its been a wonderful experience. The leasing office staff are very friendly and courteous. Maintenance requests can be submitted online and are completed in a timely manner. Weve only had one unsatisfactory experience and it was last summer when we kept running out of cold water, but that hasnt been much of a problem this year. The apartments are definitely older, but they are kept up as much as possible. We had new appliances and fixtures when we moved in, and larger requests for things like a new toilet or changing out the vinyl have been completed promptly and professionally. They arent shy on expensive repairs; failing a/c units get replaced quickly, I frequently see units getting new carpet installed, and recently the whole complex was reroofed. The walls are thick and the complex is generally very quiet despite the large number of families here. I only have minor complaints about our unit: the cabinets have been repainted too many times and can rub off on dishes, the carpet is old and in need of replacement, and we could definitely use more counter space. Outside the unit, I find that the amenities such as pools, dog park, and tennis courts are all kept up very well. As another reviewer pointed out, trash collection is definitely a problem, but I believe its one caused by people who dont live here (which still affects us, regardless). Maybe once a week or so I see an entire couch or bed sticking out of the dumpster and bags of trash sitting outside the dumpster because the inside is full. Additionally, we dont appear to have the option to not pay for Valet Trash, even though I pay for city garbage, dont use the valet service, and have no need for it. Water bills are not unit specific, they are averaged out over the whole building, so units that dont use much water are subsidizing the units that use a lot of water, which is a huge pain. Even so, none of my complaints are dealbreakers for me. I believe I pay a very fair price for what Im receiving in the area of Plano Im receiving it. There are tons of grocery stores, restaurants, and entertainment within a 15-min drive as the complex is very centrally located within Plano. So long as management continues to be excellent and I receive only reasonable increases in rent year over year, Im happy to continue living here for the foreseeable future.
After you have moved in and set up in your new apartment you will start to notice all of the things you missed in you Move-In Checklist. You start to see that the paint is wrong in several areas of the apartment, that there is paint on the floors throughout your apartment, that the water pressure is lacking in several areas, and that there are significant leaks for the outside environment to get in.These properties DO NOT have any type of Move-in checklist of their own. They expect the renter to find and comment on it. The staff does not appreciate when you point out any problems on the property. And when you do they stretch the truth about getting it fixed.My suggestion is to negotiate a much lower rental amount before you sign a lease because there are some significant hidden costs that will start to show up on your 2nd and 3rd months rent.

This is definitely the worst apartment experience ever, you pay a high price but get awful service. the office was super rude, they will charge on anything they could. and the landmark management was bad. high rent dose not worth at all. the facility and the carpet is old. and the worst part is the office will always find a chance to charge you more!!!!

Buildings are old but units are quiet. Getting better now that the complex is under new management. Its now called Creekside Village. Things are really changing for the better.Were getting notified when scheduled plumbing work will be done. And, theyre stepping up to do some renovation work. Exterior painting is being finished. The new cream and gray color scheme replaces the dated barn red/dirty yellow, and it looks very sharp. Theyre also redoing landscaping.This complex has 2 pools, a dog park, a playground, laundry room, gym, and open air parking. Some covered parking is available, $25/month additional. The pool with the scenic view of the leasing office seems rarely used.Location on Park between Independence and Coit is good. Its relatively quiet, even though there is a Level IV trauma center and high school nearby. At Park & Coit, there is an Aldi, Elliotts Hardware, a cheap movie theatre, a couple of banks, quite a few restaurants, a liquor store, a public library, and a gas station. Easy access to DART and major highways.This area seems to be considered Planos Asian neighborhood, perhaps because of the variety of Asian businesses, restaurants ranging from Malaysian and Indian to Japanese and Thai, and the Taiwanese grocery that is permanently under construction at Park and Coit. Its not like living in Chinatown or K-town, though. The complex itself is home to a veritable United Nations.Certain units have a creek premium, meaning you pay more if you have a view of the creek. Upgrades are black appliances, dark cabinets, laminate floors, and wood burning fireplaces. Dark appliances and cabinets can make small kitchens look depressingly cramped.Cabinets, doors, bathroom tile surrounds, basins and tubs have been repainted so often the paint peels without provocation. Replacing doors with new ones and stripping the old ones before theyre repainted would make them look a lot better.Rents seem reasonable for the area, but apartments do not have their own water or gas meters. As a result, tenants get a subsidiary bill for apportioned water, sewer and gas. Expect this to be about $100/month, as tenants with low water/sewer use subsidize those who use more. Putting in separate meters would encourage saving water.One good thing, the new management has done a lot of work getting water line and boiler issues resolved, with the happy result of not running out of cold water or being boiled alive in the shower. All toilets are being replaced with new water saving models.Be careful of unsupervised children under 10 that play in the parking lot at all times of the day and night, regardless of weather. They are oblivious to traffic. Lay on the horn to get their attention!Valet trash staff fails to pick up trash on scheduled days. Contact the office to be put on the watch list so trash staff takes a dated picture of your empty garbage can to prove they picked up your trash. Wait for the clunk of your trash can hitting the porch around 10 pm. There is no recycling, although the City of Plano offers it to homeowners.Window screens need to be fixed. Proper weatherstripping needs to be installed, due to substantial gaps between the doors and frames, which creates all sorts of ways insects and weather can get in. We from northern climes enjoy having windows open when conducive and dont understand whats so wrong about peace, love and weatherstripping.Carpet is uniformly ugly and unprofessionally installed, with nails that stick up and no padding underneath. Buy cheap rugs at IKEA so you dont have to look at it.
I currently live at these apartments. Lived here for 5 years. This place has gone down the hole ever since Landmark took over! Office management is a bunch of incompetent, disrespectful, greedy idiots! Its funny.... All they want is your money. On the first of the month.... I was hospitalized due to an allergic reaction to penicillin. On the 2nd... I worked up enough energy to go up there to pay rent. They were closed!! When up there today (the 3rd)... And everyone there ignores me... treats me like a worthless piece of trash.... and refused to take my check (funny right?)! Only way to pay now is by a cashiers check and something else! BUT NOT A PERSONAL CHECK! They didnt want to work with me. Didnt even bother to check out medical records. Im trash to them! And now left with a $75 late fee. Was it my fault they wanted to slack off on the 2nd? I dont think so! Dont move here! As long as Landmark owns this property.... Its the slums of Plano!

Worst apartment.Never come here.They had an issue with their website where the rent was not reflecting correctly,hence i could not pay the rent. No attempt was made to contact me via phone or email.Now they are asking me to pay late fees of 115 dollars !

One of the worst apt complex ever! The staff is unproffesional and rude. The service requests are not completed in a reasonable time, the buildings are old with holes and teenagers loiter the property. It is not gated so weve dealt with solicitors and bums by our door. Cant wait for lease to be over.
Worst apartment everI will give you all details before you move in:I live there for 7 years and previous companies were great. since the land mark took over the rent went so high, the new staff are so rude as well, which we complained to the company(over 10 apartment units) but did not do anything. the only time that they are nice to you is when they are showing the apartment to new people for moving in to show them how nice we are with everyone who lives here but after that.... on 10/13/14 that weather was windy, wind brought some trashes in front of my unit and however I picked them, but they sent me a notice that I need to pay $50 penalty for having trashes in front of my unit. I went there to talk to the manager and explained that its windy outside, but she did not care at all, when I was going out I saw another person who was mad for the same reason and I told him they dont even care but try it. so the other day I called to put work order for my blinds because they were broken because of age (7years), and they told me that they will going to charge me for that. I ask them how come if my fridge goes wrong you dont charge me, but you will charge me just for a blind? so she said its out policy and hanged up on me. SO IM MOVING OUT AS SOON AS MY CONTRACT IS OVER, AND WHEN YOU COME TO LOOK AT THE APARTMENT NOT ONLY GO TO OFFICE FOR PRICES BUT ASK PEOPLE WHO LIVE THERE HOWS EVERY THING LOOKS LIKE, AND HONESTLY I KNOW THERE IS MORE COMPLAIN AND MORE SECRETS ABOUT THEM.

Pathetic apartments, worst service from leasing department. Faced the same rent issue as the person below. Received email to pay rent on 6/30 but the website did not reflect rent for July. No mails, reminders or email received to pay the rent after that date for July and then they put late fee for their fault !!

All the damage and damages that the apartment already had. They charge you. And they do not fix it ... I lived there for three years and I changed my apartment because I had defects and even so they charged me .. And so they gave it to the next tenant .. They charged him the same .. For the same fayas ...
