I rented an apartment in East Liberty, Pittsburgh. Overall, our experience with the company was good. Apartment seemed old but was kept well. They were very communicative about anything happening around or on the property. Also very accommodating to our requests. For example, we knew we weren’t going to be staying in Pittsburgh very long and they were able to work with us on a 5 month lease agreement.Only complaint would be that our apartment got super hot in the summer but that probably had to do with the fact we were in a top floor apartment. A/C was always on blast then.

Lived in an apartment in Bellevue for 3 years. First year was great; almost no problems, and if there was a problem, it was addressed quickly. Started experiencing some plumbing issues in the 2nd year, but we werent ready to move yet, so we signed for a 3rd. I dont know if they have been short staffed or if management changed, but this last year has been pretty bad. We had several plumbing issues. The on-call plumber did everything he could to not come to the building to fix the problems. There also wasnt always a follow-up. Sometimes after the plumber would come fix something, I would be left with a hole in the wall or ceiling for a week before I call again to make sure someone is coming to finish the job.We lived in a ground floor apartment (so we were partially underground), and I understand that these things happen in a basement, but we had several ceiling leaks in several different places, leading to mold in the walls despite my consistent cleaning with vinegar and constant run of the dehumidifier. Also had several floods in the kitchen. The building we lived in was built in the 80s, so the plumbing is pretty old. We were told by one maintenance worker that they used 2 different metals in the plumbing which has lead to corrosion over time, poking holes in the pipes and causing the leaks. Instead of installing all new plumbing, they are replacing bits and pieces as issues are called in.We had lots of bugs (nothing of concern except for a few carpenter ants every Spring) but its a basement, so if bugs dont bother you, it shouldnt be an issue for you.Washers and dryers are old in the building I was in. There are only 2 of each and one of the washers was broken since we moved in, so it was hard to get to do laundry. Recently, the other washer broke as well. It took them at least 2 weeks to order one and an additional 3 weeks to get it installed.Heating system was inconsistent. We had a bitter cold winter a couple years ago and the heating system wouldnt kick on when it was supposed to. We would wake up some mornings with the thermostat at 56. We would have to fiddle with it until it would kick on properly. This past winter, the system worked fine, so it may have been the extreme temps. I recommend a space heater if you are on the ground floor like we were. Now for some pros: they had off-street permit parking (but it wasnt enforced). They had nice windows. Utilities are cheap; we only paid for gas and electric for our unit. Rent was cheap until they started increasing. AC was consistent. Our oven that was there when we moved in broke and we got a brand new one that was pretty nice.Despite all these issues, they were increasing the rent year-to-year. It was a good starter apartment, but I dont think its the best for a long-term tenant.

DO NOT RENT FROM JJ LAND COMPANY AND IM ABOUT TO TELL YOU WHY !!Long story short this place is the worst rental service ! My fiancé and I rented our first ever apartment from them September of 2017 until July 1 2020.We had everything but a great experience having our first apartment quickly turned into a apartment from hell. I will start with the fact that we had Black Mold on our shower ceiling that we thought was black paint for about 2 years. After we discovered that the black spot on our ceiling in the shower was not black paint but indeed mold we reported it and they sent someone out to fix it however it required them to cut into the ceiling to which never happened.Shortly after my electric stove caught on fire and I waited about 2-3 months with no stove to which I ended up finding out that the first month there was not even an order in for a new one. I personally watched the maintenance guy call in and tell them I needed a new stove so how and the hell do you forget to order one is beyond me.The worst part is when I finally got a new stove delivered the delivery guy couldn’t even hook up the stove because the electrical outlet was fried ( it even melted the plug to the old stove) he told me he’s shocked we didn’t go up in flames. We ended up moving out July 2020 & my family came and helped me move and clean everything! After we settled into our new apartment I was waiting for my security deposit to later find out I was not getting my deposit back due to random charges that they decided to add like 675 ( rent) and a 400 cleaning feeThis company don’t need to be running ! This place needs different management or owner ! And they need to give people back their money ! They are fraudulent & SLUMLORDS!P.S I left a previous review on here that I think they may of deleted. I will keep leaving reviews until they are out of business

Particularly responsive to most issues and do their best to work on behalf of their tenants to solve those issues. Pretty flexible as well. Also they seem to be one of the better priced companies for the space/amenities that you get.Would have been 5 stars, but early on there was a burst pipe (not their fault, old buildings - things happen). The pipe was on an upper floor and I live on the first floor, so logically water would make its way down. They seemed to have done a good job of handling the most extensive damage upstairs but did not tell me for hours that there was an issue and all of my furniture and my bathroom were soaking wet. They couldn’t do anything to accommodate me, and it taught me that renters insurance is important, but it would have been a different story if the whole building was notified when it occurred so I could have avoided the damage. They did try to accommodate me, though. And other than that they have been very helpful. Would absolutely recommend renting from them!EDIT: have now rented from JJ Land for a whole year. They make an effort to know their tenants and are pretty accommodating of most things. They won’t really go out of their way to fix small things, but I’ve never had a huge issue go unmitigated for longer than a few hours, even after office hours.

Review №19

Rented from them mostly out of desperation, and quickly discovered that they are slumlords of the highest order. Properties are poorly maintained, and dont believe a word of their promises about 24-hour maintenance. Like other tenants who have also left reviews, I had part of my ceiling collapse after heavy rain. This should, of course, not happen in the first place, and, like other reviews indicate, not a single person at the office seemed to care about getting the issue fixed. On top of this, I suspect rampant mold growth in the ceiling, indicative of a long history of shoddy maintenance. Other, smaller issues have also come up, and the company has failed to send anyone out, or provide updates, until Ive called multiple times. I havent even bothered asking them to fix non-critical issues (massive gaps in the doorways which have allowed wasps in on multiple occasions, windows falling apart and often lacking screens, awful hot water) because I know nothing would get done. Additionally, they have largely failed to respond to a tenants council formed in light of the COVID pandemic. Its obviously hard to avoid this company, since they own half of the rental properties in Pittsburgh, but do yourself a favor and try to steer clear.

Ive rented from JJ Land for a couple of years now. The rent is reasonable and the apartments are comfortable. The lease is only a few pages long and is written in plain English. Ive encountered leases with other companies that are 10 pages plus and in signing them you waive a lot of rights which is concerning to me. The only time I ever had a maintenance problem was when my bathroom ceiling was leaking water around Thanksgiving. I submitted a request and went out of town for a few days. When I got back, the problem was fixed - meaning someone worked over the holiday weekend to do so. The staff have always been friendly and kind to me. They were prompt in returning my security deposit the last time I moved and they allow cats at many of their locations which is great. However, I do have a couple of complaints. I think the building could use another set of laundry machines as they always seem to be occupied, and my packages have gone missing a number of times so I can no longer have things shipped here. The latter is a common problem that Im not sure can be solved.

These people have adequacy down to a science. I lived with them for 4 years in 2 different apartments. They will take care of emergent repairs in a timely fashion, but anything not deemed emergent (ie put in on the website as a work order) will be ignored indefinitely. In my first apartment, the washing machine for the building was not working consistently and I had to collect written statements from neighbors and threaten litigation before they replaced it.The apartments are fine, though old and with their own quirks. You could probably do better, but you could also do worse.

Dont let these slumlords profit off of the rising rents in East Liberty by making the mistake of renting from them. Theyre skyrocketing their rents while the quality of their units and staff goes down the tubes.JJ Lands customer service was middling at best when I first starting living with them, and in a new and recently updated building thats fine, but when the building is 100 years old and in serious need of huge structural repairs that can make living a misery. They used to respond decently to repairs, but in the last year I had 3 different leaks in my ceiling, each of which was repeatedly ignored despite my attempts to get someone in to fix it. They allowed one to go so long it damaged the bathroom cabinet, light fixture and walls to the point of mildew, and when someone finally came to fix it, not only had they simply painted over the water damage, they had let my cat out the front door of the building, and left the buildings door wide open. The next repairman that came to address what the first hadnt done left a window next to my fire escape wide open, again compromising my safety and also letting my cat out.If you do have the misfortune of being in a position where you MUST consider renting from them, get every single thing they say to you in writing, because they will try to cheat you. If they say they have laundry facilities, demand to see them and see that they work. For the first 2.5 years I lived in my building that supposedly had laundry, all there were were two broken, rusted out machines that werent even hooked up. After raising much repeated ruckus about it, they did get hooked up, but the first time that maintenance came to remove the quarters, they took the entire change receptacle leaving the laundry without any ability to function for weeks. Document all your repair requests with photos so you can show them what has or hasnt been done, because their repair men WILL claim they addressed your issue despite having never even entered your apartment. With few exceptions, the office staff is exceptionally rude, one even screamed at me over a mistake HE had made, trying to force me to admit I had agreed verbally to something I didnt (this same staff member was drinking from a mug that said liberal tears when I dropped my keys off, completely unprofessional for an office setting). Of course, hes related to the owner so theres not even a point in complaining over his head.

Cheap, but be warned that youll be getting far less than what you pay for. Our apartment is in Highland Park and at first, JJ land was great about responding to problems. Our building is very old and so weve had a few complaints along the way. When we moved in, our kitchen had no outlets (but plenty of exposed live wires), and it took a month of repeated calls to have them fix it. Almost 2 years later, weve had to deal with 1 washer and dryer from the 1970s that stops mid-cycle (but is conveniently $1.50 per load), a bathroom that leaks rusty water all over the bathtub, water that leaks into the light fixtures, and a balcony that is covered in ducting material because its caving in (they told us to avoid that side of it). Maintenance leaves your apartment filthy after working on it- our balcony had to be resealed and the man tracked black tar throughout the entire carpeted bedroom (he also admitted to being wasted the night before, and appeared to still be when he was working). I advise being very well versed in YOUR lease. They have tried to add charges/ get us on things that are in a newer version of a lease, so always double check. These are only a few of the many things that have gone wrong- double it for the winter months, and hope that you have heat. If anything, I do recommend speaking to Andrea in the office because she is the only person with a brain. I regret re-signing our lease for another year- wed be out tomorrow if I could. Slum lords all the way.

Theyre alright. Not the worst people Ive rented from in Pittsburgh, but certainly not the best. Their rents are very affordable, and if you can get a place thats been remodeled recently the accommodations and furnishings in a unit are pretty good. They also leave you alone unless theres a maintenance issue. And sometimes they leave you alone even if there is, which is my main problem with JJ Land. Small fixes are never done, regardless of how many times you ask, and big fixes take a long time to be addressed. Emergencies sometimes take multiple fixes to be fully resolved. That being said, I still like my apartment, and they have a good pet policy to boot. JJ Land rents out the worlds nicest ramshackles, so if youre like me dont mind that, then theyre the landlords for you.

JJ Land is not a caring rental company, but instead an aggregate buyer of minimally-renovated dumps around the city. Maintenance work is done with third-party contractors, so the leasing office only provides lip service when you call for updates. AC repair has taken two weeks in the August heat, and they just repeat the same loop We really have no control over external contractors or their schedules. OK, THANKS JJ LAND. YOU ROCK.My apartment did, to my joy, come with updated flooring and a seemingly new fridge (but therefore did not match the apartment advertised to me at all). The rest apartment was covered from top to bottom in thick grime, and Im still cleaning two weeks after moving into it.All in all, theyre a company who gives you minimum service at rock-bottom prices because the rentals are mostly rock bottom. I spent the first two weeks paying for an apartment I could not inhabit as they drug their feet making good on their deal. Other reviewers have mentioned the way they handle maintenance, quick cheap, temporary fixes. Twice they have had to come and re-attach their base-board heaters, that we dont use, among other repairs. They did a decent job on the faucet. Their maintenance guy installed a handle on our toilet that scraped against the inside of the tank. Incompetence, a real problem. They feign concern on the phone until you stand up for yourself and then they hang up on you. Their customer service is a facade, a big scam, designed to draw in a higher class clientele. Theres no way wed leave our cabinets open, especially a drawer without a bottom to it. Also the downstairs neighbor was in or right outside our apartment during this. I have now had two locations with this property management company. The first location went mostly well, though sometimes slow to respond to maintenance requests. The solutions were often cheap fixes that took multiple attempts to get to passable. The second location we had agreed before moving in that the odor on the second floor would be taken care of and a fence fully installed in the back since there was a partial fence. Neither of these items were done as promised and 3 weeks later there is still an odor upstairs with all of the responsibility for fixing it being placed on us. Of course the fence is also not complete but the odor is the main health concern. We have ripped up the carpet and Ive included pictures of what they think is acceptable to live in. Weve also had a window fall out. We called the emergency maintenance line since it is supposed to drop to 36 degrees at the time and no one from the maintenance team has even returned a call. I find it odd that a window can just fall out of the wall with 17 mph wind.I love the charm of old buildings and that the company is pet friendly but the non-responsiveness to issues has just gotten to be too much. Id rate JJ Land a 4.5, but in the absence of decimal places Ill round up to a 5. For four years I lived in a JJ Land studio apartment in Friendship while attending grad school. Though it certainly wasnt luxurious, it was a good value in a good location, which was exactly what I needed at that time. I cant recall any significant negative problems or incidents caused by JJ Land while I lived there; maintenance requests were generally prompt, and the office staff was always friendly and fair. I was returned my full deposit upon moving out (albeit after a good weekend of cleaning). Though perhaps not the best company if youre looking for something fancy or luxurious, based on my experiences JJ Land seems like a good fit for someone on a budget whos looking for a decent place in the East End.

I have rented from several companies in the Pittsburgh area before finding JJ Land. Because I was unhappy with the apartments and service (and lack there of) of these companies, I found myself moving every year as soon as my lease was up. Everyone knows how miserable moving is! Once I began renting with JJ I haven’t rented with any other company. I’ve been with them for 8 years now. The only reason I will be leaving them is because I’m moving out of state. Their buildings are in much better condition than many competitors and any time work needed done or something needed fixed, they were there within an extremely reasonable timeline. I would highly recommend this landlord to anyone in the Pittsburgh area.

Rented with JJ Land for 5 years and never had an issue worth mentioning. They did yearly maintenance and proactively fixed items before they became an issue. Some of the non-urgent items took more than a few days or so to get addressed but overall I have been extremely happy with them. They have an emergency number for repairs which came over to my house after a storm within an hour to fix a leak. The people at their office were courteous and efficient. Recently moved out and got all of my deposit back without any hassle.

Great experience with JJ Land. My husband and I lived in their Wightman St. building for a year. Anytime we had any questions or concerns, I would call and receive someone on the phone right away. Issues were always addressed within 24 hours. When we had an issue that raised our electricity, JJ Land took responsibility and reimbursed us for the increased cost. The building we stayed in was mostly young couples and families. It was a good first home for my husband and me.

Unresponsive and poor maintenance. You have to call at least 5 times for them to do anything. When they finally come to fix the situation, they make a cheap temporary fix. A few months later, things start breaking again. Its been four days since Ive had heat or water.Every time you call they say ok yea we will be over soon (this means days later) or they tell you their guy isnt in today. We always have wait several days for service. Weve had our ceilings fall in due to water breaks above us. This caused tons of debris and water all over our white couch. We were out of town when this happened. They came in and serviced the upstairs bathroom but never bothered to check our apt to see if damage had occurred. When we first moved in we had no electric for the 8 days. Sometimes it would turn on for a few hours and then it would shut off for a couple days until they came to reset it. They kept making up excuses as to why we didnt have electric. Finally, after several phone calls they came and figured out the main circuit breaker was bad and had to replace the whole thing. We also have no gutters above our porch so every time it rains, our porch gets soaked. Theyve also made many promises that have been taken care of months later. Also, when we first moved in they left their cleaning supplies in the main bedroom for days. We couldnt even move our stuff into room because their paint supplies and ladder was in there. The room was half painted when we moved in even though they told us everything was ready to go. The finally came almost two weeks later to finish the job.Heat is included in our rent but that doesnt matter because it never goes above 55 in our house and currently we have no heat at all (its been broke for 4 days). This company has been VERY POOR from day one.

Absolutely the worst experience with a company ever!!! They are very rude and will steal your money. I had to withdraw my application from them because every time i called they were EXTREMELY RUDE and always had a new reason for why they are prolonging it. There is a woman who works there who has no customer service skills at all. They discriminate and do not explain the application process accurately. When I wanted to withdraw my application they said they were keeping part of my money for fees that i was not aware of. I told them i was not aware of fees and the lady replied well too bad i signed the application already. They are despicable and im reporting this company.

I lived in a JJLand apartments property in Shadyside for 2.5 years, and for the most part it was a pleasant experience. Maintenance and service is top notch, and the guys at the offices were most helpful the rare time I had an issue. Only caveat is their early termination policy is a little though, but its all described in the contract so make sure you read and agree with it.

They are slum lords. There has been mold in the main space of the apartment for months. They sprayed with bleach once and it did nothing to remediate the mold. There are holes in the wall to the exterior. They have never responded to any of my emails. Theyve entered my apartment without notice on an occasion for seemingly no reason.

Update 7/1/20Update: I transferred units within JJ Land and am very happy with my new apartment. I downsized from a 2 bedroom to a 1 bedroom in the same neighborhood in order to save some cash. JJ Land has been very courteous and kind to me through the entire move.Ive been renting from JJ land since 2016 and have had a good experience. You can pay rent and request maintenance online.I need to emphasize the level of customer service from JJ Land is great. The office staff is friendly and responsive to requests.Previous review from over a year ago: Been a resident of Pittsburgh living in a JJland property for over a year with my dog and partner. I am happy with my apartment and jjland as landlords. I pay my rent online and they respond to service requests usually within 24hours. They got our place a new fridge when our failed within a day when ours quit. They show us other jjland apartments when I’m curious without hesitation. They have properties basically in every Pittsburgh neighborhood. Check them out online.

I signed my lease a few months ago. In that time, I have had issues with a mice infestation, mailroom chaos, vandalism to my vehicle, and issues with noise from other tenants. What steps has management done to remedy these issues? During the mice incident, I emailed management right away to warn them of the issue. The next morning they sent someone over to place mice traps in the kitchen, but failed to notify us anyone was stopping by and nearly gave my roommate a heart attack. The traps did nothing, as we found other dead mice the very next day. Thank god for the cat, I guess. During the Mail Room Disaster of 2017, everyones mail in the building was strewn about the lobby for weeks (packages, important documents included). I was told by other tenants that they had been trying to reach management for weeks to no avail. In regards to the vandalism - I realize that management is not responsible for this, as it is stated in the lease. However, it did make me uncomfortable that it happened in an off-street parking lot behind our building, and when I informed management of the incident, I was never notified after if any additional information was found out from security cameras. The noise issues are another thing entirely. We can hear kids from across the hall crying at all hours, the people living below us blast music until midnight every day of the week, so loud our floors vibrate! If you are sitting in the living room, you could hear a full conversation from down the hall. Maybe Im used to a more private residence, but since moving in I have felt like Ive had such little privacy of my own.Overall, I do think management tries, but I think its more difficult for them to keep up than they let on. I just try to be as understanding as possible in these situations, but after my lease is up I plan on moving to another company in a different area as soon as possible.

When I had maintenance that needed done, I always got an attitude about it. Appliances were extremely outdated. I rented at more than one property and both buildings were always disgusting and seemed to rarely be cleaned. Maintenance would come in and out of my aparentmt without telling me, giving a heads up or anything. Once I came home from work and they installed a bunch of stuff, like an AC and cables without letting me know they were gonna come in. Once my water was out for a whole day and when I called, they were not concerned and later called them again and they said the water was out. I had no running water for almost three days. They rent to a lot of college students as well so all I heard were my neighbors.Okay for a first apartment, but I would highly recommend looking elsewhere.

I should have known right away this company was bad news. as i was signing the lease the owner was in such a rush to get my check that he practically signed the lease for me and shoved me out the door. i moved into an apartment 4 months ago. immediately i noticed a leaking gas stove. i asked them to fix it multiple times. and they refuse. i called their emergency line one evening at 2am when it was particularly bad. instead of sending someone to fix it, the idiot owner came. he said i was crazy and it wasnt leaking. my laundry facility has been down for 1.5 months and counting, i have bugged them about it countless times. my toilet has been unflushable for one month - i told them about that numerous times as well.they do not care about their clients.also my friend went to see an apartment with them. not only did they forget about her appointment, but they wouldnt help her. when she got upset they showed her an apt a block away that was over the price range she just asked them. then they showed her a second one and said we have to go see another client so bye, you can find your own way back.seriously, do not rent from these idiots.
