Because this is a smaller community I find it charming and this location is fabulous! The grounds are well kept and there are citrus trees all around. The interiors are spacious and I love the kitchen.
Wonderful community, the grounds are very well kept, pool area very nice. Two bedroom split floor plan is spacious and love the fireplace in the winter. Mandy the property manager is the best, very professional and sweet! Cant beat the location great value.
I couldnt be more pleased with the experience at Townhomes at Biltmore. Our townhome was in perfect condition when we moved in and everything has been great since. Mandy has been so responsive and friendly. She has gone out of her way to help us at every turn. I am very impressed with her attentiveness and caring. The maintenance staff has been wonderful in helping us with minor maintenance issues as well. The grounds and common areas have always been well maintained and always clean and well kept. The location couldnt be better too. I am happy to be living here!
I moved into my three bedroom townhome with my two children a few months ago and am very pleased with my experience so far. The townhome itself is very cozy and the staff here blows me out of the water. Mandy is hands down the best and feel completely comfortable bringing up any questions or concerns I have and always get a quick response. I would highly recommend living here if you want to feel safe and comfortable!
When I moved here, there was a different Community Manager and things didnt always go so well--that is the reason this is 4 stars rather than 5. I would give the current Community Manager, Mandy Craig, and the maintenance crew five stars. They are very friendly, attentive, and reactive to the needs of the residents and the service provided has been excellent.
I’ve been living here since 2017. I love the community very much. Privately and centrally located, well taken care of all around. Mandy has been really amazing, always very helpful and always in timely manner, maintaining this community all very well. Thank you for the maintenance team and townhomes at Biltmore for providing safe and comfortable living. 😁
We love living here so much that we started in a one bedroom and upgraded to a two bedroom for our second year here. Mandy is so kind and Marc always responds to service requests quickly. Great value for the location.
The apartments are spacious, the location cant be beat and the community is peaceful and clean!! The best thing about Townhomes At Biltmore is the staff. Mandy and Billy are always on their A game, they are always courteous and professional.
Mandy is very sweet and very helpful 10/10 would recomend.

I love these Apts, the people in the office, down to Maintenance. From the 1st day I moved in they have been helpful. polite and they quickly respond to your needs. I never lived at a place that acknowledges your Birthday. My daughter was so surprised and excited to receive a birthday card in the mail for her. It was very touching. You wont be disappointed if you choose Townhomes at the Biltmore for your future home.
Mandy in the leasing office made moving during a pandemic a seamless process. Any request I’ve had she responses within minutes. The maintenance manager Ray is so pleasant. This community is small, intimate and beautiful. Extremely pleased across the board with the quality of living and the professionalism this management team shows. Thank you for everything.
After moving in 8 months ago, I’ve had the pleasure of living here with the support of Mandy and Ray for any all needs throughout my lease. I’ve just extended to stay another year, due to loving my new spot AND the ease of having any maintenance or rent payment needs met promptly and with care.Seriously, kudos to Mandy and Ray. They make this beautiful little spot worth every penny.Really appreciate the attention to care and fast responses for any /all needs- truly makes this place feel like home.I’ve never written a review for a landlord/property manager before...nonetheless a super glowing one- so clearly they deserve it in my book!
I lived at the Townhomes at Biltmore for over two years and if I didn’t move to another state I would have never left this complex so long as I lived in Phoenix and I was genuinely sad to move out. There isn’t enough good things to say about this community. To name a few... it’s extremely clean and maintained, Pet friendly, very friendly neighbors, amazing location and price especially for the area, awesome layout of the interior and exterior, being able to park right in front of your door and great staff and management. Mandy was so responsive and helpful all the time and outstanding at what she does and the maintanance guy who just left was awesome! Every time I would see him we would talk for awhile. Highly highly recommend!
Amazing community, I used to live here for years; once in the Casita and came back and lived in the three bedroom. These apartments are by far the best in the area.
Ive been living here almost a year and I love it. The Biltmore area is lovely and its a perfect location. Its small and quaint. Not a humongous apartment complex. All the neighbors have been nice and friendly. Young and old live here so its a nice mix of ages. There is a large grassy area for dogs and kids. Lots of fruit trees that the residents can have the fruit. No police visits have been made to this complex! The parking is great because its literally 5 feet from my front door. Maintenance is responsive and pleasant. The pool area is nice and the grill area is a great place to cook. Its a really nice place to live.
Easiest transition in such a hard time. I relocated to Arizona two months ago from San Diego, California when the whole world was on lock down. Moving during quarantine isnt very ideal although Mandy and the team of Townhomes at Biltmore made it rather easy and enjoyable. The virtual tours were on point, very clear and purposeful. The move-in process was smooth and accommodating. Mandy was ready with all the necessary information with no hassle, no waste of time. She means business. Move-in day went smoother than expected, Having my own parking spot is helpful, as well. Not to mention my neighbors were so warm and welcoming. The townhome has all upgraded appliances, including washer & dryer in unit. Big bedrooms and washrooms! I love that we each have our own front door and private back patios, makes it much more personal. The gated community makes me feel extra safe! Theres a pool and hot tub only steps away, its ALWAYS well maintained and never too crowded! The gym is my favorite, new, clean and always welcoming! All in all this place is fantastic. Everything is great, It feels like home. Ray and his crew take care of the maintenance so well. Nothing goes unfixed! Any issues arise, Mandy is quick to adhere to them. Not to mention theres an after hours security team thats on-call when management is not present. Its a great deal and makes me feel super secure. I absolutely love my new home here! Townhomes at Biltmore are definitely five star worthy! I highly recommend them to all and any who are looking to live in a well-trusted area. Thank you Townhomes at Biltmore!

New resident here in 2020 and I have to say the old negative reviews are inaccurate in comparison to my experience. Mandy in the Leasing Office has been super responsive and accommodating. Everything has been as promised or better. The townhomes are clean and well maintained. Grounds are immaculate. Gated entries are secure. We are really happy to be here.
The landscaping is always spot-on, the location is great, but most importantly, the Townhomes at Biltmore staff are friendly, professional and attentive to any issues.
Mandy in the leasing office is fantastic. Always replies quickly and makes it obvious she wants to help. The community is well-kept, the floor plans are large and the value for the location is superb.

I was a resident recently. I had just moved to Phoenix after getting out of the military. I didnt know anything about Phoenix or the apartments out here. I had a hard time finding a place I thought would be comfortable.This place is really nice! Its a small community & its pretty quiet. I had my own private parking spot right outside my front door which I thought was AMAZING plus an additional covered spot assigned to me. The gym & pool are open 24hrs but you can only access both with a key which was PLUS!Its a gated community & my neighbors were pretty friendly. The gym, pool & complex are very clean & well kept. There are NO pests or random people/animals wondering around. Its also just down the road from the Biltmore Fashion Mall, a movie theater, hiking trails & other shopping stores. The only thing I didnt like was the rent. Other than that I loved my little apartment.
I’ve been living here a little over a year. Since I’ve moved in, I’ve had the worst experience with maintenance and return calls from the office. When i moved in, my doorbell didn’t work. Well it’s been over a year and it still doesn’t work. In the last 10 days, my AC has stopped working 3 times. You’d think with how much rent is here, they could afford a good AC company, but guess not. The most irritating was when i wanted to renew my lease. I had to remind the front office about 4 times before I was finally emailed the lease agreement, the day before my previous lease expired.RENTER BEWARE
I really wanted to like living here, and I did for a short time. But when you rent here it’s all about location. Because Townhomes at Biltmore were in a good location, I overlooked some areas of the community which I shouldn’t have. These units are old, so you think they would have been better built, they weren’t. For a solid year, I could hear every tv show my neighbors watched. I could tell you every time my other neighbor was working out. Oh, and I could hear every conversation my upstairs neighbor had on their balcony. All of this was with my doors and windows shut. The windows are single pane, and will leak when it rains. Not to mention the copious amounts of dust you’ll get in your unit too. The parking is atrocious here, you get a TINY parking spot for cars that aren’t small. On the website, it says there’s a jacuzzi- don’t get too excited, the jets don’t work. Even after notifying the community manager multiple times, the jets still don’t work. You basically get a giant bath tub to sit in. Oh and because the pool doesn’t have proper filtration, you’ll probably get some bugs and mold in there too. Don’t get me wrong, this place wasn’t all bad. But, it has really gone downhill. It’s a shame and unfair now too that they charge you community utilities by usage. Meaning all the water, trash and sewer charges are put into a pool and divided among residents. So, if you are at work all day and are only home on nights and weekends, you’ll still be charged the same amount as someone who is home all day long using all the water, sewer, and trash. The units are not energy-efficient at all so your electricity bill will also be skyhigh. All in all, do yourself a favor a rent at a newer community. The amenities will actually work, and you’ll hopefully get what you pay for.
We moved into a second floor, 2 BR condo here in 2005. It has been five years for me in AZ and i love it. This location is great, seriously. You are minutes from everywhere in the Valley of the Sun. Kory was the office manager when I lived here and she was fantastic. Loved the fact that there was a pool, a gym and a maintenece guy, Lenny.
I paid $200 for a holding fee on an apartment a little over 2 weeks ago.Within the 48 hour required time period to cancel it, I informed Akilah that I was no longer interested and would like to have it refunded. She told me that was no problem and to expect it in my account within 4-5 business days. Its been 2 weeks and I have not been refunded. I left voicemail messages and emails to Akilah with no response.
This place is horrible. Lights burned out throughout the complex, pool gates not working and inoperable. The staff is the worst with no follow up or follow through on anything. You’re lucky if you get a response from them at all. The pool is always dirty and has algae growing in it. They also like to use the pool area as purgatory for appliances that aren’t in units anymore. For the amount of money you pay in rent here, you expect more.
Manager made racist comment when she thought she was off the phone with me. Was not sure about taking job in phoenix, but this helped to make up my mind. I will be staying put here in Salt Lake.
