No Maintenance appointment was set up with us as the residents. We were not asked whether the maintenance crew had permission to enter without us present. We were not notified either via email or a notice on our door about when they would be entering. Our kitchen looked like it had been ransacked. Everything had been removed from the cabinet above the microwave and left all over the stove laying down. Also on the other side of our kitchen by the sink is a Brita filter pitcher with the top removed and looked as if it had been flung off into our sink. This was very sloppy and we are upset that we were not notified in addition to feeling violated with the mess. We are happy with the new handle on our microwave.We have photos we would like to share, however, this is not possible on this page.

DO NOT EVEN ATTEMPT TO RENT HEAR. Poor communication. Then find out move in date gets pushed back, I call to confirm new move in date and they push it another week. They dont care if your homeless and if you paid everything your suppose to. The upper management cant respond back. They dont deserve to run apartments. Zero stars

Very happy with the way the property is being ran! The entirety of the staff is extremely helpful. Tomas and Allie are the property managers and things have gone so smoothly since they have taken over from Greystar! Francis always goes above and beyond In regards to helping me with all of needs. He went out of his way and stayed after work to assist me and is always happy to do so. Even when he isn’t there other young ladies in office, Victoria and Stephanie are always ready and quick to help! Maintenance request are completed in a timely manner, and property renovations have begun! Couldn’t be more excited to be here.

My ceiling collapsed due to water leaking via HVAC unit. Maintenance insulated a pipe thinking that the condensation was the culprit. Now, my celling is still leaking from all over and no one replaced the missing particle board.

I have been here for 6 months and I truly love it here!!!They fix things when I put in a work order i never have any problems and the management and maintenance crew are very professional. Its clean quite and I enjoy walking through the complex.Compared to my last apartment this is heaven for all the right reasons. Overall I get a peace of mind when I come home and I have no worries. I get alot of packages delivered and when Im not home their always at my door. I recommend everyone that asks me about apartments. And overall it is amazing...I love living here!!!!

Made us sign paperwork stating we would not share details of the health and safety issues we experienced while living there, in return they would release us from our lease and we would have a $0 balance, however I just found they charged my credit $2,500 so, enjoy the pictures.There was black mold between the walls that made me sick, there was no hot water for 21 days, and no rent credits were issued for their lack of providing basic necessity. There are roaches, mold, fleas, stray cats everywhere. Water leaks constantly, maintenance only wants to enter without appointments (regardless of if minors are home alone) and wont do repairs unless you let them enter when you are not home.

I moved in 4 months ago and am genuinely happy with the place. Im just really bummed that I have complied with the pet policy and paid the $300 non refundable pet deposit, plus my $35 a month pet fee. When I walk my dog several times a day, I see many other people with dogs. So many people are not paying the pet deposit and/or monthly rent. I ask them. Just this morning I met a cute baby puppy. Owner states shes been here for 2 years, has a cat and never told management and has no plans to tell them about her puppy. Im not going to tell on anyone. It just seems unfair that this policy doesnt seem to be enforced by management and only the people that are honest have to pay.

Guaranteed not worth your money, place is disgusting, bugs everywhere, they never fix any of their plumbing outside, people always getting shot around the corner, and they even just had their grounds men cut down all the bushes that were casting shadows on the walls. Very pathetic.

Paid $200 to apply and schedule a tour. When I came in for my scheduled tour the employee told me they didnt do tours and that the apartment I applied to wont be available for months even thought the application said it was available now. Wasted my time and stole my money pretty much.

I must say, when I first read some of the reviews I was a little concerned. I decided to go ahead and rent anyway. Even with the Covid-19 pandemic they remained profoundly professional, the apartment was much better than I thought. No roaches and a view of the lake from my living room/bedroom. Any time I have a concern or issue they always handle it in a timely manner. I must say it has been a much better experience than I was expecting.

Lived here only 10 mouths impossible to have maintenance to fix anything staff is horrible management is money worried about there money not the people that live here. Please choose any other place to live its been nothing but problems and had to fix everything myself i hope this helps some people not to take the hard road

I’m so very excited to move in. Kevin was an absolute pleasure to work with. He helped my fiancé and I with all of our excessive questions without hesitation, showed us the unit, helped us sign all our paperwork, and his communication and customer service skills go above and beyond. The apartment is so adorable, and I cannot thank Kevin enough for going through the list of ALL the available apartments and letting us choose the location we wanted. Kevin, thank you. Being that it wasnt working at all when I left for work and when I returned it was working that deserves a five. They did not clean up after themselves there was still debris on the floor. They should use a drop cloth anytime a maintenance worker is working in someones apartment.

My daughter is trying to move today and had not been contacted. She arrives, with all of her belongings, only to be rudely told: We didnt call you! Come back at 3pm. She was hung up on twice when she tried to get additional clarification. They would not let her speak to a manager to voice her concerns or to negotiate an earlier move in time as she only has help for a limited time. This is the 3rd time her move in time has been altered. I am extremely disappointed in the treatment they give a NEW tenant. I hope that this is not how they continue to treat my child or any other tenant. Given the other reviews Im not sure my hope is well placed.

Place is horrible.. maintenance team is rude and do janky work if they decide to even show up. Someone got stabbed on the bottom floor and the pool of blood and bloody footprints are still just sitting in the stair well and in front of the door. There are alot of kids that play in the area.. bio hazard...so unsanitary and unsatisfactory reaction by their whole office team! Cant wait till my lease is up

The office staff are much better than last ones. Have lived here 8 years and never had a bug which in AZ is rare.Tomas the mgr is awesome and always gets right back to me when having an issue. The only downside is they wont replace extremely old carpet in bedrooms and the chiller system breaks a lot.

My stay didn’t start out too bad, but after multiple A/C failures, power failures, roach infestations, and unpleasant neighbors, it’s become clear that this is nothin more than a luxury slum. There are feral cats everywhere, people picking garbage from the dumpster, and an overall lack of maintenance. Somehow despite all this the management feels that it’s more appropriate to spend money on repainting the whole complex than preventative maintenance. As I write this review in the leasing office, someone has just come in asking if maintenance has finished their work on her A/C, as they apparently left the roof open! Avoid this place at all costs!

A family member of mine used to live here years ago so I knew what I was going into when I applied here. But I will tell you....I was PLEASANTLY SURPRISED! My apartment was upgraded and so much nicer than the one my family used to live in. Brand new cabinets and really nice wooden vinyl flooring. (Keep in mind that not all apartments are upgraded yet so you may not get one that’s upgraded!)Kevin was extremely helpful and friendly during my entire application process! Being a new mom with a busy work schedule, I often couldn’t talk on the phone or communicate during their office hours so I had to Mainly commune via email And this was not a problem for them at all. They responded to my emails quickly and made this entire process so easy for me. If you apply, ask for Kevin because he helpful, polite, welcoming And kept me in the loop at all times — versus other apartments that will ghost you for days.The Only issue I had when moving was that my move in time (at 2pm) got pushed back to 4pm and when I arrived at my apartment, maintenance was still Doing the upgrades so I couldn’t start moving in until around 5-6pm but that wasn’t a problem at all for me. I just thought I’d mention it because if you have a tight work schedule or decide to rent a moving truck then this might interfere with that.

Update Aug 30, 2019The chiller has been out for a week. Its 90 degrees in my apt. 109 is the high for today. They finally admitted yesterday that it was out. They put in a temporary one yesterday. Still 90 degrees in the apt. They said the one that was put in yesterday was too small so they are putting another one in today. Guy from the city is here and Raquel (the manager) told him its working! This place is ridiculous. DONT MOVE HERE!!!!!*********They dont care. Thats the bottom line. Ive been here just a few days over a month. Why didnt I read all these horrible reviews first?! I give this place 2 stars because its a convenient location, the apartments are nicely laid out. The problem here is the management and maintenance of the property. Keep in mind, Ive been here just over a month. The blinds to my patio are broke. They wouldnt open. The maintenance person came while I was at work. Made them worse. My daughter called and told me. I called the office. They send me an email saying its completed. Then when I tell them its not, they wanna argue with me. I should NOT have to argue with someone about something being so obviously broken. So I went in there this morning with a video to show them. Other issues: the eye on my stove still does not have the proper size pan, the key lock on the pool and laundry rooms is crap. Most times you cant even get in. My entire company is relocating here from California. I regret getting one of my co-workers to move in here, Ive told another one that is scheduled to move in on the 26th to find a different place and recommended all my other co-workers that I previously suggested to consider the Biltmore to look elsewhere. They only offer 12 month leases so now Im stuck here for another 11 months. The really sad thing is this is all rectifiable. If they would hire legitimate maintenance crew, they wouldnt have to deal with so many pissed off renters.UPDATE:I submitted this request on 8/25. It is now 9/2 and my blinds are still broken. Maintenance man came but he argued with me ... told me he fixed the blinds and I broke them. Then said he would go get the part and come back. Never did. I told the office. They sent me an email notification saying my service request has been completed but it still hasnt. Now theyve gone ghost and arent responding to my emails.

Since the office is closed indefinitely, we need a place to put our outgoing mail. Some of us dont have transportation and cannot get to the Post Office.Also, get keys to those big boxes so the postman can use them for packages.Please clean up the landscaping all over and make it beautiful for your tenants.Repair the path along the Lake and replant grass where needed.Id really like to see some creativity from everyone involved. All the things Ive pointed out could have and should have come from yall. This place is mediocre but could be great.

I used to live here in 2017, and I broke my lease (not good) in the last month of the lease. They sent me to collections and charged hefty fines. I regret not exiting this building properly, but it was quite scary living there. I just called back (Oct. 2020) to resolve the debt and had a wonderful and hopeful conversation with the new manager (Tomas). He was kind, professional and friendly considering that I still owe this apartment complex money. I had to write a good review to hopefully balance out all the bad ones. I recently signed with this complex, and Kevin has been absolutely amazing. He is so friendly and helpful and has went above and beyond to answer all of my questions. Of all of the apartment complexes I’ve spoke with throughout the past several months, Kevin was by far the friendliest employee. His welcoming and helpful nature is the reason I ended up choosing this complex, as he was a great reflection of the apartment and its staff. Overall, my experience thus far with this apartment has been very positive, and I wanted to take a moment to recognize Kevin for his exceptional customer service.

Would be a great place to live except for the;Cockroachs: You HAVE to ask them to spray once a month and it doesnt keep out the big ones)Chiller units (AC) which barely gets your apartment down to 85 in the summer.Maintenance: You have to fight for most replairs and even then they can take up to a month to even show up. Sometimes they just ignore your requests, entirely and dont really mention why.*Addtionally, they dont give you any advanced warning on when theyre going to show up. If you have plans or pets, good luck.Hot Water: Hot water has been an issue for about 3 months now and no real update on when itll be fixed.Admin: Its kind of a joke, I had to get the manager involved becase I submitted my paperwork 3 times to 3 different people and none of them had it on file. They also had the wrong key to my apartment on file so we had to wait to move in. Not to mention countless other issues that are too many to leave in a review.Washing clothes: Its noted that none are in unit washers but the wash rooms are always filthy, usually multiple units out of order, and good luck getting the app to work (or carry plenty of quarters, which the machines like to eat) Considering the quality and hassle, the price is still fairly high at $2 to wash and 1.75 to dry.Im sure youre like me and think Oh, only the unhappy people complain so the reviews are biased, but dont make the same mistake I did. The only reason I gave 2 stars was because no one reads 1 star reviews. These apartments are a waste of time. Im telling you DONT RENT HERE!!!!

If the cockroaches, transients, and lack of weather stripping was not enough the office staff alone would give this place negative five stars...never once have I not had problems with them. There is no decent maintenance on the apts I have only had a half working ac, cold showers and no bathroom door knob since I moved in, even after SEVERAL requests for all of those to be fixed.MAIL THEFT is a MAJOR issue and the office does not care. For over 6 moths I had to have my mail sent to the post office until they would let me anymore, the mailbox locks are just not secure and it takes 7 requests and 6 months to get it replaced for the lock to only work a month. Not just mail theft but I have had my car broken into TWICE in one year but they say they have security on duty at night. You can see light all he way around the door, they are single pane windows so you have to crank the ac all the way up all of the time and it will only come though the one vent in the kitchen charging up your electric bill...the neighbors are not great either on one side they keep their door open all the time because their apt smells absolutely rancid due to the 3 dogs and 2 cats they dont take care of and children run around on the 3 floor of the catwalk like a heard of elephants all day and night.

Hello everyone, before signing the lease I failed to read the reviews. In many of the reviews there are mentions of roaches, and there are definitely roaches. This is now my third day here and I am not the happiest. I would say I expected different, but nonetheless its not horrible. The studio apartments are a nice size, and any problems I do seem to have Kevin who works in the leasing office is more than willing to help. I have bug boomed my apartment and it seemed to have worked a bit, but the complex has exterminators that come every Wednesday, and if I continue to have an issue I am confident Kevin will help me. When I first walked into my apartment it smelled horribly of cigs, but I have made an appointment with Kevin to have everything fixed. Kevins customer service is wonderful, and I feel that if I continue to have issues he will be more than happy to help.

I am so scared writing this just because of how sneaky and twisted this apartment complex is.Me and my roommate moved out of this apartment complex a few months ago and I was so scared to write this when we moved just because I didn’t want them to literally sue me. That’s how terrible this complex is, you can’t write a review without them targeting you. Not only that but can’t feel comfortable in your own home. Please please please take the time to read this review because my roommate and I read the horrible reviews and just signed the lease anyways, giving them the benefit of the doubt. Worst mistake I have ever made in my entire life.Where do I even begin, other than I have never been so happy to be out of an apartment complex. When we first moved in we loved the model they showed us. It was extremely clean and seemed to have no issues, we signed the lease right away. Few weeks later we moved In and everything was fine for about a month. The first terrible experience we had was we were sitting outside of our apartment just drinking coffee and talking, then maybe 13 POLICE OFFICERS jumped out of the bushes, pointing guns at us asking if we’ve seen anybody walking outside with an AR-15. We obviously said no because if we did we wouldn’t have been outside. There are helicopters flying over the apartment complex almost every single night.So that was terrifying but what ever, we brushed it off. Then we started to have like bubbles appearing all over our walls and they would leak with some sort of white fluid? Our apartment was on the first floor, so we had asked our neighbors if this was or had happened to them and every single person said yes. We knew there was a problem immediately. We called the maintenance staff multiple times and nobody came to fix it, ever. Not one single person. They didn’t fix ours or multiple of our neighbors walls.Fast forward a few months and we noticed that our flooring was ripping up, we called about that, and guess what, no answer. Nobody ever came to fix our floors. So now we have leaking walls and a ripped up floor. That nobody had ever come to fix. We didn’t want to invite any of our friends or family over because of how embarrassing it was. Then we started to notice mold. Black mold. It was popping out through the paint, they literally went through and painted over the BLACK MOLD BEFORE WE MOVED IN. Guess what. No response for black mold.Then we had a plumbing issue which caused us to have to leave our complex for a certain amount of time, they finally came to fix it after a week and a half not in our home. Then they charged us an insane amount of money for them having to fix it? Even tho that’s why I paid rent there in the first place was to have maintenance fix things that needed to be fixed. Now if black mold, leaking walls, and the helicopter out every night doesn’t change your mind let’s talk about the crack heads that dig through your garbage, or the homeless person we caught sleeping in not only the laundry room, but our car(-:My roommate and I were heading out early to go on a little day trip to flagstaff, we walk out to our car and we notice a guy literally sleeping in the passenger seat of her car, we see the slim Jim they used to open the car on the floor and them fast asleep in HER OWN CAR. We called the police immediately and they came in arrested the guy but what the hell?? When we told the apartment complex about it all she said was “dang, did you call the cops?” Like what?!? Obviously ?! No apology no resolution, nothing. Now what about the homeless people sleeping in the laundry room?? They leave the windows and doors open 24/7 so anyone can literally get in there. I’ve caught people going through mine and my roommates clothes. Again told the leasing office about the problem and same response “that sucks”. Also don’t throw any of your personal mail away that could possibly have important information on it because the crackheads dig through the garbage. Do not move here please, it will be the worst decision you have ever made.Wish I could write more.

Victoria was wonderful, she was very helpful straight to the point. Having issues with the AC and the dishwasher’ doesnt work. Called, went up in person to the office and sent a email no response. Very disappointed for a 1st day move in.I will be considently bugging them every day until the issue is fixed please the vents are nasty need to be cleaned out.

We have had nothing but issues here. The maintenance requests take forever to be fulfilled. Our a/c was messed up for months and Everytime we called they never came and the one time they did they clogged the draining pan. Our plumbing was backed up for almost two weeks and it was all over the floor everyday we came home it was flooded with water and it stank it was till today they fixed everything that was backed up. We called the emergency maintenance line Tuesday and Wednesday but they didnt come untill today to fixed the clogged dishwasher. This places makes us eager to leave next march.

The community is quiet, but some of the maintenance is slow and they are lazy. I went without air and it leaked water in the midst of the summer and two different people came, and the third time the guy showed me exactly what was wrong. With all that is also going on the office is limiting their involvement with residents. People lack responsibility of cleaning after their dogs, and there are too many stray cats!

Horrible apartment complex and management. When I moved in, the apartment was in horrible condition, but me and my friends needed a place to stay for college so we moved in anyways. I sent management images of most of the damages I noticed right away, like missing cupboard doors, moldy old wood in the bathrooms and more, they never fixed any of this, and when we moved out we were charged for these damages. When I forwarded the email i sent at the end of the year, they stated that there were no damages listed on the lease we signed, which when we signed, we were just rushed along and told to sign in the many pages with no description of what we were signing. So be warned, you will pay for these apartments disrepair.Many times the sewage backed up in the apartment, flooding it, ruining things and making the place smell. this happened in the old complex. When i asked management if the would be a reimbursement they said nothing would be done. no discount on rent, nothing. Water was off constantly, Hot water was off even more.In the middle of the year they changed their website right before rent was due with no notification, and would not allow payments on the correct date. I was fined a late fee for this, even though it was not possible to even pay rent. and they refused to take this fee away when I talked to them.Stay away at all Costs

Honestly there isn’t enough space in the world to write everything that is wrong with this complex from the roach problem, to horrible maintenance, to no care of the Renters. So many times I was going to report you guys to the better business bureau. This place just needs to be torn down. I never write reviews because I feel like everyone has a different opinion on living Quality, but I just could not move out and not warn others of the nightmare it is to live here. 1st I never got yo see the apartment until the day I moved in. When I walked in to the apartment the maintenance man was in the apartment still painting, still fixing holes, yet there was still issues with the apartment. And don’t even get me started on the roaches.

If I could give this apartment complex 0 stars I definitely would. The service we receive here is absolutely atrocious. Our A/C is leaking, our toilet doesn’t work properly, our kitchen sink leaks, even our toilet leaks and our bathtub is peeling. Someone destroyed a part of our apartment over a month ago. We filed the police report and every time we went to the office they claimed that they had put the work order for us in. Except, the actually hadn’t... until this past Monday. We got an email claiming they would come either yesterday or today so I have been waiting around for about 48 hours now. Surprise surprise, nobody has come to fix it. And also, not to mention, they tried to take an extra $200 from us claiming we didn’t pay the full amount for rent OVER 2 MONTHS AGO. I’m sure they were hoping we lost our stub proving we had paid the full amount but luckily we keep ours just in case. Save yourself the headache and DO NOT STAY IN THESE APARTMENTS UNDER ANY CIRCUMSTANCE. They are cheap for a reason. They do not put any money back into their apartments and it shows. We can not wait to move out when our lease ends.

Crime is a serious concern here. We had a box stolen during move-in and have experienced or witnessed several car break-ins in the parking lot. We used to live in another complex down the street and never had these issues - gated entry and security cameras make a big difference. Weve also had consistent issues with the hot water and the kitchen sink drainage that never seem to be fixed for good.On the more positive side, the apartment itself is decent and management has always been helpful when weve needed it. The laundry system to pay via phone app is really convenient. Prices are pretty average for the area.We chose to live here because theyre one of the only complexes that would allow us to keep our pet rats. Theyre very friendly to exotic pets, including species like ferrets that are explicitly banned by other management companies. If it werent for that, we would be living somewhere else.

Definitely the worst place I’ve ever had the misfortune to live in. We moved from out of state and all we went on was the pictures online. BIG MISTAKE. Of course their online pictures were great, and looked like a nice place to live.....but let me tell you about our experience......PLEASE READ ON.The day we arrived, they made us sign the lease before we were able to view the apartment. Mistake number two on our part. When we got into the unit, there was no working a/c, there were holes in the doors, the shower/tub was charcoal black with a missing soap dish from the wall and there were things left from previous tenants. It took almost a week to get maintenance to fix the a/c.While we were still tenants, our entire building flooded with what seemed to be backed up water. Weird green chunks with a nasty smell. It completely saturated our carpets and took 3 days for them to get someone in to fix it. Their idea of fixing it however, was to place blowers on it for two days and replace sections of the padding underneath the carpet. ONLY THE PADDING......IN SECTIONS. Mind you this was some type of sewage water. We demanded they replace the carpets to which they refused. They didn’t even have the carpet cleaned after that!!! They swore they were going to have someone come in to clean the floors and sinks (which the water overflowed from). Eight days had passed....NOTHING. We decided to go and print off a 10 notice form from the City of Phoenix, to which they COMPLETELY ignored. 3 weeks had passed....STILL NOTHING. It was the last month of our six month lease, so I’m sure they didn’t care much on what happened to us. Two weeks before we moved out, our floor BEGAN TO FLOOD AGAIN! We put in maintenance requests for not only that, but a multitude of other things that were falling apart....handles falling off doors, drains always being backed up, no a/c, etc.The management has to be the most ridiculous excuse of “professionals” you’ll ever see. THEY DO NOT CARE ABOUT YOU. All that they care for is THIER MONEY. Out of everything we had gone through in the short six months we lived there, the biggest joke has to be how the management says they care. To me, they are just unqualified people in suits that refuse to spend any time or money to actually make their place a desirable complex to live in.I could write a book with all the problems we encountered while living here...with pictures. In short, if you enjoy living in a community full of transient people, cockroaches, outdated and unsanitary units or you like to put your health and sanity at risk and live amongst sewage, then this is a great place for you! To make it even more desirable, add atrocious management, and oodles of ignored maintenance requests. Perhaps you would like to sit in their community “hangout” area, where the tables are embellished with things like “meth whore” written on them. You’re better off living in tent city in downtown Phoenix. Just don’t live here if you know what’s good for you.

I have lived at Biltmore On The Lake for just over a year and just resigned my lease. I love this place. The management is simply put, amazing. Every single time I have an issue, with one exception, it has been taken care of quickly. Cassie is so great as is Melissa. I havent had much dealings with the manager herself, but her staff knows what they are doing so its great. I see other negative comments and frankly, I have never experienced anything but positivity from everyone. I love the lake. Since I personally managed apartments in Washington for more years than I can count, I expect a lot. Staff doesnt disappoint.

I moved here with my daughter from Ohio and I absolutely love the staff here! Melissa has been so helpful and kind, the maintenance manager and guys JR, Earl and Jose are awesome and make sure things are done properly and in a timely manner. We love the pool here and our 2 bedroom 2 bathroom apartment is perfect for us. Everyone has gone above and beyond to make sure our cross country move went smoothly, I am so grateful I chose these apartments to move into.

Cockroaches, and rats everywhere the apartments are outdated. There’s not even a light in the bedroom the carpet was dull and coming up, the walls have cracks and nothing installed properly. What apartment doesn’t come with a microwave???? You would be better off sleeping in the laundry room where you can find homeless in.

Like Susana Duran, I too somewhat enjoy my apartment; however, I do not enjoy the fact of the water being cold within the unit after asking the maintenance several times to check in on it, or the fact that I am continuing to ask them to fix issues that were presented to them on my walkthrough sheet, or the fact that after the office calls you to address these issues and you return their calls, you receive no response. I do agree the pricing is decent and accommodating, but it doesn’t seem like the “follow through” is. The unfortunate part is that we’ve only been here for two months.

All in all things are good.Some tenants are non compliant as far as dont dos, pulling pool gate open, leaving rocks to keep gate open.I guess its ok if your kid doesnt sneak into the pool and drown.The patio is not convenient doggie restroom because you are too busy to walk them regular.Theres more, 3/11 I had maintainance in for garbage disposal prob., checked bathtub situation, quick patch didnt work, it was off when I got home.(maint. guy knows)

My name is Thomas Manning me and my fiance and our 1 year old son had lived here for a year and a half. It is the worst apartment I have ever lived at we had constamt roaches the entire time we were scared to eat the food in our kitchen because of it. We were on time with our rent for the majority but when covide hit we notj lost our jobs we tried to work with the complex as best as we could and they seemed willing to help until we had a Deputy at our door ready to evict us and so we were able to get a hearing and they had to determine whether we had violated the lease even though we gave the proper forms stating we were affected by covid 19. So we waited 2 more months to here the out come and we woke on Thursday to the same deputy and this time they couldnt extend it so now we lost the apt and have to stay with a friend. In the middle of a pandemic disgusting customer service and we felt scammed out of our apt. Please do not live here.

No A/C. Maintenance staff ignores maintenance requests. Even if you notify the office about what needs to be fixed (emergencies such as no a/c and no running water) they will just tell you to call maintenance and put in a request. Ive called about a month ago complaining about how hot it was in my apartment on a warm day and that my A/C did not work and never got a response. Now the water is not working and still have received no response. Im at the end of my lease and they lost my 60 day notice that I handed DIRECTLY TO THE MANAGER. This place is unorganized and unprofessional. DO NOT LIVE HERE.

I somewhat enjoy my unit. Its a place to live for a decent price. I dont enjoy the bugs that I had to buy my own bug spray for when I keep my unit tidy and pay a fee with rent for them to spray but still have the issue. I reached out multiple times about it and they claimed they sprayed but didnt, in fact, spray. There is also parts of the building falling apart. I feel like they dont really care about the place much or their residents. My son has been hurt over their lack of caring. Just isnt right. Also, their emails read as if a second grader has written them. (Facepalm)

Karle was really nice and professional. She seemed really busy when I came in but made sure she got up and said hi to me and then made the time to go over all the options with me and get me prices. The apartment I saw was nice and clean and it seems really comfortable when it’s my time to rent I’m gonna come back. She asked if she could send me an email to leave an honest review and I told her I would. Over all this place is really nice and the price was great especially for it being in the lake.

I would like to thank Raquel, Casey, Flo, Raul plus the entire Team at The Biltmore for all that they continue to do to make me call the property my home. Love everything about apartments. A.C works great, pretty quite most of the time. Only bad thing is animal feces all around lake. Due to all the residents not picking up after there pets(not talking about the loads of duck feces already there due to all the ducks). Also a few residents let there cats roam free through out the day letting them use the restroom all over the property. COULD BE A WONDERFUL PROPERTY IF RESIDENTD WERENT AS DISGUSTING.

A.C. works fine. Always had hot water not a issue. Recieved apt clean. Good closet space and rugs and floor was new or looks very good, blinds are good condition. New fridge. They have 2 pools for hot days. Nice lake views for walks. Covered parking. Management is friendly and effective. I would recommend coming to live here. A plus is the price, affordable without need of a waiting list. Maintenance is nice and do good job. Overall good place to live.

When the apartment complex was being managed by Greystar In December I provided a 60 day notice and when I heard that the apartments went under new management I assumed that everything was still in order for my move out date. After multiple issues regarding the online payment system and also receiving a 5 DAY NOTICE when I paid my rent on time and having the leasing office say it was their mistake and they were having issues with managing the residents accounts, it was clear that the new management team was uncoordinated. After having a notice on my door I wanted to ensure that they still had all the information from Greystar and my account was up to date. I called and emailed multiple times and after no response, I left work to go in and talk to someone. I was advised that they lost all the previous resident information as well as access to the email (they advised that there was a new email to contact the office at but they had not provided to the resident for over 2 weeks) when they took over the apartment complex and they did not have my 60 day notice and they will have to charge me $880 to move out. They are completely difficult, unorganized and unprofessional. I am so glad this is my last month, the apartment was not worth this hassle, it is exactly as previous reviews stated.

A year later this is my second review and again this place has not gotten any better. I feel so bad for my mom because she lives in a place where the management does not care how the tenants live. My mom lives in these apartments and it is now thanksgiving week and for over a month now there has been no hot water. Raquel in the office doesn’t do anything. She just gives nothing but excuses and calls you a liar. She claims they send out letters but not one of my moms neighbors have received any letter. You call the office and they don’t ever answer. They turn the phones down when there is problems, even the maintenance people admitted it. No one in the office cares and they do nothing to fix the situation besides saying “we are working on it”. Do not fall for the good reviews here, I can assure you it’s a lie. Nothing is pleasant living here.

I applied for an apartment received a call and email from Alex telling me I was approved sent me over my lease documents just to get back to Ohio to them saying I was denied after receiving my money and not to mention I was moving from Ohio so after my 30 hr drive back I didn’t have a place to stay and they still haven’t given me my money back or returned a phone call I’ve even popped up. It’s always someone new in the office when they answer my restricted calls so they fake as if they don’t know what I’m talking about and tell me try Monday we’ll give yourMoney back and still doesn’t answer. I’ve been nice but I’m taking legal action and everyone needs to know that they are not only unprofessional but SCAMMERS!!!! It is a beautiful property just don’t let them rob you

I reported about the roaches and they sent an exterminator, they came and sprayed, this did not help! roaches are back in force, the carpet has fleas i can never get rid of. they never seem to answer emails. these buildings are old. poor construction, maintenance crews fix mostly by guessing and have no experience in carpentry

Terrible office staff, maintenance requests submitted 6 times over for the same thing. Bed bugs, roaches, infestations. Zero accountability. When presented to the office staff the immediate response was no we dont have those we never have.I would never recommend anyone to live here. I had to replace almost everything I owned and treat my dog which cost hundreds of dollars.

No hot water since the end of March 2018? Now were two weeks into April and still no solution? Apology after apology can get you so far. Now Im taking sponge baths with water I have to heat up in a large pot. Not only this, but you have stray cats leaving marks everywhere. On your door and the walk ways. If you plan on moving in please be prepared on what your getting yourself into. I would not recommend signing up for a lease. SAVE YOURSELF. You deserve better!

If I can give this place a -5 start I would. Crooked staff, they break legal guidelines and utilise loopholes to get you. Im not salty, Im not writing a bad review in spite, Im writing this in hopes another father doesnt make the same mistake as me and move their 2 yo into this place. It was so nice and honestly at first homely seemed like the ideal place. Then one month I had financial troubles due to medical care for my daughter, I signed a promise to pay with them because they said it would allow me to avoid the legal fee of a 5 day notice. On the 2ND at the end of the office day they posted a 5 day notice to my door and charged me the fee for it. They charge 35$ for passing rent after the 1st and charge 10$ per day after that. So if you pay rent on the 2ND its 45$ and they tax that do its actually like 52$! Second thing is like to inform new tenants, they have roaches under the carpets. I informed them, constantly about it and they did nothing to really fix it. Maintenance wont fix any of the issues I bring to their attention. And they already painted the tub with silicone paint... last month Ive only been in the apt to check on things cause Im living with a friend. And the toilet water hasnt been flushed or used and was clean when I left it is now black. Please do yourself a favor... STAY AWAY!

Currently live here and its horrible. Do not rent here. I repeat rent somewhere else. They do nothing about the roach problem and when they say they will they half fast it. Or better yet they will tell you we will have pest control come out Friday. Yeah I have a new born on the way. Thinking about just leaving the lease and to go to nowhere that is better about bugs.Plus I have a 4 year old that was covered in roachs when he woke up.The roachs are real here.THE PRICE IS NOT WORTH IT. The view on the lake is really nice.Its pretty affordable. For the most part the staff is very nice .I have had great experiences with Flo, Melissa, and Cassie. Thats it for the good. In a year I have received many notices about high level sex offenders in the two mile radius. Be careful if you have kids. Its very messy. Lots of stray cats. Their feces is everywhere and never gets cleaned up. Its nongated so there is a lot of tweekers. Policies will change and only get sent by email. They find ways to scam you out of extra. I should have listened to the reviews

Dont let the lake side view, the beautiful common areas by the main office, low rent and free utilities fool you. Its all utter garbage. Its a huge hassle every time I pay my rent. They want certified funds which is a pricey pain. You can pay online with an overpriced service fee. Maintenance is a joke. I had an issue and when I reported it the office attempted to give themselves permission to enter AFTER I said no. When they finally came they acknowledged the problem but never did any follow up and closed the ticket. The office staff are friendly if youre a prospective resident or a resident with no problem. But that attitude does a 180 the moment you have any issue. They say they have security here. Ive seen cops answering calls but no private security in the time Ive been here. Do yourself a favor and steer clear of this joint.

Me and my family have lived here for about seven months. We had no hot water for almost a month and no one got compinsated in fact they tried to up late fees in fact. The complex its self has broken the lease agreement time and time again. Maintenance neglects its job. Weve been waiting for our shower to be resurfaced for months now. The appliance break every other week. They blow dirt cigarette buds and god knows what else into your back yard. The washers are always broken. Your parking spot isnt even your apartment number. Also may I add they said it didnt matter where you parked your car when we first moved in. Avoid Biltmore its not worth it. If I could vote negative stars I would.

Oh My Goodness.Now that I am moved out and they cant take retaliative action and steal from me again, let me reevaluate my previous glowing review.This place is sh*t painted new to look all pretty. This apartment complex needs to be shut DOWN. Before I moved into my unit they told me my dishwasher didnt work and theyd have to replace that, not a problem, I mainly hand wash my dishes, but thats not a good sign. Not even a week being there my ac went out and when I put in a work order I was told someone would be by within the day to look at it, two weeks later everyone elses ac goes out so when I ask about my ac again they tell me that and then follow it up by saying they cant get to my orders right now because they need to fix the chiller for everyone else. At this point it is over 107° in my apartment, Ive passed out from the heat and now my fridge goes out. Been here about a month max at this point and another TWO WEEKS passed before my fridge was repaired. Kept giving me excuses that my fridge came in, but another unit needed it, etc. My parents called a lawyer to give them 24 hour notices for them. With witnesses I had the documents signed by an office tenant and waited. Hour 27 I havent heard anything at this point so I go down for a friendly reminder and Raquel informs me she hasnt heard of or seen these documents. They get maintenance out a few hours later and after the repairs theres suddenly $500 of stuff missing from my apartment. I go to Raquel to ask if shes heard anything and she corrects me on the story I tell her, denies compensation, even after proof of receipts, then later tells me Im lying and there is no story. Im not the first person to have this happen to me. Fridge and dishwasher are replaced but ac never worked. After this fiasco over time my toilet clogs up to the point I cant even fathom to flush it. It was a plunging battle since I moved in but it got to the point my boyfriend had to use the office when open and hold EVERYTHING overnight. The office was sure they could fix it. Over a months span they send 4 different maintenance men out and all 4 of them tried the same thing, then fail and leave. I was begging them to call a professional after the second guy but they know best right? Finally after I show them whats been sitting in my toilet and almost make one of them throw up, we get a professional out and he not only cuts two massive holes out of my wall, but then cuts my toilet out of the floor entirely to use an industrial snake on the pipes. Doesnt inform the office of the holes which reek of mildew from the inside of the wall, and when they do find out about the holes they deem it an emergency and ignore my requests NOT to enter my apartment after being stolen from. Raised hell about that which then they harassed me about being home, making me call off work and such to be there. Onward to when my cabinet door fell off and they flipped the door, screwed it back crooked and uneven to the other door, great integrity. The kitchen light that didnt work for weeks, the screen door that never stayed on and actually knocked my neighbor upside the head, the kitchen drawers were falling apart, the came in, caulked the bottom of one drawer, told me I couldnt use that drawer until they fix it, then literally never came back, the ticks in the carpet, the black mold growing in the bathroom they said theres not enough there to harm you so we cant do anything about it which is a lie, I know Im forgetting a lot in between these instances, but the final straw was 16 consecutive days without hot water. It was the entire side of the complex, not just me. They tried to harass me for holding rent until they obeyed my lease and once I threatened to sue it seemed like they were willing to drop all issues. Channel 12 news is still keeping tabs on them since that incident.*EDITThey had zero response to any of my concerns, they said they would contact me about the 16 days without hot water but still havent heard about it, still no compensation, not even an apology.
