I responded to a listing posted on Zillow stating a date and time I was available to see it. The post says a guy name ken was the agent. I was contacted immediately by someone who never gave their name. I assume it was Ken. I was asked a time when I would like to see it and offered an option to view videos of the apartment. I asked to see the video. I was shown two videos, neither one was the apartment In the ad. The person kept pushing for me to see the apartment on day and time I clearly never stated I was available for. The whole conversation via email was such a turn off. It appeared the person wasn’t reading my responses but simply on their own agenda. I decided I wasn’t interested. The next day I decided to contact again. I can tell the person read my messages but no response. I decided to Google company and noticed their name changed several times due to poor management, in professionalism, and incompetence. I now realize my initial impression of the person I was speaking to was spot on with the reviews. I can see why people are complaining. Real estate and property management isn’t for everyone and this company proves that point. They aren’t accommodating and seem unprofessional. Don’t ask me to cash app deposit and send me messages regarding money when you can’t even accommodate the time I was to see the place or send me a video of the place I want to see. It’s off-putting and clear the company is below average in this field!

I have never been affiliated with ABC Capital Investment. They thought my rental property was vacant and took it upon themselves to change the locks on my house without my permission. While my husband and his crew was cleaning out our rental house they sent someone over to change the locks on my property again without my PERMISSION!!! Ive reported this company to the police! Beware of this company! They will try to rent you someones house without the owners permission!

DON’T DO IT! Living in one of their properties was the worst experience EVER. They only care about getting paid. Dealing with this company was a nightmare! They changed their names 3 times. ABC capital, Premier and then Anchor! I wouldn’t recommend anyone to this company. It’s seriously a headache. I can’t believe my family and I dealt with them for as long as we did. They showed us who they were from day one. Follow the red flags!!!

I cant give zero stars. I had to file with Fair Housing about the house I rented. The house was deemed uninhabitable by License and Inspection. They gave me another house then refused to do repairs and had an illegal electric hook up, which I informed them of. ABC did nothing until PECO cut the electric off in middle of January. I had NO electricity for 2 weeks. The house was ALL electric. I lost all my food, my dog suffered health problems. I had no heat and wasnt able to cook. RUN

I have now 2 properties one in BAL and the other in PHI since 2015. I am very happy with them, I am surprised to read these reviews, i have had no issues as an investor at least yet .. Ive met the managers in PHI, nice fellows and also the staff from the Miami office are very helpful.

Worst place. They take weeks or sometimes months to respond to maintenance request! Took my water bill money but never paid the bill. Water was cut off for 3 days causing myself and my children to have to stay with family during that time. Lastly, they sold the property to another company giving them FALSE info about my rental agreement. Now Im going to court with the new company. Glad I have my paperwork.

Well I always rent nice house from them they need a little love but they will work with you and fix the house paint change the locks keep showing you places until you find what your looking for if things didn’t work out with at abc you probably have a nasty attitude and no patience...

Call or email you can never get through.. water bill shut off notice are always being sent out. In order to get in contact with them you would have to miss work and go inside the office. Water is supposed to be divided between apartments and listed on each tentants monthly summery that is not consistent. This place is horrible!!!!

If it were possible to give these people a negative rating I would. I dont even know where to start with my frustration.Poor communication, they make you dig and do ridiculous research just to get in touch with the rental office. The way they speak to tenants is disrespectful.Theres no direct landlord. Even if there were, the company does NOTHING for the tenant. They do a very minimal amount of repairs; if ANY because I ran down a list of things that needed to be done (before and during my residence) and the constant reply was we dont do that, its the tenants responsibility.Overcharge rent for cramped spaces. They didnt clean up before I moved in. I had to bring my own refrigerator. I could honestly go on and on.Run for the freaking hills. I would suggest you pay a little out of your price range for something decent before you lease with this company.DO NOT DO IT!!

If I could give the 0 stars I would I put a deposit down on a place I was told there were a few things that needed to be done and would be done prior to my walk through, now after they got my money no one knows anything nor if the work has or when it will be completed neither does the agent who works for them. I’m debating if I wanna even go through with signing the lease or just forfeit my deposit . Avoid this company at all costs all they care about is the money. The WORST company EVER to rent from! They had no problem taking my money but I was without heat for over a month. I had to report them to L & I. I had no water or electric meter on the property. Several hidden maitenance issues. Its a shame because I really love the house. If they would only fix things. Guess Ill see them in court! They dont deserve any stars in my opinion!

This is the worst rental company to ever rent from. They fix the properties with cheap fixtures that will mess up within the year. The put illegal lights on at every property they manage and when the water and light companies find out the renter is responsible. Trust me take your money somewhere else. They are unprofessional but there are a few decent ones there.

The railing is falling off & been loose since i moved in. The walls was painted poorly and are completely scratched and dull. The apartment had a previous back water bill that was never paid. Ive been without heat! a toilet! falsely electric wiring! no water three times! still no electric throughout the house since last summer! Still dont have sufficient heat! maintenance comes to do work and leaves trash everywhere! when tenants move out they dont clean anything!!! When my lease is up next month I want out! for me and my kids! Ive have never experienced so much poor lack of management! Oh yeah and I was locked out my house twice because the maintenance team forgot to tell me they changed the locks smh 11oclock at night.

When I moved in, my property did not have a water meter, basically stealing water for years. I contacted ABC for over a year (via email and phone calls) to rectify because my lease indicated I needed to get the water bill in my name. I couldn’t do that because I couldn’t provide the water department with a water meter reading. Fast forward, the water department finally came out to shut the water off. However they couldn’t because the outside shut-off valve had been obstructed. I received a notice in the mail that the PWD will be coming back to shut the water off by digging up the street. ABC received two violations, one for no water meter and another for the obstruction. Finally ABC called PWD and got a meter installed. A notice THEN came that stated there hasn’t been a water meter in the home for years and there was a balance of $1,500. The shut off is now a priority. I can not get anyone on the phone to figure what they plan to do to pay this bill because I wasn’t even living here half of the time this debt occurred. I’ve also gone to the office and that’s like talking to a brick wall; they just give you the run around. So now I’m in a house that is at risk for having the water shut off ANY DAY NOW. I have begun saving my money to move. I refuse to pay them any more rent. You can not get them to come and do ANY repairs ( this incident hasn’t been the first occurrence of their non-responsiveness). They do absolutely NOTHING except collect your money. TERRIBLE company!!

This realty is a disgrace. My daughter and I moved into one of their properties in November of 2015. I noticed things not working smoothly in December... Repairs of our main entrance and back door never resolved.. We still paid our rent on time.. In August of 2016, ABC sent a certified letter stating that they renewed their rental license... It looked funny, so I called the number on the it. It said if you have any questions call the number. Just so happens it is the number for L&I.. The person who answered asked for the numbers on the paper. Once given, their response was” Ma’am you have a situation, now we can handle it or you can, because they don’t have a rental license... I told them that they could handle it... This so called realty never responded and never went to court when L&I was suing for 7 violations. This is the funniest, they never repaired anything and months later renewed the license and they sued us and lost... We saved our money, the date of court proceedings there were 4 other tenants being sued... I understand people have problems paying but we didn’t...Janie, Peter, Melissa and Nellie I pray for you... They buy houses some in better condition then others, but the thing that I like about them the most is, they fix the houses from top to bottom. They rehab houses are top notch.

Horrible!!! You can never get in touch with the company and when you do they are very disrespectful. The woman Diana and the assistant manager Melissa are very rude and dismissive. I can not believe such a place still exist and even when speaking to the manager Peter he barely gives a damn. When I moved in I was told the house would be cleaned. But it was very dirty, mirrors falling off, toilet seat not on properly and the electric heaters dont work in every room. I called to have all these issues fixed and they only fixed the mirror. I have never been treated like that by a professional company in my life.

Theyre on the run from L&I. They are scam artists all they do is take your money and put you at risk of losing your house because nothing is up to date and have several violations from L&I. Yes it may sound good in the beginning but dont believe nothing they say. They are unprofessional and unorganized. Save yourself the headache and go elsewhere. I only gave them the one start because thats the only way I could post this.

I dont rent from them and I never will. I am a homeowner on the street that one of the properties they own is on. its so many people living in this property that I thought they were squatters. The police has been called to this house several times and there is loud activity there all day and night. These owners are in my opinion SLUM LORDS! All they care about is milking money from the community and recycling low lifes in the area. One person will rent the house then the tenant will allow a whole mob of people live there under one roof that sit around all day watching others go to work while snacking on chicken wings drinking malt liquor selling and using drugs all day getting in confrontations with the home owners in the neighborhood.

I rented a home from this company, signed a lease, moved in, only to find out that the home has never passed inspection (from L & I) and I cannot get my utilities(electricity) turned on without the home passing an inspection. I contacted ABC and they said theyll have an inspector come out. Ive been waiting two weeks, no inspector. This is an INVESTMENT company, not a REALTY company. They only care about getting the INVESTORS money and sticking you in a house that they will no longer take care of once you move in. When you sign the lease, the lease states that YOU are responsible for ALL repairs under $300, so if youre not financially able to handle that AVOID this company. Im a Temple student so I only needed this home for a year so the lease (which is B.S.) didnt bother me, but if you plan to live in a home for a long period of time AVOID this company. They are unprofessional and unorganized and they do NOT care about the tenants, they ONLY care about the INVESTORS. This is an INVESTMENT company and one of the incentives they give investors to invest money in ABC is that ABC will GUARANTEE that the investor will 100% have a tenant for AT LEAST A YEAR, thats where we(tenants) come in, they use us to fulfill this obligation. Its one big scam. Save yourself some time and rent from an actual REALTY COMPANY that does good business and cares about their property and their tenants. Legally speaking my lease is VOID and INVALID because the home has yet to pass inspection after ABCs renovations. Im going to wait until the inspector FINALLY comes out to inspect, see if the home passes or fails and depending on the outcome Ill proceed with my attorney. The good news is that ABC cannot evict me or force me out either way because i am 0% at fault. Anywaysss be warned please AVOID this company. I will update this review in the future if i remember. This company is the worst company to rent from. They never come out to fix repairs and they deliever poor service. I had a leaking hole in my bathroom ceiling for months. No heat all winter, sewage in my basement, and wrong electrical wiring. And these ppl have the nerve to change the name to Premier Philadelphia Realty. Dont waste your time with this company. L&I has taken them to court for several properties and thats probably why they changed the name. But dont be mistaken its the same ppl just a different name.

The worst i been there for a year and a half i had a list of problems starting from having no studs on a kicken cabinet of course that fell in, no heat coming out my bedroom so i was cold in the winter time so i had to sleep in the living room, mold in my living room window they patched 3 times before the window rotted and leaked everytime it rained, illegal electric peco came out to test and the breaker in my unit connected to the hallway and next door neighbors downstairs i personally did everything to notify them week to week to writting letters, online requests and paying my rent in person every month and still aint get no reply glad to move last month DO NOT RENT FROM ABC CAPITAL THEY ARE THE WORST

I was about to rent from this company I put $600 down to hold the property and to come up wit the rest of money they told me that I couldnt get my deposit back. I have been with this company a month they have answerd all my request. Nyla who handles maintence is very professional and my request are answered in a timely fashion maintence crew they are very good.

DO NOT do any business with this company. They are extremely unorganized and unprofessional. I applied for a place and was told I was approved. After several failed attempts to do a final walk through, (the leasing agents car broke down or they arruptly canceled each time I was in route to the property) the office then told me I was not approved but they had another place that I could sign a lease for. We setup a walk through for the second property to only be told that the place was already rented. After being mislead for over a weeks timeframe, I asked for a refund of my deposit. When going to the office to pick-up my deposit, the Assistant Manager said she didnt know who I was or knew anything about my deposit. I basically had to raise hell for them to finally produce the money order I gave them. I would NOT recommend this company to anyone. There business practices are extermely unethical. This place is a store front SCAM!!!!

They rarely, if ever, answer a return call and the answering service they have answering the phones is worthless. The houses are cheaply built, and Im surprised that they are even still in business.
