My stay here has been rather pleasant. I am in a penthouse on 26th floor. Nice feature of this complex is their use of key fobs. You need your key fob to get into the building and to access your floor when using the elevator. If you choose to get a monthly parking pass they give you a convenient electronic key card for the gate. They have a heated outdoor pool, lounge area, and gym. We had an issue with our bed and they replaced within a couple days. Downside of this place is it is located right next to a major construction site so you here the sounds of progress from 7am to 5pm. Some of the furniture is pretty beat and could use upgrading. The dividing walls to the other apartments are rather thin and you can hear conversation. The parking garage is not large vehicle friendly, it is doable but not easy. I would use this place again if I had to stay in Philly for an extended period of time.

I’d recommend almost anywhere else. I moved out in June 2021 and only just now worked up the patience to write this. To begin, the bones of this building are good. The kitchen cabinets, counters, appliances are all decent. It’s a visually satisfying building, and the apartments themself look and appear modern. The dry cleaning lockers downstairs are very efficient and useful.Everything else is a mirage.Let’s start with the staff. When I moved into the building in 2018, the building was named 3601 Market St. The building staff were great and consistent. Dwight, the doorman and front desk concierge was an absolutely lovely man who knew the building like the back of his hand. Sid, who did cleaning, was a smiling face that would brighten your day and greet you by name in the hallway. Then, Trinity purchased the building and everything changed. Sid and Dwight both left immediately, they must have seen the writing on the wall. What came in their place was a revolving door of roughly 25-30 interchangeable staff members who didn’t know anything about the building, and were never really given the time to learn. As soon as a front desk staff would start to become competent, they would be swapped out (resignation, termination, reassignment, who knows). Most of these new people would make mail room and package errors, be unable to answer any building related questions, and just appeared generally confused or disinterested in their work. Most of them would be FaceTiming friends or family on their phones while interacting with residents.Trinity made a lot of other changes. They monetized what used to be a private resident garage and made it to open to the public as a pay lot. They installed a gate arm with a credit card reader that seemed to fail/glitch about once a month and either lock you in the garage, or lock you out. When COVID hit they understandably closed down all amenities that we paid for to live in a “luxury” building (pool, lounge, gym, coffee machine, etc.) but that didn’t stop them from raising our rent for the subsequent lease. The cleanliness of the building also took a major turn for the worse when Trinity took over. Stains and messes would sit on the floor for days. Dog urination was common in the elevators (admittedly residents should clean up messes their animals make in public spaces, but since they didn’t it ultimately falls on the responsibility of the building). They began to rent out unused apartments for short term guests who would often throw loud parties. I do think they stopped this hotel/AirBNB initiative, but it was quite common for a while. They also claim the pool heater is always broken so the water is typically ice cold. Not that the pool is usable anyway, I’ll explain that now:Let’s talk lanternflies. For some unexplainable reason Arrive University City appears to be the epicenter for Lanternflies in Philadelphia. Pictures are attached. The front double door entrance becomes swarmed with them during the months of July-October. They find their way into the lobby and as far as the mailroom. Carcasses of squashed lanternflies litter the floor of the lobby and outdoor walkway. They found their way up to our balcony on the 19th floor (pic below shows 10 of them in one corner of the balcony alone). The 6th floor pool deck becomes unusable for the prime summer months due to the sheer number out there (one of the pictures below is the door handle to the pool covered in lanternflies). When the building manager was contacted she admitted that they did not preemptively treat the building to prevent lanternflies, and so they were caught playing clean up. Too little, too late. I moved out in June 2021, I just went back today, August 27th, 2021 to see if they had done a better job at preventing them from flourishing this year. They haven’t. The front walkway is still littered with carcasses. A woman in scrubs was running out of the building frantically with her eyes closed to avoid seeing the flies that had accumulated in between the double doors.Moving out was a relief.

STAY AWAY. Save yourself time and money and move anywhere but here. Property manager and trinity PM are complete trash. They will not work with you even during covid they do not care about you or your financial hardship. They do not follow basic landlord tenant laws. Look them up on BBB. They are a terrible corporate run company. You should only live here if your only other option is being homeless on the streets.

Nice until you sign the lease and then they completely do an about-face. Even simple things like scheduling a virtual walkthrough before our move-in has been impossible because they don’t answer emails, calls, voicemails. There’s literally no one available when you need them, no matter how many times the answering caller says “ I’m going to put in request”. Stay away if you can. Glad I only signed for a year and then off to another place that is deserving of the $$$ these people charge.

Although we had an unfortunate experience with AirBNB and had to get a full refund, I wanted to highlight the professionalism of the concierge staff member Malik. He did everything he could to ensure that me and my family had an optimal stay at Arrive. He made sure to address our particular needs and concerns well in advance to our trip. I highly recommend clients/residents to build a relationship with Malik - you will be very appreciative!

Five stars for Fay!Nothing is ever perfect in any building, but sometimes the people can make all the difference. For me “luxury apartment” isn’t about the decor and pool. It’s about the staff. There are a lot of wonderful people who work at Arrive and writing this let’s me know that I should take the time to learn more of their names to give them credit. But at least I can point out one exceptional person - Fay (leasing agent) is the kind of professional who makes this place special. She’s so detail oriented. Always looking out for the residents. She knows your name and unit. She makes sure that little things don’t fall through the cracks (for example keeping an eye out for packages with the wrong address). And she does it all with a relentlessly positive and friendly attitude.

Loudest residential building in west philly due to conditions outdoors. Nonstop massive construction behind the building. And in front of the building is a busy intersection with trolly tracks that run through it. Cars run over those tracks all day long and the sound is maddening. Plus you have the subway sound every 10 minutes. Also that intersection gets under construction for a few days just about every month like clockwork. No peace and quiet here that’s for sure.

UPDATE: Since the management changed, the luxury part of the apartments dissapeared. We used to have Thanksgiving parties, a visit to a horror house for halloween, a christmas party, and so many other nice outings. That completely stopped. Theres not even a Christmas tree. The residents lounge was closed for repairs for a long time and it is now quite run down. We only had one elevator working for a long time and the waiting could reach 10 min (Now the 3 available ones are working but it took a long time). The rent went up but everything else went downhill.Old review:The place is really nice and the staff is friendly. The only issue is that they rent the residents lounge too often (sometimes once a week) for private events which is really inconvenient. The free fitness classes offered 4 times per week are awesome.

Arrive at a PUBLIC pool, a PUBLIC parking lot, and a PUBLIC Airbnb hotel. If you want to live in an apartment building shared by the entire city of Philadelphia, then this place is for you!A massive proportion of the buildings apartments are short-term leases, including 40+ airbnb listings, allowing anyone and everyone to stay at a building that many call their permanent homes. People come stay at this building, with no vetting or background checks, as a vacation retreat. They take over the entire pool area, and do not respect others who live here. They treat it like a resort vacation, meanwhile, the residents paying extremely high rent are left feeling intruded upon and their privacy and even safety violated. The front desk cant even keep track of who actually permanently lives in the building and who doesnt, especially considering the front desk staff has been continuously changing its employees. The lobby is a mill of people walking in and out, with nobody knowing who lives here, who even works here, and who is just there using the permanent residents home as their weekend partying getaway. This building is owned by a massive national real estate company that is focused solely on profits. It is not interested in creating a pleasant and comfortable environment for its residents. Their only concern is filling the vacancies, and thats about it.More bang for your buck elsewhere. Check 3737 market st or the new luxury building right across the street called The Chestnut, or Domus.

I have lived at 3601 Market since the property opened up. The property has changed names and is now Arrive 3601. Since the property opened, there have been a few management changes. Recently, the property manager has changed over to Angela who is doing a wonderful job. She has been with the property since it was owned by SouthernLand.Angela and the staff (Aaron, Omar, Fay, Malik, and Austin) are all doing their best to make the property a wonderful living experience for all. They make every effort to make sure each tenant is content with their apartment home. The property has great amenities which have been in good upkeep. The new owner, Trinity, is currently making attempts to open the spaces again with proper social distancing guidelines. The only downside that I have seen over the years include the construction behind the building as well as the AirBNB rented Trinity Suites (which I believe have seen been removed). Additionally, the previous property manager, Mark, has since left the property who was less than receptive to tenant concerns.Overall, the property is wonderful and in close proximity to many of the area schools and hospitals. If you ever have any questions about the property, I would definitely reach out to Angela who is always more than happy to help!

I moved into this building one month ago. Its a nice building with modernized gym and other facilities. I like it very much. But an abnormally barking dog of my neighbour almost ruined my impression on it. The dog randomly barks when you pass by their room, which is very annoying. I really couldnt tolerate and request to move to another floor. Fortunately, the management team including Andrew, Ryon and Mark helped me a lot solving the problem. After several weeks effort, finally I moved onto a quiet floor. I specifically appreciate Andrews help: he took only two days to fulfill my transfer after his return. His kindness and service exceeded my expectation.

We stayed there for 1 year and a half and we loved it, but we are very disappointed with the move-out process. Be sure to hire a cleaning company to clean the room and have maintenance fix all broken things in the apartment before you leave, cuz otherwise they would charge an insane amount of money out of the deposit. Also, double ask whether you could nail to the wall - they told us we could do that when we moved in, but they charged us no matter what. The building management also didn’t handle the renewal process well and we were almost charged an extra penalty due to the confusing renewal signing process. It’s not that I don’t want to recommend this place to others, and I was deeply grateful to all that the building management has done for us, but honestly there’s a lot of space for improvement.

Rented a 1 bedroom here for one year for my wife who was attending UPenn for her masters degree, and it was a great experience. It is just a five minute walk from campus, the neighborhood was safe, clean, and had everything necessary, and the building was superb. We had a great view of the City, and reaching downtown was a breeze on the main subway and bus lines. The building staff was very attentive to any request for service, leasing went out of their way to make the sign up process a snap, and management runs a tight ship. My wife felt very comfortable and safe in the building, and enjoyed all the amenities (especially the pool!) Even most recently in the time of COVID, the maintenance staff was ever-present to make sure the tenants felt protected. Special mention to Ryon Willis in Leasing, Angela Terrigno the building manager, and all the maintenance staff for a great experience. I recommend them all highly!

Therere numerous minor issues: the air conditioner doesnt produce enough heat (Ive heard the same complaints from many residents), the staffs are not very responsive on my requests, to name a few. Now they are doing airbnb under the name the coral homes, which makes me a bit concerned about safety issues...Yes, as suggested by a previous review, ignore all 5-star reviews two years ago, as those are for the previous ownership...

Warning! Ignore all old reviews past about 1 year ago! they were from the previous ownership and are now completely inapplicable to the current state of the building! Problems, problems and more problems! If you are looking for peace and quiet and a place that treats you like family, this is not the place for you.Firstly, there is literally no escaping construction. You feel like a prisoner inside your own apartment. its enough to drive someone nuts! First they built a massive building on the western side, now on the eastern side theres non-stop 24/7 (no exaggeration, it goes on throughout the night) road work at the 36th and Market intersection. I have been here for over a year and I swear the intersection is cursed. There has been ongoing road work and constant maintenance for the entire duration, and the windows dont even remotely keep out the noise.Given the construction, the new horrible ownership that treats its tenants like they are mere money-making statistics, the public parking lot inside the building, the constant fire alarms going off, the constant maintenance needed in the apartments (good luck getting management to fix anything), the no-longer heated/now ice water unusable pool, and not to mention the extremely high rent price, I would highly encourage looking elsewhere. They do not treat you like family. They used to under the old ownership, but thats in the way way past now.

Everything that people complained about in the reviews below are because they know nothing other than first world problems.First off, I have lived in this building since the first week it opened and have had nothing but good experiences. Yes, the building is expensive, but IT IS GREAT. You have so many amenities at your finger tips. People who live and work here are very kind. Yes, dogs bark. Who knew? But they are super friendly and its nice having them around. People make some noise on the weekends because they have fun lives. If you ask them to tone it down because you need to sleep or have something important they gladly do so (Ive done it twice my self, no issues whatsoever). Honestly, the construction is my only true complaint, but if you are not home during the day it doesnt effect you. If you are a grouch, enjoy complete silence all the time, and dont use any amenities you pay for, this is not the place for you. Otherwise, its a great spot to live.

There are many huge flaws to this building.1: The noise: Dogs can be heard barking at all hours of the night. Students run up and down the halls yelling.2: They are tearing the building down next door and the construction noise is unbearable. It feels like there is an earthquake in my apartment and the workers start very early.3: The dust from the project next door ends up on my car daily. There is no way to use the 3601 garage cleanly.4: The management rents out the garage for daily use which they never informed the tenants. As a result random people will join you in the elevator and finding a parking spot is very difficult as a result of all daily renters. VERY UNPROFESSIONAL5: They advertise a pool but i am not sure how anyone would use it as a result of the demolition next door. Between the dust and the noise it is horrible living here.Live anywhere but here.

I will be here for a long time. For those people that live here and are complaining about the construction you knew about it when you moved in and you still decided to move in, that was your choice. Management does not have control over this. Also of course you will see construction people in the garage, HELLO! they are working to get this place finished so you dont have to complaint anymore. Give it time and it will all be worth it. The garage is just like any other garage, its not a maze, dont like it then park outside. Management is saying thank you with the breakfast, at least they feed you in the morning before you head out, if they did nothing then you would be complaining about that to. This place shouldnt even be categorized as an apartment complex, it is a construction site. They have had residents since August and it is now mid-November and the building still looks incomplete. Walking through the building, you will see on multiple doors requests stating: Need to be exterminated. It is like a maze getting into the garage and the elevators takes a minimum of 5 minutes (with one working most days). Management will try to placate the residents with a free breakfast and drinks here and there. They will blatantly lie to their tenants about the amenities and expected end of construction dates. Management does nothing to compensate their residents for their inconveniences and expects the excuse of its a new building to work for everything.Overall, this is marketed as a luxury building and is the furtherest thing from that. Management manipulates their tenants and there is no light at the end of the tunnel in terms of construction ending in the near future.Thumbs down for 3601 Market. If you are looking for a luxury apartment in University City, 3601 Market is not the place to go. The construction nearby is horrible. Its very noisy every morning and now you do not have any good view and very little sunlight. There are too few elevators compared to the number of residents. Every evening there is this long line of people in front of the elevator. Every morning, especially around 9 am when everyones leaving for work/school, it takes forever to get on the elevator. I once waited for 15 minutes to get on the elevator and when it finally came it was full of people.Lastly, the staffs here are nice and kind unless you are an Asian. They are not very asian-friendly. If you are not a fluent English speaker, you can tell they are annoyed by you and they would either talk down to you or talk to you in a pitiful way. They do not give you the promised one-month free lease or $1000 off the first months rent or whatever benefit promised at the time of lease unless you later find it out and explicitly ask for it. They do not scan package deliveries in a timely manner and sometimes just miss out on a package and then you just have to wait a day or two to go down and ask for it.

Having lived in a lot of urban high rise settings over the last 10 years this is definitely my best experience. Staff in my experience has been helpful and have always worked well with me to resolve any issues. It allows pets, sometimes you hear dogs. Not the end of days. Plenty of places dont allow dogs and cost less. If dogs are a major issue for you I would recommend pursuing one of those options. Couldnt be happier with 3601.

I stayed here for 3 months for school. I would say that my overall experience was good. It could have been better though. The Staff was very friendly, always smiling and made sure that you were taken care of. The Main staff as in the people who deal with your money and make sure that you get in, WORST EXPERIENCE EVER. They will smile in your face and lie to you as they are doing in. The GM for this site I think foreign lady was the worst of them all. She tried to kick me out of my apartment early because they messed up and booked someone to move in the SAME day that I was to move out. She said By law I cant kick you out, but if you want to leave it would be strongly encouraged. She also was a horrible party planner at that. Everything is fine for you when you move in, but when you move out BEWARE. I had multiple people and families tell me the same as they were moving out. Dont expect to get your full deposit back either. My studio that I had was in great shape and I didnt even use some of the appliances that were used and they still didnt give me my full deposit back. Although my experience was good overall, these jokers didnt even treat me right near the end knowing I have a chance to come back. I would visit this place but would NEVER stay here again. You have been warned.

Noisy disrespectful tenants. This is the 6th time I have been woken up by very loud screaming and yelling at the pool. I’ve complained to management numerous times about this. They obviously don’t care because nothing has been done. I cannot wait until my lease is up here.

Rude management with extremely nasty attitudes that do not respond to emails or calls. Elevators constantly broken so very long waits since there are 29 floors. Coffee machine never works. Fire alarm goes off at 3 in the morning several times which is frightening because it’s so loud. My dog gets up and curls next to me every time this happens. Absolutely horrible. Loud obnoxious tenants that hang out at the pool in the middle of the night so you get no sleep when this happens and rules are not enforced. People just throw trash and boxes on the floor in the trash rooms it’s disgusting. The other day management allowed about 30 people who do not live here access to the 8th floor (the floor that I’m on) to use one of the vacant apartments for a dressing room apparently. These people were coming on and off the floor all night without an escort from management or the concierge. Totally unacceptable and just plain out disrespectful to the residents that pay rent and live here on this floor. On top of that these individuals were so loud in the hallways with absolutely no regard for the tenants that live here that were trying to sleep. When I approached management about this the next day, his exact reply and words were “The apartment was used for storage and we can use the apartments for whatever we want.” Disgusting. Very bottom line focused here and money driven. I cannot wait to move.

Previously called 3601 Market and changed name to Arrive University City. Very shady, only reason is when a property earns a bad reputation and management wants to change their image. Its a good warning sign.

Here Is What We Learned Living at 3601 Market Street for A Year - A Thorough Review:Let me start by saying tenants are leaving reviews after just a few weeks to a couple of months of residing in the building. There are also people leaving reviews who have only taken a tour of the building. That is not enough time to make a fair assessment. Yes, the building looks nice, yes, the staff seems excited to chat with you and show you around – its good business and leads to filling the building. How are things when your lease is done, and you had a chance to experience the place?? In continuation, make sure you get everything they promise in writing by the staff. Apartment communities are more concerned with filling vacant apartments and making money more than what you deserve for the enormous price tag (from how it seems).Tenants/Noise/Construction- 3601 Market is more geared towards young graduate students. It’s very evident when you’re living in the building. Graduate students can still act like undergrads! The pool area gets loud during the Summer. The hallways on the floors are not sound proof and carry sounds of dogs barking and tenants talking all throughout the floor. You will also hear doors closing several times throughout the day. The building is pretty jam packed now, meaning so much back and forth. For working professionals and ones who might have a family, my wife and I wouldn’t recommend. The construction to the right of the building is loud during the day. You won’t be able to sleep if you work any other shift. The new building outside is also being built fairly high. So, if you like the pool, the Sun is pretty much non-existent. When the Sun comes up, it’s on the other side of the building opposite of the pool. In the afternoon the Sun slants to the pool side for a short bit, but with the new building in the way my wife and I can’t tan. The garage is also very dusty from the construction of the building. Also, as there are building on both sides you can kiss your apartment window view goodbye (The prices should adjust lower because of this).Elevators/ Lobby/ 6th Floor Lounge/ Pool:The elevator wait time is accurate to another review listed. Depending on the time of day the wait time is from 3 to 5 minutes. On the weekends and afternoon/evenings the wait times exceeds and becomes pretty ridiculous. The sixth-floor lounge is very nice as well. The pool looks very nice and feels great. A number of times way too many, my wife and I have taken a swim with a pool full of hair and dirt. Also, make sure you ask about the number of dogs on your floor! If you somehow occupy a floor with dogs, you will hear the barking throughout the halls!! The halls will carry the sound greatly! Also the bathroom vents seemed to be connected! Early one Saturday morning, my wife and I realized this for the first time when I heard a grown man yelling and crying the words, “No baby, no, how could you do this to me.” Yelling at a high level the sound traveled through the bathroom vent. I don’t know if he was referring to catching some sort of STD or his wife/girlfriend leaving him with the three kids for another man; The way it sounded, it could of went either way. You will also smell everything that your neighbor from above you, is cooking through the same bathroom vent (depending on the layout of the upstairs unit). BIG NOTE – If you’re on the side of the building facing the Drexel University area, depending on how far up you are in the building, your view will be obstructed by a large brown building and if your unit is towards the middle or front of this side of the building you will hear the train that runs below the building.Big Note- Check to make sure you have an apartment window that opens up. When your cooking this is necessary to let fresh air in and smoke out. One of our units didn’t have a window that opened and it was a pretty bad experience. My wife and I like to cook and the smoke and smells would burn our eyes. Also, there is nothing like having access to a nice breeze when you need it.

POSITIVES: The actual building and unit are great, and I love the amenities. The doormen are also very good.NEGATIVES: Dont be fooled by any of the move-in incentives. The leasing agents will promise lots of things such as a $100 discount on rent, and offer to paint accent walls in colors of your choice. However, they wont actually deliver on any of that. Even a simple task of emailing a lease for me to sign was a stressful ordeal, with the many phone calls and emails I had to make, which were largely ignored.Beware when you do move in, you will be ignored completely. Our unit still has defects from construction which are being ignored, in addition to the other issues which are still unresolved a few months after moving in.

I am a graduate student at UPenn, and after touring most of the larger complexes in the area, 3601 Market clearly surpassed all of the other options. The various floor plans, amenities, parking garage, and extremely competent leasing office made moving to Philadelphia and starting a life here easy.My parents and I have been extremely impressed with the facility and the community is only going to improve as all of the restaurants and commercial spaces open on the ground floor. The area around 3601 Market is also on the up and up, as there are plans to open a ton of restaurants and other shops a few blocks away this summer. This apartment complex is in the perfect location for any graduate students at Penn or Drexel or any professionals who are looking for a home in Philly. The walk to center city is easy and we are right by public transportation also.I have to say, everyone who works here from the doormen to the manager is welcoming and kind. If you are planning on moving to Philly anytime soon, you would be missing out if you didnt check out 3601 Market.

Dont come live! I hope everyone who understands Chinese understands!First of all! Management is really bad, the point is that I personally feel that their manager is not friendly to the Chinese... (The total bamboo period is)Their management will only speak with us in a one-sided manner, and then prepare some food that is not good for everyone, creating a very good feeling here, but the truth is the opposite.Dont be fooled by the public space here, because you stay in your room 95% of the time. The room heating is not warm. Poor ventilation. The materials used in building materials are extremely poor, and everything is bad for you.If you want to learn how to build a house, this is a great place to study. Please, all the friends who are looking for the ideal house, dont come.

It looks like the apartment is very good, there are many indoor problems, and it is not nice to Asians. The air conditioner is very noisy, there is no hot water for bathing, and the toilet will be noisy in the middle of the night. The elevator has to wait a long time. Parking fees are very expensive for all kinds of cars that drag occupants! Management staff shirk responsibility. I dont recommend living here

This apartment looks very new and good, but the interior is not good at all. First of all, my package was placed on the 6th floor of the public floor, and it was still unpacked. Secondly, the air conditioning in the bathroom inside the room is not good, and the maintenance staff is still very timely, which is very good. The sound of the air conditioner was super noisy, and the walls were shaking. The toilet is screaming, the bathroom water is not hot, one window cant be closed, and one window cant be opened. Third, the parking fee is very expensive. The parking fee is paid for the trailer. It is said that the permit is not hung up. This permit is very small and cannot be hung on the car. The most important point is that the payment channel for this apartment is terrible! There are always many problems with online payment! Will blackmail you a lot of fees.
