Update 8/10 - In the last two weeks it seems that they are trying to fix some of these issues. They power washed the buildings and have come out after hours to deal with the trash outside the dumpster. Just want to give credit where credit is due! And If improvements continue I will gladly take down my review.Do yourself a favor and DO NOT choose The Gates of Owings Mills as your new home. Signature Properties has completely ruined this community since they took over from Dolben in December 2019. The Gates USED to be a nice, clean, well-maintained place to live.Now, as others have pointed out, the problems are numerous: property grounds consistently littered with trash (see photos below), pool closed/turning green, buildings need to be power washed, extreme lack of communication from leasing office (I don’t even think they come in to work half the time), problems with extra charges or lost payments, and many new neighbors who litter, blast music in their cars in the middle of the night, and have guests who don’t seem to know the gate codes (so they ride your bumper to get in behind you or block the gate causing backups).I have been trying to communicate with the leasing office about the trash and the pool for months. They NEVER answer the phone. They left my numerous messages unanswered. It wasn’t until I left a message with the corporate office that I got a call back. A woman explained that they were still hoping to open the pool but with Covid they needed permits and special cleaning. This was weeks ago. Our pool is still closed and is now turning green….meanwhile other apartments in the area have their pools open and operating. Signature didn’t even make a decision about opening the pool until after Memorial Day because they just can’t seem to be bothered with the happiness of their residents. They didn’t communicate any of this with us either. I had to call over and over again to find out this information.I do want to point out that I have nothingbut nice things to say about the Maintenance guys. I use the online service to report my problems and they promptly come to fix it. They are very friendly and professional! I truly appreciate that. Be sure to use the online service because the one time I reported an issue through the leasing office they wrote down the wrong apartment number and no one ever came.I would’ve lived here for many years to come if Dolben was still in charge but the consistent lack of care/communication exhibited by Signature Properties means I’ll be looking to move out as soon as it is feasible. And I’m a pretty understanding person...I took down a previous negative review about the trash to give them a chance to fix the problem but nothing has changed so here we are.Pictures are screenshots so you can see dates. This place has gone way down since signature properties took over and its been a downhill mess. They moved anybody in here especially during the pandemic. For the high rent paid,tenants arent receiving any services,arent kid friendly. we havent been able to use the pool even b4 covid and the weight room is so spooky, its unsafe after dark. They need to install cameras at the gate bc these visitors that arent able to get in will ride right through the gate and sometimes have broken it. These new neighbors are rude, and ignorant. They leave trash all over, buildings are very dirty. Trash stays lingering for many days at a time. Office staff rude,and will tell u anything to get you off the phone. Fees are charged erroneously. Rent Increases are definitely not worth it. My family has been here for a long time and this is definitely gotten worse. Theyve gotten over on residents horribly during the pandemic and many are upset and unhappy. Legal aide needs to be notified. My lease is up soon and I will be running out of here. Instead of game nights and such, it would be nice to have the buildings Power washed and the complex more well kept as it was prior. Maintenance is awesome.I feel bad 4them BC theyre not getting their worth either but theyre good guys. Oh and the fire alarms stay going off for no reason,its extremely loud and will destroy your day. I would love to give this place no star at All. Signature properties wants money money and more money, but doesnt want to maintain this property as it should be maintained. Rent increased now and we have nothing gained as far as the property is concerned. This is awful. Staff are barely in the office during business hours.

1500 hundred a month and all this could be yours. Buildings are unkept and office staff are just rude. Liquor bottles lying everywhere and damaged/totaled cars/trucks just sitting in the parking lot. Pay attention to the stock photos they used and the date they went up. The property looks NOTHING like those pictures. Nope.

Nice and quiet place to live. Maitenance responds to all request and repairs in a timely and expeditious manner.

PSA: I didn’t even get the opportunity to tour the property or drive into it due to the lack of professionalism, communication and respect of the leading office.I had an appointment at 1pm which I changed to 1130am because I was in the area, and was told that I could arrive early. I get to the gate and dial 0003 as the keypad says, but got no answer from the leasing office. I proceed to dial it again and got no answer. I proceeded to call the same number I did prior to driving to the complex, and got redirected to a whole different number and talked to a gentleman that gave me a different number to call. Long story short I called 4 different numbers and never got buzzed into the complex.I proceeded to park my car OUTSIDE the complex and walk to the leasing office. I get to the office and was greeted by an older gentleman that 1. Didn’t identify himself 2. Blatantly asked me what I was there for 3. Proceed to close the door with no help until some girl at a desk rudely chimed in with “ I was on a call, do you want to go walk back and get your car”. I said no and she proceeded to say” well what kind of apartment do you want, 1 2 3 bedroom, like what?”. Due to the nature of her tone of voice and lack of professionalism/respect of a possible new resident; I left with no chance of viewing an apartment.

Just want to inform someone of the great, phenomenal experience I’ve been apart of here. Words truly cannot explain the service I’ve been provided while here. I’ve been in several nice places, but this one tops them all. Not to mention the “staff. Well, speaking of “Plus 1” service. You have it here.

I’d like to start off by saying, I’ve lived at the Gates of Owings Mills for 2+ years. The leasing consultant Shanae was efficient, courteous and very helpful. Mr.M is the best, he’s very helpful as well. My building is quiet and clean. My apartment is fabulous and I’m happy.

The staff at the Gates of Owings Mills made my application and move in process easy and quick. The customer service was excellent. Crystal and Shineae were friendly, personable, attentive, and caring. I would definitely recommend them to anyone.

Terrible place to live, Rude Neighbors, No Parking, Expensive Small Apartment, Dirty Buildings. Again, Neighbors are Nasty and act like they own the place and try to control what other people do. DO not move here!

3-3-2020 Tuesday 9:30 - 2:00 p.m.I am not sure which property manager or staff I was talking to, but she not only hung up on me once, but twice! (Same person)I was asking about hours to schedule a tour for possibly rentingTo which she replies, No! and I dont care and hung up on me, twice.I know she hung up and didnt get disconnected because I could hear that the phone was corded and she placed the phone down before the call was terminated.I also know she probably didnt come into work until mid afternoon because I called every 1-1.5 hours and still no one to receive my call.Lousy staff. Now I know I will never come here. Thanks for making the choice easy for me.

After living in apartments for ten years, this is the best community Ive ever lived in, me my wife and two kids have been living here for two years! The apartments are super spacious. The maintenance here is very fast to come to the rescue. The office stuff are really helpful too, especially Tia!

Wonderful people and very professional. The maintenance were awesome and very kind.

Ive been here for my second year now...The maintenance staff are great and very helpful. The property manager Kalee and her assistant Tia are young ladies that are unpleasant to work with, you get a fake smile with an attitude like you owe them something, they treat your unfair. I hate going to the office for any reason so I handle whatever I can online.When I first moved here the property managers were very welcoming and pleasant, I wish they never left.

We moved here 3 yrs ago and it was a great quiet community. After a year and a half, more younger children moved in and it became louder and trash everywhere. The gates were constantly broken from children playing on them. Also when management switched over, maintenance became extremely neglectful and many packages have gone missing or never arrived to the leasing office. I also forgot to mention the extreme rent increases per year. This complex has drastically changed from the time we moved in and Im glad to be moving out.

The Gates is a nice place to live. I lived here for 3 years. The staff and maintenance people are ALL very friendly. The apartments are nice and clean and the community is nice and quiet as well as the neighbors.

Been here for a year. Renewed our lease. They are one of the best rental properties in OM. The mgt & maintenance staff need spl mention. They are excellent. We love evrythg abt our apt. It may seem expensive but they are competitively priced with comparable properties in the area.
