Although, Iβve had my trials and tribulations with Arden Park. I am very pleased with the service provided by the new maintenance supervisor Winn. He is not only efficient but he is also respectful, quiet, and thorough in doing his job. Shoutout to Winn doing his thing and thank you to latoia for implementing some very positive changes.
Iβm on the hunt for an apartment right now and I came to Arden Park at 10am and the office is locked but the sign and all hours say open from 9-6. Thereβs no sign anywhere saying it will be closed for whatever reason. I stayed and waited to see if someone would come back and I saw two people go in and lock the door behind them. I proceeded to call from my car and not to my surprise I got hung up on TWICE. Very bad first empression.
New management is working to fix problems left by old management company which mean my ac has finally been fixed. However i am still having charges added to my account monthly for renters insurance despite me being here for over a year now and having come into my lease with my own insurance. Also not the safest place to live. There has been a double homicide, robberies at gun point, multiple car break ins, ect. I have reached out to management in regards to implementing better safety measures as im sure many other residents have as well and nothing has changed.

I have really grown to love this place. It was a great improvement over our last apartment. I love the layout, the wet bar, the tile flooring, the nice fridge and oven. I have a partially renovated unit and they are more expensive than the non-renovated but I feel it is worth it if you can afford it. They are pet friendly and essentially leave us alone which I love. There was a lot of change over in property managers for a while but now that it has changed ownership that seems to have calmed down. I didnt like our original leasing agent or property manager but they are both gone now.Al, the maintenance guy, is awesome and is great at taking care of things and responding quickly. He has even added freon to my AC before I even needed to put in a work order for it. It is also awesome not having anyone live above or below you and the walls seem to be pretty sound proof as I rarely ever hear anything from the other units in my building. Of course there is your typical apartment life issues such as occasional loud noises or annoying neighbors but you will get that at any apartment. And its always smart to lock up anything important and not leave anything in the back of a truck that you dont want to go missing. This has really been my favorite place I have stayed and I have even owned a house before. I havent had any flooding or leak problems when it rains nor have I had any electrical issues. I feel very fortunate given my overall experience here.
I really love these apartments - best ones Ive ever lived in. They are super cute and clean both inside and out, the location is perfect for everything I could ever need or want, the maintenance crew is outstanding, and the price is very affordable. My apartment has a loft which is perfect for me as I use it for my work-from-home office. It also has an amazing amount of storage as well.
There is a lot to love here. The apts are more like cottage homes than apts. You have no upstair or downstair neighbors. Vaulted ceilings, patios, so much more. I live in the one bedroom, which has a bay window in the dining area which I love. I have a small yard with flower beds that allow me to use my green thumb too. I also decorate for Christmas. I have lived here 6 years, have met most of my neighbors. Feel very safe here.

If you want a clean home DO NOT RENT here. I lived here for over 8 months, constantly my whole apartment was getting flooded in sewer water WITH feces coming from under the toilet and out of the bathtub that the apartments had had issues with for yeeears and they will not fix. I was in a 1 bathroom apartment and my home would flood 2-3 times a week making it impossible to use the restroom or even do laundry because it would push the lines up and feces water would come out and flood the apartment. I was left without a functioning restroom at times and with my apartment full of feces water all over. The cabinets in the kitchen and restroom are a complete mold where they are just coming apart and the kitchen cabinets as well as being moldy they smell like sewer water. Constantly the issue was being brought to their attention, the manager would not return my calls or did not want to place me in to another unit she would just ignore the situation repeatedly. I had to get to the point where the health department got involved and made Ashford park release me from my lease.
I really wish I didnβt live in the neighborhood by these apartments. The cops are constantly in them and the complex next door. There was a double homicide yesterday evening. All the problems in the neighborhood come from the apartment complexes
This was my first apartment and I was no pleased.We reported leaks and mold in our apartment and nothing was ever done about it.Rent was to much for the condition of the apartment.Neighborhood is in bad area.I would not recommend anyone renting here.

BY FAR the worst complex I have ever lived in. I moved in the beginning of August and have had nothing but trouble since the beginning. My initial maintenance requests were addressed in a timely manner however since then its like pulling teeth to get anything done. Initially I could only get one of my four windows open. After repeated, ignored requests for this to be fixed I finally took a butcher knife to them and was able to get three open after about 10 minutes. I still cant open one. The fireplace leaks when it rains. Again, repeated requests, all ignored. Both of the fire alarms ran out of batteries at the same time. It took TWO. WEEKS. To get them replaced and that was only after I called the regional office (about that and other things). The upstairs alarm was never even fixed so I only have one working alarm. The ceiling in my bathroom is crumbling (for over two months now) because of a roof leak they will not die. The gate was supposedly repaired on October and yet, here it is December, and we still have no working gate. I wouldnt even give them one star. Not worth the cost. Not worth the hassle. Not worth any of it. I cant wait till my lease is up. Theres a reason so many of the units are empty. DONT MOVE HERE. TELL YOUR FRIENDS AND FAMILY.
I moved in last summer and have really been glad I did. I have a loft apartment so theres tons of light and lots of space. Its modern and clean and I feel like I am in a house rather than an apartment. I dont have anyone living above me so that helps a lot. Parking is really close to the apartment front door so shopping is easier than at some apartments. The pools were great in the summer, I cant wait for them to open again this summer.
My husband and I recently moved here and the experience has been nothing short of excellent. We moved here just prior to the Covid-19 pandemic, and upon move in, there were a few very minor items to be fixed. (Non-emergent items such as lightbulbs in the vaulted ceiling fan that did not light up, inability to find the damper for the flue in the fireplace.) The new policy dictated that all non-emergent repairs be placed on hold until it was deemed safe by the government for the protection of tenants and staff to be in close proximity of each other. Yet, the management and maintenance supervisor cared enough to take care of everything they could for us, including lightbulbs we could not reach, etc. I have been impressed by the professionalism displayed by everyone here, by the cleanliness of the apartment home upon move in, and by the obvious pride they have in this community. I have also noticed an amazing amount of friendliness displayed by everyone who lives here. I strongly recommend this community to anyone who would like to feel like they have moved into a home reminiscent of days gone by, when neighbors not only knew your name, but also looked out for you and took pride in their own little space in this world.
Just moved in two weeks ago and I am very happy! Brittany and Matthew in the office are really friendly and easy to work with. My apartment is more like a house with lots of light and space. I am enjoying the extra den. I wish there was more parking. Overall I would recommend.
Love living here. Everything feels completely safe. The grounds are well kept and the staff if all wonderful. Every time Ive ever placed a work order, the problem was fixed quickly and correctly. The office staff is absolutely great. Theyre so pleasant and helpful. Anytime Ive had a problem, theyve always empathized and fixed the issue. Highly recommend Ashford Park.
Just visiting a friend. The apartment was very nice. Vaulted ceilings, fireplace, and covered patio. The apartment was cozy and its layout offers great entertaining opportunities. Parking was easy and available not far from the apartment.
I made an appointment for 5:00 to get a tour and I arrived on time and asked the lady there for Casey and that I had an appointment with her at 5. The lady I asked told me she was Casey and tells me the guy sitting in front of me is her current appointment and I could come back in 30 minutes. Yeah definitely not living here, the customer service is trash.
Do not move here. The outside of the apartment is so cute, the set ups are pretty nice, the remodels are great, but dont be fooled. Our apartment was filthy when we moved in, there was literally trash on the floor, and a layer of dirt/dust on all of the counters. Our fireplace desperately needed a chimney sweep for safety purposes - they never paid for it to be cleaned. Gated, yes - but more than 80% of the time the gate is left wide open because its broken. My car was broken into, as was a neighbors the same night, WHEN THE GATE WAS SHUT!!! Its just a really dangerous area, read the crime rating before even debating this place.During all the rain we found a really bad leak in my roommates closest. We called on it 3 or 4 times and it still hadnt been fixed even by the time we moved out. They did get the carpets cleaned, but she couldnt have anything in the closest because it would have been ruined every time it rained. The maintenance guys were truly sweet and did a pretty good job when we had issues, but the office staff...Half the time they dont answer the phone, or return your calls. They only care about filling the apartments and nothing about their residents. As soon as you get the keys say goodbye to friendly faces. Oh and your deposit? Say goodbye to that too. I mean come on they are buying apartments all over the city and doing remodels - they need every deposit they can possibly keep. They will look for any and everything to deduct from your total. My roommate and I spent 5 hours deep cleaning the apartment, we were told it looked good and to expect our deposits withing 30-45 days... we moved out 2 months ago and still havent received our deposit back.I know they look like a good deal, reasonably priced, such cute buildings, nice little lake - but do yourself a favor and look somewhere else. I know they changed management and at first I was excited for the change, but it didnt improve anything. Maybe with time things will get better, but I wouldnt live in any of their properties ever again.

I stayed in a lofted apartment for a year and I wouldnβt recommend this apartment complex to anyone. I am glad that my lease is up, and I am moving out. Originally I moved from out of state, so I wasnβt aware of the neighborhood or surrounding area.The area isnβt the greatest for the price, but I didnβt feel in any danger so that wasnβt an issue for me.Online this place looks great, and the loft layout is beautiful but totally not worth all the issues. I also expected renovations but there are just simply new black appliances. If your neighbors smoke, your entire apartment will smell of smoke as well which sucks when you have terrible allergies. The gates to the apartments didnβt work the entire year. Maintenance request take weeks if not longer, I was even told we didnβt have maintenance staff by the office manager at one point. The leasing office has high turnover, and I had several issues with extra fees being added to my rental bill and the office closing early. The fees were all corrected, but it took several days and there was never an apology. If I wouldnβt have said anything they would have over charged me at least $400. In addition, my water was off for several days because the βpipes frozeβ. The office manager told me there was nothing they could do. I had to bring up being a health department employee to even be offered the apartment keys next door to shower, use the restroom, wash my hands, and have any access to running water. Lastly, I found mold in my apartment. I called the office and they had someone come out to deodorize the carpet although the mold is all over the wall. Of course maintenance never showed up. Like I said I wouldnβt recommend this place to anyone.
My shower was broken for 2 months before they finally fixed it. Now my air conditioner is broken. Good thing Im moving out at the end of this month! Also management changes every 4 months. I would never recommend this place!

You know, I actually love these apartments. The staff members Ive met are so nice and seem like they will do anything to keep me happy. But since the day I moved in I noticed my neighbors smoke in their apartment and Ive called the office several times about it and nothing has changed. Half of my apartment constantly smells like smoke. Also the front gate doesnt work and the other gate stays open at night and thats really disappointing and unsafe. But worst of all, the fan for my air conditioner started leaking last week and they have come everyday trying to fix it since the day it started but it continues to leak. Well today the fix was to cut a hole in the door to the fan and leave a pipe dripping into my bathtub. Robby is so nice and he really seems to care about fixing it but this isnt the right way. I do not want to constantly have water dripping in my shower let alone in my apartment. This review isnt to down the apartment or the staff, because they are absolutely amazing and I love my apartment. But these few problems that are really making me change my mind.

I filled out an application for one of their apartments. The next day I went in to follow up and the office was closed and their number was disconnected. The following week I finally made contact. It took 40 minutes of wrangling to secure an agreement to refund my application fee and I would see it in 5 business days. 2 weeks later and I have received no refund.
I would not recommend these apartments to anyone I know. We lived here for 3 years and were fairly happy with the space for the price. However, we had many problems. Firstly, we chose these apartments for the gated area which worked less than 2 months during the 3 years and still hasnt been fixed I have noticed. They charged me $35.00 for a gate opener that I got to use twice before the gate broke - no refund was allotted. The management companies changed 3 times while we were there and every time something needed fixed we were written a work order and never had maintenance come until the last management company sent help for our leaking sink. We had to fix the toilet and washer hookup out of our own pocket due to no one helping us the first year. When we moved out after being great paying tenants, they charged us enough to take the entire deposit saying it was damaged carpet and flooring and smoke damage. We NEVER smoked in the apartment and the carpet and flooring was old and worn when we moved in and never was updated prior to our move in. No one had cleaned the apartment when we moved in and the painters were still there on move in day. They put off the initial walk through until they said it was too late because we had already moved in. When we left, we cleaned the apartment thoroughly and requested a walk through. We were told they would contact us for final walk through and when I called the week after stating we still were waiting, the guy on the phone said that the remodel of the apartment had already started so there was no need. They were updating and remodeling their apartments as people moved out apparently. Needless to say, they kept our deposit and refused to call us back after our numerous attempts to reach someone that could help. I am still waiting for that call that clearly isnt happening. We are and were great tenants that will NEVER return there or recommend them to anyone. They cheated us out of a deposit that they had no right to keep and it would cost just as much to take them to court. We had no choice but to just take the high road and accept the loss. They look nice and were fairly quiet but in the end, it has been the worst place we have had to deal with. We have never had a problem at any place we have lived and were always clean, quiet, and timely with our payments.
Roof leaks and they wont fix it. Mold is growing fr continuous water damage. Animals are living in the walls and they do nothing. Mice come out of the holes and poop or die all over the place. Maintenance requests for problems go ignored for months and months. Sometimes they just close the maintenance request and email me a survey to rate how well they did (HA).Ive reported the dead animals to the health department and have an inspection coming.
By far the best property I have ever lived at. I was able to get a great deal on pricing, the maintenance staff is awesome (Justin in particular) and the office staff Brittany and Jessica are even more awesome. Very friendly. I would recommend these apartments to all my friends. Koodos to Ashford Park. Thank you for all that you do!!
A week ago I lost my parents $800.0 money order I about lost mind terrified and Scared. I look all around the house for it i even look in the dumpster outside no money Orderππ Albert The Maintance Man out of No where like SUPERMAN came to my rescue look inside the dumpster and found money order on his day off. I moved here in May 15 and I have seen a lot of changes happen since I moved in with the new managers, but it seems that it is for the better!!! I have had very minor issues with my apartment, but I recently had a problem with my water heater. The maintenance staff was so quick to get everything taken care of for me!!! The managers in the office are so great when I go to get my packages. They even brought my package to my apartment for me at Christmas time. I really love my apartment too! I plan to renew my lease. The problem with this place is that the property manager has very low customer service skills. My girlfriend got called, while at work, and the current property manager basically gave us an ultimatum. We have till 10am the next day to sign their lease for a year at an offered rate or one of their other rates for 6 months, 8 months, etc. Or if we leave we have to pay for the next two months because we have to give a minimum of 60 days notice. Therefore, we feel we were backed in a corner to sign the renewal lease. We dont have enough time to find a new place and currently dont have enough to pay for the extra 250 dollars for the month to month cost. Radco does have a login system where you pay rent and the property manger apparently sends messages that you dont get in your regular email. So for everyone looking to stay here please be aware of the Radco system (portal) messages that no one pays attention to. Also be aware the property manager will not work with you if you live a busy life and cant make it to their office. Live here at your own contractual leasing risk.

I seriously love my apartment!I have two dogs and they love playing outside near the lake and going to the office too visit. It has such an open layout and the floors are so amazing. I love how everyone lives on the ground floor. I have dealt with so many noise complaints in other places, but I dont hear anyone. The prices have gone up a little but it is really worth it for my renewal but all the good ones do. I wont be leaving anytime soon. Thanks for helping me with all the struggles I had with my health scare
If you are a contractor BEWARE of this company. They do not pay their outstanding debts. They pay a portion and then you send a balance due invoice over and over again with no payment. If they treat businesses that way imagine how they treat their tenants!
Mgt has changed quite a bit but the new maintenance worker, Ron, is great! Every morning I see is truck outside at 7:30am and hes working until at least 6:30pm most nights. Its a large complex for one person to service. My sister lives in a different building than me and her air conditioning went out. Once Ron was hired, it was fixed right away and he was very responsive. Ashford Park is lucky to have him.The buildings themselves are older but in fair condition. The complex feels safe and Ive heard had a problem with noise or theft that you might think due to the general location in NW OKC.There are lots of pets around, a couple of times they have not been on leashes. Id encourage mgt to enforce this rule otherwise someones dog could end up seriously injured.
I lived here for a year i have had 26 work orders and the majority are duplicate for the heat and air running non stop. This causes your bill to double but they dont care. Maintenace is horrible I wouldnt advise anyone to move here. The office has changed managers 4 times since last August. The gate has only worked for about 5 days total the whole year it still doesnt work anyone can just come into the complex. The pool i was sold on by my apartment was closed last year and all this year it had frog and turtles living in it ill post pics when i get home. They have since put chemicals in it but didnt drain or power wash it. It was pretty disgusting. They allow dogs off leashes some will run up on you becareful they are large dogs. The dog feces is out of control. I dont have one good thing to say about my experience living here. It was horrible. I thought I would stay here for 2 yrs initially but I am definitely leaving when my lease expire. The office manager claims she dont see anything from the previous managers about me being able to terminate my lease due to the conditions of the apartments I know thats a lie because they both stated they received approval from their boss which Im sure is her boss unless theyve changed upper management as well. These apartments look nice on outside but I promise you will be disappointed as I was when I moved in. The office staff asks the residents to leave a good review, which is pathetic, how about they get the job done and stop acting like they are taking action to all these bad reviews when they sit on their hands and do nothing !! The maintenance just rigs things to work until they break again and they rig it again. Why not just call professional heat & air guys instead of passing out window units. This is pathetic.
Do not go here scam with a fees after you sign contract they dont tell you . Prepare to be robed home and car. Also shoot outs every now and again
Dont Move Here if i could give 0 starts I would. I really tried to give the office a chance, when the movers moved me in my apartment was roach infested. I immediately notified the manager Brandi and she came over with a pest control guy and she saw for herself roaches everywhere. I have never in my life lived with roaches and all my furniture was new from furniture store. However I gave Brandi the opportunity to get it resolved I left everything boxed up and I also had my nephew go to the feed store and buy some poison. Finally after about a week the roaches were gone. Next the water was leaking from the wall into my office, the complex called out 6 different plumbers before it was actually resolved. It took 3 weeks before they finally got it fixed and another 2 weeks to close up the 3 foot long hole where they cut the sheet rock out to get to the pipes. Next the heater kept going out which required multiple people in and out of the apartment again before it was resolved. Once it started getting hot my air conditioner went out, mind you this was the 3rd or 4th switch they had replaced. I would think that should be an indication to find out whats burning it out and repair that instead of just patching it up for it to fail again, but hey what do i know they are the maintenance men. The stove goes out every few months, it went out on Thanksgiving and Christmas while I was preparing the meals and again in April or May, however they still havent replaced it they just rig it to work each time.The complex looks good from the outside and the gates would add some security, at least that was what I thought upon moving in. However I moved here last August and between then and now the gates have only worked for approximately 2-3 weeks.The night before last someone broke into my neighbors car and attempted to break into mine and scratched my car. Last night someone was at my bedroom window about 3am, I was actually up watching tv, trying to see if i could catch the car bandit, finally I decided to go to bed and I could hear someone at my bedroom window, I yelled I hear you outside the window you gonna get shot.By the time I ran outside he was gone and a hat was on the bush by the window. A neighbor was sitting on his porch and seen me run out the apartment he came over to see if we were ok, then he seen the hat on the ground by my window. I took pictures last night and this morning cause it was still there. I called the office several times today to notify them but they never answer the phone. I went to the office and was advising the leasing agent about what occurred and she literally showed me she was not concerned she started biting her lip and looking off, then started typing and saying thats an issue for the police. I advised her we had the issue last year and i was letting her know because the previous leasing agent and manager cared about what happens on property, however she could care less and it was evident in her body language and expression on her face.I had a bad experience with her Monday also when I went to turn in my 60 day notice at 9:15 am she said she couldnt print me a copy the printer behind her was broken but the manager had one in her office and to come back and pick it up. I came back around 2:15 pm. She then said oh she left can you come back later, i replied no can you just sign your part and date it I will go make a copy. In which case she didnt really want to do that she wanted the manager to see it first, however i told her i needed the paper which is why i brought it in at open that morning. so she finally signed it i came home and scanned it and returned it to the office.This makes the 4th manager since Ive been here and the 2nd leasing agent the 3rd maintenance manager. Im sorry but the previous staff was way more friendly, concerned, and courteous to the residents, they actually answered the phones and made you copies of any work orders etc without it taking over 6 hours. Hopefully you get new staff thats a little concerned about the community.
We have had terrible experiences with other apartment complexes in the past, this by far, was the best service we have ever received. Matt was the first person to show us an apartment and we fell in love. We are very picky and basically asked to view all of the floor plans on property, Matt spent almost all day answering all of our questions and showing us around the complex. After returning to the leasing office we were greeted by the manager, Brittany, who was also amazingly kind and personable. On the day we moved in justin, the maintenance man, stopped by to take care of a few things and went above and beyond for us making sure we felt everything was up to our standards before leaving, he even stopped us in the parking lot to check up on us! So amazing! We are in love with the staff here and are so excited to call this place home!

WORSE APARTMENTS I HAVE EVER STAYED IN. IT IS DECEMBER WE MOVED HERE IN JULY AND HERE IS A LIST OF ALL THE MAINTENANCE REQUEST THAT HAVE BEEN MADE AND COUNTING.......:-Toilet upstairs leaking water-Dishwasher had standing smelly water from disposal-Hole in front door to where you can see outside-Leaking roof into 2nd bedroom closetSoaked floor and no one came to dry the carpet. Left wet with mold smell-Clothes were soaked and mold on them-Broken shower in guest bathroom-Refrigerator smells like sewage.-Broken door where the washer and dryer is located-94 degrees in upstairs bedroom and told that we just shouldnβt use our upstairs-Told to get a window unitWILL BE LOOKING INTO BREAKING LEASE. DO NOT MOVE HERE.
I am about to move in and am so impressed with the grounds, pools, and newly remodeled units. Theyre more like little townhomes with the perks of an apartment. Im so excited! Matt and Brittany in the office are AMAZING and so personable! And the maintenance staff is always around and ready to assist any residents. I would definitely suggest anyone move here.Some people might question the surrounding neighborhoods, but Ashford is gated, has video servalence, and roaming security at night for extra reassurance.
Im apartment shopping and I got really excited about this one as it looks great online and its not too far of a drive to work, plus it looks more like a condo than an apartment. On the drive there things already began to look down, that area is a very unsafe area (look it up) or if youre driving youll see on your own how bad it looks. I decided that I would still push through since I made the drive, I pulled into the complex and it was just as I feared and just as horrible as the surrounding area. I still went in to the leasing office, I have no idea why, and the woman was very off-putting, cold, and unfriendly. I have a pet cat and I asked if there was an apartment available somewhere further from the main street (Hefner Rd is very busy) and she informed me that if I wanted to let my cat outside that it needed a leash. MY CAT. Never heard of something so absurd. Basically to conclude- the area is trashy, the apartment complex itself is trashy, the staff is rude and cant even manage to be nice during the beginning of this process...I guess I should thank her though. I do not recommend wasting your time or gas driving to this place.
Great apartments, alright staff but late fees ridiculous!
Do not live here.For starters the entry gate has only been working for a combined total of maybe 4 days the entire time Ive lived here and the exit gate has been on and off never consistent working for no longer than a couple weeks. In the kitchen we had a sulfur rotten egg smell we were told was coming from the garbage disposal and it had just been taped and stuffed with toilet paper to try to mask the smell. I am currently sitting in my apartment that is 83 degrees even though we called maintaince 7 days ago we have been without A/C for a week when the temperature has been in the 80s. The wood cabinets in the bathroom were so rotted that one just fell off when we opened it and the front office is never open at consistent times they will just choose random times to go to lunch so you never know when you can talk to anyone about an issue unless you leave a voicemail and they usually dont respond until the next day. Please take my advice and do not live here.

When we moved here there was DEAD BUGS IN ARE APARTMENT it was extremely disgusting but eventually we cleaned it anyways it was ugh my friend that lives there GOT ROBBED I will not live here again
