I have lived here for about a year and a half, and have loved it. It’s very safe and quiet, they take good care of the grounds and management is quick to take care of any issues. They have drawings for gift cards frequently and have food trucks come, and do many nice things for the residents. My apartment is large and well appointed, my kids, cats and I will miss it when we move into the house we bought, which is the only reason we are leaving!

We enjoyed living here for a year. It was very well kept and the management was very nice and helpful whenever we had any issues. The pool was always clean and the clubhouse/office was always a pleasant place to visit (often with free cookies). My only complaint was wishing for more parking!

I have lived here for a year and just resigned for another year. Amazing staff, beautiful grounds and surrounding neighborhood. The pool is nice and well kept. I had a toilet stop flushing and maintenance was fast and respectful! I love the area and would recommend it!

We have lived here for almost two years now, and have loved it. We intend to renew our lease again to stay for another year, and I assume well only leave when were ready to buy a home in a year or two. The staff are always friendly and helpful, and the maintenance staff are always on top of things and quick to respond if we have issues. Weve rarely needed help from maintenance as our unit has been well-maintained, and was in great shape when we moved in, but the handful of times we did need something, they were great. They do inspections every six months to install new filters and are always friendly and efficient. The neighbors are friendly, too, and its the first complex Ive lived at where I feel like I know some of my neighbors. Pre-COVID, the complex offered occasional socials, pool parties, etc, for people to get to know each other and we enjoyed them. I hope that when the COVID situation improves that those things will happen again, because our family enjoyed them and it made the Falls feel different than other complexes because you feel like you actually know people.This is the first apartment complex Ive lived at where Ive renewed a lease. Normally I feel like the places I live are ok but there is something better out there, but weve been so happy here that we just keep staying. They allow payments for rent online, which is super convenient and makes it easy for us. When a neighbor complained about noise from us (the transition to having kids doing school from home, etc, certainly meant there was a lot more noise and I know they werent wrong!), the management was courteous in letting us know, but not assigning a lot of blame during a difficult time for our family (and everyone, Im sure). We still continue to get after the kids if they are thumping around, but appreciated that we werent made to feel like we were being demonized.To provide a balanced review I tried to think of negatives and the only ones I can think of are as follows:1. The internet sucks. Thats not the fault of The Falls, though, and if they were in charge of that I assume it would be way better. My beef is really with Centurylink, but they are the only provider with internet services here, and there is no option to go through Comcast or someone else. The internet is iffy a lot of the time and we have endless problems despite my SO being very tech-savvy and being able to use his knowledge and assorted routers/misc devices to make it as efficient as possible. Theyve been doing some work laying cables and things and were hoping that it will help to improve the internet soon. Working and doing school from home this year has been very challenging with the 2-star internet situation. In fact, after finishing this review, I think Ill go review CenturyLink. ha.2. The pool is beautiful and well-maintained, but I wish it were open a little longer. Its the standard Memorial Day - Labor Day schedule. I know Utah gets cold but with how little there was to do this last year, I know our kids, who went to the pool multiple times per week, would have loved another couple of weeks to use the pool. Kids are impervious to cold, apparently.Overall, I love the Falls. Despite Century-Link being a pain and the pool having such a short season(which is standard at other places also), we love living here and plan to stay until were ready to own a home. In the office I usually seem to work with Sadie, who is phenomenal and on top of things, and for maintenance we usually encounter Joe, who also lives in the same building as us. Hes always provided top-notch service to us and were grateful to love where we live, and to feel like we know the people who work here. I dont think I even knew the names of the staff at previous complexes I worked at due to high turnover and/or apathetic service. Keep up the good work, guys!

My wife and I loved these apartments! The Falls at Canyon Rim is one of the best apartments we have stayed in. If not for moving out of state, we would have lived there until we decided to buy a house. The staff there was absolutely incredible and always on top of things. They were always there to find a solution if we ever had a problem. They were polite and efficient and the maintenance team was fast. They always got there as soon as they could and fixes were fast and everything was explained if questions came up. Even out of hours, I witnessed staff helping out those in need. The apartments themselves were amazing! They were reasonable in price and very spacious. I always felt at home there. If that wasnt enough, the Falls has great amenities to include a pool, year round jacuzzi, a really nice work out facility and a laundry room which was always clean. If you are looking anywhere in the Ogden area then look no further. I would highly recommend this place!

I lived at The Falls At Canyon Rim for two years. I had nothing but amazing help and service from them. They were always the best at getting repairs done, and being helpful with whatever I needed. Sadie and the other ladies in the office were absolute lifesavers. Always prompt on answering questions. I would recommend them to everyone. The facility was always clean, and my neighbors were awesome. 5 out of 5 ⭐⭐⭐⭐⭐!!!

Maintenance and Office Staff are incredibly helpful, responsive and nice!I am a current renter and have nothing but great things to say! The grounds are kept clean, safe. Complex is overall quiet. Amenities are great also! I would recommend this complex to anyone.

Lived here for 4 years and loved it! Kids lived at the pool all summer, place is crazy clean and well maintained. Always treated very well by the office and maintenance staff! Bought a house and recently moved but would HIGHLY recommend if someone is looking! Thanks for the memories!

Been living here for over 3 years and have enjoyed it. Grounds are kept nice and everyone in the office is always nice and pleasant. Any time we need something fixed they are right on it. I love that during Holidays they try to do activities for the apartment community here.

I’ve lived at the Falls for almost a year after saying I would NEVER live at an apartment complex. I am 100% satisfied and don’t plan on leaving anytime soon and plan on signing again after my year is up. The staff in the office is always so friendly. Jonathan is ALWAYS so happy and willing to help, his customer service and genuine care is irreplaceable. I once had to get my microwave checked out and maintenance was here the same day I put in the request. Another of my favorite things is that this property is always kept clean. It’s in the best part of Ogden. AND it’s also so close to everything! Grocery store. Pharmacy. Gas station. Highway. I highly recommend!

I have been a resident here since the beginning of 2016 and I love it here, the residence is beautiful all I ever looked for as well as the staff there is extremely caring personable and welcoming as well as concerned of my needs as a residence. I wouldnt want to live anywhere else and I moved here from California. Great staff, great community and beautiful place. I have recommended a few and will continue. I wouldnt want the place or staff to change.

I was considering moving here, I help my boyfriends mother who lives at the complex. The worst thing I experienced when I visited there happened after I had spent the night and woke up half dressed, in bed to apartment management in my boyfriends room, they had knocked on the window and then pounded on the bedroom door until he opened it. They stood over us talking rudely about him and his family, it was the most embarrassing, unprofessional behavior Ive ever experienced. I was horrified. They asked why we were sleeping so late. How is that legal? They gave no notice, and this was after his mother had written a complaint about maintenance walking in with no notice. Ive heard the staff/management calling tenants names, and Ive seen false complaints made about people they dont like. I was waiting in my car for my boyfriend to grab something from the house and pulled into a empty parking spot for 5 minutes at the most, I would have immediately moved if the rightful owner of that spot pulled up, management pulled up, asked me if it was my spot, I said no, I dont live here and am leaving, she didnt listen to me, told me to Find a different f****** spot, and took pictures of my car. A week later there was complaints filed against the family for parking in other peoples parking spots. I would NEVER live there, and if you like your privacy and arent a fan of snotty people with the emotional maturity of teenage girls judging you and gossiping behind your back, rent somewhere else.

- Refused to work with military (unless the I brought up what the law was, then they cooperated). Yet, advertised that they worked with military. Unless you have documentation for orders, they will NOT work with you for being military. There is no discount, there is no benefit, yet they advertise as if there is...- Charged extra money upon exit due to the condition (better condition than I got it) of some appliances. 1. The condition the appliance was in when I got it was photographed and in moderate condition. 2. Upon leaving, I had recently replaced and cleaned the appliances. I was still charged regardless that I left the condition better than when I got it. WHICH WAS ALMOST NEW CONDITION.- Demanded certain information they were not authorized otherwise they wouldnt process paperwork and wouldnt state why.

I will say this place isnt the most perfect, but what place is. The property is nice, the units are pretty nice, and the staff is professional and friendly. If issues do arise, the matter is taken care of as soon as possible. There can be issues with other neighbors, but every place is gonna have bad neighbors.

This place is a complete joke, They’re super nice when you move in and when you move expect them to keep your deposit and charge you Money on top of that. We accidentally left behind some pans and they didn’t even call us to tell us but yet charged us $47 dollars to toss them. The assistant manger is terrible and has the worst attitude about helping any customers, I guess you don’t have to be qualified now days to be a manger just have to work there forever. If I could give this place less then one star I would. Also internet is terrible

The management is a joke. Diane added a charge for their cleaning lady to go in and wipe counters of $75.00. Now where in my contacts was that mentioned, until I wasmoving out. They charged for a light bulb that was out! They will nickle and dime you when you leave. Cheryl very rude and hateful!

We had an apartment with a great view of the nature trail. Now with the addition of the new exterior lights, Ill have to buy blackout curtains. At least now I can read a book outside at midnight instead of enjoying the night sky. Just loving the new Motel 6 vibe.

Its been a long time since I spent time here, but I still remember those days. We were passionate about swimming and one night the guardsman gave us the boot from the spa prematurely. It was like 9:25 and they closed at 10 if I remember correctly, and Paul Blart told us we had to leave because they were closing. We werent being loud or anything and this has bothered me for years.

Responsive and friendly staff, well kept apartments, well kept grounds and parking lot, and the units themselves are pretty spacious. Also the area is right on the edge of town so you dont get to see those... less attractive parts of Ogden. :)Honestly they are not that expensive. For the area and what you get, its a great deal.

My busband and i have lived here since February and we signed for our apartment sight unseen, which was frightening but we were kind of in a bind. This has been the nicest apartment complex Ive ever lived in. Parking can be tough if you get off work at night and the internet isnt the best but is way better then we had anticipated. But all the minor flaws are okay because the staff is amazing ( Cheryl and Sadie in the office are awesome, the matenience staff is always right there when you need them and theyre always professional) You can also tell they are constantly working to improve the complex for the residents.

I really enjoy living here. The apartments are very spacious and I like the area a lot! The one problem I have is that in the winter it is hard to find secondary parking close to my unit because the plowed snow ends up taking many of the spots. You do get 1 covered parking spot though.

Negatives: our upper and lower neighbors were crazy loud but thats not the fault of the complex. Internet can get spotty, exterior nighttime lights are CRAZY bright (my husband complained they kept him up but curtains would fix that problem), it can be hard to park additional cars, and we couldnt work on a deal so we ended up forking a TON of money over to break our lease when we bought a house but we knew that was a possibility when we signed.Positives: Beautiful area and ground. Lots of space with well done apartments. Quick highway access with lots of places around (grocery just up the street) We never needed maintenance in our two years. Felt like home. Staff were friendly. And we got most of our deposit back which we did not expect. We loved our time here and the only issues we had were minor and trivial! I highly recommend it!

We had heard about the awful move out procedures here and should have listened. This place is shady af. Everything seemed ok while we lived there for 1 1/2 years, until it was time to put in notice. We have lived in 3 other apartment complexes and all have pro rated the rent and move in and move out. I’ve never heard of someone NOT getting pro rated rent at move in and move out. Well This place only accepts the 30 day move out notices on the 1st day of the month. So if you need to move out on the 3rd day of the following month,they will still charge you a full months rent. So since our notice was put in a couple days late, and they wouldn’t pro rate the rent for the following month, it was actually closer to 60 days notice and we were stuck paying for an apartment we weren’t living in for a month. The lease says all of this is at the owners discretion, so they CAN work with you, they just won’t. We even tried contacting the corporate office and couldn’t get anyone to return our calls. When we put in our notice the assistant manager said it was in the computer, therefore it was in and nothing could be done to change it. Fast forward to about a month later, the day before our notice would have been due the manager called us to let us know she didn’t have notice from us. (She knew we were moving, so wanted to check in.) The notice was in fact NOT in the computer, or in our file. Nowhere to be found. So the assistant manager had just blatantly lied to us about the original notice. Seems fishy, like someone was trying to screw us over for another month. Also, when you do your move out inspection they go through and give you estimates for “heavy cleaning” charges, which is fine, but what they don’t tell you is that there is also a $60 “base cleaning” fee. So like why would I spend so much time cleaning the apartment if I knew I was going to have to pay someone else to do it? I would just try to avoid this place if possible. Not worth it.

The apartment grounds are kept in pretty good condition. Maintenance was pretty quick in responding to issues with the apartment. However if you ever need to move out its a pain. To cancel a lease contract one month early after we had lived here for two years, I was told they would charge me the remaining months rent as well as a fee that corporate would decide which could be up to another months rent or more. So I ended up having to pay an extra months rent even though I was living there.They will charge you at least $85 for a carpet cleaning as well as $75 for an apartment cleaning even though they expect you to do a deep cleaning yourself before its proffesionally cleaned. Which I was told by a few employees is mandatory even though nowhere in the lease agreement does it say I have to pay a mandatory carpet and apartment cleaning.

Honestly, when it comes down to space and price, these apartments are your best bet. We live in a 3 bedroom currently, and are just about to start our second year here with no rush to leave. The maintenance staff has always been reliable and friendly. The office staff is a tiny bit unapproachable, which makes it a bit nerve racking sometimes for us introverts to ask questions. The internet is also rough sometimes, but I work from home and have no issues. But truly so far, a great experience. Glad we chose this place a year ago

My husband and I lived at The Falls for over 3 years. We left due to relocating out of state for work. It’s not a bad apartment for the area. There are a lot of kids and it can get loud if your apartment faces the playground but there are honestly worse things in life then hearing kids laughing. The only real problem for us was the internet speed but that’s on Century Link. Everyone at the office was great, and so were all of the maintenance staff. We had a beautiful view of the mountains, we were close to several grocery stores and both our jobs. Someone else who reviewed complained about the bright lights but as a night shift worker they made me feel very safe walking to my car at night. It’s a safe area and if we had to rent from them again we would.

The condominium is great, and very well taken care. However, if you rely on the internet to work, or if you are a video streaming user (like Netflix, Amazon, Google Video, Youtube or so on) you will be VERY disappointed. Century Link provides a very poor service here, and since there is no competition (condominium administration decision, I guess), they dont demonstrate any interest in improving the internet quality. The connection is UNSTABLE, and VERY slow. Forget about movies on Friday, or Saturday nights. Forget about - for example - upgrading your iMac to High Sierra because will it take days to conclude the upgrade. By the end of my contract Ill move out because I rely on the internet to do a lot of things.

I lived here for 2 years and Intially it was a good experience. But as time went on issues came up, when my husband and I moved from our one bedroom apartment to a 3 bedroom they charged us nearly the whole deposit to clean the one bedroom despite it being one of the cleanest move outs they had seen.When we moved to the three bedroom it had a ton of issues. The patio door jammed, fridge didnt work, carpet stains and tears, ac did not work( and was never fixed), plumbing issues, and the fire alarm would go off every time you showered because it was placed right outside the bathroom door and the steam set it off.They never fixed the ac because they said that due to the large size of the apartment the cold air just couldnt get everywhere in the apartment. So it was always hot or cold ( depending on the season) in the master bedroom.Our neighbors were always noisy. In the winter the plowers would regularly block our car from getting out of our assigned parking slot. When they had roofers come to fix the roofs they left all of their equipment and trash all over and never told us the schedule and took over a month to complete the job constantly waking up our newborn son. We had to use century link when we lived there because they werent wired for anyone else. Our mail would constantly get lost and packages sat in the office forever either because the post man didnt put a slip in the mailbox or the staff couldnt find it in the mail room.Finally when we moved out they charged us nearly the whole deposit again and left us with literally nothing. They upcharged and nickeled and dined worse then any place I had lived at previously.

It was 900$ for two bedroom apartment, expect to give up third to half of your deposit when you move out for their regular move out maintenance. We liked that you can get out a lease if there is someone to move in.positive: spacious has pool next to a beautiful nature walk ground, close to amenities. We liked the lanai and gas fire place. Staff were very friendly. Fitness club is across the street they also have a small in office workout room you can use.Negative: You need to install a water filter, as the water taste terrible like chlorine, there is no softener so it leaves mineral residue in your pots pan and hate it in your hair after shower. Never felt my hair could get clean enough even did vinegar mix.The laundry machine is a joke, to accommodate the large number of residents, the wash is 30min definitely inadequate, did not even get my hubs shirt collar clean I always had to hand scrub after or before as the pre-wash wash!The wifi at the time we bought was slow, and their office wifi you can tap into, supposedly, seldom worked for renters.Winter forced air heater was so drying to your nasal conchae and skin in general. The humidifier barely made any difference.Summer time our upstairs unit was so miserably hot! They were always mowing the gigantic lawn in the summer, loud and smells. So shut the window when that happens.The checkout they give you a long list and you go down cleaning everything. But regardless everyone gets charged for the shower tub glass because of the mineral and soap just dont come out. We got charged for stains in dishwasher which we did not use.The jacuzzi hot tub is nice sometimes late at night it becomes a lovetub, all caught on video. So take your chances.

I just moved out of the apartments recently. The maintenence people were jerks. They charge you 5 dollars for any and every scratch on the walls. They look for any little thing on the move out so that they can make money. The office ladies are snotty. I wouldnt rent their again. Horrible customer service.

Amazing staff and community. 2 Stars because there are no options for internet other than Century Link. Know that your internet here will be slow and inconsistent and if you dont like it too bad... because its your only option. There best package is DSL and is 12mpbs down /800 kbps up which is a joke.

Lacks secondary parking, the pool and hot tub are closed often, maintenance is good, management is a bit rude but they do follow up quickly, apartments are very nice and the location is nice, good place for quite residents loud ones or frequent smokers may have problems with complaints. Overall they are nice but expensive.
