I will start with read your lease do not just sign it. I stress the fact read your lease have a lawyer lease. I can say dont they repair anything it becomes a fight to get things done. I was told to move. So when I said I would. Thats what keep saying I thought you were moving. they still have not put it in writing. I read what people have wrote and Im afraid I will not receive my prepaid rent or deposit back. I tell you again read your lease and have a lawyer on call you will need it.

Leased a large house for about a year, they claimed the would “market” it and put in zero effort. One Zillow posting and it was taken within five days. Lazy. And they’ll find any and all reasons to take every single cent out of a deposit and make their own nonsense up. Just bush league management in Utah… what else is new

Great company, great people. Very professional. When I say professional, I mean you really have to know the leasing/renting business to know what professional means as a manager/leasing agent. There are good reviews and bad ones here I’ve seen but I’ve worked in leasing over 5 years and you really can never win with anybody and it also depends what kind of properties are managed. A lot of people don’t know the business so it’s easy to blame a lot on the employees/landlords etc. But being in this business you see A LOT of nasty people, like they don’t have no sense of respect for the working class. Also with being in the business, people do not know what they get into most of the time! Those people who do know/read what they get into, know what to ask and have ZERO COMPLAINTS. I rent my self and have been for many many years so I know when I’m with a bad landlord or good. This company is not one. Unfortunately those on here who complain a lot is because they had a lot of issues already and can’t follow through with contracts or just needy and can’t do things for themselves on simple things. When I rent, I rarely and hate calling maintenance if it’s something I or my husband can do for ourselves.Point blank period, that simple. Sorry not sorry 🤷🏻‍♀️

Just got an eviction notice due to our property being sold.. “We received notice as well that the home has been sold and that you are to pay rent to the new owner as instructed. Sorry for the late notice, but we didnt receive much either that they had closed and wouldnt be using our services. Your deposit will be transferred to them as well. thanks. Lance.”This was there way of letting us know through a text message this literally was sent the day the eviction notice was placed by the new owner. We got ahold of the new owner and they let us know that froerer management was aware of what was going on for the last few months Which is interesting to say the least because just last month we had a charge on our portal account asking for a deposit of 1300$ which was odd because that deposit had been paid in full And when we asked to have it removed they were ignoring the situation and acting unaware of what was going on how or why that charge showed up on our account Had we paid that “deposit” they would have taken it no questions asked which makes me feel like they were just trying to pocket some extra cash. This has not been a pleasant experience I WOULD HIGHLY RECOMMEND THAT YOU STAY AWAY FROM THIS PROPERTY MANAGEMENT!!!!!

We rented a home for 6 years from them and Im glad to be done. Heres some of what we experienced:The bad- We had to follow up with them every year when it was time to nenew our lease.- They tried to double charge us a number of times. For example, when we moved out they sent us a bill saying we owe them $213 whereas they really owed us over $700. Thankfully we were able to dispute and get our money.- They will say one thing verbally and then fall back on the lease agreement when it benefits them.- One of the line items they put on a bill had the number $238.50 under the description. What!? Later Troy explained what it was for and apologized that it was sent out that way, which was appreciated. His explanation seemed legitimate according to the lease agreement, but who does that?The good- They were usually polite, though at times not so much.- They got on top of maintenance issues really quickly which was nice.- They always got back to us about communication from the owner pretty quickly.- Technically they didnt have to prorate and give us back money from our last month of rent after finding new tenants, but they did.- We got a really good deal on our condo and really loved living there, though Im not sure that had much to do with them.

I’m so impressed with Froerer Real Estate, with the prompt and courteous service they’ve shown to me and my family while selling my parents home!They always were there if I had any questions or concerns. They were also very friendly and completely understood the circumstance we were all going through after the passing of my mom. So very thoughtful and patient when any of us had any questions.I’ve recommended them several times to friends and other family members who were looking for an agency to help with there real estate needs. They were truly a wonderful and helpful staff with compassion and gratitude for the way they represented us!I will always use them, and I highly recommend them to anyone who’s looking for a honest and reliable company!!

I lived in Froerers properties from November 2019 to April 2020. While living there, I had no problems or conflicts with them. But after moving out, I received 1 letter 6 months after moving out telling me I had a bill due. I attempted to contact them for nearly a month, always being told I needed to wait for Lance. After I finally got ahold of Lance, he was abrasive and difficult to talk to. The one ray of sunshine out of the whole process was Maddie, I only spoke to her for a few minutes and she instantly fixed my whole problem. She made up for all the other shortcomings and then some.

Froerer is hands down one of the best property management companies for small to mid size properties. They managed a 10 unit for me in South Ogden and did a great job. Many of the top management companies do not like to manage properties smaller than 30 units but Froerer is happy to take on about everything and they do a great job.

The worst property Managment besides paradigm. They took over the apartments in 4/6/20, there was mice/roach problems from previous company when I moved in that I had to let them know of, along with a $150 credit that I had on my previous profile.(keep that credit in mind) I had to send them pics and videos even after the fact because I wasn’t getting a response(we were communicating through text) I called the health department because i wasn’t getting a response, 04/21/20 I got a text informing pest control was coming out. Cool, 05/05/20 I texted them to let them know there were still mice, per pest control I was told to inform if there was still a problem. Both times, it wasn’t sprayed for roaches & I did tell the pest control person to spray. I had to still after that send pics/vids to Managment to prove.06/09/20 I had a $25 charge from them which they didn’t know how or why I was charged, I got it refunded from my bank. I had fraud on my bank so it blocked my card, declined my July rent and I informed them that same day that there was fraud and it will decline, I still got charged a $50 NSF fee. Dumb to me but whatever, I let it pass. From June to oct I was sending pics to them for proof of the pest. 10/14/20 I received an attorney letter saying to direct rent to attorney, which they had no clue about? Not sure why, whatever to me, I paid the attorney. I was 1month ahead in rent so I paid my last part of nov rent to the attorney on 10/27/20. 10/04/20 I paid the first half of rent to my profile of $300, I paid the attorney $450. $750 rent. Cool, I text on 11/01/20 to ask about my credits & inform them that I was dropping the keys off and that I paid off my lease. No response so I called, they said they’ll get back to me. They left me a bogus VM saying they don’t know what credits and magically the credits never moved over from paradigm real estate (which is a lie) and that they’re going to get my breakdown from paradigm. I keep a screenshot of every payment I’ve made to both companies so I sent the proof for them this was 11/05/20. I was moving out 11/06/20 so, I need that information, I continuously called and kept getting hung up on or ignored, the property manager said don’t blame it on anyone at the desk but him, lol. OK, I break down my credits, how they got there etc. I have him pull up my payment breakdown so he can see with his own 2 eyes that on 11/01/20 they took a payment of $400(I paid $300 they took my credit) and MAGICALLY they could see the credit that they claimed wasn’t there. I return the keys 11/10/20, they never did a walk through until I’m assuming today 11/30/20 and I got charged $150 for “cleaning” stuff. Which, they’ll see the review and comment on, I’m sure. My full refundable was $650 I’m receiving $300.Don’t rent from them, they’re a horrible company, and don’t take care of their tenants whatsoever. Horrible communication & TRY to get over on you if you don’t pay attention to your payments etc.

They went out of their way to show the house to interested parties and helped make the whole process efficient and pain free. They followed thru on everything needed and kept us well informed. I would recommend them to help you with your real estate needs.

Even before the Virus hit they would procrastinate or make excuses for not making repairs, and if we didnt actively follow up with them they wouldnt respond. Eventually they stopped responding. Now they charged us even when we gave our 30 days notice, 45 days in advanced. Unprofessional, and wont respond. If we dont hear back in the next couple of days we will be getting a lawyer. We will keep these reviews updated. But do not rent from them.

I used Lance to purchase our dream lot to build our home and I couldnt be happier. I was extremely picky about what I wanted and Lance took the time to listen to me and we eventually found it. We have been renting our business location on Riverdale road for 1.5 years. We have had some pretty big problems with the location As far as water leaking and electrical problems. That being said, when we call with any problem, the maintenance men (Mark and his son Conner) are there with in hours. Sometimes with in10 min. To say they are fantastic would be an understatement. We have even called them to help move furniture, which obviously is not at all in their job description. They help with everything. We are actually needing a bigger space but dont want to leave because of the amazing service we have received. Honestly the best place to rent from because of the people they employ!

Froerer has been managing our home (we are the property owners) for 7 years. They have found and kept quality tenants in the home, without it sitting empty for more than a couple weeks between tenants. Any time there is a red flag for a potential renter, we are informed and are asked to make the decision to accept or reject the candidate. We have not had any unexpected fees or charges on our end. We are notified by email of any maintenance requests from the tenant and Froerer responds to them quickly to send a maintenance worker to the property. I have never had any issues contacting them and they are always very friendly and helpful.

Froerer rented us a house contaminated with methamphetamine, infested with mice, and black mold. Multiple times they tried to schedule house showings, or inspections with less than 24 hours notice, as is mandated by law.When we first moved in, we had to wait a week to have the mice problem taken care of. To their credit, we didnt see any mice after that.Then we started noticing black mold forming in the bathroom due to its improper construction (it was mostly fibreboard, which is not water resistant). They tried to get us to pay for its removal, until I reminded them that theyre liable for cost since its a health hazard resulting from normal use of the bathroom.Now onto the meth contamination.We spoke with the previous tenants, and they said they were evicted for using meth on the property. Legally, theyre required to report this to the state, and have a professional crew come to clean up the building and make it habitable again. Either they never reported it, or they didnt bother to get it cleaned properly.The property owner placed the house up for sale, and we have been accommodating potential buyers looking through the house. One of the potential buyers sent a home inspector to check out the house, and he ran a meth test while he was there.So, we get a call telling us that the test came back positive, our lease was going to be dissolved, that we would get our deposit back, but that we needed to move out ASAP, because once the health department receives notice, theyre required to lock down the house, and no furniture can be removed from the property.To their credit, they didnt try to place any blame on us, and said we would get our last months rent back along with the security deposit.However, now me and my roommates are essentially homeless due to Froerers incompetence. Luckily, we all have parents that could take us in, but a lot of our furniture is stuck there forever as we dont have space to store it for an extended period while we search for another place to live.I cant describe how absolutely unprofessional this entire experience has been. This company is a total joke, and you shouldnt rent from them.

They will steal your security deposit and not respond when they owe you money. I’ve moved around a ton because of my job and have never had a bad experience, even had a land lord give me my security deposit plus an entire month’s rent back because I was a good tenant and cleaned the place thoroughly when I moved out. If you don’t care about your money, go for it. I look forward to reading your 1-star review when you move out.

EDIT: We gave them the required 30 day notice before moving out, but they still posted the rent charges to our account plus the amount for switching to a month to month contract. Because of the autopay the charges came out automatically while we were on vacation, and I texted and called multiple times but no one took my call or got back to me. Essentially they stole $825 from us. Avoid them if you can.Honestly theyre a pretty typical property management company for the area. Their job is to take care of the property owners, not the tenants. Management is slow to respond to maintenance requests, and they arent super invested in making sure the tenants stay happy. Their job is to get you into a lease agreement and enforce the terms of that agreement, so READ THE LEASE TERMS CAREFULLY. We found out that we werent able to find new tenants to take over our lease without being charged a months worth of rent for early lease termination, even though thats common practice for the area we live in. Its on you as the tenant to make sure you understand everything about the lease you sign, and theyre there to protect the interest of the property owner so the terms might not seem fair for you as the tenant.

They werent a bad company to rent from. I would just make sure you take pictures of everything. When you move out theyll try to charge you for a bunch of stuff. We got charged 85 dollars for the burner drip pans and 25 dollars to get a fan cleaned. We took over 100 pictures before we moved in and after we moved out. It can save you a lot of money.*** Lance was really nice and he didnt charge us for the drip pans or the fan cleaning. But I would still advice people to take a lot of pictures.

I had a poor signing experience, however I did renew my lease one year later because we enjoyed the property and maintenance responds pretty effectively to work orders. They do not always clean up after themselves, so keep an eye on that. The front office staff have been greet to work with. Paying online is a nice and easy convenience.

We used Froerer Real Estate to manage our rental property for approximately 8 years. Overall, the experience was great. We had an excellent working relationship with both our property manager, Troy, and his office staff. Our property was well cared for during the time it was under their care. I have had my house managed by Froerer for the last two months. I gave them my business because Lance did a great job of explaining their services and clearing up some misconceptions I had about renting a property and what a prop management operation does. They have kept their promises and deadlines and return calls promptly and are generally proactive in their approach.They have also offered suggestions and strategy that are spot on.Our house was rented quickly, to quality tenants. I highly recommend Froerer, especially if you are new to the business of renting out properties. They seem to strike a good balance of looking out for both their tenants and owners needs.

RENTER BEWARE! this Property Management and the Landlords will and have charged more then the Application asks for or what is stated on the Rent and Deposit, Hidden Charges and will tell you have 24 hrs or it will got to the next applicant, almost in a Bulling Demeanor. I called asked why the extra charge they said Landlord wants the deposit and a half not sure why, Back ground check and credit scores and more than 3 x the rent, all great, but the Landlord wanted a picture of my dog, which is a ESA pet certified, But then 650 was added. I am beyond disappointed with this company. Yesterday, we found a place to rent from them. Hurried back, got our application filled out and our application fee put in. I was told by the front desk lady that we couldnt put down any money to hold the apartment, but that we were the first applicants.I was called a few hours later by Chris and told to send a few more things by email as soon as I got home and that all was fine, just do it when you can was what she told me. I sent them one hour later.This morning I get a call from her saying that she had given the apartment to the second applicant because her credit score was higher, but that we were also approved for any of their other properties. And, on top of that, we couldnt get our application fee back.Through all of our rental shopping, we have been told if we werent the first applicant, that they had to process the first applicant before ours. If the first applicant was denied, then they could process ours. Why would Froerer be any different?I am beyond furious with this company. I would never do business with them again.We are local business owners and I will be sure to spread the word of how we were treated so unfairly.

Wow, should have read the reviews before signing on with this company - indeed, they will steal your deposit! I asked for an asbestos inspection and lead based paint inspection for a house that was built in 1978, which is right on the borderline of having both asbestos and lead based paint and they refused to get one and said there wasnt one done - then REFUSED to refund the deposit. I have 5 small children and could not run the risk of exposing them to any of these things. This legal procedure in many places is called, legal duress -- to me they are crooks, I just dont have the time, energy or patients to pursue them legally. I tend to segregate myself from people or organizations that are immoral - professionally or personally. UPDATE: We ended up terminating our lease due to our back deck being a death trap - I asked them to fix and they refused and eventually put up a few boards and called it good and it was still a death trap. After having a Roy city inspector come out and inspecting it, we found out it was built without a permit and we found out the owner did not have a business license to do work in the city of Roy. Amazingly, in the lease it says you cannot have any inspectors come out without permission from the owner - this would never hold up in any court as the individual has every right to inspect suspicious things in order to preserve life and health. This property management company is a joke and needs to find a different line of work - if house renting were in not so high of a demand they would be out of business.DO NOT USE THEM!!!!

As a landlord who Froerer called for a reference they are UNPROFESSIONAL! I always give 100% honest feedback to other property owners about my past tenants and never had a problem in doing so. I have never had any property management company or individual ever tell the tenants that the feedback from the landlord is the sole reason for not getting the rental. Way to go Froerer!

They just put band aids on big issues. I have a leak in my apartment. Someone was suppose to call but it never happens. Our lock will not lock correctly. No one has called about that either. I call but no action happens. Im tired of hearing you are new management. You been our management a year now. Please show good tenants you care. I plan on leaving in March because of not being able.to fix stuff and not updating the apartments.

When I read google reviews for this company I was wary about renting from them and for the most part I would say the reviews are correct. I was told that the apartment was cleaned and repainted prior to moving in. Unfortunately, the paint that was used to repaint is extremely cheap and will stick to objects months after it had been painted. They fixed cracking in the walls incorrectly and they have already begun to crack again. Also, the apartment was extremely dirty no one had seemed to have cleaned much of anything there was still food stuck to the counter and every surface had a thick layer of dust. We also had a maintenance request that said received on their website for more than 3 months on a dangerous rotting stairwell that was not so much as responded to or looked at as far as I know. The apartments have now changed management and the maintenance issue has already been addressed. Overall, my experience with Froerer was less than satisfactory.

These people do not even deserve one star. These are some of the worst people I have had the displeasure of working with. They are dishonest, corrupt, money-mongering fools. Trying to reason with them as human beings is a near-impossibility. They seem to really enjoy renting out property which they are fully aware of being damaged and moldy, while pretending not to know about this damage and unwilling to fix it. But, of course they are happy to charge the renter charges such as $1,000 for a dead lawn which was dead to begin with. Avoid working with Froerer at all costs.

Unless you have perfect credit dont even try. And they dont tell you if your credit is ok or if they need double deposit until after your application fee is non refundable. Worst rental agency ever!!!! We canceled our lease agreement early because we bought a house. Our lease says that for early termination we would be charged $350. I made sure the home was immaculate before I returned the keys. We moved out a month before our original move out date but still paid the rent and cleaned the home for that month to make sure it was in tip top shape before returning the keys. Surprisingly enough with no one in the home for a month the water bill is significantly higher than usual and we are paying double the water bill and froerer has decided to charge us $500 for maintenance fees that dont even exist. For example we are being charged for carpet cleaning when the home is all hard wood flooring... Our initial deposit was $1200 and they have been generous enough to write us a $29 check. These people will take advantage of you and rip you off every chance they get.

The property management only care about keeping the tenants not about their living situations and how they are treated by the property owners. Do not rent out the ones on 35th st the owners are too pushy and their inspections are rediculous. They tell you how to clean and what products to use. When their only concern should be about damages and the cleanliness of the unit when you move out. They make you feel like they are better than you and belittle you the entire inspection.

Very, very, very rude. We rented a house for a year. The application process and getting in the house was easy. Leaving.... not so much. We were told that we had to have written notice when we leave of a minimum 30 days. The 30 days happened to land on a Sunday. So Monday morning I emailed in to explain we were leaving at the end of the month because thats when our lease ended. Their response was that we would be responsible for the next months rent, which is past our lease agreement. My husband was TDY and I had moved us out all on my own. So I sent them his orders to verify we were leaving and would not be paying the next months rent and was told those arent real orders... and went on to ask where we were going and all this that was not their business. Worst experience ever and they are very rude and inconsiderate.

We rented a home in Roy through froerer for a couple of years, the first year wasnt bad, we always paid before or right on the first so they left us alone. The problems started in year two when the home next to us burnt down. The home owner would constantly schedule things to be done on the house without notifying us at all. We woke up one day at 6:30 am with some guys beating on the outside wall replacing siding, people knocking on our door wanting to come inside to replace air conditioning components all with no notice. There are several other issues that im under advisement from our attorney not to discuss openly but all i can say is run far far away from this place.

Froerer cheated my friends out of their security deposit. We cleaned the house and made it look fabulous. They moved out in the winter and Froerer changed them Yard Clean up. How are they supposed to clean up the yard if there is snow on the ground. She moved in during the winter and out during the winter. Yard clean up was not even an option. Froerer also charged them to change the locks on the doors. This should not be the responsibility of the renter, it is the responsibility of the home owner. This is just down right ridiculous. Froerer also charged her for the water bill, that was paid by her. She has the receipts, yet Froerer would not budge. Not a good company. DO NOT trust them, go somewhere else for your renting needs.

Took more effort (and a second opinion) to get our problem solved than it should have - and it was slow. When things finally were fixed, Froerer did the right thing: including a credit and follow-up calls. Were glad they did the right thing, but disappointed it took so long. Were great tenants without payment problems. Weve been tenants for almost five years.

Editing again, and hopefully never again.I bought a house. I hope to never deal with Froerer again. If you need to rent, Im sorry if you end up renting a house managed by Froerer. Its not the thing you want to hear about just after youve rented the property... which is probably why you just found this review.But, ya know, add your voice.Froerer is the slumlords dream. The two properties Ive rented from them have been castoffs from the property owners. The owners are unwilling to put any money down to fix the places up... so they rent them. And Froerer is more than happy to represent them. As you can see from other reviews, they regularly treat their tenants poorly. They pretty much expect you to be the dregs of humanity.But, lets move on from that. It was hard to say whether management was dishonest or just extremely disorganized in their favor. Any deposit you make, be aware that you wont get it back. They will give you an invoice, which is hilariously contrived. I would love to see what was actually paid, and tell whoever did it that they could have gotten a lot more.Ya know, I want to fight it, but I also am aware that they likely have a fantastic team of lawyers. It really is the perfect system because no one they deal with has the funds to fight back, is too forlorn to try, or just wants to walk away and forget. (That last one is me.)So, I wish you the best of luck if I got to you after youve already signed. Or if they have the rental of your dreams? Maybe Im just a cautionary tale. Or... if they are the only game in town... maybe just camp out for a month? Just know that even with a near perfect record renting from them for 3-4 years, they still treated me poorly. And I felt like I could do nothing more than just shut up and take it.And I guess I did... :/ Sorry everyone else.

Done ever rent from Froerer! They dont care about their tenants at all. I lived in one of their apartment complexs for a couple years. They barely maintained the complex. The concrete stairs to go up into my unit were in bad condition for at least 8 months to a year. I did fall down them and it still took them months to come have them repaired. That is dangerous. What if my 4 year old had fallen down the stairs or the woman with the baby in the unit next to me. They raised all of our rent $100 a month to pay for maintainence and didnt see them do anything but put paint on our laundry facility which had been hit with a car and needed repairing but I guess they thought paint would fix it. Being a single mom I had been having issues paying rent. I was no longer on a lease so when I fell too far behind on my rent and it was clear to me I couldnt be living there any longer I paid my rent for the time I was there and got my stuff and left. Now well over a year later I am receiving a letter saying I owe over $3,000. I was told if they found a replacement tenant I wouldnt be charged for the months after I left. I know for a fact they replaced me because I met the tenant who informed me they never fixed or cleaned anything. I am wondering what happened to my deposit I never asked for. If you rent from them you will live in a badly maintained enviornment dangerous for you and your family and they will try to suck every penny out of you. They arent getting one more cent from me. They will have to take me to court.

My fiancé and I rented an apartment from Froerer Real Estate for a year in Centerville Utah. We always paid our rent on time and left the apartment in excellent condition. We took pictures when we moved in to show what things were damaged and sent them to the company when we first moved in. We wanted to ensure that we werent charged for things that were present prior to us moving in.Upon moving out we cleaned the apartment thoroughly and did a walk through inspection with an agent from Froerer who said that the apartment was in very good condition. She did mention that there were some small spots on the carpet in the living room that might need to be cleaned. It should be noted that our entire apartment was 550 square feet. The bathroom and kitchen are tiled.On 10/20 I received a breakdown of the money they took out of our $550 deposit: $150 (non-refundable, which was agreed upon in our lease), $150 to repair stains in the carpet, $100 for paint and patches and $26.00 to repair broken items. This concerned us because these repairs were minor at best and seemed very high for such a small apartment.On 10/23 my fiance called Froerer Real Estate to ask for an explanation of the charges. The same agent who did the walk through could not give him any clarification. He explained that we had been good tenants. He expressed that without clarification, these prices were unsatisfactory. She explained that she did not have an answer and that he was just going to have to be disappointed then hung up on him.I am a teacher and my fiance works for a software company. We are not low lives that leave things in disrepair or try to swindle people out of money. We have references and neighbors who lived in the apartment complex that can attest to that. All we ask is that there be an explanation of the high charges, especially for a 550 square foot apartment that was left in excellent condition. We feel that we were not treated with respect and that her defensive behavior suggests that these charges are inaccurate.

Great Management! Fair priced, good comunication, and service. They filled and manage one of my properties and I have no complaints. Most the time I forget that I have it becasue I dont have to worry about a thing. I would recomend them to anyone.

They dont fix nothing in their apartment complex take some months before somebody comes out do not do call backs charged ridiculous amount for late fees for instance $100 late fee but most places only charged a $25 late fee terrible at customer service and Communications dont ever read from this company for future people that are looking
