If you’re looking into signing a lease with University Gardens, do it! Especially if you have pets, this is the perfect place. It’s super close to everything and if you go to UTPB it’s literally at a walking distance. My family and I are extremely grateful. Everyone is so professional and on top of that they are super sweet. The maintenance are always quick to the rescue and are always super nice. I definitely give University Gardens a 10/10!
University Gardens is a great experience whenever it comes to people he office workers are extremely nice and sweet they will help you out with whatever possible thing you need the maintenance staff is extremely nice and they know what theyre doing Ive been to other apartment complexes that had some office staff that would just absolutely rude today tenants so if you ever want to live in University Gardens I would say take the chance.
Very polite and courteous! I have been here for about a year now and anything thing that we have concerns about I feel like are taken seriously and at a fast pace. The manager is nice and is willing to help with anything that you need. 10/10 would recommend.

Living in this community has been a positive experience. The staff from the Property Manager to maintenance have been fantastic. My maintenance needs are completed within the same day. The guys are friendly, polite and professional. When I call or stop by the office I am always greeted by my name and very helpful with any of my needs. The property overall is always kept clean. Very comfortable having guest come to my home to visit me.

The apartment complex is very closed to UTPB in a good and safe environment. Even though the buildings are old, building is nice, large and high ceiling. Management is good, especially Ashley and her team are great! Good place to leave with good price!

It has been 30 days since I moved to Midland, to a cheaper apt with two car garage, and I still have not received my security deposit. I lived at University Gardens for around 3 years and the longer I was there the worse it got. When I changed my apt we had A/C problems. They called Darville and was told the unit was old, outdated and not capable of keeping up. My roommate and I put thermometers in our rooms and it would get up to around 80. After recharging the system multiple times (Refilling a known leak of R-22) they finally said that we would get a new unit. Which took over a month and other renters were given new units before us who were after us in line for repair. They also tried to tow a legal vehicle that was registered and insured without asking anyone or even trying to contact anyone. Every time I had to deal with Ashley she is patronizing and just smiles, nods and gives the I understand, uh huh. The maintenance guys are great the office help was great but other than that its terrible and way over priced. I wouldnt even recommend this place to rodents.

I really appreciated the staff in how quick they were to respond to any concerns. At one point my dishwasher stopped working, they had maintenance there the next morning at 9am and had it fixed. This was my first apartment and I was unsure of the process of getting one. They were very helpful in every aspect and were upfront up with any costs. I would definitely recommend to anyone else. Between the prices,office ladies and maintence this has been a very good experience.

SPEND YOUR MONEY ELSEWHERE! THEY CALL REMODELING THE UNITS PAINTING OVER THE LOUSY PAINT JOB THEY DID BEFORE. THERE ARE BETTER PLACES WORTH YOUR MONEY. THEY HAVE A NICE FACE BUT THESE APARTMENTS ARE WAY LONG OVERDUE FOR A REMODEL. THE CABINETS ARE THE SAME FROM WHEN THEY FIRST OPENED THE COMPLEX. AT LEAST BY NOW WITH THE WAY THEY CHARGE RENT THESE APARTMENTS SHOULD LOOK HALFWAY DECENT

The management is extremely AWEFUL AND UNPROFESSIONAL. they have this whole thing in their office about how they cant judge people based off ethnicity and race. But Megan and Ashley took it upon themselves to do the exact opposite. We were judged before we could even have the chance to apply. Megan has to be the worst management personnel I have ever met. From rolling her eyes to looking extremely uninterested in what I was trying to enquire about. While Ashley on the other hand took it upon herself to hide information so we wont be able to get what we were looking for,and proceeded to give rude comments. Just so you are aware we are all Bachelors graduates at utpb proceeding to get our masters. Maybe if I had led with that,they would have treated us better. Because apparently they judge based off how a person looks or what they feel a serious person looks like. Like I said earlier your management personnel needs to do better. Especially, Megan.

Future Renters Don’t rent here under any circumstance. This not the place to do it. There are other properties that are in better condition remodeled, and have a modern fill to them for the same exact price you will pay to live here.Let me walk you down a list of things that have happened just within the 6months I have lived here.1. 3/3/20 I move in and have this decent size of hole on my patio main door that to this date 8/24/20 still hasn’t been fixed.2. Dishwasher Broke 03/20- Since it took them so long to replace/fix the issue we where embarrassed to have guests over because of the stench that was coming from the dishwasher unit. It hadn’t been fixed in almost 2months and so the water that was in their turned this weird grey color and had a smell to it. Keep in mind this pre-COVID rules stay home stay safe act.3. Money lost 04/20- I had paid 3 months worth of rent in advance. Somehow come the month of May I owed $3,000 plus. Without an explanation of what had happened to my money. The reason the Manager at that time found out about it is because I was the one that mentioned it to her. She still wanted me to pay those $3,000 that I didn’t owe because I had handed her a check of $4,069 dollars.4. 6/10/20HVAC leaking- we were not able to use our guest bath tub for our guests because the unit sits on top of the tub and it was throwing out mercury water along with rust. This also took a month to repair. Not only that we had to endure triple digit heat in our apartment. Because of the leak the apartment would not cool down properly.5. Pest 7/21/20- We started to have a roach problem that still hasn’t been fixed/addressed and that’s going for a month as well. It’s gotten so bad that I on average Kill 2-4 roaches a day and that’s been going on for a month now. So you do the numbers on how many roaches I have killed and seen. We had them inside of our fridge, food pantry, and cups/plates pantry. We have had to change our way of buying groceries because unfortunately we have to try and live with Roaches. Did you hear what I just said? That’s a sad statement.6. Just this Friday 8/21/20 at 5:45pm our A/C completely broke. No air was coming out of our vents. We have a German Shepherd that we have to worry about over heating inside this place. Remember dogs body temperature is nothing like us humans. I was able to get a hold of the maintenance supervisor and he came in right away to fix the issue. He was never made aware of what had happened it wasn’t until I called him personally that he got my message and that was at 7:20 pm.7. Just in today 8/24/20 my ceiling fan is falling out of my ceiling.Now I just want to let you know, these complaints have nothing to do with the maintenance staff. They are professionals know what they are doing and are on top of what happens when they are made aware of what needs to be done. Maintenance staff aren’t the ones that can decide where they go, which ticket takes priority, replace parts, order new appliances if needed, doors, etc... When they are made aware of the problem they come in and fix it and do a great job to make sure it doesn’t happen again.Management and leasing agents don’t communicate properly or within a proper time frame. They seem not grasp or understand the art of communication, priority or at that, the art of quick turnaround.So I advise again, anyone looking for a new place to rent do not come here. If you don’t own a German Shepherd and have a pet believe me there are other places out there better than here and charge just the same. If you have a German Shepherd the Woodford at Mocking bird allows them their at that property.

Its ridiculous how much you pay in rent for such low quality apartments. This morning I went into the bathroom only to find a mouse. This is so unacceptable for any apartment complex but especially one thats overpriced.
Lived in 1703. Air conditioner did not work on a consistent basis. Dishwasher and garbage disposal went out and they never came and fixed it despite multiple calls. Told me I could mount my tv and hang up whatever I wanted. Ended up charging me for drywall damage as well as painting the wall. Small hole in the carpet in the dining room and they charged me to replace all the carpet. It was cleaned by carpet tech every two months and was spotless the day I left. There was not a damn thing wrong with the door and they replaced it and charged me. Sent a $1500 bill to a debt collection agency and kept my security deposit. The place would be better burnt to the ground. They will suck every last dollar out of you that they can. Please save yourself and DO NOT even let the thought of these apartments cross your mind.
The apartments arent the worst in Odessa, and the price is marginally better compared to some of the gouging that happens for that remote city. Dont sign any lease that doesnt go month to month, unless you are resigned to suffer should you escape the region. It costs a months rent, and 85% of a months rent in a lease breaking fee to end early. Top that with the 60 day notice required. You need to pay 3.85 months rent to leave. I paid $2,500 to not live there, as I moved out within a week for work. This was not a number I was told at any point, and I had to sum it up myself after paying it, despite asking 4 times how much this would cost me. Addendum: they have now billed me twice in leaving for utilities. One of the two covered four days of utilities fees, which paled in comparison to the flat fee they charge as a fine. No way they couldnt combine the two charges to save me a bunch of money? No, not this group.

Talk about a piece of crap apartment along with some of the worst management I have ever seen. Lived in apartment 1703 for a few months and ended up having to move out because of losing my job. Had to pay these people 1900 bucks to move out! A short time after I moved out I started to get bills that I had already paid off. Called the office there at the apartment complex and was told I was fine and didnt need to worry about it. Then about 3 months later I got a call from a collection agency!!! Was told it was from University Gardens of Odessa Tx. Ended up having to pay around $150 for these idiots mistake. DO NOT LIVE HERE!!! I recommend going down the road a little to Soutwest Oaks. Very nice apartments with excellent management. Just cant believe how horrible it was there at University Gardens. If I could I would give this post a 1/4 or 1/8 of a star. University Gardens I hope you go down and burn up!!!
Was interested in an apartment so I set up an appointment on the phone to look, they quoted me $1,100 for a 2 bedroom. I show up the next day for my appointment and the quote increased $500! Total waste of time, they said it was a mix up and the people on the phone have their info wrong. I took off work and traveled for this! They could have warned me when I set up the appt that their employees had been quoting wrong!
They have the nerve to put a note on my door for a couple bikes and a childs wagon. It has been 2 weeks since I complained about a recent cockroach invasion, I have spent over 75$ so far myself. Been to the office several times, no results. Been here for over 6 months and they have not sprayed for pests at all. This is the second invasion, first one was when they redid the apartment behind ours for re-rental. The pool was green and closed more than it was open. Will be gone when the lease is up and will not look back or miss this place
We were leased apartment 600 in August on a 4 month lease. After the first big rain our apartment flooded from every wall and soaked the carpet in both bedrooms of the unit as well as several spots around the perimeter of the unit on the wood floor. After the rain had stopped, we reported the incident and after a week 3 industrial fans were placed in our unit and ran our electricity bill north of 200 dollars for the month. The problem happened 3 more times and our apartment smelt of mildew and mold from september through october with no reasonable accommodations given. After the third time our apartment flooded we finally were able to get moved to the apartment above us and after moving everything we were finally in a dry apartment. Once we moved to apartment 601 approximately, we did not receive a mailbox key and still have not to this date leaving us no access to our mail or to important documents such as bill etc. After reporting it to whoever pretends to be in charge the only answer I have gotten is that (they) do not have a key to our mailbox to give us which i dont understand. The staff is very lazy and unprofessional. Workers call in sick to skip work. I do not recommend leasing from this apartment. You wpuld ve better off living under one of the overpasses on 191 than living here.
Tommy is the maintaince man, I see him all the time consistantly working hard and keeping up with the grounds, I couldnt be happier here with the staff
They show you a demo of the apartment but is just a lie, apartments are old and they promise to fix stuff for look like the demo but they never fix . Maintenance take for ever to fix something, was like almost 2 months without air conditioning.
