Juan was so helpful. The problem was fixed immediately and he even did extra paint touch up. The ease of living here is great and the maintenance staff top notch, especially Juan.

Wow! What a hidden gem. Not only are the staff incredibly nice, the facilities are stunning. We got a remodeled apartment, and its absolutely perfect. Any issues we have, maintenance comes quickly and does a fantastic job. The location is also incredible, right near a large park and within a few minutes of the freeway.
Stay away from Newport North Apartments. Although the models look beautiful they dont care about communicating with their tenants nor will they prioritize maintenance issues. I had my sink randomly back up with filthy brown water filling my apartment with a foul smell SIX TIMES. The upstairs neighbors would throw parties and were awful. When it became unbearable management wasnt willing to do anything. When I communicated I have no choice but to move they made no effort to send me any notifications before they sent me to collections during COVID. Since then Ive tried to communicate only for my calls and emails to be ignored.
Living here has been awesome, one of the many perks is how incredibly reliable the staff and maintenance team is. Al (the Newport North maintenance manager) not only called my back within minutes after noticing an issue with my floor but he had it repaired in less than 72 hours and even called to follow up. Al and his team alongside Jesus Is simply incredible!I highly recommend this community to anyone who is looking for some peaceful living by the back bay in Newport.
Lived here from 2017 -2018, and miss it! What a great location, quick access to the highways, jamboree, and equal distance between core areas of Irvine, Costa Mesa, and Newport. They’ve clearly updated the facilities since then, including the addition of W/D in units and a new gym.If I could, I’d move back down and into these in a heart beat.
Imagine living in what appears to be a great place and having the rudest upstairs neighbors EVER. We had to move out early to stay sane. Our sink would back up over and over with disgusting toxic smells filling our house. Newport North has the gumption to report an unpaid balance with NO communication (they have our forwarding address) during a PANDEMIC. Live ANYWHERE but here or anything owned by Irvine Company.

There was a piping issue in my apartment and he handled everything very professionally and promptly. We appreciate you Juan! Every time something needs to be fixed or looked at, the entire maintenance department is very helpful in ensuring that we are happy tenants! The epitome of exceptional customer service! I moved into Newport North in July and the team has been exceptional since day one.Recently, they have been completing some very exciting community upgrades including a new pool, gym, business center, and brand new AC units and the managers have been incredibly communicative and professional. Managers: Ellie, Larissa, and Michelle do a perfect job of ensuring that as a resident I not only know what will be done, but when it will be completed, AND how it will affect me and my home. This above and beyond communication has made this process so easy and hassle free.As for the the rest of the team, Chris, Ian, the maintenance team, and leasing teams all run an exceptional community that is not only beautiful and peaceful but incredibly clean. I am continually amazed at how well they keep such a large community so incredibly clean and well maintained. Hats off to each of you for really setting the standard!I can go on for days, that much is certain, but the long and short of it is that I love being able to call Newport North home and the team here is certainly committed that all the residents, myself included, love calling Newport North home.Thanks so much Newport North Team!
Ive been a resident for 3 years at Newport North and have never had an issue. Not only is the complex very well maintained and looks amazing, but the staff is very accommodating, very nice, and very helpfulThey have recently been undergoing major renovations to all of the amenities and apartments (as people move out). I wanted to take a second to share my experience.As a result of these renovations, I recently got nails in a couple of my tires and had to replace them. After frustratingly taking my complaint to Andrew at the leasing office, he was nothing less than understanding and apologetic. He gave me the email to Newport North Management, which I contacted that night asking for a reimbursement. Truck tires are NOT cheap! The next day Larissa in the leasing office reached out to apologize again and gather some more information. She contacted the General Contractor for me and was able to get me a full reimbursement check in less than a week! Not only that, but she called me with updates EVERY day to let me know she was working on it. Talk about customer service!VERY HAPPY WITH NEWPORT NORTH AND THEIR LEASING AGENTS! I will definitely continue my residency here in the future.
I wanted to show my appreciation to the Newport North maintenance team. Francisco has been helping take care of my unit for the last 5 years since I have lived here and has ALWAYS been extremely helpful, kind, and willing to fix any request we have ever had. He is very professional and always eager to help us with whatever we need. He always has a smile on his face and follows up with me to make sure everything he fixed is still working properly. He is very sweet and takes pride in his job and deserves to be recognized!Juan has also recently helped me with our dishwasher and was extremely generous and went out of his way to help us. He provided great service and took the initiative to make sure our problem was solved.These two gentlemen are the best and I hope they get recognized for how hard they work! I had an issue with my patio screen. Juan came and looked at it, took it away, and came back with it fixed and looking like new. Thanks Juan, you always do a great job.I have the opportunity to move to another area. As sad as it was to tell Christopher, he made the process of preparing the paperwork easy and comfortable.Not looking forward to telling Andrew. He is one of my favorite people here. He is always kind, polite, professional, and helpful. Plus, its fun to discuss sports with him. I will miss everyone here.I already miss Ian. Nobody got things done like he did. We’ve been living in Newport North for over 6 years and we’ve been very satisfied with our space and the service from the staff. Juan from the maintenance team is always very accommodating whenever we have a request no matter how small it is. You can tell that he is very knowledgeable and enjoys what he is doing because he is always excited to tell you what is happening and share information that may help prevent future issues. And the gentlemen from the leasing office, Ian and Christian are also very consistent in addressing questions and requests.
I really enjoyed my 2 years at Newport North. The upgraded units are amazing. The staff is very friendly. The amenities are phenomenal. All in all, my favorite place to have lived thus far.
I just LOVE maintenance worker, Juan. He is always the guy who comes to my apartment to fix any issue that needs fixing. Over the years of living here, Ive developed a nice little friendship with him. Hes kind, courteous, punctual, and very knowledgable. He goes that extra mile for me, and Ive always appreciated it. Juan takes the time to make sure that the issue is fixed properly and that all is good. I never want want anyone to do maintenance work in my place unless its Juan. Hes truly appreciated in my home. Thank you, Juan!Id also like to commend Ian in Resident Services. From the day I met him, hes always been very friendly, very accommodating, and super helpful. Anytime I have a question or concern about something, Ian has been there to answer and/or address them. Resident Services is all about customer service, and Ian is top-notch! He will go out of his way to help you, and make sure your situation gets resolved. Ian really takes the time and makes the effort to be sure his residents are happy. I put in a service request yesterday for my apartment. To my surprise Juan showed up within 2-hours of my request. Juan repaired everything on my service ticket and assisted me with a few other things that were not on my ticket. Juan is very friendly, and knowledgeable and answered all my questions.The whole experience was very pleasant!
I’m thankful for the Newport North team and how they’ve cared for my family. Three days after we brought my newborn home we had a water leak and Jesus promptly came over and not only fixed everything, but made me feel taken care of and assured that everything was going to be okay. Jesus is such a great guy and our family feels like we can always count on him when we need help. Every time we’ve needed anything, all the maintenance team is readily available and so sweet and helpful. Jesus, Juan, Francisco... the whole team. I’m also super thankful for Shawn, Ian, and the guys in the leasing office. It’s a hard job but they do their best to take care of everyone and you can tell they really want the best for us. Obviously not everything can always be perfect in such a large apartment complex, but I love Newport North and the team.
So far I have enjoyed my time living here at Newport North. When I have had any service requests, they have been completed in a timely fashion and around my busy schedule.Jesus and the other Maintenance staff I have run into have been extremely helpful and have worked hard to ensure that my apartment is to my liking
Mike and Al on the maintenance crew were amazing, we left an emergency maintenance request to fix some issues we had with our lighting and they were at our door in less than 30 minutes to help. They fixed it very quickly and were very kind and genuine people overall!! :)
My review is about my experience with maintenance crew here at Newport North. It’s imperative to know any issues with your home apartment will be fix when you need to, and I have to say Francisco delivers that promise for Newport North every time. I made 3 maintenance requests recently. I had a rotten visiting my water heater closet in my patio, making a nest in there. Newport North sent pest control who came to exterminate the rotten, however pest control never came back to clean out remains as they were suppose to and said they would. I called Newport North about the unfinished job and they told me someone from their maintenance crew was going to come pick up the remains. Francisco from maintenance crew came. He was very professional and delivered excellent customer service! He immediately noticed the bottom of my doors did not have sill plates, which construction team could have possibly forgotten to place during renovation, he suggested to make a request to come install them because possibly rottens will come back if they see an opening. Newport North installed sills in my outside closet doors and I have not had any rottens making a home out there since. I had another problem with ants in my kitchen, Francisco came, found the issue, and fixed it, he made my ant problem disappear right away! I also had a leak in my shower head, someone else from maintenance crew came previously and could not find the leak and did not fix the problem. I made my request again and this time Francisco came, he found the leak right away and fixed it, gone! Francisco is very knowledgeable and fixes the problem every time, he is very professional, and at the same time provides exceptional customer service.
Noisiest apartments I’ve ever lived at. Continuous construction and maintenance M-F. If you work nights avoid this place at all costs.
I love Newport North ... Most importantly I feel accommodated always by Ian L in the leasing office. He always answers my questions and concerns... He’s always ready to help ... Ian is definitely a great asset to the Irvine Company...

Love living here. Though many times there are inconveniences that can come up between tenant and landlord.The saving grace is the Maintenance team. Especially Jesus, he is always willing to help and make us feel taken care of and listened to.
Juan is excellent and extremely professional the few times he has come by. My first time meeting him when was during a rainy day, he came last minute at the end of his shift to help solve the issue with my HVAC not heating up. Juan also has helped repair other minor issues with our cabinets and washer /dryer units.
Chris Nguyen is an outstanding customer service representative. Hes thorough, thoughtful, and kind with current residents. Having a very good experience as a resident!
Told management about the ants coming in from the window due to tree branches that need to be trimmed...they offered to spray the homes interior with poison instead of cutting the few tree branches causing the invasion. Explains the migraines, beware anyone with multiple chemical sensitivities or allergies.
This could be a great place to live if it werent for the constant construction going on. Newport North is in the process of renovating all of their units. They are gutting each unit and adding a washer/dryer, laminate flooring, and other upgrades.This is all great except for the fact that it causes a tremendous amount of noise throughout the day. Newport North will tell you that its only between 9-5 Monday to Friday, which is true, but the fact is that not everyone is away from home during that time. Just imagine hammers, drills, construction workers talking, all day and everyday. The worse part is that no one is being compensated for all this noise. Other places will at least provide a rent concession, but nope, not here. Good luck trying to enjoy your patio space. Must keep all the doors closed because of all the debris from the construction.If it isnt construction, then its gardening. The lawnmowers run early even on a Saturday morning. Why is there so much gardening? They recently took out a whole bunch of plants and potted the same ones in their place.I give this 2 stars because the area is a good place to live. Ive lived here almost 3 years and most of that time the place has been under construction or updating something. Oh P.S. cockroaches have been seen around the community.
It was nice living here (4 years ago). Free printing at the office (which is great for certain people like me), and plenty of parking while I was there.And one huge plus: they had workers with quiet electric equipment. No more getting woken up by loud leaf blowers at 8am in the morning.
Juan is always fast efficient and helpful with repairs- he goes the extra mile and always has a smile - would rate 10 stars if I could :)

I moved to this property about 3 months ago, and love it! The area is super convenient (easily accessible to the 73, Jamboree and MacArthur). Its also very close to the back bay for hiking and outdoor activities, and is not that far from the beach. I couldnt be happier with the office staff and maintenance team; everyone has been super friendly, professional and accommodating. Its an older property, so certainly there will be issues that arise that will need to be addressed at some point, but they have gone out of their way to take care of everything Ive needed, especially Mike and Alex from maintenance. All my maintenance requests have been addressed immediately, and in a friendly, efficient way.I cant speak for other areas of the complex (there are quite a few different cul-de-sacs), but my unit is surrounded by friendly neighbors who always speak, and are super nice. Many of them have been living here for a long time (Im talking 10+ years), which I think says a lot about how happy the tenants are. I enjoy hanging out by the pool on my day off (there are 6 to choose from ); as it feels more like a resort (minus the cocktail service). Anytime Ive used the pool, fitness center or laundry room, the facilities have always been clean.Im shocked to see so many negative reviews, but I guess not everyone has had the experience Ive had. Im just glad I didnt let that dissuade me from taking a look at Newport North, as its a really nice property and I enjoy living here.
Im giving this community 2 stars because there has been so much construction work everytime they give a new date for when they will be finished with the construction.Its extremely noisy here ALL day even Saturday like coming through your walls noisy and they are no where near done! The reason im not going straight to the office and telling my concenrn here is because when we speak to the resident services they dont do anything they just say sorry for the inconvinience . We have two cars and we use are parking lot and we have to use one guest one. When my husband comes back from work he has to park in front of the leasing office because there is no extra parking not even on the side walk. They dont have any rule for their guest parkings. Around our house they have housed a bunch of students in each apartmetn and each person has their own car leaving other people no parking. There has been this one car a 4 runner using their car as storage and dont move their car, its been 1 month. In most of the guest parkings they have a sign saying we have to move the car at 7 am so the construction people can park there.
One of the worst apartment complex living experiences we’ve ever had BY FAR. The only reasons we stayed here for almost 5 years (from 2013 to 2019) is because every other apartment complex is part of the Irvine Company so it’s either extremely expensive or TRASH. Don’t get me wrong everything started great but it all went downhill consistently every single year that passed.The area is awesome and relatively close to anything you would need but other than that these are the following issues we encountered after living there over the last 5 years:- Maintenance schedules do not take your needs into consideration. We had to FIGHT to get the leasing department to provide us with an apartment when they had to make “improvements”. Other were not as lucky. Suffice it to say, they had stated they would leave the apartment in the same condition which was NOT THE CASE. We had to pay to have the carpet cleaned and had to clean everything else ourselves. Even trying to schedule a review with the project manager to understand what would take place was a nightmare. These guys have no logistics or project management experience to deal with anything like this. No wonder all their apartment complexes are considered TRASH.- We’ve has multiple instances in which maintenance request went unanswered to the point where we either had to do some things ourselves and not even bother. We even had a nest of spiders on the topside of our car port which they stated would take them 24 hours to send someone to take care of it. Suffice it to say I cancelled my request bought something at Ralph’s and took care of it myself.- These guys are cheap, they used to have regular doggy bags, which should be an amenity, but then they just would not replenish the containers and eventually just replaced them with the cheapest looking bags that you’ve ever seen.- We’ve lived here for almost 5 years and when we renewed our last contract we told them the cheap carpet was giving my wife severe allergies and that we needed them to change it as part of the new contract. They refused and said it was not a standard service but that we could pay to have it changed.- Last but not least they’ve been undertaking landscaping “improvements” for the last 2 months or so and we have had gigantic patches of dirt everywhere where they pulled all the beautiful vegetation and now we don’t know if they’ll ever finish anything.- Let me not even go and try to explain the veritable NIGHTMARE the laundry rooms are...just try to imagine college students and families with pets all using the same rooms and not really taking care of, or properly using, the equipment. So when something would break down, which is often, it would take weeks for it to be fixed.
We used to love living at Newport North. Nice community, decent amenities, great school district etc. NOW, it has become a nightmare! Over the past several years, the quality of living here has been degrading to the point of complete frustration, lack of security, loss of amenities, privacy and even health concerns!Hate to admit it, but we have been VERY LONG TERM residents, longer than most any other residents here, We have experienced first hand some outstanding IAC teams and fellow residents. We have also experienced some real bad situations. Now, it has become the WORST we have ever experienced!Not a single concession is made by Newport North/IAC during this renovation project. Part of our ( or any residents lease agreement) states access to Pools/spas, laundry, reasonable parking, some level of security, quality appliances etc... NO pool, reduced access to available laundries, cant park at all near your own residence ( residence have been forced to park along red, no parking curbs or 2 blocks away) appliances falling apart with bandaid repairs, vehicles being broken into, laundry being stolen, new neighbors that dont believe they need to abide by Newport North rules, ie, bikes chained up to trees in front of apts, storage of derelict vehicles for months at a time... I believed we PAID for these amenities. We have actually had much of them TAKEN from us. Newport North/IAC response: We are raising your rent ( the usual IAC verbiage of Market Value.) New upgrades etc... We get it! But what are they doing in the mean time? NOTHING! We had to suggest that work crews park offsite so that PAYING residents could at least park near their apartment during the day! We had to ask for laundry room maintenance to be increased because more residence have been forced to use the few laundry rooms that have access to them! Very frustrating to have to wait for a washer/dryer only to see numerous out of service tags everywhere!Come on Newport North...did you not think of your residents when you did your so called planning during this renovation?We have personally repaired broken/damaged items. We have personally repainted our own unit. We have hired outside sources to help reduce/eliminate mold that constantly grows in the horrible, non-insulated windows. Newport North did nothing! We have had our floors jackhammered out, walls and ceilings torn out due to faulty plumbing, termites, mice, rats... We even had mushrooms/fungi growing out of our ceiling due to sewage leaks between floors that we were not aware of! Leaking ceilings have ruined furniture...Newport North did nothing! I still have a light fixture dangling from the ceiling that maintenance knows of. They painted around it...but decided to leave it hanging. Ceiling looks like a quilt of patchworked, mismatched paint and cottage cheese! I guess they are waiting to renovate this unit before they invest in resident safety. After all, WE ARE PAYING FOR THIS, but NN does not seem to care. Their response: We are raising your rent!Time to Move...WAY OVERDUE!Sorry to rant...but stay away if you can!
I went to rent an apartment from Newport North. I explained I needed something quick and was busy with work. I was told they had one available immediately. They showed me pictures on line of a newly renovated apartment. It made sense to me because et place is going under renovations. The office was nice and recently renovated. I reviewed the materials with them and agreed to rent the apartment from the pictures they showed me of it. All the pictures of the place were nice and showed a newly renovated place. I signed the lease on a thursday afternoon and explained I would move in on Saturday. I went into the apartment on Saturday to move in and the place was filthy. A layer of dust on the floors and counters, an air conditioner wall unit that was filthy and look 20 years old. Dirt and moldy material all over it, the tub was dirty, the tub drain was broken and even the appliances were new but they were not operations. I went into the office and actually thought they had delivered me the keys to the wrong apartment. They explained it was correct. I asked how is this possible that I was told the entire apartment had been renovated. I couldnt move in because the place was filthy and the a/C unit looked like I could catch a disease from it if it was ran. I then told them I was not going to move in and not accepting the apartment. They misrepresented what they were renting me. I handed them their keys back and told them I wanted my money back. They told me not only would they not return my money I was responsible for the lease. I had to go rent a hotel room for the rest of the weekend and start my apartment search all over. I found a new place and was sure to inspect the actual apartment prior to signing the lease. It was what they said it was.I had my attorney draft up a demand letter for a refund or we would take additional action against them. They responded with their attorney for us to basically go pound sand and hold me responsible for the lease.I just instructed my attorney today to file suit against them. Fraud and inducement for showing pictures of a remodeled apartment then delivering the trash they delivered. The difference in cost between this apartment and the one I ended up renting, and any other legal violations he can come up with.This place could have done the right thing and refunded me a little less than 2K for delivering me a nasty and uninhabitable apartment. Instead they would rather try and keep my money and screw me out of more for a lease that I never moved into the place. My attorney assures me they will be paying a lot more..
Very noisy place. Noise from everywhere and paper thin windows that dont block anything. The AC units are very old, work constantly and make a lot of noise. They will tell you that they remodeled but they just did the carpet and paint! Management doesnt care and if you request to leave they will hold you on the lease for the remaining term. Very bad!
Newport North should be avoided at all costs. If you are considering this complex because it will save you money, I cant encourage you strongly enough to look elsewhere. I dont know where to begin... Newport North spent 1 week repiping my apartment shortly after I moved in, which I was not informed of when signing my lease. Throughout the week of the repipe I found: paint smeared across my clothing, trash on top of my makeup, wet towels stuffed into my underwear drawer, wet towels stuffed into my boyfriends underwear drawer, my bathtub filled with brown water, access point in the closet left open for days, debris covering my clothes and belongings, and much more. I notified the leasing office and project manager every single day of the occurrences, and it only got worse throughout the week. The project manager promised he would walk my apartment at the end of each day to ensure everything was properly cleaned, which did not happen. It took over a month to receive any type of compensation, and only happened because I diligently insisted something had to be done. The saddest part - the project manager attempted to blame me for workers losing their jobs over my complaint, despite the him promising me he would assume responsibility and walk through my apartment at the end of each day. More recently I discovered my mailbox left open and my checks removed. I notified the leasing office immediately (as well as my employer to cancel the checks) and they reassured me the lock would be replaced. Today, nearly one month after my first call, the lock has not been replaced, and there are pry marks along the side of my mailbox. Numerous checks have been removed from my mailbox. I called the leasing office 4 times in the last month, and today I was told they would not do anything until the entire mailbox unit could be replaced, which takes quite a bit of time because they need to place a bid to corporate. I simply wanted a bandaid, and I was told there was nothing they could do. Today I attempted to speak to their corporate office, and sadly, could not have had a worse experience - they made me feel even worse about this situation than I did before calling. If you value your comfort, safety, and care about where your money is going, do not live here.
This community is very unsafe. They have terrible security. In the past month there has been about 7 car and stuff robbing/ stealing and the office is not doing anything about it. They have stole our kids scooters and a neighbor of ours had her car broken into with the car windows shattered.We have told the office.
They raise your rent EVERY time at $100 they will say its market rent. But its based on all the apatments that they own... so of course its inflated because they control the entire market! Also, its for students, be prepared for creepy guys wandering into your home while you are gone, having to call the police to catch guys half naked drunk peeping into your windows and your neighbors windows at 2 am. Oh and they dont like kids, at all. They want you to drag your kids bike from outside into your house everynight instead of putting it at our own risk underneath the stairs that all the residents do. They love to do inspections on your balcony which means nothing that is beyond a patio set is allowed. Its the furthest thing from being a home. I have put up with it for four years, they dont heat their pool. They dont care if you live here or dont. They would rather the apartment sit open for months at a higher market rent then let someone stay at their current rent. I have seen at least 4 apartments sit open for months at a time but refuse to come down on their mandatory increases. And the guy that works there is incredibly patronizing when you complain. I highly recommend not living here. Its big company taking little families. Oh and for the students yes they have little kids running around and students yelling and throwing beer bottles everywhere and dogs crapping on the concrete. ts not a resort living place and its not worth the money they ask for. The carpet balls up within two months even if its new, the place is very outdated. The bathrooms are laminate flooring and the appliances are constantly breaking. Oh and dont get me started on the mold issue last year that they refused to help fix. I really liked it here the first year, but every year it has consistantly got further and further from providing a home for families to providing a temporary place for students.
During their remodel they took away ALL workout rooms. Couldnt leave one??? Took 2_3 pool..left only the smallest.
Very bad experience.
