After nearly a year and ten months living at Bordeaux, we have done our best to give this property a fair chance. Now, it’s fair to say - people looking to lease should look elsewhere!In an effort to spare others from what we have gone through, we are sharing our experiences.With over a year’s worth of efforts invested into trying to get the Irvine Co to do what is right, we still haven’t received a solution from Bordeaux Apartments/the Irvine Co. No one should have to go through this...Background:We moved into the apartment and started having maintenance issues. While a tenant would expect the landlord to make the situation right, instead, the Irvine Co ended up compounding the problems by hiring unqualified labor.Examples include installing carpet with nails facing up and causing injury - an Irvine Maintenance Staff Manager actually said it was how it was “supposed to be” and recommended we wear shoes going up and down interior stairs until the nails wore down! Finally, another team was called in to fix the horrible work and they stated that the carpet was the “worst” work they had ever seen. Result? We, as tenants, experienced injuries, displacement, and other damages, yet the Irvine Co continues to ignore our claims.Another example is when the Irvine Co caused a major wall leak that flooded the first floor of our unit. What was supposed to be a minor repair turned into a major disaster because the Irvine Co chose to hire more unqualified workers. To date, the Irvine Co has not paid the full damages sought nor made the complete repairs to the home (rather, we were told to “live with” the outstanding issues and informed that the “damages caused by Irvine Co would not be deducted from the $99 security deposit”).Another problem was caused by the Irvine Co to our unit when they unsafely put a wood screw into live wiring - whilst one of us was standing next to the unit! This was extremely unsafe and hazardous! We are aware that this happened to other units, too. So, WARNING: this is a pattern of behavior that the Irvine Co practices and potential tenants need to be aware that living here may put them at risk!We find it funny that the Irvine Co advertises “love where you live”, yet once a tenant has signed a lease, it has been our experience the company fails to do what is right. We have been told to “live with” dirty old carpeting that should’ve been replaced BEFORE our move-in. When we insisted that the carpet’s history be looked into, only then (with evidence of the Irvine Co being at fault), did the company offer to replace it, but NOT at their full cost. The Irvine Co only agreed to contribute $300 to the moving costs, yet it has been impossible to hire licensed and insured movers for three bedrooms for this amount in Newport Coast. Numerous attempts (via email) to ask the Irvine Co to suggest a company to handle the moving for this amount have been ignored. It is important to note that we had asked for the carpet to be replaced PRIOR to move-in, but the Irvine Co lied to us and said it was “already new”. Now, we are forced to suffer from their lies and failure to make the situation right. To this day, we continue to live with allergies that are heightened when we enter into these three rooms.Based on the number of incidents we experienced, we feel that an investigation needs to be conducted into how the Irvine Co hires contractors and whether all contractors are actually qualified. Based on our experiences, we believe this is NOT the case. We have personally experienced problems and injury as a result of the Irvine Co hiring unqualified workers and we feel that potential tenants should be warned of this.The Irvine Co’s disregard for our safety and quiet enjoyment of the property is egregious and if we can save another person from this headache with this review, then hopefully some good can come out of this.

We just moved into our second house at Bordeaux and couldnt be happier! A wonderful blend of families and a beautiful, safe place to call home. Convenient, central location, and a stand up management team. We have worked with Jennifer with the lease of both properties and I cant say enough about her character and professionalism. She was so patient in showing each place to us and accommodating to help make each move as smooth and stress free as possible. Definitely worth a visit if youre looking to move to this area.

Ive lived at Bordeaux for almost 2 years now and I love every part of it- the community is in a great location with quick access to the freeway, the floor plans are generously spacious, and the amenities make you feel like you live at a resort. Most of all, the staff is incredible. Zana, Codi, Pedro and the entire crew are always there to help with anything you need. I highly recommend this community if youre looking for a gated & safe location, a neighborhood-like setting, and incredible views of Newport & Irvine. I plan on living here for many more years!

We have just renewed our lease at Bordeaux and going on for two years. Very quiet place to call home and spot clean! Zana, Pedro, and Jennifer does a great job running the office. As for maintenance, the team addresses things very quickly!

Kudos to Pedro Nava for his consistent professional and pleasant mannerism. He is always accommodating, patient and prompt in responding. Pedro has a contagious smile, and is liked by all kids and adults in the community! Thanks Pedro :)

I am extremely happy with the new manager. She is extremely nice and knows how to take care of the residents. Ive lived here about 1 year. Nice and quiet.
