Its been an amazing experience since I arrived on July 13 to Modera community. I love my apartment, the amenities, all the benefits I have and the security of the building. The concierge staff is very nice and responsive. Overall were having a great positive change in our lives and expect it to keep that way.
Literally resort style living - would buy if it was a condo. Excellent location. You can walk to metro or Merrick Plaza. 2 miles from University of Miami. Units have top end floor tile, stainless appliances and ceiling fans. Remarkably quiet - do no hear other units. Many common areas and spaces gorgeously designed. Property management is always courteous and professional. I have lived in other high rises and walk up apartments in other cities no where near this good. Highly recommend.
Living at Modera these past few years has been mostly wonderful. All of the pluses of apartment living with full amenities, safety, location, and responsive management. In fact, the entire management team works seamlessly together to resolve issues in a respectful manner as well as make everyone feel welcome. The downside is when new ‘students’ move in and consider this a ‘dorm’ instead of a REAL life COMMUNITY. Modera is HOME. A huge shout out to Stephanie. Also to everyone the office. Braviiiiiii!Thank you, Modera.
I toured at Modera Douglas Station with Stephanie, and the community was amazing, the amenities were pristine, the apartment she took me to, was clean and spacious. The pool was beautiful and the views were great. Stephanie was very informative, and took her time answering all of my questions. Thank you for a great tour!

We have been living at Modera for more than 3 years now. Excellent location and good maintenance department. Brand new facilities. Wendy (office) has been simply amazing: she has always tried to accommodate our requests and address our concerns in a very effective and timely manner.

My daughter has lived here for 3 years during her college years. Any maintenance issues, locked out of apartment, etc., has always been addressed and taken care of in a timely fashion. I also had peace of mind since I have always worked with leasing agent Wendy. No matter what day of the week, she was always responsive for the times I had questions. If you are going to lease here, talk and work with Wendy.

Ive been a resident at this bldg for about 8 months, and I couldnt be happier. The few times Ive experienced a minor inconvenience, the staff has always gone above & beyond to make sure Im happy. Priscilla in particular has been great. I highly recommend this bldg

I have seen so much crime in this building. The police are here almost every night, safety hazards are everywhere, the elevators are never working. MANAGEMENT refuses to help with anything; as soon as you sign the lease they forget about you and they will fight you until the bitter end.Connie Ventura, the community manager, and Alex Jones treat me very disrespectfully whenever I ask about a problem in this building, they raise their voice at me and refuse to answer.In fact, Alex Jones threatened to call the police on me for inquiring why my shower did not work. I tried to point out to him that I am a tenant, just simply trying to get answers and he said he did not care. If feels really bad to be yelled at by management. It’s extremely unprofessional, disrespectful, and illegal.This could potentially be an excellent building if the correct staff were in place, unfortunately management here does not care.Update: Corporate reached out and was actually compassionate.. They acknowledged leasing staff should not raise their voice. They promised to look into this.

On 2/23 I booked a self guided tour online from 5-6pm on 2/25. I immediately get a confirmation email of the appointment. 20 min later I get a call from the apartment and I was preoccupied and could not answer the phone. I received no voicemail and no call after that so I thought nothing of it.I arrive for my appointment at 5pm on 2/25 and Priscilla says she called me and I didnt confirm my appointment so they thought I was not coming. Another couple had taken the 5pm appointment and would be looking at 1bedrooms that I also wanted to tour. She said tours were 5-5:30 so we could not wait for the couple to be done on the tour so we could see the units they were viewing.She than had the nerve to say my voicemail was full and couldnt leave me a message about confirmation. I have never had a full voicemail in my life. Yet she did not try to confirm with me again with a phone call or email the day prior. Not once did she apologize or try to work with us to show us the units after the other couple was done, even though my appointment was booked 5-6pm not 5-530pm.Priscilla than says she has ONE unit to show us and gave us the key FOB for the unit. (multiple floor plans in the building) She did not give us good guidance on how to get to the 1 of the 2 building to view this unit. All she said was thru the courtyard. Ironically we go to the ONE unit and guess whos inside? The other couple with another leasing agent! We waited for them to be done and then viewed the unit. So the other couple can view the one floor plan we had available to us but we could not see the floor plans they were viewing? Makes no sense.After we viewed the unit we go to the leasing office and Priscilla did not ask us how our tour was or any other questions. This is the WORST customer service I have experienced while viewing apartments. I have never heard of someone calling me to confirm an appointment I had just made 20 min prior. Very very unprofessional leasing agent.
Extremely rude and unprofessional staff. I am friends with one of the workers here at the building and they’ve confirmed that the way the rest of the staff acts and speaks about its residents is unprofessional. They are little to no help in accommodating their residents once they are moved in. Not sure what their jobs entails them to accomplish, but aside from ticketing and fining their own residents, I have not seen them do much. Also have had staff randomly use their keys to unlock my door and just walk in for unsolicited “maintenance” no knock, no warning.

Just recently moved and love my new apartment. Staff is great and friendly and the building is kept generally clean.However its only been a month since I moved in and my vehicle was broken into in the gated parking garage. While filing a police report the officer stated that there is no video footage because the garage does not have any cameras, and that my car was 1 of 3 that were broken into last night. I pay an extra $100/mo to park my second vehicle and the only security we have is a gate?? Can we please get some cameras installed ASAP?
I’ve been living here for almost 4 years and I love it. The location is convenient, the amenities are amazing (especially is phase 2), and the staff are friendly and efficient. I have to say Wendy is superb! She gets things done quickly and is extremely attentive & caring. She makes sure your needs are met. Maintenance does a great job as well & my work orders are attended to promptly. Hope this place can be as homey to you as it is to me!
So in love with living here at Modera. The staff is so kind and helpful. I havent had a single thing to complain about. Cant wait to continue my lease here!
Staff attention is A+, specially Wendy Garcia ( Leasing Consultant). If you are lucky enough to talk to her she will take care of all doubts you might have.
I was hesitant at first because it surpassed the price I was looking for but it is definitely worth it. A lot of other places have lower prices but then have additional costs that make them equally expensive but with less quality. Customer service has been great so far!!! And if you are like me and love to study/work outside of the apartment then they have great lounge rooms with wifi. I would recommend this place!
I highly recommend living in Gables Ponce over Modera. I lived here for two years and management was incompetent. We had three families living in a two bedroom apartment above us and filed multiple complaints with no solution. Furthermore, there was crime such as cars and apartments broken into and management tried to hide it front the other tenants.
We are returning to Modera Douglas Station and this time as a bigger family, we are please to find that after a year of living in another place, the community is still amazing, tidy, modern, and cool... If you are looking for a place to move in, without a doubt I highly recommend Modera Douglas Station

We moved here in 2017 with our twin girls who were in the process of graduating from UM. Since we have been here the leasing and maintenance staffs have been awesome. Whenever there is a concern it is addressed immediately. It is a little pricey but for the peace of mind it has been worth every penny. There are a lot of college students here but I find them to be very respectful. It has been an awesome experience!
I lived at modera for two years and there was nothing pleasant about it. The buildings are made so cheap that everything is always breaking. It’s very deceiving going in cause it looks nice and all, but then you live there and nothing is ever working or getting fixed. My roommates rug in her bedroom would get soaked every time there was a storm and they couldn’t fix it because it required going in the pipes of that entire side of the building. So no matter what her rug would be soaked. Absolutely no security in the entire building. I have seen homeless people go through the building and try to open peoples doors. The parking garage gate was broken for about 4 months that many cars got broken into. There are no cameras and someone hit my car in the garage so I can’t hold anyone responsible for the damages, and now have to pay 5,000 to fix my car.Some of the staff are nice and friendly, but there’s a few people that are just so rude for no reason. I’ve come downstairs to ask a simple question and I would get yelled at by staff members. Wendy stopped being nice to me the second I moved in. Every time I asked a question or just needed something she would always make it seem like it’s my problem and not the buildings. I always got an attitude when for everything I asked. Not professional at all.

Wendy was amazing!! My friends and I were searching for a place to live for months and were very overwhelmed with the process, however our leasing consultant, Wendy, made the process very easy. We were thrilled with the deal we got on the apartment as well as with the apartment itself. In addition to getting such a great deal, the transition has been incredibly smooth. Wendy has truly been a blessing. If youre looking for a place to live, Modera Douglas should be your first stop!
I love Modera staff Wendy and Linda. They are the best leasing office people I have ever dealt with. And the apartment was so clean it was sparkling clean kudos for it. I don’t understand the bad reviews about this place maybe they were old reviews. I have to say no apartment leasing is perfect but my experience with Modera was nearly perfect. Thanks again to Linda and Wendy.
We moved our daughter in this summer. The management has been amazing, and dealt nicely with my 1000 questions. We had some maintenance issues, which were swiftly taken care of. We feel like our daughter is very safe there, and we appreciate how the office team is quick to respond to us when we have questions or issues. The complex is quite nice. Although there are a large number of UM students, I have never seen it rowdy or loud. Apartments seem very insulated to sound. I honestly can say that it has been a great place.

Me and my girlfriend were looking for our first apartment together and after searching pretty much all of Miami we narrowed it down to this one. When you tour a property, the leasing agent, believe it or not, can influence your decision a lot. Almost every property we toured, the agent either had no energy or just didn’t seem to connect with us on a personal level. When we arrived to Modera Douglas Station and took a tour with Simon, he was the absolute BEST agent we came across from over 20 properties and the most uplifting and energetic. This guy should get a nice bonus, no joke! He even brought us pizza and Pepsi after we moved in to welcome us, and also called us to follow up and see how things were going. This is a prime example of grade A customer service. Aside from the beauty of this property, we chose this place because of the amazing staff and connection they have with their residents. Also Wendy, Alex, and Felix were extremely helpful in the move in process as well and were all super nice. No complaints, I know we picked the right place to live. Thank you guys and we look forward to being here long term!!
I’ve been living here for 4 years. I’m One of the first tenant in building . I’m having a hard time believing some reviews left here like the one of the staff being rude cause honestly I’m always raving how sweet, kind and caring the staff here is . Wendy and Linda are amazing . Always Helpful . And as far as maintenance...they are on top of it . Even more now w thIs pandemic. I love my modera family ❤️
It is the best community if you want to live somewhere near the university of miami with best amenities. Convenient to use public transport as it is 2-3 minute walk from the community.
I did not tour as the unprofessional leasing agent demeanor and filthy appearance of their lobby and leasing office was a total turn off.
Never apply to live in this building, they will steal the application fee from which they must return $ 350. The manager does not give you an answer, after a month of not answering the phoneUpdateI am speaking on behalf of my sister who applied at the end of April. She made a payment of $ 500 at the time of the application, of which $ 350 was refundable if the application was not accepted. Not having sufficient proof of income, the application was denied, no one has given her an answer as to why deposit has not been returned to her. The condominium has been called repeatedly and no one answers the phone, nor the voice messages. About 15 days ago a person who said she was the manager (very rude by the way) mistreated her on the phone and without having an explanation, because there is none, she hung up the phone.
Modera surprised me in so many ways, the amenities, the people who work here, the location. Modera has a great living space, the gym is excellent, people are friendly and it is quiet. The only negative is that we cannot park our visitors cars, or if you want to have an extra car it is quite expensive.

Living at Modera has been Phenomenal. My husband and I have been living here for about a year and we both really enjoy it. The amenities are amazing, the staff are accommodating and the place is always clean. I definitely recommend it if you are moving here for school.
Loved the space and the staff was always friendly & helpful. I’m so sad I had to relocate out of state because I miss my apartment so much. It is a central location and has beautiful amenities. I would recommend this building to anyone looking for a nice apartment space in central miami.
I currently live at Modera and I have lived here for more than a year now. Everything has been adequate. The safety could be a little better especially with a home invasion occurring two months ago. My roommate and I are very upset and thinking about moving because of an incident that happened with Modera. The gate to the garage has been broken for about a month and a half and management has been doing nothing to fix it. Instead they posted a security guard outside of the gate only at night. This is an obvious attempt to make sure no visitor is parking in the building overnight and they could care less about our safety during the day since someone can easily access the building during the day. Whenever my roommate or I have tried contacting the leasing office they have not responded, which is disrespectful especially because we are paying so much in order to have a safe apartment. To add on to this issue, I have had an event where the security they hired yelled at me and started coming at me and pointing his finger in my face when I was having difficulty entering the garage. You see you normally enter the garage with a magnetic tag on your car which management puts on and they give you a piece of paper as kind of a second form of car ID. So my car ID access was in my apartment at the time and they let you in as long as you have the magnetic strip on your car. This security guard named Victor Aram was blatantly disrespectful to me and threatened me. In addition, it was after hours so management was not going to pick up the phone and when I tried calling they sent me to an operator off-site who said he could not do anything to resolve the issue. The following day I went to Modera Leasing office and management decided not to show up for that day. The amenities are adequate here but if you are someone who enjoys a buildings security or cares about their residents safety I would highly advise looking somewhere else.
Simon from the leasing office was amazing and helped me and my roommates move-in and feel so at home within such a time crunch. He was so professional, friendly, and attentive to all our needs and we are so happy. The community is great and everything is basically brand new.

Would not recommend this place to anyone that would like to have guests. Was rudely told by office staff that if I moved in than my guests would have to battle the guests of every other resident for the metered parking out front. Saw the parking garage that Modera has, there’s easily 50 unused spots that the staff are unwilling to open as visitor parking. Seems like they just want to nickel and dime residents. DO NOT LIVE HERE
Been waiting on my deposit refund for a month, they sent it to an address I have never lived at so obviously I did not received it. They do not return any requests to get this situation fixed and have horrible customer service.
I brought a client to rent a unit in this building. My client has been living there for a month and I’m yet to receive my commission check. First, no one ever follow up or return calls. Every time I call to find out what’s the status of my check, they say “I was going to call you”, but they NEVER do. The three people (Wendy, Stephanie and Jamie) I’ve spoken to in the Modera Douglas Station were very unprofessional one way or another. Jamie had apologized and said that the Company had sent me the check already, but unfortunately it was sent to the wrong address, so of course my Company KW never received it. Today when I called back AGAIN Jamie tells me that because of Covid-19 it would take another 60 days for me to receive my commission check and in the same sentence she added that it could take two weeks. Really? What exactly is it? They are extremely disorganized and do not show any respect or caring for people. PEOPLE BEWARE! REALTORS BEWARE! There are many residential places for one to do business with, MODERA DOUGLAS STATION is definitely NOT one of them. I was forced to contact the Headquaters. Hopefully they will resolve this matter ASAP.

I have moved into Modera Douglas Station when it had first opened, two years ago, in February of 2016. I live in a one bedroom+ den with an open layout and I absolutely love it! It is the perfect amount of space, I have amazing ceiling to floor windows, a gorgeous granite modern, stainless steel appliance kitchen with an island as well as a den that I use for my office. I love Modera so much that I ended up even extending my lease an extra 3 month! In addition, the facilities are one of a kind (rooftop pool deck with cabanas and grills, a gorgeous state of the art gym- in which I use everyday and for someone in fitness, it has every machine you could need, an amazing game room and movie screen, as well as private conference rooms if you need to study), and most importantly, the friendliest staff! Joseph Chan has been my leasing agent since I have moved in and he is great, he will always try to make sure you have everything and anything! I would highly recommend this apartment complex to anyone who loves luxury living for an excellent price, huge square footage with many different layouts for 1-2-3 bedroom, and people who are looking for everything in one place! Bonus!! It is right across from the Metro so if you need to go somewhere and dont want to drive or have to worry about parking, the metro is only a 5 minute walk away!

Gorgeous Building! NO VISITOR PARKING. The parking situation is absolutely outrageous $3.75 every 2 hours and it’s limited. Street parking is so expensive and inconvenient. This is a perfect place for ppl who have no friends or family even though the amenities inside are perfect to entertain guest!!!!! Please change this and it would be PERFECT to refer to others! Recommendations like valet, visitors decals or having tenets get a parking day passes.
Was really interested in living here until I found out there absolutely no guest parking. Turns out they do not offer parking for friends besides the 6 metered parking spots outside the building. Additionally, Joe in the office was really rude to current residents while I visited.

If you are a student at UM I highly suggest you pay a little extra and go somewhere nicer.I moved into phase two of this building about two week ago. The building is completely mismanaged and a disaster. I understand that the building is comprised majority of students but thats not an excuse to treat us like garbage.At first glance the property is beautiful until you took a closer look. Before even moving into my Brand new apartment half of the cabinets, walls and floors were chipped. Multiple times the elevators have been out of service and there is garbage in the halls.After signing the lease and moving in the building has no regard for you and does not care anymore. Once they have your money youre stuck and can do nothing.Although promised the building would have someone sitting in the lobby of phase 2, the apartment building completely lacks any security. On multiple occasions Ive been followed into the parking garage without the gate closing between vehicles.The building is very quick to send out emails about new policies that prevent residents from reaping all the benefits of living in an apartment building they do not maintain and take care of the property. For example after moving in I noticed bugs in my apartment and I still have not had someone come up to my unit to check it. However, the building was quick to send out an email saying if a resident has more then 5 people in an apartment you are subject to eviction.I do have to say Simon and Alex from the leasing office are very nice and helpful, but the property manager does not take care of the property or residents.
I have been living in this apartment building for about a month now and I am extremely disappointed.The apartment building is completely lacking security and is an easy target for various criminal activity — there are no security cameras in the garage, hallways, etc. My motorcycle was stolen out of the gated garage in less than 2 days after I had bought it and management does not hold themselves accountable at all.I met with the police regarding the theft and they told me that they have been consistently receiving reports of crimes that could be solved (and potentially prevented) if the building were to install cameras. The police said they have been bugging management to do so since the building was finished a couple years back. I am also aware that two other motorcycles were stolen from this garage shortly before I had moved in.About half of the staff is really great and helpful (Wendy & Felix especially), but the people in charge do not care about their residents well-being and safety.In conclusion, this building is an open invitation to criminals looking to bring harm to the people that live here.

I have lived in Modera for the past year and enjoyed the experience very much. The building and amenities are top-notch. The leasing staff, especially Joe and Will, have been incredibly helpful. I work from home and rely much on the fully equipped gym and conference room. The building is literally walking distance from the Metro. You can access Downtown, Brickell, South Miami, and the airport without a car. Merrick Park is walking distance and Miracle Mile is a $5 Uber ride. For the price, this place is a bargain. If you are looking to move to Coral Gables, this place is a gem. I highly recommend it.

This is supposed to be a smoke-free building, but we constantly smell cigarette and marijuana smoke coming into our unit. There are loud parties in the middle of the night even on weeknights. People leave their trash everywhere. Its like living in a dorm. Not worth the money!
The staff are nice and polite.the atmosphere in this building is not good considering the loud smell of Cannabis Plant in the halls and elevators. The dogs urines and poop in common areas and the owners some time didnt clean up after. Tennant has to pay 18.00 every month for garbage service, and some times the service failed furthermore tenants had to dropped the garbage in a room full of garbage bags. The pool was dirty many times and young people who live there do whatever they want with out responsibility. Modera is an expensive building to live but is not worth it for the unpleasant issues mentioned above. I will not recommend this building for kids.
Cant recommend that place. Got charged $75 for NSF payment because I provided wire routing number instead of direct deposit. Their payment portal does not explain which routing number they want. Services like transferwise have automatic plug-ins which avoid something to happen in the first place. When I spoke to the management company, they were not willing to do anything about that issue. Normal NSF fees are $20-$30, so I think they are making a good return on that.Building looks nice at first, but everything is very cheap. Elevators are constantly out of order and elevator is very slow in general.
Great amenities. The apartments are conveniently located across the street from the Metrorail, close to Miracle Mile, and next to my favorite Cuban cafe!
I moved in when the place was pretty new. My apartment at the time faced the construction of its sister building and I was told all sorts of lies about how it would be as quiet as when I toured and that the outside was nearly soundproof, etc. I learned one day in that this was FAR from the case. In addition, I was told there were not a lot of undergrads living there, which was also a lie, as I encountered them everywhere, leading to the place smelling of pot smoke, constant sex noises, and beer spills all over the elevators. I immediately demanded to move out, and Joe from the office asked me to give him a few days to speak with management about switching apartments. He then dragged this out for nearly a month (most of the time which I spent no time in the apartment, not even to sleep, due to said problems). After all that time, I was offered a noisier apartment 1 floor directly above at an increased cost, to which I obviously said no and moved out. Despite never really living there, I was forced to pay for the month Joe had dragged out, and was threatened with paying all sorts of early departure fees, wasted tons of money on moving costs, etc. I make a small living as a PhD student and all the money I was robbed of by Modera certainly strained me. At one point, the lightbulb in the lobby even caught fire and I was hit in the face by a bursting flame, to which I received no explanation or apology. I guess thats just shoddy construction and Moderas poor management.
Have friends? Don’t plan on having them park anywhere. They don’t have any available guest parking in the garage even though there’s dozens of extra spaces. Front desk staff said that the 300+ residents get to share the 4 parking meters outside.
Had difficulty moving in at first, but the management team addressed my concern and took action. Thank you.

I’ve been living here since the beginning of the year, modera has a great location and amenities. However, my biggest complaint that has taken an affect on my day to day life is the trash pick up in the morning. I wish I was aware of this prior to moving in here. The Miami dade trash service comes around 4-5:30 am and you will be waken up by the sound of constant banging and the loud noises of the truck. This has impacted me greatly. Management has said there is nothing they can do about it. I wanted to let people know who are considering moving here about this issue because I wish the same was done for me.
