I have stayed at the Villas At Germantown for over a year. This is best place to live I have near had one problem there. The people that live there are all professional people. The grounds are all ways kept up. The office staff is amazing . Ms.Carolyn is the Best when I say super perfessional and always trying her best to help in any way. The Maintenance Supervisor is the best that I have ever encountered. If your looking for a nice apartment community to call home the Villas At Germantown is it!!

I am so glad I chose to move into The Springs at Forest Hill. My unit is just gorgeous. The grounds are beautifully landscaped and immaculately kept. The dog park, dog wash station, car wash, recreation facility and heated saltwater pool are wonderful amenities and always clean and in great shape. Valet trash service and parcel locker service are handy, as well. The office staff is friendly and professional, and the few maintenance requests Ive had were handled immediately. But most important to me, this is a SAFE apartment complex. The lighting is among the best I have ever seen (and I work in apartment crime prevention, so Ive seen a LOT of apartment properties). I dont worry about my truck getting broken into on the parking lot, and I feel safe walking my dog at any hour of the night. Its a quiet, peaceful property filled with great neighbors where I can truly relax and feel at home. Highly recommended!

I have to brag on Stephanie! She was amazing to work with. She has wonderful customer service skills and made me feel like I was the only resident she had. Stephanie was one of the reason I finally decided on The Springs!

The maintenance department is phenomenal. One of the maintenance team stopped me and asked about my missing tag and when I explained that a screw had fallen out he went and found two screws and put my tag back on my car for me. It was one of the most selfless acts I have seen in awhile.

I have been apartment shopping and decide to stop by the Springs at Forest Hill, Memphis TN. The rep at the front desk was very unprofessional and wasnt any help. She first ask me what price range, really, I am not shopping for a car. I reply, I dont need to give you a price range, just tell me your 1 & 2 bedroom prices. She act as if we couldnt afford the apartment, never did you offer to show or have us meet with an leasing agent, take our name down, nothing. I was really wanting to move into those apartment, but since I stopped by and got that type of service, no thank. Also by the way, my husband and I income is over $9,000 a month. I was moving there temporary until I brought a house. Bad service, she must be on one of those credit programs.

I love the maintenance team here! They’re so friendly and helpful always! Put in a ticket late last night and they came to fix it first thing this morning.

If I could put 0 stars I would. Awful management and incompetent property ownership.

The maintenance team at Springs are amazing. I put in a work order this morning and they fulfilled it within the hour. Daryl did an exceptional job and was very professional and friendly.

Maintence is great but the office staff is AWFUL. Do yourself a favor and spend your hard earned money somewhere else!

Overall everything is amazing here. From the apartments to the staff. We feel safe here and know our home is in good hands. The quality is superb and price is great! The staff really makes you feel at home especially Deena she helps and answers everything with a smile.

Updated review: After the original review, I was contacted directly by Phoebe, Assistant Manager, the evening of the appointment. She apologized for the property missing the scheduled virtual tour meeting time and asked for a service recovery chance. I respect her professionalism and quick response in reaching out and willingness to provide the information. She answered all our questions, provided detailed information on the property, sent rental quotes and graciously provided a video of an apt. she took herself so we could see the details. Phoebe was very helpful, so have revised my review to 4 stars.The computerized virtual assistant mode for booking appointments needs refined, but would expect that to be at the Management Company level.

I have lived here for just over a year. The maintenance staff is kind and quickly fix anything that needs repaired.The gym is a great space to train as well.

I have been living at Springs at Forest Hill since December of last year and I can tell you that the customer service here is on point! I’m not tech savvy at all and the ladies in the office had so much patience and walk me through everything from start to finish. My apartment is gorgeous and I love my private yard! Springs at Forest Hill is the place to be!

I reside here & enjoy it but Joanne did my friend entirely wrong, i’ve spoken to the lady a few times & she thinks she sits on some throne or something.

Springs at Forest Hill is a great place to call home. We couldnt ask for a better community. Justin and the other maintenance workers are so helpful they are always willing to go the extra mile to make sure everything is suitable for residents. Phobe in the office truly cares and is so very sweet.

I have been living here for awhile. The staff has been kind and attentive and maintenance, when needed, has been courteous and professional and responded in a timely matter. The place is well kept and management is really good at alerting residents of any issues.

The ladies in the office have been a awesome help! The community it’s self is so inviting with friendly neighbors! I highly recommend.

I have lived here 6 months and I love it here. It’s a nice, quiet community and everyone is very friendly. Michelle, and Phoebe are very helpful and maintence comes out in a timely manner. The staff is all professional and friendly. We absolutely love our 2 bedroom with attached garage and very spacious floor plan.

The atmosphere is wonderful, everything is so modern and up to date. The staff is impeccable especially Ms.Deena . Living here would meet more than the average expectations.

I have lived at the Springs since September and absolutely love it! I have no complaints. The apartments are beautiful and I can’t say enough great things about the staff. Very quiet neighborhood and a Great location! Right in Germantown and Collierville. Also, my dog loves the pet park and the ladies in the office. Every time we visit the office she gets excited from all of the attention they give her and the treats they give her lol

Living here is so peaceful! The staff is extremely wonderful, nice and are willing to go out their way make sure living is great! They constantly have gatherings to help us get to know our neighbors .Its truly nice place to live, I would recommend this place to everyone

Recently moved here and I absolutely love it! The community is diverse and friendly, the staff has been extremely welcoming and has displayed the upmost professionalism throughout every process. There is so much in the surrounding area you dont have to travel far for any of your household, medical, or personal needs. The complex is beautiful, and the staff couldnt be better. Khristy, Phoebe and Michelle are the dream team of property management. They are very attuned to the needs of the residents and quickly respond to pressing matters. They constantly engage residents by scheduling events, and keeping them informed about important things.Maintenance requests can be easily scheduled online and are taken care of in a timely manner without questions asked.The property is very conveniently located with quick access to 385, and major grocers and retailers at a short driving distance.Another big plus is the fact that the property is brand new, which can be seen in the appliances, gym equipment, and availability of USB ports in wall outlets.

We are very pleased with our 3Br, 2 Car Garage, home at the Springs at Forest Hill .The Management team is very professional, courteous and gives immediate attention to Resident concerns.We love the Springs location and proximity to endless amenities, restaurants, shopping and many other conveniences ! Its easy access to major roads and streets gives us very easy mobility and travel around the entire Memphis Metropolitan area to take care of our personal needs and visit family, doctors, etc.When all 13 Buildings in our Complex are complete and all of our amenities are available, we will enjoy a living environment second to none !

Love living here! Salt water pool is heated!!! Grill uses gas and you know that is the right way to grill out! Garages are insulated and finished so getting into my car or taking my motorcycle for a ride feels like its spring time all the time! Love the interior and styling of my unit. Neighbors are all so friendly and the type of people I enjoy having around!! Kristy, Michelle and Phoebe have all made the move in a smooth and flawless experience!! Any minor repairs are immediately attended to by Justin who is on premise. I dont have a pet but Ive seen Michelle and Phoebe walking dogs after hours for residents that couldnt. You really can not compare other places to this one. 5 Stars!!UPDATE.... unfortunately I can no longer give this place 5 stsrs. The cooking grill at the pool has not been repaired in months. MONTHS... unacceptable. One of the entry gates stopped working. Yes, MONTHS and still not resolved. Now the POOL itself is closed. Things break but the manner in which it is rectified speaks volumes. Now, combine this with rent increase. Can only give it 3 stars for someone considering moving in. No longer having fun food trucks and other outdoor events. No longer providing pet services. I blame the corporate parent holding company. 3 stars
