Stephanie is amazing and Lisa at the front is always willing to help. CPM rented to my family when no one else would. Anytime we had an issue they took care of it. When the rental went up for sale and sold they immediately help find and place my family in a new one. When it came to returning my pervious deposit they where fair and quick.

It’s been absolutely amazing with this rental company! They got us into something last minute. And when they had a better unit available they were able to get us right into that one as well! I refer so many people to them! To top it off we definitely got the best manager they could possibly have!

They are horrible people trying to get someone trespassed off the property after they vandalized my truck and they don’t work with you at all. We pay our rent on time. It shouldn’t be this hard for someone to get trespassed. Since it’s not their personal property they don’t care. If I could give them negative stars i would!! I contacted MPD and they told me all they had to do was call the non emergency number and get them trespassed apparently that’s soooooo super hard for them. As soon as I have an opportunity I’m out of this place. 👎👎🖕🏼

Very difficult group of people to work with, no sense of urgency. Their lack of attention to detail and general laziness is quite frustrating. There’s a current housing shortage in the area caused by the fires, you’d think they would be more sympathetic to this. Hopefully the owners/management can encourage their employees to take some pride in their jobs.

Talked to Jennifer about getting a ductless ac/heating unit in to my private salon and she had a bid written up the same day for a very competitive price and had my scheduled quickly. Terry came out and installed it for me having to do a little more work that expected still got it done quickly with out me having to shut down my business. Desiree got my invoice done with in hours. Best customer service I have had getting anything done for my business.

My boyfriend and I lived in one of the apartment complexes managed by CPM, and we had Paul DeAmicis as our property manager. We were so fortunate to have him, because he is the absolute best property manager we have ever had. He was so quick to respond when we had a concern, and he always addressed what needed to be done. He is an extremely helpful, friendly, and professional person. Our first experience with CPM was with him, and it speaks volumes about the kind of people they have working for them. We felt very taken care of in this place.

Worst place to rent from! There are non-residents that block people from parking or getting out of their spots, squatters that shoot up by the cars, and theres a guy in the next building that steals the mail. Nothing is ever done because its not happening to them. Theyve felt the need to jack up the rent another $130 since Ive been here for less than two tears. Worst place ever.

Its a 50/50 chance youll be set up with a decent property manager, fortunately ours had our back and did their best but they couldnt (or wouldnt enforce LAWS) get the landlord to take care of due maintenance, some of which was indeed illegal for him not to maintain. We were out of water a ridiculous amount of times because the landlord didnt maintain the well and he didnt keep up with testing it so we had to test our water ourselves but got used to staying stocked on jugs of water and thankfully had friends close whose houses we could shower at. If we had more financial resources we would have sued the landlord but lawyers were over 200/hr and we simply couldnt afford to budget that at all. Private renters now.. Highly unlikely we will ever use cpm again.

I cannot say enough about our positive experience at CPM. Our relationship started a couple months ago as I was proactively looking for a home to accommodate our needs. Lisa is the first person I made contact with. Her positive energy was a breath of fresh air. I called her often asking for updates and her kindness was consistent. I cantell she really enjoys helping people and loves her job. Karen was the next person we met, she helped to ensure all of our paperwork was gathered and in order. We were moving from out of state and we werent able to zip over to the office, she was amazing at helping us through everything, I could hear her smile through the phone and I know she was happy for us to find a home that made our heart sing. Then came Mikayla, she helped us in signing our lease. She was extremely welcoming and made us feel we were right at home before even handing us the keys. We have been home a little over two weeks, our house is now a home and we love it dearly. As with any new home, there are often a few hiccups like a faucet or something small, Stephanie, our Property Manager, has shown great assistance and promptness in addressing the issue, she has an open ear and a friendly, professional personality. Thus far, I have had a fantastic experience and I have high hopes for the future. I highly recommend.

Our property manager at my old apartment was super nice and understanding, overall the communication was really good(Shoutout to Paul D.). It had been a long time since we had rented an apartment and we werent sure how it would all go. We worked with a handful of rental agencies and we found that CPM was top notch. The experience and process of identifying a rental, applying, and going through the paperwork to get the rental exceeded out expectations. Our property manager, Brandon Niemann was awesome! He always returned our phone calls and treated us kindly - he really made the whole rental experience great. All of our interactions with the office staff was amazing as well. If you take care of their rental, they will take care of you. If I ever have need of a rental again, I will certainly look to CPM first.

Paul was very helpful when I was moving out of Crater Lake Estates. I needed to keep extending my move out date with going back to work full-time and trying to move at the same time and he was such a blessing with the extensions. He was quick to respond to messages and always flexible in meeting what I needed. I wish I had this kind of great service with all the property management companies in town Ive dealt with, but Paul was the one who went above and beyond and I greatly appreciate it. The accounting department was great too in getting my deposit back to me quickly and having been in the accounting field previously I know it can be a thankless job, so thanks to them as well.

I recently moved into my first place by myself, and I didn’t know much about the rental process and what to do. I went through CPM and my experience was incredible. It was honestly one of the easiest things I’ve done, and everyone I encountered and worked with were so helpful and professional. The property I am renting at is Mariposa Townhomes, and so far it’s been amazing. What impressed me the most is how responsive and incredibly helpful the property manager Matt Stranahan was and how quickly and simply we were able to get through the rental process. I’m looking forward to being a resident there, and I feel very confident it will be a great place to call home. I recommend CPM to anyone going through a property management company for anything or looking to rent a place as well.

One of the worst companys I have ever rented from, they do not care for your personal property they expect in todays life for a family to have 1 vehicle at most of there propertys this is 2020 u can hardly make it by with 2 people working full time jobs but u cant do that and gets kids around on 1 vehicle. so they expect u to park ur other one down the block a mile where u cant even see it so it gets broken into and destroyed knowing there is plenty of open visitors spots at night but there empty, no visitors and no one is aloud to utalise them to make sure there things dont get damaged or stolen at night. but that whats happend to mine because I cant park on property they broke the ignition, destroyed my car and stole my tools I need for work and all I get back from the manager is sorry I dont have a solution to your problem. knowing there is enough empty parking spaces at night in visitors even if the vehicle is moved the next day they dont care. Everytime some one tries to park there that pays rent the parking manager puts a sticker on your window and there trying to tow it its really pathetic. so now I got a broken car that wont move till I fix it and have to replace my tools and they still expect me to pay rent ? What a joke i cant pay rent if I dont have a working car, cant work if my tools gets stolen. so honestly they care more about the visitors parking being empty at night, then the actual people who pay them money to live here to utalise them at night so our property doesnt get stolen there morals and values as a company are very poor as long as they get payed they dont care what happens to you as a renter.....would suggest you look far from this company if your planning on renting theres been alot of issues with them but very little things are ever fixed in a way to help the renters so good luck on your search

Paul is an ALL STAR!. We moved from Texas a year ago and had the biggest headache working w/ our previous realtors. Since renting from CPM, we’ve felt at home ever since. We had great luck with CPM! We dealt with Shane in Grants Pass. He was personable, helpful, fun, and friendly. We were having pretty bad luck until we started working with him. He got us into a really nice place for a good price. Weve had one minor maintenance issue that they fixed right away, taking the time to do the repair properly and make sure that everything was just right. Highly recommend!

This company took over the lease that I signed with Pacific Properties. The transition was no issue to me, and I received adequate notice of the change. Bill pay online was much easier than Pacific Properties, and the only work request I had to put in was resolved quickly. Upon move out, the amount deducted from my deposit was reasonable, and I received a check for the remainder within a few weeks. All in all, seems to be a fair company.

My experience working with CPM is through their property maintenance team (C&R Maintenance) as the company that provides the new appliances for their units. When they call with orders, their priority is to get the tenants served as quickly and conveniently as possible. Well its three months into my lease and Id have to say I have nothing but positive experiences with CPM property Management so far. Stephanie Hicks and the entire CPM at property management team has an excellent to work with so far. The issues that I had were handled efficiently and to the best of their ability. there were tests and appliances that were broken that they just wouldnt have known until the new person moved in.I had to send a few maintenance request using their online system. Its very advanced and they use Jays construction to complete the request. Matt with Jays construction come out for the second request. He was on top of it and I felt comfortable leaving them in my home while I had to run errands or go back to work. They were quick and efficient and left no garbage or trail behind.So far I would rate CPM property management and all of their staff with high ratings. I hope that my move out is as smooth and efficient as the moving process was

So, this is an interesting situation... After being a tenant for only TWO MONTHS I got a 30 day termination notice. Apparently this company is allowing our horrible neighbor to file noise complaints to the point of kicking us out when in reality SHE is the one yelling and cursing outside in front of children, boxing my car in out of spite and harassing my family. Its gone so far that she even harassed and cursed at my DISABLED son, and yet Im the one losing my home. You can bet that Ill be taking legal steps once Ive secured a new rental to ensure that this doesnt happen to anyone else with children that have any conditions, as this company is willing to blatantly discriminate against disabled tenants or their families.

I have experienced CPM as an employee of the company and as a tenant. I cant say I have any complaints on either end. As an employee I found that they were very accommodating with getting the things I needed When I needed them in order to get the job done in a timely manor. As a tenant I was very happy with the overall process and how quickly things were taken care of. I would recommend them if youre looking for a rental or you are looking for someone to manage your properties.

My pregnant wife and I waited over a month for an apartment to be ready. Our application was first in line for the apartment. Called in to check on the process and apparently they removed our application and filled the apartment without our knowledge!UPDATE: They are now raising the rent on all the units in our complex during the COVID-19 crisis. We will be moving out because we will be unable to pay this increase.

Renting can be very stressful, especially when there isnt a lot out there. CPM promotes strong support of the companys mission and vision, and is able to turn that visions into actual action plans. These guys know their stuff. They can guide you through the rental laws and help you rent to the right people and make sure your rental property is safe. There is a lot that goes on from the front office to the back office, to the maintenance, but all their employees are always friendly and ready to help. If you are an owner or a renter, give them a call you will not be disappointed.

CPM is not a bad property management! Sure they have rules, they expect to have decent tenants, and they expect the tenants to actually pay their rent. WOW, not a hard concept to follow. Most people are complaining about how they raised the rent, how they dont fix anything in a timely manner, or how hard it is to talk to their property manager, BUT have you ever considered they dont actually own the properties they are renting? They are a Property Management Business, meaning they represent owners! They have to often reach out to the owners prior to having an issue addressed or fixed. If a rent is raised 9 out of 10 times, it is because the owner requested it. Habitable issues are addressed immediately, none habitable issues have to go through a certain protocol, weekend calls are addressed as true emergencies. If it is an emergency it will get addressed, if not, it will have to wait until the following workday. It is not that hard to follow people. Yes, they are a business and they have to run their business accordingly. Give them a break. I applied for an apartment, I was denied. It wasnt their fault, it was mine! My own choices, made their choice. They are not to blame. I have no hard feelings, and I moved on. I now own my own home, yes after having to rent somewhere else for awhile. I do appreciate they took the time to explain what caused me to be denied. The people I dealt with were always respectful. They have been around for a lot of years, good businesses stay in business for a reason.

They would lie to the cops and keep people living in apartments that should have been reported for living so dirty and kept people who were there under hud that had a ton of people staying there. Upon moving out, regardless of the condition of the property they will keep the whole deposit & request more money w/ a very vegue receipt. Mirella is an exceptional employee that made the entire process immensely painless for me when I was under high stress. I have applied for so many properties since July with other companies and either they would be rented out, no call backs, or units would be shown in October and available later. I had a deadline for Oct. 15th to be moved out and it was crunch time and I was beginning to get desperate. She is very knowledgeable and kind. She worked and spent copious amount of time helping me find a place within my budget and time frame. She printed and made custom lists with properties with and without applications in my budget. She is very sensitive and nonjudgemental especially with my social and financial situation. Worst property management ever, my family and i have been an excellent tenant for 6 years always paid our rent on time even with the 2 increases and 3% convenience charge to pay rent online. Wow right. When I would call for maintenance it would take months, and even when the maintenance arrived they did terrible, half ass work. I would request maintenance to fix the work they did and no response. I come home from work to a letter on my door out of the blue right after they recieve my rent stating that i have to leave the premises, and I only have 60 days to find a place. This is due to the so called owner buying the property back and kicking all the tenants out so they can raise the rent again. These townhouses are not even worth the money they raised it to already. Theres mold every where, rats all around the buildings, thieves off the street take things out of your yard, paint that chips all throughout the apartment, and nothing ever gets fixed or made right. I would not recommend this company to anyone, stay away if you can it is a scam. You will never see a deposit either due to the old faulty apartments they sugar coat to sell. These are greedy, no good, selfish owners. Multiple tenants with kids will be forced out in the streets just before school and the holidays. I hope they are happy with themselves I dont know how they sleep at night. It disgusts me.

They charged me to replace the carpet when it wa already in great shape. Then they charged me to shampoo the carpet which had already been professionally cleaned which they knew about. This place is the biggest ripoff I have ever seen. Would never recommend them or rent from them again. They are thieves 😡

They usually were good at fixing problems in a timely matter, but rarely could you ever talk to the actual property manager always got voice mail, maybe talked to him twice in nearly 3 years. Would not give us back our deposit and claimed we owed them even more money. We are fighting it and we are filing a complaint with BBB also. Property management places anymore are just a front for legal theft. You might as well not do any cleaning or anything and let them do all the work, they will keep your money anyways! Glad to finally own my own home and not have to deal with property management anymore!

Don’t rent here! I had to clean the apartment for 30 hours when I moved in and called them about it and they said they’d make a note of it. Then when I call when I’m moving out Charlie said well that was when someone else was managing it too bad. So I spend hours cleaning it anyway and they charge me a 145 cleaning fee. We try to get in touch with Charlie to find out why and he never calls back, my husband ends up having to go into the office to get any response. Charlie says he’ll contact the on site manager and let us know. THAT WAS TWO WEEKS AGO! If they’re getting ripped off by whatever cleaner they hired I should not have to pay for it, especially since I broke my back cleaning it both times. Ridiculous and unprofessional. If anything changes I will update my post but save yourself some time and money and don’t rent from Charlie or CPM.

I initially applied to several rentals and emailed reps multiple times and got no response. However, CPM saw this and contacted me regarding my applications. I will go ahead and try to see if I can use their services to find another property. I appreciate them reaching out to answer my concern and seeing if they find a place for me.

I have been privileged to have CPM as a partner for many years.As first Jeff P was our manger and when his skills were rewarded with a management job, we were thankful to work with Cece O.She continued a great level of service . Any concern we had was dealt with expeditiously, with good communication.Her relational and business skills then propelled to to management too.Christal B is now our manager and is doing well following in the path of the others.I appreciate the respect that CPM has shown to me as well as tenants, and to their employees, giving them a chance to advance while encouraging and rewarding their abilities.Paul H

When me and my husband first moved in they were very nice but we quickly got a complaint from our downstairs neighbors that we were stepping to loud and after a meeting with them and our property manager we agreed that I wouldnt run through my karate forms anymore even though I wasnt making any unnecessary noise, they continued to knock on our door past midnight and WE were told that if we complained again thats we would be kicked out, a while went by and we kept to ourselves as always then all of a sudden we got a notice to vacate. Our neighbors were the ones complaining and we got the notice, they are charge if us $775 for rent until the 20th of this month, yet if we move out sooner we still have to pay rent until the 20th. And I assume our downstairs neighbors are still being allowed to live here, the only thing I can think is that our property manager Paul knows them or has some sort of deal with them. We heard that CPM doesnt give back peoples security deposit, me and my husband our young (18) but are not stupid, if they refuse to give our deposit back then we will take them to court along side our parents. And just so people know I live at their 800 Ellendale apartments and the property managers name is Paul, we have had a terrible experience here and were not made to feel comfortable in our own home, and again the most irritating thing is we are the only ones who got the notice, our downstairs neighbors got nothing. Ill update my post when we move out to say whether we are going to court.

They have the monopoly of units in the area so other property management companies are not very helpful. They are the best bet finding units for pets even though locally pet deposits are pretty absurd. I like that a lot of units are month to month.

Hi, my name is Terelle. My Family and I moved out to Medford Oregon with No help or Support. We received our section 8 voucher and went to Medford on Faith with hope to find a place within the short amount of time that we had. I just wanna day that we searched high and low looking for a place and then we came into contact with CPM real estate and I must say that they actually helped us and assisted and treated us with great customer service. Me. Mirella was awesome... she was very patient with my family and I appreciate the CPM family so much and I will refer other people to them because they have the best customer service and they’re actually willing to work with people. New to the Valley from the San Francisco bay area. We lived at my parents house in Ashland when we first arrived and then decided to take a look at rentals. The only legitimate company around seemed to be CPM and we were right! They were helpful when we first inquired about properties, they gave us a list of properties that met our needs and we looked at a few. They have a bunch of properties and you can tell some of them are in rough areas or in housing that for some reason attracts strange characters. We decided on a couple that were in good safe areas and applied there. We met the landlord and got approved within the week. Credit wasnt a huge issue and the deposit wasnt a crazy amount. The only negatives is the pet deposit and rent but I get it, pets do generally destroy things and they have to protect their assets. Overall though if you are in need of a good place and it fits your budget I would say go for it !Btw I see some people say that they arent attentive to issues, but I can honestly say that has not been my experience. They are super helpful and send someone to fix it soon. If you cant fix a common issue in the home maybe you shouldnt live alone... like flipping the breaker for your lights....
