Ive been a tenant with Shelly at 2 different homes over the last 5 1/2 years and its consistently been a great experience having her as my Property Manager. She responds so quickly to my emails and is always advocating for me as a tenant. She is by far the best Property Manager I have ever had and I am always referring her to those who are in search of finding a new place to rent. I am very happy after applying for some houses and feeling even discrimination, this company rented me super fast and without problems I love it, I have a new house I have a new house.

My first experience with New Foundations was over the phone. I spoke with Tonya who seemed annoyed to answer a call on the number listed for New Foundations. She was super short and I ended up having to send an email to get my questions answered.My roommates occupied the home before I moved in and also had a few issues. One of which was the AC unit being out for several months and having issues with contractors being able to fix it. It took quite awhile before they got a temporary unit in the house. When the AC unit got fixed and they were trying to schedule a time to return the temporary unit, Tonya told them that they needed to move their schedule around hers because she had better things she could be doing.When I moved in with my roommates there was a former tenant still listed on the lease agreement who had already moved out and New Foundations was aware of that had left. There was email correspondence confirming they had known. Record keeping mix ups happen, just something to be aware of.The final issue that we had was regarding paint. The previous tenants had touch up paint in several patches throughout the house that was not the same shade. At one point New Foundations had their maintenance staff come and get a paint sample to get it fixed and the replaced paint was also off shade. No fault of New Foundations, just an issue that was never resolved.Overall this was a good property management company to work with, they responded to most issues in a timely manner, and I would go through them again. Lack of customer service and professionalism seemed to come from one person at the company. My dealings with Shelly were good, and emails were always returned promptly and she was very helpful on several occasions.

We 1st rented from Shelly the owner back in 2008 and She was absolutely Amazing as a landlord to us n Treated us as her friends not just tenants,We ended up moving away but then in 2019 the home we rented from another company was placed up for sale n we had less then 60 days to move after living there 7 plus years I contacted Shelly to see if she had any available rentals and of course she came through for us once again and helped us.We have been renting from her now for a little over a year and its been amazing. I really enjoyed renting from these guys. From day one everything has been face paced with them. They get to things quickly and get the ball rolling as soon as they can. When I first moved in they met me on their day off to give me the keys and have me sign my lease. You might be asking why did she move it this experience was so great? Well I moved my family out of state so had no choice. Let’s be honest there is always issues when it comes to renting. Anytime we had a problem they would do their best to get if fixed ASAP. Please keep in mind that these guys have rentals they manage and rentals they own. Property managers can only do so much when they don’t own the property. These people refused to give me back my deposit after I took great care of my little rental for 5 years. They claimed I had trashed the place, broke mirrors and windows, etc. I provided pictures upon moving out. Yet they could not provide me with any pictures of the damage they say had been done. Crooks. It was like pulling teeth to get a door repaired. And after I moved they rented the place to an alcoholic stalker that disrupts the entire neighborhood and surrounding businesses for a lower rent. Bad all the way around. They also increased my rent from $575 to almost $900 in less than 2 years.

I was looking to rent a home they didnt have a ton of information on quite yet. Thats not really my issue. When talking with an agent she was snappy and sharp. I personally spoke with tayna. I wanted to do Adult Foster Care inside of the home, unfortunately its not allowed through this property management company which is completely fine! What wasnt fine was the short responses, she didnt attempt to ask if I wanted any information she might have on the home or if I wanted to leave a number so when she found out anything more about the home she could contact me with information.Honestly if youre looking for property management I would go with a company with a little better customer service. Its not that hard to be kind over the phone, and building good relationships with your tenants is a must when looking to rent out your home.

I rented an apartment from New Foundations in the summer of 2018 and it was probably the best experience I have ever had as a tenant. Shelly and Tanya were excellent to deal with, very fair and genuinely great people. The apartment was in great condition and if any maintenance issues arose they addressed it immediately and professionally. If you want an honest, fair, and considerate landlord then I highly recommend using New Foundations. If I move back to the area they would be my first choice without question.

Shelly will fight for you! I am a home owner within an organization. When some issues came up Shelly advocated like it was her own house! When legal stuff arose she put herself out there to help anyway she could. Her money handling is honest and proven in clear statements. She communicates professionally but also treats you as a friend. She has a healthy network of people to help with renovations or repairs, even legal. I would hire her again and already plan to if I ever plan for a tenant in my future. Also take into consideration we worked together from different states. Watch these people!!they will move you into a dirty house then charge you for the repairs when you leave.I got a job promotion so I had to move out with a week notice. Told them I was moving out in a week, they gave me a bogus cleaning agent to use so I cleaned the house myself for 4 day and still charged me 465.00 because I left some leaves in the backyard Its been a month and I havent got my deposit back. Cant even give them a address because Im homeless because they are holding 2500 depositAnd all the good reviews for them are empty fakes

I loathe renting from management companies. Most of the people that work in them are jaded and think everyone is beneath them. They dont seem to care about anything or anyone except for maintaining the status quo and collecting rents.I had a really great experience with New Foundations. It was just like dealing with the owner of the property. They are prompt to answer to repairs and other issues. They are kind and concerned with your experience. These people work for their money, which means they are not so out of touch with their renters that they are treated like serfs.I hope I get to rent from them again. We have been with New Foundations for 6+ years now. Im a single mom and they have been incredible to us. We started looking at a townhome but they showed us this duplex and it was a perfect fit. From day one, they have given us space to feel like this is our home. They show up annually to do a walk-through and to deliver a Christmas gift from the owner. Other than that, they dont harass us. If we need something fixed, we literally just have to ask. Richard is ready RIGHT THEN to get you on his schedule. We are comfortable with him in our home. Our dog loves him and hes a picky old dog. Yes, they were flexible to my daughters mental health dog. When we needed trash cans, we got them. When the fence needed repaired she asked. It took some years to get owner approval but now we have a brand new fence. THEN OUR PLACE SOLD. The perspective owner wanted to be secure that he would have great coverage for the tenants, us, that he was keeping through the sale. We are so blessed to be staying in our home and to be keeping New Foundations. I would have moved to stay under their umbrella. We are so blessed

When my father passed away we decided to rent his home. Never having a rental before we decided to use a property management company. I got on line and sent requests to be contacted to three property management companies. Shelly was the ONLY company to reply. We met, signed the agreement and very shortly she had our rental occupied. The first tenant was a bit problamatic, and Shelly was all over getting her out of the house. This took a total of one week start to finish. Within three weeks she had new renters in and they are still there one year later. Rent deposits are always on time! I would highly recommend Shelly (New Foundations Property Management) for your property management needs!

Im sure they will have some incredibly snarky comeback for this review, which by the way is incredibly unprofessional and inexcusable, but here goes anyways.I moved into one of their rentals in March of 2018. Housing was almost impossible to find and I had to get out of the horrible apartment I was in. Basically I was desperate. The place I rented from them was not in good shape. The floor was uneven, the carpets were awful and smelled like cat piss, the pantry had nails sticking out of it and was covered in stickers, they hadnt painted, the window sills were full of dead bugs, one of the windows was stuck open, the shower was filthy and horribly stained and the neighbors behind us had stairs that were literally rotting (UPS refused to deliver packages and the neighbors got sick of waiting so they fixed it themselves). Regardless of the issues, I was happy to be out of the apartment I had been in and I figured I would just clean and fix a few things myself. Fast forward about 6 months, my partner and I were having some issues. One night it got out of hand and the police had to be called. Things became violent. I called Tanya to let her know I needed to leave and get out of the lease to protect myself and my child. Rather than work with me, she threatened me with legal action, told me I needed to think about my priorities (seriously!!), and told me that it wasnt her problem. I offered to get her a copy of the police incident, but because I declined to press charges and there was no actual REPORT, she told me that she would not work with me and that I was liable for the rent for the next 6 months. I have never felt so disrespected and abused by a landlord. Then she flat out refused to even communicate with me. Thankfully I was able to work it out with my ex and she signed me off of the lease. I wont even go into the issues she had with them after i left.... lets just say Tanya continued to harass her and when they evicted her they tried to email her a 3 day notice (which is not legal) and then only gave her 2 days. But thats not really my story to tell. Im honestly shocked they have so many good reviews on here and Im inclined to think that most are fake....In response to their response.....YOU did NOT release me from my lease, my ex did. YOU threatened me with legal action. YOU refused to communicate with me. It is absolutely disgusting that you would somewhat poke fun at my fear of what would happen if I had stayed there. I was scared. I have a child that was scared. I am not responsible for what my EX left or did to the property. Why would you even bring that up? I had been moved out for almost 6 months before she left the property, and none of that was mine. So your pictures are irrelevant to my case and my review. Slander my name and I will take legal action. Everything in my review is true and accurate. I will be contacting the BBB with this review and the emails I have from you. Thanks for the snarky retort that isnt even about me. It just shows how truly unprofessional you are.

We rented from this company for a year, and both Debbie and Shelley were great. The entire process from moving in to moving out was handled professionally. I would rent from them again, and I would recommend them to anyone. The best property management weve rented from.02/25/2015 - After we moved out from the property we rented from New Foundations (my review above), we moved to a house in Ashland. Unfortunately, there were severe problems with a neighbor and ultimately the owner of that house, resulting in my family and I having to do an emergency move. Shelly returned my call and helped us get into a New Foundations rental ASAP. Just like the previous time we rented from New Foundations, our needs were taken care of promptly and the experience was great peace of mind. In handling deposits, Shelly is by far the most ethical and fair person Ive had the pleasure of dealing with.

I am sorry to say that i feel this company did not do their job. I paid for an application fee for my credit and background check, but was surprised to find that it was never done. I was denied for my credit and income, however how can this be, when my credit does not reflect their inquiry nor dos my employer have them calling for a reference?Its unfortunate to think there is still discrimination. I was threaten by Debbie, that she would make sure I could NEVER RENT A HOUSE AGAIN IN THIS VALLEY??? and feel this is a legit company.( I just wanted answers after a week had passed and no one would return my call and calls I made were sent to voice mail.) I will be contacting the attorney general, BBB, and Angies List. Please do your homework and be careful.Is this the reason why there are cameras and no trespassing signs on their office. Just a shady company. I was never even offered a refund nor given my information back as I requested numerous times.

So they didnt have a house for me. But that didnt stop them from helping me with every question I had about the area, suggesting neighborhoods, schools and other companies that could help! They were very friendly, and Im sorry we couldnt do business.I highly recommend giving them a call!

My experience with New Foundations has been absolutely wonderful! A few weeks back I had turned in an application to rent a house but was a little too late and someone else got into it before me but to my surprise New Foundations sent me a check in the mail and refunded my entire application fee. They are very honest. If they do not run a credit check on you then they DO NOT keep your application fee. I dont know why someone else left a review saying that but I can assure you they do not. Since then they have found me another apartment to rent! My overall experience with them has been very pleasant and Ive been recommending them to everyone! To M Strong:First of all sorry you feel that way/ there were other qualified applicants that applied for the same house. I did run your credit and sent you a copy to the address you put on your application. If that was not a real address for you, then nothing I could do. When running credit, I use another company which you signed of acknowledgement when you completed the application. You will not see it as New Foundations running your credit. As for cameras: Unfortunately when those as yourself get upset they didnt get a house they applied for, I keep surveillance/ dont know how one will conduct themselves. As for a refund? I ran your credit and provided you a copy, why would you be refunded?

We used NFPM to rent out our home for a two year period and we were very happy with the service that Shelly and her team provided. I have recommended NFPM to four people who were looking for a property manager for their properties and I would use them again if I were to rent out any properties we own in the future.

Called them to come out to fix our ac in our house and it was done in a timely manner. Have had some things need fixing thru out the last 3 years and the have always been on it. I Recommend to have NFPM to be you first place to rent a place from.

Shelly is amazing she is super nice and always on top of what needs to be fixed... I recommend you renting with NFPM as they are by far the best rental place in medford.

Her continuous hands on approach was so very much appreciated. She treated us, frankly, like family and we ALWAYS felt special and indeed almost spoiled by her kindness, and hands on competence. What a throwback she is to the years we recall when adherence to accountability was a mainstay. Not only is her own ethos extraordinary, but her team of committed associates is equally as astounding. Have no idea how her office gets everything done so timely and with minimal expenses when needed. Shelly managed our home from initial appointment until our home was eventually sold, all seemlessly managed. To say we recommend her and her team is obviously an understatement. So far I have been really pleased with New Foundations Property Management. The staff is great, and responds in a timely manner.

Shelly and Debbie are unprofessional business women.They have a huge lack of communication. They are so lazy they had us show the house for the new renters on our own time and print off the applications from our personal computer. After moving out they stole our money for things that were wrong with the house before we moved in.What ever you do dont believe a word that comes out of their mouth. They are liars!!! Make sure you have EVERYTHING in writing.They stole our money for personal use!!!

I worked with Neals NFPM team of realtors on Oahu to rent a property. After scheduling a house showing, one member of the team (who was supposed to tour the unit) didnt show up at all. I called another member of the team, and he showed up 45 minutes later. After arriving, he realized that the key was not in the lock box, and it took another half hour for him to secure the key from someone who was across town. To make up for more than an hour of our time wasted, he offered to check to see if our move-in date could be moved back so that we wouldnt be paying for our current lease while living in the new apartment. But the next day, Neal said that realtor had made an error in offering us this possibility and offered no other suggestion for compensation or compromise. He also complained that he was stressed, incredibly busy, and felt like a punching bag. Its my impression that the team is overworked and that this is impacting their communication and customer service.

We were not sure how it was going to turn out 2 years ago when we enlisted Shelly with New Foundations to manage our rental house in Medford but I have to say that she has been prompt to take care of any problems and has been the most attentive to the needs of both renters and owners down to the details. We have been happy with everything and would recommend her services to anyone new to Medford. I even asked her to view a house I was going to buy as another rental and she went to extra lengths to view and take pictures of the house for me since I lived out of state.
