Park Place is under new ownership and the new manager Lorin really seems to care about the residents and is steadily making improvements, Ive lived here since a couple months before she came and the improvements have been drastic. Im looking forward to seeing what the future holds with the new owner and with Lorin - Im sure its going to be impressive.

Since New management has been brought in, nothing but clear understanding of things. The new property manager Ms.Laura is a beast and very professional and make sure your super satisfied before moving in! I recommend 10/10!

I highly recommend Park Place Apartments!! Very Spacious & Great price. They also have the shuttle that takes you back and forth to campus. I thoroughly enjoyed my stay. Management & Maintenance are awesome, they always responded quickly to my requests!

My daughter lived here for 18 months and had a good experience. The staff were friendly, the rent reasonable, and no real issues. The apartments arent brand new, and little worn, but for college age apartments it was fine, clean/safe and they did respond to any maintenance concerns.

I thoroughly enjoyed my stay at Park Place this past year. The office team and maintenance staff are awesome. Sherrell is very professional and made living away from home a lot easier for me as this was my first apartment. There were some management concerns that I had before she took over management last year; however I could tell right away that she brought a ton of experience with her. I highly recommend Park Place.

I’m new to the Park Place community. I love the location, the large size of the apartments and the friendly rental and maintenance staff. For the price you cannot find a better community and apartment complex in mid-town Lynchburg. It is never a problem to find parking and my neighbors are friendly. The fitness facility is super convenient (although I am going to ask that they add free weights beside the three treadmills) and the club house for special events is amazing. I highly recommend Park Place for young professionals.

I absolutely loved my time at Park Place! I lived here with my best friend and we enjoyed the community so much! We made lifelong friends while grilling out and playing at the volleyball courts! As well, Sherell the manager is the best! She goes above and beyond to help residents and is always so kind and positive! She was an absolute ray of sunshine in the office! I would recommend this place to anyone! I was a Liberty Student when I lived here, and even though it is a little far from campus, I would choose the community and great price over location! Highly recommend!

So...heres my story. At the last minute last year, I was desperately looking for an apartment. I checked into Park Place, and decided to ignore the reviews about this place...mistake #1. They had rooms available and I was running out of options. So I go with Park Place.Because I needed to be on campus two weeks early, I asked if I could have an accommodation by moving in a few weeks early. They agreed and sent me the lease. I signed it without carefully checking the dates...mistake #2. They had placed my move in date 2 weeks later. I realize this only too late and figured they had just made a mistake. Nope. The manager denies ever saying anything of the sort and tells me to look into hotels....for two weeks (mind you, its a week away from when I have to be down in Lynchburg). It took three more phone calls with the manager, a call to her boss, and the threat of a lawsuit to finally get them to bump up the move-in day by a week and a half.I wish that was the end of the story. The apartment was filthy when I got there...black mold in the shower, mildew in the grout, and peeling linoleum everywhere. The kitchen was falling apart. Potheads in the floor below us stunk up our apartment for nearly 6 months before management did anything, and two more months before they got evicted. The manager even stole my mail at one point.Heres another tricky thing to watch out for if you decide to risk it...the lease has a clause that says no oral agreements are binding. If you try to communicate through email (to get documentation), the manager wont email you back. Instead shell call you. That way, shes not bound to do anything.When I was trying to leave and set up an inspection, the manager refused to communicate with me. Im trying to leave, but she wont set up an appointment to leave. Also, they make you sign a document that says youll continue to pay rent over summer if you leave...dont sign it. Literally its an unenforceable contract. If youre not getting anything in return (aka a roof over your head), you dont have to pay rent.Oh, and just when I though I was done with them, they refused to give my deposit back. It took them six months, a dozen phone calls, and pulling the Im going to call a lawyer card to get the deposit back.Dont stay here. I know its one of the cheapest places around, but its not worth it.

This is an awesome place to live. Quiet area, professional staff, very clean apartment, good parking lot, and close to any store you need. 10/10.

They don’t respond to emails. Multiple noise complaints sent to email about people below and nothing was ever done because there was no “evidence” so we sent a video of loud music to them from the floor below us at 3:30 am and no response. They don’t evict if they can avoid it because they get money off of that person. But if they are smoking they will definitely evict you because that affects them as they have to pay to get the smell removed. Also, they don’t have the fancy community office space the pictures have. They also scam people all the time. Don’t go here. There are drug addicts, party kids, and other people that don’t respect your space here. Also, there was stuff moved around when you got home and realized the “maintenance” guy came in to do a check up

I have lived here for almost 2years now & I haven’t had any problems. So if you are looking for an apartment Look no further Park Place Apartments have great affordable, spacious and furnished apartments suitable for all your needs. With our local Walmart 10minutes away from our complex.

Please dont be deceived by the pictures on the website. They used to have coffee for the residents and they took it away. All you are here is a $ sign thats it. They dont care about you, all the care about is your money. Beware of Langley properties in Lynchburg, they really dont care and will let you know they dont after you sign that lease.If I could give this place a 0 star i would. The buildings are very old and your electricity bill is unbelievably high for an apartment. Everything breaks!!! I could go on and on. Just do better than I did.

I’ve lived here for a year now and I can honestly say that this is a great place to live. Sherrell and Neisy have gone above and beyond to ensure suitable and comfortable living arrangements for their tenants.

Living at Park place apartments has been a nightmare. Gun shots in the middle of the night, when asked management about safety and security she replied we cannot guarantee safety and security anywhere on the apartment grounds. Also, upon moving in had several issues that took forever to repair, going back and forth with management. Also been living here for 6 months and have had major issues with AC unit to which management has never repaired, when asked management to replace AC unit they stated unit was working fine with an indoor temp averaging 75 degrees and thermostat set on 69/70. Do yourself a favor, do not move to park place apartments, there was nothing positive about renting there. Management is impossible to work with.

I love the location of the apartments. The pricing is good and they are great at responding to work orders, if you have them. The office is very willing to help with any concerns.

Horrible. Worst management of any apartment complex I’ve ever rented at. Do not rent here!! Worn out carpet, management couldn’t guarantee our safety on the premises. Multiple nights of people screaming and yelling in the middle of the night. Absolute nightmare. Tried going to upper management to resolve issues and she was no help at all!! Technicians in our apartment more than we were trying to fix broken appliances etc. terrible. Do yourself a favor and don’t move here!

I watched them screw over multiple roommates I had over a years time. Evicting them over petty things, even lying to them about having me give a statement against them just to trick them into leaving and making them still pay for the rooms while they had other people move in and living there long after. After watching this I just waited to see how they were gonna try to screw me. Mine turn came when it was time to move out. Let me start by saying these apartments are disgusting. I spent many days and nights cleaning up the mess left there by previous people. Hell the day I moved in the carpets in my room still had bugs, earrings, and trash left in them. When I went to leave I cleaned up after myself. However I didnt empty the freezer because I had let them know for the two weeks before I left that I needed the entire fridge fixed since it went out while I was gone. Causing all of mine and my roommates food to spoil. I cleaned out the fridge but it was rancid and disgusting. They only responded to one email and not a single phone call in those two weeks. I left, turned in my keys and let them know it still wasnt fixed when I moved out. Now two months later they want the fridge replaced... This place and these managers are all about making the extra dollar to screw someone over. Do not rent from here! There are plenty of new high end places in town you can get for the same price and not have to worry about crooks brothering you.

Pros- Good size rooms for a more than fair price, efficient heating and cooling, full kitchen. Wonderful caring staff. Ms. Neisy is awesome!Cons- Limited hot water, no basketball court.

Ive found my experience with Park Place to be surprisingly wonderful. The current manager Caitlin and my repairman Matt have both done an excellent job. Yes Park Place apartments are older apartments; however, thats why the prices are cheaper. (Duh). Personally I like the apartment complex size and although the apartments are older, the staff does a really great job upkeeping them. Almost all of my repair requests have been fixed the next day. Furthermore the included furniture is high quality and have had no issues with any of the pieces. I also really like the environment considering the location of the apartment complex. Park Place is located right on the edge of Lynchburg, so some other nearby apartments can be sketchy, but Park Place prevents this by making sure all areas are well lit and most importantly that all residents are students. This helps make the residents be much more upstanding. I feel very comfortable living there. Pretty bummed I cant live here this fall because Im graduating but I really enjoyed my time at Park Place!

WORST EXPERIENCE, THEY TRICK YOU TO BELIEVE THINGS WILL BE FIXED, AND THEN YOU MOVE IN NOTHING GETS FIXED. AND THEN WHEN YOU FINALLY DECIDE TO MOVE OUT THEY CHARGE YOU FOR THINGS THEY NEVER FIXED, AND TELL YOU, YOU SHOULD HAVE INSISTED ON GETTING THEIR MISTAKES FIXED. MY BEST ADVICE IS NOT TO LIVE THERE. PLEASE THERE ARE DECENT PLACES YOU CAN LIVE. AND PLEASE MAKE SURE THE PLACE IS VERY NEAT AND CLEANED BEFORE YOU MOVE IN. IF THE CARPET IS DIRTY BEFORE YOU MOVE GET WRITTEN DOCUMENTS TO PROVE IT WILL BE WORKED ON IF NOT DONT. AS WELL AS ANY BROKEN APPLIANCE

For the price you pay, its really great. Yes, it has some issues, but I have never had any real problems beyond minor annoyances. I would recommend Park Place to anyone who is on a budget.

A friend dragged me to an event that LU hosted here. there was free food and a bunch of people played volleyball. Loved the community and want to get a place here next year because its cheap and we wont have to buy furniture.

If you want a cheap run down apartment complex this is the place. Some of the apartments have a washer and dryer and youre lucky if you get ones of these but if you dont you get to use the on site laundry mat which is terrible. They are extremely dirty and be prepared to dry your clothes several times because the dryers dont have enough heat to dry everything it needs too. I have been here for a year now and if you arent on the very top floor be ready to hear every single thing that goes on above you and if you talk to management about it they wont be able to do anything about it so sleepless nights are in your future at Park Place. The best part is how you pay your rent and electric bill. They charge you 15 dollars extra to pay your rent with a credit card and if you pay your electric bill with a credit card they charge you 7 dollars extra. Best of luck

As if the decrepit state of the apartments werent enough, the office staff is incompetent and ridiculous. Their policies are predatory to students trying to live there. The rent is too high, because honestly, paying any amount to live here and deal with the bull is unreasonable.

Very overpriced for the run down rooms and location. Not at all worth the price they ask. These people of ignore maintenance request or do a lousy job of fixing them. Sinks spew milky colored water.... as well as the heater most of the time doesnt work and the hot water runs out in like a minute. They also have a history of moving your personal belongings around.

I gave it two stars in the past, but now officially I think they do not deserve any stars at all. They use Simple Bills. Be aware that if you move out of park place even if you pay off the remaining balance on your lease, still you are responsible for paying electricity until the end of lease. Moved out on may 12 and paid off my lease, and still they hold me accountable for the remaining of the electricity until july 31st even though I was not living there anymore and I had paid off the remaining balance on my lease .If you are able to cope with walls and floors that have very poor insulation noise then you will not have to worry about living in any of the apartments at Park Place.In my case I often stayed up the whole night because the neighbor living in the floor above decided that the night was the day and viceversa( pretty much walking,jumping, etc in his/her room all throughout the night) which felt like it was inside my room ending in a total disruption of my sleeping cycle.Buildings are old and so are heating systems i.e your electric bill will increase immensely during winter and still your room wont feel like is warm enough. Kitchen cabinets are not big enough to share in a room occupied by three tenants. The only reason why Im giving it a FAIR rate is because of the price ( cheap)due to the individual room lease, clean area(no bugs), and decent maintenance to green areas.Langley apartments are not the friendliest when it comes to rules, policies and regulations which is always to their advantage ( they will always win) keep in mind you will be signing an inconsistent lease agreement .

My apt. was broken into multiple times...when i brought it up to the rental manager she made it seem as if it was someone with a personal vendetta against myself. But when I talked to co-workers who had formerly lived there, they too relayed stories of being broken in to ot knowing others who had been broken in to. No assigned parking spaces provided me ample exercise being that I worked 2nd shift. Last straw was when someone broke in as me and my 1 yr. old slept.

Honestly park place deserves -5 stars for how awful this establishment is. I looked at the reviews and dismissed them since I thought park place was reasonably priced back before they upped the prices on the rooms(DONT BE LIKE ME AND RUN FAR AWAY FROM THIS APT COMPLEX) I have had so many issues with this apartment complex with all of the different management. They are not helpful in any way shape or form. Dont bother coming here, especially since they upped their prices in rent..You can go some where else for a better price with better management and living style. As soon as my lease is up I am moving to a different complex and I will be cautioning everyone to stay away from here. I have heard more bad reviews than good (like a 10:1 ratio) my room mate has encountered numerous of issues, my cousin has encountered many issues in the past and my fiancé has encountered plenty of issues along with many of my friends who live at the apartment complex. The management needs to start living up to their word along with actually doing what they say they will do. also, the office loves to tell you oh you wont have to pay this much, but then goes back on what they say and you get charged even more (whether it be rent, a charge on the account or whatever). I caution whoever comes to look at these apartments. I cannot wait for this July so I can move somewhere else. Dont even bother looking at park place. There so are many better apartment complexs in the Lynchburg area.God bless and STAY AWAY FROM PARK PLACE!!!

Dont sign a lease unless you are 100% sure. They will NOT let you out for any reason and you will be stuck paying the entire amount. Very uncooperative and showing no compassion.

DONT MOVE HERE !!!! Worst place to live ever. Dirty, stuff not working, wont let you cancel lease even if you die 💀, evicts you if you cant go back to school for whatever reason, landlord sucks & breaks the lease DAILY & there is no freedom landlord and other come into room unnoticed 🙅🏼👎🏼
