Great new management! Very responsive and helpful. It’s a very clean environment with a large open floor plan. Lived there for two years.
For how excessively expensive these apartments are, its impressive how terrible they are. The building is terribly designed, so it is difficult and annoying to get into for someone who actually lives there, not to mention any visitors, or deliver a people, as there are only two doors, one of which is typically blocked by construction or just malfunctioning for various reasons.There is no on-site management, which means work orders and maintenance take forever. For a building this young, it is insane how much water damage it has- the hallway leading up to my door floods every time it rains(1-3 inches of standing water), as does my balcony, and the drywall in the corners or my is clearly getting destroyed by water as well. They sell you on the initial clean appearance, and the proximity to campus is nice, but all things considered I would have preferred any of the houses for rent on the same street, or just go to the Here apartments if you really need tile floors and granite counter tops.
Terrible landlords. Dont expect work orders to be put in let alone attended to. Landlords do their job when it suits them only, are rude and unhelpful and go out of their way to bother tenants. I moved in to VH apartments in July 2016, my disposal wasnt working. Since then I have put in and continue to put in requests to fix this and other minor requests like new light bulbs or parking issues. All of which continue to be ignored and I assume laughed at. You might as well not exist to the landlords of this place unless you have some kind of personal connection with them/ownership. I payed all repairs out of my own pocket. New staff required.
I lived here during the 2016-2017 Academic year; therefore, it is possible these standards have changed. The property itself is maintained at a high standard. There are cleaning crews that come daily (save the weekends) to clean the common areas (hallways, elevators, etc). The apartments are the largest and most updated in Lawrence (circa KU area), generally. Each room has a more than large full bath attached and a half bath for guests. Additionally, each room has a nice balcony. Garage parking is included, minimum 2 spaces per apartment. The only reason I only give this property 3 stars is due to their management. There use to be on-site management; however, that has been moved to the Tuckaway Apartments location. Due to this, management has been able to ignore or delay any sort of maintenance requests or otherwise. Sometimes when you need things to be done, you need to talk to people in person; however, that is impossible here unless you drive all the way to the other office. I can not speak on emergency maintenance issues, because I never had to use it. The number one thing to look out for: make copies of your lease, move-in apartment repair and maintenance sheet, and move-out apartment repair and maintenance sheet. Also, make sure to schedule a in-person inspection during move-out. The management firm is ruthless and will charge extremely inflated prices even when the service (i.e.:cleaning/painting/etc). is not necessary. It is a typical case of Lawrence property management taking advantage of college kids who do not know better. I lost 600 dollars out of my deposit for cleaning/painting, when I had my apartment professionally cleaned prior to the inspection, and with no signs of excessive wear on the paint. I still definitely recommend this property over HERE Kansas across the street.
Landlords are awful, never willing to help in any situation. Dont expect a response to a service request, email, or phone call. You will have to go directly to the office to get any help, even then its hard. Desperately need new management.
