I’ve lived here for three years, but their employees are very irresponsible. I renewed my lease for an additional year and they promised a $200 reward and free carpet cleaning. And as you can see from the email, their employee said both will be offered in June. I received the free carpet cleaning at the end of June, but so far I have not received the $200 reward. I went to their front desk today and they said that the $200 reward was offered in March and has now expired. I did not receive any alert and it is clear from the email that the date of the email is March 6, while the employee gave the date as June. The team did not give any explanation for this. If you are considering whether to sign a contract with The Nest, I would never recommend it. Their environment and facilities are nice but the staff and management team are really bad and irresponsible.

These people do not care about there residents. They are disrespectful. My daughter in law was told she can not have her son to visit and they were going to charge her for her son. On top of that she now was told she can’t live there and has to sublease her apartment. And she already signed a lease. How can they do this. And they took a redecorating fee in June how can they take her money? Rude people. My son and her are wanting to move in together they won’t compromise with them will not work with them. Wrong wrong. These people need to shut down. Sorry but this not normal.

I lived at the Nest for 2 years. The amenities are great and the maintenance team in phenomenal. But these pros are greatly outweighed by the poor construction of the units and unprofessional management. To start, the heating and cooling systems in the units are horrible. I lived in a 3 story townhouse and the top floor was always at least 10 degrees warmer than the bottom floor making it impossible to be comfortable in the summer and winter. We also had a lot of rain one week, and the entire 1st floor flooded because water seeped in from the carpets. The Nests solution was to relocate the occupants on that floor and install seven industrial sized fans for a week to dry the carpets. Obviously, this significantly increased our utility bill (over $300 total!). I contacted the Nest before the final bill was even released expressing my concerns over the flooding and they assured me that if the bill was significantly higher than expected, they would apply credit to the bill. Well, it has been almost a month since Ive moved out and weve seen no sort of reimbursement. This was one of several occasions where the management team deliberately lied to me. They will also charge you a $275 redecoration fee prior to move in thats supposed to cover some cleaning and repainting of the units, but when I moved into my unit, it clearly hadnt been cleaned or repainted, which I clearly documented. Then when I moved out, they had the audacity to charge us again for additional cleaning fees for leaving lint in the laundry machines and crumbs in the oven (see pictures). And when I say additional fees, I mean $200 for a clean job that should have taken less than 5 minutes. When I contacted the front desk, not even they could justify these exorbitant prices, but claimed that the pricing was set by the vendors they employed. So in summary, I would never recommend living at the nest, but if you decide to do so, expect to have your wallet emptied by the Nests predatory management practices.Edit in Response to the Nest: Im really glad the Nest took the time to respond to my review. It gives me the opportunity to point out two lies they used as an attempt to shift blame onto the tenant. Firstly, in their response they claim that despite not documenting items as dirty in my move-in inspection, they offered to absorb some of the costs of the cleaning fees. While it is true that they offered to cover half the costs, that was only after I pointed out that the move-in inspection sheet did not cover items in the kitchen or our individual bedrooms. Therefore, we had no opportunity to report several dirty items. I would hardly call that a courtesy, but rather an attempt to save face after a mistake on their part. In addition, when I spoke the Assistant General Manager over the phone about this issue, she was just as condescending and accusatory as she was in their response to my review just now. As for the utility bills, they keep claiming that the bill was higher than expected because the final billing statement included three extra weeks of estimated charges. But that clearly isnt the case here. The two months prior to the final bill I paid around $42 in utility charges. The final bill consisted of two parts: the already calculated costs from June 9th - July 9th and the estimated costs from July 10th to the end of my lease (July 30th). Not even considering the estimated portion, my bill was nearly $100! More than double what I was expecting to pay. This is because from June 30th - July 5th, the maintenance team installed several large fans running 24/7 in our basement to counteract the flooding. Even after pointing this out to the Nest, they still claim the bill was only higher due to the addition of the estimated portion and said they would only consider offering a credit if the final bill (which should have already been released) shows significantly increased charges. Also, they didn’t even respond to the mention of the Redecoration Fee because they have no excuse for charging that much and still giving tenants scratched up and dirty units.

Every time I call, the person that answers tells me I have to email all my concerns and questions to a supervisor. No on calls me back and no one can handle it quickly. They wanted to charge my child $90 in damages when she left. They took pictures and it wasnt even her room. Very hard to deal with them.

Having my own experience with the apartment complex I do not think it’s worth the money that they are asking to stay at their apartments. There’s nothing special about the apartment other than it’s decently spacious area and the granite countertop. It’s like any other college apartment complex but more expensive. I will say they have nice amenities at the apartment complex but good luck getting to use them. You can hear the neighbors walking up their stairs because the walls are so thin. You can tell this apartment complex was quickly built.

Time and time again I have been very disappointed with the staff of this complex. They do not listen to the requests of the paying residents and are extremely unhelpful. Do not waste your money and sign at Proxi or literally anywhere else. We are paying full rent and getting none of the amentities that WE PAID FOR that other apartment complexes are getting. Extremely disappointing.

The maintenance is quick and the amenities are super nice. Just wish when I moved in, the house was actually cleaned well. Seemed like the counters werent wiped down and there was stuff still in the cupboards such as grass clippings. Its a nice little community and close to the groceries. If you dont mind being farther away from campus, I like this place because you dont have to worry about people making so much noise around you like in an actual apartment complex.

There are so many cool amenities available! I love the clubhouse and pool area, as well as the gym. Everyone on the staff is super nice and helpful, and super welcoming whenever you come into the office. Overall, I’ve really enjoyed living here so far and have had a great experience!@samanthathii

I signed onto a lease July of 2020, and unfortunately did not have a good experience to begin with, as I was matched with roommates who were not honest when it came to the roommate matching questionnaire, and were rather really mean, cruel girls. I would reassure you to ONLY room with people you know, or do not have roommates, as I wish I wouldn’t have roomed with anyone to begin with.I was transferred to a new unit by myself, and I could not love it more. I have only been in this unit for about a week, but the condition of this unit is actually better than the last and I have no roommates! I did not have the best experience with the leasing office to begin with, but within this conflict I was more than pleased with how they reacted, in aiding me & helping me with anything I needed given the unexpected move. No one wants to come home to an unsafe living situation, and they were there to keep me safe within the last 24 hours of living there.I have had really bad experiences with corporate regarding my age, as most corporate companies will silence you as a young individual, because their empire is so massive, a 19 year old being mistreated, can easily be slipped under the rug without anyone knowing. Not to mention much more appealing to their reputation, as no one would know.With The Nest, they listened, and more so gave me a voice in what had been going on, documentation, etc. I could have had to live in the unsafe environment for the rest of my lease, or furthermore in the backseat of my car given how bad the circumstances were, but because they listened and because I documented - I was transferred to a new unit less than 24 hours later.I would recommend The Nest, simply because they will treat you like a human, and less like a minion paying money to their corporate company. The amenities are really nice, the study area, printing, gym, pool, hot tub, events, etc. I would 100% recommend living here, as I have not found better in Lawrence - but I would simply just not recommend roommates. Saving money is essential, but I would urge you to think about the fact you could be paired with people who are not honest individuals, and are mean people despite who you are. I would 100% recommend knowing your roommates as I have mentioned, or do not have roommates. I also want to say - the transportation of the buses to campus is also very nice, and the bus drivers are so personable to talk to. Overall, my experience wasn’t good to begin with, but now it is the best. ALWAYS document everything as it occurs, because otherwise it is he said/she said, and no longer documentation.

I have lived at a couple different apartments in Lawrence and The Nest is by far the quickest to respond to and complete any maintenance requests I have. I appreciate how they have handled Covid because they have kept the amenity spaces clean and have found creative ways to show resident appreciation through socially distanced events and goodies dropped off at our door. I also really like the fact that they have courtesy officers that are always on the property for our safety. I know it is on the pricier side for housing in Lawrence, but with all the utilities included and amenities it has to offer The Nest is a great choice.

The best student housing in Lawrence. The amenities and clubhouse area are great features. Study lounges, fitness centers, and an amazing pool are just some of them. Their website is just a small glimpse into this fantastic community. Each apartment is finished with great detail and far better quality than other student housing communities in the area. The shuttle service for students is a convenient feature to have on property. Staff has been wonderful and very attentive to their residents concerns and requests.

The facilities are nice, but I did not get to utilize them at all. The grill doesn’t work, and the pool is always closed. The police are out here so frequently that I thought I was always in an episode of Live PD. The rent increased to way more than it should and they are not up for negotiations. Could’ve been so much better.

EDIT: Im keeping it at 5 stars because I have had no big problems since moving in. If you can afford it, I recommend The Nest! I just recently renewed my lease at a reduced price.Overall, The Nest is a good place to live. The amenities that I have used (the pool, mailboxes, and the business center) have all worked perfectly. My roommate and I were lucky to move into an apartment that was brand new, so everything has been working out well. The only problems weve had were, one, our place was still quite dusty from construction even though they charged a redecoration/cleaning fee; two, things like the paint job and cabinet installation look rushed; and three, the front door doesnt seal. The maintenance team was quick to put a weather strip on it, but its still not sealed.All in all, The Nest is a bit pricey, but the wide range of amenities and the updated, spacious, and consistent living conditions make it worth it to me.

Wasn’t able to even use the amenities before and during the pandemic. Cant even grill in my backyard when the Nest grill doesnt even work. Although the apartments are nice the walls are very thin and its not safe when the police are here every other night. Cant get out of a lease no matter the situation and due to everything above and a large rent increase I didn’t resign.

Admittedly the apartment I stayed at were nicer than others, but only because it was brand new when I moved in, so who knows what it will be like after few years of used. Besides that, I would honestly stay away from this place. I have had my fair share of the management here, I can say it is terrible and for good reasons. They are not flexible at all, and all they really care about is milking as much money as possible out of every tenant. When dealing with management here, you are not communicating with another human being. Thats not inherently the GMs fault either if the corporate policies in which they hide behind arent so predatory. Leasing policies? Extremely predatory and anti-consumer. Just read the other reviews about how they tie you to a pole. General manager? More like faceless corporate puppet as they have zero power and decision making ability. The general manager is very disposable too which is telling of the kind of business they run. Life happens and they are not considerate of their tenant whatsoever. You can get hit by a bus for all they care, but as long as you continue to pay them money, its all fine and dandy. Just look at the way they handle things when COVID happened. Again, all they care about is money, not a good leaser lessee relationship. So keep that in mind as you look to sign with this place.

In some ways, I have enjoyed living at the nest. The complex is nice as are the amenities. However, management has not been accommodating in terms of breaking the lease and hardships due to Covid. They would not let me out of my lease even with the concerns I had expressed to them about how I had been affected by everything happening. Their only solution was to find someone to take over my lease and still make me pay $250 to transfer it if I found someone (nobody is looking for a new place to live during a pandemic). I would also like to mention that I found someone to sublease for the summer and then the nest came in with highly discounted rent if they went through them instead. So I lost that person who was going to take my lease, unbelievably ridiculous. I called regarding assistance with the electric bill, as my roommates are living there this summer but I am not and still have to pay for the electricity they are using. Their solution to this is to take it up with my roommates and ask them to pay me for it (which I dont feel comfortable doing as I am not close with my roommates). I really wish I didnt have to leave a review like this, because I did like living here during the school year. But I would definitely not want to live at a place like this that has absolutely no compassion for their residents in times of need.

Despite a lot of bitter residents due to very little reasonings that they have most likely brought upon themselves, THIS PROPERTY HAS BEEN AMAZING! I love the convenience of being able to cancel my gym membership, and being right by Walmart and some of my favorite stores! If you dont have a car this is the place to go! Also, the club house is 24/7?!?!?!?!?!?! WHAT!!!! That is unheard of!!!! To Top it all off I live within 100 feet of two officers on the property, which makes me feel so much better living alone. I essentially chose this property because my very young sisters will be staying with me over the summer a lot and I feel this is a safe place to leave them while I am at work! LOVE THIS PLACE!!! :)

There facilities are a little above average but we could not use the pool, basketball court or grill before COVID. There hours do not fit anyone’s schedule. There are also cops always around because of the activities going on there. When it comes to trying to negotiate about a lease there is no negotiating they have there prices and they won’t go back on it. Also the longer I was there the more they went up on rent and they didn’t even have a reason for it.

Pros: Maintenence is quick, the apartments are nice (physically) and the amenities are convenient (when they’re working).Cons: It is loud! The walls are thin. The community is loud at all hours of the night. The Nest does very little, if anything, to address these concerns. The Nest advertises that they have security for late-night issues, but they do not. Often times, Jillian has informed me to call the cops instead.With that being said, cops are no strangers to the Nest. In my year of living here, there have been shootings and break-ins - I do not believe the people doing these, however, are your typical tenant here.Note: I’ve left a review before but it seems someone has deleted it. I will continue to inform others of my concerns with The Nest, not to scare anyone away, but ensure others who pay $1,250 a month living here know that you will be faced with these concerns.

Today, I woke up to find that the internet was out property-wide. It is now nearly 12 hours later, and everyone at The Nest is still without internet - not just our unit. This has happened at least once every other week since we moved in. Granted, every other time had been fixed within 6 hours, which is still ridiculous given nearly everyone living at The Nest relies on a stable internet connection to attend online classes.When I agreed to pay such high rent, I expected not to be constantly inconvenienced by issues like this.Overall, though, there isnt much else to complain about aside from the out-of-service amenities, such as the basketball court, which was closed due to damages over a month ago, yet appears perfectly fine from the outside. The internet outages are currently pushing me away from re-signing.

The staff here is super helpful and really easy to talk to. The apartments are SUPER nice and very clean. I would highly suggest these apartments to anyone looking for a fun atmosphere with great amenities. Its further from KUs campus, but they shuttle buses that drive you directly to campus so its super convenient! And since there are multiple shuttles, you never have to wait for one! Couldnt be happier with The Nest!

I absolutely love the houses the more I live here the more i love the space. The only complaint is I signed early and after I did they sent me a questionnaire asking what they could do to make it better for us. We said lower the rent and surprisingly they did, but not for us but anyone who signs after us. This was a major letdown. overall the quality is amazing but the incentives make me want to wait till the bitter end to see if I can get better deals from them.

I have only lived in this apartment for two weeks and I’ve had a plethora of issues since move in and even before move in. First, when I toured, they had told me that I could do early move in on August 1st. Then when I was about a week away from moving in, my roommate and I were told that we weren’t allowed to move in until August 18th which conflicted with our schedules. They always deny any previous statements they said when we signed until I showed them in writing what they had promised us. Safe to say they do not care about their residents one bit. They did not make any effort to work with us or make any compromises for all the trouble and hassle they caused us even before move in. When we reached out for questions, the response time from the manager was outrageous. The townhome we had originally signed to live in wasn’t even ready at move-in, so my roommate and I finally got switched into a unit that was open. When we got there, the place was so filthy. They had told us it was cleaned upon entering, but clearly wasn’t. A thick film of dirt covered the carpet in the rooms and the stairs. The sink had old food remaining from the previous people. Nothing was clean. We couldn’t even open the back door because it was stuck. The locks on doors hardly work. The doors do not close properly. The stairs are detaching from the wall... dangerous! The kitchen drawers are already falling apart. The quality of the units are awful. Not worth the money. There were bugs hanging out in the pantry and cobwebs all throughout the house. This bug issue still remains. Maintenance refuses to help with the bug issue and we have sent in multiple requests. They are very passive and do not want what is best for their residents. I can tell that they just do the bare minimum to keep the place ‘good enough,’ when in reality there are an endless list of issues. The place is cheap, the customer service is the worst, and the amenities so far have not been near as good as what they make you believe they are. I have been lied to multiple times by multiple employees, which is very misleading and unprofessional. This company is fake and do not value their customers one bit. I do not recommendliving here.Edit: The gym is probably their best amenity that can be used. Maintenance is also quick to come, but it stinks because with houses as new as these, we shouldn’t have as many problems as we do.Also, they told me before move in my electric bill would only range between $20-$40, leaning more towards $25, and my bill has been atleast 40-100 dollars every month. This is per person in my household. All of my roommates and I were gone for most of last month and that was our highest bill even though we didn’t use it and the heat was down. This place is built very poorly as well, the upstairs is a solid 10 degrees warmer than the downstairs so you constantly have to change the thermostat. It also racks up the price of AC/heat because the place doesn’t hold in heat well at all.

I really wanted to like living here. The amenities seemed nice, and when I compared the monthly pricing to KU Student Housing I justified it to myself. But there were problems from day one - quickly built apartments arent exactly the luxury you think youre signing up for, especially when there are huge gouges and nicks on the walls and floorboards when you move in.The shuttle was alright, mostly on time, but around February/March it seemed like it was showing up a lot less frequently and I had to pay for single day, on campus parking at least a dozen times because I wouldve been late otherwise. Its silly that despite being a 10-15 minute drive from campus the shuttle takes a solid 25+ to get to Jayhawk Boulevard. Youre honestly better off getting a parking pass.Maintenance worked quickly and efficiently in my experience - Ill give them that! and the front desk employees were kind, if sometimes clueless. Also note, package delivery got really weird during Covid and my Amazon deliveries were always given to the wrong unit (not the Nests fault at all, by the way - just a precaution)Parking is fine, mail is fine, internet is okay (when it works), AC/heating/electricity is wild because of the cheap construction of the units. Downstairs will be a DISTINCT 10 degrees colder than upstairs. Trust me, you dont want that in the summer. Or in the winter when its snowing!I think I would be a lot more fond of living here if it wasnt so expensive. This seems honestly on par with KU Housing quality of life, especially since the amenities are just things you can get on campus too .... If it was $1000 a month for my whole unit? You know I would do that. But Im not going to get roped into paying $750 a month for JUST MYSELF, plus utilities and everything, again. You shouldnt either.Finally, just consider that a lot of the reviews on here are from BEFORE the Nest even had its construction completed. Some of those profiles giving 5 star reviews OMG THE AMENITIES ARE AMAZING AAAAA arent even real accounts. Not trying to accuse the Nest of buying 5 star reviews, but tenants should be aware that many places in Lawrence use such tactics.TL;DR - Too overpriced for what youre getting. Individual employees are wonderful, but management as a whole is sketchier. Cheap construction at the price of luxury living.EDIT: Youll see the Nests reply below. Its completely incorrect. They never tried to call me or my mom (my guarantor on the lease) These people are just lying to try to save face.

The Nest is a very welcoming and relaxed environment. I would highly recommend to anyone looking for something fun and unique to look no further. The staff is incredible and extremely helpful. It is an obvious choice to me. This new housing development is just what Lawrence needed. I have had nothing but a positive experience with everything involving The Nest and hope they continue doing exactly what theyre doing.

These guys hired me to supposedly hang advertisement for their apartments as door hangers on dorm rooms, then when I actually got there, asked me to go to opposing apartment complexes instead. This was totally illegal and even though they knew it, all they cared about was how many flyers I had hung BEFORE a police report was filed by one of the opposing complexes Id been sent to (thankfully, none, in my case). The office staff was great - helpful, concerned, and kind. But I wouldnt trust the management in the slightest.

Customer service could improve. Lease agreements are ridiculous. There’s no way out of a lease unless you find someone to take over, or pay the full year of rent. They are not considerate of changes in your life. If you are going to a different school in a different state, but renewed your new lease 8 months ago, you’re still stuck with the new lease for an additional year unless YOU find someone to take over the lease.

There is only one word to describe this property, Litty!! If you desire luxurious living at an affordable rate, the Nest is for you! Those high-end finishes and resort-style amenities would definitely make it hard for one to leave home! Most impressive was how accommodating and professional the staff was!! DO NOT RENT HERE. This place tricked my friend and I into signing a much more expensive lease than what they said. When they told us the apartment price, they did not specify that price was PER PERSON. The price they told us was similar to other places we had looked so we didnt think anything of it. When we realized they were going to charge us double, we immediately called them and told them we couldnt afford that! They just said too bad. We even got a lawyer but they have just been ignoring him. Now its to the point where we either have to pay or take a major hit to our credit.

Personally, I think the best place to live in Lawrence as an student. There are great amenities such as the gym, pool table, study rooms, sand volleyball and basketball courts, hot tube and many others that are awesome amenities as well. Besides that the shuttles taking you from The Nest to KU everyday between 7 am and 6 pm (ish) are a huge pro. Shuttles used to do a night routine too that took you to the bars and back, which I suppose will return when COVID-19 is less of a problem. The staff is nice and willing to help you out in whatever you need. There are monthly events with free food too, which is always a nice thing. Maintenance team is incredibly fast to help, that is one of my favorite things. It can be more expensive than other living complex in Lawrence but for me it is the best one in the area, totally recommended!
