The complex is really nice. There wasnt any units available when we went to go tour, but they also have other properties around the city that are just as nice. Victoria was the one that helped me and she was so friendly and kind! :)
When I first moved in everything seem pretty great, everyone was super helpful, friendly and easy to get started. I wasn’t able to see my unit until the day of move-in, I saw it was not what was expected from looking at the model unit. SUMMERTIME* Energy bill would be in the high 300’s monthly and when I asked maintenance to come look at it multiple times they told me it was because I was in an apartment directly facing the sun so it’s a normal thing that my unit was so hot (The lowest my AC unit would go l was 87°). I found out by hiring someone outside of the apartment complex that my AC unit needed a new Compressor and when I informed The front office nothing was fixed or could be done. You would thing paying 2k month month I could have a working AC. Great location though and friendly staff.
Great location, and beautiful units! Plus the people that live in the complex are also really sweet. Its like a little family, and everyone treats you as such.
Im so excited to call Madera my new home!!! If youre looking for an upgraded place on one of the best sides of town, you should consider Madera!

I recently moved in, and I love my new apartment. This is the best area in town, and the team is great. Although Im a little disappointed that the pool is closed, I still love living here. I hope they can get the main pool back up and running very soon.
Just got my new place here finally. Madera is perfect; I recommend for anyone looking to relocate to Summerlin to go here first! Taiya at the front office made my apartment tour experience smooth & painless. Other than the remodeled pool area being worked on I believe this place is the right fit.
The employees that work on this apartment are the worst. Toya and Victoria are very unprofessional, I really felt harassed by these employees. The management is charging me late fee saying I made late payment, I understand late fees is part of contract. What I did not like is I know I made payment on time, the Manager who took my payment did not mention I was late. Then 13 days later I received email that I have late fees. These two employees are quick to tell me that I can get evicted if I dont settle my balance. I ask them if I can make payment after 4 days as I was out of state and on vacation with my wife. These two employees without showing any intention of helping told me they cannot guarantee that an eviction will not be filed. Really Madera? You will tell me I might get evicted when you give me a surprise late fees and I respond on the same day? I can only do what I was told and would have taken care of this if informed properly and with enough time. I am asian and with the environment and news we live in right now I did not feel I was treated fairly. I spoke to Assistant Mgr Gina and expressed my frustration, to my surprise Gina told me I am being rude to her because of the tone of my voice. Gina I hope you can understand that a person talking in frustration will sound different than a normal person. I was frustrated how the employees sound arrogant, and I felt discriminated and threatened with eviction. The fact I called the office same day they inform me of the late fees and willing to fix it should tell these employees that I am responsible and have no problem taking care of the misunderstanding which is done on their side. I called the corporate office, Assoc Utell sound helpful and will help me address this situation. I hope these employees will treat the tenants fair and will represent the Company they work for with dignity.
This is supposed to be a smoke free community yet EVERYONE in my building smokes cigarettes. I constantly smell smoke in my apartment and in my garage. I cant even sit on my balcony since I smell EVERYONEs cigarettes. Management does NOTHING because the manager of the community also smokes cigarettes.

I lived here quite a while ago but just wanted to give some props as I still remember how much i loved my 1 bedroom for the year i stayed (which flew by) .. I am now in Texas and found a little towhome apartment that reminded me of my cute pad there at Madera and Im looking forward to enjoyong it just as much. Also, the location at Madera is stellar..never needed maintenance! ..and the office staff was always professional.. hope you have as great an experience as I did..♡
All I wanna say is this is the go to team when it comes to apartment hunting. They are professional and fun to be around while on tour of there beautiful site. Eliza was a huge help for us. Even though we had so many options to choose from, hands down this is where you want to be.Thanks again

I lived at Madera up until about 2 years ago when I transferred to another Ovation community. I stayed at Madera for 3 years but when my job changed to North Las Vegas area I wanted to be closer to work. If my job hadnt changed I never would have moved out. Its right around the corner from Downtown Summerlin and I loved the views of Red Rock from my balcony. I think the best part was that I knew so many of my neighbors and it really just felt like home.
I am so impressed with Madera and the service provided by Lynda. We are in the process of relocating from Canada and were treated wonderfully. Lynda was thorough and made the leasing process very smooth and put our stresses at ease. I cant wait to be part of the Madera community.

I could not be happier! Everything about living here has exceeded my expectations. If you are looking for a fantastic apartment home community, look no further...Madera is the place you want. Everyone in the office has been friendly, helpful and accommodating. They explain everything, answer questions and quickly make arrangements to take care of any issues. (I only had a very minor one but it was still addressed as if it were a major one). The grounds are well laid out. My fur baby loves all the grass, bushes and trees on the grounds. Our one bedroom apartment is beautiful, quiet and spacious. My friends live here in a 3 bedroom with a garage and they love it as well. The apartments are all beautifully appointed with a modern yet homey touch and so nice and quiet. I never hear my neighbors. The location in Summerlin is fantastic! Just off of 215 and Sahara, right at Downtown Summerlin, Red Rock Casino, Red Rock Mountain for hiking...the view of the mountains from my balcony, especially after dark with the moon hanging over them is breathtaking! Even here, we are just a short drive down to the strip if we want to go. Cant say enough...Madera is a great place to live.

We have lived here for over a year, only had one small issue that was resolved quickly. Everyone in the office and Maintenance have always been very friendly and quick to respond to our needs. Just signed another 15 mo. lease. The location is awesome, very convienient to many things. We are happy to call this home.
To anyone looking, I do NOT recommend making Madera your next home. The floor plans may be open and inviting, but the staff and maintenance are the exact opposite.When we first moved in, the entire apartment smelled like smoke (the previous tenant was an avid smoker) and the management refused to get the carpets cleaned, change the vents etc. I couldnt spend more than 20 minutes in the apartment without having an asthma attack. After a month of not-living in the apartment and going back and forth with management, they finally agreed to check out the apartment, realized the smell was overwhelming and got the necessary things changed.Lets talk renovations; they market these apartments as completely remodeled and renovated. When we started unpacking, we noticed that a lot of the finishings were unfinished. The kitchen cabinets were not leveled, the paint was sloppy on the wall moldings, the internet wasnt working so we had to pay Cox to come out and re-wire the apartment (Madera refused to do so), wall sockets are upside down and more.Last but not least, the office staff. From our initial experience, the interaction with the office staff has not improved. When they installed Amazon lockers for packages, one of our codes wasnt working, so I went into the office for help and they just gave me a phone # to call. On my way out, I called the phone # and the Amazon employee informed me that the office staff is trained to help me with these problems and to hand them the phone. When I went back into the office and handed the phone, the staff was less than enthused that they had to help me. Another anecdote, we ended up extending our lease for a few more months and the following month were told our rent check was not sufficient because we owed an additional $5 lease renewal fee. We were not notified of this but were informed that it was a mandatory Ovation policy and they wouldnt accept our rent without it. Lastly, we learned the hard way that our our initial lease had a 5-day window for late-rent fee but our new-lease has a 3-day window. It is our fault for not reading the new lease terms more carefully but the office staff couldve communicated with us in a more transparent and effective manner. Instead they were very rude, stand-offish and unprofessional when discussing the late fee. After accepting our personal check, we received a call the next day saying they could only take cashiers check or a money order. From our experience living in other apartments, the leasing office usually works with you but it seems like Maderas leasing office will always work against you.

Lovely grounds,quite, upgraded, spacious, cozy and safe apartments. HOWEVER, their staff are unprofessional, unattentive and not accommodating to their residents. Nor are they senior citizen friendly! Its appalling that maintenance request for their residents(for the most simplest issues - exterior lighting) takes a week or if repaired at all. Its disappointing to see such a high end residential property In the heart ❤ of Summerlin not to be up to par. My recently widowed 83 year old mother currently lives there now. I guess I will have to forward my grievances to their corporate office .Because calling the office is just a waste of time!! I just want my mothers remaining years on this earth to be respected, peaceful and enjoyable. Especially where she lives!! 😑

It is a genuinely great experience living at Madera.The property is upscale and in a quiet location, which matches the entire neighborhood here in Summerlin. I feel that everything is presented at a high level...Ive learned that the overarching factor in any luxury property is actually the Property Manager (Jannete Sanchez).Jannete has an elite skill set in directing all aspects of day to day management of the property, whether related to Staff, Maintenance, or Vendors, and in turn - has made my experience at Madera a great one !!!
I am so impressed with Madera and its fabulous staff and leasing department. Everything was handled smoothly from check-in to check-out, and the apartments were spacious and spotless and I could not recommend Madera any higher if your travels take you to Summerlin, Las Vegas, Keep it up!
Go look elsewhere! Worst management team I have ever experienced. After 2 weeks of living there we got broken into and the thief had a key. They got in without breaking a lock or a single window!!! Also they do not do walk through inspection before move in and move out. This is why you will not get your deposit back because they will make up things to withhold your deposit! Please beware.......you are better off at a different place.

Horrible place to live. The management is dishonest and rude with a serious lack of communication....should have taken the all the bad reviews on Yelp more seriously before moving in. Make sure you do your research online and stay far away from this place. They actually tried to bribe me to write a good review by giving me a $25.00 Wal-Mart gift card which is the only way they get any good reviews on Google.....no thanks!! I know because I witnessed management beg for good reviews by using this method. I feel people reading this have a right to know what goes on at Madera and Ovation Properties.

Beware of this place. It is in a great area but the apartments air conditioning units are useless and wont keep your appartment lower than 80 in the summer, even when you run it 24/7. Also the common walls are paper thin, you can hear all. Spend the extra money you would in power and apply it to a different newer complex like the union.

So, I was just looking at apartments, because I’m in the process of selling my home, and I got a tour from Shanaiya, she informed me she was new, but she was very knowledgeable about the community, and whats going on in the community, she even referred me to look at other ovation properties since I wasn’t ready to commit to putting a deposit down, thank you
This place claims to allow pets, yet if your pets bark you get a noise violation. I am only staying here temporarily and I wouldnt recommend this place at all, since the day I moved in here I have gotten nothing but complaints! I wouldnt suggest living here they do not make you feel comfortable. Some of the staff member live on the property and love to watch your every move, makes for a very uncomfortable living situation.
Just recently took a remodeled unit and what a difference. I really enjoy living here and the staff in the office is always on top of everything.

This place I love used to be so cheap like 900 dollars in rent for a one bed room but some reason they jack the rent up for 1,200 that is a lot for a one bedroom that is why I moved out and found a new place now for a 3 bedroom it is 1,600. no way not for that much
I dont think theres more I need to say that others have not already mentioned. I would also give negative stars if that were possible. I have already advised my many friends, especially those in the military that are coming to Las Vegas, to stay away from this property despite the location and floorplan. The only reason I am here is because I was unable to find a house before I got here and I definitely let the location and floorplan blind me... You can rent a 2000 sq ft, 2-story house with a 6000 sq ft lot in Summerlin for hundreds of dollars cheaper than these low-end apartments with luxury prices. Most likely in better condition, too. Living here has made me beyond excited and much more motivated to be purchasing a home soon. I have lived in some bad places but this one takes the cake. A lot of the plugs in my unit are upside down and dont even work. The light and fan in my guest room controls the light and fan assemblies in the rest of the house - in the master bedroom and the living room. My appliances were not leveled and my gas and cable were not even hooked up behind the cover when I moved in which cost me a few hundred dollars to have the companies fix... Yes there is a gym here but it is rare that people clean the machines after they use them and it is very tiny - maybe a 7x7 or 8x8 room if that. One elliptical, one treadmill, one multi-use machine, a small set of weights. The pool areas are decent and they recently cleaned it but I have seen some really disgusting things floating in them... Supposedly pests are under control but I have seen a couple of cockroaches in the kitchen after only being here for like a week. And as someone already said, dont even bother with the high reviews on the other apartment sites since those are probably scams anyways. Seriously consider all the recent reviews. Other residents have agreed that management used to be a lot better in a variety of ways. There are a lot of apartment complexes around here that cost hundreds less per month, to include ones that are actually gated. The fact that they advertise this complex as gated is ridiculous because the gates are only closed from 7PM to 7AM and there have been a lot of break-ins lately! Many, many times I have also seen suspicious/shady looking figures just walking around since the property is completely open to anyone and everyone from 7AM to 7PM. They seemed to be checking car doors and looking inside of them. The only lock on the front and garage doors of the unit is a deadbolt. Just dont wait to move in like I did to really learn how much this place sucks. Im sure we all have better things to worry about and the place that should be our home and place to relax and rest should not be one of them. To say I hate living here would be an understatement..
GHETTO. FLOORPLANS LOOK GREAT. LOCATION IS GREAT. BUT DONT LET HIGHER RATINGS ELSEWHERE FOOL YOU INTO GETTING YOURSELF STUCK HERE!If I could give this property negative stars, I really would. To explain everything we experienced &learned here ONLY AFTER MOVING IN would take many more words than allowed, so I will try to summarize. Let me start off by saying office staff seems wonderful til you move in. Then they could care less that you live here as long as you pay your rent &leave them alone. More than once I have gone to pay rent &stood there as the one person in the office gossiped her head off &told me she would be right with me only to have one of the maint. staff eventually walk in &set my check on her desk as they continued to gossip.My husband &I also feel bad for the maintenance staff because we know they are not treated very well &are expected to do things out of their job description to include finishing remodels cus the contractors they pay to do them are SO cheap in every sense of the word. Oh &it really disappointed me to find out this community is NOT ACTUALLY GATED &all their microwaves &stoves have RECIRCULATING VENTS. They do NOT vent outside. They just blow the smell of food back into the house &recirculate that. Absolutely pointless &sad. The gates are only closed from 7PM-7AM. After living here for 2 months, we found out our names were never even put in to the front gate &we had to ask to be put in a few times before they actually did. Many times, both the entry &exit gate have broken for weeks at a time.The newly remodeled units are completely overpriced if not all the units here. Upon move in to our Bamboo unit with an attached 2 car garage, it took 3 weeks of them coming into the house with their shoes on, repairing things just to get the place in good enough working order. On move in day, our keys &garage/gate remotes were not even ready, &the place itself was filthy with dirt, scuffs, &paint everywhere including in the drains. In the master bathroom, the shower wasnt even assembled &there was a huge hole in the wall. Paint splats are all over the laminate throughout the unit &on the carpet, &both globs of paint &chips of paint missing in the bathtubs. The air filter was covered with maybe 3 of dust, drywall, paint - I am not exaggerating.You pay for gas &electricity. If you get an upstairs unit like we did, you will find the AC is absurdly inefficient in the living room (&overly efficient in the bathrooms &the smaller, second bedroom), so your power bill will be anywhere from $250-350 per month in the summer. This is with us keeping it at 75*. All the doors are visibly crooked so they never stayed open &they always just close themselves. They painted over all the shelves in the closet which are super worn out &crooked. Our newly laminated cabinets throughout the unit had deep scratches &paint splatter on them. The AC unit poured water so we had anywhere from 2-3 buckets/pots under it at all times, &there is no fan adjustment. It just runs on high or its off. No in between. Also, the insulation here is horrible. Walls are paper thin, windows are paper thin. We can hear whenever the AC compressor downstairs, outside turns on &when the people in the unit next to us are having a conversation or watching tv. It is so bad that we can hear &feel the bass that comes from the unit UNDERNEATH us when they watch tv or listen to music.The garage is nicely sized but it is absolutely filthy. I accidentally spilled some windex on the floor &upon wiping it up, I discovered there is a light cement gray underneath this black layer. I thought the floor was coated with a dark paint or something but I found out it was just layers of dust &grime. The soles of my white shoes were turned BLACK instantly. Our front door &porch area had huge scratches everywhere &paint in random areas - they have since painted the door, but you can clearly see where they did that.The list goes on but I am close to the character limit. PLEASE just learn from me &the other recent reviews. Save your money &AVOID THIS PLACE!
Terrible at its finest!!!To much stress on me and my family and what i list below is just a few things that i am going threw. This is actual and i wish that this company could of and should of handled this better.I move into the apartment and what do we find... dirt and filth in every room, roaches, hypodermic needles in kitchen, caked oil build-up in garage with an oder you truley couldnt describe with no working A/C unit and this is just a few things that i am mentioning. Management gave my cleaning fee back to me and a $200. 00 gift card for my inconvenience. I spent more than that cleaning this apartment alone, lol.I have pictures and have reported items to management and the response was call corporate on all areas with little results. I am living in darkness trying to block out the sun with blackout curtains, still to this day i am still having A/C issues, their solution is to tint the windows like we are vampires.Corporate is now informing me to go threw a website and file my complaints there and if im not happy then move. I am in disbelief that corporate is also redirecting me....lmao, you cant make this stuff up people!!!Management here can only do so much, you can sense that there is nothing they can do here. If they dont get the funds to corrects situations then this is the end result:Poor Customer Service Satisfaction.So, if I can refrain anyone from wasting their time, energy and most importantly money PLEASE GO ELSEWHERE!!
Terrible !!! Stay away ! we had nothing but problems in this complex. when we moved in the air conditioner was noisy and did not work properly and this is how it was left for the entire duration of our stay. Also - when we left they tricked us and took away our deposit - this is probably their way of making money !
