Kelmscott Park apartments is a wonderful place to live. The staff is very responsive to questions, welcoming, friendly, and always on top of everything. The grounds are beautifully landscaped and kept clean and trimmed. The buildings are kept extremely clean, nicely furnished common areas, patio and grills. Underground parking is spacious. Apartment is spacious with pleasant colors and great kitchen and big bathrooms. The location is in a very quiet area, walking distance from downtown LF. Been here over 9 months - an enjoyable place to live!!!

Honestly, I’m shocked this place has such a high rating. Yes, the buildings and grounds are kept very clean, the staff responds to requests rather quickly to get things fixed, and the units are new-ish and clean. We decided to rent here instead of a full house because we thought it would be an easy, maintenance free place to live while we renovate our own home.This place is anything but luxury. I feel Iike I’m living in a college dorm. The quality of the cabinets, floors, bath tiles, closet doors, sound insulation, etc. are terrible. We receive almost weekly mass building emails reminding residents of the rules that someone recently broke.My biggest complaint is that we live in a 3 bedroom unit and I don’t have enough HOT water for a SINGLE shower. I can’t fill up my kids’ bath tub before it runs out of hot water. If I am renting a 3 bed, 2.5 bath, I would assume two people could take a shower in the morning. Wrong, one person can, then I have to wait an hour and then I can take my shower. Mind you, I can’t run the dishwasher or washing machine within hours of my shower - or forget it, absolutely no hot water.For as much as rent costs, I’d like to be able to take a hot shower for 10 minutes in the winter. I didn’t know that was so much to ask!Renters beware! It looks pretty, but it doesn’t work!

Ive lived in the Kelmscott Park Apartments in Lake Forest,Illinois for 10 months. This has been a great experience for me, who has owned/lived in 12 different homes in 3 states. This is only the second time that Ive lived in an Apartment. The grounds, the locations and amenities are excellent. The property managers are professional, responsive and always available. I had a few items that needed to be fixed. The Gentleman was efficient, courteous and industrious. He fixed each of the problems, expeditiously and cleaned up the areas in which he worked. I was very pleased with his work and mannerisms. My residency in the beautiful complex has been very pleasant.

An honest review from a real resident of Kelmscott Apartments. Not just a random person reviewing them who has not lived there. We lived in one of the larger, 3 bedroom apartments from March 2017 until December 2018. The current management team and facility maintenance professionals at Kelmscott are very nice people, professional, accommodating and helpful. I would give them 5 stars. The exterior of the building, the interior common space, the grounds and even the garage space are all very nice and well kept. Our experience at Kelmscott was not as we had hoped it would be. We could hear neighbors above and below daily. It was just a part of our everyday life there. The people living above us were early risers, and we could hear every step they took above us. It would wake us every morning, sometimes at 5:30AM. We could hear the toilet flush from the other units and we could hear their washing machine. We could hear dogs barking, people talking, children laughing, televisions from other units. We were one of the first residents at Kelmscott and at that time they were being touted as luxury apartments. At first blush, they do look very nice. The interior elements of the units are not well made however. The cabinetry is a budget product that falls apart easily. The interior doors seem to be hollow. The floors are a vinyl engineered wood-look product that feels like plastic under food. For the expensive rent we paid, one could rent a large home in Lake Forest. The proximity to town is a big plus. Its very nice to be able to walk to everything and perhaps this is the reason for the high rent. It is unfortunate that more care wasnt given to the construction of the apartments. Had the floors and walls been more insulated and soundproof, our experience there would have been much improved. The experience with the noise helped to expedite our house hunting. It was never going to be a long term option for us, but we would have stayed longer had things been a bit quieter. I would say that the apartments are not worth what they are charging for rent. That being said, there are not a lot of options in the area.

Everyone in the Kelmscott community is pleasant and respectful. Jim, the maintenance manager is responsive, friendly, and helpful. Great place to live.

DISASTER of a place to live, clearly others leaving reviews did not live here. We rented a 3 bedroom and are moving out after 6 months because it was not bearable to live here. This is not a luxury apartment complex, not even close! Priced WAY too high for what it is. Showers are not equipped for 2 people to shower comfortably in the morning, hot water runs out in about 10 minutes. If you have a 3 bedroom- an entire family should be able to take their individual showers before heading to work/school comfortably. We were repeatedly told that their hot water tanks were standard. Ive never lived in a place where the hot water runs out faster, never even stayed at a hotel with issues like this. Its absolutely unbearable and I wish we would have known that before moving in. If we knew about this, we would have not moved in. Now they are trying to charge us 2 months rent to move out when they are unable to fix issues that make it unbearable for us to live here...just awful.

THAT was perhaps about 2 1.5 months ago and for some odd reason I still couldnt tell ya still till this day, cant figure out till this day how I feel about that place. I still cant figure out how Im supposed to feel there, luxury but highly manufactured, still a lovely lovely quiet area but I wasnt blown away, size was doable not huge but good enough, of course if a little tight corners are a comfort style of living for you you should be in good hands. But again its not a home its just a nice pla ce in Lake Forest IL. As a community that really should try to enforce nice nice neighborly friendly behaviors I amgave no shame in living in a backouse or secondary living quarters. I just dont know what my father would do without me I clean, cook run a business and help him financially, those homes were nice but parking situation is not neighborly at all metra is conviniently across the road fantastic lovation for commuters, but its then again it has itHas its positives and slight negatives, but if I going tok s In lake Forest ill take a back house of a mansion aWith a pool and rather make myself more useful that way 🥰, in other words take mellody farms please rh of options with more amenities.Your better of having me scout homes for you its my hobby
