We moved in March 2020, Ana has quickly become my favorite person to see on the property! She always greets my husband and I, she’s just the sweetest person!! She also does an amazing job at keeping the property nice and clean! :)
Eaves Lake Forest apartment community was my first home after separating from the military. The community was clean and felt very warm and safe. The parking situation is the only reason for not receiving 5/5 stars. You will receive one assigned parking spot but must hunt for another if you have a spouse or a second vehicle. What truly impressed me was how caring and knowledgeable the leasing staff were. The two individuals that exceeded at their jobs were Ciera Vasquez and Bret Rohlf! They had answers for every question that I had and were always happy to lend a hand. I definitely recommend this community for anyone looking for a new home. Bravo Zulu

I absolutely loved living at eaves. If you moving out to California I would definitely recommend starting your journey here. I moved out to California from Ohio fo work. I was nervous about starting a new life in a new place. With Ciera in the leasing office and Jose, Esvin, and Andres on maintenance team.. this place feels like home. The leasing office made it very easy to move in and out. The maintenance team was the best of any apartment I’ve ever had. Within 30 minutes of putting in a maintenance request Jose or one of the other maintenance people show up with a smile on their face ready to help. Amentities are great as well as the conditions of the apartments.I really appreciate all of the help and kindness I experienced at this place. 5 outta 5 stars, keep doing what you’re doing.
I just want to thank Esvin! I had a leak under my sink. He fixed it in record time with a great attitude. I have lived here for 6 years and the maintenance team always is here for me. All the staff here are pleasant and I thank you!
I moved in mid October 2020 and hate it here. I have had ants in my apartment for months now and they keep sending guys to spray and it does nothing. I woke up with ants in my nose this morning. This is absolutely unacceptable. Also I have requested twice that someone come fix my patio fence. Its been damaged since November, when I put the first service request for it in, and I dont even have a date that it will be fixed. My roommate was contacted and told it would be fixed sometime in February or March. This place is horrible. I definitely wont be renewing the lease.

I don’t tend to write bad reviews but when it comes to unfair treatment and bad customer service I find myself having to do so . Let’s start with management, they are very inconsiderate and obviously support police/security cruelty . They received “several complains” about us, yet they failed to even investigate or talk with us. Not once did they bother to hear us out and get our side of the story. They allowed their security on site to harass my guest and do nothing about it . That I recall, the patrol officer is there to check vehicles not harass people. On the very last incident, (WE) called the police on the security because he had slammed one of our guest against the gate ! The police officers believed us, made a report and spoke to the security letting him know that we had done was wrong. But we have eaves management attacking us & and accusing us of violating our lease. I’m sorry but you’re absolutely wrong if you think we are going to tolerate any sort of abuse . The next day my sister went to the leasing office to speak to someone in charge regarding the incident, the person that was there couldn’t help her and told her that someone would reach out to her on Monday . We waited until then, to only come home to a notice stating that, we had 3 days to quit and give up possession of property! Like seriously ? Is that what you consider “reaching out”!!! Keep in mind that we had paid our rent in full and still had about three months left before our lease was up. Any-who we did not even try to argue anything or anyone, we let things be and moved out within the time frame they gave us, yet they serve us with another notice of “Home Abandonment”, make up your mind Eaves. You ask us to quit, yet we abandoned our home? Who understands you guys!!! It’s obviously the poor management, which I hope cooperate does a little fixing . Also if you want to live in a place where you’re always going to struggle finding a parking space this is your ideal place, forget about your “parking permit” it’s (useless) when theirs about 30+ cars without one taking up all the parking spaces. Their patrol officer who’s suppose to enforce parking rules (useless) as well . He is obviously not doing his job.I’ll think about updating this review when theirs better management, people who can actually hold up to their tittle . & the three stars are actually for the maintenance team because they never failed us . They were always on top of everything and getting things done when we had issues in our residence. I hope they always keep up their hard work .

Hello! We moved a week ago! Every day, we are glad that we chose Eaves Lake Forest. Now I will list some advantages: 1. Very cool, responsive managers who are ready to help on any issue (Thank you Kianna and Thomas) 2. Great location - everything you need is nearby, shops and cafes + I-5 nearby 3. Nice apartments with high-quality appliances + thick walls, always quiet in the apartments 4. Pleased with the warm pool 5. Nearby there is a small park with basketball rings (Mountain View Park). These are just a few of the benefits). We are very satisfied!
Initially upon moving into our complex 2 years ago, we weren’t happy at all with our apartment. None of our outlets were functional, most of them had to be replaced. Our garbage disposal was always breaking down. One time, I used it after putting some egg shells down the disposal, I couldn’t believe the disposal stopped running right then and started a small electrical fire! Eggs shells broke my disposal!? Unbelievable! Finally, after that incident, they replaced our disposal.

Just moved in. The staff, Kianna and Mike, are very nice and helpful. Our move-in experience was good. It is a nice community. The whole community looks clean and well maintained. Also, the location is perfect too. Super close to the freeway and a lot of grocerys & food.
Just moved in to Eaves not too long ago. I just want to thank Jose and his partner from the maintenance department for fulfilling my maintenance request. These guys knew exactly what they were doing and finished the job in an efficient manner. Stellar job!
Although this is an old community, the maintenance and service here are actually marvelous. Especially giving a big credit to Mike Rizzo, who is the best staff here at eaves Lake Forest. His quick response and assistance are what I appreciate the most. I would say the only downside here is the high rent, which is the only reason making you leave.

If you work late and have multiple cars do not live here the parking situation is horrible. Coming home past 7 with a parking pass and no garage access you will be searching for parking for hours there is alternative street parking but its usually taken by that time. You will be circling the apartment complex for hours. They also shut the water off in the apartment buildings at LEAST 3 times a month for some reason. Its been multiple times i have been unable to shower because the hot water is off.
I have lived in these apartments for a couple years now. Mike Rizzo the community supervisor and Jose Sanchez are very helpful and nice. They have gone above and beyond when ever i have gone in to the office for help on a maintenance request.
I just want to thanks Mike Rizzo and Mike Vigil for all the help and the work done in my apartment. Im so happy and pleased with the results. You guys are the best.
This review is long over due! I moved in about three months ago and my partner and I couldn’t be happier! Thank you to Thomas for being wonderful at getting us settled in. He is very professional and made our move go very smooth! Also, to the maitnence employees for repairing our service request in a timely manner. It’s a huge complex and as renters we need to take into consideration there are many service request for them to complete. Thank you soooo much Eaves!!!!!
My year there was awesome. I enjoyed the pool and the hot tub and all my friendly neighbors. My corner 3rd floor apartment had two balconies facing different directions. The breeze was amazing. I had no complaints with security. It was a great experience.

I personally have nothing but good things to say about our experience with eaves Lake Forest - from our very first walk through to the day we received our keys to our new home. Marco was our representative throughout the entire process. He was very knowledgeable about the leasing requirements, community regulations, and apartment expenditure breakdown (cable, water, electricity, waste etc.). Not to mention he was super friendly, very patient with us, and answered any and every question that we had about the apartments procedures during the initial walk through. I appreciated his genuine and un-salesman like character when informing us about the apartments. We never felt like we were being pushed or being sold something that was too good to be true. Once move-in day arrived, Marco made sure that our transition into our new place was as comfortable and smooth as possible. He went over the welcome package and any additional regulations with us. Once again he was patient with us during the final walk through of our new space - not once did we feel rushed. He introduced us to the maintenance crew who were also very nice and accommodating. We definitely felt like we were in good hands. We received a very clean, basically newly renovated unit. Very spacious living quarters and spacious bedrooms to match. Our unit came with a large porch which we were happily surprised with as we enjoy spending time relaxing outdoors. The helpful, genuine eaves staff and apartment unit we leased were everything that we were looking for and more. Which is why we decided to choose eaves Lake Forest Apartments. We feel right at home!

My better half and myself have been here at Eaves since right after Christmas, Marcos was our initial contact during rental who was great! He showed us a first unit we weren’t crazy about (for our own taste, all their units we’ve seen have been fantastic especially for the price) but he happily objected and showed us the unit we’re currently in, we signed the papers as fast as we could. We have plenty of space, no maintenance issues, and much to my surprise VERY quiet and peaceful most of the days. The neighbors have been very nice and welcoming, always with smiles in our cases! Mike Rizzo is a fantastic supervisor who has personally reached out to us to go above and beyond our needs as tenants or if we ever had any questions or concerns. For us, this residence has been sublime, please check out the site for yourself and let the fantastic staff show you around if you’re unsure, we’re sure glad we did!

The Office Personnel and Maintenance Workers are the BEST here. We have lived here for a year and everyone has always been kind and friendly. Even though the maintenance workers have every right to not like us because our dog always barks at them, they go over and above to keep us happy. This is the largest 1-bedroom that we could find in Lake Forest and the prices were very reasonable. They just put in a brand new gym that is really nice, I just wish they had put it in when we first moved in. The location is prime, very close to freeways and restaurants right across the street. Thank You to the staff and maintenance workers who make our living here wonderful.

Don’t ever move here unless you only own one car and have no guests. You only rate one parking spot, the tenants circle the complex like vultures just to park and go home. A serious design flaw and infuriating to any unlucky person who signed a lease here. I’ve been here three days and will be relocating immediately. Two thumbs down, zero stars.

Hit or miss with this complex.Poor start, but they made it right. At the end we thought we were good, but then get charged for damages on items that weren’t fixed from maintenance tickets that we’re submitted prior to is giving our notice to vacate, but unresolved due to the Covid-19 Pandemic. How is that in any way okay?Parking is terrible.Communication with water being shut off is terrible and way to frequent. Rarely did communication go out on time.We will NEVER give this rental company another dime.So many other options out there.Stay away and give your money to a company that actually cares about their renters.
Community is good and pleasant. It’s been 4 years we are staying here but nowadays cleanliness is main concern in this community. You can find pet’s poop down the building, people don’t clean it.(as community management don’t pay attention on it) Back in 2015 had strict rules for cleanliness but not anymore. Sometimes laundry rooms are very dirty. I don’t know what people wash in the laundry but machines are full of hair and it is unhygienic.I wish this community will pay more attention on their rules on cleanliness and make sure people will follow it.
I moved to this property in October of 2017 and it’s been a very nice two years living here. The community and staff are quiet and friendly, the units are aesthetically pleasing and comfortable, and the outside areas are neat and tidy. The community is gated, there are community BBQ grills, a community pool, and a jacuzzi. All very clean and kept!The buildings here are a little older and, as a result, one would expect they might run into the occasional problem with wear and tear. Luckily, that’s where the solid maintenance team comes in. Any time I have had any sort of issue in my unit, maintenance was there promptly to fix it. The maintenance team here is friendly, efficient, and they really go above and beyond!The only negative thing about this location is-....you’ve probably read about it in other reviews....Yep. The parking. A classic issue in apartment living, sadly. The Eaves is no different here. However, the new security company, Messina Operative Protection Services, does an exceptional job of patrolling the parking situation. My frustrations with security and the towing company are a thing of the past. My issues with parking have really become a lot less prevalent in general. Another example of the staff’s excellent response to community feedback.One of my favorite things about The Eaves is actually the staff. Nice people. I know that if I ever have any sort of problem, I am going to be listened to and taken care of. Fantastic customer service. Shoutout to Mike Vigil and Mike Rizzio. They came a long way in setting my initial first-year impression of this place and it has really been a pleasure to have them here.All in all, if you are looking for a comfortable and nice place to live at an O.K. price, I would recommend The Eaves. It’s a solid apartment complex in a convenient part of the city. Hit up the office and come check it out!
I have been living at this complex for almost 5-years now. The apartments are very spacious. The best part about this place is that the maintenance team is extremely on top of things and are very friendly. If there’s ever a problem, maintenance is right there to take care of it. Jose, Andres and Edvin are always right there to solve any issues and are just good people. Being that it’s an older complex, they have to be on top of their game and they come through all of the time. Props to them.
Last month I reviewed this property and I am writing another review to show my appreciation & experience after moving in last week. All I can say is I am very pleased on how the property take care of their residents. I want to give a shout out to Kianna, Marco & Luis for being very helpful, attentive, accommodating during & after we moved in. Management is lucky & blessed to have them in their team. They are definitely an asset to the company. Thank you very much to Kianna for her first hand info for if not for her call I will not be able to apply & move in where I am right now and also for her prompt action on the work order request. You’re the best Kianna...Thank you very much to Marco & Luis for taking time to be there on the day we are moving & accommodating my simple requests. You guys are great. Overall, this property care for their residents. Great customer service, great staff. One little suggestion hope they will check the common areas from time to time like the laundry room to make sure they’re always clean. I highly recommend this property. More power & once again thank you very much.
It has the same price tag as the Irvine Company apartments, except the amenities/quality of service is so much worse that it is incomparable. The maintenance guy left me notes blaming me for the clogged kitchen sink disposal and about five same fixes later, a different maintenance guy finally replaced it for a new one. Requested maintenance for broken blind and they switched it with another one from my own unit.The community manager ignored my email request to allow a appliance rental delivery access to my home while I was at work. These guys were super responsive and really seemed to care about their feedback until I signed the lease.The deposit is relatively low compared for apartments, but dont expect to get any of it back. They will find a way.
We have been here for two months and still do not have a working appliance and there has been a lack of communication. We have asked about getting our appliance fixed multiple times and we will be told a time and date they will be by the fix our appliance so we will put our pets away during that time and make sure we are in our unit and they will not show or call. Days will go by and we will have to ask why no one showed up when they said they would, and we get told Sorry, someone was supposed to call. This has happened week after week after week. The maintenance staff are nice, and the owner was polite, but there has been no communication and our unit has not been fixed. Ridiculous to pay full rent for two months on a non-functioning unit. Spend your money elsewhere. 0/5 - for the second time.
I dont even want to give this place one star. I dont know where to begin. I never felt safe here. My car was damaged because the complex allowed some moron restoring a Dodge Charger to use the parking spot next to me as his workshop. The guy didnt even live in the complex. After four months, they finally figured it out and made the guy move it. As it had no engine, he pushed it and in so doing, scratched and dented the entire side of my brand new F150 Harley Davidson Edition Truck (60,000 MSRP) causing over 5,000 in damage. People leave their trash outside the apartment and it STINKS. I moved here without looking at the place. My job relocated to Irvine and I had to find some place quickly. Its basically the projects, and management did nothing to fix problems. There was a large gaping hole in an upstairs unit and for three and a half months, I could look into the bathroom of that unit when I went to my truck. It was at least 4 ft by 4 ft. A year or so after I moved out, I heard they found a huge bee hive in the walls of a unit. Seriously, if you value your belongings, peace and quiet.......DO NOT EVEN CONSIDER THIS DUMP

We’ve only been here for about a month, but it’s been one of the worst experiences we’ve ever had. Our unit had clearly not been cleaned, except maybe the carpet. There was crusted food onto some of the burners on the stove, thick layers of dust, an unknown substance on the bathroom mirror. It was gross.On top of that, our dryer didn’t work and neither did part of the stove, leaving us unable to cook and dry laundry for OVER TWENTY DAYS. It’s day 25 and we finally got our stove fixed four days ago, but our dryer is still not fixed. I’m addition, there has been one office staff member that has not been kind throughout these troubles. Even though we know it is not his fault our unit has been unlivable, and we have not blamed him or been rude, he has been condisending and unhelpful.The only good thing about being here is the neighbors are nice and so are the maintenance staff when we’ve interacted with them. Overall, I would never recommend living here.
Mike diagnosed the probable cause for the door stickingThursday PM and returned with Jeff at 10AM to remove the door and remoce just the right amount to make it a perfect fit. They were very efficient and did the job right.
I am in the process of relocating to a place closer to my work and I was looking for an apartment I sent an inquiry online and one of their leasing consultant “Kianna” replied to me immediately, answered all my questions and booked an appointment to see the property. All I can say from day 1 that I inquired she never forgot to make a follow up and to my surprise even kept an eye to my requirements so now I finally got the unit that I was looking for and its all because of Kianna...she knows what she is doing, she is very knowledgeable and friendly I am super excited and looking forward to move in a month...I hope they put Kianna in the leasing office permanently she is a great asset. The community is beautiful. The units she showed me are very nice, clean and spacious...I highly recommend the property and if you are interested please look for Kianna she will help you find your perfect apartment.

If only I could put zero stars. Its funny how this place only gets one star or 5. Kinda seems like a scam doesnt it??? Well I will tell u right now this is the worst apartment complex I have ever rented from. The garbage is spilling across the street and the parking is ludicrous. Then you have a front office that would rather laugh in your face than try and help u. Oh you towed my car even though I pay to park here? Sorry not our problem. O ur bike was stolen from ur from steps in a gated community with security? Sorry not our problem. Oh well sold you an apartment that is completely infested with roaches? Sorry not our problem. Please please please spend your money anywhere that isnt here

Good community for working families and kids.Special thanks & shoutout to maintenance staff Luis G and Jose Sanchez. They r dedicated, patient and very friendly staff members. They take care of the issues and service requests with no delay. They r very respectful & professional employees and i trust their work. Eaves should take care of such good employees who provide great service. They always make sure that the work is taken care of and always follow up after work.Rent should be less than current as eaves does not provide any extra facilities like other big communities in the area with same rent. Close to freeway and easy access to main street lake forest drive were the deciding factor for me. Close to cvs pharmacy and Albertson. Security is good. Overall people living in the community are nice. rent payment is online which is good. Laundry is provided on each floor of each building which is a deciding factor for me. Manager Mike is also doing good job.

I have been living with my boyfriend at Eaves Lake Forest for probably about a week now, and to me its probably the best thing Ive done yet! From the very beginning I have been able to experience their welcoming attitude as well as how they deal with positive and negative situations.Positives:The whole process to rent an apartment was effortless. I was fortunate enough to have, whom I think did more than a fantastic job, Rebecca. She let us know all of our benefits and what it would be like living in this type of community and she was spot on! If I ever needed anything I was able to call and ask. They were very quick to help and tell me anything I needed to know.It is a VERY welcoming community. You feel right at home from the very beginning! They are pet friendly. They even have a wash room for them, and several patches for them to stop and do their business.(I dont have a pet, but we are thinking about getting one hopefully).Me and my boyfriend decided we would not purchase a moving truck and do it ourselves, and people within the community offered to help as I was struggling carrying the big things. I was also encountered by maintenance as well as the security guard and we talked for a little bit to get to know each other more. Ill tell you, it is very nice to know that the people you will be living around are very kind and helpful!You are also right across the street from everything you need! Grocery stores, restaurants, gas stations, a Pepboys, etc. Great location.Also they have food trucks.....Negatives:There arent many, but one morning I had to move in very very early because I had work that day. I was bringing a very heavy load up, so I decided to park closest to the elevator and when I returned my car was gone and it had been towed. Me and my boyfriend thought we didnt do anything wrong because we werent in anyones way, and we had left a note. But we quickly learned that was not okay.I very much appreciate how the manager (Michelle) handled the situation, she was able to email the patrol and apply a credit towards our rent. She took care of the situation right away.Lastly, the only other negative things really would be that the buildings to me look a little old and theres only two gates in the entrance that are available to use which is sometimes frustrating because we live in the back and theres a gate right next to us we wish we could use. But other than that the square footage is great compared to the price and the look of the renovated apartments are gorgeous! I dont even have a renovated apartment, and I love it what I have. The parking is great and I love that guests can park anywhere from morning until 10pm, and if you want guests to stay longer you have options, which is wonderful! I highly recommend this community.*I feel like when you have great people to work with (the office employees), as well as the community being so kind I dont know what else you could ask for!

Greetings to all, I have lived here in this Community for more than 10 years, the truth is, my family and I are happy to live here During all this time there have been great employees but the work group that works at this time are the best, very attentive In my opinion because they have always been there to help in everything the truth thanks to the maintenance employees in general because they are very effective and that is why I have decided to renew another 2 years for them and the security they show you is incredible thanks Eva Sara and everyone those of maintenance atte mojica family.
