My family and i live here, i think the new staff is very efficient and kind as well...the aparments are beautiful and we enjoy our neighbors, weve been here a year and it feels like home. definatly worth it and the manager is really nice and very on point. we love it here!!!!
Truly wonderful service, miss T is a Marvelous property manager and helped me get my place set up so quickly and efficiently! I already feel welcome and finally have a good home because of her.
I DO NOT recommend! I applied for these apartments 2 months ago, I put a deposit down but decided to go else where.. when I went to get my security deposit back they had already processed it which they are NOT supposed to process it unless I sign the lease which I DIDNT! I have been calling this property & the property that manage them & I haven’t heard from anyone! They are not trying to give me my security deposit back! They swear they mailed it off & to check with the postal office which I did & the post office told me they don’t have anything for me & that they don’t hold anyone’s mail. I have been dealing with this for 2 months! Now I am frustrated & don’t appreciate them taking money from me! They never tried to contact me to update me about it or anything!! I constantly call & email them & I get no response!! This is what you call BAD MANAGEMENT!!
When the property was managed by Frontline it was great to stay here. Affordable prices for the space that is given, maintenance men always on time and professional. Trinity took over and started changing things here and there and it was truly an annoyance honestly. Out of nowhere they raise the rent from $710 to $920 for a two bed one bath. The living space is not large at all for the price they are asking. Most apartments are empty now and they plan on renovating; they can do all the renovations they want to this place it will not equal what they are asking. For $920 I can go to river ranch or around that area and get an apartment double the side of these. Maintenance almost never answers the phone now, garbage is always on the ground. The grass rarely gets cut consistently anymore. Ant mounts are along most of the sidewalk to my apartment. The women in the office have nasty attitudes when you ask general questions. Just ridiculous. Frontline needs to take back over honestly
It is extremely difficult to get anyone on the phone if you are trying to move in. I can’t speak for everyone who works there but Sherry is the worse. As a supervisor she is extremely unprofessional- and although the lease is up, she continues to text about rent being due.I’ve tried to communicate with her on several occasions for months and some texts she responds to, but most she doesn’t. I hope that no-one has to do business with her while she is still employed there.I’ve also attempted to go over her head (apparently she does not have a boss) but continue to get the run around there as well.Hopefully someone else at the company can follow up with me so that we can have a resolution- but until then I do not advise doing business with them if you do not have to.
Hands down the dumbest building/parking layout in town.
I LOVE living here!!! Compared to other apartment complexes I have lived in Lafayette, this one has THE BEST PROPERTY MANAGEMENT! They have been on top of all issues and the maintenance staff is awesome. They do not put up with bad tenants and have kept the complex clean, safe and quiet. Ive been very happy living here
Do not trust what management tell you or the description on their website. I was told I was going to get a remodeled apartment. Was shown pictures of what my apartment would like. I trusted their word and based on their remodel of their office and showroom. So I gave my deposit without seeing the actual apartment(I know bad judgement on my part) but was told I couldn’t see it because wasn’t completed and they don’t like showing incomplete apartments. Well when it was time to sign the lease she showed me the apartment before signing(thank goodness). The apartment didn’t look like what I was told it was going to be. The only thing that was new was the floors. The countertops were old and had rust stains, the bathroom was dark and countertops old and crusty looking. Was told there would be new appliances but when they showed me the apartment the stove was one of those old yellow stoves! I did not take the apartment but lost the $300 deposit because I was told I had 72 hours to change my mind. Deposit was put on 01/31/2020 but I was told the apartment would not be ready till 03/01/2020. Yes I know that’s my fault for giving money before actually viewing.
I have lived here for a couple of years and have not had any issues. I suspect previous reviewers didnt follow terms of their lease and were held accountable for it. Staff is very friendly and maintenance is available when needed. Feel very happy and safe here and would recommend it to anyone wanting to be in a clean apartment complex managed by caring people
Worst place I’ve ever lived. All they do is lie. We weren’t allowed to see a place before we signed the lease. That should have been the first red light. They only showed us pictures. They also lied to us about the bathrooms and “amenities”. There was damage on the floors when we first moved in. We told them. Now that we have left this hell hole they want us to pay for these damages when they were there before we even moved in! Any time we ever called maintenance no one ever showed. EVER. The management is awful. All they care about is money. Don’t live here !
Love the residents at Villa Maria. It is a quite complex with friendly residents that take pride in their area. We have some that have planted flower beds in front of their units. So, we started a garden of the month club. We have a holiday special!! Come check out our open house on Dec. 12th.
Ive been renting here almost a year and have been happy. Kids enjoy it. Staff is very attentive. Only negative is we dont have washer and dryer hookups but onsite laundry facility is clean with newer units. Well worth the price

Kid friendly, reasonable prices, good parking, very attentive management. I havent had any issues here. I definitely recommend these apartments.

Very nice property. There are beautiful courtyards, the units are spacious and the management is amazing.
The condition of 65% of the units is medium. Paint all over the floor, deep scratches, parts where the floor is all warped and bubbled up, and mold in the bathroom along the bathtub. Twice now theyve just lost our rent payments made via the portal, and told us to figure it out. Made a work order about our bathroom mold, 2 weeks no response.We pay our rent, every month. When using the portal however, its a 60/40 chance something will go wrong. Very wrong, in fact, even though our bank records show these payments being made, it dissapears once under their control.Weve been here 4 months so far, and have seen at least 2 people escorted out if their apartments by police. I cant speak as to why, just what Ive witnessed.There are 2 playgrounds on site that are in good condition, and other than the abovementioned escorts, there is no other issues aside from very loud and angry neighbors.We still live here, and are considering renewing our lease with thr stipulation of moving into one of their updated units which I believe are much nicer than the older ones (obviously).Although we may have had issues with the management before, things have smoothed over, and I just wanted to provide an accurate review to people potentially looking for their home for an extended period of time.
Love living there apartments are nice, staff is friendly, and I like the location.
DO NOT RENT FROM VILLA MARIA OR FRONTLINE PROPERTY MANAGEMENT (SAME OWNER)I moved into one of their offsite properties in august of 2014 and moved out March of 2016. Move in day was a disaster! I was given a set of keys 2 days before move in. On move in day, the company i hired (who charge by the hour) met me at my old place and loaded the first round of boxes and furniture. We delivered it to the duplex I rented from them. We then went back to my old place to grab the remaining furniture and boxes. When we arrived back to the duplex my key no longer worked. They changed the locks and did not notify me! Waited over an hour to resolve the issue. After that I noticed quite of bit of damage to the duplex. The toilet seat was hanging off of the toilet. It only took them three days to fix that issue. There was missing weather-stripping on the front door which left about a 1 inch gap at the bottom of the door. That issue only took 7 months to resolve. The rats that lived in the attic were much better neighbors then the constant drove of trashy people they rented to who lived in the other side of the duplex. Upon move out day my side of the duplex was much nicer then the day I moved in. I hired a cleaning company to professionally clean my side of the duplex and they still decided to keep my deposit. DO NOT RENT FROM VILLA MARIA OR FRONTLINE PROPERTY MANAGEMENT (SAME OWNER) Its not worth the hassle you can do much better elsewhere! I was a good tenant who paid rent on time every month, never had any complaints against me of any kind, and left the property nicer then when I moved in. And they screwed me over. Please dont make the same mistake I did!
They are very unprofessional. I can’t tell you how many times I’ve had to repeatedly call and go to the front office to get simple things taken care of. Most of the time they aren’t even in the office and if they are they still won’t let you in. They never return your calls or fix anything that’s broken. Worst management ever.

Do not move to villa Marie they are entirely unprofessional nothing will get fixed the office will never answer and most of all they have a bed bug issue...do not move there worst apartment complex ever
