Over all, I’m satisfied with all my experience here at Cottage. This community made me feel very safe. And also, the office staff here is really nice and friendly. Especially Bailey, she helped me a lot from the moment I decided to live here.The maintenance team is also great! And they even have emergency care for the maintenance team after work time.Also, they have shuttle service to campus on weekdays, and this is really convenient for me who don’t know how to drive. And they recently reopened the clubhouse (also fitness center) 7/24, which is really nice!All in all, I enjoyed living here at Cottage, and this is my second year living here. If you interested in Cottage, don’t hesitate and choose here!

While the facilities are nice, the management can be shady and hard to work with. You can tell they are a business whose job is screwing students out of fees they dont know they have. When I did finally reach out to the Property Manager, she was kind and understanding, but even she said there is a unit or two each year that gets the short end of the stick on admin errors and it happened to be us this year, and that should simply never happen. I would caution students to double check any and all agreements, and if it seems odd, it probably is.

The facilities are very nice, and the staff is speedy in response. Bailey specifically helped me when it came to renters insurance and making sure I had everything in order before I moved in. Although the wifi service offered could be updated for speed and connectivity, The Cottages offers amenities, location, and plenty of space for a college student.

Cottage is very responsible now on noise management. When they receive complaint, they set rules and implement it.It is very unfortunate that the county doest have specific rules to regulate. Whereas private administration have right to regulate it.Many of my friend moved or changed house only because of loud music. Before, they played music from afternoon to late night or 10pm. It was a disaster, because the bounce music can trigger your body resonance. Plus, listen any sound that louder than 80 decible for two hours will cause permanent damage. 100 decible only need 5 minutes.I want to say something to new cottagers or old. Party is ok, if you dont disturb others, but plz respect the residents. Some of them are parents, some of them are phd, some of them are young students who have long time work, they all need enough time to charge themselves. Thank you!

I am a property manger myself and own many properties, and I know this business and I can honestly say they do a Great job. 5 stars !!!!

This is the worst neighborhood Ive ever lived in. The disturbing noise makes the night sleepless. I dont understand why anyone would party at 1 a.m. near a pool. Loud music kept me awake. The inaction of the apartment management is the main reason. If you are on the fence about whether to choose this neighborhood, then I suggest you never choose this neighborhood, its rubbish.

As a former college student, I think it would have been awesome to live at a place like this. The clubhouse and pool are second to none in this area. They even have a big hot tube. I was the DJ there there Welcoming Party. They served lots of free food to anyone who showed up. And, most importantly, they know when to throw a party. Most of these complexes Ive DJd at will have a party that only lasts until 8 PM. We went much later than that and they kept the pool open until the very end.

I loved my time at The Cottages! I stayed here while studying at Purdue and was able to easily catch a ride on the shuttle to my classes and not have to walk through the cold on campus. My favorite part about living here was definitely their clubhouse. I would use the tanning bed nearly every day because you get to use it completely free! The girls in the office are always so nice and knew my name which made me feel like so much more than just a resident. I loved living at The Cottages and if I was not graduating I would stay here forever!

I stayed here while studying at Ivy Tech and I really enjoyed it! It was nice to be on my own and not living with my parents. The Cottages really helped me with the transition! The block party at the beginning of the year was so much fun and I cant wait to attend again next year. Their pool is the best one in West Lafayette and I spend my entire days there in the summer. They usually bring by snacks and drinks for all of us as well while we are sitting out there. Ive saved so much money by using their Starbucks coffee machine instead of buying coffee on my way to class. I love how I dont have to pay for parking at The Cottages either. I graduated from Ivy Tech, but Im so glad I transferred to Purdue so I can keep living at The Cottages while I finish my degree!

I absolutely loved my house here!! I lived in the 5 bedroom house with 4 other roommates, but I still felt like I had my own space and privacy. Not only was the house amazing the staff is incredible here! Maintenance was always fast and helpful. The cottage staff in the club house made me feel like I was at my home away from home. Lived in a two bedroom apartment for a year and had a great experience! My roommate and I were excited to have such a spacious apartment and countless amenities. It really made senior year at Purdue more fun to live in a nice apartment, surrounded by nice people, and a wonderful staff. They work hard to communicate well with all of the tenants and host events every week. The maintenance faculty were always punctual, helpful, and considerate no matter what silly property question/issue we had. The clubhouse was under construction when I lived there, but they worked hard to keep a study space and the gym open as much as possible which I greatly appreciated (along with all the free coffee no matter what was going on!!!). Its farther from campus but the bus system was very reliable to get to class. But the distance from Purdue gave us tons of free parking by our house for ourselves and guests which is hard to find with on campus apartments. Honestly, the hardest part about living here was a huge spike in our heating bill over the winter months, even though we were gone for break and not even using the apartment. The electric furnace is upstairs, the insulation seems to be lacking, and there are high ceilings, which all lead to issues heating the first floor without making the upstairs ridiculously hot. But it seems like thats an issue theyre trying to deal with seeing how baseboard heaters were installed in our living room & kitchen early spring. Lastly, the office staff, including the account manger and the property manager, were in direct contact with me on more urgent inquiries which really showed me that they were not going to just brush off my concerns. Greatly appreciated!

Absolutely loved living here. All of the office staff are always available and are some of the most friendly people Ive ever been able to interact with. Bailey and Ashley in the office have always been there to help me with any sort of problem Ive had while here and that kind of service is the standard at the cottages. Thats not to mention the wonderful amenities and units which really start to feel like your home. Overall I would HIGHLY recommend living here if you are looking for housing in the area.

I thoroughly enjoyed my residence at The Cottages on Lindberg. My apartment was modern in design and conveniently located across from the leasing office/clubhouse/gym etc. Buses to campus were frequent and easy for all residents to access. Each bedroom came with its own ensuite - which was fantastic. The leasing staff were very friendly and went out of their way to be of assistance, in particular Ashley, who helped me find a reliable mechanic to fix my truck and was helpful in solving other everyday issues. Overall, I would definitely recommend The Cottages on Lindberg.

Finished two full contract years, my initial review below still stands. In addition, the Deposits/Refund process was fair and easy as well. The noise/heating issues are very real though and my second cottage had uneven heating. Moved out because of rising rent.I have overall been very pleased with my lease at the Cottages. As part of this review, Ill go over the different facets of the leasing experience.StaffI think the staff are great. Ive interacted with at least four different people at the office on different matters and more than one maintenance person during my stay. Theyre nice and responsive.They had weekly events with food and occasionally gave out candy and cookies for different reasons. This has stuck with me as I received a few cookies once while I was having a bad day and looking for food and it made an impact on me. I hope they keep this up. I havent had any issues with unannounced maintenance but they have come in with dirty shoes. My housemates and I know dont wear shoes in the house so its pretty obvious. They also redid the flooring during the contract and year and whoever their contractor was didnt clean that well.Unit and UtilitiesI toured and read other Google reviews before leasing at the property. The common concerns about the units are true. They are cheaply designed and lightly built, have high ceilings, and have a lot of glass. A lot of heat enters/escapes and the ventilation system of the cottages has it where there are only ducts and vents in between the floors thus you get an inefficiently and unevenly heated/cooled house. They also have electric stoves and ovens. Electricity probably costs more than other places because of these things. The house is lightly built and the rooms have vents on top of the doors so yes, you can hear everything through the walls and floors. For someone who grew up in a house then lived dorms made with concrete, it was a big change but I think it would be less of a difference for people whove lived in lighter homes. Its not ideal but it wasnt a deal breaker for me. The valet trash is convenient although I wish the containers were bigger and they collected everyday (they didnt collect on Fridays and Saturdays, the days we had the most amount of trash...). I had an issue once and called the providers customer service which was surprisingly decent, so no big deal. During my stay, I didnt have any issues with the internet. For utility payments, water and trash had a fixed rate built into the contract. With regards to my specific cottage, there wasnt any major issue aside from the heater and air conditioner running at the same time but, this was fixed rather quickly. Small defects were present in the unit with some wear and tear on the baseboards and dirt in some places but nothing unexpected from a leased property (it was kept well).AmenitiesI did not use the pool during my stay but the gym was decent. The equipment is more basic compared to the Universitys but it was sufficient for me. I never had an issue with the gym being too full although there were times that some equipment were broken and I wish they had been quicker to fix them.TransportationParking was sufficient although there were a couple of weeks where I had to park a little far from my cottage and there were also people who commonly parked without any regard to the lines which was annoying and I think the management could have done more about this. The bus route was convenient to have. Despite having a car, I opted to take the bus on some days to go into campus. It is sometimes faster than driving in, parking, and then walking (or taking another bus).So overall, I give it five stars for my first contract year (at the original time of this writing). Yes, its not absolutely perfect and some of the common concerns as stated in the other reviews are true but knowing that coming in, my priorities for my living arrangements, and the cost of rent (its good as it is and shouldnt be higher), I have been very happy with my stay at the Cottages.

First of all, the environment is pretty good, and the services such as maintenance are good as well. The only problem I consider is the music of the swimming pool is too loud, which I can hear inside the my room with windows closed. Saying that people having fun on the swimming pool need music, it is ok, but please consider others who wants to sleep in the morning due to working on class work or projects at night. I strongly recommend if you wan t to have a quite place to sleep, stay away from the house around the swimming pool and choose the one as far away from the pool as you can.

This is seriously the best place to live. I wouldn’t want to live anywhere else. I love how I have a good sized room and bathroom with high ceilings. The cottages have lots of windows for natural light. I also love the amenities. The workout room has all the equipment I could ever want. The pool and hot tub makes me feel like I live at a hotel. I also love the Starbucks coffee machine... I don’t have to spend $5 daily at Starbucks anymore!! The staff is also so nice... s/o Ashley, Caroline, and Bailey!! They make living here so much fun and make it feel like a community. They are so generous and you’ll have opportunities to win lots of gift cards. They also give you free food. I love the cottages and couldn’t imagine living anywhere else!! My college experience is so much fun because I live here.

I have lived in the worst apartment. When you check out, they use a magnifying glass to check the room and try to charge your money. In order to update the room for the future residents, they also charge your money do it. Deodorization and wall painting. They do not spend any expenses or depreciation.The most thing cant be stand that is they take your things when they do house checking. I think it’s stealing. They took my vacuum cleaner and carpet cleaner when I lived there. My things just disappeared in my house. When I came to office to ask them. They didnt do anything for help. Just seated on the chair and said we dont know.

My daughter moved in here in August and the property blew us away. It is well maintained and taken care of. The apartments are spacious and budget friendly. We plan on keeping her here throughout her masters degree because we enjoy it and we are thoroughly impressed.

I have lived at The Cottages for 2 years now and I have had nothing but a positive experience! The staff is so friendly and helpful. If I am out at the pool, a staff member will bring out Gatorades or snacks for the people around. The amenities (pool, tanning bed, clubhouse, ect) are clean and high quality. I am a senior at Purdue so I’m moving, but if I was still around I would definitely continue to live here! I love it!

The staff and maintenance crew are phenomenal are very helpful and nice. They host great events and even serve food Wednesday nights. However, the layout of the cottage completely disadvantages the person living in Bedroom A, which is the bottom floor bedroom in the 3, 4, and 5 bedroom layouts (I live in the 4 bedroom duplex). The sound carries! You will hear people talking in the kitchen or living room. You will hear when the pantry door is opened. You will hear people entering or leaving through the front door. You will hear people coming down the stairs. You will hear the washer and dryer running. Even with the door shut, youll hear everything thats going on. Im not sure if its my particular cottage or if all the cottages are like this, but there are loud creaks I hear when my roommate above me walks around. It wakes me up every morning. So if you are planning on living in the cottages, youre better off tricking your friend to take the bottom floor bedroom or living in the 2 bedroom cottage where both bedrooms are on the second floor.

I enjoyed my experience here and I honestly have no complaints. The cottages staff and maintenance were very inviting and did a great job of responding quickly to issues we had in our subunits if anything ever broke. The complex itself had a warm community feel and I was able to meet many people while being surrounded by the people I knew as well. The clubhouse had everything we needed...Entertainment, studying rooms, a solid workout room, a sauna, a coffee machine, computers and the school paper laid out for us on the daily. Paying bills was also very easy through simple bills, the security and multiple different keys for our mailbox, front door and bedroom helped assure our protection and privacy. This was definitely my favorite place to live at during my four years at Purdue University. I highly recommend it.

Very Horrible Place. DO NOT COME.1) High electricity bills that is about 120 dollars per month for a five - person house from Oct to March . I assume it will be higher for those who live with fewer room mates.2) Terrible sound proof. One can hear almost everything in and around the house. And if you live downstairs, no chance to sleep because every step your neighbor make comes with a loud cracking noise.3) Ant problem. My house is populated with black ants and I can discover them all over the kitchen table and floor. PEST control does very little and nobody seemingly care.4) Terrible new floor. The new wooden floor in bathroom swells and smells after I shower.5) REALLY NO REASON TO LIVE AT THIS PLACE AT ALL. Go search up other apartments near Purdue if you d like. My friend tell me that theres great housing for about 700$ and you dont need to suffer because this BS.6) In addition, they try everything they can to overcharge you.

I loved my Cottages experience! I moved in when they were first built and I still live there today! They have always gone above and beyond to make accommodations for me. The only bad thing I can say is the electric bill in the winters can be pretty intense. The downstairs doesnt get as warm as the upstairs. I would recommend a space heater. Other than that, I loved my place. I loved my location. The maintenance team is great. The bus drivers are nice. The leasing people were helpful and nice. Lindsey and Chenetta are your go to people! (Nick too before he left) I never had any problems with my house. Each room gets their own special uniqueness. For example, I live in 3 bed, 3 bath. The downstairs room has the bigger bathroom. The upstairs bedrooms either have the bigger room, or the bigger closet. My room (bedroom C) had the bigger closet. I am graduating in December and I have a new baby so unfortunately, I will not be able to renew! I loved my experience here though. The Cottages is definitely a place to live! Two of the best years of my life was in my apartment! Thanks guys for everything.

The cottages are just okay. I did not really want to live off campus in the first place. Be warned, they were built fast. They have HORRIBLE insulation. I live in a 5 person unit, so we have our own separate cottage. Our electricity bill was near 500 bucks for the month of January with our heat set at 65. Add that to rent, and its really expensive for being far from campus. Pros: the shuttles are pretty convenient, but you will need a car for meetings that go past 8 and grocery shopping and what not. Free tanning is nice, if you like that. And they have free coffee in the clubhouse. If you have the money and dont mind living off campus, this is probably the place for you.

I am a current resident with a continuing lease, and I have to say that in the past few months, since changing ownership, The Cottages On Lindberg have steadily gone downhill in quality and helpfulness. No information is given about charges on the account for repairs, and going into the office yields very little information regarding those charges. The woman I encountered in the front office was quite patronizing and ultimately unhelpful. The Cottages will try to leech as much money as they can from you, and will not give you the resources to dispute, or even fully understand, the situation. If you value your money and integrity, do not sign a lease from them. A year ago, I would have given them 5 stars, because I was loving my experience here. But under their new management, Ive been regretting my decision to renew my lease. This review only has one star because Google doesnt let you post a zero star rating.

The Cottages on Lindberg is the place to call home!! I have only been living here a year now but it most definitely will not be my last. It offers so many great amenities that I take advantage of everyday. Things such as the shuttle back and forth to campus, the 24 hour fitness center, the refreshments for my daily cup of coffee, and great customer service I am presented with every time I come into the Leasing Office. Did I mention the fully furnished apartment homes?! With your own bathroom included in your room?! With only one utility to pay (Electric)?! Well now I have! I invite you to take advantage of this wonderful place to live because I sure have!!!

My time at the Cottages was disappointing to say the least. Other than the house itself, there was little to comment positively on. Arriving at the cottages my room smelled of cigarettes smoke and was left dirty from the previous resident. This was not resolvable with the staff memebers. Upon leaving there were multiple charges leaving me with an outstanding balance of nearly $3,000 for items being left in the house that were not mine. Do yourself a favor, find another place to live.To add: Most of the staff rates 5 stars for work benefit. And you will notice a nice response below claiming that the cottages want to resolve this matter. Do not be fooled, I emailed Tammy back, this is a fake address. Once again, do not live at the cottages.

Very horrible place to live. There was a time the manager blamed me for breaking glass in their pool without confirming my identity when we never had glass to begin with when we were at the pool. She claims she has it on tape, but never sent me the footage to confirm. During the last few months of my stay the place smelled like SEWAGE WATER. They tried to blame the smell on my house when it was clearly an internal issue but they didn’t know how to find the source. They’re cheap but they want to overcharge their residents. They replaced our carpet with CHEAP FAUX WOOD and charged me an absurd amount for the “remaining life of the carpet as it was supposed to last 7 years” although their plan was to remove it anyways. Sounds like they’re trying to find a way to pay for that faux wood legally in disguise. When moving out, they charged our house $1,322.45 for the common area cleaning, painting, and replacement of carpet. I want to highlight REPLACEMENT OF CARPET in the common area. HOWEVER, I specifically dropped by the office before I moved out to ask if I needed to do anything to the living room before leaving and the answer was NO.How does the response even make sense when our leases are individual? How could you keep track of who did what to the kitchen? Now all of a sudden to clean, paint, and replace carpet, it costs $1322.45????? I think not. When I filed a dispute for my final move out charge it took them three weeks to reply to my email. WORST EXPERIENCE EVER—do not move here if you value your TIME AND MONEY.

Avoid cottages like the plagueReason Number One.Worker entrance into your bedroom for “inspection” without any prior notice. I was laying in my bed without any cloth on, it was very akward when the worker just come inReason Number Two.The building is built by paper. If you live at the lower floor and there’s someone who does not sleep early at night, say 4am. You will be able to hear all the steps, all the chatters until he or she sleep. The issue is that there is a very loud cracking noise whenever someone step on the stairs or the room above you. I am writing this at 4am. Yes, do not rent it because your sleep habit can be greatly disturbed and this will affect you study as well.Reason Number Three.My house is populated by ants. And the ants are in such great number that they can be discovered all over the kitchen. Maintainence team does not do a thing. So don’t rent cottages.This place is completely BS

Ive lived at The Cottages for the last two years. I am very sad to leave this year. I have really enjoyed my time here. The apartments are really cute and I have a huge bedroom and my own bathroom. Maintenance is really quick and is always willing to help. My only complaint would be that theres isnt shuttle service on Sundays.

Please do avoid this place!Their insulation is horrible and you could be billed for $500 in the winter, seriously. They said each room has individual vent but it is really just a square opening over the door, as other reviewers have indicated.Besides, they will go into your house every few months for so called quarterly inspection without notifying you before, this is very creepy. Moreover, they will kindly fix anything that they think in need to be fixed, and of course, billing you a hefty fee for that. You cannot expect any of this kind of fix below $100.And yes, it leads to the third problem I need to complain: They have so many unlisted charges that you will never know until you encounter it. And you have to pay such charges because they have kindly fixed it for you, even you did not request it at all.Oh, and they do hire other people to write fake 5 star reviews. I love the cottages! Everything is under one cost besides electricity and it makes the bills extra easy! The houses are beautiful and completely furnished! Only complaint I have is about the shuttles. They seem to be having a hard time getting them under control but Im sure they will be fixed soon! Boiler up!

Pro: It was brand new when I moved in? Free tanning/gym.Con: Majority of the staff is rude and incompetent. The caused me quite a few headaches and tried to charge me (MULTIPLE TIMES) for fees that I didnt owe. Nick, Lindsay, and one of the bus drivers were the only staff that didnt treat their residents like garbage. GO you guys! Every other encounter I had with the other staff they made me feel like a burden and were just plain RUDE.The electricity was near 80$ per person even when we unplugged things and kept heat around 65 degrees in the winter. The bad sealing job for the front and thin walls allowed all our heat to seep out causing an EXPENSIVE bill for basically our whole living experience. So when you think you are saving a lot of money by living on campus... you kind of arent. Also the bus stop locations was also disappointing.Bottom line I CANT wait to be back on campus and far away from cottages. Once their properties get a little older I have a feeling they will not be as appealing for Purdue students.

The Cottages is a great place to live! The staff is super friendly and helpful, and any maintenance issues get fixed within a day (couple of hours even). The bus is super convenient for getting to and from classes, and I rarely have to wait more than 5-10 minutes (mostly at stops on campus) . They try the best they can to make you feel at home and even cook meals for residents on Wednesday nights. The cottage style house is a huge plus because you will live in what is more like a home than an apartment! Rent may be a little expensive, but I personally feel that you get what you pay for (own room AND personal bathroom). They do say they will charge “fees” for leaving trash out, but honestly, it helps keep the place looking its best, then I’m down... no one wants to see your trash piled high on the front porch anyway, and no one wants to pick up your trash after it’s been sitting in the sun all day. Not to mention, people who do leave it out during the day don’t properly tie their trash bags and then I have gross week old yogurt containers and eggshells all over my yard for my dog to try and eat. But when it comes down to it, I would 100% recommended living here!

Caution!!! If u really want to live here, live in a stand alone cottage with no one living in upstairs.The view is great and maintenance stuff are great. But,I’m 100 percent sure they built this house with a very limited budget. They must have a very low standard for sound/noise proof. You can literally hear your neighbor talk if you don’t live in a stand alone cottage. I strongly recommend live in a stand alone.The noise proof is really really terrible and I hope they can do something about that. The wall of the house is thin just like a piece of paper, which means u also need to a very EXPENSIVE electricity bill in winter.Think carefully before u lease.

I will definitely give this place a ZERO if there is.The manager is not honest. I feel they take advantage of international students not knowing the rules. When my girl friend signed the contract, the student employee promised a room on the second floor in a 3-bed house, which was written down on a post-it. However, at the time of check-in, she was assigned to the first floor and the room is much smaller than those on the second floor. When we brought it up to the main office, the manager and the CA who helped to sign the contract erased all their memory about the post-it and ignored our request of negotiation. Literally, IGNORE. I know in the business world, we go with the contract not post-it. But I think oral agreement should also be honored. It is too cheap for a company like Cottage taking advantage of an individual who just came to the US and were eagerly to find a place to stay. Their not-willing-to-help and it-is-your-problem attitude also makes me very uncomfortable.Quoted from Michael Nowak and I feel the same way. The insulation in the apartments is horrible. They installed cold air return vents in each of the bedrooms. What they really did was put a square hole with vents above the doors which only leads to the hot air escaping the rooms on the bottom floor. In the winter expect the ground floor to be about 65 degrees while the upstairs is 80 degrees with the thermostat set to 70. In addition to this the electric bill in the winter is normally around $400 for a five person due to the insulation. They have also installed speed bumps which feel like driving over a brick at 7 mph even though the speed limit for the complex is 15 mph. The furnished mattresses are extremely stiff so you need a mattress pad to get any real padding or cushion for while you sleep.There doesnt appear to be any water softening. We called maintenance to check the tap water as it is very cloudy. However, the maintenance report that the cloudy water is normal. When you take a glass of water from the tap, you cannot even see through it. How could it be normal?When my girl friend moved in, the first floor is very dirty. It was like someone had a party and left without cleaning. Cottage signs individual lease but they DO NOT provide individualized service. All they say was you will all be charged.

As a grad student, I have been living with them since the start since they first opened in 2012. Excellent facilities, shuttle service and and maintenance service. I have no idea why this place has received bad reviews: the staff are very friendly to me.I might suggest those undergraduate reviewers who have been dissing the staff to stop being such selfish, self entitled little brats, especially since most of the time your parents pay your bills anyway. A little bit of respect for others and humility goes a long way.I have no real complaints, besides the exorbitant electricity bills due to poor insulation ($100+ a month during winter).

I think a lot of the negative reviews here are a little unwarranted. Ive lived here for a year and a half now and while its not perfect, its certainly not a bad place to be.Ive lived in a 4-bed duplex and paid very reasonable rent. I understand that under the new management, rent is going to be increasing. Guess thats just part of life when Purdue cant figure out its housing situation, but just beware that rent is on the rise and will likely increase each year. Again, not an issue while I lived here but its increasing by more every year. Maintenance has been very friendly and willing to help with issues. The furniture is pretty cheaply built so be ready for an eventual desk chair or couch breaking, but they would always work hard to satisfy us when we submitted requests. Appliances worked fine. Internet was fast enough.On the negative side, these places were built quickly, cheaply and strangely. There is very little insulation, and the heater is (a) electric and (b) upstairs. This means YOUR ELECTRIC BILL WILL SPIKE IN THE WINTER. Im talking like $500 total for the month of January. The bane of our existence here has been heating the house. The trick is to get some kind of a space heater for the downstairs bedroom and set the thermostat 5-10 degrees cooler than you want the temperature to be UPSTAIRS, other wise the downstairs bedroom will be fine, the upstairs beds will be way too hot, and your bill spikes.Overall, I will have lived here for two years by the time I move out, and Ive enjoyed it here. Easy access to 231 makes it pretty convenient to get anywhere, and amenities (pool, gym, etc) are nice extras. Just know that these houses were built fast and cheap to satisfy the needs of a housing crisis, and that the place just changed management a few weeks before this review so theres a chance that nothing Ive said here will be accurate in a year anyway.

All of my friends who was living in Cottages have been overcharged (for more than 400 dollars) when moving out. During my stay in Cottages, the office was always trying to charge for non-existent damages, and cannot give any photo proofs when you ask for more information. Once the maintenance team just came in when no ones in the house, and changed the sofas skin without notifying any resident, and charged for $250 per resident while the sofa was brandnew. In July the Cottages renovated EVERY house in the community by replacing carpets to laminate wood floorings, and they charged this on past residenets security deposit, by saying that its because the old carpet was in such a poor condition that they have to replace it, when it was just installed in 2017. The state law forbids landlords from charging residents on renovations, so they sneakily marked it as damage. 3 of my friends were also moving out of Cottages this year, and all of them were also charged for 400+ dollars for all types of reasons. One of my friend who moved out two years ago was charged for 800+ dollars. Its such a horrible experience that Cottages is leeching any money out of its residents like its broke. I would totally not recommend this place to anyone.

Watch out those good comments below, some made by their own staffs/employees. They often break into your house without permission, charge you with ridiculous reasons. And if you ask the manager for specification, she would act like an idiot with rude attitude, and offer you no solution. And dont trust their feedback down there cause they always lie.

I lived at the Cottages for a little over a year before purchasing a home in Lafayette. My fiancee and I rented the 2 bedroom cottages which had a huge living room area and two rooms located upstairs. I wasnt a fan of not having garage or carport for my car. I hate the cold weather and snow and cleaning my car off was a hassle! They are super stylish and on the newer end of complexes in the area. They are located close to business and restaurants which was convenient for me since I worked down the street. Overall a pleasant experience!

We met with an individual and with the leasing office in order to do a lease transfer. In the end, we were given multiple surprises by the leasing office that didnt make sense, didnt seem fair, and in some ways felt completely unethical. I suspect if you plan to lease from them for an entire year you may be less likely to have issues. But if you are planning on leasing from them thinking youll ever do a sublease or anything like that be aware that they are a little shady with that practice. Even based on that experience Im not sure I would ever recommend them at all unless they clean up their policies and procedures.1) Raised the rent in the transfer. The current tenant had a locked in rate on a 12 month lease. He was looking to transfer his lease to us 2 months early. At the time of the transfer the complex said they were going to raise the rate on the agreement to their current rates. The problem here is the existing previously signed lease wasnt expired. There was also no language (though they tried to state otherwise) suggesting that they were doing an early termination of his lease and a brand new two month lease with us. They made it very clear that they only did twelve month leases and would not do any month-to-month leases so trying to sell that it was not a transfer but a new lease was contradicting. The language of the document they presented on this point clearly stated that the Old Resident was transferring their lease and his/her rights and responsibilities with it to the new tenant. One of those rights should have been the pricing that was negotiated and agreed upon in good faith in the previous lease. In our case the old resident was willing to cave and pay us the difference for the increased amount since he did not feel he had much of a choice. Whether or not they are allowed to do this appears to be a bit of a gray area but really feels morally and ethically wrong.2) Their service fee. They charge a $275 non-refundable service fee. This fee is used to paint and shampoo carpets in the bedroom (maybe other areas?) when a tenant moves out. This fee is collected from everybody and after every move out they do this work and it comes out of this fee. In our case because the old resident was moving out and we were looking to take possession the next day they wanted us to agree to take the apartment AS-IS. They needed 3 business days (really?) to paint, shampoo, clean (if needed) and document any damages for it to not be AS-IS. Okay, fine. But when we talked about taking it AS-IS they were going to keep the previous tenants $275 service fee and not do any work for it. The manager very clearly stated that the fee was used to cover the cost of painting, shampoo, and cleaning and yet they werent going to do any of that in our situation. We were planning to take it AS-IS for 2 months and move out but they were going to also charge us the same fee. The same $275 so that they could supposedly paint, shampoo, and clean after we were done. They wanted to charge the fee twice and do the work MAYBE once. They wouldnt allow the previous tenants already paid non-refundable fee to cover the additional two months we were going to be there (technically under the same lease) and instead wanted us to pay it again. They also said if we didnt allow 3 days they wouldnt be able to do an inspection and document damage. They also wanted a guarantor to hold responsible in our case since the actual occupant was under 25. Any damages they claimed after move-out (warranted or not) would be billed to the guarantor and if unpaid sent to collections with no way to contest it or ask for proof of said damages.This was as far as we got. After this we walked out and I feel bad for the guy who wanted to rent us his space. He was a nice guy and didnt deserve the hassle but we did not trust the leasing staff of the complex at this point. The leasing staff seemed confident and was firm in their position but also felt extremely inexperienced and did not seem to understand their own contracts very well in my opinion.

After almost a year of living here I can confirm most of the negative complaints already mentioned on the other reviews. The manager is rude and as a whole they do not care whatsoever about the safety of their residents. On top of this there is no enforcement of any sort of rules, from parking, to following rules of the lease, nothing is enforced. Ive also read reviews about maintenance workers coming in without any sort of warning, didnt happen to me at first but after a couple of months I never got any of the 24 hour notices and the maintenance staff would just show up unannounced. It has become very apparent that they will put on a good show to lock you into a lease and then forget about you and quite frankly just dont care about their residents.**UPDATE New to the cottages this year: its a new garbage pick up crew how fantastic! Now when youre driving through the streets of the cottages you have to dodge trash bags that fell out the pick up crews truck that they just decided to leave in the street! How fun, its like a real life Mario Kart where you have to dodge the obstacles!****UPDATE 2 Great news! Im finally out of cottages! However, even though Im not living there they still find ways to charge me money! Upon move out, my roomates and I were charged 62 dollars a piece for a broken couch. The same couch that was broken upon move in. The same couch that we had put in a maintenance request to fix about three times through the year. After the third time the maintenance guy just kinda told us there was nothing more he could do. As soon as he left and we sat on it, it broke. So we gave up. And we got charged for a couch that had been broken the entire year. But Id expect nothing less from The Cottages. All I can say is that I am beyond happy that I am finally out of there. There are plenty of other places you can live that wont give you such a terrible experience so be sure to look around**

I lived in cottages for three years and recently I feel the cottage officers have ridiculous work efficiency. I asked them to show balance statement for three to four times they still cant send it to me through email. When I transfer from one apartment to another they have wrong move out date and throw my rest stuffs away and they didnt show right attitude at first. Besides the rent is expensive compare with other apartment nearby. If I have another chance, I would never choose cottage again.

Students Beware!! Signing a lease with this place is a joke. They have no out if you cannot move in. They are literally taking money from students who dont know enough to understand what they are signing. They state that you have to pay the full term of the lease even if you decide not to move in and provide sufficient notice of that. They change their story and reasoning over and over and then threaten collections if you decide not to move in. Very bad business practices. Also agree with the lack of insulation. My daughters electric bill skyrocketed all winter and they said there was nothing they could do. The dryer has never worked properly and burns holes in her clothes yet maintenance found nothing wrong. Avoid this place at all costs.

DO NOT LIVE HERE! I lived in the cottages for 2 years. I had made it known to the front office staff that my roommates and I planned on staying in the same apartment for at least another 1-2 years. We went to resign our lease for the 3rd year and they had rented it out from under us less than 5 months into our lease. They do not care about loyal returning customers at all. They also do not take good care of their parking lot during the winter at all. Be prepared to buy your own shovel in order to get your car out. Not to mention all the giant speed bumps every 100 ft and the tiny parking spaces.

Ive lived at the cottages for almost 2 years now. When I moved in, it definitely was the best option available. However, many things have happened over time that leave me with a bad taste.Rent has been increasing drastically over the years. I was fine with the $50/month increase to renew my lease but I am glad I am not renewing as the price is again increasing and they are talking on trash/water charges as well.When I originally signed, the leaser promised $200 to me, my roommate, and to our referrals. We entered the referral, but when we later asked about the money we were told the offer had not been received running at that time.Coming back to my residence after the first year I had stayed there I arrived to find my key did not work. I had renewed my lease and my old roommate had not so they understandably changed the coding on the lock. The problem was they failed to inform me and after a very tiring cross country drive through the night I arrived and was locked out of my place.They recently decided to change the flooring over winter bream, which despite the unattractive look and increased noise, I was okay with. The problem was that they indicated they were doing the main floor and landing so I spent days moving all my stuff off the floors and securing my valuables in my room, but well after the semester had ended and most residents had left, they informed us they would be going into our room to do flooring in there. I had secured my valuables in my room specifically so the contractors would not have access to them. I had a tough time getting them to understand the dilemma and they seemed to forget they are paying the contractors and can tell them to change plans. After a lot of frustration we agreed to push the installation back and I would come back early to supervise. The main flooring was supposed to be done but I a construction zone subflooring. I would be stuck living in the mess for over a week.A couple of months after the flooring issues were resolved I was doing laundry and had a whole batch of nice white clothing ruined. The reason being they had switched the hot and cold lines on the washer. The staff showed no concern for my damaged belongings and increased electrical bill from their mistake.They also do not enforce no smoking. I dont smoke nor do I like the smell of it, but my neighbors the first year would sit out on the front porch (in view of the clubhouse) and smoke right in front of my windows, making my living room smell like cigerattes.They overdo it on lawn care, mowing more often than necessary and this not only is noisy in the early hours but also makes the yards torn up and mudpits.Electrical bills are much higher here than equivalent apartments.I gave this review at least 2 stars due to the friendly and fast maintenance personnel (not office staff) who Ive had positive interactions with, the spacious floor plans, parking access, low noise levels, and sentimental reasons.My advice: consider closer to campus options as rent prices are creeping up on chuancy hill places like the hub and campus parking continues to decline.

While The Cottages has a nice exterior, the interior is a different story. Not only was my cottage falling apart (the stairway detached itself from the wall) there is NO insulation. Because of this our heating bill in the winter was consistently over $350. I lived in a three bed three bath cottage and we kept the heat on 67. The apartment is overpriced and adding the $100 a month per person to run the heating and cooling was just unreasonable. They are literally falling apart. I will be surprised if the place is still standing in 5 years. The buses were never on time and sometimes they would be too full so I would have to wait 30-40 minutes for the next one to come. Overall, I had a bad experience and wouldnt consider signing with them again if I was forced too.

I lived there last semester, they charged you for so many ridiculous reason, like if you put trash near your door, 1 bag for 50 dollars. and if you do not transfer the electric bill on your name, luckily, if your electric fee is 100 dollars, EVERYBODY need to pay 100 dollars to the office. In addition, if you take the shuttle to school, the shuttle do not have certain schedule time, sometimes you schedule your time, and think you will catch the bus and arrive the class on time, but the bus driver go to the restroom for 10 mins, you will definitely late for the half of the class. When you move out, Cottage definitely can not lose the opportunity to charge you. they will charge you 100 dollars for every small parts you did not clean well. So remember do not ask the house cleaning to do that, because after the cleaning, they still will charge you a lot,
