As a team (leasing, regional, and corporate managers), I do think Valiant Residential will do their best to hear you out and find the best solution. My maintenance requests are usually on the fly and I get a response somewhat immediately. I can express a concern in passing to leasing managers or maintenance and it will get attention. I do appreciate the gated community. As far as safety, it is a public space so be aware of your surroundings and make good choices. I do wish the maintenance of dogs was better from the residents, this is coming from a dog owner myself. There are a lot of families around here so we try to respect the volume of noise since children need sleep.

I love it here! Found by accident, it could use workout toys in the dog park, but other then that, Ive got a backyard! Really spacious kitchen with open concept. Big closet, ok size bedroom. 11x11 but its just me & my pups, so its perfect! Also quiet small but spacious complex. Update, management handles problems asap! Ive never lived in apartments that care more about comfort & happiness of residence than money in the pocket.

Touring and cost plus amenities was amazing which is why I considered this apartment complex. After having difficulty with the application, I had to leave multiple voicemails from their lack of answering the phone. I got denied but that’s okay, I just never got notified til AFTER calling them. The managers were clearly not on the same page because I contacted them around 11:30am about not being notified with the denial and was continuously told the other manager contacted me. I never received an email, call or voicemail but DID receive an email at 12:30pm after that conversation. I had an attitude because of how annoying it is they don’t answer their phone and then Lela (?) caught one back. She also expected me to remember every single thing she mentioned when touring when I had viewed around 5 apartments that day so obviously...a lot of information at once - someone’s gonna miss something. I work in hospitality and whether a guest/client is unhappy or not, you do everything you can to fix something. NOT be disrespectful back. And I was again, just a potential resident. How do they treat their actual residents???? Oh also.. she hung up while my boyfriend was speaking.

Its really overpriced for what youre getting. My biggest gripe is how THIN the walls and floors are. I requested an apartment on the 3rd floor because I thought that would minimize noise.Nope, you can hear your downstairs neighbors talk and even walk. It literally shakes the floors! Good luck sleeping with shaking walls/floors and hearing your neighbors conversations.My second gripe is that my master bedroom door would not stay shut, let alone lock.However, I will say that Tyler was really helpful whenever I needed something. The rest of management, not so much though.

This place used to be great. Ive been here 1 year, about 6 month ago new ownership has taken over and it has all gone down hill. THIS IS GOING TO BE A LONG ONE!1.Since old owners left I dont get any resident email at all. What I DO get is SPAM emails from the leasing office (picture of spam email). Ive called multiple times and it seems like no one is ever working because no one will return your call even if you leave a voicemail. Thankfully my friend and a family member live here to let me know what emails they as resident do get.2. HUGE TRASH PROBLEM! They send out this email today saying they will start to fine people if they leave trash or furniture outside the dumpster. Which I AGREE PEOPLE SHOULDNT dump furniture out there but we cant do anything about the trash! they only have TDS come pick up TWICE A WEEK for a 7 building community. The trash dumpsters are always over flowing trash theres no option but to leave a trash bag on the side. (Im pregnant, not ganna try to climb to put my trash bag on top as if it was the cherry on top.) maybe adding one more pick up will help out a bit. all 4 dumpsters are always overflowing there isnt a day that that trash isnt piled high.3.They dont want kids writing on the floor with chalk because it makes the community look bad with all the drawing on the floor. Well guess what I rather see kids playing and drawing on the side walks than see piles of trash. which makes the community look 10x worse than kids drawing.4. Maintenance dude seems cool but you dont know if they do actually complete the request. Example: the old owners once they finished the request they would leave a sheet on your kitchen counter letting you know they went in and completed the request. Now you dont get one or at least I dont. I requested my AC filter to be changed a while back and it showed as completed on the resident portal but the filter look dirty. I have cameras in my apartment and never got a notification of anyone coming in my apartment. When I email the manager all she said was they did go. No proof they actually did.5. Nice looking apartments but man you can hear everything your neighbor is doing the walls are so thin you can hear them walking, tv, music playing, everything!. I feel sorry for my downstairs neighbors because I have a toddler Im sure they hear her screaming, jumping, playing, crying. or us walking. if you move in go to the 3rd floor so you dont hear anyone above you. The building seems so fragile in my apartment the celling is cracking. ill post pictures of that later.

I have been living here almost a year and I liked it up until they price gouged me when my 9 month lease expired. They added $50 to my monthly rent arbitrarily. Then they started back charging me for renter’s insurance even though I had full coverage the entire time. Currently they are not answering any phone calls. I have been calling every day for 5 days and there is no answer . Even my insurance agent could not get through. Stay away!u

Seriously, my family loves it here! My son is so excited there is a basket court. My daughter loves the fitness center. My doggy loves the pet park and I love that I can give him a bath in the pet station. Having a washer and dryer in my home is a huge bonus! I love my large patio and the staff is very friendly and have been quick to address any issues I have had thus far. I know trash has been an issue, but I know it cant be patrolled after hours when neighbors decide to disregard the rules. I appreciate the hard work the team has done to clean the dumpster areas up.

Just got done living here after two years and i would say at first it was a great place starting out.Due to management always changing it seems that the care factor just went out the window. dumpsters always over full, gates always being broken and needed fixing,pool not being able to be used by the residents,and on my outside side door it was always leaking in water when it rained really hard. With me moving out i received my final bill. i went into the office to ask some questions and was meet with disrespectful and dishonest answers. when management automatically tells you they only been there two weeks and they dont know there system you know there is a problem. Loved living here at first with my family but would not recommend for first time person looking into an apartment.

I had a great experience living here!!! I just moved due to a new job, in a different state. If it wernt for that I would still be living here. The community was so friendly. Management was always willing to help and very quick to respond to any questions or issues. The inside of my apt was amazing!!! The floor plan was perfect and soo spacious. I loved taking my niece to pool. Its so big that we had plenty of space for ourselves. The location was the most ideal. Its so close to downtown Kyle and Buda. Everything I needed was no more than a 5min drive away. I will miss this place greatly.

I went to visit a friend and while there the maintenance team showed up to install a new microwave. I was very impressed on how professional they were, they even asked if there was anything else they can do and left a card for us to contact them if there was anything else needed. I was so impressed upon leaving i stopped by the main office to see if they had any two bedrooms available and to possibly take a tour. The leasing agent was very helpful and answered all my question. Once my contract is up in March ill defiantly be back to rent.!

Nothing nice about this place. Management sucks. Gated community with gate that doesn’t work. Dumpsters are a disaster. Trash cans overflowing. The beautiful pool is useless because of a group of animals that take it over. Loud music, glass bottles, cigarette butts in the water, and trashy people. Can’t wait to leave.

Terrible management. Maria obviously has no idea what she is doing. We were living there before this new management company took over, when it was a nice place to live. They wouldnt resolve the one issue we started having. We did the normal request/complaint letters with MORE than reasonable time for them to fix over a 6 month period. Still nothing. We tried to stay there as long as possible because we knew with how we were already being dealt with by management/Maria, we were going to have a headache with this. We ended up moving out 2 months before our lease end date and they filed on our credit report because they said we were in the wrong. We have to take them to court now. After talking with neighbors during their fire drill or when the power went out, we found out that our issue were a lot of other peoples issue and yes, other people did move out as well. I just hope the turned out better than us. I also completely agree and validate Cody and Johns statements below.

When I came to sign, the apartment I was signing for was unavailabile for touring as the people before were still living in it. Instead, they had me tour and “identical” 1 bedroom/1bathroom as the one I was supposedly getting.Upon move in- my place was very different. My apartment was handicapped accessible, which means it was completely redesigned for wheelchair access. We lost half the closet (huge part of the reason we signed), tons of storage, rooms are smaller due to expanded walk ways, and there were missing doors.It was a total bait and switch. When I brought it up to the management they swore they “didn’t know” and would need 30 days notice if I wanted to transfer. Huge bummer, had to get VERY creative with storage.I’m new here- I will say the grounds are very clean and well kept. It is quiet (in my building) and I’m not going to blame the management for my extremely disrespectful upstairs neighbors. Overall, you get what ya pay for.

They need scheduled the TDS come and haul the garbage more often... the residents are to lazy to open the hatch and they also dump furniture non stop... an easy fix is to start fining people 500.00 per violation for a small investment in a good security system.

We moved here in November of last year! We absolutely love it here. Very close to I-35 & ACC hays campus is right across the highway! Which is great for us. The apartments are always clean & quiet & the front desk staff are very friendly. Whenever we’ve had maintenance issue, it’s been a fast fix. We couldn’t be happier about this community!

Pay rent on the 31st, receive a confirmation email of payment (pictured below), go out of town for a wedding, come home to an eviction letter. Apparently I made a typo when entering my routing number. So, instead of and email or phone call first, were being charged an extra $50 and a possible eviction on my rental history. Now, although I made a mistake, a confirmation email, along with them typically waiting until the 4th of the month to process the payment led me to believe everything had been paid on time, as it has the previous 10 months weve lived here. A harassing letter, a $50 fine, and no help from the staff is what we got. Considered renewing, now Id encourage anyone considering this place to keep hunting. And despite the professional response that may follow this review, theyre accusatory and rude in person and over the phone.

Management is obviously horrendous, what more can you expect for an apartment complex though. Multiple problems while living there that never got fixed and then they had the audacity to try and charge me an outrageous move out bill. Do yourself a favor and avoid this place. There are much nicer and cheaper places in Kyle. Take this as a warning!

First off, horrible staff/management. They do not care about their residents. They let outside contractors come in and overcharge them and fixed things that did not need to be fixed and footed us the bill for that. We were told we were gonna have private BBQs in our yards, which yeah never happened in the whole year we lived there but they had no problem letting them just sit outside the maintenance shed. They also claim to be a gated community, but their gates only worked probably 2 days out of the WHOLE YEAR we lived here. Dont even bother talking to management because they change them out so often you never know who you will get. These luxury apartments are nothing but overpriced and poorly ran. If you are thinking of living here, DONT. There are way better apartments that are cheaper and care about their residents.Youll thank yourself later.

After our house was flooded & living with family didnt work out, this was the only place available at the time.It started out great but then neighbors moved in. You can hear EVERYTHING from every side of you. Even construction on the highway. Sound is amplified when you walk, so living on the 3rd floor & having to walk softly all day every day was a pain esp. w/ kids.From the kitchen & living room you can hear the neighbors sharing the stairway w/ you (north of you). You can hear them having a party. You can hear the dog of the neighbor below them.From the master bathroom, you can hear the people adjacent from your apartment using THEIR bathroom! You can hear neighbor below you having the guys over for drinks.Im sure they could hear everything happening in our apt! (Stay tuned for OTHER neighbor!!)When there were storms, you can feel the whole building MOVE. I feared for our lives. I seriously thought the roof was going to blow off & the windows would bust in. I had to put myself & my kids in the master closet every time that happened. The master closet btw always smelled strong like gasoline. It gave me a bad headache if i was in there too long.Whenever there was construction on the hwy, you could hear it. Whenever people came home or kids playing outside & were on the stair ways, you could hear it. Whenever the garbage people came early in the mornings, you could hear it!Having the patio door open was way too loud. Whenever idiots would come every other day to pick up someone that lived in the bldg, theyd honk instead of getting out of the car or calling them.. You could hear it.My husband slept during the day & worked at night so sleep was interrupted for all of us.A girl from a different building (A whole building across & to the left) was having a fight with her boyfriend late at night /early in the am & EVERYbody could hear it.I heard a guy hit a parked vehicle one late night.OTHER neighbor:A new neighbor moved in on the other side of our building (our master bdrm shared a wall.. east side of us), you could always hear them having LOUD intercourse!!! EXTREMELY disturbing! Esp. with young kids around. More disturbing was when the guy was beating up his girl. This happened way too many times. Usually waking me up at 5 in the am. I tried pounding on the wall but when he screamed at me i never did that again because i feared for my life. I called mgnt & told them about both the loud sex & violence. I was scared to leave my apartment for fear he would confront me and/or beat me up! So i lived in fear for a good while until he was finally evicted.Another very scary time was when my sister came over & we took our kids to the pool. A guy watched my kids & my sisters son run up to our apt before i got there. After i said goodbye to my sister in the parking lot he was waiting for me by my door. I said no thank you & went inside. He knocked on my door again & i had to call my sister back to my apartment for my nephew (whos only 13 but looks older) to spend the night. I showed the guy that i had protection in my hands & i called the police. My husband worked nights & was always gone every time something like this happened.Needless to say, i didnt get very good sleep while living here & it took great effect on my health. After my husbands 2nd employer left Austin, we struggled financially to live here. Management couldnt care less. We had to move out before our lease was up & now we are harassed by collectors.Also, one time the lights went out in our whole bldg, the girl at the front desk told me to call the power co. I told her it wasnt just our floor but the whole bldg, same response. Almost a week going up to 3rd flr in pitch black with young kids was not only scary but dangerous! Only when my hubby talked to her did she say ok to taking care of it. Ridiculous.If Im being picky:Because the flood ruined most of our things, we used our FEMA money to re-buy things we needed.The washer/dryer ruined my brand new towels, bedding & many of our clothes.Think twice!

On May 26 my husband and myself applied for these apartments. Well turns out my husband had two small credit bills under his name that we had no clue about. One of the bills was for TWC 150 and another T-Mobile 250. They denied my husband. We paid the bills in full and asked the manager if we could send her a receipt, bank statement or have the credit place fax her a paper but no she would not take anything to help us out. We had already put our deposit down and that same day they put the apartment back on the market (sigh). So we ended up contacting their corporate office and I left a message and even sent an email seeing if they could help. I have yet to receive a call or email back. Then a few days later I called back and they had already leased the apartment to someone else. Then I figured it was over no more chances since they couldnt help us. About a week passed and I called asking when our deposit would come back. Then they told me an additional 7-10 days which I was upset about. Why would you assume I still wanted to live there after everything we went through and them not being able to help us. I dont think they are professional at all.
