I love living here I have lived here for around 2 years and the customer service is great and i love the staff they always go above and beyond Micheal and Hailey are professional and amazing I never want to leave the front office! I also love that the community is clean and it keeps us informed we do have a pet heavy community so I notice alot of residents just letting there dogs use the bathroom anywhere though I know they can only do so much if no one sees who is carelessly not cleaning up after there pet they still do everything they can to inform the community and I see maintenance all the time cleaning the pool and keeping our outdoor grounds as clean as they can.
Most of the time you get it right. Today you gave me the long way to get back to lime kiln road from oak grove. When I was going to 20400 marketplace you tried to send me past it to 1626. On my second delivery you sent me back to the first. I think there’s a problem you need to fix
TL;DR at bottomI have lived here 2.5 years. For the first two, I felt most things were great. The only complaints I had were 1. There was a mess-up with a sister property and deposit that took months to figure out and 2. The parking can be terrible in finding a good spot.However, for the past two months we have been dealing with terribly loud new neighbors (never had this be a bad issue before which I believe speaks that it is worse than normal!) and the staff (who normally are quick and helpful in scenarios) seem to be “ghosting” us. The neighbors have stated they will not change their loud behavior and we must just deal with it and the staff has made no additional steps to remedy it aside from phone calls. I have sent many unanswered emails. Because of this, I am writing this review. In it, I’ve included other things to think about before considering moving here.Pros: nice amenities, upper scale apartments, quick and nice maintenance peopleCons: lack of staff concern, parking, security gate always broken, “jimmy-rigged” maintenance solutions (our kitchen sink is being held by a piece of 2x4), people are terrible about picking up after pets
Poor customer service and communication. Phones do not get answered during business hours. Inability of staff to relay pricing and options. There are better options around the area.
This complex and staff is absolutely amazing. Every person I have met that lives here is so kind, friendly and all around GOOD people. Sara & Michael in the offfice are such hard working sweet people. They go above and beyond for the residence to ensure we are happy and safe. This bad weather storm has showed their dedication and commitment to ensuring just that. The maintenance team is on top of all calls and requests. They were at my door in TWO minutes when a pipe busted on the roof.Sara & Michael extremely good at communicating with residents about any changes that are happening especially with COVID & the winter stormThe complex is always nicely kept and I’m always greeted by welcoming staff. This place is our home and I wouldn’t want to live at any other complex.Thank you Oaks in Marketplace staff for ALL you do!

If I could leave 0 stars, I would. They are so unprofessional and can’t respond to emails, so I’m hanging the dirty laundry. From the outside, it looks like a nice, gated apartment complex. Could not be further from the truth. The gates never work, so they are often left open. The doors to access the apartment complex (side mesh doors) are always left open. Those doors allow access to the entire complex AND the UNLOCKED and OPEN office that houses all of our information. The first week we moved, the apartment complex was broken into (not the first time apparently). The thief stole TVs from the cabana area, much more (but we wouldn’t know) and stole $2,000 worth of tools from our truck bed that was locked and had a locked bed cover. Did the apartment do anything? No. Did they notify residents? No. Did they let people know that information was stolen from the OPEN AND ACCESSIBLE office? NO. I emailed them asking to at least acknowledge the situation and let other residents know, no response. All of the outside light poles don’t work either, they got an email and again no response. So no working gates, open accessible office and no outside lights? Safety obviously isn’t a concern. They do not provide adequate dog poop pick up stations so no one picks up the poop. I admit, the one time I didn’t pick it up because I basically said f*** it since no one else does, the office employee followed me around making sure I picked up anything else. Seriously? You have time for that, but can’t respond to emails? The complex constantly smells like weed and there are parties all the time. Trash pick up is never done on a regular basis, there are yellow jacket nests everywhere that they also refuse to get rid of. I could go on and on about all the reasons you should not live here. They filter the reviews so the bad are at the bottom. They also delete any negative resident bulletin board posts. Do NOT live here, I repeat, DO NOT live here. Please please please do yourself a favor and move on in your search.
We’ve been staying here for over an year & have always enjoyed the interactions with management, and the maintenance team. Any problems we have are always addressed in a timely, and professional manner, and the team is always super friendly and genuine — they truly care.
I called this morning and both Michael and Sara were so professional and helpful! Im not looking to move for another 6 months, but they still took the time to answer all of my questions, did not rush me off the phone (which other places have been doing), and still invited me to tour even though I am looking further out. Based on pictures online and how nice those 2 are, I will hopefully be leasing here soon!
Sara helped me get my new place at Oaks at Marketplace in a quick, professional manner. The inside of my unit was sparkly and felt like new on move in day. Amenities are great, especially the 24 hour conference center you can utilize and the gym. Michael at the front has also been helpful in my stay. I recommend living here (:
My first night moving in and I found out that my dishwasher is infested with baby roaches then I take a spotlight and start going over the corners of my apartment make it all the way around My apartment then go to my bathroom and find a huge roach under my bathroom rugs that I literally just bought in place there not even,two hours ago taking it to management tomorrow
I am really amazed by the staff, facilities and amenities that are here at Oaks at Marketplace, Kyle Texas. I am very impressed by everything from the spacious floor plans, huge kitchen with marble countertops, wood floors and high-vault ceilings to the movie theater, outdoor recreation area and beautiful pool.I was a bit nervous moving away from Austin but living here has made me feel very welcome to a smaller city. Oaks at Marketplace is located across the street from H-E-B, Target, Kohls and many other businesses. Why drive when you can walk 5 minutes to eat or simply to go shopping. I am very happy to be living in such a great place and am looking forward too many years of living here.Thank you to all of the staff for being so helpful from day one. You have definitely made me feel welcome and I am honored to be a part of the Oaks at Marketplace Community.
Not the type to leave reviews but i was truly floored by the professionalism of the team at Oaks on Marketplace.Ive talked to multiple team members over the past few week regarding leasing and everyone of them make me wish i already live there.Theyve made the apartment hunt very easy and enjoyable for me.
Just started looking for a new place to live and this place is number 1 on my list. Even during this time of social distancing the office staff was so kind and helpful. I have visited several properties in this area and Sara was the only person who walked me through everything via phone. I am currently looking to move in November and I will be checking here first.
I’m literally sitting here ready to move in from dallas driving 4 hours and nothing is ready not my paperwork or my unit and the managers Sarah and Angela refuse to help and won’t even get on the phone to help out their new employee. One of the residents on the lobby told me not to move in because they are never available I even called 17 time Friday and today to make sure we were all set to
Fantastic apartment and great location! I moved in when they first opened and the entire staff has been super helpful and friendly through and through! They recently changed management, and Sara has been a great addition through the transition-attentive to residents and friendly! The maintenance guy-Pat, is always extremely helpful and very responsive to any maintenance requests!! Five stars for sure!!
Ever since the new company Valiant took over the property, the staff havent really been as helpful. The only leasing agent that was remotely helpful was Daisy. She seems to actually care and wanted to help her residents. The others just seem to not even notice any residents or ask if we needed anything. I came here because of the friendly environment and atmosphere, but i just dont feel it anymore with the new management.
Getting a hold of the office is a hassle. Have to call them on average about four-five times before they answer. Avoid renting a washer/dryer from them. The first time I use the washer it is broken. For something I pay an extra $40 a month for I expected it to at least work. Hallways smell like weed, and in the first week of living here there was a resident issue in the hallways at 2am in the morning where police were involved and the apartment has yet to respond to my email.
I toured here a few days ago, everyone was very professional and knowledgeable about the property. the location is great and the show home was beautiful. i look forward to submitting an application when im ready
I absolutely love this place. I lived in Round Rock for 10 years and never thought I could find a better area then Round Rock. until I made the decision to pack my boxes and move closer to work. I searched for a while for an apartment that felt safe and had a modern flare that i appreciate. Oaks on Marketplace has just that for me. I really appreciate Sunny and her staff, everyone has been wonderful and Sunny is the real deal. Thanks team for making me temporary home an enjoyable one.
I only gave it 2 stars because of the location. Its a great location.Ever since Valiant took over its gone downhill. I will most likely move elsewhere once the lease is up. Do not rent here if you value autonomy.EDIT: Also, if they could respond to my emails that would be really appreciated, yeah?
Anytime I’ve ever needed anything, the team there has helped me; from the office people to the maintenance team I’ve never had to ask a second time. I appreciate the quick response with any issue I’ve ever had which is usually nothing more than minor things like needing new filters or a clogged sink. Patrick can do it all. Thanks!
I’ve lived here for over a year and have absolutely loved it but today I experienced one of the RUDEST phone calls from management. I called with no intention on fighting a $25 trash fine I was given and was immediately yelled at by a woman named Sonnie with a horrible attitude. This behavior is unacceptable especially from someone in a management position. If you speak to someone in leasing I recommend Creshanna she is amazing but they are all so nice just AVOID her! The guys in maintenance are also very nice and go out of their way to help you with whatever you need.
I lived all over the USA and Oaks on Marketplace is by far the best apartments in Kyle! Killer location and price! Thomas in the office is really nice, always friendly and willing to assist.
First Ill say this is a beautiful complex and my review is based solely on my brief interactions with the staff. The lease in my current apt is up in April-May and Im trying to get back to the Buda/Kyle area and Im starting to compare to see price, amenities, etc of the different apts. I went to view an apt there just after Thanksgiving and they only had a smaller 1 bedroom unit for me to see which was nice, but too small and I wanted to see a unit with the floor plan I wanted, an A4. The staff member, Michael was accommodating and said he would have one to view in a couple weeks but was in process of getting cleaned so he said hed call when ready. Well, 2 weeks turned into 3 and I called back, he said it was nearly ready so again I wait. Its now been nearly 7 weeks, still no communication from him. It seems theres never anyone in the office when I call, have left 3 different voice mails and have gone onto the website twice and sent emails, still no response. If they forgot and leased the unit, ok just call and let me know so Im not just sitting around waiting. Im very disappointed because this was one of two places I had decided to move to but based on the lack of communication on the front end, it may not work for me.
Been here 3 months and before we moved here we looked at other places and this is by far the best! We love the view and having the pits at the pool is amazing! Bbq once a week living here Since we moved in!
2 stars, again, because of the location - very close to HEB, Target, and Starbucks. But ever since the new management company took over, this place has gone downhill.1. The valet trash service they charge you $25 a month for is very inconsistent. If its too heavy, the strings arent closed tight enough, etc., they will not take it. I recently saw a warning notice on my neighbors door because they had an empty pastry box on top of their trash can, advising that there would be a fee if it happened again. Oh, and when residents trash isnt taken, they will put it underneath the stairwell, or leave it in the hallway all day.2. I had only two pieces of metal artwork on my patio, which had been hung the day I moved in nearly 2 years ago. Upon a patio inspection with the new property management company, I received a notice on my door stating that I would be charged a fee (per item) if they were not removed within 24 hours. Reasoning was handwritten at the bottom as unauthorized patio art. Seriously?3. Dog waste EVERYWHERE. Yes, everywhere. Even including the hallways. Notices have been sent about installing cameras and charging fees, but that hasnt happened and nothing has improved.4. Handicapped parking. The few spots of handicapped parking are being utilized by residents - consistently the same few - when theres no other parking to be found. Ive called the office about this and their response was We arent contracted with a towing company, so theres nothing we can do. Also, this not my problem attitude is true of every single employee of this complex (with the exception of Patrick, the maintenance man.)5. The security is a joke. The gates are broken on both sides and the entrance at the front of the building (before that was broken too) was often rigged by food delivery men for easy access. In fact, theyve recently added signs on the building urging tenants to lock their doors, hide their items.As Ive said, the location of this apartment is wonderful. Its easy to access and nearby to everything you could want. However, managements emphasis on inconsequential things, such as patio art and pastry boxes, combined with their eagerness to fine you for literally anything makes it unbearable. Things which shouldnt be tolerated, like illegal use of handicapped parking and abandoned dog feces, arent being addressed. Very disappointed with the new management company and will NOT be renewing my lease next year.
Oaks on Marketplace was the best living experience my wife and I have had while in apartments. The staff was absolutely phenomenal and they have the best maintenance team weve ever seen. Everything was handled in a professional and timely manner. Most maintence issues were addressed with 24-48 hours. There was consistent communication and even their courtesy staff were diligint in the late hours (never really had issues with noise or anything, only called them once bc a neighbor who had left town back door flew open and they had a cat). We personally also found them affordable and in a great area.We have since moved due to a job change, leaving behind one of the best apartments. We really miss living here (our new one is no where near as great), and if I could get my commute down to less than 40 minutes then we would be back at Oaks on Marketplace in a flash. Miss yall. Keep up the stellar work!
