Our holiday was booked through an agent in the Uk, the company they dealt with was American sunshine vacations Know as AmSun vacation homes. We arrived a few hours later than planned due to delays so the office was closed on arrival but we had instructions if this was the case. However a computer glitch had meant our reservation had been overlooked and no keys were left. I phoned the emergency number on the front of the office and call was answered straight away and after explaining our situation the women could not have been more apologetic and sympathetic. It literally took no longer than 10 mins and we had an address only a mile away, so we drove off and arrived at the villa. After entering the property I can only describe it as a total shell shock, it was absolute gorgeous, I was totally blown away how clean and luxurious it was, I didn’t pay a premium price in fact I found the holiday using a comparison site and it was basically the cheapest option. So to see this building in front of us, I could not have been more impressed. The following day we was asked to return to the office to sign paperwork etc and on arrival we were met with more apologies and the offer of a breakfast on them as compensation for the delay. They didn’t have to in my eyes as it was probably at most 30 mins of our time so in the grand scheme of things nothing at all. We had one issue with a trip switch but a quick call and all was resolved. The property was located far enough away from main roads it was quite and very peaceful, but close enough for all amenities that it was no effort to drive out for dinner or to get groceries. Located Approximately 30-40 mins from all the main attractions but this was more traffic holding us up than distance away. I would be more than happy to stay in this area again and I would definitely recommend Amsun, if this villa was (as they said “standard quality”) I would love to know what they supply as luxury.

Extremely terrible experience. Rented through VRBO and home away. Did not have property details until arriving in Orlando. The home we thought we were renting was nothing like any of the pictures.. home was run down and very tired. The bedding was so old and worn that it felt like paper. Lifted mattresses in the room intended for our children and was nasty and stained. The fridge was leaking water as stated in many of the other reviews on here. There was no way my family of 5 was staying in this dump. We took photos and left the property returning back to sunshine rentals hopefully to be put in a different property that closer resembled what we thought we rented just to be told nothing else is available and there is nothing they can do. Long story short, we rented a hotel and did not let this ruin our vacation. Hopefully VRBO and home away will refund us as we did not spend more than 20 minutes here.**After reading your response, I am even more upset that your company would not assist or attempt to help our situation while we were there. The receptionist seemed to not care one bit as we voiced our opinion and also seemed like she gave the sorry theres nothing we can do speech frequently. What about the disgusting stained mattresses that my kids were supposed to sleep in?? or are those also the old ones and maybe they could have slept somewhere else? There is no excuse for the condition of the home and I am sure you agree because if you didnt you would post pictures of that dump as a possibility of rental. The fridge leaks so bad that there was a puddle in front of it. Please do not make excuses. All in all I am very fortunate that we were able to afford another place in such an emergency. The thought of having my family sleep in that run down, smelly and tired home freaks me out. I have contacted the BBB and will see what they think. I hope everyone involved including you, the actual property owner in Germany and VRBO / Homeaway makes right and refunds us the money we paid. Its such a shame that somewhere in the very small print it probably does say that these photos are for representation purposes only but I feel it needs to say they are for misrepresentation purposes only and the actual home you rent is probably a dump! Lets see how many would rent then. Keep up the good work... NOT!

Would NOT recommend! Booked for my sons birthday party and the house was so disgusting! Bugs in the corner, the place smelled like it hasnt been touched in years, the lady was very rude to me when I was explaining the things that I saw and to top it off I did not receive my address until the day I checked in ! Please think twice before booking with this place I would recommend ANYWHERE but here

147 Minniehaha Circle Haines City, FL 33844 WOULD DEFINITELY NOT RECOMMEND THIS HOUSE. WHEN I GOT TO THE HOUSE, THE HOUSE WAS VERY DIRTY. SMELLED DISGUSTING. BEDSHEETS AND TOWELS HAD SPIT, HAIR AND DIRT. THERE WAS STILL TRASH IN THE KITCHEN. WE CALLED THE OWNER/ PERSON IN CHARGE, SHE WAS VERY RUDE AND HUNG UP ON ME. We have just returned from a family holiday. We booked the Villa through American Sunshine Vacations, the first this to note is how relax i felt knowing that we were staying in a single storey property! no need to worry about stairs with a 2 year old!the Villa had everything we needed, was in a fab location and made our holiday perfect.All the staff we encountered were lovely. Cant wait to book again.

Experience would be ZERO rating I will try make this short and to the point since I am LIVID and have too much to do today. I am a realtor and associated with Resortquest vacation properties. I am tolerant for many things but this rental, absolutely not.First upon arriving Wed Nov 23rd, something in garage smelled dead. Garbage can of course was disgusting so I put outside garage. The refrigerator leaked water all over floor constantly since minute we got there.Thanksgiving morning to my delight, the MAJOR BURNER on stove does NOT WORK. SO, absolutely LIVID. Then the disgusting comforters, filthy couches, no WIFI as advertised, no heated pool, washing machine works only on 1 cylce, dryer takes 2 cycles, mixer in cupboard with no beaters...etc I can go on and on. I lost my photo of stains on sofas but they look like stains on comforter photo attached. Half the outlets in kitchen and living room dont work either, sliding glass door got stuck after opening a few times so just stopped using it and my family burst into flames so hot upstairs. WHO chains up additional refrigerator in garages? They are idiots in my opinion and dont care about guests. Charging for wifi? Thats just stupid in this day and age. This COULD BE a great rental but it is NOT. Hardly any pillows and sad TVs but hey I understand that happens but the other major things NO EXCUSE. I almost called Thanksgiving to get somebody out there but Im not that kind of person. AND I almost went online to recall my entire PAYMENT..

From Canada, Gianni John PIERSANTIHad book family vacation in January 2020 for March 14 2020 for 10 nights.in Orlando Florida then Covid-19 hit, the government said not to travel March 12, cancel on March 13 /20 talk to someone at AMsun vacation homes and they allowed us to rebook for July /20 never got a response back or call or email. Contact Hotels.com on March 13?to cancel (we booked and paid to Hotels.com, ) at first they said yes on refund because of Covid-19, today August 3 /20 I get a email saying it was non- refund booking and there nothing they can do.

Perfect house in great location, clean comfortable, the pool was not heated but with the weather so warm there was no need. As a family we will be recommending American Sunshine Vacations to our friends and family and will return again next year. Thank you!! :)

Would NOT RECOMMEND this company to anyone. House was adequate but lacking in maintenance and general cleaning. Dirt on ceiling from air vents, carpet is filthy, chairs and sofas broken and dirty. The baseboards, blinds and doors are dirty. Smoke detectors going off during the night due to low batteries and emergency lighting did not light up during power outage. Towels are old and need to be replaced. Disappointed in accommodations for family vacation. So sad that this house could be so much more with adequate maintenance and care.

We Stayed at 16652 Palm Spring Drive, Clermont, FL 34714 Jan 9-16 2019 The House electrical switches spark and crack when turning on the kitchen lights. the lamp cords are jimmy rigged together with electrical tape and bare wires. The smoke alarm was defective and was alarming from Friday the 11 to the following Monday. I contacted American Sunshine and was told some one was coming Friday no one did we spent the whole weekend with a smoke alarm going off. My kids slept in the far living room and we all had to wear ear plugs to sleep. The first day was spent cleaning the house as there was dirt everywhere. The bathroom in the back room was full of mold in the shower. The dishwasher was full of mold and scum built up in the bottom of the door and basin. the Patio doors do not open or close. the slides are worn out. We saved our money for this trip only to have it ruined by this rental property.

From the moment we arrived at the property we reserved through homeAway we were grossly disappointed. The house was not cleaned: the counters and dining table were left dirty from the previous guest with crumbs still caked on the table and counters. The floors were not swept or mopped and crumbs were everywhere. We are used to taking our shoes off in the home so we did the same in this rental and our feet and socks were brown from the floors never receiving basic cleaning. The sink was dirty, all the door handles and cupboards have dirt caked on them from never being cleaned but being touched with grimy hands. The beds in the bedrooms were made but the sheets weren’t washed. In one of the master bedrooms there was sand still in the sheets from the previous guest. One of the bathrooms was locked and the management company had us go search for a bathroom key on top of the door jams to get it unlocked. The electrical in the kitchen doesn’t work unless you hold/push the light switch up for 5-6 seconds beyond switching the lights switch to the on position. Most of these concerns were reported within 30 minutes of checking in. American Sunshine said they would call back but we didn’t hear from them till the next day on a Friday. Thursday day night we didn’t want to sleep on the dirty sheets so we grabbed one of the blankets out of the closet to lay down with and it was covered in human feces. On top of all that filth, when I was in the bathroom a cockroach came running out from behind the toilet. Debbie Keslar from American sunshine then stopped by Saturday afternoon to take pictures of everything. She said she would get in contact after they further investigated. She contacted me later that afternoon to offer a different rental, but it wouldn’t be available till Saturday. We declined the offer because it wasn’t reasonable to move 3 kids, 4 adults, and a fully stocked fridge in the middle of our vacation to a home that looked in the same condition as the one we were staying in. Also the fact that we couldn’t switch homes that day means we would’ve had to interrupt our universal Orlando trip on Saturday to move to the other rental. When I emailed Debbie back I didn’t hear back from her till Monday and no contact info besides the office of American sunshine was provided so they couldn’t be reached outside of Mon - Friday 9-5. Finally, when we came home around 11pm on Saturday, we noticed someone from American Sunshine had entered the rental without notifying us, and they did not clean the home, they only entered the rental to remove the blanket covered in feces. We spent the night checking to make sure our belongings were still there and felt like it was a complete invasion of privacy and lack of respect.

Villa located in Davenport and was lovely: clean, fairly new and well equipped. Our villa come with an information folder which contained all of the details we needed for our stay, including the trash & recycling collection days.Had a couple of issues during our stay which were dealt with swiftly (light bulbs needed replacing and I broke one of the toilet cisterns handle & mechanism).We would definitely consider this property again when planning our vacations.

Their listing on Expedia is extremely misleading. There are multiple properties they can put you in and they are within 15 to 20 miles from the parks in Orlando, however nowhere on the Expedia listing does it say this. The location given on Expedia is actually their office address, once paid up they send you the real address which could be 45 minutes drive away from where you thought youd be.When you complain and ask to be located closer they say theres nothing they can do and to take it up with Expedia. Fortunately Expedia allowed me to cancel without a penalty, I still lost the $95 cleaning fee and had to scramble to find another place at the last minute.I noticed another family had the same issue through the Expedia reviews; wish Id taken the time to read them prior to booking like I usually do.

Rented a house through this company and not sure who should be more disappointed the people who stay with them or the homeowners who choose them to represent their homes. House was dirty and not well kept. Took our money for the pool heat however when we arrived it was obvious the pool system had not run in quite some time so somebody was likely already aware. That was refunded but they made no attempts to fix it during our stay which was disappointing. There were 6 towels for the entire house there was only 5 of us so we made do but the house sleeps 10 and they would have been out of luck had it been booked full. The lights fixtures are full of bugs the games room offered many options none of which were complete enough to use besides the pool table. Not one tv in the entire house worked properly when we arrived from missing remotes to remotes that didn’t work. We’ve stayed many times in this subdivision before and this is the worst house we’ve stayed in by far.

Horrible service!!!!!We rented a home for 5 nights. They did not tell us that the pool was not working even though I spoke with Lynn at their office twice the day of checking in. The next day I had to call and check on the pool before they closed (bc they never called me back). They told me it was fine. Next morning while my kids are in the pool they call to say it wasnt safe. They offered us another place and it was not at all on the same level as what we paid for. It has a working pool but everything else about the house was lost in the 80s, including the dirty couch. They said it was the only thing they had. Lynn promised she would deliver a game room. Never showed up for the remaining 3 days of vacation. Let me also mention that they are currently screening and avoiding my phone calls. Run from this company. They deserve a negative amount of stars.

I think 1* is far too generous for this company, they cannot admit to their wrong doing instead make false accusations against people. 1646 Morning Star Drive, Clermont, Florida was the property we stayed in, the cleanliness was shocking with blood stains on mattresses, dust on fans/tables etc., sticky countertops and dirty carpets and rugs and a filthy pool area we also had a “pet” snake on arrival because the pool area was not secure i.e. the doors we’re not flush to ground which is how the snake gained access. The ceiling fans looked like they’re hanging on by a thread and are very noisy in the bedroom so if you’re looking for a good nights sleep think elsewhere. I think you would get better conditions in a hostel. It’s very outdated and needs modernisation ASAP. I have photographs to back this review.

This company is beyond rude and unhelpful. The heater in our pool is broken and it is unusually chilly in Orlando right now. When we called to complain, they originally lied to us and told us it had not been turned on. We had to call back and then they told us that the motor is broken and the part might be in the next day. So out of 7 days, the pool will not be heated for four days and then takes two days to heat. Their solution was that they would refund us for the days we were waiting for their lie and for the part. The house is fine but like other people stated, if there is a problem, they are useless. They were so rude, that I would give them a zero if it was possible.

No body soap, no hand soap, no toilet paper, wifi password not provided, not informed about these prior to arrival. We were informed that as a company policy these are not provided. And it seems the company policy is to charge $90 for cleaning service per stay.Cheap and squeaky spring bed & mattresses. Extremely unpleasant experience.Otherwise, the place is furnished very well. Highly highly recommend not even considering this place.

This is some promotional video and absolutely nothing to what i received. I received a villa, where it is so filthy it isnt fit for people to live it in. I spent the first day of my vacation cleaning the kitchen, there was food on the plates, glasses, knives forks. The pots were greasy and dirty. We had a blockage and sewage came up into the master bathroom toilet and bath. I needed to clean that also as they want you to leave your key in the lock box outside the front door of the house. If the place is broken into they wont cover you so when we refused to leave the key in the lock box as our insurance wont cover they wouldnt send a cleaner out.My 2 year old has been vomiting for 2 days, we believe its from the dirt of the floors and the carpets as he is crawling around playing on them, his feet and has do be black from dirt, I cleaned a couple of sections on the floor and there is a visible difference in where I cleaned.I need to leave the fans running in both bathrooms to stop the smell of urine floating around the house. There has been no light in the double bedroom since we arrived and only one out of the 4 lights in the main bathroom working. The towels are that old they smell even after a hot wash. I had to buy towels to use. I can live with the patrol of ants that pop up all over the place. they are like a mini flash mob.We paid for the pool to be heated for the kids and it went from 72F at 7 am to 77F at 6 pm. pool tech was out and confirmed that the heating was below average and the heater was extremely old, The heater is apparently on for 12 hours of the day. The pool tech also confirmed the pool should be heated within a matter of hours and not 48 as stated with American sunshine. a r The water temp should be in the 85F range. my 2 older kids have colds from playing in the cold water. a rep from American Sunshine told me its impossible for the kids to be cold in the pool as the air temp is in the high 80s . She dipped her hand in the water and confirm it was fine for the kids and someone from the property management was on their way out to us, surprisingly enough no one showed. When we werent happy with that scientific result the pool tech was sent out that evening to check to confirm that its not being heated.We have spent every other day in contact with the office in 8701 West Irlo Bronson Memorial Highway trying to get the issues resolved. They are playing the he said /she said game for all of our questions and doing nothing about the issues we have reported, They are now ignoring all of our requests now. They are the most unprofessional company to deal with. I have video and photograph evidence for everything, and no-one should have to spend their vacation for almost 3 weeks in this filthy house. I am happy to to share with anyone that wants to view.It has ruined our 17 day holiday. We have been coming to Orlando 14 years now and I have never received a property in such a bad state where I am required to scrub every counter and surface, or have been asked to leave the key outside the door where numerous people know the code. If the house was clean and the pool was heated to what it should be.

Holiday was lovely however accommodation wasn’t maintained correctly. The pool was dirty, the poolside mesh was full of holes, taps were so grimy they were rusty. My brother, of whom is autistic, returned from washing his hands and was burned when only using what was clearly displayed as the “cold” tap. Another instance saw him falling from a dining chair and hitting his head. Furthermore one evening we were enjoying the back door open (leading to pool area) and a snake had managed to get in checked the hand guide provided by you in case of certain issues etc, described to contact you and that you’d remove it, “don’t worry sir (to my father) he’ll live when he’s good and ready!” - complete negligence of your customers. Last but no by means the least, whilst my brother was taking a bath the light above said bath had in fact blown and the lampshade almost fell on him. We contacted you on each and every occasion an issue arose but each time you brushed it off and told us to “stop being melodramatic - and you would deal with it” we were fed up of contacting you and for reaching no avail we contact the travel agents we booked you through and they moved us within 24hr of inspecting the property as was too high a rush for our families vulnerabilities.

I rented a home through VRBO and after I put a deposit down I was sent into that future payments would be made through American Sunshine vacations. I chose to continue and never should have. A bout a month before my vacation I got an email that the home I booked was no longer offering short term rentals and I was offered another home. This home was farther from Disney but suites my needs. I asked for some compensation and was given none for having to be moved. DisappointedWhen we arrived the house was dirty Food splattered in the microwave, hair and dirt on the cupboards, food splattered on the walls, bathroom sinks were clogged had to use the toilet plunger to unclog the sinks, looked to be sauce on the kitchen floor.Tried to call AmSun but the mailbox was full as usual. Sent pictures of the mess was told it was going to be forward to the property manager but I guess he didn’t have the balls to come and check things out Not even an apology.Makes me sick to think of the money I spent to stay in a trashy place.Will never use AmSun again and will never recommend themTo bad there wasn’t a place here to upload picturesAnd apparently staff members enter the house without your knowledge. This Company rates as one of the most unhelpful and rude I have ever come across! We arrived in Orlando on a Sunday and collected our envelope from the box outside their office as instructed. The directions to our rental property were incorrect and when we arrived so was the access code. After over an hour of being told to try the number again we were finally given another code which worked, with no apology whatsoever for our inconvenience. We had no internet/tv/phone for 5 days of our stay. which we reported daily to their office. We were particularly concerned as, in the event of an emergency, we had no way of contacting anyone. Each day we were told it would be sorted and each day, when we arrived home, it had not been. One lady at the office actually tutted and rolled her eyes when I turned up again on the fourth day. We were not the only people complaining so obviously others had issues with them. Eventually a kind neighbour contacted the owners for us as it became obvious ASV were unable/unwilling to help. A truly dreadful Company who I would never employ to manage my property,

Weve gone to Orlando with the purpose of visiting amusement parks. After staying all day long in lines, when weve arrived home we just wanted to rest.Unfortunatelly, the few times weve taken a seat in the couch, the friction between our back and the couch made it dismantling. This only happened because the couch was SHABBY.This situation would never occur if the couch were in good conditions.Days after we left Orlando, they charged on my credit card the amount of 250 dolars for it.It didnt seem fair and well never agree with their point.Were trully disapointed and dissatisfied with that attitude.Besides, we do not recommend American Sunshine Vacation Homes anyway for the reasons listed above.

I rented a 5 bedroom home, for the weekend, paid a total of 470. 00 for two nights. I had to drive to the office to get my instructions and them drive 30 more minutes to the home. The pool was cold as an iceberg. I called the office to tell them about the problem and they said that the pool was not heated because i have stayed only for two nights and that basically you get what you paid for. Appart from that there is no soap for the dishes the tvs are old ones and small. One of the covers smelled like old cocunut oil. Relly bad exprience👿👿👿😡😡😡
