I had very little time to find an apartment, tight restrictions on location, and had just experienced a crisis, and out of all the apartments I toured in the area, this was the ONE that I knew could be our next home. Amy, in the front office, was inviting, professional, personable, and kind., Her communication was excellent, she answered every one of our 100 questions well, and she made the application process very smooth. I was happy to see diversity among the tenants and I was appreciative of how my teenage son was treated. Other rental places could learn a lot from their customer service.
I’ve had a horrible history of living in terrible apartments, but these apartments are so nice and secluded and very quiet. The staff is always super helpful and quick with anything needed, especially Marcus! I highly recommend these apartments!

Do not trust the staff, and do not verbally agree with them on anything. Asking around, there has been a lot of people who have dealt with many promises that have not been followed through. Would highly not recommend.
There were pros and cons to living here but all around, it was a decent place to stay.Pros - I liked my 2BR floor plan, the walking trail, and fellow residents were polite. I think the management team reacted well during the pandemic and made the necessary adjustments.Cons - I see professionalism within the management team is a common trend and I can vouch for that as well. Romi was very polite and easy to work with, however everyone else was a little overly defensive and unprofessional as if they took an issue personal. One ongoing issue I had in my unit was with HVAC as my apartment often skyrocketed to over 99 degrees. Maintenance responded as best as they could and tried to fix it, but could never seem to get to a permanent resolution.Overall, I would recommend this to my friends as a decent temporary living apartment. Its definitely one of the nicer ones in the area.
We lived in Riverstone from Aug/2019-July/2020 and upon move-in, there were a few complications. Our washer was broken and flooded our kitchen, which resulted in black mold growing in the washer/dryer closet. Then the garbage disposal stopped working within the first few days. BUT, the maintenance team was quick to fix these issues and replaced the molded wall, washer/dryer unit, and garbage disposal within a few days! Although our move-in was not perfect, management and maintenance made sure that we were taken care of. I loved our apartment and was very pleased with the year that we were there. Within a few weeks after move-out we were given back our full-deposit! I noticed some other residents in these reviews claimed they had issues getting their deposits back, but we had ZERO issues. I loved the management team at Riverstone and I think that they do a great job! Highly recommend!
This has been the worst apartment community I have leased with in the last 6 years of renting. The lady I signed my lease with, Darrien, struggled to send me the correct documents with the correct payment amounts at move in. When we moved in, our shower wouldn’t drain, it was poorly cleaned, the sink leaked. They were fixed after a few weeks. The apartment above us had a water leak and we had water coming out of our ceiling and the had to cut a huge hole in our ceiling and patch it while we were working from home. Luckily, John, the old maintenance man was amazing and I can’t thank him enough. Throughout our 1 year lease, we had 3 different refrigerators because they would stop working. They charge a mandatory valet trash fee which is $25 but we lived RIGHT next to the dumpster so most of the time we would take our trash ourselves. If we left our trash for the valet service, there’s a good chance it wouldn’t get picked up or the raccoons would get into it. We moved out mid/early August and didn’t get our deposit until Oct 24th. We reached out in Sept after not hearing about our deposit and they said we are even with our deposit and our move out charges and that didn’t make sense. After looking into it, they lost our deposit when transferring to Lincoln property management. I had to get on the phone with my bank to get copies of the check to show I made a deposit. 2 weeks later they said they revised our move out and now we owe them $50 after we proved we had a $450 deposit. That still doesn’t make sense. We’re did $500 worth of charges come from. They read our lease wrong and tried to tell us that part of our deposit was non-refundable so I had to highlight where it said refundable for them to understand. Overall it took 10 weeks to get a deposit back and I am so happy to no longer live there.
I have lived at Riverstone for almost two months and absolutely LOVE my apartment and being apart of this community so far. The apartment is nicely updated and very spacious! Everyone is very nice and welcoming and the staff is great! They have been great at interacting with the residents by hosting events to bring everyone together, which I have not experienced much at previous residences. The property is beautiful. The gym has all the right equipment to get the workout you need without paying the high cost of a membership elsewhere. I can’t wait for summer to check out the pool and other outdoor activities. Very happy with my decision to make Riverstone my home!
I lived here for about a year and I did not have any problems, other than small things that were resolved. This was probably due to the fact that they were under another management company. Once they switched to Lincoln properties, I seemed to have multiple problems. Mainly during my move out process. I received ZERO move out instructions from the company, they even charged me for things even though my lease SPECIFICALLY stated otherwise and they cited that I did not have any damages. I also had a lawyer review my paperwork and Romy -the manager- just said I needed to pay the total before they send it to collections and they did not respond to my comment. Honestly I do not recommend this property, though the apartments are nice. They are very overpriced now (my same apartment was about 200 cheaper last year).The management is poor and I literally had to call and email multiple times to get my move out totals and the assistant manager responded with “Hi girl”. Just very poor professionalism and get ready to pay extra fees, even if you don’t damage the apartment. I also spoke directly to Romy the manager and Nicki the assistant manager, so speaking to upper management is not any better. If you are really sold on the area I suggest the vintage at zona rosa (directly across the street), the watermark at tiffany springs, or the heights on linden square (farther out). Just as nice, similar price, and better staff. Dont be fooled, the great reviews are from before Lincoln property took over.
My husband and I have had a great experience with Riverstone! We haven’t experienced any of the negatives some of the other reviewers have claimed. I don’t think they gave the new Managment a chance before writing their negative review. The property is clean and very well maintained. The maintenance crew is always quick to fix whatever we need. We love it here!
I had numerous issues living here for a year from 2018-2019. Mold in my apartment from leaky pipes and old washer. It took them 3 weeks to clean properly. I waited over 100 days to get my deposit back from them after I vacated. Even though the apartment was cleaner than when i moved in and during the final walk through they said I would receive a full deposit. I had to get a lawyer involved to get my deposit back. Don’t live here.
I have been working with Lynzie at Riverstone for my apartment search and application process. She has been fabulous, understanding and works hard at meeting my needs. She has helped walk me through the process, explained everything to me along the way and made me feel very welcome. I had a specific list of “wants” and she managed to remember all of them to help find the perfect place for me. All office people are very knowledgeable and friendly, which has aided me in feeling welcome at the complex and brought me to the choice of decided to live at Riverstone.The grounds are beautiful and appear to be well kept and include a 1 mile walking trail all the way around it. The clubhouse is currently going through a renovation that has made it feel fresh and modern while still keeping the homey vibe! The renovation offers many welcoming amenities such as games, private yoga studios, private office/conference space, package pick up room, work out facility, tanning, pool with BBQ grills and a kitchen/coffee station!I seriously could not be more pleased with the EXCEPTIONAL service and experience.
Entire week trying to get help to fill an application and no reply, extremely rude the only time i talked to someone.
So I have lived here for some time now. I know that here recently that the community has received new management. I can tell you since they have arrived there things have become amazing. The staff is so friendly and super responsive with requests. Let me tell you guys, Marissa and Henry.... oh man they are wonderful. Very, VERY helpful. They made the right choice by bringing them in. I see good things in the future for this place as long as they are there.
This really is a great complex. The staff is very friendly, helpful and respond quickly to any need. The location is great (next to shopping, restaurants, and grocery stores), the community is safe and the property is very well maintained. It is about 12 minutes to downtown, 5 minutes to the airport, and 20 min to Fort Leavenworth. There is a large military community here and everyone seems to be friendly. There is an awesome pool with a TV, grill, cabanas and great setting. Im sometimes weary of online photos looking better than in person. That is not the case here. It really is a beautiful property. The staff is great too. They know everyone by name, they set up community socials monthly (Erin the concierge is great), they are quick to respond to any maintenance issue that may arise. Did I mention they have a concierge! No other apartment complex I have ever lived in seemed to take such great care of its tenants as this place....this place just feels very welcoming and warm. Im moving out of state and therefore leaving, otherwise I would have stayed.
Finding me and my girlfriends first apartment was made so easy at Riverstone. The amenities such as the pool, lounge, price, and beautiful renovations made this an easy choice. Jeffery was beyond helpful, knowledge, and courteous. He gives a special point of view and I can’t thank him or the staff enough for making this process easy and smooth for such an important decision.
I love my apartment! The staff is so nice!!! Jeffrey showed me my one bedroom apartment and I fell inlove with it immediately, beautifully up to date! I loved the raffle we had not too long ago and the fund raiser! And the pool is perfect for sun bathing!
Awful. They didnt even tell us they were changing management companies until we couldnt pay rent online and walked in the office and the staff was gone. The other company was great! This one has ruined Riverstone. The community spaces are disgusting, especially the walking path. Ive never seen so much dog poop. There are actually bags of dog poop thrown into the trees! Who did they let move in here? Super trashy. No one cleans anything or responds to calls. Two months and this place has become a disaster. BAD.
Ive lived at Riverstone for 2 years and Id stay longer if work didnt require me to move out of state. The staff here is extremely responsive. The buildings are well-built. Noise isnt an issue. Friendly area. As Im working with prospective places to move to, its easy to see that Ive been able to live at a location with a staff that cares about their location. Its been great here -- I would recommend it!
Great apartment complex! The staff was friendly and the amenities were always well-maintained. They were accurate on estimated costs of utilities and always responded to service requests in a timely manner. Overall, the residents there were very friendly and I always felt safe. I moved from out of state and I would definitely recommend this complex to friends and family who are moving into the area.
Noise from my downstairs neighbor was horrible. anytime I asked him to stop he’d complain I walked too loud in my apartment above him... Trying to contact anyone in management is impossible. If I ever had questions or issues no one would answer calls or return emails unless several emails has been sent. After 2 years of this I moved out & now they won’t send me my security deposits even though when I do get into contact with management they claim it’s coming. it has been 60 days since my lease has ended (October 2) and I have yet to see my deposits refunded. This is in violation to Missouri statute (reference below), that states you only have 30 days to return a deposit to a past tenant after their lease has ended.30 days after the tenancy ends (Mo. Rev. Stat 535.300.3)
Actual apartment is great, however any time I email the office I have to follow up to get a response. If I call, no one ever answers. Little to no response from management when Ive had questions or experienced problems. My car was broken in to and when I told management, they chose not to tell any tenants. Dont waste your time.
The location of the Riverstone Apartment complex is ideal for a number of reasons. There are several shopping centers within a 5 mile radius and Kansas City is within a 15 minute drive. Perhaps the biggest reason why this apartment complex is ideal is the staff at Riverstone. The apartments are affordable, and very well taken care of. The staff is extremely customer service oriented and the company is more than fair in their business dealings. You would be hard pressed to find a better, customer service oriented apartment complex in Kansas City and do I dare say the United States. I had an overall excellent experience while living in the apartments.
We have transitioned to a new management company and the office staff is great and so helpful. So is the maintenance staff. They are all so friendly and helpful. They always greet you when they see you and are always willing to help you out. Today they even went above and beyond when I had a large fedex package mis-delivered to the leasing office instead of my door. Jeff and Joe made sure to help me and they got it delivered to my apartment. That was above and beyond their jobs and made me feel happy to live in place where they care about you as an individual and not just a tenant.
Lived here one year. With all apartments, I have found that the staff sets the atmosphere. We absolutely loved the staff when we first moved in. They were intentional, they knew residents by name, and most importantly, they were responsive. They took care to reach out via multiple methods, including e-mail, text, and fliers. They planned community events. Paying rent was simple through the online system. When we initially had a problem with our air conditioning unit they followed up repeatedly to make sure everything had been fixed. Then in December, new management took over. The transition was...less than smooth. They turned off the auto-payment system without telling anyone. It took months to get the new payment system set up correctly, and in the meantime everyone was getting letters about our failure to pay because we didnt know auto-pay had been turned off. Even though late fees were not charged during this time, it was another couple of frustrating months before the system was turned on correctly. We also found the new staff to be abrupt. When we would call with questions, we would get an answer and then they would hang up before we could ask our follow-up. The personal touches are gone. Communication turned into fliers on our doors (that would sometimes block away before we got home). And after working hard to clean out the apartment when we left, (paying cleaning fees is a pet peeve of mine) we were charged $40 for dirty cabinets. I went through all of the cabinets myself with a damp rag. My guess is they find something to charge everyone for. So in sum... if I had to do it again I would have picked one of the many other apartment choices nearby and avoided the headache of this management.

Weve loved living at Riverstone for over two years. The staff is friendly, maintenance is prompt, and the neighborhood is lovely. There is a walking trail around the complex which is used by human and canine residents alike.
The transition to Village Green property management has been an absolute nightmare. Front office staff never returns voicemails and very rarely answer the phone. There has been no notification of new rent or utility procedures except for one flyer attached to our doors 2 months ago. It is extremely frustrating that they are late implementing billing procedures without directly communicating ANYTHING with residents. I am very disappointed with the new management because the complex is very quiet and we enjoy the apartment itself.UPDATE: While I stand by my original review because the transition between property management was pretty rough, I can say that my husband and I have been extremely happy with the progress and effort we have seen around the community the last few months. It seems that we have a pretty regular maintenance team again and improvements are being made. There has been an increased effort to communicate with residents and I hope that continues to improve. Overall, we love living at Riverstone and are extremely happy that the management has listened to resident concerns.
Was a great place a few months ago but when the new management company took over things took a turn for the worse. Staff is rude and I feel they dont care about the renters. The trash piles up and sometimes overflows. There has been multiple times where glass is on the ground ground for weeks. Loosing a lot of business as a lot of please are moving out. I think i will be soon
I am so disappointed with how this place has turned out. Before moving here, I lived in Atlanta and needed to find an apartment from long distance. I did so much research and was blessed to find this place. I flew in for one day to look at apartments and after seeing this place and meeting the previous staff, I didn’t even look at the other apartments I had scheduled. My husband and I were so happy here. Then Village green took over. We didn’t even know it was happening. I went to the office to get a package and everyone was new. They keep saying that they put letters on our door to let us know of the changes but if you know Kansas City, you know the wind here is so bad about 3890 days of the year and I can guarantee half of our letters blew away. Have you ever heard of email?? We used to get emails all the time from the management company before, now... nothing. We used to have events at the clubhouse and haven’t had a single one since the new management took over. That was one of the amenities that attracted me to this place. The previous staff used to feel almost like family and now you go up there and it’s just cold and uninviting. Two days ago I was walking my dog with my infant daughter and I went up to the office for my dog to get a drink of water that the previous staff used to supply for us and something happened where my daughter’s stroller completely fell over and she tumbled out and of course was crying hysterically. A staff member actually stood up from her office, shot me a dirty look and shut her door since my baby seemed to be bothering her. If you want your residents to feel at home and welcome how about a “hey is everything ok?” Or just do nothing. Don’t make it a point to let me know we’re bothering you. You guys really need to take a lesson in customer service. I can’t wait until my lease is up
Dont trust any recent positive reviews. This place is terrible since new management took over. Look elsewhere. There is definitely better in the area for this price range.Management may appear friendly when youre inquiring about renting an apartment. However, when you are a resident and you walk into that office youre treated like an inconvenience. This complex is an absolute mess since they took over and they took away all of the little things that made this place luxury.
We lived at Riverstone Apartments from July till January of this year. I would have to say it was one of the best experiences we had living in an apartment. Our apartment was big and spacious and we had a deep garage to store all our extra stuff. The staff and maintenance crew were wonderful! They are pet friendly and allowed our two dogs (size and weight didnt matter at the time) They were putting in little dog yards on some of the downstairs apartments which I thought was an added bonus. The landscaping was always on point although tenants didnt always clean up after their pets. (There were plenty of potty stations...owners are just lazy)We liked we were only 5 minutes from everything including Zona Rosa. At the time they offered any length of lease (helpful for people that move alot). The only thing we didnt like was having an apartment close to 152. We heard traffic all day and night. If we could do it again we would choose one closer to 90th street. We also kind of wished the trail had more lights, especially at night. Overall we would strongly recommend this place! (4 stars was given due to minor issues we had at move in...)

This apartment complex was by far one of the worst places Ive ever lived at. Yes the place looks nice but once you start to experience the inner workings of the management you start to realize that this will be the biggest mistake you will ever make. I had several problems, on move in day the apartment had things that were broken that I had asked to be fixed 2 days prior and when they did come fix them they just patched the problem instead of fixing it. I pointed out that the carpets werent clean and that they needed to be cleaned, they said someone came 3 times but the same dead pile of insects were left in the corner so I ended up cleaning it myself. The best part of this entire thing is now they are threatening me to charge me for cleaning the carpet if I dont pay an outside company to do it for them. There are so many more problems with this complex I just dont have time to write it all on here, if you are thinking about renting from here DONT it will be the worst thing you will ever do.
I recommend you live anywhere but here. I have always thought that the staff of an apartment complex will make or break your stay, regardless of how nice the apartment itself is. I feel that for the price I pay for the apartment, the service needs to be better. I am tired of having 101 issues brought to managements attention and said issues are frequently left unresolved, so that is why I am writing this review instead.Just a few issues in the months since I have moved in:1) I have had maintenance issues galore since I moved in, none of them caused by me. Maintenance takes their sweet time to get anything repaired/fixed and will not communicate with you on what is going on or when you can expect them. And when you have an open ticket, they are able to walk into your apartment whenever they feel like it.2) The pool, during the summer, was disgusting, had algae growing on the walls. I went once, then never again.3) The parking lot is currently undergoing maintenance and they blocked in cars with caution tape. They have not had good communication about what they will be paving and when. But they threaten the tenants to move our cars NOW or else it will be towed at our expense. We got an email today that they will be paving tomorrow, but I noticed they are paving today instead. I dont even know where to park anymore without being towed or paved over.4) There are feral cats that live around the complex they torture residents pets from outside. They will sit on the window sills, on the porch, etc... The pets on the inside are helpless and can do nothing to get the outside cats to leave.5) I have had nothing but billing issues (overcharged for utilities, rent, etc...) since I signed the lease. I have had to go up to the office or call 3-5x before any issue is fixed.6) Recycle bin is always overflowing, causing me to dump my recyclables in the trash compacter instead.7) Car wash often doesnt work, sprayer often just stops spraying water. I have been stuck with soap on my car and no way to rinse it off.8) There is a large pothole in the pavement before entering the second drive to the apartment complex. It has yet to be fixed, and I doubt it will, even after all this concrete work. It is large enough to do some major damage to your car.9) I requested a renovated apartment prior to move-in and it took months to be finished, all while I was paying for the upgrade. It took months AFTER move-in to be completely finished.10) They say they will replace filters and inspect sprinklers and I have yet to have it completed. They were supposed to come this week to replace/inspect them, and well, guess what? Didnt happen.11) Office staff has done a complete 180 in the few short months I have been here. No one is ever the same, making it hard to build rapport or even know the name of anyone there.12) When I moved in, the doors to enter the apartment all had different locks and my key only opened one of them.13) The package room is a hot mess. It is not arranged in any sort of way, so good luck finding your package because USPS, UPS, and Fedex will rarely attempt to deliver it to your door, preferring to dump it there instead.14) Because of my experience with the complex thus far, I am terrified of moving out because I know I wont see a dime of my deposit, despite leaving the place meticulously clean and in good repair.15) The maintenance guarantee in the lease is a joke, management frequently disregards it and never pays up.
Be careful people, they are going to charge you for normal wear and tear on carpet when you move out. We were just told that it is their standard practice to charge to replace carpet in the entire apartment when you leave. And the prices are insane. $7.50 per sq foot just for the carpet alone. No one, not Bobs, Not Lowes, Not Home Depot, had any carpet that came close to those prices. They all said we were being gouged. We were going to pay for damage to one room of carpet, and they said we had to pay for the whole apartment. Now they are going to turn us over to a collection agency because we refuse to pay for the whole apartment to be recarpeted. We loved living there, but we dont like their corporate way of doing things.
Office folks are nice, but unless you are from Kentucky---this is NOT a luxury apartment. Your unit will have laminate countertops (not granite or quartz), coil burner units low-end stove (yes..COIL..not even glass top), low end fridge (wire metal shelves, not glass which one would even consider mid-level), dishwasher with Dial controls (again--entry level--lowest end option). In addition, you will have two different hard floorings in your unit.. vinyl planking and pergo type laminate flooring which do not match each other.carpet is basic contractor grade with very thin padding, and doors within your unit close on their own due to them not having all three hinges in place. You will have low-end light fixtures with high wattage bulbs and flimsy, vinyl window coverings--similar to what one might expect in public housing.Again--people and clubhouse are nice--but lets be honest--what do you pay rent for?---YOUR APARTMENT! Isnt it just a bit misleading that the amenities in the clubhouse are not at ALL reflective of what one would experience in their actual unit?Oh...and you could throw a rock to the highway (152) so plan on hearing traffic 24/7 should you choose to have your windows openthanks!
Although they promote themselves as furnished, they really are not. One must secure furnishings thru a 3rd party.
Overnight-ed a package to a tenant. It was received and signed by Jeff in the office. Tenant never received the package nor was he notified it arrived. When I called the office & spoke with Jeff he said the package couldnt be found and claimed it was my responsibility. Very disappointing.
