New management and maintenance is the worst.Theres no communication between the management and maintenance.Placing a maintenance work order on their online hub is a waist, only best thing about the hub is paying rent online.They are not fast responding to emergency maintenance. My AC unit has been out for a week, it took four work orders and a few phone calls and three trips to the office just to get something going and still getting the runaround.Maintenance are clueless and lazy, had one maintenance guy drive off during a maintenance job and not say anything.

Update: Today, about a day and a half after writing this review the assistant manager Lamar was kind enough to give me a call and clear the situation up. He explained that I could in fact see my apartment and that this was not the case. He was extremely professional, and answered all of my question completely and made me feel extremely comfortable. He apologized for the situation and overall put my concerns at ease. If people at the office are as straightforward and professional as he is, I dont see any other problems cropping up.Find a better apartment complex. I made the mistake of pre-leasing for a apartment at this complex. After about 2 weeks of trying to get in contact with someone for a walk through of an apartment that I had already a least for a, I finally reached someone. Their personality and attitude were less than pleasant, and I felt rushed off the phone. Once on the phone with the office I explained that I was interested in a walk-through, before being told that there were no homes for display. Once I explained that I actually signed a lease for an apartment I was told that I wouldnt be able to see said apartment until the moving date, which is ridiculous. from this interaction alone I can tell that these people have a serious tendency to play games, and now Im trapped in a one year lease with them.

First of all, where do I even begin? I should have listened to the reviews before I signed my 14 month lease. the sink and shower water smells like straight SEWER WATER. I do not want to even brush my teeth with it. as soon as you are are by the bridge you can smell the sewer water as well. it is so strong and bad that my Uber drivers complain. only one burner has been working all year, nobody ever came to fix it. the closet doors fell off soon as we got here, so did the screen doors. roaches and ants and wasps everywhere. the ac only works at night. the mold in here is terrible and comes back at least once a week. the blinds for the windows fall off. the fridge goes out every now and then. the walls get weird stains out of nowhere no matter how many times we scrub them. the walls are very thin, you can hear your neighbors conversation occasionally while in the living room. there isnt even a light in both of our rooms we had to buy lamps. our shower rob kept falling off cause they put a hole in the wall to hold it up and we had to duct tape it to hold it into place. the hot shower only lasts about 5-10 mins if youre lucky enough. let me mention the roaches again. the park is terrible, nothing to really play on. you are never allowed to use the pool. the mailboxes are terrible you have to literally jab your key into the hole and force it open. dumpsters are always full and very smelly. the office does not care about any complaints you make. this is definitely not worth 1,007 a month for a 2 bed 2 bath that are both very small to begin with. we got scammed out of our money the whole year. theres more to add but too much to type.

I came into the office seeking a 3 bedroom 2 bath and spoke with Samantha and Shawnee, they were absolutely wonderful. I felt at home and welcomed from the moment I entered the office. I will definitely encourage a fresh start at Canopy Creek Apartments!-

The Maintenance people are rude and lazy dont want to do their job have an attitude! I had the maintenance man tell me its not that hot I could wait until he goes home and he eats his dinner to come fix my AC and I am pregnant! So rude! Not the 1st time Ive had issues with the maintenance here Im so ready to move and cant wait!

Well I havent experienced this apartment complex yet. However, Ive been talking to Shaunie all the way from the midwest. She is sweet as apple pie, and helped me with all of my questions. I plan on applying this weekend 07/17/18. Im hoping they can approve me and move me in. Her phone voice from the moment I called, and every other time I called made me feel at ease. Even with all the reviews Ive seen on here that are discouraging, I will form my own opinion very soon hopefully. P.S Ive called other properties near by with 5 stars, and the employees were so rude to me. I wont even name the other location. I will update you guys later.

I have lived here for over a year and am completely happy with Canopy Creek. My apartment is clean and spacious with no maintenance issues. It is truly the most quiet place I have ever lived...never hear a peep. My neighbors are great, the office staff is always friendly and even though I havent required any maintenance service-they always stop and speak while I am walking my dog. Very happy tenant!

Been here since March. staff is very friendly and maintenance comes right away for the little repairs that was needed, besides the occasional gun shots and stray cats it’s pretty decent. I would recommend them to invest in carpet in the units so that people who are on the first floor don’t have to hear the neighbors above every single move. But overall not a bad area

The female office manager has a very nasty attitude. She placed me on hold while having a conversation with someone in the office and came back to the phone with an attitude and hung up on me. I have roaches that just will not go away poor maintenance not to mention the bad area. The air conditioner in my apartment has never worked properly and every time I put in a work order they never come and a phone call to the office never helps because of the staff. Drug infested, loud, no security. Terrible. Hart’s Rd has gotten awful someone is killed almost daily. I will not renew my lease and they can keep the deposit and go take professionalism classes.

I give these guys two thumbs! I lived comfortably for 6 years...the staff are amazing, all repairs or maintenance needed, the staff were always prompt to take care of the problem in a timely manner. I definitely recommend!

Been here since December. Never had a problem ( aside from packages getting stolen at Xmas time, though hasn’t since so probably a person who didn’t even live here that did it.) nice, quiet, great for the price.

Been living here since 2015 and I saw it change hands a few times. This new management group that came in really does a wonderful job making the experience easy. They are all pretty laid back and very easy to work with. Also their maintenance staff responds pretty quicky to calls and really respects your space. They have pest control come out every 3 months for a routine spray and keep the property pretty clean. Sonya and her team do a wonderful job.

I’ve been here for a year already and was sure to renew. It’s pretty quiet and the leasing team is so helpful, especially Sonya the assistant manager. She is amazing and is always willing to help ! If you have any problems she will look out for you, and that’s important for all residents !! Thanks Sonyaaaaa !

I see so many bad reviews about things I haven’t experienced. Pest control did have to come out once but that is all. I have been nothing less than respected and understood on any issue I faced during my stay. I can only go off of what I have experienced. I’ll be renewing my lease!

They say you can polish a turd but its still a turd. River Oaks is pretty and theyve done a fine job on the playground and community center, but the bottom line is that you still can not get a pizza delivered there after dark. Think hard about that before you decide to move in. Nice looking place, but apparently not safe. A lot of theft. Do NOT flash what you have or you WILL lose it.Staff and management are good. A lot of people complain because they try to be strict, but if that is what it takes I say go for it and good luck. It would be nice if tenants cared enough to pick up the trash rather than spreading it around.My experience there sucked, but I would say it was more so from my living environment not due to the apartment complex or management.I would suggest a real neighborhood watch committee, raise the rent and add security. Locking mechanisms all need to be replaced and reinforced. With those changes made, River Oaks has a chance of going from Poor to Very Good.Most sincerely.

Moved on my own down here in November and its been pretty good. The only thing is that the building I live in is near an open path where kids from the next neighborhood can freely walk through our complex. When my car got broken into, I felt as though that was the cause. But I love management. Im renewing my lease hopefully into a new unit away from the open path.

I love my apartment. I have been residing with River Oaks Apartments for three years now. My apartments is in good condition, and when I call in a work order it is completed in a timely fashion. I am aware that things have happend at my community. The management have been on top of addressing these issues and things have changed rather quickly. The staff is always friendly and kind when I either call or come in. I would suggest anyone that is looking for a nice and comfortable to stay to call River Oaks Apartments.

Despite any negativity from what prior residents may say, there are always 2 sides to the story. We are under new management and ownership with too many upgrades to count and a highly professional and experienced management and maintenance staff to provide excellent customer service. We want to provide a happy, safe and peaceful community. Disregard what you hear and come by for a visit. We take pride in this community and personally want to meet with you. Give us that opportunity and you will be pleased and surprised!!

Just moved into my apartment July 12th and I have seen so many roaches!!! I’m disgusted. “Pest control” sprayed Thursday and I haven’t seen a difference. I’m ready to move already!!!*UPDATE* So like I said before I moved in July 12th. My first night moving in my hot water wasn’t working and I had seen a baby roach in the fridge and also behind the oven. So at this point I’m already knowing I’m not going to like it here. The maintenance man fixes the water heater and I tell the office about the roaches I seen. They tell me pest control will come out. So fast forward to pest control coming out they sprayed twice I didn’t see any difference at all. There were roaches everywhere!!! I’m not even being dramatic they were all in the refrigerator. I’ve never seen this many roaches in my life. I haven’t even put groceries in my kitchen because I wasn’t comfortable knowing that roaches were in there. I ate out every single day. I told the manager in the office and she was very understanding. She said that she would allow me to break my lease but if I wanted to have the issue worked on by another pest control company I could. I thought to myself I mean that would be good instead of moving again but apart of me knew that it probably still wasn’t going to get rid of ALL the roaches. Well I was right she said that the new company should be able to clear the problem within the first few visits!! WRONG! They came out did their “treatment” like twice. I did see some die but I still see roaches everyday. I told her I wanted to move and she let me out of my lease which I am so grateful for. I can’t live like that and honestly they should not rent that apartment out to anyone until they bomb the place with strong chemicals because the infestation is horrible. If you are moving here I low key feel sorry for you because if my apartment was like that there is no telling how the other ones are. I’m so glad I’m moving!!! By the way the apt number is 116. So if you think about moving here don’t move into that one!!! I”m warning you!!!

Lived here for about a year because I was going to school. I advise you to only live here if youre really broke or gonna be in this city temporarily. Just to let you know they have a roach infestation that they never tried to get rid of while I was there.

I like the spanish girl they got in the front. It feels good to walk in that office and see a friendly/humble face (finally), she really is a beautiful soul. Very good customer service, you cant find that anywhere anymore!!

Gym is never available. Havent been able to use the gym since Ive move here. Never do exactly what they say. Management change every year. Inconsistent. Turn the water off when they want (3x a month). Turn the power off when they want( twice a month). Still waiting for maintenance

I am going to write a review as an employee and as a resident. I feel no matter where you go crime will be there. Crime has no address and can happen at work, home, while your out shopping, or even with family eating. A lot of times people get discourage and read reviews and base an opinion off of that. Come in the office and meet the staff, take a tour, come out at night and see how the atmosphere is. All of those things should be a deciding factor to decide to make this community your home. I have worked at that property for 5 years and loved it. Everyone shines light on negativity but no one praises the positive things we do for our community. From breakfast on the go for residents, giving away notebooks and school supplies for children. We have had a bounce house for residents and grilled on pretty summer afternoons. We have also had a evening of relaxation for hard working residents with massages and fruit. We show our appreciation for our residents in all types of ways. We offer a open door policy to any resident who wants to talk to myself or the manager. We also try our best to have work orders completed in a timely matter. This community isnt perfect but we have came a long way and only strive to get better. I hope the next person will take all of this information into consideration when deciding to live here. Its not just a JOB for me, but its something I LOVE!!!!!

Tyrone weeks - my experience at canopy creek has been very good. Any problem Ive experience in the apartment has been dealt with in an expeditious manner. Additionally, while I experience some financial hardship which was not my fault they were understanding and work with me until things were under control. I want to think Samatha and Sonja for their graciousness. Also Id like to shout out to Victoria who has been so kind.

Hmm... first off it should be rented to old people because there is no life around the complex at all.The chubby maintenance guy is always locking the facilities before the closing time so you basically cant get to use the amenities(gym and pool) that come with what they offer you in the leasing package. And if you do get in the gym they subtly make you leave on the pretense that the gyms open hours are expired.Its located next to a JEA sewage processor, or something like that, so there are these rank smells that mess with you if you are lucky enough to have the pool opened for you.Not a place to socialize and meet new people or to get what youre paying for... more like a place where people come to just hide away from life, get fat, and depressed.

I moved here in November and I have nothing but praise for this management. From day one walking into the office Nadalie and Elenore were warm and sincere. Nadalie goes out of her way to make sure your pleased she is friendly and professional. Sonya is helpful friendly and professional and very personable. SAMANTHA is the first manager I ever met that makes you feel important as a tenant. She is concerned, professional. And very personable. Maintence from day one addressed my concerns. Previous management left a lot of things in addressed and Matt John and James took charge and not only fixed the issues in a rapid time, they went above and beyond. They didnt just patch up the problem.They are friendly and personable and very talented at their skills. I am a happy satisfied tenant. I moved here from another state almost a year ago, and I have no complaints really about this complex. I have never had an issue with any office staff, they all have been kind and professional at all times. Maintenance is always prompt and efficient whenever any small problems come up, and they are nice people. My apartment is a spacious 2 bedroom and my neighbors are nice from what I know of them. The only downsides are the gym only being open during rental office hours, I suppose for safety reasons? Still inconvenient. Last summer there was a rash of car break-ins with windows smashed out, which I guess is hard to prevent, but security patrols did increase for a while after and I havent noticed any major things after that. The surrounding neighborhood...ehh.. a lil sketchy. It is close to the highway and has a good shopping plaza down the road on Dunn Ave. Ive heard gunshots at times, uncomfortably close, but not often. Also in the summer I think. Its usually rather quiet around here. There are 2 pools also, we prefer the front one and enjoyed it a lot in the summer. The broken fence in the back definitely needs to be replaced with a better one, since I hear it always gets torn down when they fix it because theres a complex behind here. My lease is coming up for renewal so Ive been looking around to see if theres something better, but honestly the reviews I read about other complexes makes me feel lucky to be where I am. In my price range at the moment anyway. I think Im staying put for now. If they put a gate around the whole thing Id stay even longer lol. Rent is reasonable and the kitchen is updated and nice. I get some critters from time to time, waterbugs, little lizards, some kind of bug Ive never seen before...but hey this is Florida right?! No infestations or major issues. If youre a decent hard working person looking for a decent place to live give it a try.

Office management are very rude and disrespectful they dont know how to talk to people much less deal with them Sonya Pallett was the one who attended me and her attitude towards a resident was bad as it is then i hear im not the first case that she has been rude to people around here. Maintenance are nice and pretty quick when ypu call for them. They have a lot of stray cats and roaches everywhere. I wouldnt renew a lease to this place

Canopy Creek is outdated with buildings badly in need of paint and repair, spray paint placed over mildew in tubs and showers, chipped and unstable tiles, raggedy stairs and there is a family in building 17 that have had child protective services investigate them because their children are unkempt unruly and one of the teenagers stole the maintenance cart and drove it down Harts Road stole the tools and left it! They are also under police surveillance and investigation for burglarizing an apartment in bldg 17 and bldg 22, and also illegally signing for packages that did not belong to them. Natalie at the rent office did not check theiry all I.D..TThey hey will all be arrested soon and taken to jail. They sit on the stairs all day and night, loitering, smoking weed and underage drinking. Samantha, the manager and the previous manager has done nothing about it. They still live there!! JMG Realty did a hostile takeover and fired the previous management team and hired an untrained, inexperienced and non chalant team, that does not communicate, care or know anything about their residents. People have pit bulls that are supposedly illegal, there is no regulation. A lady and her small dog got bitten by a tenant with two large dogs and had to seek medical attention. She is in the process of suing Canopy Creek Apartments because if their repeated negligence. Nothing was said or done to prevent this from happening again. There are only two maintenance men, thru are nice but overwhelmed. 8 Dead bodies have been found by the water over there, stinky Dumpsters. Stray cats on cars and rats and roaches. Canopy Creek is a slum ran by Slum Lords that are rude and unsympathetic! Whatever you do, DO NOT MOVE THERE!! UPDATE!! They have two blogs with 2 bedroom and two bathrooms. The older units are 400 square feet smaller, but they are charging 855.00 for both, this is illegal. All they care about is ripping off unsuspecting, trusting every day families. The tenants need to file a lawsuit to get their money back from Samantha and JMG REALTY. Im so grateful to GOD that we moved! It is wonderful to live in a fresh, clean, new home with new carpet, appliances and fixtures. The run down and neglected apartments at Canopy Creek are down right depressing and oppressive. You are basically paying someone to live in substandard buildings. They need to demolish and bulldoze this place. My coworker still lives here because his lease isnt up yet, he is depressed because the new office manager Paula is rude and downright nasty. Samantha and Natalie were fired due to their gross incompetence. For some unknown reason Sonia remained. She is non chalant and rude to tenants. Karlton Jackson owns JMG Realty in Atlanta Georgia and he is not interested in making Canopy Creek a livable, hospitable environment. DONOT MOVE THERE, ONCE THE THIEVES STEAL YOUR BELONGINGS AND THE OFFICE HAS NO CLUE HOW TO HANDLE IT, YOU WILL REGRET IT! CANOPY CREEK IS BY FAR, THE WORST SLUMS IN THE COUNTRY. KARLTON JACKSON IS ILLEGALLY CHARGING HARD WORKING CITIZENS TO LIVE IN DECREPIT, ROACH AND RAT INFESTED, STRAY CAT AND DOG INHABITED AND PIT BULL OVERRAN LOCATION WE HAVE EVER HAD THE MISFORTUNE TO LIVE IN. Office Staff is not knowledgeable, maintenance does not know anything, and you can’t pay your rent unless paying a fee on top of paying your rent.When the power goes out (twice in one week) the maintence ppl can’t even tell you when it’ll get turned back on. You’d think as maintence you’d be the first to call JEA and get updates.Office staff gives you different answers to a single question and still cannot offer any help.Definitely not satisfised with this living location.

Called about 3 days in a row to inquire about this property.... NO ANSWER. Each time. 4th day a woman finally answered after calling 2X in a row and proceeded to give a shitty ass attitude when answering general questions. Word of advice if youd like tenants or potential tenants do your job the right way 🤙🏽🤙🏽
