I love this place. Its very quite, clean interior, very nice neighborhood. When i was searching for apartments, i did see at least 10+ other apartments prior to making a decision. The difference at first impression when i walked into this leasing office was how friendly, welcoming their staff Lesly was. She is very knowledgeable of what they offer. She is an excellent communicator. In about 10 minutes of showing us around and taking a look at the model apartment and the way she explained things well, i knew that this was the place for my family. Lesly also helped us with recommendation for renters insurance company. We found out that we saved money by getting the renters insurance policy from the insurance company that she had recommended we checked out. Lesly walked me though the entire application process from day one and answered all our questions whenever we needed clarification on certain things. If you are checking out apartments here ask for Lesly. Just ask for Lesly you will be in good hands! If you are the manager at GVR, you got a great employee who loves and cares about the residents and the job! Shes got a bright future in this space and beyond. My wife and I are happy to call this place our new home.
I am a long-term resident of the Gardens. I feel quite safe at this complex. The rental rates are very affordable for Valley Ranch. I especially cant say enough about Karen V.; who is always attentive to the needs of the community! Thanks Karen for all you do, You Rock!
This is an excellent community at a very reasonable rate. I stayed there for 2 years and had a great time. Leasing office is very friendly and make each day of stay as comfortable as possible.
Ive have had nothing but a great experience here. The office staff Karen and Kassidy are always so nice and helpful. The complex is always clean, keep well maintenanced and so peaceful. I have recommended this apartment complex to several people and will continue to do so.
Please stay away and don’t even think of moving to this apartment please..I am currently staying with my family in this apartment since the summer started we haven’t had a pleasant stay here due to AC outage and power outage .If you raises a concern the reply from leasing office was funny, there were several people waiting without AC more than a month so we cannnot check yours as you were only waiting last 10days. Imagine 10 days with out AC in the month of June and July .Now when I am writing this it’s the 4th consecutive day again(in sept 2021) we are without AC . I also doubt they are purposefully not fixing as they don’t have enough resource or money to fix this . You won’t believe sometime when they fix they temporarily remove other apartment accessories and add to fix some other apartmentThese people are only good in adding every-month some extra dollar’s in the form of trash and other services which they never do ..During the last storm this is the only apartment without water and power after one month of storm with in Irving ..I am really surprised to see the mindset of some people they wrote good reviews about this place .. may be they are too too too good otherwise i feel the management itself writing some good review to get some people here .I really dont even see a single reason any lease holder can say something good about this apartment.Again telling from my bottom of heart this apartment ruined my 9 months of family life without providing some basic amenities. unfortunately 3 more months to go ..When I am talking about no AC and power outage issues I have other water leakage problem and no power in specific rooms etc but where I can tell all these problems when basic AC itself not there in the houseSo please keep all the above points in mind while signing any lease agreement with this apartment.Thanks

I have left this apartment almost 4 month ago and they haven’t sent my deposit amount yet inspite of multiple follow ups. Not at all helpful and cooperative leasing staffs.
Stay away from this community for your sanity.Totally dissatisfied with the current management. The service requests are NEVER completed in a timely manner. All that they can offer is a sorry for the inconvenience.I have raised multiple requests for mice in my apartment..According to the management that isnt a big concern when compared to an AC unit not working and expected me to wait for a week until the pest control team showed up.Also, I have recently raised another service request for power outage in my apartment on a Sunday afternoon.. I agree there are no personnel to attend to my request on a Sunday..I waited until Monday.. nobody showed up on Monday either.. Now, isnt power outage an issue that requires immediate attention ?Its not just these two requests, there were multiple requests in the past as well where the maintenance team would visit my unit a week or more after the request was raised.I have stayed in various other communities prior to this one and have never come across such an insensitive management.No problem is small unless you experience it. Having mice run around the apartment, eat away carpets, floor mats etc isnt that a concern to you ??? what if it has been eating electrical wiring and that resulted in a short circuit ???They wouldnt send personnel to inspect for any holes/openings in my unit. All they did was send a Pest control guy (a week after Ive raised the request) who barely did anything that would address my problem.He handed over a tiny sheet with glue and advised me to patiently wait for him to arrive next WEEK.When asked if he could check for any openings from where the mice have been coming he said it wasnt his job and I needed to raise a service request for the maintenance guys to come and take a look..And please do not send a connect with us to discuss response as Ive contacted you guys multiple times only to hear a sorry and nothing else.Im writing this to save people from moving in to this community and not suffer later.
I was skeptical about this apartment complex due to the negative reviews. But I absolutely love it, especially because of the associate Lesly, she was very kind, great attitude and customer service. She was patient throughout the whole process and explained everything to me. Overall amazing associate.
Couldn’t be happier with my apartment. I went with the renovated two bedroom so everything is brand new. I’m just impressed that a three month lease term was an option for me. (Waiting on my house to be built) whole process from first phone call to move in was a breeze. Definitely recommend.

Garden of Valley Ranch is a Geto of Valley Ranch. The apartment buildings are old and rustic. If you have something broken. It takes months for them to come and fix it. The new management is the worst of all. The assistance manager lies to you in your face. She pretends to be nice to you, but she is not at all. In fact, she is the one who is running the apartment right now, and the owners should know she is not doing a good job. She is in the job that she hates. The day she would get a better job, she would rather be somewhere else. She is the only one member of old management that used to run the apartment. I would suggest the owner to get a better manager if you really care about long run. Worst of all if you look Indian or Asian, you are bound to be doomed, she will look for a ways to fine you with extra fees specially be carefully while moving out. You are sure to pay some hefty fees. That is how they make their money. Likewise, please check the apartment before you move in they try their best not to show you the apartment before move-in or sign the contract so that you would not run away after seeing their low maintained apartment. There are issue of bedbugs, roaches and mice in their units. Pools are always closed and gym are open on office hours 9AM to 5 PM. I have never been in an apartment where the gym hours are from 9AM to 5 PM. That is clear that they do not want you to use their amenities. Just like the way they lie to you, their amenities are there just to attract renters who do not know they are never going to use it because of their non-friendly hours. All they care is how to charge you fees, specially while moving out.
DO NOT CHOOSE TO LIVE HERE! It won’t let me put 0 stars. I lived in many different apartments in the Irving area while going to school and they are by far the worst. I never had any of my service requests filled. EVER. They came out once but the person sent out didn’t speak English so they never fixed anything. I have been charged over $3000 in different charges that I should have not had to pay. They very rarely answer the phone and the few times I have gotten someone they can’t help me and I have had to wait days to speak to the manager. We had the big snow storm in February and it was handled very poorly to where I was out of water for 2 weeks. Do yourself a favor and choose a different apartment!

I have tried and tried to be an understanding tenant. I was moved into a roach and bed bug infested unit. I patiently waited WEEKS for the problem to be resolved. I ended up having to purchase my own sprays, traps, and gel in order to resolve it. And yeah, no welcome e-mail and no one telling me my keys would not be ready until after 5pm. I had paid movers from Houston that were by the hour.My AC goes out in August. Its HOT!. I submit request as I am supposed to do, but no response AT ALL. I walk into office where young lady tells me someone will be there today or tomorrow. TWO DAYS LATER I receive NO response of any kind. I call the emergency line and tell them its been over a week with NO AC in AUGUST. Im told someone will come today or tomorrow again. So, after NO ONE comes or contacts me for TWO MORE DAYS Im at two weeks with no AC, and two full weekends. I had to walk in and threaten to vacate or not pay rent in order for something to happen (and today my AC is back at 84 when its set for 75 and I work from home.)At the same time, I submitted maint. tickets for water leaking in from the living room window when it rained. Youd think this would be something an apt complex would be concerned about. Over THREE weeks later and I have not received one message or communication about it. SMH. On same day, I also submitted maint. request that my front door is not 100% sealed at the bottom and pests are able to crawl into my apt under the front door. THREE weeks and no responses.NOW my oven somehow flips the breaker in my apt. I have to turn off the breaker to the range in kitchen in order to have electricity in the rest of the apt. I submitted a maint. request....no response yet. I dont know why there is an online maintenance system when it is NO USE. I pay rent every month, on time, on auto pay so there are no issues there.I can understand things happen day to day, but the complete lack of communication is very frustrating and disrespectful to those of us who trust the management team to do their job and not blatantly LIE to our faces. SMH. I didnt want to submit this review, but as I sit here in 84 degree heat, with no oven to cook dinner, bugs crawling in apt from under front door, and water dripping from window in living room....I guess it was time...
We are staying at gardens of vally ranch apartment. I raised the service request for pest control. Lots of bugs are crawling in all the rooms at my apartment, its been two weeks that I have submitted the request. No-one has taken action, irresponsible management. Earlier management used to do pest control frequently but the new management is not responding on request, even though they are charging more. Better to avoid this community who are looking for moving.
I was resident of gardens of valley ranch, I have never that worst management in my whole life. If you raise a request though it is emergency no one tries to care by sitting in their A/C office though you are in your home paying rent with no a/c or with your problems. If you have small kids please consider choosing other house than this. If you want to live in peace choose better option than this place. No one cares and management here is the worst all they say we are waiting on your number to complete request and that number won’t come for a month. The noice of cleaning machine so loud to bear. Please choose better place Dont join here, its a warning

Incompetent staff that wanted us to move into a filthy, bug filled apartment that clearly was not move in ready. We cancelled our lease within 24 hours.Never received a welcome email with move in instructions. The keys weren’t ready until 5:30pm. Paint fumes lingered. The carpets were soaking wet. Dead and living bugs everywhere (including a whole colony above the water heater). Filth in the cabinets and bathrooms. And to top it off we had a package stolen from the Amazon hub because the pick up code was sent to someone else’s email.EDIT:it took almost 3 months to get our full refund

Pleased with how fast management has taken care of my issues. im Just really appreciative right now for everything management is doing for us. The fact that the manager was here with us last night until 9 pm until staff Restored my water should tell you. my home flooded and she had someone there within an hour to clean water out of my floor.
I enjoy living at the Gardens of Valley Ranch . I have lived here for 11 years now. The staff is friendly, my apartment and nearby areas are usually pretty quiet, and this complex is close to so many things...highways, stores, restaurants, movie theater. I also have not had many issues with my unit, but if I do, maintenance is usually pretty quick to fix it. Overall, Im very happy here, and its a great place to live.
I just moved in about 3 weeks ago and I this is my first apartment I’ve ever leased. My experience was okay.Leslie was my leasing consultant and she was nice and got me approved pretty fast.The location is great! Tons of food spots, grocery stores, gas stations and walking trails nearby.
Update: its been 10 days and no one bother to work on service request. Im living with a birds and their noise in my kitchen.Folks, if you failed to pay rent for 10 days then they wont listen anything and charge you the penalty but they will not care about providing a service.Worst management ever. I need to give 1 start so that I can continue.I told management that there is full size wild BIRD coming inside my apartment (living area) from dryer connection (from kitchen) since 2 days and there is hole outside the building where it getting into. Also while calling them, the BIRD was still trapped inside the dryer connection as I put some plastic so that he will not flew again in my room and damage anything.On my 3rd call, Karen told me that they have backlog and need to work according to the numbers. So in return I asked her SO TILL MY NUMBER COMES, DO I NEED TO LIVE WITH THE BIRD IN MY APARTMENT? she responded that they have pest control guys in the unit and they will going to come by today.And guess what,as always no one showed up. And that bird still makes constant noise. I hear that bird chrip till 11 PM as I freed that poor bird again by myself. So imagine how your apartment sounds from 7 AM TO 11 PM with non-stop bird chrips.Management you need to learn how to prioritize the service request rather then giving false hope and close and ran out of office at sharp 6 PM.
Leakage........!!! Leakage ......!!! Leakage...!!!!Worst management and maintenance. Beware before you rent the apartments. They take weeks... months to repair a small thing. The management is greedy... they dont maintain the proper file system ... even though you have rental insurance and send a copy to them, they keep adding fines added to the rent, and every time you have to call them to fix it.After the recent URI storm, I see they have no proper guidance for the managements maintenance guys. They have no idea how the sewage system is working and where, why, and how the leakages are going, and the whole community has to suffer if there is a leakage in one apartment.People here in the community had an alternative for using toilets staying at hotels ... who do compensate for these? Management has no concerns about this, and all they show is arrogance towards the tenants.

I have taken key for the apartment on 18th June . I have signed the apartment for 17th June however the apartment was not ready so I was okay taking key on 18th . Below are the problems I am facing .1. When I stepped in to the apartment, the whole apartment was looking like roaches mortuary with all dead and living roaches around .2. The apartment wasn’t clean at all from previous residents in all the kitchen and restroom cabinets, blinds weren’t clean .3. The bath tub has soap residue and I literally fell in the bath tub hurting my head really bad4 . AC isn’t working at all .5. Water is not draining in the restroom bath tubs .6. I suspect bugs too in the apartment and I am staying in my friends place with all these problem .No body would want to stay in such an apartment . Request the leasing office to change the apartment ASAP.
Leslie has been so helpful with getting set up to live at Gardens of Valley Ranch especially doing it all over the phone since Im living in a different city at the moment. So far, every step in the process to lease has been so easy and Im so looking forward to moving in! Thanks so much Leslie!!
Great location, neighborhood, apartments but$100 late fee charge imposed with threat to vacate apartment after 14months of religiously paying rent on & even before time & renewing lease. Its been 8days without water on property post snow storm & receiving robotic responses about Work In Progress, Maintenance takes forever to service requests & youll likely be scammed & extorted hefty non refundable security deposit regardless of your rental history & credit report.Unhappy with new management!
I moved out April of 2020 with a 9 month lease.Pros: The complex is peaceful, Clean, they dont tow cars, you dont really hear your neighbors, and they didnt charge extra for the 9 month lease.Cons: Very Fraudulent! Make sure you keep every statement and actually look at them for mistakes. I downloaded all of the statements on my phone before they became unavailable (30 days). It wasnt until the 3rd month when the final amount just kept increasing that I noticed I was being double charged every month for trash and pest control. After waiting in the office with 20 other angry tenants to get it fixed the first time, I had to go to the office every month to get it fixed. After moving out, they charged an extra 2 months of estimated water bills $116... $116...2 months...water bill.... After pointing out that I had already been charged for the first 2 months, it still managed to hit my credit, a year later, with a duplicate under a different name.other than billing, the maintenance people here are wack.
This has been BY FAR the WORST apartment experience in my life! Its been over a week with no water! UNACCEPTABLE! but then want full months rent. I regret with everything in me for resigning my lease with them. Management is bad. Maintenance is bad. It sucks because this is actually a nice place to stay in and of itself. But the experience with the terrible management cant be looked over any more.
We are resident since one month and this is 5th day we are sleeping with out air conditioning. I have already rasied multiple complaints and maintenance doesn’t respond timely. Help desk people will just say “we are sorry for inconvenience. Please open patio door and sleep until AC gets fixed” and doesn’t even respond call.while giving us keys they just wet vaccumed in the morning and handed us keys at 10AM . Our complete house is wet for 2 days. Please reconsider If you are deciding to stay here.
Kassidy was awesome. We came to tour the property today for my oldest son, his wife and their new baby. They loved the apartment but I was impressed with how this place was shown and appreciated that Kassidy had an answer for all of our questions.

This property is in great condition! Grounds are very well kept which was very nice coming into. The office staff was professional and nice.
WORST MANAGEMENT EVER!! Weve been out of water since LAST week. After seeing how GVR has handled this situation I will not be renewing my lease. How do you expect people to survive without water?This is ridiculous!!!!!! Never in my life have I seen such a thing. I would have expected better from this community.

I love it here! Unfortunatley, Im having to relocate due to my husbands job transfer. I think what I enjoyed the best about Gardens of Valley Ranch was the friendly staff and my awesome apartment. Kasidy the new property manager was very helpful throughout our stay here. We will miss it here dearly! If youre looking to lease here ask for Leslie! She was very attentive and made my whole move-in experience a breeze! Thank you guys!!!
At this point this place doesn’t even deserve a half a star so the one I gave was not by choice....we have been out of water for since last Monday and people at the leasing office and the management are out of touch with reality. They are setting wrong expectations and getting everyones hopes up while they are incompetent to get the job done. We have no water for 8 days now even though we were assured numerous times that it will be turned back on yesterday They should be ashamed of themselves for misleading their residents and making false promises.
It is 3rd day without water. No management or manager onsite since last week. Last communication from the apartment about the water was 2 days ago about water being shutoff. No ETA on water coming back on. “We will work diligently to restore water” this was the statement put out. Our toilet’s are filling up. Our dishes pilled up since 2 days. We had to go to Kroger just to wash our face go to restroom. Situation in the apartment is pathetic. This apartment needs to be sued for negligence.

I visited this property today to take a tour and I was welcomed with with a warm greeting by Leslie. I informed her I was interested in a 3 bedroom. Unfortunately there were no 3 bedroom floor plans to show, so she showed me the largest 2 bedroom. It was super upscale & cozy! Also I was very impressed with the breathtaking view of scenery to vast nature trails and three pools for enjoyment. If you’re looking to move in ask for Leslie, she is very knowledgeable and so sweet with a beautiful smile. I would definitely recommend this property!!
The new management here is horrible. The manager does’t care for what you have to say. If you want any help you always have to ask the assistant manager because she’s the only one that will help you out. Because the new manager doesn’t manage worth jack.
Stress free move in process, great staff, beautiful community! Leslie was my leasing agent and she was great! So funny, super kind and always professional. She made something that is usually draining and stressful a really great experience. Ask for her, you’ll be happy you did!
New Management is hardly friendly and compassionate, Even in times of Covid-19 they are charging late fees of $97(almost twice what it was last year) .Though must acknowledge the previous management was awesome and outstanding .Ellen and Karen were really friendly, compassionate and kindest people. New management is not anywhere close to them when it comes to customer service(includes friendliness and compassion).
Apartments have nice countertops, clean outside, staff member I met with was helpful and had a lot of information for me.
We have many issue after management change and staff doesnt give proper response and recently we have water leak for almost one day and staff dont give proper response .In my total lease tenure this is 3rd time we have leak in the apartment. I called regional manager 3 days back and no response till now.
We have lived here for several years and overall its been ok, UNTIL NOW. We are going on one week with no water. We can not get real answers. We were told the water would be back on today; it is NOT. Others I know in apartments got their water back over the weekend. Here at GVR no attempt was made to get water back during the weekend. This is absolutely ridiculous at this point. It is obvious that no one in management cares.
Awesome place to live at! Took a tour today and I was surprised at how nice the interior of the apartments were. The staff was amazing! Prior to entering I noticed a young lady with an inviting, beautiful smile who welcomed me as I entered. Took a tour of the model apartment and she was absolutely pleasant and very professional. Due to my budget I will not be leasing here. I would like to thank the staff for making me feel welcomed! I will definitely be referring all my friends and family here! Ask for Lesly shes amazing!
I had a great experience at this community. I went to the apartment office without an appointment because I wasn’t aware that one was needed. Since none of the leasing agents were available, the manager Kassidy took me on tour of the apartments. She showed me the apartments i asked to see but I was looking for a little more living space than the ones we looked at. Kassidy suggested a couple of the other floor plans that they had available that really weren’t what I was originally looking to spend but after seeing them I leased one she suggested. The other apartments I visited that same day were only able to show me one apartment which wasn’t enough. I felt like Kassidy was patient, professional and eager to help. I also felt like the property was very clean and very nicely kept.
Highly incompetent management! Fixing things here takes so much long. The motto here is always put customers last! Would recommend to stay away from this property. Management is impolite, incompetent and always looking for excuses to make residents live worse.
You want your belonging stolen from the laundry room then this is the right place for you. manager doesnt care about the residents. No security at all. idk if the property manager is qualified to have the manager position, due to the management being absolutely clueless, takes weeks for your service request to be even looked at.
Not a bad place but if you have other options I would suggest you to choose other option. The apartment would rip you off here and there. Specially, while moving out be ready to pay at least $700 to $800 bucks. Pools are mostly closed even in summer before covid.In terms of safety & security, there are incidents in past from mail theft( if you google the incident you can find it), damages to property. There are airbnb rental in the units, where different people are in and out almost every other day. A bulb is missing a piece, slap $50This is not a ethical practice, if you really care about your customers stay and experience then your goal should not be to make profit out of overcharges specially during these times.

Im leaving a v in-depth review so people looking for apts know what theyre getting into. so here it goes lolI just moved in about a month ago, into one of the non upgraded one bed room apartments and I can say its a pretty decent place to live. Its extremely quiet and there are a lot of amenities in the 5 to 10 minutes away, so you dont have to travel far for the things you need. the walls are pretty good. Like two of my neighbors have kids and one also has a dog and I never hear them.The older apartments do come with white, older appliances but arent a huge issue for me personally. also, the counters are also not stone and the flooring is vinyl wood. same with the bathroom, vinyl flooring and counter layovers. Stoves are electric. You get Washer dryer hook up but there is a Laundry center. Several pools and a gym but they are closed due to CoVid. They also have an amazon hub which is good.Now leasing. The leasing agent worked really hard to get me an apt in my price range. They initially showed me an ungraded apt but when I asked to see a non ungraded apt, they said one wasnt available to view in any size. The women in the leasing office are nice but I was missing a couple things that werent given to me on move in day like a condition form or the code to my amazon hub, which were easily resolved. You have to make 2.5x the rent per month to live here. Electricity is based on how many bedrooms your apt has and is split btwn the units. Same with the water bill. I havent had an issues with bugs or rodents. The outside is pretty well kept when its warm outside.So far I think its a pretty valid place to live. Ill update my review if any issues arise. But one thing I can say is take pictures and right down everything on your move in condition form, even if its something basic like a stain or a missing lightbulb, because based on other reviews, you maybe over charged for any issues that are discovered on move out.

She is very knowledgeable and so sweet and patient. She was understanding of all mine and my family’s needs. I would definitely recommend this property!!

With a leasing background of my own, there are those that enjoy what they do and others that dont. As soon as walking into the office the staff has been friendly. Leslie hands down, is my absolute favorite. She has the passion of helping people and it shows. She is willing to answer your questions, willing to reiterate anything that is needed and you can truly see that she is such a people person. She provides world class customer service and her ability with building rapport will make you feel like youve known her for years! Leslie, thank you for being so amazing! I wanted to leave a review because the experience that I had with the staff at this property was by far the best experience I’ve encountered on my apartment hunt journey . Leslie was incredibly hospitable and detail oriented. She walked me through all the amazing amenities and the leasing requirements. Any questions I had, Leslie had the answers and with a pleasant and inviting attitude ! Having lived in apartments, I know that your dealings with the leasing staff will be consistent through out your time living there. I can rest assured that the same level of commitment and hospitality will remain consistent. This property is at the top of my list while I continue my search .
I lived their for 5 years.It always felt like a home.The surrounding was always natural,clean and fresh. The manager lady looks after the property really well. I had to move out of state otherwise i would have stayed there longer.Highly recommend.
Very nice apartments! But I want to give your staff 5 stars. I Was interested in a 2 bedroom and went in for a tour last week. Let me just say that Leslie was an absolute delight ! She was very friendly and professional but also super funny :) She was the best part of the tour honestly. I decided on another property but I had to let you know you have a star on your team!
This is hands down the best apartment complex I have ever lived in. The wonderful group of women at the leasing office have treated me like family from day one!!! I truly feel like an appreciated tenant. They are always extremely professional and delightful to talk with. I am more than happy with The Gardens of Valley Ranch! Great place to call home!!
Can’t have nothing on patio except lawn chairs/bikes. If you leave something small out they will give out violations. They use to have a different company that didn’t trip so much. Area is nice but I recommend looking at other places down the street!
Amanda was amazing! From the moment I walked in she had a smile on her face. She was very helpful, patient, and knowledgeable. She answered all of my questions and gave me lots of great information about the area & The Gardens of Valley Ranch. I would highly recommend visiting this property. Ask for Amanda!
My boyfriend and I went to check out these apartments and we were greeted by Leslie. She was very pleasant. She showed us around this beautiful property and was very well educated on what she was showing. She really made us feel like we were at home while we visited. She was great and we are considering residing here when our lease is up !
Sunday was such a gorgeous day, perfect for some Apartment shopping!! I came in after an unsuccessful search and was greeted by the sweetest leasing agent I had encountered all day!! Leslie was so welcoming, knowledgeable, and very accommodating! I was looking for a place for my mom and knowing that she may be living at a property with such a caring staff like Leslie gives me such peace of mind!! She is the epitome of customer service!!
I understand we had a storm and it is unavoidable but bieng 6 days without water at all, which is basic necessity and no timeline on resolution or what the exact issue is not acceptable I feel, especially with child at home to take care of.
Worst community maintenance. Water is shutt down from Tuesday for continuous 5 days and the management is still working on this. Irresponsible answers from the leasing office. Wish the previous management team was there. These people never care for their residents at all.
I am in the early stages of apartment hunting and wanted to get a feel of the apartments in the area since my office is close by. Leslie was so friendly and still provided me with amazing service, even knowing my move date will not be until a few months from now. She gave me a tour of the property, showed me several floor plans, and was just such a pleasure to work with! I would have signed with Leslie today if I was able to, she made apartment hunting such a fun and enjoyable experience!
I have lived here with my husband since 2008. I have loved the old staff. And really am loving the new staff. My apartment does need some upgrading like the empty apartments are getting. But I want to know if it can be done without me moving to a different apartment. But again I love it here. No place is perfect. But I dont see myself going anywhere soon. Thanks yall. Water leakage in your living area is very common event in this apartment complex. I saw couple of reviews previously and thought it is rare event. But when you undergo the same event, you will feel it. Apartment complex will repair for you but will not take responsibility to identity what, how and when it is caused to claim your insurance for your loss. They hide or will not document properly for your claim purpose. I spoke to manager and regional director, ended up in the same response. This water leakage happened in a newly renovated apartment and in the first rain after taking lease. That is in fourth day of my stay in this apartment. If you do not want to undergo such situation, please be away from this community in this COVID situation. All the best for your community search.
New to the area and this location was my first tour. Leslie showed me around and she was very informative in answering my questions especially about how dog friendly the community is. I liked the unique features and saw a few units that had their own yards which was nice. The fitness and pool area also looked ideal for where Id want to spend time relaxing or working out. Thanks for the tour and I think Gardens will be a top contender for where I sign my lease.
I came across this property when I was on my way to work and noticed how close the commute would be if I moved here! I stopped by during my lunch break and was greeted by a golden brown sparkling cinnamon tone Leasing Agent by the name of Lesly. She was beyond helpful in the details of the two units that I looked at! She also described the lounge area to be vibrant and when I walked in, that was the exact mood that it gave off! The complex comes with a wide space pool, all the necessities in the gym, and even a tennis court! My lease ends in a few months so I’m definitely considering becoming a resident at this complex. This property is worth the tour especially by the descriptive imagery of Lesly!
I visited this property inquiring about prices and layouts. I was welcomed with with a warm greeting by Leslie Galvan. She was extremely professional and a natural conversationist! I informed her with what I was looking for. she convinced me to view the largest 2 bedroom. Needless to say I fell in love with the floor plan and admired the very comfortable and at home feel that it gave off! I’m still 3 months out from moving but I know who I’ll be asking for when I return ready to move, Leslie Galvan thanks for all the help!!!
Well, another wonderful year, its that time again....Lease Renewal time😊 lets see 1yr or 1yr and 1month? Ive called Gardens Of Valley Ranch my home for the past 5yrs, you noticed I said (Home) yes, I love it here. Karen is my person from day one(such a beautiful person inside and out. I felt like part of a family, thats the best feeling ever. I was a bit worried when we changed ownership, a new manager and staff...I was like noooo.😁 but the minute I was introduced to Kassidy (Resident Mgr) I was so excited and happy, she was so warm, thoughtful, took a brief moment to get to know me and if I had any concerns, Thank you GVR, for giving us someone wonderful. Then comes Tanna, simply delightful and very attentive, great personality. The entire staff and maintenance are also amazing. Whenever I have a maintenance issue, I normally wait until I need several things taken care of. Not only are they efficient but staff follows up to ensure all was complete and if was satisfied....I was so impressed and felt so special. They care that much to make a call...see HOME❤ Im loving the upgrades, cant wait for landscaping to be completed. Oh! And the gym to reopen (but I understand why) Residents safety ❤ Again Im so grateful and happy to call GVR home 🏡.

I’m not ready to lease yet, in fact I can’t move until September. Amanda was so gracious to give me information. I felt like all the other communities didn’t want to give me the time of day and I was told many times to come back closer to my move dateI will be back to lease in August for my September move.Thank you for understanding that I needed to just get my ducks in a row.
Shame on you guys. From last 4 months, We are paying $400+ electricity bill for a small 2 BHK . The high usage is because of heater/cooler and raised multiple requests to fix it. Never seen this kind of Management before.You guys know the pain when the same thing happen to you.
I was very impressed with the new look and amenities of the apartments. All granite, stainless steel, plank tile flooring, open feel. Good location. When I first came into the leasing office the leasing agents stood up to greet me and were very friendly and welcoming. Good place to live.
I came to this property today and had the best experience with Leslie. She was very thorough in explaining everything. You could tell she really enjoys what she does. If you ever visit just ask for Leslie. She would make your time there wonderful.
I recently came by the Gardens of Valley Ranch to tour the property, as it was on my list of possible locations I’d like to move into. I’d like to say that Leslie did an amazing job of assisting me throughout the tour. She was up to par on all of the facilities and amenities the property offers and her mannerisms were second to none. I really appreciated her and all her efforts during my visit!
This is my first apartment. Amanda has been extremely helpful with the process. Shes helped make the daunting task easy. The apartments are beautiful and spacious and located in a great area ... also at a great price!
The leasing staff was so helpful and friendly my recent visit this week - in particular, Leslie was great when I came into the office! She was very knowledgeable about the location and amenities, was definitely the most reasonably priced of all the places I looked. Overall, really happy with my experience and Leslie helping me !
Although I am not able to move at this point in time when I toured the property I had an overall pleasant experience, and absolutely fell in love. When I am in the position to apply I most definitely will.
I’ve been living at gardens of valley ranch for 8 years going on 9 and I love it. Everything is great here,great location and staff specially Karen she has helped me with everything since day one. Gardens is a great place to call home.
I would give the leasing staff and especially the leasing manager a 4.75 out of 5. They are always polite and helpful.The property manager, in contrast, wouldnt stop to piss on you if you were on fire. I try to imagine how someone can wind up in a customer-facing job without having Im sorry in their vocabulary, much less any real customer service ability in their skill set. This is the type of person who doesnt have a boss if you dont like her answer. Im not the type of person to lawyer up for a small dispute, but thats looking likely.Otherwise this is a good location as there is a variety of good Indian, Thai, Vietnamese, and fusion restaurants nearby, plus a Starbucks and cafes around the corner. Plenty of parks around. Traffic not terrible. People are friendly. Double bonus-if you live here the voting location is the library, which is easy walking distance. This would probably be like a solid 4 if not for the atrocious property manager. Steer clear unless you have extra time and money on your hands to deal with her.
Recently stopped by and Leslie helped me out. She was genuinely interested in providing me with excellent, and friendly service. She was very professional in addressing all issues of concern that I had. Thank you Leslie!
The Management Staff is so polite, I never gave had an issue. Also Any maintenance requests I have put in are tended to either that say or the next. I love living here. It is the Best Complex I have ever lived at. Thank you so much Ellen, Karen, Cece and Larry. You all Awesome
Final Update: Its not just me, leasing office communication and accessibility has disappeared since when I moved in. My new apartment spent 4 days trying to get proof of residency from the staff before they sent it over. Phone calls arent going through because the office is completely empty during listed hours. Im writing this from right outside the office waiting to turn my keys in and theres a truck waiting to deliver a massive shipment of flowers and plants for the office/complex. Since nobody has shown up theyre just laying hundreds of them (no exaggeration, its multiple racks) on the grass. Theyre either seriously understaffed or only one or two are pulling any weight.Second Update: I got hit with a $50 penalty for not having insurance on file, even though my renters insurance was automatically renewed and the interested party of file matched their address. Called multiple times over a few days, left a voice message, and sent a message online. The one time someone picked up the phone, they said theyd call me back, but Ive gotten no response for 5 days now by phone or email. This is just a week after they finally fixed all the burst pipes from a big freeze/snowstorm, but theres no way theyre still that busy right? Communication during the 9 day water outage caused by the storm wasnt as timely as I wouldve liked either.First Update: The maintenance staff is very responsive and friendly! Submitted a service request for a clogged tub last night and the issue was fixed before noon!Original: I just recently moved into these apartments and so far the apartments, the staff, the community, and everything else has been wonderful. Shoutout to Leslie who gave me a tour and helped with all the leasing paperwork. She was incredibly friendly and helpful!A little extra info for other apartment hunters: The complex got bought out by new management around July of 2019. Water utilities were not included in rent. The apartments up for lease (at time of writing) have all been newly renovated. Im the first person to live in my unit since the renovations.
Okay I am 2 months in my lease here, and i’m happy with the decision I made. It is far out from my job but I Think the advice and tips on roads giving by the Leasing lady I tour with made it so much better, I also can’t leave out the tennis Court. Love it here.
I lived there for five years.It always feel home as surrounding is very quiet,natural and peaceful.The neighborhood is really good and all the facilities as grocries,salons,cinemas,restuarnts,libraries,schools etc are located very nearby.The staff are very helpful especially maintenance guys were always available.The manager lady has kept this property really well.Highly recommend this place to consider home.Most of all,i love the vibration of the place🙏🙏🙏.
