A tenant alerted us about an AC issue. Wilber gave a quote for a new system stating:During our inspection at this property we found a major Freon leak in the indoor evaporator coil. This is preventing the system to properly cool down the house. Please see attached images for a better idea of the leak location. The outdoor unit was found empty on R22 Freon due to the same leak in the indoor unit. This system is over 19 years of age and it is out of all manufacturing warranties. keeping in mind the age of the units and the problem found our best suggestion is to install a new 4 tons HVAC system. this includes 10 years warranty on units and also includes 3 years warranty on labor. please review estimate below and let us know if you have any questions.We just sold the house with several inspectors reviewing the house and confirming the unit works properly. Additionally, when asked for a price on just a repair, we were ignored. Wilber quoted out $4,600 for the replacement...WE DONT HAVE THAT KIND OF MONEY TO WASTE!Wilber and Express Mechanical are con-job artists working through a con-job property management company called Specialized Property.Avoid both at your own peril.Edit:To the owner:It is not a mater of me feeling this way. The paid inspector from the house showed 57 degree air coming from the upstairs and downstairs registers on a 90+ degree day. I have been EPA certified universal through the Marine Corps over 25 years and have worked extensively in the field as well.Your tech never showed any pictures of a low or flat unit, only his Fieldpiece meter (my first Fieldpiece [an LT16] was purchased in 1997).Please tell me why a functioning unit that is 19 years old NEEDS replacing? NU-22 as well as other replacements are available if there was simply a leak in the coil.Also, we had another company take a look at the unit and did not find anything wrong either.Youre welcome.
Our AC went out at around 9 PM last night. They were able to fit us in to the schedule today (on a Saturday!!). They scheduled us for 1 PM - 2 PM and Wilbur, our technician, arrived promptly at 1 PM. Wilbur was able to diagnose and fix the problem in about 10 minutes flat. You cant ask for better service than that. As an added bonus, he was incredibly kind and professional.
My air conditioner went out. The guy is here to fix it. If you have an appointment for someone to come out be kind and understanding they are trying there best to get you up an running and they have other appointments after you. Plus they are working in the hot heat. Make sure you offer some water. It can be worse we can go back to old days with the air conditioner in the window and we had to go outside to water the pads to keep it cool or no conditioner at all fans and windows open hoping for a breeze. You get the point. Thank you Express Mechanical!
Wilbur resolved issue within 30 minutes and got us cool, again.
I have had many experiences with Express Mechanical on multiple renovations and have experienced a very professional experience, excellent response, extremely fast service and installations. I have received honest opinions on units that normally a company would recommend replacement to make additional profit and Express Mechanical has advised otherwise and saved unnecessary expenses. They were scheduled to replace our a/c unit on a Saturday. Our property management company told us on Friday that they would call us soon with a service time. They never did. I left 2 voicemails for them on Saturday. They ended up being no call/no shows. Now I have to go several more days with no a/c while it is 100 degrees outside and 90 degrees in my house. Unacceptable! And I am frustrated that my property management company chose a business with the worst service ever.
Ive never written a review for a company before, but then, Ive never seen customer service so bad before. I rent, and I submitted a request through my property management company to have my A/C serviced, and the property management company opened my ticket with these Clowns. So its not really my fault if Clowns call me while Im at work and Im unable to answer; but what CAN be helped is whether they answer when I call them back. They failed to answer my calls to their office literally 100% of the time. I am not exaggerating; every single time I called their office number, it would ring and eventually go to voicemail.So I would leave messages saying things like I dont have work on Friday, so if youll call me on Friday, at any time whatsoever, Ill be able to answer, and then they wouldnt call at all on Friday (and I had made sure to keep myself open and available, with my phone by me at all times, to be sure). While it may have been unfortunate that I wasnt able to answer my phone when they called, they have absolutely no excuses.So after a while I stopped trying to call the office and starting blowing up the phones of their service techs (even they took an unreasonable amount of calls to answer their phone), and when I finally got a hold of the service tech, he told me that they had CLOSED MY TICKET, and that I would have to submit a new ticket through my property management company!!!! So I submitted a new ticket and went through the EXACT same process; they call me while Im at work, leave voicemails, fail to answer my callbacks and messages, I finally get a hold of a service tech, and they had closed my ticket again. Im writing this review on 8/4, and my original maintenance request through my property management company was something like 6/27 and my A/C still needs maintenance.WORST. COMPANY. EVER.

My AC started not cooling and my property manager through property frameworks contacted these people to come fix it. had the same scheduling problems as everybody else that we wrote bad reviews for these people they don’t answer their phones and it’s hard to get somebody to come out to your house. When they finally came out they were here for 20 minutes said they fix the problem and left several hours later the day my AC quit working completely I called them back they came out within an hour They said they fixed it and left again ..My AC never went down I am currently at 91° and it is supposed to be 107 tomorrow now I can get a hold of anybody and my house is like a furnace. They came out twice in one day and still could not fix the issue to not deal with these people

I was referred to Express Mechanical by my property management company...Property Frameworks. What a huge mistake. I got a new HVAC system which backed up causing a leak that destroyed my front room ceiling. They gave me a bull **** excuse that it wasn’t their fault. Now my heating doesn’t work. I called for service. They were ‘no show’. No call back either. Never ever would I recommend this company!!!!
I purchased a Groupon for an inspection and tuneup.After 3 phone calls, including a voicemail, I contacted Groupon. They said they would reach out to Express Machanical A/C & Heating and that they would be contacting me to schedule my service. Long story short, this is what happened a couple of more weeks until eventually the Groupon expired. After insisting on a refund I got one from Groupon but I still have yet to hear a word from Express Mechanical A/C & HeatingThis is not a company you want to buy a Groupon for, have out at your house, or even worse your credit card information.
They replaced our entire A/ C inside and out.They used profanity the entire time they were here (Im not sensitive to this, but they were referring to female body parts, f bomb, ECT. Over and over). They literally through our items that were in the attic (I would have been happy to move them, had I known). They three boxes that were very obviously Xmas ornaments and shattered them (these were items my kids had made through the years and there were plenty of places they could put the items, but they choose to throw them across the attic. They left their trash all in the attic and on the ground outside. We are now three weeks later, and the unit is broke! We called during the morning to have them repair the unit. They called at 2:40 in the evening, then when we called 35 minutes later, they told us they no longer have anyone that can come out and that we just have to wait till they call back sometime tomorrow to see if they can have anyone come out to repair it. This is the most unprofessional company I have ever encountered.
Tech was very profesional and the service went well
ZERO customer service. Too lazy to pick up the phone and call you. Dont argue with them about getting a phone call ahead either.. they dont want your work order anyway.
