DO NOT RENT FROM HERE HAD TO TAKE THEM TO COURTA company predicated on ripping off college students. They are horribly managed. Their business hours are about 18 hours a week. If you go in to complain on something their solution is to tell you to send an email so youll leave. The only positive reviews you see anywhere are because they wouldnt let someone back in to their apartment while locked out unless they gave them a good review. They dont take care of units then will try to keep your deposit on bogus charges. I walked in to a newly renovated unit that they clearly hadnt checked if it was move in ready. Had to clean the entire unit covered in dry wall dust before moving in for hours without hot water. Nothing was hooked up. Nothing was ready. I went in to complain and they told me to send an email.. of course never heard back. At the end they tried to keep $500 of my deposit for (Cleaning and labor, etc.) and I submitted a request explaining why I thought I should get it back. They gave us $40 back. Finally decided to take them to court to get the rest back and I did. They dont care they make money off college students not knowing any better. DO NOT RENT FROM THEM.

My friends lived in an apartment owned by this company and it was awful. They only received 3/4 of their deposit back, the apartment itself was not clean (or damage free) from the beginning, and they paid way too much rent for what they had to live in. I would never recommend living in an apartment owned by this company to anyone.

My daughter rented an apartment this property management, and paid $400. to have a parking space within the complex. Theyve given her nothing but a run around!Never got a usable parking spot in the complex, and has always had to park on the street outside of the complex. Her car has been towed twice, because of this. The most unprofessional group of people Ive ever met in my life. Theyre hardly ever open in the office, which makes it quite convenient for them to ignore the residents complaints.Stay clear of renting from this company or you will end up sorry like us!

RETRACTION. As two girls who are mainly home or at class, we dont cause too much mess. DO NOT RENT FROM HERE. By the time our lease was up we expected most of it back but from a 500$ lease we only received $270.5 back. No one responded to my emails or calls for a month. Terrible service and the apartment wasnt even that nice. these are our pictures once we moved out they claim it took 2 people 2 and 1/2 hours to scrub our place. burner pans are scrubbed.

In 2021 it would seem they have utilized a computer system .... But everyone I go in there they pull out these huge binders. Weird. Process and procedure is so under documented that every question to mgmt is a different answer. The folks working at the counter have to rally together to find an answer to a simple question.

I leased with this company for two years. On the bright side, they did allow me and my roommates to renew without experiencing an increased rate. And the apartment I stayed at was pretty nice. No major problems during my stay. On the downside, they tried to keep our deposits once we all moved out, and it wasnt until my roommates dad (a lawyer) paid them a visit that they gave in. If youre planning to lease from them, you can expect a decent place, but keep in mind theres a good chance you wont get your deposit back.

They know they rent to college students, and it seems to me they take advantage of that by not doing the things they should.

If your package arrives after you moved out due to an accident(like COVID or you forgot to change address), the management will give your package to the current tenant as a Surprise gift. At least they treated me that way. Hope they will be more responsible to other tenant, if they can.

Tried to contact the office two dozen times throughout a 3 week period. They had never responded to me in that time. Bad service 😡👎

ANC is an embarrassment to Iowa City. They made our lives a living hell when we lived there and they will do the same to you. They do not care whatsoever about their customers and they will treat you like dirt, especially Jackie the manager. They have been sued by thousands of former tenants and you will likely nearly have to sue them as well because theyll try to scam you out of your damage deposit and accuse you of damaging their roach infested and dilapidated, unlivable buildings. Take all of the reviews seriously, do not rent with ANC, Apartments Downtown, or Apartments at Iowa. They are all owned by the same family and they all treat their customers the same. They have an F rating with the BBB. The owners were also found liable by a jury this year for the wrongful death of one of their workers if that gives you more insight into the lack of ethics of this company.

Company continues to rob my old roommates and I blind two years after graduation. Absolutely zero communication or any sense of customer service. Managers put people on the phones that do not know what they are doing so that they dont have to handle any problems themselves. Its a real shame that this company makes its money this way as they have a lot of property that is great for students.

They have different companies to trick you, but they are all owned by the same slimy landlords. They also bribe people to give them 5 star reviews. An embarrassment of a company that preys on college students.

When I got locked out without my keys, these guys were open on MLK day and helped me out super fast! Their hours are convenient for my class times and theyve always replied to any emails or maintenance requests in a timely manner. Over, a very pleasant experience renting from them!

I would like to start out by advising anyone in the Iowa City area to not sign a lease through this company. The lack of professionalism is absurd, and they take full advantage of dealing with college kids. When my roommates and I moved in, we were informed our unit had not been lived in for two years. After entering our apartment, that was immediately visible by how disgusting the place was. There was dust, crumbs, old ponytails, pills such as advil, hair, etc. all over the floors of our rooms. We immediately contacted ANC to have our place cleaned and it took about two weeks to finally get someone in there. The communication with the workers is limited since they hardly answer the phone, and when they do, can not help with much. All through the year we had consistent issues with things and were not able to happily enjoy our living situation. Now, as the year comes to an end, we are being charged for ridiculous fixtures that clearly are not our doing and should not be our responsibility. I do not suggest for ANY one to sign a lease here, avoid this place at all costs!

If I could give them 0 stars I would. They do not care about their tenants and only care about money. It is impossible to reach someone at the office, and if you do they are incredibly rude or vague. I requested to put a lock on the interior door in my unit and was first told that the board needed to okay the request and that I would be notified when a decision was reached. After a month of not hearing a thing I contacted them again and was told that I need to submit a work order for a lock to be placed on the door. No one knows anything and each time I contacted them I got a different answer. This has happened a multitude of times in regards to different issues and each time no matter what the issue I get a different answer.

If you have any choice at all, avoid renting through this company and any other company that the Clark family owns (apartments downtown, big 10 rentals). They will try to cheat college students out of every single cent they own. Currently disputing charges from when I lived in their unit TWO years ago that they just yesterday sent me a balance sheet for. Absolutely terrible. Terribly owned, managed, and maintained. I leased with Apartments Near Campus for one year and I can easily say that it was by far the most careless and unsystematic leasing company I have ever been a part of. The problems arose the day that my roommates and I had moved in and they continued until our lease ended. Before moving in, we had been informed that our apartment had been vacant for two consecutive years. There were no issues with that until we had stepped into our apartment on move-in day, instantly noticing that not only was it evident that it had been vacant for years due to the immense amount of dirt, but I guess Apartments Near Campus thought that we would appreciate having medication under a mattress, used Q-tips, mold thriving in the dishwasher, a crusty sock, a heavily used bandaid, hundreds of remains of tortilla chips, and a pair of undergarments left for us from the previous residents. This is when we had discovered how lousy and abysmal the company truly was. The phone number included on their website is basically a hoax because its a one in a million shot that they will actually answer. Also, emptying their voicemail box hasnt been a priority for around three consecutive months. They make it clear to residents very early on in the process that they either have the phones in their office unplugged or they simply have hundreds of tasks on their own personal to-do lists that come before their jobs. I truly wonder if the employees get paid to play cards and smoke cigars in the office all day.

Given them a couple calls during hours and had response. I had hoped to rent here but there bad service is a big turn off. I couldn’t see myself live here.

Do NOT rent with this apartment company. From the day that I moved in I had trouble with this apartment company. First we had a broken AC unit when we moved in and we immediately reported it to maintenance to fix it and it took over 2 weeks until they finally came and fixed it. Our dishwasher was also broken and leaking the first time we used it. There were many other things wrong with the apartment when we first moved in such as the carpets were disgusting and the entire apartment was dirty. We took pictures of what we thought looked like damage that they would put on us at the beginning of the year and sure enough, when they did an inspection, they tried to charge us almost $100 for minor things that they found wrong with our apartment and a large chunk of that money was attributed to labor. When we went back to the apartment to move our stuff out, those things had not been fixed. Then, when we got our deposit back, they took $1,000 out to fix damage to the apartment and they charged 18.5 hours of labor. This apartment company is a scam and you will 100% regret renting from them!

After the first week of officially moving into my apartment building this year (2020) I have had to call animal control TWICE in the last THREE days to get them to come remove BATS from the indoor apartment stairwell. I called the office to get them to send maintenance to find the source of the bats, but they never came. When I went to the office to complain again, the doors were locked (at 12:20 PM, mind you) and the emergency maintenance people did not pick up when I called multiple times. I contacted previous tenants who confirmed that THE BATS HAVE BEEN THERE FOR AT LEAST A YEAR. I am now paying $950 a month for a studio apartment in a bat-infested building. DO NOT RENT FROM THIS COMPANY!!!!

I was locked out of my apartment today and they told me I would be charged a maintenance fee for being unlocked -- UNLESS I left a 5 star google review. They literally bribed me to give a good review. Take a look at the 5 star reviews on this page and theyre all from people who were locked out of their unit -- seems as though theyve been doing this for years.Well, heres your review, ANC. 1/5 stars. Youve nickeld and dimed me for years, left me for days without running water in my unit, and refused to clean up the black mold in a friends apartment until they threatened to get the city health department involved. Bribery is the last straw. Charge me that maintenance fee, go ahead, I dont care -- its a small price to pay for being honest.

I was in a bind and had to find an apartment quick. After contactingmany rental companies Apartments Near Campus far exceed everyone else. Their customer services and willingness to work with me was incredible. Since moving in they have been super responsive with all me calls and questions. With this terrible winter we have gone through I cant express my gratitude for the maintenance crew and especially the snow removal team! They even went above and beyond to help dig out my car that the city plowed in! Thanks a lot!

Literally google Clark family apartments near campus and see what you find. They are a monopoly and are sued often because of how poorly they treat tenants. Do yourself a favor and dont become a victim or endure such stress by such evil people.

Terrible Rental company that will not fix any problems you have in a timely manner. Also they will charge you up the a** after you leave for cleaning and such. We left our apartment in identical, if not better condition than it was, and were still charged $360. Avoid at all costs

These guys never answer their phones and almost never help out with what you need. I had an issue with my AC unit and the guy working on my unit didnt get done by the time his shift was over so he left without having it being properly fixed. I put in another maintenance request and he never showed up to fix it. Never ever give these people your business, they dont deserve your money and will try and con you out of every penny they can.

Had some issues with my apartment being locked by maintenance. ANC was quick and fast to help me resolve the issue, and even went so far as to waive the usual fee to unlock the door, and they did so in a timely manner! Have hadnt a single issue with ANC this year, and their online website makes it fast and easy to navigate!

If there was a negative 5 star option on reviews this place deserves it. They will do anything to get their hands on some extra money. We were less than 24 hours late in turning in a form to receive a credit for the extra two weeks of rent we paid over the course of the year (the lease was 50 weeks). They would not accept this form and ended up making us pay the $1,320 of rent for the two weeks after our lease ended. The term business ethics is unheard of at Apartments Near Campus. This company would take money over customer satisfaction 100% of the time. The only thing going for this company is the location of their apartments. Hopefully as newer and more customer friendly apartments continue to be built in Iowa City, ANC will one day become bankrupt.

Never rent here.This awful company always do their best not for residents satisfactory but for getting money out of them. The easiest thing with them is only signing lease and rest of it such as maintenance, opening locked door, even returning keys after lease are hard to be done without extra cost.

I moved in having paid $1800 dollars already. The floor was scratched, the walls were clearly messed up, the paint in our living room was miss matched. The company refused to work with us to fix it. They deserve no business. They deserve none of our money and this company is taking absolute advantage of University of Iowa students. Do not go through them, this company needs to stop here.

Takes advantage of tenant by charging for things that dont exist such as refrigerator bar, freezer bar, drip pan, etc. and doesnt even fix it so they can charge for it again and take it out of your deposit at the end of the year. Also took out an extra months rent and took nearly a month to refund it. Would rate zero stars if I could.

I am not recommend this apartment agency. They try very hard to charge you for money. Everything is expensive, they dont care about you at all. They have all kind of fee, if you did something wrong. Do I even have to give them a star? In my opinion I do not believe that I deserve even one. They are horrible and should thoroughly read their reviews. Over the summer one of my friends and I subleased through ANC, we were originally old we would get our security deposits, of $573 each back in August of 2017 when our leases were up. After we called to ask about when we would receive the security deposits they told us we would not get them until t he people whom which we subleased from lease had ended. Which was not until the following August of 2018, they also told us that the people we subleased from needed to pay us the security deposit money back in August, which makes a lot of sense since so many college students have roughly $600 to just to hand out. Do not waste any of you time tolerating any of their games.Sadly to post this I have to give them at least one star.

Everyone seems to have their own experience of getting screwed by this company, and it’s no surprise. This place is literally a nightmare to deal with. I paid my full rent in cash on the exact day that it was due and you know what they told me? That it needed processing. PROCESSING. FOR CASH MONEY. Therefore, my payment didn’t go through on time and I had to pay a late fee. I leased 2017-2018, without seeing the place so, they gave us stained/ripped carpet.-they do not clean the parking lot during winter so, your car might get suck like mine. I have a TAHOE 4x4.-When they unfroze the pipes, they light a can of propane on PIPES in a CLOSED area. My complex hallway reaked of gas.Okay customer service when they actually answer the phone.

Horrible experience renting with Aparments Near Campus. Our apartment flooded three times - and when we called in to have it addressed, they took a long time to have it fixed. The first time maintenance just brought a fan but didnt fix the problem. The second time they took all of my towels and soaked up the water on the floor and threw them away. Finally the third time we called in to tell them it needed to be fixed rather than just cleaned up, and they couldnt figure it out. They eventually just told us the gutters needed to be cleaned and that it was fixed.This is just one of the problems we had while living there. There were plenty more. Poor management, absolutely rude and unprofessional people working for a company that could care less about the health, safety, and happiness of their tenants. Absolutely would not recommend.

What kind of rental company allows you to move in before repairs? Only slumlords. They told us they have 30 days after move in to make repairs. WE HAD MOLD.Water leaks in the bathroom. We had a smoke detector that did not work. They never painted after the last tenant nor did they treat the floors like they promised. There was a hole in my closet door that was there when we moved in. Which they were aware of and said they would replace it. They NEVER replaced it. When it was time to get back my deposit they CHARGED ME FOR THE hole in the CLOSET DOOR. They do not care about people. They just want your money.

If I could give negative stars I absolutely would. I HATE to have to even acknowledge them because these people are absolute garbage. None of them know how to run a business, if you can even call it one. Every time I stop by their office there are kids working there and nobody who knows what theyre supposed to be doing.The main issue Ive had is that they just never respond to pressing maintenance requests. For me it was basic things like heat and power. I put in multiple tickets for maintenance but no one ever got back to me, so I had to call the city maintenance to come help. Its happened several times since and I have to live at my boyfriends moms house because its just inhabitable. They also schedule showings for my apartment, when there are plenty of vacant ones to show and they give me no warning when theyll come.They didnt clean the place whatsoever before I moved in, there was practically a layer of dust over everything and the walls and floors were filthy.When I tried to pay for parking the guy called me and said they couldnt accept my check because the routing number was obscured. Come to find out, they were careless and punched holes into it before even depositing it, so I had to write a new one and they refused to give me the old one back.The one time I got a response regarding my lack of heat, the guy called me from his personal cell phone only to tell me that if was my fault and responsibility if my pipes froze or burst, not even addressing the issue that I didnt have heat.Dont ever rent from this company, theyll get your money and absolutely drain you of any respect for them. They never fix any problems or even try to prevent them before moving in. Be wary.

If I could give this business less than one star I would. A truly terrible experience and I would not recommend their service to my worst enemy. I beg you not to give these people any more money because the office is staffed by incompetent people who do not care about you or your business. After dealing with a cockroach infestation for several months and putting in numerous requests for maintenance to help take care of the issue I was finally told by a woman at the front desk to bring a sample in. Instead I sent a video of the insect crawling around my apartment because I did not have the time (nor the stomach) to get on my hands and knees and hunt for the insects. Needless to say, I heard nothing back from the company. Additionally, on several occasions they processed my rent payment twice which left me short roughly $1,000 and even caused me to become overdrawn at times. They claim that the miscommunication was due to the fact that they do not process the online payments themselves and go through a third party, but as you will come to find out if you do decide to give these undeserving people your money, they use this miscommunication excuse a lot. DO NOT, I repeat DO NOT give these people your business. Worst mistake of my life.

Worst company Ive ever been in contact with, I wish I could give them lower than one star. They scam you out of your money and do not care about their residents at all. They put a garage door on the parking garage that I payed over $1000 for and didnt let any of the residents know how to get in or out. Turned in a rent check 4 days late-that I admit is my fault. However, 3 days after I turned it in I recieved a notice that I would be evicted if I didnt pay immeadiately. I went into the office, indicated that I had already turned a check in but wanted this issue to be resolved. They told me to write another check. I told them I would but that both checks should not be credited if they found my other one, after which I was told they would not and would then contact the accouting department after I left.Fast forward 2 days, a Saturday. I check my bank statement. Sure enough, they charged both checks and I was looking at a -$900 bank balnance. Of course the office isnt open on the weekends. So after talking to my bank, I went in first thing Monday, showed the proof that I had been double charged, to which I was told they would contact accounting to get me my money back. Now, 4 days later and after their office is closed, I still have yet to receive any money. I havent picked up groceries and have had to mooch off friends because they havent given me the money back. I also live directly next to their office; it takes me less than a minute to go inside. So if youre expecting good customer service in the event they mess up, dont bother. Meanwhile its halfway through the month and I cant even access my own checking account despite being paid through my job because Ive got to cover the overdraft fees before I can even access disposable funds I actually have.

Just your typical college slumlord. Every town has them. Lived in their units several years ago. Even though they are terrible and rip you off with your security deposit, they are the largest land lord in town so you are probably going to rent through them anyways.
