The application process and approval was fairly quick and easy. What wasnt easy was trying to get a response in order to schedule showings. They ask that you drive by the properties first, which isnt a terrible idea since I wanted to know what the neighborhood is like, however, once I did find properties I was interested in seeing the inside of (because they dont have very descriptive listings on their website), it took them more than 24 hrs to respond to a single text. I did receive automated responses but until I actually went for the in person viewing of one of the homes, I had not spoken to a real person from Alpine Leasing. The homes are usually pretty cheap but not always very fancy homes but they are justifiable in location and size most of the time.Im in the process of moving in right now and the home I chose was very obviously neglected in cleanliness. There is cobwebs, bugs, dust, you name it all over the floors, edges of the room, in the cabinets, around the doors and door frames. Ive spent the last week cleaning. Its time consuming and frustrating. Moving into a move in ready home that is not clean is very disappointing and puts off a bed image for a leasing company. On top of the cleanliness issues, there was several smaller issues or questions that I had that I emailed and took several days for them to respond. Most of the issues I feel should have been taken care of prior to a new tenant moving in. Now that they have responded, I am getting fairly quick responses as theres no excuse to not be able to respond to a quick email.Overall, I am pleased with the ease of the application and the the current quick response from the maintenance team. I did rate less stars for the inability to communicate with a real life person and their customer service during the showings period and the state of the home at move in. I will continue to update the review once I am moved in and have had more experience with Alpine Leasing.

On my second month of a lease with Alpine and they have been wonderful. Fair pricing, easy to navigate their inventory (extra nice to avoid the hassle of Zillow), and their staff are responsive and courteous if I ever need to reach out for anything. To claim that you don’t respond to google reviews with “we rent over 1,000 properties and these reviews reflect less than 1% of renters in an ABSOLUTE joke. Just like this company is. Slum lords that with try to take advantage of anyone that comes in contact with them. My house was broken into multiple times. The windows and doors never worked probably which lead to my utility bills being more than double my rent. Avoid Alpine like your life depends on it. You’ll thank me later.

Although you can find a cheap properties in good neighborhoods, I would not advise anyone to rent with Alpine. Its not worth the cheaper prices. I lived in a property for 18 months, and was eager to get out. When we moved into the home, it was dirty with broken windows, leaking ceilings, etc. It was clear that the landlord did not take care of the property. Our winter bills were $200-$300 because of the windows and unsealed doors. Appliances in our duplex were breaking monthly - my neighbors in the building complained of the same thing. Someone at the office was always pretty responsive via e-mail & maintenance would come out to fix things, but it only gets you so far when the whole property is falling apart. It was also difficult to actually talk to someone on the phone (be warned if you ever need rental verification). Overall, I do not believe this is an ethical business truly looking out for its tenants. Just read the responses to negative reviews on Google - I believe it shows their character as a company.

Read a lot of bad reviews but I wanted to give them a chance despite what was being said about them. I should’ve listened. Move in process was quick and easy but it’s nearly impossible to talk to an actual person even AFTER you’re moved in. Maintenance requests are not completed timely. Emails are not responded to timely and if they are they are very short and don’t answer what you’ve asked of them. After spending 3 days cleaning the house, just to be sure that they have no reason not to return my full refund before the final walkthrough, I still only received less than half of it because of small overpriced technicalities. Disappointed but lesson learned.

EDIT ONE MONTH LATER:I still havent got the issues I have mentioned taken care of, so I have dropped my rating. In addition to the previous issues I now have trees in the backyard pulling on the power cable to my house, slowly ripping the meter away. Today is Tuesday Sept 14th and I received a message on Friday Sept 10 that someone will be by. Someone finally arrived today while I was at work unannounced. That is not okay Alpine.I am losing faith an confidence in the maintenance team. I highly recommend you stay away from Alpine unless it is your last resort.Original Review:Just got the keys a few days ago, and Ive never rented from Alpine. My experience hasnt been the best, but it hasnt been the worst. Ill try to break this down into different sections.Communication:when you are first looking at houses from Alpine its definitely different than what I was used to. You apply and then get approved for a certain amount per month, and can pick from any listed house in that range. However the listings are very limited in information and pictures, which has caused me problems (Ill get to that.)Up to this point all correspondence was through the website and email. After I applied I was contacted through text messaging.Once I was approved and chose a house to see, I scheduled an appointment through texting, which there were VERY few openings. When I finally go to see the place on my appointment, I am greeted by a friendly young man, who informs me he is not a rental agent and unfortunately cannot answer any questions, but to text the number Ive been talking to.The young man was friendly, but gave off the impression he was in a rush, which caused me and my girlfriend to not give a proper look at everything. (Which will come into play later) it also made us feel like werent even important enough to meet with a rental agent. The girlfriend and I forwarded our limited questions (based off limited viewing time) such as asking if the place would get cleaned before move in (it was filthy), or if the hole in the soffit would get fixed so no animals enter. We were told those issues would be addressed. And that if we were interested we needed to act fast as other applicants were waiting to see it. This put pressure to put a deposit on the place. So we need, as we were on a limited time frame to find a place too.The house:Well I finally get the keys last Friday and the hole in the soffit is still there, there is now a large broken branch in the backyard that ripped the cable (for cable internet) off the house, and the house was never cleaned. So now Im spending several days cleaning (before I feel comfortable moving my stuff in). Im going to submit repair requests with maintenance, so I will update if these things are addressed in a timely manner. However here is the real kicker though. This house does not have central air. Which I shouldnt be surprised with a 100 year old house. But Im used to living in apartments. Im not used to looking for, or needing to ask if that is needed, especially when every other rental agency lists that information. And I think if I had not felt pressured to hurry up during my viewing, I would have noticed that.So now I have to clean and figure out AC before I feel comfortable moving in.At least the place has a heater. Too bad the ductwork literally has holes in it from corrosion and age. They also look like the inside of the ducts are coated with decades of filth. Gonna need some air filters.I also have to mention that there are vents that just look straight into the basement. Theres no duct work connected at all. Thats not gonna affect heating and cooling bills.-----Im happy I have a house to live, especially at such an affordable price. Im just hoping it wont be a regret down the road. I am willing to give Alpine time to address my concerns and will update my review. If youre looking for a personal experience, Alpine is not for you. If thats not something you care about, by all means look at their houses, just make sure you do your homework.

I dont know how much worse their rating can get since its a 2 star right now, but Alpine has THE WORST communication. Here we are over a week without AC working. My 5 month old baby cant stop crying because she is so uncomfortable. Bonilla is getting a bad review as well. They knew they needed a key and still came out and acted dumb. Dont believe the bad reviews. Alpine isnt perfect, but great for my particular values and tastes. Initial application process is rough. House selection is huge. My rental didnt have a stove or fridge the first few days, and getting the contractors out to put those in in addition to the window units was irritating. I love the privacy I have now as an established renter, as well as the generous late rent policy. Huge selection of homes.I found a home in my price range with a garage, a fenced in yard for my dogs, all hardwood floors, and a dishwasher. I plan to stay with Alpine after this lease ends.

The only way to contact anyone is by text or email, as the phone numbers do not actually connect to anyone. In email correspondence, Tracy Delk, someone who I have no idea who she is as her response did not include a title, said she could either send someone to clean the appliances only or give us a $100 credit to clean them ourselves, like we had to the rest of the home. I applied and it took some time but I was processed and approved and they reached out to me via email. And its stated there isnt a payment return if you failed to be approved. Thats on you for a less than reasonable background and finance history. It costs money to run background checks and its unreasonable to want the company to pocket the costs. So I have rented two different properties with Alpine. The first house I moved into had multiple leaks from the roof into my daughters bedroom, my master bath, and my room. The leaks first started when I moved in and though they sent someone to my home 9 times to fix the leak, every time it rained, we had to pull out buckets. When my lease was over, Heather indicated that the homeowner wanted to do something else besides rent it out and I had to move. I later found a three bedroom home that was over 1800 sq ft for only 725.00. Well, I soon found out why it was that amount. The upstairs bathroom floor was never properly sealed so whenever you took a shower, it leaked downstairs into your dining room. The bathroom downstairs never had a back plate so anytime you used the bathroom it leaked urine into the kitchen which was right behind the bathroom. Did I mention they were called about these issues as well, but once again it was never fixed, they just placed a band aide over it until it started up again. The last straw was when the rodents that came into my home (they never sent anyone to fix this-hope youre not afraid of raccoons) tore up everything in my basement and in my attic. They blamed my puppy was is only 8 weeks old and cant even reach the ceiling! We have currently been without heat for over a month and I had to call the health department in order for them to even try to fix the situation. I cursed them out multiple times due to it being freezing and my kids not having heat at night... you know what they did? They asked me to leave the property within 30 days instead of fixing the issue. I cant make this up if I wanted to. Please NEVER EVER in life rent from 317rental /better known as Alpine Leasing!!!!!! Heather Bracula is the devil and none of the people working in that office care to fix anything wrong with any of their houses. They only care about the relationship between the home owner and them and NOT THE RENTER!!!! Did I mention that shes also writing bad reviews on my rental apps even though I dont owe any money, and theres no damage to the property!!!! STAY AWAY FROM ALPINE!!!!!!! THEY ARE NOT TO BE TRUSTED AND THEY REALLY DONT CARE ABOUT BLACK FAMILIES!!!!!!! There are plenty of other/better managed property management companies that you can rent from besides this one. Please, if you have kids, or just if you care about yourself or your well being, please never give them any of your hard earned dollars. You will regret it!!!!!

If you are looking for a rental in Indy might advise you doing business with another company.Response to response below - It is unfortunate that Alpine cannot accept responsibility and just pledge to improve their services. Unfavorable reviews are an opportunity for growth and should not be responded to defensively. It is convenient that they no longer respond to Google Reviews then proceed to try to shift the blame. I read all of the negative reviews about Alpine and I definitely was skeptical about applying! I applied, was approved in a couple of days and scheduled a showing for a couple of houses. At that time, I could not find the house I was looking for. By the time other houses were posted on the website it was over 30 days since my initial application. I texted Alpine several times about showings and then I wanted to know if I needed to complete another application. I never got received a response from anyone which is why I give them a 4 star rating due to lack of communication. I assume partial responsibility for this issue since the website does state if you plan on moving in 30 days and other things I missed when I applied. However, common courtesy would have been some form of response such as you need to complete a new application. Eventually, I did complete a second application and started the process all over again after realizing the negative reviews were all relating to the application process and not services provided by Alpine in regards to upkeep of homes, maintenance, etc. I was able to find a home I liked and I cant say enough good things about the employees who showed the home on both occasions. They were prompt, friendly,. and accommodating as I took by time viewing the homes. They were outstanding! I am looking forward to moving into my new home next week and hopefully a long relationship with Alpine! My advice to anyone considering applying is to take the time to read through all of the requirements for the application. It is true that they post everything you need to know, just make sure you read ALL of the information under all of the tabs. Also advocate for yourself! If you have applied and have not heard anything text/email them! If you have additional documents they need, text them and make certain the documents were received. I wish I could have given them 5 stars, that lack of communication when my application expired earned them 4.

Company is not forth coming on the application process. You pay the $45 fee and it is not until after this that you are advised they want 3x rent AFTER taxes are taken from your checks. The units are not in the greatest part of town either and so you would think they would be okay with gross as long as rent is paid but again they are not honest. Going through one of the worst years of my life and the stress these folks added was just disheartening. Responding to their statement “Our guidelines state that income needs to be approximately 3x the rent amount. That statement is accurate. Multiple factors are taken into consideration when applications are being reviewed for approval. If one requirement is not met or falls short exceptions can sometimes be made.” It is not accurate most places it is 3x rent BEFORE taxes are taken not AFTER helps to be specific here as it does matter. Yes multiple factors are reviewed for approval but when one falls short exceptions can be sometimes be made? Really I can say if your read through comment after comment you will find that Alpine has no way for you to communicate with them once they deny you they will never respond to an email again and if you try and call you get a recording advising to apply and get approved then they will call you. Hard to get approved with untruthfulness! What if we are just going through divorce and such? What if we could supply a co-signer to bypass some shortage to ensure ourselves for the first year? What if we had other income to supply or something could be discussed? Pages of rentals available yet truly with how many are experiencing the same exact issue of being denied like this it makes more sense that the 45 fee is taken and maybe you randomly draw from a hat on who gets approved today who knows but overall very frustrating for sure for so so many out there.

Have been with Alpine a year next month, have had a few issues. but as soon as i do, they have always been very responsive to sending the proper person out to handle situationRefridg, was going out, i called, 1. 1/2 days later, a working one, delivered! It does clearly state after you pay, app fee, someone will be in touch, they are not as some are trying to portray !

I had read all the reviews & still went ahead and put an application in & was denied for “insufficient rental history” even though I’ve lived at my apartment for over 18 months with absolutely no late payments or anything of the sort. I think they rack up on the $45 app fees with multiple people & just sit on the money. I make over 4 grand a month so I know I for sure qualify for the house I was looking at. Ridiculous. Definitely disappointed.

DONT APPLY PLEASE! I had a water leak that resulted in a real $1000 bill that I had to pay by myself. Then the house changed to another management company but I didnt find that out from an Alpine worker. I found out from a knock on my door from the new company. Unprofessional and just a bad experience with them and all this took place the first 3 months of me moving in.

Would give this place zero stars if I could. Do not waste your time applying here. They state their website tells you exactly what you need, perfect. Submitted our application, emailed multiple times with no response for days after they say they will email you within the next 24 hours, that is not accurate either. When my partner went up to the leasing office they openly stated that they cant get to everyones quickly because so many people are applying and the application process has been outsourced. If that is the case do not make it YOUR COMPANY POLICY that you will respond within 24 hours. Then shows that we were denied due to our current lease not being up until May. My partner went in there multiple times, they told him that he was fine to apply, had them do a walk through of our current home and they approved us to rent again with this company on a different home. Multiple women at the management company told him that his lease was up APRIL 1ST. They even had him sign a hand written letter stating he would be moving from this home ON APRIL 1ST. Took both of our application fees and will not refund them. None of that regarding lease is on their website so that is absolutely inaccurate information. Not to mention this home that my partner currently is renting did not even pass health inspection and there has been MULTIPLE attempts to get this corrected with management company not responding or sending anyone out to fix. I own my own home in another area of Indiana and it was not even this difficult to PURCHASE a home. Not to mention, allowing someone to move into a home that did not pass health inspection and allowing the home to be in condition it is in is illegal, but we are denied from them and cant move to a better home. Thats fine, as we both have good credit and make over 6+x the required limit, no evictions, etc. Will be perfectly happy welcoming our baby into a home that is not run by this company.

Just my personal experience with these guys have been awful. Last year we tried to rent though them and I understand they have many applications and many people looking at the same houses. But, I showed up for a showing and was waiting outside not 5 minutes before the showing. No one was there waiting and less than 5 minutes before my scheduled showing I received a TEXT saying the house was no longer available. Could of been courteous enough to call. I called to ask why but never received a phone call back. Then just recently tried to get approved again to give them a second chance and got denied for not providing paperwork. I was just unclear on one document and emailed to ask. Never received an answer. My husband had to threaten them to get a phone call. Then the manager I talked to continuously talked over me. He said they are short staffed, which I can understand, and don’t have time to “coach” everyone through the process. I didn’t think one question that required a 30 second email response to be “coaching.” They don’t have time to answer your questions but they apparently have time to argue for five minutes on the phone and respond to google reviews. They responded to my husband’s review faster than we got any type of response about our question (which is the only reason I decided to write one). Even said in their response to “be cautious of people who simply might not qualify.” However, if they actually took the time to look at our application they would know we met all the requirements. We just had a question on ONE document. I’m not saying don’t try to go through them, I’m just saying don’t expect them to answer any questions, emails, phone calls, or to be polite if they do. Actually, just write a review to get a response. They respond to these.

I just submitted an application so I cannot speak on the end process, but the leasing agent Raul and the prompt response by email I have been getting have made me very impressed with the company so far. I have lived in my current home for almost four years and dread looking at an apartment and a few friends recommended this company to me. So far impressed!Update: current renter for four months. They are amazing still! If you are a good renter, they are the best landlords. I can do everything online (payment and maintenance request). And one month, I had issues where I would be a few days late paying and they were wonderful and understanding. I have had maintenance issues (washer broken...a little older) but they had someone out to see if they could repair within a few days and am currently waiting on replacement. My neighborhood is wonderful. The leasing agent was able to steer me to the correct place for a single parent. I hope to remain in my rental another year and possibly longer.

These people are a pure scam they only want your money for the application fee they never return emails you cant call to talk to anyone. Then about 3 weeks after your application they send you a denial talking about insufficient rental history, income they even went as far as to say I had an eviction which has never been on my record or credit history. I wish I would have seen these reviews before I submitted my info and wasted my time and money. DONT WASTE YOUR TIME OR MONEY ON THIS COMPANY.

I was about to apply but after all these reviews I refuse to give them my money and not get any answer or call backs. Clearly everyone is not lying about their experience. If you have all the time to response to someone comment (I mean long messages) and not answer email or calls that tells a lot about a business. Especially arguing with people lol that’s so unprofessional. Helping children doesn’t have anything to do with people hard money and y’all being unprofessional. Well all I wanted was to speak to a person and schedule a booking to view a property. Instead I was prompted via email to pay the app fee and be approved BEFORE I could speak to someone or schedule. Of course they denied me, even though I met all requirements. So now Im out $45 for no good reason by a person Ive never spoken to about a property I still have never seen. And I just want some clarity on what went wrong. But I cannot get in contact with a real person.

They all tell you to apply even if you dont meet the rental criteria. They take your money and based on what you complete on the application determines whether or not they will process your credit app. 9 times out of 10 they do not process your application and instead they take your application fee and deny your application.

Im so glad I had a good experience. The house I got is so nice as well. John was very professional and nice. I got approved very quickly. Alpine was very polite, they approved me for 700 but I saw one I wanted for 725, they was gonna let me get it if I wanted but then I found something else but I appreciated that from them. They are a great company that specializes in immediate move-ins and that is to be acknowledged, so far best company I rented for. I love I can pay rent online too!!!!!!!!!!!

Was denied as a potential renter because I had no rental history despite my explanation that I was in the process of a divorce and had been living in a private residence for the last several years with my spouse. Met all other criteria for renting. Sent a letter to owner and COO and never received any sort of response. Despite the language they use on their corporate websites they dont care that people have different circumstances. After reading their pathetic response to this review I would rate them even lower if it was possible. It speaks volumes to the integrity of the company when they are quick to reply to outward facing criticism but didnt have the decency to respond to the letters sent to them. I guess it speaks volumes to the ethical standards this company maintains.

I can see why this company gets 1 star across the board. You take money and dont even keep in contact or work with anyone. Ive been a perfect renter for 5 years but as soon as I go help out family and try to move back home Im immediately denied on my application because I wasnt forced to pay to rent by the family I helped. This is ridiculous. I already have a job set up and Im trying to find a decent house. Thanks to Alpine Leasing Im back at square 1 with no potential home to live in.

My name is Gina Gallagher. You have my contact information. Trying to get a response after I was pre-approved, scheduled a showing & was told while waiting at my scheduled appointment that the property was already rented. Now I cant get a response via text, email or phone call in regards to any other properties. Seems this is the only way to get a response, so giving it a try.*EDIT* to note this worked lol they finally responded via text after this review. Unfortunately for them, I already rented something else due to their lack of response & professionalism. Notice that they could not address my issues in their response. I have photo evidence in screenshots & will happily share with anyone via email at [email protected]. THIS COMPANY IS GARBAGE!

Wish I had read the reviews before wasting my time and money here. You cant get ahold of an actual person yet some egotistical manager has time to respond and argue with clients on here but no effort to resolve everyone having the same issues with them over and over. Alpine Leasing, stop taking all the rental properties if you wont get back to your disappointed clients so they can have somewhere to live.
