Multiple negative experiences with home rented from PMI. I moved from Minnesota to Indy and was very excited for the home I was renting. Unfortunately the pictures posted on the website were about 5 years old. Even now that Ive moved out they are re-using the old pictures. None of the paint was the same, the carpet was dingy and covered in pet stains, the house reeked of animal urine, the exterior of the house was worn and dilapidated, the back porch was unsafe for use, and all of the screens were full of holes and rips. I brought up all of these issues upon move-in and not a single one was handled. I had to spend my own money to wash the carpets regularly to get rid of the animal smells. They will list all of the appliances that come with the house but if any break they will tell you that the appliances (washer in my case) just happens to be in the rental but is not part of it so it was my responsibility to get it fixed or replaced. Upon moving out I left the home in significantly better standings than I found it but they still tried to take my security deposit. I was sent a letter breaking down the deductions of my security deposit and in the letter stated that they would provide me with evidence of the deductions or repairs needed. I was able to dispute most of them and get most of my money back but at no point did they provide me with any evidence but required me to provide photo evidence to dispute it. This whole company is unprofessional and they cater to property owners that dont care about properties. They will waste your time and money and have no issue lying to your face and overcharging you. I was assisted by Cali. I did not get the first house I applied for but she worked really hard to help me find another. They are a lot more responsive than other companies I have dealt with while trying to find a place. They have communicated with me well and help me find a place. I am very grateful for Cali and PMI Midwest.
My wife and I were planning a long-distance move to Indy. Given the distance and the fact that I havent rented in years, I had a ton of questions, and Jenny with PMI was incredibly polite, responsive, and helpful in getting and providing the answers I needed.Unfortunately, we didnt end up moving at this time, but if we do end up needing a rental home in Indy in the future, PMI Midwest will be at the top of my list.I just wanted to say thank you to Jenny and the PMI team for your kindness and professionalism. I truly appreciated it!
I wish I could give them 0 rating because they were very unprofessional and unresponsive. I stayed at their location on 38th and Central when I first moved to Indianapolis last year. We had a good experience when applying but afterwards is when we started noticing the red flags. I tried to combat the charges they tried to make me pay for a paint job that was not my roommate nor my fault. As well as some other petty charges. Before we moved in we did a walk through and one of their employees noticed their terrible paint job and mold that was growing. The mold issue was fixed but the paint job wasnt. We did not have any issue with the paint job since we were not making any major changes to the apartment. We even had issues with getting maintenance to come fix certain things. So everything was the same the day we moved in to the day we left. We provided them with evidence and they stopped responding to us. I even took the matter to the president, received one response and never heard from them again. Called them on multiple occasions and it seemed as if no one was ever in the office as no one ever took my call. We lost our security deposit because of them not responding. The people currently renting from them be cautious. The people considering renting with them DONT!
The blower motor on my AC unit went out recently. Put in a repair request and there was a repair person sent to my apartment within a few hours. The motor took a few weeks to arrive but that was not on PMI, as HVAC parts everywhere are taking unusually long to arrive.Vendor was really good at keeping me up to date on part status, and repaired my AC shortly after he received the motor part. Excellent communication and repair scheduling, which really matters as August is a very hot month.
The team at PMI Midwest are consummate professionals. I just rented my first property with them. They are responsive, kind, and take almost 100% of the rental burden off the owner. Lynette’s ability to find the right renter, at the right price is IMPRESSIVE. She secured a two year for me. Happy all around.

I own property in Indiana and PMI Midwest has been great business partner. They are very communicative, respond quickly to needs and requests, and follow up on actions. Owning property out of state can be difficult and you have to have a local partner you can trust and rely upon day to day and thru the hard times. PMI Midwest is a partner I would recommend to anyone looking for professional property management services in the area.

Like the other reviewers, I made two appointments on two different days to view two different properties. Both days, no one showed up. No phone calls or texts made. No one answered. Called several times, left voice mails.I suspect the positive reviews on here are phony!
I had a showing at property, and I confirm my showing. I left work early, very punctual. No text or nobody showed up to view the home. So unprofessional. And I’m actually a good tenant. Private Owner really need to stop hiring these company to manage their properties. You loss out on tenets that will treat your home as their own and actually pay you.

The maintenance has been out to my apartment and have fixed each proplem quickly and professionally. They are also in my experience very good with people. Good to know things will get done when issues pop up.
I viewed and applied for the home in the same day. I paid my application fee and received a email from Christine Batac at 3am saying she needed my pay stubs that I did attach to the application. That morning when I saw the email I sent the pay stubs and tried to called to let someone know that I wanted to submit additional income but there was no spot. I could never get through to a actual person after calling multiple times. The next thing so know I’m receiving a text saying the property is no longer available.
Put my work order in and Jack came out on 24th and put my floor strips down, Was very professional, was very satisfied
Becoming a resident of a mew management company one of my biggest concerns was how maintenance would respond! I’m pleased to report good experiences with PMI. My last encounter with Derrick was really great! He was chatty and knowledgeable about what I needed done and his professional knowledge was appreciated! Keep up the great work fellas!

Been inquiring about a rental displayes on the websiite. That has been unavailable for almost 2 mos now
This company is by far the worst property management group I have ever been subjected to. They are unprofessional, unresponsive, and generally seem to not care whatsoever, even when I have small questions that need to be answered. They will randomly charge my account bills from months prior that I have no idea what they are, and when I request an itemized receipt of said bill, as well as further explanation to what the bill is, I am met with silence. In mid April, I was given two bills labeled feb ult bill and jan ult bill. Bills that took their team months bring to light, they decided to start adding late fee charges to my account everyday that I didnt pay. It eventually added up to $200 worth of late fee charges for two bills that I didnt know existed or what they were. I requested further explanation, but was met with silence. After berating them with phone calls and them forcing me to be stern about not paying late fees, they finally took the late fee charges off, but still left the other two bills with still NO explanation as to what they were. And now more recently, I have been trying to get a hold of ANYONE from their team for literally a week now, after leaving several voicemails. And to no surprise, I am still met with silence. There is a part of me that almost believes it is intentional. Im not sure of this has to do with PMI Midwests team, or maybe a lack of communication with the owners of the property. Whatever is happening, it has left a very bad taste in my mouth. I will NEVER be renting out space in any of their locations again, as I urge others to do the same. HORRIBLE CUSTOMER SERVICE.
My experience with PMI Midwest starts in late March of 2021. My family and I were in the process of looking for a new rental home. I stumbled upon a home and after self viewing the home, my family decided to apply. Several days past and I did not receive any information regarding our application. I called the office several times and unfortunately no one would answer. So I began leaving voicemails. Days turned to weeks, then weeks in to a month. I left nearly 10 voicemails within that time and never received any call backs. I then called the 1st week of June and to my surprise someone answered. I explained my situation and the woman apologized and stated someone was fired and they have been franticly trying to catch up. She stated she would have someone call me to see where we could go from there. Several more days past and I still had not heard back, so I went to the website and sent in an email explaining my situation. The woman who messaged (Jennifer Tate) asked if there was another home I would be interested in moving my application to, which there was. So I gave her the information of the 2nd property I was interested in. (considering the original home was no longer available) She then emailed stating that home had a pending application. Then informed me it was no longer available. Considering I submitted an application 2.5 months prior that was lost and never processed(no fault of my own) I would have hoped I would be considered first. At this point I requested my application fee back. I feel the whole process was extremely unprofessional. Due to their poor business practices my family lost out on 2 suitable homes. BEWARE of lost applications and broken lines of communication.***EDIT*** as of today 6/4/21 I was informed that my applcation fee has been refunded. But also was instructed to removed my negative review. But It still stands everything in the initial review is an actual depiction of my experience.

DO NOT APLLY FOR THEIR PROPERTIES!!!!Jenny Marvel should be fired... I applied here to one of the properties and a 48 hour process turned into a two week process. I met every qualification and after they ran my background and saw that I did not owe any management companies she asked me to provide a year worth of receipts of me paying rent from three years ago in a totally different state. This management company has very very very very very very poor communication skills they do not return phone calls, they do not return emails, when you asked to speak to someone higher than them they lied to you and tell you that they will contact you and no one contacts you. It has now been two months later and no one has reach out to me....PLEASE DONT WASTE YOUR MONEY HERE...
I so appreciate how quick maintenance and office staff are to respond to issues. 100% improvement from the last apartment I was in. The maintenance guy that normally comes is especially helpful and very chill.

The team at PMI has been easy to work with and open in communication since they took over my lease. They put time and care into problems my former landlord didnt and showed they cared about my home, not just my rent check.
Rented from PMI Midwest from Jan 2020-2021. They were not communicative at all. Any maintenance requests took forever. There was a cockroach issue for over half of the duration of my lease-- disgusting. A the end of my lease, I asked MULTIPLE times if there was any additional action I needed to take other than to return the keys and end the utilities, and I got NO RESPONSE. A month and a half later, I received my deposit back that was less than half of the full amount. They said they had to repaint and do heavy cleaning which was absolute BS considering I left the place SPOTLESS and never put ANYTHING on the walls. I am livid with this company and would NEVER rent from them or recommend them to anyone. TERRIBLE.

We made an out of state move into a property they manage, and it was such an easy process, considering we were renting with them sight unseen. The home was clean when we got there, and we were able to access the lock box instead of having to go I to their office right after a 2 day drive getting there. Jenny was fantastic to work with, she made everything easy and smooth even across states. Moving is always a huge stressor for most people, and she just did an excellent job in minimizing any stress on the paperwork front. Would definitely recommend PMI, and Jenny Marvel!
They told me they would work with me and my daughter and we both have ssi. They lied. They wanted us to apply for the money only. They took from a disabled child and a disabled grandmother. Never again. Horrible people to lie to someone for money.
Nothing but wonderful things to say about PMI. I have been with this company for a long time. I can say my experience have been nothing but wonderful. The staff has been great, and communication has been wonderful. The maint. men are fantastic and get work items complete promptly. Pay your rent, keep open communication with them, and submit your work order in the proper manner and you are good to go. If it was not for my looking to purchase a home, I would stay forever!
Hello, I have investment properties in 5 different states. It has been my experience that hands down PMI is the BEST property management company! Whenever I need anything done right away they comply. Whenever issues arise (and they always do) they are on top of the situation. I cannot recommend them enough to any and all investment property owners.
They are terrible landlords. I rented an apartment in ashton park apartments. It was and has been my worst experience renting ever. Throughout my time I rented at ashton park, my apartment got vandalized and pmi didn’t even care. They told me there was nothing they can do. I asked them to replace the lights but they did not even replace the lights so its lit better in the night time. One other time all the mailboxes in my building got vandalized. On top of everything, they gave me an apartment that was very dirty, full of old pet hair, dirt and nasty things in the toilet.
Having a new company is always scary, but PMI made it easy. We have had several bad run ins with past companies, but even days after becoming apart of PMI, they responded very quickly and effectively to an emergency maintenance issue left behind by past companies. They immediately resolved the issue, even during holidays!
Everyone at PMI Midwest is professional and very understanding. They are more than willing to assist should any issues arise. I especially appreciate the maintenance staff. Every problem has been solved in a timely manner. Would recommend to anyone looking for a rental home.
We have been renting with PMI around 9 years now. I can tell you that every person there, from the office staff (Jennifer, Rebecca, Apple), to the maintenance staff (J.R., Dave) are so friendly, reliable and efficient! Ill be sad to leave once we find our forever home. They do exactly what they say theyre going to do. They have always treated us with kindness and respect. I Love and respect them dearly!
Great management, when ever we have issues, the response is so quick.We just had a minor bathroom water leak, an email was sent and the maintenance guy “Jim” came and worked on it like his own home.Many thanks to Jennifer and the rest of the team at PMI Midwest.

Ran into Jr in the hallway when coming home and asked him about a mailbox key, if he could help getting me one or if I had to go to the office to get it. He stated to give him a few minutes and he would get me one or rekey the mailbox if need be. So was finally able to get in my mailbox with no additional effort from me since he was already in the building and took time to help me with my issue.
We live in an old SoBro house so maintenance issues are bound to arise from time to time. Its not their fault that things break but their responsiveness is excellent. The property meld system seems to be working well because a maintenance person always arrives the next day or even the same day as the maintenance request. They are friendly and do good work. The Jennifers are great and Derrick is a lifesaver. I have had bad renting experiences in the past but I am actually pretty happy here so far.- Fyi, I am an actual resident and was not coerced into saying this. Good riddance Zender.
Apparently PMI is my new property management company, what a failure. I now have to pay a service fee to pay my rent online, no such notice was ever provided. My first maintenance issue and they never showed or called for the appointment THEY scheduled. MOST UNPROSESSIONAL company I have experienced. The previous company knew what customer service meant. No fees to pay rent and when they set up a maintenance appointment, they actually showed up and called before arriving.
Absolutely the worst managment company- rented a house through pmi, had a house fire and they will not answer calls, will not call back, ive called every single day for the last two weeks multiple times a day and cant get the manager jenn preston or jennifer tate to give me any type of answers as to what is happeing with my case . it takes TEN MINUTES to returm a phone call and they are just too busy ------ i need ANSWERS! highly suggest you dont rent through them!! joke of a company!
My review is based on the maintenance department. Theyre good by arriving between the time slot that is assigned and the work they have assigned doesnt take them long to get fix. Property Meld has friendly, well trained, and informative employees.

So far I have had an excellent experience with the maintenance staff at PMI. They have been very quick to get my appliances in and working, plus everything for my move in and they are extremely knowledgeable and prompt.
Our maintenance technician, JR, is very responsive and helpful. He is prompt, professional, and has helped with various needs at our apartment. When our refrigerator stopped working this week JR had the issue fixed within a few hours.

They were very flexible with accommodating my needs for a shorter lease. Maintenance was always fast usually within 1 day. I like the resident portal. Jennifer responded to my emails very fast and answered all my questions. I hope I get my deposit back I kept my apartment very nice and cleaned everything before I left. I’ll follow up with and thing they decide to charge me for and why. I would absolutely rent from PMI again.

I have been with PMI Midwest since August 7th 2020 and I have never had a problem with them theyre always on their job doing their best keeping the apartments nice looking inside and out, literally they keep the garden so beautiful I hated it when I first moved in with the other property owners I wont lie but when they got here they was immediately on the job I came home one day and I was like wow it was completely different the bushes were trimmed the grass was cut everything was just beautiful mulch on the ground it was beautiful. You can even get maintenance requests done in sometimes one day notice they are very responsible and respectable. during the coronavirus they were their mask inside people units you really cant get no better than them. Lol really I appreciate them very much I just had a maintenance request yesterday for my stove burners and my windows to be filled in because of the cold air he could only get so much into the windows to stop the wind from coming in its still pretty cold but its better and one of the stove burners he put on were too big but theyre all brand new stove top burners and I can make it work it was just a little bit too big and it still a little cold but like I said if Id let them know I could have them out here by Monday or Tuesday I mean they are very generous kind people and always on a job, they ask you to just let them know when something happens you let them know and youre very well taken care of as soon as possible Steve and JR are too awesome maintenance men like I said you couldnt ask for nothing better. 😀❤️#TEAMPMIMIDWEST 🤟🏾💓💓💯THANK YOU!
My advice is for you to find another management company. If you’re a tenant this company will undervalue your problems. They cater to the landlords/homeowners. Don’t sign a lease with them

Do not live in these apartments! Totally unprofessional and dishonest. Dont expect them to take accountability for their actions, as you will note in their replies to the other reviews here!! We had bugs coming up in our carpet from, we discovered, the rotting exterior wall of our ground level apartment. The carpet was full of some one elses pets hair that my vacuum picked up for months after moving in. We dont have pets! We have allergies! They claimed it was professionally cleaned! We found blood spatter on our bathroom ceiling as well as mold after we moved in and some other strange residue spilled on the bottom of the pantry shelves. Some one elses hair and fingernails in the bathroom drawers.Tried to charge additional cleaning fee after we moved even though we were given an As is response to our first complaints of the sanitation in our unit after move in even though we notified them in a timely manner -- they said they would thoroughly clean before we moved in. We gave the apartment back cleaner than we received!! The renovation of a unit above ours left my patio filthy as they swept their mess off the balcony to our ground below. I had to clean their mess off my patio and out of my potted plants. -- Hire more conscietious contractors! Our home was vandalized over the summer time on our ground level patio and they took a week to respond to our notification and to our request for more lighting and proper cameras in the property --nothing. They were extremely difficult to communicate with and were unaccountable to their dishonesties and negligence.
Had some initial issues getting appliances and repairs taken care of, but they were honest about the situation and corrected everything sooner than I had expected. Very nice and respectable people. I made an excellent choice.
We just completed a portfolio migration to PMI-Midwest and the execution was flawless! All units transitioned with 100% of rent paid and posted on time. The PMI staff is highly professional, delivering great communication and support to me as owner and the residents. The reporting on the PMI portal illuminates everything! PMI President Mark Jones provided a ton of valuable guidance well before my commitment to transition. Hands down the best property management team in central Indiana, and the right choice.
PMI Midwest - Replaced Refrigerator within a few hoursMy son is a 3 year tenant in one of the Hillside Avenue studio apartments. These 33 apartments had been privately owned for 30+ years by an individual who personally knew most of the tenants, especially the long term ones. When he retired in early 2019, he sold the apartments to PMI - and I must say, everyone wondered would this new company really care about being a responsible landlord or did they just want to collect the rent? Within three months, we put PMI to the test. My sons refrigerator died - the light still worked - so he knew it wasnt the circuit breaker. He submitted an urgent maintenance request online, and within 15 minutes received a telephone call, and within a few hours the old refrigerator was replaced with another clean refrigerator (It may not have been brand new - but it was in great shape and extremely clean). . . My sons studio apartments original refrigerator is smaller than the brand new refrigerator first offered which didnt fit the opening by only 1/2 an inch. (P.S. As units become available, PMI is remodeling / updating units, so the new slightly larger refrigerator will fit the remodeled studios). So they quickly exchanged it for another which was the same size as the refrigerator that died. I even received a courtesy call from Robin, (I believe he is head of maintenance for PMI), updating me on the replacement, as my sons phone wasnt working, and I was his back-up contact.So, far - PMI has been fast at answering any emails sent, and it is easy to check on the status of requests online and pay online. Based on comments my son heard from other tenants - they would like to remain Hillside tenants....and so far everyones impression of PMI is positive.
Great experience working with Jennifer. Application process was straight forward and easy. They are very tech forward with how they do all aspects of The management process from application to the walkthrough to any maintenance issues. Being an out of state landlord, it is really important to have a team of people you trust to manage your portfolio. PMI has done a great job managing our properties during the past years, theyve been very helpful every time for both our tenants and ourselves.
If i could leave no stars i would a filled out and application for a house that was gone in the next 30mins i got prompted to another screen where they asked me to schedule a appointment or put in another app where i have to spend another 50 dollars not only did i call but i also sent a email both got no reply
Perfect credit and and finances are definitely there. Still got denied no criminal record and provided tons of verification documents! Still got denied and I believe the reason is skin of color! Wouldn’t recommend wasting application fee and time

Unprofessional and thief Jennifer. We applied for 575 Holly Ct and I did call this Jennifer before do it and she stated that the apartment is still available and go ahead to apply with $ 100. She stated that she had 48 hours to process as I was need to moving as quick. I sent her all my personal and confidential document via email and she never respond. I continued to call no body answer and finally got her on the phone, she stated my application is on good standing, then no more contact until now, I keep email her and she is not even bother to respond me. I Repeat I need mY Money Back, thief people who just take people poor money to get rich and never intend to give you the apartment.I would like my application fee back and if I don’t hear back from someone I will be reporting them to the BBB.
We have several properties that PMI Midwest manages and they are always very prompt at communication and handling any issues that pop up. Will definitely continue to do business with them in the future.
No respect for tenants with children when it comes to emergency like problems like hot water or plumbing issues or etc. My question is what do you consider an emergency when children are in a home?

My husband had set up an appointment to look at a house in Noblesville for 4:15. Once he arrived, there were people there for a 4:00pm appointment and no one was there to show the place. He noticed a locked lock box and since we have had zero communication from requesting a walk through and no code for the lock box, he tried calling several times, but with no answer. Both my husband and the people waiting before him have left with no solution. Seeing other reviews, I can tell this has been a repeating issue. I’ve noticed online that PMI Midwest states that they’re open until 7:30-4:30pm mon-fri. Several calls where made within that timeframe with no response.
Worked with me to get me in on the date I needed to move. Maintenance requests have been handled quickly and the guy who helped me (Steve) was super friendly and helpful.
I love my place with PMI Midwest!!! I had to wait for my apartment but in the meantime the PMI Midwest family asked me if I wanted to check out a few other places they had. The places of course were nice but I fell in love with the apartment’s floor plan and location so I waited and it was definitely worth the wait!!!! I love my place and even when the apartment was ready and I wasn’t they worked with me! I’m so grateful! Thanks PMI Midwest!!!!
So much better than any rental company Ive dealt with in the past. Very reasonable and a pleasure to do business with. The apartments themselves look so much better than normal places and are priced very competitively in the local market. I would certainly recommend renting from this company!

Absolutely love Jennifer. She was very helpful and prompt with getting me in my new apartment and handling any concerns I may have. My apartment layout is absolutely gorgeous, and updated. Best apartment yet! The lawn is well maintained and the neighbors are very friendly.

I lease business space from PMI. They have been so great to work with. Owner and office staff (Jennifer) are super responsive, and always so helpful. I appreciate how they keep up the grounds, and I always get compliments on my space. I wanted to leave a review, as I know as a small business owner how important feedback/reviews are. ☺
I only worked with PMI Midwest for a few months before I left but I was extremely impressed. I would not hesitate to work with them in the future. Be sure to interview them.This is an update. They totally dropped the ball and I would never recommend them. They never followed through with all the promises they made when trying to get our business.

All I can say It’s a wonderful apartments complex, I and my wife just moved last week to our new apartment and we super happy and comfortable. we got a nice bedroom with decent price. the employees were very nice and helpful Especially Ms. Jennifer Tate, I recommend anybody to move here It’s really worth it .
Absolutely loved the service I got! They are very quick about getting back to you, also very good attitudes! They helped me so much and I love my new house !!! I would definitely recommend them to anyone!!! I dealt with Jennifer T and she was awesome, soooo helpful !!!
