I have lived at Overlook for over 7 years and it has been a great experience. Throughout this time there have been several management changes, and it is still going well. Management has always taken the time to listen to any concerns I had and helped to resolve. Maintenance has always been responsive when needed. The floor plans are well thought out and the grounds are well kept. Parking is also generally abundant and they work to keep the snow cleared out in the winter. It is located close to food and stores, but also away from the main thoroughfares so there is no road noise, which is great. Great common areas like a large deck, pool, workout room and club house.
I moved in a few months ago and overall it has been a good experience. Debbie was amazing in helping be find an open unit and working with me to move in, more so than my real estate agent! Debbie went above and beyond to help me find a unit that fit my needs and to get moved in. The front office has been very responsive, and the grounds are clean and nice to live in. I also love seeing all the dogs being walked around the grounds. It has a nice, calm, relaxing atmosphere to live in, lots of families, and great proximity to restaurants, shops, and the interstate.My one complaint after a few months is the lack of carpet in the units. Management has been upgrading the units and replacing old carpet with laminate wood flooring. While this does look gorgeous and makes the unit feel nice to live in (admittedly, it was one of the things that appealed to me since it just felt nice), it means you hear A LOT more noise from your upstairs neighbors. Since I work from home, this has a large impact on me. Sometimes my upstairs neighbors are VERY, VERY heavy walkers/runners, other times I just hear them moving around, making noise, and generally living their life. At night, this can regularly keep me up or even wake me up when not wearing early plugs (Im also a light sleeper). While top level units were not available when I needed to move in, it is something I would recommend looking for especially if you plan to spend a lot of time at home, like me.
My roommate and I have lived at Overlook for just about a year! Any time we have had a maintenance request (all small issues), the team has responded within the day. The staff at the office are always friendly and willing to answer questions/take suggestions. Debbie, Erin, and Hilary are all fantastic. We both have dogs and enjoy walking around the premise daily. The apartment is simple, but just what one would need. The tall ceilings and large closets are our favorite features. We love calling Overlook home!
I love this place! The apartments are beautiful, well maintained. The office staff is AMAZING! Erin, Hillary, and Debbie are just great! If there’s any issues, they’re right on it. Maintenance is great too! I’m so happy I made this move here. It’s home and I love it 💖
In May 2021, the website let me apply for a unit that was no longer available. Overlook management was supposed to refund my application fee via check. It’s October 1st 2021 and I still haven’t received my check. I have spoken to the office multiple times, and have been given multiple excuses. Now my calls are never answered and I haven’t heard anything.
I’ve lived here for almost two years and any time i put in a maintenance request i always Get it resolved that day or the next day. I recently had a small leak in my bathroom due to my sink and i had To call emergency maintenance due to it being after hours and being a holiday they still came out within 20 minutes and fixed my leak and cleaned up the mess! Very impressed !
We have been living here for 9 months. The ladies in the office are awesome and very helpful. When we moved the process was pretty easy. We appreciate the maintenance guys for being quick to fix issues we have had.

This is by far one of the nicest places I’ve lived !!! The property is amazing and the units are exceptional!! The office staff is AMAZING and very HELPFUL every time I’m stop in both Hillary Koschka and Debbie Free definitely go above and beyond to make sure I am always taken care of if your looking for a new home this is your place tell them I sent you and they get you taken care of!!!!!!!!!!
Overlook has done nothing but meet the expectations my significant other and I have needed. Our AC was out, and it was after hours, but emergency maintenance showed up within 30 min and assessed the situation and fixed the problem. He even came back the next day to check up on us and make sure things were working correctly. We have been truly impressed with the apartments leasing office AND maintenance team.
We’ve lived in our apartment for about 6 months now, and we love our apartment. Front office staff was lovely at helping us find our place, and has been lovely to work with since. Maintenance has come within a few days of requests to fix the few problems we’ve had. The only time I’d ever move out would be to upgrade to a three bedroom. Best renting experience we’ve had thus far.
Lot of hidden charges. The office staff if arrogant. Old appliances. Broken refrigerators. They say new management but Nothing changed. They are so nice until you sign the lease. Ended up paying more late fees because of the faulty portal they use. The staff never co-operated and helped to take care of this issue. The manager never responded back on the emails I sent.
We came home from a trip to find an emergency maintenance issue on a Saturday, so we called the emergency maintenance number. Dwayne came to our door thirty minutes later, and the entire issue was taken care of swiftly. My husband and I are so appreciative of the hard working maintenance workers at Overlook. Thank you Dwayne!
Pathetic management. Very rude and unfriendly. Management prior to bluestone management were so amazing. Current Bluestone people are just making this community terrible with no proper maintenance. You need to call the maintenance folks at least 4 times before they come and fix your issue.Apartment interior wise and layout wise this community is good if you can ignore the frustrating management.
I would not recommend it to live as they do not inspect apartment. They just sell it but the people lease the apartment and think its their house. The management is very poor they answer your call unless until you email them.Ground floor apartments have water issues coning into their apartment, dirty smelly water enter your apartment whenever its rain. Its been 4 months i am living their they havent fix the problem yet.So if you getting apartment here you need to welcome spider and other insects, bees, and even water also into your apartment.I would say if you are getting apartment make sure to get it inspection first fron health department otherwise you will regret.Bad experienceNo ventilationLess airyFood smell revolves in all apartments as no vent.Unwanted guest like insects which you might have never seen in your life .
I have lived here for 8 months and I have enjoyed my stay. The transition from the old management staff to the new staff was definitely rough, but the new management is doing a great job adapting to their new position. There are still a few things that can be addressed, like the lighting around the apartment buildings. It can get pretty dark around the complex at night. Overall this complex is still growing, but they are definitely trying to make the atmosphere more inviting!
The maintenance guy i believe his name is ray is doing a great job and is extremely polite and helpful. he makes sure he gets all his work done in a reasonable time and is always there to help. highly recommend anyone trying these apts out.
Wasn’t happy with my stay.ProsMy apartment was nice and I couldn’t hear my neighbors who had kids and maintenance responded quickly when I did have an issue with my A/C. The office lady was respectful when I needed to talk to someone about financial issues.ConsMy apartment is nice but definitely not worth the price since the pool was out of commission for most of the summer and the pool access was one of the main reasons I moved in. The staff doesn’t seem to care about the trash and dog poop laying around and the dumpster is nearly always over flowing.All in all, I can pay less for a similar apartment with better amenities so that’s why I’m moving to a complex my friend has lived in for a while.
DO NOT RENT FROM OVERLOOK AT VALLEY RIDGE! The front office has no clue what they are doing and do not put the residents needs first. I am still dealing with a water heater breaking above my apartment (7/24) causing water damage to my bedroom ceiling, hallway ceiling, and soaking my carpet floors for close to two weeks now and the front office has been dragging their feet in resolving the issue. I had to go in multiple times and speak to multiple associates to even get my issue looked at even though we called emergency maintenance about the leak. It was a week before a reputable contractor came to fix the issue causing loss of use of my bedroom and hallway along with the inconvenience of having all my belongings crammed into my living room and dining room. They do not plan ahead so you have to wait and have terrible time management when dealing with issues such as these. There is no one at their corporate company, Bluestone Properties, you can contact. The front office says the only way to get in contact with them is through email and the email they provided does not work! I was also told the emails will end up being kicked back to the complexes office. Not to mentions since this company has taken the complex over, I have to call every month so I do not get charged double for a garage. Parking is terrible at times and they require you to pay a trash fee but yet half the time they do not pick your trash up. This is a terrible company to rent from and I HIGHLY ENCOURAGE you look somewhere else.
I am apartment hunting and I read the reviews. There are two things that I HATE for property owners to do number one is get on the reviews and LIE about how their property is being taken care of. Number two is I HATE it when they find some tenant who is oblivious to things that are going on in the complex and give them some sort of kick back to write a perfect score review. OWNERS BE AWARE THERE ARE PLENTY OF PEOPLE WHO READ THESE REVIEWS and BELIEVE THEM! WONT BE RENTING HERE!!
I lived at Overlook for 1 year before purchasing a home. I thoroughly enjoyed my time there. Maintenance responded quickly and office staff was exceptional. I miss the large closets! I would highly recommend this facility.
I dont typically write reviews, but this has been probably the worst experience purchasing anything I have ever had. After moving my move in date back by a week they gave me an apartment that had mold in it, light fixtures missing, no smoke alarm, was dirty, and was infested with fruit flies; and that isnt even all the problems. After going to the property manager and getting promises to get them fixed they are mostly still not fixed, and I have had to take my own time and money to fix them. They were nice enough to give me $100 of my first months rent which doesnt cover all the time and money I had to put in but is at least a gesture. Then I found out my first month rent they were trying to charge me an extra $60 a month for a fee they said they would take off and then didnt and are only going to remove because I pay attention and told them to remove it. Basically 2 weeks in all I want to do is pack my stuff up and leave but I guess I am stuck here for a while, but I would highly recommend moving anywhere but here.
I am a new residence at the Property and the staff are very professional and Nice they make sure that everything is to your liking upon moving in. The apartments is very nice and anything maintenance is needed for they will get the Job done ! Looking forward to a Great new Place to stay !
Thought this place looked gorgeous, but after reading the negativity in reviews (that seem repetitive) i will be looking elsewhere.
The apartment and staff are not professional or helpful. They tell you different things over the phone and become “forgetful” when you ask what they told you! The manager is horrible. I’ve been living here for 2 months and wish there was a way I could get out my lease. When we first looked at an apartment over here we were told that the apartment we wanted had been given away after it was confirmed to be ours. (We were never told there was a holding fee). We got over that but then when our move in date got pushed back a week later because supposedly the carpet was not clean when it was supposed to be vacant for a month. The manager acts so clueless and nonchalant when called out on a situation. There’s always trash floating around the apartment. No clean up crew. If you don’t pay attention to what you’re paying that’s when they will overcharged you. The maintenance man came on the first day to check on light fixtures and broken shelves. He mentioned that he would be back never came back. No matter what the manager may say or try to change this experience has been the worst of my life.
I lived at Overlook for 2.5 years. It was a positive experience. Apartment: tall ceilings; open layout; big closets; big bathroom; modern appliances and fixtures; thin walls and ceilings/floors. Community: beautiful and well-lit grounds; inadequate parking (not enough for people who actually live in buildings plus a visitor or two per apartment); inadequate sidewalks (they dont connect); beautiful pool and sun deck; great upkeep of blacktop, landscaping, structures; I always felt comfortable and secure. Management: truly amazing! Fast maintenance; friendly and fun office staff; engaging community events, contests, and coupons/deals. Major negative: despite cleaning your apartment from head to toe, be prepared to owe hundreds of dollars upon move out when you receive your final account statement.
Maintenance is awesome. Office needs more staff and pool has been out of service for weeks. The garage compactor is always full and trash is often left setting out around it.
Current resident. My car has been broken into twice. Porch pirates are active in the area, so have your stuff delivered to the office. Maintenance does a great job, and the office staff is nice. The front dumpster is an eyesore, often surrounded by offerings of rubbish and refuse.
Ive lived at Overlook since late October 2015. My first apartment that I rented was a 1 Bedroom, the Hudson at 807 square feet. I moved from that apartment to a 2 Bedroom in early December 2016. Prior moving to the 2 Bedroom apartment, I was in a 15 month lease. I’ve also got another 15 month lease for my current 2 Bedroom apartment.Upon learning that the price for my 1 Bedroom was going to increase considerably after my original lease was up, but that there was a good rate on an available ground level 2 bedroom, I made the move to a 2 Bedroom apartment.Im proud to say when I first signed my lease with Overlook that there was a preferred employer list, which allowed me a discount. If you are curious about to learn more about this special discount, I encourage you to contact the Leasing Office, and inquire more. They would be delighted to talk with you.I encourage anyone who is currently living here, and wants to renew their lease to talk with Leasing Office. I believe it can be a smoother transition if you plan ahead.Speaking of renewing leases, I wish there were longer lease options available to lock in on the apartment price. Maybe this is something that they management is already working on. I am a happy tenant, and would like to stay in my current apartment.I am very thankful that I was able to get the price I did for this 2 Bedroom on a 15-month lease. Honestly, Im happier here with the 2 Bedroom than the 1 Bedroom. Ive got a spare room that Ive made my office/guest room for when my family visits me. When my family comes to visit they’ve also got their own private bathroom.I also love the walk-in closets in my apartment. There is ample storage, which is so awesome! I have room to put my military footlockers.Furthermore, the 2 Bedroom I currently live in is beautifully equipped with modern appliances, dishwasher, refrigerator, and a freezer to name a few. I purchased my own microwave. Some apartments may come with a microwave. Double check with the Leasing Office about the amenities offered in the apartments you are interested in.VIEW: My back patio view of the pond is beautiful. Its relaxing to sit out there, and unwind from busy day at work, especially as the weather gets warmer in the spring and summer months.GYM/COMPUTER LAB/LAUNDRY: Once I became a tenant I was given a 24-hour access card to use the gym, and computer lab, and the laundry room with a washer/dryer. The computer lab has 2 Windows computers that are for tenants to use. There is a colored printer available as well.As far as the washer/dryer go, I chose to purchase my own. My apartment came with a washer/dryer hookup. I needed something large enough to fit my queen size comforter. I believe the ones that Overlook has near the Leasing Office are coin operated. I believe Overlook also offers tenants to rent a washer/dryer. Double check with the Leasing Office to make sure, and you can ask also ask about current rates.The gym comes with cardio equipment, a multipurpose station to do a variety of exercises, dumbbells that go up to 40lb, and few other things for back/core. Also, there is a Smith Machine. I dont want to forget about the awesome outdoor pool, which Overlook sometimes has fun pool parties where there is food, and music. This is a great opportunity to get to know your Leasing Staff, and other fellow Overlook neighbors.MAINTENANCE/UPKEEP OF GROUNDS: For the most part maintenance has been quick to resolve any issues Ive had, especially the ones that are most critical. The grounds are also pretty well kept. This a beautiful apartment complex, and Im thankful that they work so hard to keep it that way.
I normally would give this place 4-5 stars because service has been amazing for the past few years Ive lived here. It just got weird recently with the new landlord. I dont now why, I keep a pretty clean apartment, but I found a roach, and a few days later a baby roach. Due to the contract this complex has, exterminators can only come through one team one day per week. Normally stuff like this would be taken care of immediately, but Im being a bit forced to wait for professionals as the problem (from what it looks like) gets worse. This is not ok, like REALLY NOT OK. Now, maintenance is awesome though. Theyre good guys.
This has been the worst 8 months of our lives! We rented a 1st floor apartment for the convenience of it. I knew there would be some noise because we have someone living above us. I never would have imagined we would lose sleep every single night because of the horrible sound proofing between the floors. If the person above you just walks around at all during the night you will not sleep because you can hear every footstep. We suffered with insufficient sleep for 8 months and then the neighbor moved out and we were so happy. Best month of our lives. We slept like babies for a month because no one walking above us. A new tenant has now moved in and we are back to our nights of broken sleep. The apartments actually installed hard floors now to save them money and the sounds are even louder. We had noise issues when there was carpet up there. Just shows they don’t care about their tenants only about their profit. We have went around and around and around with management about the sound issues and they act like they care but they really don’t because we still are suffering. I normally don’t leave reviews but I don’t want anyone to suffer the way we have here. PLEASE DON’T MOVE INTO ANY APARTMENT HERE WITH SOMEONE ABOVE YOU!
Neighbors made false accusations against us causing us to get fined $50 without anyone verifying or researching after we tried contesting it. Two rooms apparently had stains on the carpet, but they charged us to recarpet all five rooms, charging more than a thousand dollars extra than should be. Air conditioner broke down three times in four months.
Not worth the price. Staff really didnt solve my problems when we had them back in 2014. Find somewhere else.
I signed a year long lease at Overlook. We only lived there part of the time and moved elsewhere. However, we continued to pay rent until the end of our lease because it was cheaper to do so than pay all the extra to break the lease early.Move-in was fine.The agent flew through the unit so fast with the checklist that I ended up sending them an email of things that were not noted on the check list.They made a note of it with no problem.We ran into financially difficulties basically two months after we moved in. Pregnancy issues that led to us going down to one income.They really work with you when youre behind on rent which is great.Youre given a decent amount of time to get caught up and as long as you communicate with them, they work with you as reasonably as they can.As with apartment communities, you live in close quarters with people.Always try to get a top floor unit here because it sounds like the people above you are coming through the floor. You can hear their every move.Their rent prices fluctuate through out the month.I remember before we chose Overlook, we were searching for a home for a month or two and noticed anywhere between $50-$300 difference in price quotes for the same unit depending on how long it has been vacant.They dont keep your rent fixed at one price during your tenancy.When it comes times to renew your lease, they send you a letter saying if you sign a 13month lease (originally we signed 12) then you only have to pay yadda yadda for rent each month. Ours actually had been increased by over $100 a month.Idk if its a supply and demand thing or what. But a few units in our building were empty and had been for a while.It was also close to August so maybe they jack the prices up because college students are out looking for apartments for the new school year.There are waste stations with bags for you to pick up your dog poop and dispose of it, so thats nice-- if people actually used it.Parking is a NIGHTMARE.We really wished they had some kind of parking permit system with someone patrolling the lots throughout the day because it sucks to pay over $1000 in rent and have to park 3-4 buildings down from your unit-- especially in the winter time.But what can you do, really?Its an extra fee to pay rent online. So if youd like to save the, I think $20, you have to get a cashiers check or money order to pay your rent.The pool area looks nice. We have children who would love it but its always overrun with college kids. The complex is like a fishbowl so if I have my windows open, I can hear them all yelling and playing their own music from the pool area.Honestly my only gripe about the actual office staff is that once we received our letter in the mail stating what we owed them above what our deposit was, I was surprised.Not only were we charged for, I believe THREE sets of blinds(one of which was broken during our time there. Another was bent when we moved in, and the third I have no idea.)We were charged $200 for trash removal.When I called, I was told that they charge $100 for each LARGE trash bag full of garbage that maintenance has to clean up and remove themselves.How they found $200 worth of garbage, I have no idea as the unit was empty.I was told, I think you left stuff in the storage closet of your balcony, but Im not sure.Funny. Because the only thing we ever put in that storage closet was our garden hose from our last house, a stroller box, and an old microwave we gave to the Goodwill next door before we moved.They couldnt give me any proof or honest explanation.The guy just kept saying, I dont know. I wasnt there.So as with any community-- take photos with the dates included before you move in and after you clean up and move out. Make sure there are dates on them. Or even ask an agent or maintenance person to come look at the place before you move out.Our experience wasnt so awful that wed turn people away from this place. Just wouldnt be the first place we recommend-- especially to people with kids.
Did not get approved here but I got approved for a place 3Xs more and newer it makes no sense Im pretty sure they judge you on whatever they think but glad bc after the walk thru the place is awful inside. If you get approved then you did something right and should write a best seller on your secret heck you might end up on oprah...
The apartment complex was notified of the upstairs neighbor letting their dog pee all over the apartment patio below and did nothing! When asked about covering the damages, was told make a renters insurance claim. The outdoor rug is ruined along with all of the other patio furniture and plants. The smell is disgusting. The apartment complex refuses to do anything about it at all.

I have a mouse issue since i moved in, now it has been six months and im really tired. They came to place the traps thats the only thing they did, i saw it last night under my caoch moving and i freaked out, i cant even invite my friends coz this is disgusting and cause diseases. When i come to the office this morning i found out that they have mouse control coming every week and they NEVER NEVER NEVER check my apt. Im not the only one has this issue, i saw a guy from the next buliding having trap in his hand. In my culture mouse is kind of disease dirt and unacceptable thing to have in ur place. If u are ok of having mouses hanging out in ur apt valley ridge apt is the perfect place for u !! I wishi never moved in to this apt 👎🏽👎🏽👎🏽👎🏽👎🏽👎🏽👎🏽

Old apartments - hard water staining the toilets, bathroom floors, old carpets. They still charge you $70 for old carpets even if you get it cleaned..Very unreasonable.
