As someone who works in property management, I can honestly say that Andrew went above and beyond for my experience. I was relocating from Ohio, and doing the entire process online. Andrew ensured that I knew what was going on every step of the way, answered all of my questions/concerns(and I definitely had a few. I can be a bit needy albeit I was entirely uprooting my life) and was genuinely pleasant to work with. I cant speak for any of the reviews from before this new property management company took over, but Im genuinely impressed by the current management. I havent had a single negative interaction with anyone who works there. My apartment is adorable. Beautiful casement windows. Hot water that literally doesnt quit and a shocking amount of storage, especially given that Im in a historic building. For living as close to downtown as I am, this place is a steal.

Roaches! Broken elevator! Essentially no maintenance staff! Unresponsive staff and management! If all these things sound appealing to you look no further than Indy Flats! In all seriousness do not rent here. Worst apartment I’ve ever had across the board.
I’ve been in an Indy Flats apartment for two years now. I love the Art Deco building I’m in and have had largely positive experiences with the property management staff. I’ve had things go wrong in the unit a couple of times as one would expect in an early 20th century building and the maintenance supervisor, who lives in one of the buildings himself, has always made sure to follow up and ensure the job gets finished.
A guy that lived above me flooded his bathroom and it was so bad that it collapsed my ceiling and leaked not only in my unit but 2 units under me. I asked to be transferred to a new unit and they told me that my rent would go up. It made me upset. Ive had bed bugs and roaches, both of which did not come from me. I will be breaking my lease very very soon.
Andrew helped from the beginning until the end. He went above & beyond.Explained everything that I needed to know. He was extremely patient and showed me different buildings.I couldnt ask for a better leasing agent !Thanks Andrew !!

They manage some beautiful and historical buildings in the downtown area of Indy. I have been their tenant for 4 years (I was actually there before the change of property). Especially in the last period of my stay, during the pandemic, they have been incredibly supportive and cooperative considering that my flight got rescheduled so many times.Also, the maintenance staff is always very courteous and ready to intervene whenever there is some issue with either the building or the apartment. If Id move back to Indy, Id definitively check on their apartments first.
This is a tenants worst nightmare..... Roaches everywhere, ( never had them in my life) no communication with staff hardly ever do they answer phones, I have never in my 57 yrs on earth endured anything like it. Im at wits end and again today clogged tub on 3rd floor and its been fixed 3 times and still clogged up, laundry soap coming up in my sink which now tells me my entire problem. I am currently taking action on what and how I can get someone to help in my matter. Donot rent here, its not good.
This is the worst PMC I’ve ever experienced. Their office staff is the most unhelpful group of people I’ve ever met and they have the rudest maintenance staff. Called about a fire and the alarm going off and I was hung up on by an extremely unpleasant person. The building is never cleaned, the grounds look terrible and the promised renovation has been an utter nightmare for the residents. I will not be renewing my lease and recommend anyone looking for a peaceful affordable downtown apartment look elsewhere. Google needs to add a negative star rating system for users to express the opinions about terrible companies because Indy Flats doesn’t even deserve a single star!
I cannot speak for every building but I can say that living at the Jordan has been amazing! My apartment has a beautiful updated kitchen and big windows. I’ve never had any issues with mice or any other type of infestation. The neighbors are quiet and nice. I love the area it’s located in too, it’s beautiful to walk around the neighborhood and even though there’s only street parking it’s not hard to find a spot. I have nor found such a great apt for this price so close to downtown anywhere else!
I moved in about 6 months ago and love my apartment so far! The built-in bookshelves and details are really cool and after looking for apartments throughout downtown, the rent is so reasonable. The girls in the office have been so nice also. So far, no complaints!
This is a disgrace trying to get in contact with them. No one is answering the phones when you call. I’ve put in a service request to have maintenance done to my unit and No one has been able to help me. The office staff are a joke. When you schedule an appointment, they don’t answer their door to for said scheduled appointment.
Love the place. Been here a month and half. Apartment has been completely remodeled and all new appliances installed with all new cabinets as well. Very quiet and tenants around me are very nice. Awesome location too!
DO NOT LIVE HERE. This place is disgusting. They take advantage of low income people to get tax breaks. The walls were peeling off in my apartment within a month of moving in. There were bugs everywhere. My allergies were terrible and everything was dusty and dirty. This place should be reported. Seriously, dont do it- you all should be ashamed of yourselves.
The thing that makes this apartment so terrible is the maintenance. They are worthless. They don’t respond to requests. My window was leaking really bad one night so I called the emergency number they have and they told me they’ll get back with me in the morning and hung up. They never got back with me. Even right when I moved in my apartment was trashed. Dust and dirt all over the floor. There was a giant hole in my wall they never fixed. The pest problem is outrages. If I could rank this apartment lower than a one star I would.
After 10 months of living with them, Im going to post to warn people about considering them. I have lived in The Harrison, and I would say that *maybe* one-half of my maintenance requests have been acknowledged. This is problematic because, with it being such an old building, there is a lot that needs to be maintained. Maintenance never glazed my bath tub, which they were supposed to do months ago. They also never investigated placing a second lock on my apartment door since neighbors had obviously tried to break into it. They also never got back to me about why they knocked several of my souvenirs onto my floor, while opening my window to let hallway paint dry, while I was at work, several weeks ago. Even more concerning, my entire kitchen is sticky, and regardless of how many times Ive washed it down, my dishes, cabinets, and walls will get sticky, only a few days later. Also, theres a bizarre goo that forms on the walls (its yellow), and it has messed up some of my belongings, like my First Communion banner from childhood. Moreover, theres a bug infestation, and I sometimes find them in my cabinets. :( I constantly get sick because this apartment complex is so poorly maintained. I pay $600/month for an apartment thats worth $300/month. Stay away.

They will tell you you get free heat, they will not tell you the heat doesn’t work on the coldest days, It will turn itself off about one or two in the morning and you will wake up covered in frost or have pneumonia. Of course the call box at the front door doesn’t work so you have to go down and let everyone in individually, and forget about the elevator if you insist on living in one of these dumps I would suggest you live on the first or second floor because if you live on the top you’re gonna be climbing every day. If you call the office and complain they just laugh at you and say “well you know it’s an old building so you can’t expect anything to work.”
Nice apartment complex near downtown around a peaceful neighborhood. Was able to move in under a week into requesting thanks to Shannon. Maintenance staff does need some improvements, otherwise still a very affordable and neat place to live.
DO NOT LIVE HERE.EDIT: Its now been almost 90 days since Ive moved out and I have yet to receive my security deposit back. Ive contacted them multiple times and have been given the run around. Save your time, energy, and money and live somewhere else.The building is infested with roaches. I had to kill one or two every day in my apartment and theyre all over the laundry room as well. The building also has bed bugs. My apartment got them and many others were constantly throwing out furniture to get rid of them.I got sick more in the four months I was here than in the last four years.All of my dishes became sticky in my apartment, and a weird goo formed inside my cabinets.I moved out after four months (after all of this) and they still charged me 4x my rent to break my lease.The people who work in the office were actually very kind to me and maintenance was very responsive. I just think the building is beyond repair.I wanted this place to be great, but it was awful. Youre better off living outside the city or just paying $1000/month for a nicer place downtown.Also, I lived in The Harrison. I cant speak for any of the other buildings.
Ive read the reviews posted by others and I just havent had the same experience as the other reviewers! I live in the Rotherwood building and love my little studio apartment. I have a great view of downtown and I really like the real hardwood floors and original kitchen cabinets. They add character to my apartment. The building is older and the maintenance guys have had to fix my radiator and also unclog my tub a few times (which they did very promptly) but other than that, its been a great experience.I do wish there were more restaurants and coffee places nearby. There used to be a restaurant at 16th and Penn that closed a while back and now the Thirsty Scholar is closed too. Foundry Provisions and Tinker Street are close enough to walk to but I still hope a coffee shop or restaurant would fill the space where the Scholar was.
They dont deserve any star. Stay away from this place. The place is invested with roaches. I even saw a rat/mouse one time in my kitchen, and i don need to tell you that i decided to move out the following month.I even spent several days without hot water. On top of that they are very dishonest. I was wrongfully charged a late fee one time,and I went to the office and spoke directly with the manager and she fixed it for me. But after I moved out it took them 3 months to give me back part of my deposit. They didnt include any note to explain the extra charge. So I called, and again I was wrongly charged for something that never occurred. After providing all the proofs, I received a written promise that the money will be refunded. I have not heard back from them since and it is almost a year since I moved out. I filed a complain with BBB and they didnt even bother to respond.
The woman working the phones in the office is always rude and smart with us when we call to report no water (which has happened three times in the past week with no warning). the faucets are constantly leaking and your shower will become scolding hot when anyone in the building flushes their toilet. fruit flies appear up from the drains with no known cause in the bathroom. And to top it all off a homeless man knocked on our apartment door at 4 AM in our ‘secure building’. Not sure which is worse, the property management or the building itself. There’s a lot more but it won’t be worth it to post. Not historic anymore, everything is covered in thick paint and fixtures hardly function if at all.Admiral Apartments.
I made an appointment to view these apartments 3 weeks in advance, as I am moving across the country soon and thought these apartments looked nice. I arrived in Indianapolis and called the apartment complex to make sure the apartment viewing was still going to happen, as I had made the appointment weeks prior. I was rudely informed by an unaccommodating member of management that my appointment wasnt saved into the computer by the staff member I spoke to weeks before; she mentioned she couldnt be bothered to follow through on the appointment and that I was out of luck. Needless to say, being snubbed after making the 9 hour journey out here did not leave a good impression. I will not be attempting to view these apartments again and feel bad for the current tenants who must have to contend with the rude and lackadaisical management here on a daily basis. Would give zero stars if I could.
My radiator hasn’t worked since I’ve moved in, the cockroach problem is a massive, unsolvable issue (it’s so bad in the Harrison that they do WEEKLY sprayings every single Wednesday but I still see them in my apartment every day), I currently have 4 pending service requests, the hot water didn’t work for a good three weeks. I’ve been here 2 months and I am BEGGING to get out of here.
Terrible customer service. Terrible company.Please do not rent here. The apartment we rented had a leaking hole in the ceiling, outlets in the kitchen that didnt work, a sink that wouldnt stop running, cabinets that were falling off the wall and wouldnt shut, etc. We put work orders in for all of these items repeatedly, only for them to be marked as completed without anything having been done. Also, we paid an extra $70 a month for gated parking and the gate didnt even work half of the time. We were lucky if it was stuck open, because if it was stuck shut we couldnt get out at all. When we finally moved out, we were told we could cancel our parking for the last month, so we turned in our passes and remotes but got charged for it anyways. Ive called three times to ask for my money back and they had the gall to tell me that a check was in the mail, but they never sent it. These people are incredibly unqualified and ridiculously incompetent. Again, PLEASE do not rent here.
I have lived here a year and in that time there has been no security no buzzer system for guests, roaches, leaky roof, my central air went out they never bothered to fix, I was given a sticker for my car but while on vacation they towed it and auctioned it off and think that is it, and finally Indy Flats decided to break the Indiana Housing Code and decided not to renew my lease without just cause or anything. They then expect me to move Jan 5th which is in the middle of winter, and to top it all off they are giving the apt to an employee, I had high hopes for the up and coming leasing company but it failed terribly.
If I could give zero stars I would. I lived in the Rotherwood for over a year and it was disaster after disaster.First, I was given an apartment and move in date and they told me they would call me when my apartment ready for me to pick up the keys. I let the place I was living at two weeks notice of me leaving. Then I never hear from the Indy Flats people again, so I call them 3 days before Im supposed to move in and they let me know that I cant move in until two weeks from the date because the tenant currently living in my apartment decided to pay extra to extend his lease for another two weeks so I was SOL. I was frustrated and had to pay my current housing an extra weeks to stay but I had to leave after that because they had someone else moving in after I left. So I pack my things and load up the uhaul truck and head to the Indy Flats to pick up my keys and move in. They tell me, oh I thought someone called you, the tenant decided not to move out after all so we dont have an apartment for you. This left me homeless, with all of my items in a UHaul truck. They tell me they can give me a studio instead of the one bedroom I was supposed to move in to, but itll be dirty and wont be available for two days. At this point Im just desperate to have some where to live so I take it and give them $600 upfront so that I can have the keys. So I move into a studio instead of the two bedroom that I was supposed to have.And then it goes downhill from there. I live on the first floor but my windows dont lock so its easy for anyone to just climb into windows. and this neighbourhood has a really bad junkie and homeless problem because of the methadone clinic that isnt even one block away.The lock to the front door is also terrible so the lobby was always filled with junkies and homeless people looking for a place to hang out. The alleys to the building were too.If you want to feel safe, this is not the place to live.Also everything is peeling and the bathrooms are molding and everything is dirty. If you can imagine something being badly maintained and disgusting then you can imagine one of their apartments.But hey the rent is decent, until you have your car towed even when you have a parking sticker and have to pay $200 to get it back. Or having to kill roaches constantly. Or constantly being afraid of being mugged or having someone steel the rims off your car like one of my neighbours.The building is so bad that someone from the city housing unit came by and left their card at the door asking tenants to call them about whats going on in the building.Also, there was no outlet in the bedroom portion so imagine the heat of summer and not being able to have a window unit.And all of the maintenance requests I ever put in were marked complete but none of them were ever complete. Hmmm.But when the maintenance guys ever did come to my apartment they spent the whole time flirting with me and making me feel uncomfortable. Great.
BEWARE!! They talk a big game in order for you to give them $30 per person for application fees then another $200 down deposit. After being told DO NOT MOVE INTO THOSE APARTMENTS by numerous people I went to get my $200 deposit back. They went ahead and processed the payment without calling to even let me know if I was approved for the apartment or not. The woman at the front desk even said I dont know why they processed your deposit. Now they are telling me it could take 30-60 days to get it back. This place is a joke. I called to talk to management and of course she was busy with another customer. I wouldnt even give this place a 1 star rating. Beware they will rip you off.
Roaches, roaches, roaches! No security in private parking lots. Worst of all, theyve allowed two bodies to decay in two of their different buildings even after residents were complaining of the stench of death.Bought several historic buildings around the city and raised the rent without doing any maintenance. The old fixtures dont work and Ive been without hot water several times. There is no accountability here. The health department has been called on them by several tenants. Actually, I dont think Ive ever spoken to a neighbor here that was happy with the place. Ive seen people abruptly moving out because they cant take it anymore--its overpriced and disgusting.

Residents of Sherwood Tower litter, leave dog poop everywhere, and throw beer bottles out their windows to the street below. There are constant drug deals and break-ins. This building is a blight on the neighborhood and Indy Flats needs to go in the interest of the safety of other neighborhood residents.
This place is a joke! Ive been locked in/out of the parking lot at least 5 times in the forever long year that I have lived here. They want to charge for a secure parking lot but when this issue happens its months before it is fixed and usually doesnt last long. There is a tree down in front of my building that has been there since Easter. Do NOT MOVE HERE!

Roaches, holes in windows that they make you pay extra to fix, asbestos through the whole building, leaky sinks, and no heat. If you want to freeze, have an infestation of bugs and lung cancer, then go for it.
Poor communication, IF ANY. Hard to get a hold of staff and when you finally do your concerns may as well be written on paper and lit on fire. Heating, repair and rental inquires all need lots of effort from you in order to get a half answered/ half hearted resolution.
Try to avoid this place, poor response for maintenance for 3days heater is not working in entire apartments & no estimated time to resolve this issue
