I was thinking about moving into Braeburn here in a few weeks, but when I call to set up a walk through to check out a unit they said they dont do walk throughs I would have to just look up the units on line. With all of the bad reviews they already have I think ill just pass. Maybe Wellington across the street πππ
Air conditioning unit has been down for a month,Guess its not a priority. Was asked if we had fans whats the since of blowing around hot air, along with having a asthmedic 6yrd..
We have been here a few months and from the time we moved in they dont want to update anything, from 1960 stove to the first dishwasher ever made and just found out the air conditioning is blowing semi cool air downstairs but upstairs nothing is coming out of the upstairs vents its crazy
Kathy and The Braeburn Crew do an awesome job of making you feel at home. We lived here for 3 years and loved every minute of it. I highly recommend Braeburn to anyone who wants to live in a secure, safe, and quiet village.
Where do I again. I applied two months before having to move in. When it was time to move in on June 1st, I received a call saying the apartment is not ready on May 29th. They stated the earliest it would be ready is June 5th and that is if maintenance had things finished. Remind you I have to turn in keys to my old place on June 6th. June 5th was told to come at 9:30 am due to the open at 9 am. Apartment was not ready still. A true inconvenience, but I made it work with the help of my family and friends to get it all moved. Moved in, and it looks nice. Not too long after moving in, electrical problems occur. Outlets are not working or when plugging something into one outlet it knocks out power from another outlet. Very irritating. Then to find out they cannot fix that issue in the master bedroom, my room, due to it is a wiring issue they cannot access. They did fix the issue in my daughters room, for now. Not too long after the issues with that, my AC stops working. Two days being over 90 outside waiting on things to be fixed. First day due to rain they could not come out. Second day had to keep calling an no response. Third day, finally got in touch with the office. Nobody in that office could tell me the same answer. The emergency maintenance stated I was first in line and nobody else had the issue and would be out first thing they could. Outcome is, no, I was not the first resident they went to. Instead, they went and fixed other stuff at other residence when this was an emergency and my daughter heats up really bad and is only two years old. It is one lady who is in the office i really despise at this point. She could care less about us as residents if you ask me. She seems miserable. So they finally had to report thing to the maintenance supervisor and I had to email the manager on this issue. I do not like to do this type of stuff at all due to how much I am paying to live here. So the AC finally was fixed. Well, that is what I thought. So here it is again, almost two months in living and the AC is out again. I am regretting this move once again. I thought things would be better than my last place. Wrong! So at this point I would not recommend here unless you see the place ahead and thoroughly do a walk through with someone who works here and a maintenance person. Then it has been a month since I put in a work order for them to fixed the patio fence like they asked me to. I wonder if that will ever get fixed.
Beware of infestation !!!! They will make you feel your crazy my son would be crawling and mickey and minnie would run past him. Black Diamond the infestation company would inform me that it had to be several rats in the home because they were eating through the bait each week. They also ate through the borders of the wall. I personally caught 3 myself it took 4 months of complaining to be finally released from my lease.
Not bad for the price. The main complaint I would have is the over flow of trash because there is only one trash compactor. Maintenance men are nice and friendly. Wish they didnt have to always pick up garbage. Not a quiet neighborhood, but no one but the people who live in its fault.
I loved living at Braeburn Village Apartments. The office staff always very helpful and understanding. They make sure you are happy with them and the apartment. I lived here from 2005 until 2013. Yes they do have some issues but what places doesnt.
Ive been living here for 7 years in a one bedroom and I have nothing to say but positive things about the apartment complex. Cathy and her team have been extremely kind and respectful towards me from the very beginning. Also the maintenance crew are very prompt professional and responsive to my service needs. I normally dont post reviews but it would be a disservice to others if I didnt. Braeburn is a great place to stay.
Seems nice when you first move in, but beware: this place has a horrible BED BUG infestation and expects you to pay for removal even though they were already present. Multiple units. I spoke to multiple other residents after I recieved the bill even after they assured me they would take care of it, and they had the same experience. Also, our carpet started growing CARPET MOLD in an area we havent even USED yet. No water spills, nothing. Just big patchy carpet mold we cant get to go away. Do not recommend.
So far so good! Great programs for the kids such as homework help and holiday activities. This is a great place for families. There are also plenty of near by restaurants and the mall is less than 10 minutes away.
So I currently stay here right and it was a blower in my house that maintenance left and very odd it been here for days and all of a sudden itβs gone and so itβs my thousand dollars out of my house !!! I was never informed that they even came by or was even coming by to pick it up !!!!! Donβt move here currently looking for a new spot
The managers are so rude that when we asked can we get a new refrigerator because it had roaches in it they started going off one us and told us since were complaining we cant move in there if you ever lived in this place do not do not stay there run run for your life because this is not the place where you want to raise kids are anything else it has its own pets bedbugs roaches rats mice you name it they got it This is from a tenant who didnt even get a chance to be a part of the community
It is a great apartment complex. Management is always around for issues, and problems are fixed promptly. They do a good job of keeping out the riff raff too. The office offers lots of programs for kids, like vacation bible school, movie nights, pizza and ice cream socials, puppet shows, activities, and a huge Halloween parade around the complex each year. They have had some awesome things for Halloween like a bounce house, actual camel (yes, camel) rides, bunny cages, bubble machines, etc. They also have visits with Santa each year, with pictures to boot. The visiting dentist comes around as well. The pool is always kept clean, and lifeguards are always on duty. The complex is situated adjacent to the state police outpost, which is a nice plus. There is a lot more that this complex offers; these are just a few. I highly recommend this complex.
Liked this place when I first moved in. But whiting a week of moving in I had to call maintenance for water from my shower leaking into the kitchen. Throughout my year of living here many more issues arised, the back screen door is broken and they did not fixed it just shoved it back in place. I went two full days without heat in my apartment because the boiler didnβt work. Which only lead to me having to call the gas services and maintenance back and forth for someone to come and fix it, as they blamed one another for why I had no heat. The worst thing of all is parking. You do not get assigned parking. You are only given two parking spots anywhere in the area. They do not guarantee that those parking spots will be at the front of your apartment. When you complain to the office they basically tell you too bad, park where you can. This issue alone would make you not want to live here. I would not recommend to anyone to move here.
Heads up to all who stay rent here and have pets. They use a black light to search for any pet damage and charge you out the nose to have the rug βreplacedβ when you leave. We had a pet carpet cleaner and used it in the case of accidents and were charged over $1000 to replace the carpet. Donβt make the same mistake I did!In addition, the entire property has 1 trash compactor and it is full or broken at least once a week.Parking spots in front of apartments are usually taken by extra cars on the property(visitors, neighbors with more than the allotted two cars) so parking is unpredictable. Parking policies were not enforced effectively.
These apartments are nice and quiet. I love the different floor plans and the safety.
Apartments are horrible. They have rules and donβt take care of issues like they are suppose. Parking is horrible, I have complained plenty of times to the office about residents having more than two cars in the parking area where residents park. I have a bee issue where the bees are coming through the vent and the office hasnβt done anything about it in 2 weeks. I do not recommend these apartments to anyone.

Wont fulfill service requests if you leave a negative review of them. Also cockroaches, centipedes, inability to keep water on, overstuffed trash compactor at all times, snotty leasing agents. Live somewhere else.
I moved in over a year ago I renewed my lease again,I feel safe and at home here ! Breaburn is also conviently located near everything I love the school district the list go on. They could be updated for the price other that I have nothing bad to say.
I lived in Braeburn Village from 1996 to 2001. So yeah, a long time ago! It was the best place I ever lived during my childhood (I was 12-16 years old). We had our fair share of mischief (our group of friends) and mgmt definitely knew us (I dont think Kathy and Ron are there anymore), but we were just kids passing time for the most part :). The complex is huge (about 40 buildings) and was always nice and clean when I lived there. I hear that in the years since that it had degraded in appearance. I also hear that, like most other apartments on the East Side, section 8 became accepted in Braeburn and that helped drive away some of the nice quiet atmosphere. It must have been 8 years since I heard this rumor though and if it was true, Braeburn may be back to the way it was back when I lived there. I do remember the townhomes being a bit outdated when I lived there (I had friends living in over 10 different places there, so I spent time in a number of units) so I can imagine it being quite outdated if nothing has changed. But Im sure by now they are updating as they go, but dont know that for sure. Personally, if I still lived in Indiana, I would consider a move to Braeburn for the nostalgia factor, but Im not sure what kind of complex it is today. I had some of the best times in my life while living there. The summer of 99 will always be unforgettable to me and my friends...hanging out at the pool, having sleepovers, playing tennis, hanging out at the old Safeway, and lots more. During winters, sledding down Suicide Hill (the hill on Franklin Rd at I-70 inside the complex property) was another thing to do. Based on all that, I would definitely consider moving back there if I lived in the area again because all that is still there (except Safeway). Not sure if it would be a good place for my daughter to grow up, but Id still look into it. I havent been there in 13 years. I just might scoop up an old friend or two from the neighborhood and cruise a lap around the complex next time Im in Indy!
Price is Excellent for what your receive. Landscape is Excellent. Manitance is good & prompt.
I love the way they take care of the place they are very outdated but they do a good job maintaining things.i been here around 2 years I feel at home.
Its ok place to live parking and maintenance is sometimes an issue but its the same with most apartments.
