I dont try to exaggerate but this place is literally the worst place Ive ever seen in my life. Doors, windows and balcony is not safe at all! Missing glass panes, some doors not able to being closed, the rusty railing is about to fall down. The staircases let you slip and become drenched when it rains. Bugs, such as roaches, wasps and gnats will be your flatmates, especially during summer. Dont expect to being helped well, most of the things you have to fix on your own to make it work. The maintenance is really not reliable, lazy and horribly bad in their job. And if they fix something, theyll leave a mess. The building is very poorly renovated, there are so many issues which makes the life in here simply uncomfortable and not safe. (...I swear, once Ive also heard a guy being shot somewhere in this complex!). The pipes are old and there are leaks everywhere!I had two leaks coming from above and my apartment itself had 3 leaks too dripping in the lower apartment. They got poorly fixed. Everything is so wet not only mold thrives here but other mushrooms too. I had to remove shaggy mane mushrooms for two times already growing out of the ceiling in the living room. Since they changed their Management for the 3rd time last month (cause no management could fix this mess here) they even lost any service standard. Be prepared to find an uncooperative management which gives nothing about your satisfaction. Do yourself the favor and look for something better.Summary:- very poorly renovated- Bug infestation (roaches, wasps, gnats)- Leaks due to old pipes- Mold and mushrooms- Noisy neighbors- Dangerous neighborhood- rude, lazy service focused and greedy for money- terrible maintenance- bad location- bad internet quality due to old cables

Arbour Valley management in Birmingham, AL unfortunately manages this property now. I am in property management myself, and with the exception of the leasing consultant, truly believe that park place would benefit from management who actually care about the level of service they provide and take pride in their work.It truly is a free for all here. There is a large unsavory character element here that trashes the parking lot with soiled diapers and used feminine hygiene products that management takes forever to clean up. Ive witnessed sexual harassment between coworkers in the office while trying to pay rent. It has really turned into a disgusting situation. Calling the regional manager, Brian tucker, doesnt help. I wouldnt even waste the time because Arbour Valley isnt interested in maintaining a professional image apparently.To all residents with maintenance issues. Please read your lease under the owner responsibilities section. You have recourse if they dont fix your issues in a timely manner.

When we first moved here it was horrible. New management took over and the change is amazing they are still catching up on all the issue previous management just ignored, but its gotten so much better since we first got here.

I hate to be this person....but Jesus, I dont know what else to do...There are mice... I am so paranoid and uncomfortable and petrified that I dont even go home... and I went to the office and it became a lackadaisical conversation when another tenant said Ive been catching them since I moved in. I dont know why you came down here, theyre not going to do anything. Youd be better off taking care of them yourself.I had a leak. It took them a week to fix it.My nerves are definitely bad. Please, do not move here. Please.

This complex is not ran properly. The managers do not do their job, and should be fired. Maintenance does not come they should get fired too. I will be going to their bosses over them . Even speaking with the law

Park Place was the first apartment complex I lived in after leaving my moms house in 2006. I was warned that I should take pictures of all the damaged things in the apartment when I moved in, and have it documented with the management, but I was young and naive and didnt think the sweet lady in management would ever make me regret it. So even though the carpet was disgusting, cockroaches of all shapes and sizes dominated every square inch of the place, towel bars were missing, blinds were broken to a point where we had to cover windows with blankets for privacy, we didnt complain or take pictures, we just faithfully paid our rent every month and completed our lease contract. When we left, we thoroughly cleaned the place and cleared it out with the exception of a couch we couldnt get through the door. We told maintenance and management, they said they would move it out, no problem. After moving out, we never received any phone calls or letters stating we owed money or had left a mess so we assumed everything was ok. Seven years later, we go to apply for a new apartment and are rejected because apparently Park Place has charged us over $1300 for damages we were not responsible for. $840 of which was for carpet damage. When we moved in, the manager acknowledged to me and 3 other people who lived there that they were about to replace the carpet which would delay our move, but we told her we didnt care if they replaced it and because we took it without new carpet, we even got a $10 a month discount on our rent because of it. Park Place is disgusting and shady. You would be better off living in a tent underneath the 565/231 interchange than have any dealings with these slumlords.

Rats and Roaches since the first day. Oven hasnt work.Lie and wont fix anything.No pest control.Would have to be a fool to move in.Caught 5 rats and they are still invading.The Rats eat all my food.I had to throw away a lot of food.About every three weeks, i have to clean my cabinet from roach and Rat pup.I wish someone would have told me before signing the least. Terrible. Its an unsafe area. There are all types of roaches of all sizes everywhere and in every crack and crevice including the outlets. No matter how clean you are, no matter how well you seal off food, no matter how much you come out of pocket for top of the line roach foggers, spray, bait, poison you will still have roaches. It is so loud, neighbors fight, trash everywhere, license plates stolen, constant harassment if you are a woman and you go outside alone after certain times. When things break you have to hound them about fixing it and that doesnt even work. Its the end of February and our heating/air has been broken since December but the only priority here seems to be fixing up other units so more poor souls to move into. There are also mice that tear into packages that you have food sealed into. Dogs go to the bathroom just anywhere, loud children, thin walls. If your neighbor coughs it will sound like they are in your apartment.This is a terrible choice unless u love massive infestation, broken everything and an unsafe living environment. I honestly do not see how they are still able to do business like this and get away with it.

Serenity apartments. No matter how many times i ask for maintenance things never get fixed. I had to seal off all the vents in my room because of wasps despitr multiple complaints. The answer they gave me was heres a can of bug spray. Our back sliding door has been broken since i moved in and still is not fixed. Missing window glasses, pest problems,etc. The office staff is nice but Serenity Apartments is not a good choice.

This place is a big joke. Someone really need to look into how they doing business didnt even want to give 1 star. Where should I start dont shut work,outside looks like the dump parking is stupid and in the end they all want their money each month but dont want to fix shittt

Me and my girlfriend moved in here September of 2015 our first apartment together so of course we were excited. People in the office seemed nice and we were super excited about the pool. We had a previous experience living here because we lived with my mother in the bottom apartments. Donna was stealing money from peoples rent then but I thought it was an isolated incident . We needed to move fast so we went with the 99$ move in special. When we moved in there was a broken oven door and no vent cover on the air vents. The ceiling is cracked and floor has air bubbles and is lifted. Air doesnt half way work and the toilet is loose. Took them 9 months to so called order parts to fix the air vent, the stove is still broken and the toilet was dozens few weeks after moving in. Outside is disgusting trash and bad kids everywhere. Not to say the kids where their fault but hold parents to no responsibility and that could be avoided if they would fix their so called park. Now, the pool was open for about 3 weeks this summer which is because the owners redid the pool made it very beautiful which is appreciated but then the people broke the pools for kids and chairs. Children threw glass in the pool causing it to get shut down and locked for the rest of the summer instead of just giving pool keys out so random children cant messy up. Very disappointing place to live. Elevators are broken so imagine carrying 200$ worth of groceries up 4-5 flights of stairs depending on where you park with a two year old ! Where is all the money going when people pay rent ? Either in the landlords pockets or to fixing new apartments to move more people in who wont be happy. New management is here and honestly they are nicer than the last people but at least the last people cleaned. Nothing here has been fixed and we have been here a year this month. Needless to say we are moving to briar green on the 15th. Try them before you go here . This is a half step above the projects seriously.

Applied in January and got approved. Who doesnt love a good move in deal but what happen next was horrible. We moved in February and the apartment was never finish . We repeatedly asked them to finish my apartment is still my apartment is unfinished. I called as well as writing. My bathroom is leaking due to upstairs apartment I complain about leakage is there no reply. be costly post ad on Craigslist for available units however its been almost 5 months since I moved in and still have an unfinished kitchen. the owner of this establishment does not have any remorse or concern about anybody feeling all they want is your money. please do not waste your time at this apartment complex it is not worth the money or the stress.

I dont think no one should move here, they are horrible. It takes them weeks n months to cone fix simple problems. I had to put water in the back of my toilet for a whole month straight to flush it. My kitchen sink does not work and has been like that for a month straight. I had a leak in my kitchen for a week or two I called them to report it didnt no one come out then my apartment flooded due to my water heater eruption. They only have one maintenance guy and they have him fixing on empty apartments and not making sure the tenants are straight.... I cant wait til my lease up to get the hell away from this piece of shhhhiiiisssshhh......

They Have Great Move In Specials But That Is About It. That Place Became My Worse Nightmare. I Became So Uncomfortable That I Stopped Going Home! Please Pay Attention To The Reviews! They Need to Do Away With Those Apartments. There is No Fixing Anything.

Well right now my ceiling has been leaking for the last few weeks and as I was coming home from work. My roommates facetime me and my ceiling caved in and water was everywhere, mold was everywhere and it was just worrible. And after it fell it was still leaking.

I moved In around April 2016 its July and no ace since june😥 property manager is full of b.s and rude her side kick also full of it they also have called me out my name and told me they dont and want fix anything by law they do and Im still burning up dont waste your time or money never any parking spots only seen pest control once and try to charge everyone for trash outside that belong to whom ever guess ground keepers not doing their job either all together its not worth the money long walks up the hill to get to ur apt or rude workers hate I even move here!😨😩👿👎🐄🐷🚔🚓♨🔚🆘🚫 Just keep driving PLEASE.

This place is horrible!!! The apartments are filled with roaches and black mold and the manager refuses to do anything (Donna) corporate wont do anything (crystal) and Hubbard wont talk to anyone. Donna is racist and steals. She had been caught stealing money!! She is very rude. Unless you want to be dealing with an alcoholic landlord dont move here!!!!!!!!!!!!!!!!!!!!!!!
