I have researched almost every rental company in Huntsville. Hamlett Management is in the top 3 without question.PROS: Family-style business, very friendly, AWESOME VALUE, great locations if youre patient with the market.NEUTRAL: Repairs took a while, but no longer than I would expect considering factors like weekends, the number of tenants they manage, and the size of the management team. Not an excuse, per se, but patience is always a virtue. They are very, very kind and helpful if treated as human beings.CONS: If you want fully-digital paperwork, rent payments, and maintenance requests, look elsewhere. Hamlett does everything with paper and ink. I prefer paper and ink, but not everyone does.Loved my experience with Hamlett, and I hope this helps someone else.

So far, zero complaints. The people working there are incredibly kind and hospitable. We shared our difficulty finding a place and they went out of their way to help us out. Weve yet to have a problem with the house theyre renting us

Love the home Im renting, but whenevertheres a problem it takes awhile to get resolved. I havent had heat for 3 days now and its been below 40 degrees. Im assuming whomever owns the property has to approve what can be done or something. I just dont understand whats going on because this is not right. If I have someone to come out I will not be reimbursed. Well update someone came out today took care of it. ..Did anyone have a problem with getting their deposit back or info on what you were charged? Ive been waiting two weeks still no info. When I moved they sent the info to property I moved from.

They are professional and clearly communicate any issues with her home. They provide solutions to any problem that might arise and properly sound guidance on how to proceed. We will continue using this fantastic company for as long as we have that rental property.

Make sure you view the property before you sign the lease. Had a hard time getting minor Cosmetic repairs completed.

Dave Edwards and Hamlett properties took great care of my tenants and home for many years, and also sold it when I needed them to. I have no complaints at all, they were always timely in communicating with me and working out any issues. Highly recommended property management and real estate agents. Ill absolutely do business with them again if the occasion arises.

I highly recommend using Hamlett Properties for listing your rental. They have proven to be an excellent resource in finding the best tenant, and are continuously friendly, professional and responsive. They always answer their phone calls and will answer any inquires you may have regarding renting your property. The owner David is highly knowledgeable regarding the real estate laws for Alabama and is forthcoming with information to prevent problems in the future, and is working to protect you and your property (this is extremely rare for property management and tenant finder companies in the Huntsville area).

Rude employees and they rely directly on credit. Apparently perfect credit is required for this precious company. Glad to have dodged a bullet!

Rented from Hamlett for 6.3 years. Amazing people to work with. Never had a problem with them. They got right on any problem that arose, and it was dealt with quickly. They were more than fair to us when we came upon hard times on a furlough, and worked with us. We took care of our place and left it in great shape when we moved. Got our FULL security deposit back. The sweetest kindest people whenever we had to do business, but then again, we were kind. Sometimes some people are impossible to please so Id take some of these reviews with that in mind. Way to be, Hamlett !!! Youre the BEST !!

We rented a house through this management, I could not be anymore disappointed. Impossible to get ahold of them, the tenants before us lived there for 9 years and when we moved in the floors were rotted out, the kitchen had cat hair and grease all over it, it was an unlivable house. Mold and rust everywhere and when we told them about all of this they said that’s on us and we put in all the money to fix al of This. Never again are we dealing with them!

I live with roommates and I went out for a run and while I’m running both of my college roommates head home(Out of town). An employee of Hamlett personally brought me a key to unlock my door, and I am so thankful for that!

This company is the worst company ever. During the April 2011 tornado out breaks, the house we were renting got major roof damage. It never got fixed. We lived there for another year and still it didnt get fixed. Then when we did move out, we didnt get our deposit back because they used it to do regular maintenance on the house that would have been their responsibility. Like mowing the yard three weeks after we moved out, which they charged us over five hundred dollars for. Paint touch ups (even though the house was left with the same paint job that we received it in, they charged us 1400 dollars for. They replaced a faucet that was missing a handle. Again thats how the house was when we got it, they charged us 100 dollars for that. They charged us 100 dollars for carpet cleaning. And over 200 hundred dollars too repaint the tile in the shower, which looked crappy from the day we got it.... We took the best care of that house to our abilities and left it in better condition then what we got it in. I hope this review helps, the next family who doesnt know anything about them. DONT rent from them, they wont fix anything, they lose all your paperwork, and they will screw you over when you go to more.

We rented from Hamlett Properties for almost 10 years when we lived in the Huntsville area. Whenever we had a maintenance issue they responded quickly and all serious issues were resolved within a couple of days. They were always helpful and understanding. We moved twice while living in one of their rentals and we always received a full refund of our deposit within 30 days. Their rates are reasonable for the properties that they lease. Most of their staff is very friendly and helpful. One member of their office staff is always a very caustic and not very respectful to the tenants. We usually asked to speak to someone else. They were by far one of the better property management companies that we worked for and if we return to Huntsville, we will look to rent from them again.

I recently looked at several homes to rent with Hamlett property management and I have not received an email, phone call, etc. This company list homes to rent but does not follow up. Seems like the company need someone to monitor the emails and interest of potential clients.Not professional and Im still waiting for a response from the company about homes.No need to apologize.......just fix the problem.Thank you very muchIll be in touch

Renter beware! Lived at one of their properties for almost 3 years. Getting them to respond to anything is basically an act of congress, and when they do finally respond, they are very rude. We were never late on a single rent payment and were model tenants, but they still kept most of our security deposit because of repairs that needed to be done like the grass needing to be cut. I would try to find a house managed by a different company.

David Edwards is the best in the business. Both property owners and tenants are in great hands for all of their real estate needs.

We were with Hamlett Property Management for 1 year.There have been multiple instances where neither phone calls nor emails were responded to in a timely manner, for maintenance issues ranging from a light fixture dying, all the way up to the air conditioning not working. It took over a month for the A/C to get fixed.If this had been an isolated incident of maybe a communication error, etc, I would be more lenient. But this happened on two different occasions where I had to be the one to stay on top of the situation to get things fixed.

Interviewed a few property managers in Huntsville before making the choice to work with Hamlet Properties. Wise decision...Hamlet Properties, David Edwards & staff are always there for you!! Excellent in every way!!

Management works with tenants to deal with issues and listens to complaints.The owner for the property I had was a problem. They worked to get things repaired in spite of his fighting and resistance.

Overall, it was a nice experience leasing from them. Questions were always answered and the staff always had a smile on their face

I would give them 2.5 stars if it was an option. I was fine with them up until they let the home owner run all me when it came to the security deposit when I moved out. We moved out on a Sunday and couldnt return the keys to them in person. We mailed the keys out of courtesy. They still charged up pro-rated rent saying the keys were returned late. Also, when we moved in the house it was dirty and full of dead bugs yet we were charged $275 to deep clean the kitchen and bathrooms when we moved out. We were also charged $200 for wall touch-up even after we spent hours and money fixing any holes or any problems with the walls. As a home owner a little paint and cleaning so you can make the place look really nice for new potential renters is not something that should be charged to the previous tenant who is moving out. Its just normal wear and tear you can expect as the home owner.

Relatives of mine rented a house from Hamlett Property Management. The house on initial inspection was dirty and in poor condition. There was no consideration from Hamlett Property Management for repairs made, neglected lawn maintenance performed, and professional carpet cleaning. Furthermore, when my family members found a better place to live, Hamlett kept half their damage deposit. Appalling.

Terrible experience with this management company for a past rental house. Would never, ever, everrrrr get entangled with them again.

HORRIBLE SERVICE. Rented a property from them for a year and a half. My first day was horrible our water pipe had busted so our water couldnt be turn on, it took them almost two weeks to get it fix before we could move in. During our time renting the home, we had electrical & water issues. We called several times & were told it would need to be approved by the homeowner. It felt like MONTHS before we could get ONE thing fixed. Maintenance dont know what they are doing at ALL!!! By the time we moved out, we were told our deposit wouldnt be return because of paint, cleaning, & yard work (the property was left better than how we received it!) Id advise anyone to rent/buy elsewhere!
